What wears out villa owners in Dhahran during finishing is rarely the trades themselves. It is the decisions left open too long: a floor tile chosen from a phone photo, marble that arrives a shade different from the showroom slab, a door ordered after its opening was plastered too narrow. So our work as a finishing contractor in Dhahran starts at a table of physical samples, before a single item is purchased, and then moves through electrics, plumbing, waterproofing, plaster, gypsum, tiles, paint and doors on one schedule until you receive a villa or flat you can live in. The team belongs to Aemar Al-Maryam General Contracting and comes over from Dammam, a short drive away. Our rates are per square metre of floor area with materials and labour together: the economy package opens at SAR 650, the standard one at SAR 830 and the premium one at SAR 1,100. Treat each number here as a working estimate that we firm up once we have walked the villa and agreed the list of works. Call or WhatsApp 0547879578.
Three topics come up again and again with Dhahran villa owners, so this page is built around them: how materials are approved before they are ordered, how a roof terrace is finished before a glass balustrade goes on, and how the electrics in villa corridors are tested before the last cover plates are fitted. Around those you will find our package prices, the order of the stages, interior expansion by removing partitions, and a costed case of a Dhahran villa where the ground floor and the upper floor were given different levels.

Material sample approval before finishing in Dhahran: why we start there
We start a Dhahran villa with a sample approval because changing a tile or a marble after it has been delivered costs more than almost any line in the schedule. One board carries a real piece of every finish you will see in the house, and you sign it before quantities are ordered. From then on the reference at delivery and at handover is something you can hold, not a picture on a phone.
■ Tiles and marble
An actual piece of each type in its true size and colour, labelled with batch number and shade, because two production batches can differ slightly.
■ Paint
A test patch of roughly one square metre on a wall of the room itself; a colour looks different under your own light than in a fan deck.
■ Interior doors
A piece of the leaf or panel and the handle, plus the clear opening size taken before final plaster.
■ Lighting and sockets
The switch and socket model and frame colour, the downlight type and its light colour, before any boxes are fixed.
- ✓Why the batch number? So the whole tile quantity comes from one batch, or we know in advance where a second batch can sit without showing.
- ✓Why photograph the board? The photo of the signed board is attached to the contract, and each delivery is checked against it before the boxes are opened.
- ✓What if you change your mind? Before ordering, it costs nothing. After ordering, you pay the material difference and any removal and refitting.
Choose the wet rooms first
Pick bathroom and kitchen finishes before anything else. They decide where water and power points go during first fix, while bedroom colours can wait until the painting stage.
Finishing contractor in Dhahran: what is included and what is not
Finishing covers everything that turns a concrete frame with block walls into a home: the services hidden in walls and ceilings, waterproofing and insulation, plaster, ceilings, floors, paint, doors and the final fittings. We carry all of it as one general contractor that measures quantities, sequences the trades and checks each stage before the next begins. The finishing service page summarises what we offer across the Eastern Province.
What moves in and out of a house is not finishing: kitchen cabinets and worktops, appliances, furniture and the AC units. We prepare the kitchen with its pipework, power, tiles and paint, and leave the cabinet wall flat with the points where the cabinet maker needs them. If you already have a plastered shell and want only tiling and painting, we price those as separate items rather than a package.
A finishing company or separate tradesmen for a Dhahran villa?
Separate tradesmen suit a small job in one or two rooms. A villa from shell needs a single party that owns the sequence, because every trade builds on the one before it. When the plumber is late, the plasterer waits; when the gypsum is late, the painter waits. One contract puts responsibility for the order, the testing and any delay in one place, and turns handover into one snag list instead of five.
Shell, finishing, turnkey and renovation in Dhahran: what is the difference?
