Crack repair in Dhahran villas and compound homes comes down to one question asked before anything else: is this crack just a line in the plaster that disappears with a fresh coat of paint, or is it a sign that part of the building is moving and needs monitoring and an engineer first? At Aemar Al-Maryam General Contracting we settle that question first. Then we treat hairline cracks ahead of repainting, inject dormant concrete cracks with epoxy, stitch cracked basement walls, repair cracked swimming pools, and put gauges on any doubtful crack before we touch it. Preparing the cracks of one room for painting starts at SAR 140, and injection starts at SAR 32 per linear metre; treat every figure as provisional until we have seen the villa and you have approved the scope. Phone or WhatsApp: 0547879578.
Most enquiries from Dhahran arrive at a predictable moment. A villa owner is about to repaint, or to hand a rented house back, and notices fine lines across the living room, a long diagonal crack beside the staircase and another one down the basement wall. Which can be painted over, and which needs a closer look? Below we explain how to read a crack, why some are watched for weeks first, the right repair for each part of a villa, and starting prices.
In short: cracks in Dhahran villas
- Before painting: hairline plaster cracks are opened, filled, covered with fibre mesh and then painted; from SAR 140 per room.
- Before treatment: a diagonal crack, or one that returns after every repaint, is monitored first with dated marks or a crack gauge to see whether it is still moving.
- Concrete: epoxy injection for dormant cracks from SAR 32 per linear metre; polyurethane for cracks that let water through (priced on inspection).
- Basements and thick walls: stitching with steel bars, once the engineer has fixed the cause and the spacing.
- Pools: tiles lifted along the crack, the crack filled with repair mortar and coated with a flexible membrane before re-tiling.
- Engineer: whenever a crack reaches 5 mm, sits in a structural member, or shows up alongside jammed doors and tilting floors.
- To order: message 0547879578 with two pictures per crack: one tight shot beside a ruler, one showing the full wall.
Crack repair in Dhahran: a cosmetic crack before repainting, or a structural one?
Crack repair in Dhahran changes completely depending on the answer. A cosmetic crack lives in the plaster or paint layer and does not reach the blockwork or the concrete behind; fixing it is simply part of preparing the wall for paint. A structural crack runs through something that carries the building, or reveals that something is moving; fixing it starts with an engineer, not with filler. The most expensive mistake we see is treating the second type as if it were the first: the crack vanishes under new paint for a few months, then comes back wider.
To tell them apart on the first visit we rely on four signs, and you can check all of them yourself before you call:
| Sign | Points towards cosmetic | Points towards structural |
|---|---|---|
| Width | A hairline or fine line that a card edge will not enter | A card edge or coin slips in, or the crack exceeds 5 mm |
| Direction and shape | A random web of lines, or a vertical line of even width | Diagonal from a door or window corner, or wider at one end |
| Location | Middle of a rendered block wall, or around a door frame | A column, beam or ceiling slab, or a basement wall |
| Behaviour | Appeared after finishing and has not changed since | Comes back after each repaint, keeps growing, or arrived with a door that sticks |
All signs in the middle column usually mean a cosmetic crack we can treat with the repaint; a single sign in the last column means monitoring or an engineer first.
The card test
Try sliding the edge of an old bank card into the crack. If it will not go in, the crack is most likely under a millimetre. If it slips in easily, photograph the crack beside a ruler and send it to us before the wall is painted.
Cracks in Dhahran villas and compounds: where they usually appear
Villa cracks in Dhahran gather in predictable places, because a villa mixes elements that move differently. On compounds, where units share a design, a crack in one house often repeats next door.
■ The stair wall
A diagonal crack following the pitch of the stair where the block wall meets the sloping slab. Often it is movement between two materials, but it deserves monitoring precisely because it is diagonal.
■ The tall hall
Horizontal lines at first-floor slab level in a double-height wall, where the plaster passes over a hidden beam.
■ Above doors and windows
Short cracks running from opening corners. Vertical ones are usually shrinkage; diagonal ones that widen need checking.
■ The basement
Vertical cracks in the concrete wall, sometimes seeping water, that need injection or stitching depending on their condition.
■ The pool
A crack in the wall or floor of the basin, showing as a line through the tiles or as the water level dropping.
■ Boundary wall and annex
A line between blockwork and pier in the boundary wall, or a straight crack where a later annex meets the villa.
