FAQ

Answers on inspections, prices, timing, concrete cutting, core drilling, renovation, demolition and annexes.

General questions

Which cities do you work in?

Dammam, Khobar, Dhahran, Qatif, Saihat, Jubail, Al-Ahsa, Ras Tanura, Abqaiq, Khafji and Hafr Al-Batin; visits to the farther cities are scheduled in advance.

Is a site inspection necessary?

Yes, because the price depends on measurements, concrete thickness, the state of the building and access. After the inspection we send a written offer.

What is the difference between concrete cutting and core drilling?

Concrete cutting forms large rectangular openings for doors, windows and lifts with a diamond saw; core drilling makes round holes for AC, plumbing and cables with a core drill.

Are published prices final?

No — prices are estimates until inspection and agreement; the final price is written in the offer after the site visit.

Do you take small jobs?

Yes — from a single core hole for an AC unit or a door between two rooms to renovating a whole building.

How do I book an inspection?

Through the request form, or call or WhatsApp 0547879578; you can send site photos to speed up the estimate.

Do you work in occupied buildings?

Yes — by phasing the work, sealing off the area, protecting furniture and floors, and cutting wet to reduce dust.

Do you remove the debris?

Yes, removing debris and cleaning the site is part of the job and stated in the offer.

Do some jobs need permits?

Some work, such as full demolition or altering structural elements, may need approvals from the authorities; we explain this at inspection.

Can I buy the materials myself?

Yes for most work, such as tiles, fittings and paint; we give you the specifications and quantities.

How do you keep me updated?

On one number for calls and WhatsApp, with photos of key stages before they are covered.

Concrete cutting and coring

Service details
Does concrete cutting crack the wall?

Diamond sawing works by abrasion, not impact, so it causes far less vibration than breaking and leaves straight edges. Before starting we check whether an opening in a load-bearing wall needs support.

Can a door be opened in a load-bearing wall?

Usually yes, after a structural review: we set the size and position, put up temporary props if needed, and tell you whether it needs a steel frame afterwards.

Is there a lot of dust?

We cut wet, so there is much less dust than dry cutting. We cover nearby furniture and floors and collect the cutting water before it spreads.

Core drilling

Service details
Which core hole sizes are available?

We choose the bit size for what will pass through: AC pipes, drainage, cables or a vent duct. Tell us the purpose and we set the size at inspection.

Can you core through a ceiling slab?

Yes, we core through floor slabs for pipes and ducts, after checking the position against beams and rebar.

Does coring damage the paint around the hole?

The core drill cuts the hole with clean edges and no breaking around it, so the paint and finish usually stay intact.

Building and home renovation

Service details
Where do we start renovating an old house?

With inspection: we establish the state of the concrete, rebar, cracks, leaks and services, then start with structure and waterproofing before any finishing, so nothing has to be redone later.

Can we stay in the house during renovation?

For partial work usually yes, by phasing the job and sealing off the work area. For a full renovation we advise vacating the parts being worked on.

How do I know if a crack is serious?

Diagonal cracks, cracks that keep widening, or cracks in columns and beams need prompt checking; hairline cracks in plaster are usually superficial. We identify the type at inspection.

Demolition and breaking

Service details
Is debris removal included?

The job can include removing debris, hauling it to approved sites and levelling the plot; we state this clearly in the offer.

What is the difference between demolishing a traditional house and a concrete building?

A traditional house of mud or block without a heavy concrete frame is simpler to bring down; a concrete building needs hydraulic breakers and more time, which is why their costs differ.

Can you break a wall inside an occupied flat?

Yes, with electric breakers after protecting furniture and floors; if the wall is concrete we prefer diamond sawing to reduce vibration.

Annexes, majlis rooms and roof rooms

Service details
Can the roof take an annex?

It depends on the slab and the columns below. We check at inspection and usually suggest cement board on roofs because it is lighter.

Block or cement board — what is the difference?

Block is sturdier, quieter and longer-lasting; cement board is lighter, quicker to install and usually cheaper.

Can the annex include a bathroom?

Yes, we run the plumbing and drainage, connect it to the house system, and waterproof the bathroom floor before tiling.

Bathroom and kitchen renovation

Service details
Must the tiles come up to fix a bathroom leak?

If the leak is from pipes or failed waterproofing under the tiles, usually yes; we confirm after checking so we do not break more than needed.

How long does a bathroom renovation take?

It depends on the size, the scope and the curing time of the waterproofing and materials; we give you a schedule after inspection.

Will you fit fixtures I buy myself?

Yes, we fit the fixtures and mixers you choose, or suggest suitable specifications.

Crack and structural crack repair

Service details
When is a crack dangerous?

If it is diagonal, widening, in columns or beams, or doors stop closing properly, it needs prompt checking.

Is painting over the crack enough?