These words describe where a contract starts and where it stops, and comparing quotes that start and stop in different places tells you nothing. A shell ends with a frame and walls but no services. Finishing starts at that shell and ends with a home ready to live in. Turnkey combines both in a single contract from an empty plot. Renovation repairs a standing house and keeps what is still sound.
| Term | Starts from | Ends with |
|---|---|---|
| Shell (bone structure) | Empty plot | Concrete frame, block walls and roof slab |
| Finishing from shell | Standing shell | Pipes and cables, insulation, plaster, ceilings, floors, paint, fixtures |
| Turnkey | Empty plot | A home ready to move into, under one contract |
| Half finishing | Standing shell | Usually first fix and plaster; the rest left to the owner |
| Renovation | Occupied house with defects | Defects repaired, sound parts kept |
If your plot is still empty, start with building contractor in Dhahran; if your villa is occupied and damaged, start with renovation contractor in Dhahran. This page is for owners with a standing shell or a house whose finishes need renewing. When someone asks for “half finishing” we write the items out one by one, because the phrase means different things to different contractors.
What to settle before you call any contractor in Dhahran
- ✓Fix the interior layout first. The position of the bed, the TV and the basin decides where each socket and water point goes; moving them after first fix means breaking walls.
- ✓Set a budget per floor, then choose the level that fits it, instead of choosing materials and discovering the total later.
- ✓Ask about testing. A contractor who does not test drains, flood tests and circuits before closing them passes the risk on to you.
- ✓Tie payments to finished stages, not to weeks on the calendar.
- ✓Keep a margin of about a tenth of the budget for changes; it shrinks with every decision you make early.
Finishing levels in Dhahran: economy, standard and premium
What separates the levels in a Dhahran villa is what your eye lands on. The services behind the walls, the waterproofing and the tests are never reduced at any level; what changes is the floor, the ceiling, the paint grade and the door. Many owners mix two levels in one house: premium in the reception, majlis and family hall, standard on the bedroom floor.
| What changes | Economy | Standard | Premium |
|---|---|---|---|
| Floor | Locally made ceramic | Porcelain around 60×60 | Large porcelain slabs or natural marble |
| Ceiling | Damp-tolerant board over wet rooms, nothing elsewhere | Plain flat board over the hall and majlis | Multi-level gypsum with concealed lighting |
| Paint | Value plastic emulsion | Higher grade | Top grade or decorative finish |
| Room door | Ready-made standard size | Better ready-made | Solid timber |
| Hidden services and tests | Never reduced | Never reduced | Never reduced |
Finishing price per square metre in Dhahran
Dhahran pricing mirrors Dammam, with no travel surcharge: SAR 650 is where an economy metre begins, SAR 830 a standard one and SAR 1,100 a premium one. We measure floor area, and the rate covers both the materials at that level and the labour. A straight or crooked shell, how many wet rooms there are, the design and the finishes you sign off all push the figure up or down, and it is settled only once we have seen the villa.
| Package | What it contains, in short | Starting price per m² of floor |
|---|---|---|
| Economy | Wiring and pipework from first fix to the last fitting, sealed and tested wet rooms, sand-cement plaster, Saudi-made ceramic, sensible paint, stock doors | SAR 650 |
| Standard | The economy scope with roughly 60×60 porcelain, a plain gypsum ceiling over the hall, and a step up in paint and doors | SAR 830 |
| Premium | Wide porcelain slabs or marble, stepped ceilings with lighting tucked out of sight, top-tier paint, solid timber doors | SAR 1,100 |
| One-off designs using imported stone | Each room detailed separately | Set after we visit |
| Workmanship alone | You purchase every material yourself | Set after we visit |
Kitchen cabinets, appliances, furniture and AC units stay outside these figures. Facades, roof, courtyard, boundary walls and outdoor lighting vary too much from one villa to the next, so we price them on site. Every published rate of ours sits on one price list.