Crack monitoring in Dhahran before treatment: why we sometimes wait
Crack monitoring in Dhahran is the step we ask for when the look of a crack is not enough to judge it: when it is diagonal, when it has come back after an earlier repaint, or when it appeared recently in a house that never had it. The aim is to learn whether the crack is dormant, meaning it has stopped moving, or live, meaning it is still opening or lengthening. Dormant cracks accept hard fillers like epoxy resin or cementitious repair mortar. A live crack needs its cause dealt with first and then a flexible material that can follow the movement; anything rigid placed over it will simply crack again.
We monitor in two ways. The first costs nothing and can begin today: put a small pencil tick at the tip of each end of the crack with today’s date written next to it, take a photo with a ruler laid beside the crack, standing in the same place and with the same lighting each time, and keep repeating this for several weeks so that both hot spells and cooler days are covered. If the crack runs past your pencil mark or looks wider in the photos, it is live.
The second method is more precise. We fix a tell-tale crack gauge across the crack: two overlapping transparent plates printed with a measuring grid, one bonded to each side. If one side moves, the cursor shifts over the grid and we can read both the amount and the direction of movement. On a long crack, such as the one on a stair wall, we fix two or more gauges to see which part is moving. Readings go into a dated log, which gives you and the engineer actual numbers rather than guesswork.
| What monitoring shows | What it means | Next step |
|---|---|---|
| No change in marks or readings | The crack is dormant | Repair directly: injection or filling, then mesh and paint |
| Opens in the heat and closes when cooler | Repeated thermal movement | Open the crack and fill it with a flexible sealant, never a rigid filler |
| Keeps widening in one direction | Ongoing movement, possibly settlement | Stop all finishing work and get a structural engineer’s report |
| Widens quickly over days | Urgent case | Clear the room and have an engineer attend that day |
Does monitoring hold up the repaint?
No. The other rooms are repaired and painted; only the monitored wall waits. Gauges are priced on inspection.
Types of cracks in Dhahran: width, meaning and repair
Types of cracks in Dhahran are graded in practice by width, because width reflects how serious the damage is and decides the repair method. The grading below follows the well-known UK Building Research Establishment guidance on assessing cracks in buildings, together with what we normally do at each level:
| Category | Approximate width | Description | Usual repair |
|---|---|---|---|
| 0 | Under 0.1 mm | Hairline, only visible up close | Fibre mesh and flexible filler with the repaint |
| 1 | 0.1 – 1 mm | Fine, visible to the eye | Light opening and filling before mesh and paint |
| 2 | 1 – 5 mm | Clear, easily filled | Find the cause, then fill with mortar or inject |
| 3 | 5 – 15 mm | Opening crack that may let air and water in | Engineer, often opening up and partial rebuilding |
| 4 | 15 – 25 mm | Extensive damage to the wall | Engineering report and rebuilding of sections |
| 5 | 25 mm and over | Structural damage, temporary propping may be needed | Clear the area and urgent engineering input |
Hairline cracks in Dhahran: can they be painted over?
Hairline cracks in Dhahran are the commonest find before a villa repaint, usually from plaster shrinking as it dried or from daily temperature and air-conditioning swings. They can go under paint, but only once treated: paint alone redraws the line within weeks. We open them slightly, fill with flexible filler, bed fibre mesh over them, then sand and paint.
Serious structural cracks in Dhahran
Serious structural cracks in Dhahran run through a column, beam or slab, open wider at one end, exceed 5 mm, or come with rust stains and spalling. These are never repaired on a technician’s judgement: a structural engineer sets the cause and the method, and we carry it out.
Dangerous cracks in Dhahran: the point at which an engineer is needed
A crack is serious in Dhahran when it shows that part of the building is moving or losing its ability to carry load. These are the signs; if any one of them appears, we ask for an engineer before work starts:
- ✓A crack in a column or beam especially diagonal or horizontal ones, or any running along the steel.
- ✓A diagonal crack from an opening corner that widens towards one end or steps through the block joints.
- ✓5 mm wide or more or a crack that grows from one week’s reading to the next.
- ✓Doors and windows that suddenly bind tiled floors developing a fall, or the wall pulling away from the ceiling.
- ✓Rust and spalling brown stains on a ceiling or column, or flakes of concrete falling.
- ✓Cracks after nearby excavation such as a basement or pool being dug next door.