No — paint hides it only for a while. We treat the cause, then the crack, then paint.

What is epoxy injection?

A strong resin injected into a structural crack to fill it and re-bond the concrete.

Waterproofing and thermal insulation

Service details
Can the roof be waterproofed without lifting the tiles?

In some cases clear or liquid coatings go over the tiles, but if the old waterproofing has failed it is better removed. We decide at inspection.

Waterproofing or thermal insulation?

Waterproofing stops water; thermal insulation slows heat. Roofs usually need both.

How do you check the waterproofing works?

With a flood test: we flood the roof or bathroom for a period and watch the ceiling below before covering.

Plastering and rendering

Service details
How long before plaster can be painted?

It needs enough time to dry and cure, depending on weather and thickness; we agree the painting date with you.

Why does plaster crack?

Usually poor curing, the wrong mix or excessive thickness — hence screeds and curing.

Do you render façades?

Yes, with the scaffolding needed and windows protected.

Painting and decorating

Service details
How many coats?

Usually two coats over primer; dark colours or big changes may need an extra coat.

Can I choose the paint?

Yes, you choose type and colour; we suggest suitable ones for bathrooms, kitchens and façades.

Can you paint with furniture in place?

Yes, after grouping and covering it, moving it within the room as needed.

Marble, tiles and ceramics

Service details
Can new tiles go over old ones?

Sometimes, if the old floor is sound and level and the height allows; otherwise it is better removed.

Porcelain or ceramic?

Porcelain is denser and absorbs less water, good for heavy use; ceramic is lighter and usually cheaper.

Do you clad stairs in marble?

Yes — stairs, thresholds, entrances and sills.

Gypsum board ceilings and partitions

Service details
Is gypsum board OK in bathrooms?

Yes, using moisture-resistant boards and good ventilation.

Will joints crack?

Proper taping, compound and a rigid frame greatly reduce it.

Do you wire the lighting?

We prepare openings and routes, and can include the wiring.

Electrical installation

Service details
Can wiring be renewed without much breaking?

Sometimes by pulling new cables through sound existing conduits; otherwise we open limited chases.

Do you fit new boards?

Yes, with proper circuit split and breakers.

Do you wire for AC?

Yes, dedicated circuits sized for each unit.

Plumbing installation

Service details
Which pipes do you use?

We choose suitable pipe for hot and cold supply and drainage by location, and state it in the offer.

Do you test before tiling?

Yes — a pressure test on supply and a drainage trial before closing up.

Do you fix leaks only?

Yes, we trace and fix the leak; if the system is worn out we suggest renewing it.

Concrete pouring

Service details
Do you supply ready-mix?

We order ready-mix to the required specification and receive it on site.

How long does formwork stay?

It depends on the element and weather; we never strike early.

Do you pour courtyard floors?

Yes, with falls for rainwater.

Asphalt paving

Service details
Do you do small areas?

Yes, such as yards and driveways; price depends on area and access.

How thick is the asphalt?

It depends on the traffic (cars or trucks); we set it at inspection.

Can you overlay old asphalt?

Sometimes after repairing potholes and cracks; otherwise we remove it.

Interlock paving and kerbs

Service details
Which thickness for parking?

Parking needs thicker blocks than paths; we choose by vehicle type.

Does it sink over time?

Settlement usually comes from poor compaction, so we compact well and fix kerbs.

Can I choose colour and pattern?

Yes, from what is available, and we plan the layout with you.

Pools, ponds and water features

Service details
Do you design the waterfall?

We suggest ideas for the space and sketch it with you before building.

How do you stop leaks?

Good concrete, waterproofing and a water test before cladding.

Do you repair existing ponds?

Yes, we trace the leak and redo waterproofing and cladding.

Door and window openings

Service details
Is block easier than concrete?

Usually yes, but it needs a lintel; concrete needs a diamond saw.

Do you fit the door or window?

We prepare the opening and can coordinate the fitting as part of the job.

Can a window become a door?

Yes, by cutting out the wall below and forming the threshold.

Interior finishing and extension

Service details
Do you finish whole flats?

Yes, from shell to handover, or selected trades only.

Can two rooms be joined?

Yes, after checking the wall: partitions come out; load-bearing walls need cutting and support.

Who chooses materials?

You do; we suggest options by budget and use.

General building maintenance

Service details
Do you offer planned maintenance?

Yes, as agreed: periodic visits and a building checklist.

Do you fix one small fault?

Yes, and it can be combined with others in the same visit.

Do you serve blocks and shops?

Yes — homes, blocks, shops and warehouses.

Building and construction

Service details
Do you build without drawings?

Buildings need approved drawings and we build to them.

Shell versus turnkey?

Shell covers frame and blockwork; turnkey adds services and finishing.

Do you build warehouses?

Yes, along with walls, annexes and residential buildings.