Finishing stages in order in Dhahran
Our rule for Dhahran villas fits in one line: whatever will be buried in a wall is tested while it is still open, after that the wet, messy trades do their work, next the faces you will actually look at, and the easily-marked items wait until the very end. These are our stages, each with the condition we check before moving on:
- 1Samples and layout
The material board is signed and furniture positions are fixed, because they decide where every socket and water point goes. - 2Electrical first fix
Conduits and boxes chased into the blockwork, routes photographed before plaster covers them, no power until inspected. - 3Plumbing first fix
The drain stack is filled to at least three metres of water head and watched for fifteen minutes; supply lines are proven tight at no less than working pressure. - 4AC preparation
Copper routes, condensate lines and core holes are in place before any suspended ceiling. - 5Waterproofing
Bathrooms and kitchen are flood tested for one to three days; the roof is waterproofed before terrace tiles. - 6Plaster
Screeds and corner beads, about a week of water curing, then a straightedge check. - 7Ceilings
Gypsum only after electrics and AC above it are fixed, with moisture-resistant board in bathrooms. - 8Tiles and marble
A fall of about 2% towards the floor drain wherever water runs, and full adhesive cover behind each tile. - 9Filler and first coat
Only on dry plaster; cement plaster can take around four weeks to cure fully before ordinary paint. - 10Joinery and glazing
Fitted once plastering and tiling crews have moved out. - 11Second fix
Sockets, switches, lights, mixers and water heaters with their safety valve, then circuit testing. - 12Final coat and handover
Full clean, then a snag list closed item by item.
No overlap inside one room
The tiler may work in one room while the plasterer works in another, but two trades never work over each other in the same space. That is how a villa moves forward without one trade spoiling another.
First fix in Dhahran: electrics, plumbing and AC
First fix is the part that can only be repaired by breaking walls once you live in the house, so we never economise on it at any level. Circuits are split by use, AC units, water heaters and the oven get dedicated lines, and every route is photographed before plaster for your file. Details are on electrician in Dhahran and plumber in Dhahran, and AC and drain holes through concrete on core drilling in Dhahran.
Insulation, plaster and gypsum in Dhahran
A new villa is not connected to the grid until its thermal insulation is in place in walls, roof and windows; the power utility signs off its coordination certificate only after inspectors have seen all three. That is why thermal insulation comes before plaster and window fitting in our schedule. Bathroom waterproofing is flood tested before tiling. Each trade has its own Dhahran page: plastering contractor in Dhahran, gypsum board installation in Dhahran and, on the roof side, roof waterproofing and insulation in Dhahran.
Tiles, marble and paint in Dhahran
At premium level we lay large porcelain or marble, and with big formats we keep any dip under a three-metre rule to 3 mm or less; in bathrooms the floor falls to the drain. Filler and paint follow on dry plaster. See tile installer in Dhahran and painting contractor in Dhahran.
Doors, windows and final fittings in Dhahran
Interior doors go in after the wet trades and the first coat of paint, which keeps them out of the damp and away from scaffold knocks; the final coat is then applied around them. Windows in a new villa are decided early, because insulated glazing is part of the insulation requirement; aluminium supply and fitting is priced after the visit. Sanitary fittings come last: SAR 75 upward to fit a mixer, SAR 90 upward for a washbasin complete with its tap, and SAR 140 upward for a water heater fitted with its pressure-relief valve.
Villa finishing in Dhahran: the roof terrace and the glass balustrade
Finishing a Dhahran villa roof starts with waterproofing and ends with the balustrade, with sloped outdoor tiles in between. The common mistake is fixing the balustrade before anyone has agreed where its anchors go, so the finished waterproofing gets drilled through. We agree the fixing points with the glass supplier before waterproofing, or seal every later hole with a product compatible with the membrane.

- ✓Waterproofing first: a combined waterproofing and thermal layer on the roof, tested before tiling; see roof waterproofing and insulation in Dhahran.
- ✓Grippy exterior tiles set with a slope that sheds water into the roof outlets; labour for open terraces and walkways starts at SAR 37 per square metre.
- ✓Fixing points: the balustrade base is anchored into the slab edge or parapet, and its position is agreed before the tiles go down.
- ✓The glass itself: supplied and installed by a specialist using safety glass; height and glass thickness follow the approved drawing and the code. We prepare the site and inspect the result with you.
- ✓Hardware: clamps and fittings in stainless steel, because Eastern Province humidity and salt rust ordinary steel quickly.
Never work at an unprotected edge
Until the final balustrade is in, the roof edge stays behind a temporary barrier, and no one works near the edge without it.