⚠ Act today, not next week
Sagging ceiling plaster or slab, loose lumps of concrete overhead, a column face crumbling to reveal bars, any crack over 25 mm, or cracks visibly growing day by day: keep family members and furniture clear of that zone and get a structural engineer on site straight away. Nothing is repaired until the building is declared safe.
Is a permit required?
Cosmetic filling and repainting count as routine upkeep with no licence normally involved. Repairing structural defects needs a restoration licence through the Balady platform, handled by a contracted engineering office, and changing or adding a structural element has its own licence with approved drawings. On anything that carries the building, a civil engineer has the final word.
What causes cracks in Dhahran villas
Cracks in Dhahran villas mostly come from four sources, and a crack sealed while its cause is active reopens beside the repair:
| Cause | How it happens | What it tends to produce |
|---|---|---|
| Thermal expansion and contraction | Concrete and blockwork expand by different amounts in summer heat and with the gap between cooled interiors and the outside | Lines where blockwork meets columns and beams; cracks in sunny boundary walls and facades |
| Plaster shrinkage | Mortar loses water as it dries and cracks if it dries too fast or is laid too thick | A web of hairlines on interior walls after finishing |
| Damp and salts | Humid coastal air, leaks and groundwater carry salts that attack plaster and concrete and rust the steel | Flaking, stains, and cracks along the steel in ceilings and columns |
| Ground and foundation movement | Heavy garden watering, a leaking drain, shifting groundwater or nearby digging | Stepped diagonal cracks, binding doors, uneven floors |
In villas with big gardens we also ask where planting beds and irrigation lines sit against the walls, because water pooling by the footings can change how the soil below behaves.
Plaster cracks and blockwork-to-column cracks in Dhahran
Plaster cracks and blockwork-to-column cracks in Dhahran are the commonest pre-paint cracks and the least worrying if handled properly. Shrinking mortar makes the first, a web of fine lines; concrete and blockwork expanding by different amounts makes the second, a straight line along a column or beam edge. Either way, the fix spreads the small movement over a wider band instead of leaving it in one line.
Wall crack repair in Dhahran before repainting
This is the order we follow for wall crack repair in Dhahran, room by room:
- 1Tap around the crack
We check the plaster is still bonded; if it sounds hollow, we remove the loose section back to sound plaster. - 2Cut a groove
A scraper or chisel turns the hairline into a shallow V-shaped channel that the filler can key into. - 3Clean
Dust and weak material are removed, and a bonding agent is applied where the mortar calls for one. - 4Fill
Flexible filler for hairlines that move with temperature; repair mortar for a wider, dormant crack. - 5Mesh over the junction
Along a column or beam edge we bed fibre mesh that laps well past the line on both sides, in filler or in a local re-plaster. - 6Level and paint
After sanding flush we prime and paint wall to wall, because a painted patch always shows.
Treating a room’s cracks this way starts at SAR 140. Where part of a wall needs mesh with a local re-plaster, that item starts at SAR 20 per square metre. If you are planning to repaint the whole villa, see our painting contractor guide for Dhahran; ordering the crack work and the painting together saves a whole visit.
Epoxy crack injection in Dhahran
Epoxy crack injection in Dhahran suits a concrete crack in a beam, slab or basement wall that monitoring has shown to be still, because the resin sets inside the gap and glues the two faces into one piece again. Cracks from roughly 0.05 mm upwards can take it. A crack that is still on the move cannot: hardened resin has no give, so the movement simply tears a fresh line next to the repair. That is the reason the gauges come first and the resin second.
On site, the job runs like this. We strip paint and loose material from a band along the crack, set injection ports along its length (or drill angled ports into thick sections), and seal the surface between them with a paste cap. Resin is then pumped into the lowest port until it shows at the one above, which tells us that stretch is full, and we work upwards port by port. When the resin has cured the ports are trimmed off and the face is made good ready for render or paint.
Injection is priced from SAR 32 per linear metre; damp cracks get a resin formulated to cure in moisture.
Polyurethane injection for wet cracks in villa basements
If water is seeping through a crack in a basement or tank wall, it is not injected with epoxy straight away. It is first injected with polyurethane, a flexible resin that swells on contact with water and shuts off its path. It seals but adds no strength, so a crack that must also carry load is given a second, epoxy injection after it has dried out, and the water source is traced either way. Polyurethane injection is priced on inspection.
Crack stitching in Dhahran basements and thick walls
Crack stitching in Dhahran is a way of tying a wall back together after a crack has split it, using steel bars that cross the crack and are anchored on both sides. We use it in thick concrete basement walls and in walls where the crack needs more than filling. There is one condition we never relax: a structural engineer must first have established why the crack formed, confirmed that it has stopped, and set the number and spacing of the bars. Stitching across a crack whose cause is still active simply moves the damage somewhere else.

In a concrete wall we cut short slots at right angles to the crack at regular spacing, drill at each end of every slot, then set a U-shaped bar in epoxy and cover it with repair mortar. In blockwork, thin stainless steel helical bars are fed into the horizontal mortar joints, typically reaching about half a metre either side of the crack, at a spacing set by the engineer. Stitching is priced on inspection after the engineer’s report, because the number and length of bars vary from wall to wall.
Swimming pool crack repair in Dhahran: from the tiles to the membrane
Pool cracks in Dhahran show as a line through the basin tiles, or as water dropping faster than evaporation explains. Escaping water soaks the ground around the pool and under the villa, so first we establish whether the crack is in the tiling only or in the concrete shell, and whether water is really leaving through it.

In a concrete pool we drain the basin, lift a strip of tiles along the crack wide enough to work in, then open, clean and fill the crack with a repair mortar suited to permanent immersion, or inject it if it is deep and dormant. Over the repaired area we apply a flexible waterproofing membrane that laps well beyond the crack, then re-tile with adhesive and grout made for pools. Pool crack repair is priced on inspection, since it depends on the crack length, the area of tiling lifted and the membrane used.
Before you call us about a pool crack
Mark the water level with a strip of tape on the tiles one evening, switch the pump off overnight, and compare in the morning. Then repeat with the pump running. This simple comparison helps show whether the loss is from the basin itself or from the pipework.
Ceiling cracks in Dhahran
Ceiling cracks in Dhahran come in two kinds that are nothing alike in seriousness. The first is fine lines in ceiling plaster or gypsum, usually from shrinkage or board movement, repaired with mesh and filler and then painted. The second follows the bars in a dead-straight line, often with a brown stain, a slight bulge or flaking paint. That points to corrosion: rusted steel swells to several times its former size and bursts the thin concrete skin covering it.
The second kind is never simply painted. We break out the damaged concrete to expose the steel and leave enough clearance behind each bar for the repair mortar to wrap it, clean off the rust and coat the bars, add new steel if the engineer finds the section has been lost, then rebuild the concrete with repair mortar and a bonding agent. First, though, we trace how moisture reached the bars, whether through a tired roof membrane, a wet room upstairs or condensate from an AC unit. For the roof itself see roof waterproofing and insulation in Dhahran. Restoring a flaking ceiling is priced on inspection.
Column and beam cracks in Dhahran
Column and beam cracks in Dhahran always go to an engineer, because these members hold the villa up. Most common are vertical cracks on the corners of external columns, or columns near bathrooms, following the bars: corrosion cracks. Diagonal or horizontal cracks in beams need structural analysis for overload or settlement.
If the crack is dormant and the concrete around it is sound, it is injected with epoxy. If it comes from corrosion, the column is repaired by exposing the steel, de-rusting and protecting it and reinstating the concrete with repair mortar, and the engineer may add strengthening. Repairing a column cracked by rusting steel starts at SAR 830 per column; the final figure depends on the length of damaged concrete and the condition of the bars.
Facade and exterior wall cracks in Dhahran
Facade cracks in Dhahran deal with strong sun, humid coastal nights and salt-laden dust, so block-to-concrete lines show more clearly outside, external render crazes, and paint peels where water enters. The method is the same as indoors; the materials change to exterior-grade render and filler, alkali-resistant mesh and damp-resistant paint.
Treating facade cracks as part of a facade repair with render and paint starts at SAR 41 per square metre. Where the facade only needs a protective coat once its cracks are repaired, damp-resistant exterior paint starts at SAR 18 per square metre. If the facade needs wider restoration, see our renovation contractor page for Dhahran.
Boundary wall cracks in Dhahran
Boundary wall cracks in Dhahran usually appear where the blockwork meets the piers, because the wall is long and exposed to sun on both faces. They are seldom structural: we cut back the render along the joint, bed mesh across it, render again and repaint. But if the wall is leaning, if there is a wide diagonal crack at a pier, or if one section has separated from the rest, the problem lies in the footing and needs checking before any render goes on.