Budgeting a two-floor villa in Dhahran
Multiply the floor area of both storeys by the level rate. With 400 m² of floors, economy starts at SAR 260,000, standard at SAR 332,000 and premium at SAR 440,000. Roof, facades and courtyard are added after the visit. The worked example below shows one way to bring the total down by mixing two levels.
Villa corridors in Dhahran residential compounds: second fix and RCD testing
The final fittings in a villa corridor are the last thing the builders touch and the first thing the family uses, so we check two things there: that sockets and switches sit on one straight level line, and that every circuit is protected by an RCD that actually trips. This work comes to us from villas inside residential compounds and from standalone villas; the method is the same.

■ Level line
A laser line is marked along the corridor before the boxes are fixed at first fix, so the plates end up level after painting.
■ 30 mA RCD
For socket circuits and wet areas; we press its test button, then trip it with a tester plugged into the socket itself.
■ Insulation resistance
Not less than 1 MΩ measured before energising, together with continuity checks.
■ Labelled circuits
Each breaker in the board is marked with what it feeds, so you know what to switch off when maintenance is needed.
- ✓Socket or switch fitting from SAR 18 a piece, downlights from SAR 9, LED strip from SAR 45 per linear metre.
- ✓Cover plates go on after the final coat, not before, so they are not splashed and nobody paints around them afterwards.
- ✓In bathrooms there are no sockets inside the shower zone, and fittings near it are rated IPX4 or better against splashing water.
If you want the wiring of an existing villa checked before a refresh, start with electrician in Dhahran.
Apartment and office finishing in Dhahran
A flat in Dhahran follows the same order, but its bathroom testing is stricter because a neighbour lives below. We flood test every bathroom and give you the photo, and in a building we plan working hours and how materials travel through lifts and corridors. Offices and small shops get floors that take traffic, ceilings that open for access to services and lighting spread over the working area; they are priced on site according to the activity.
Majlis and annex finishing in Dhahran
A majlis or annex is usually one open space, and the prices for building and finishing one to a normal standard are on annex and majlis builder in Dhahran. If the shell already stands and you want marble, layered gypsum and hidden lighting, we price it by item or at the premium rate.
Interior expansion in Dhahran: merging rooms and removing non-load-bearing partitions
Interior expansion in Dhahran means removing a block partition that carries no load in order to join two rooms or open the kitchen to the hall. It is often possible, because block walls inside a concrete frame are usually partitions, but we never assume it: the answer comes from the structural drawing and an engineer’s check on site.
Merging two rooms in Dhahran
We trace the cables and pipes inside the wall, then take it down from the top without touching columns or beams. Removing a non-load-bearing block partition starts at SAR 185 per wall, followed by patching the floor where it stood, hiding the line in the ceiling and moving switches and lights to their new places. Details on demolition contractor in Dhahran.
Opening the kitchen to the living area in Dhahran
Once the partition is gone, the consequences need handling too: a stronger extractor, a continuous floor or a clear threshold, and sockets for an island if there is one. We leave the cabinet wall ready for the joiner; kitchen details are on kitchen renovation in Dhahran.
A door in a concrete wall, and new partitions, in Dhahran
If the wall is concrete, we cut the opening with diamond blades from SAR 140 per opening, and the engineer decides what strengthening it needs; see concrete cutting in Dhahran and door opening in a wall in Dhahran. For a new lightweight wall, a stud wall lined with plasterboard each side and packed with mineral wool costs SAR 165 per square metre upward, and insulated cement board on both faces at SAR 185; see cement board installation in Dhahran.
Does the wall carry load? Engineer and Balady permit for Dhahran villa alterations
Tapping a wall or measuring its thickness proves nothing; whether it carries load is read from the structural drawings and confirmed by an engineer standing in the room. The permit depends on the kind of work:
| Planned change | Usual route | Handled by |
|---|---|---|
| Taking out a partition that holds nothing up, new floors, paint or ceilings | Interior maintenance, normally no permit | Us, directly |
| Returning the villa to its previous state without touching the structure | Building restoration permit through Balady | Licensed engineering office |
| A load-bearing wall, a beam, an opening in concrete, or an added room | “Add and modify building components” service with an engineer’s report | Engineering office first, then us |
We do not remove a load-bearing wall without an engineer
If a wall turns out to carry load, or a beam above was designed to rest on it, the whole item stops until the engineer’s report and the permit are issued; the strengthening is priced after that.