Foundation settlement and building cracks in Dhahran
Foundation settlement in Dhahran happens when one part of the footing moves more than the rest. Look for diagonal cracks from window and door corners that widen at one end and step through block joints, along with jamming doors, floors going out of level or a gap at the wall head. Common triggers are a long-running leak under the foundation, heavy watering beside it, groundwater changes or nearby excavation.
Here we start no repairs. The sequence is monitoring, a structural engineer’s report, stopping any water source, stabilising the foundation as the engineer specifies, and only then repairing the cracks. Settlement crack repair is priced on inspection after that report.
Fixing wall cracks in Dhahran: the best fix for each case
Fixing wall cracks in Dhahran is never about one product. Whatever the advertisements say, the best fix for wall cracks depends on why the wall cracked and whether it still moves. Our usual decisions look like this:
| Crack condition | Best fix | What we avoid |
|---|---|---|
| Hairline in interior plaster | Light opening, flexible filler, fibre mesh, paint | Painting straight over it |
| Line where blockwork meets a column | Mesh lapping both sides, in render or filler | Sealing the line with rigid filler alone |
| Opens and closes with temperature | Open the crack and fill with a flexible sealant | Rigid mortar or epoxy |
| Dormant concrete crack in a beam or slab | Epoxy injection | Plastering over it without injecting |
| Water seeping through | Polyurethane injection and fixing the water source | Ordinary epoxy in a wet crack |
| Rust-stained line over the bars | Break out, de-rust and coat the bars, reinstate cover | Filler and paint over the rust |
| Diagonal and widening | Monitoring and an engineer before any work | Any finishing before the cause is known |
Crack restoration in Dhahran as part of a villa refurbishment
Crack restoration in Dhahran works out cheaper when it is part of the refurbishment plan: waterproofing and leaks first, then cracks and local re-plastering, then paint. For bigger plaster jobs see plastering contractor in Dhahran; for the full scope, our renovation service; and where a badly cracked section must be taken down and rebuilt, our demolition service.
Crack repair prices in Dhahran
Crack repair prices in Dhahran are set per room, per linear metre, per square metre or per column, depending on the job:
| Work | Unit | Starts from |
|---|---|---|
| Treating the cracks of one room ready for painting | per room | SAR 140 |
| Injecting a concrete crack (epoxy or cement grout) | per linear metre | SAR 32 |
| Fibre mesh with local re-plastering over plaster cracks | per m² | SAR 20 |
| Facade cracks within a render-and-paint facade repair | per m² | SAR 41 |
| Damp-resistant exterior paint coat after repair | per m² | SAR 18 |
| Concrete column cracked by rusting steel | per column | SAR 830 |
| Fitting monitoring gauges and taking readings | — | On inspection |
| Polyurethane injection of a crack letting in water | — | On inspection |
| Crack stitching with bars | — | After the engineer’s report |
| Cracks caused by foundation settlement | — | After the engineer’s report |
| Restoring a flaking ceiling | — | On inspection |
| Inspection and engineering report | — | On inspection |
These are provisional starting figures, fixed only after a site visit and your approval. Longer, wider or deeper cracks cost more, and so do cracks high up or behind fitted furniture. Lines shown “on inspection” are priced once we have been, though photos with a ruler sent to WhatsApp 0547879578 usually let us give a ballpark first. To compare with our other work, see the price guide.
A worked example: a Dhahran villa before repainting
For illustration only: a villa with four rooms showing hairline plaster cracks, a dormant 6-metre crack in the basement wall, and a diagonal crack on the stair wall. The four rooms start from SAR 560 (4 × 140), and injecting the basement crack from SAR 192 (6 × 32), so those two items together start from about SAR 752 before painting. The stair crack does not enter the sum yet: it will be monitored first, and its treatment and price will be decided by the result. The painting itself is costed separately.
Mistakes that make cracks come back in Dhahran villas
- ✓Painting before repairing a new coat over an open crack redraws the line within weeks.
- ✓Rigid filler in a moving crack a crack that opens in the heat breaks any rigid material and reappears beside it.
- ✓Injecting before monitoring epoxy in a live crack stiffens one part and pushes the movement into another.
- ✓Leaving the water source a leaking roof or irrigation against the wall brings back rust and settlement however well the crack was repaired.
- ✓Ignoring a pool crack steady leakage from the basin wets the surrounding ground and can cause other cracks.