Worked example: a two-storey villa at two levels in Dhahran
A Dhahran villa has 180 m² of floor area on each storey. The owner wants the ground floor (reception, majlis, family hall) at premium level and the first floor (bedrooms) at standard, plus 45 m² of roof terrace tiled to falls. The rough calculation:
| Item | Calculation | From |
|---|---|---|
| Ground floor, premium | 180 m² × 1,100 | SAR 198,000 |
| First floor, standard | 180 m² × 830 | SAR 149,400 |
| Terrace tiling labour with falls | 45 m² × 37 | SAR 1,665 |
| Glass balustrade and roof waterproofing | — | Priced after the visit |
| Approximate total | — | SAR 349,065 |
Finishing the whole villa at premium would start at SAR 396,000 (360 × 1,100), so mixing the two levels saves SAR 46,800 in this example without touching first fix or waterproofing. The figures are estimates until the site visit and exclude cabinets, appliances, furniture and AC units.
What raises or lowers finishing cost in Dhahran
- ✓The shell: leaning walls or uneven slabs need thicker plaster and more levelling.
- ✓Number of bathrooms: each has its own pipework, waterproofing, testing and wall tiles, which lifts the average per metre.
- ✓Approved materials: the gap between porcelain sizes or marble types is bigger than any labour difference.
- ✓Roof and facades: priced on site, and they vary with area and height.
- ✓Changes during the job: any change after first fix means breaking and redoing, which is why we start with the sample board.
- ✓Payment rhythm: late payments delay material orders, and the schedule stretches.
How long finishing takes in Dhahran
Flats usually need a matter of weeks to a couple of months, villas longer; size, chosen level, the speed of your sample sign-off and stock availability all shift it. We do not promise a number before the scope is fixed; after the sample approval we send an item-by-item schedule that includes the testing and curing days that cannot be shortened.
The site inspection before pricing in Dhahran
During the visit we measure floor areas, check walls and slabs for straightness, check the lower course of ground-floor walls for rising moisture, review where bathrooms, kitchen and incoming services sit, and go up to the roof to see the parapet and drains. Then we write down what falls inside the package and what is priced separately.
Receiving finished work in Dhahran: the checklist
| What to check | How | What is acceptable |
|---|---|---|
| Tiles and marble | A long straightedge in several directions, and light tapping | Big tiles within 3 mm across a 3 m edge, and a dull, solid knock |
| Bathroom and terrace falls | Pour water | Water heads for the outlet and leaves no puddle |
| Electrics | Use every point and press each RCD test button | Every point works, every RCD trips, circuits are labelled |
| Doors and windows | Work each leaf | Smooth action, every handle and lock present |
| Documents | Receive the file | The signed sample board, photos of routes, test results |
One contractor or several? The finishing contract in Dhahran
One contractor saves you the coordination; several may save on some items and cost you in sequencing. Either way, use the unified contract on the Saudi Contractors Authority’s “Muqawil” platform where you can: after acceptance by owner and contractor it carries the weight of an enforcement document. The contract should list items room by room, the material level with its reference on the sample board, what is excluded, the schedule, payments against completed stages, how changes are priced and the snag list at handover.
Common finishing mistakes in Dhahran villas
- ✓Buying tiles from mixed batches without a batch number, then seeing a shade difference across one hall.
- ✓Fixing the balustrade after waterproofing with unsealed holes, so water finds its way through the roof.
- ✓Closing the gypsum before the AC technician has fixed his lines.
- ✓Fitting cover plates before the last coat, or at uneven heights along a corridor.
- ✓Handing over without pressing the RCD test button on every circuit.
- ✓Painting plaster that has not dried.
Finishing within renovation in Dhahran
