Aemar Al-Maryam General Contracting is a painting contractor in Dhahran for villas and family homes, and three jobs come up here more than anywhere else: double-height halls painted from a guard-railed scaffold tower, facade colours chosen from large test patches on your own wall before any paint is bought, and panelled timber doors repainted after careful sanding. Indoor work with economy paint is priced from SAR 14 a square metre, moisture-resistant exterior paint from SAR 18, and all figures are estimates, confirmed only after inspection and agreement. Call or WhatsApp 0547879578.
Anyone who lives in Dhahran knows the type of house: a calm villa with generous rooms, tall slim windows and high ceilings. Those details look good, but they are unforgiving with paint. A slanting roller line shows on a six-metre wall, a beige that looked perfect in the shop turns pink at sunset, and a timber entrance door with cracked old paint lets the bare wood show through. This guide is written for a villa owner who wants to know how each of these jobs should be done, roughly what it costs, and what to send us to get a quick estimate.

Painting contractor in Dhahran: what is different about villa work?
Painting work in Dhahran is mostly villa work rather than small flats, and the difference is not so much the type of paint as the size and height of the surfaces and how much daylight falls on them. A wide wall lit from the side by a tall window shows every ripple in the filler. A facade exposed to sun all day needs a flexible exterior paint that copes with heat and coastal humidity. Large timber doors need a harder finish than the walls around them.
So we split villa painting in Dhahran into clear groups. You can ask for one of them or for the whole project:
■ Tall halls and staircases
Double-height walls, high ceilings and the edges of the inner staircase, all painted from a mobile scaffold tower.
■ Facades and boundary walls
Moisture-resistant exterior paint, a rustic texture, or heat-reflective paint for walls that face the sun.
■ Timber doors and frames
Sanding the panels, filling cracks, a wood primer, then a smooth brushed or sprayed finish.
■ Bedrooms and majlis rooms
Fresh colours for rooms, majlis spaces and ceilings using low-odour water-based paints.
■ Steelwork
Windows, railings and gates cleaned of rust, primed with an anti-rust primer and finished in oil-based paint.
■ Preparation and repair
Scraping weak paint, treating hairline cracks and damp, filler and sanding before any colour.
Because we are a general contractor, we also handle what comes before the paint: repairing damaged render through our plastering service, treating cracks through crack repair, and stopping roof leaks with waterproofing and insulation. If the villa needs more than a repaint, read our guide to a renovation contractor in Dhahran.
Painting a double-height hall in Dhahran: why we use a scaffold tower
A double-height hall in Dhahran is painted from a guard-railed mobile scaffold tower rather than a ladder propped against the inner staircase. The reason is practical before it is about safety. A painter standing on a steady platform can load the roller across the full width and then lay off the wall in one line from top to bottom. A painter on a ladder has to stretch in different directions, and that leaves patches of uneven sheen that everyone sees when the light comes in.
We always run a tall hall in the same order: the ceiling first, then the upper part of the wall, then the lower part, and finally the staircase edges and balustrade. In that order nothing drips from above onto finished work, and we never have to raise the tower again after taking it down.
- 1Protect the space: heavy non-slip drop cloths over the floor and stairs, and the balustrade and any hanging light fittings wrapped.
- 2Set up the tower: the scaffold tower is assembled on level ground, the wheels locked before anyone climbs, and guard rails fitted around the platform.
- 3Inspect under side light: we shine a work light across the tall wall at a low angle to reveal ripples and dents, and mark them before filling.
- 4Fill and sand in stages: filler goes on in horizontal bands, is sanded when dry, and the wall is checked again under the raking light.
- 5Primer, then paint: a primer or sealer matched to the surface, then two coats, each laid off wet from edge to edge without stopping in the middle.
- 6Strike and finish: the tower comes down stage by stage, the spots where it stood are touched in, and we clean up and check the wall with you.
Why roller marks show on tall walls
The wide dull-and-shiny stripes you sometimes see usually appear when the edge of the paint dries before the next section joins it. On a short wall the painter can cover the distance quickly. On a wall six metres high or more he needs a plan: divide the wall into vertical strips narrow enough to finish while wet, start each strip at the top, and keep the final pass in one direction. That is also why we never stop halfway up a tall wall for lunch or to carry on the next day.
Warning: raking light shows everything
The tall slim windows in many Dhahran villa halls let in a slanting shaft of sun that crosses the wall at a sharp angle. That light picks out every small dent and every edge of unsanded filler. We do not rely on looking at the wall straight on; we check it with a raking work light before every coat, and we prefer a matt or soft-sheen finish on these walls because it hides small flaws far better than gloss.
If the hall has gypsum features or high cornices, we paint them while the tower is up. For gypsum ceilings and wall details, see our Dhahran gypsum board article.
Choosing paint colours in Dhahran: test patches read at different times of day
The best way to choose paint colours in Dhahran is to paint three large patches side by side on the actual exterior wall and look at them in the morning, at midday and at sunset before you approve one. Outdoor light changes a great deal through the day. A light sand can look almost white under the midday sun and lean towards warm orange at sunset, while a stone beige can look grey in the shade of a wall or a palm.

A small swatch on a piece of card is not enough for a villa facade. The eye judges a colour by what surrounds it, and a large area usually looks lighter than a small one. So we paint each patch at roughly one metre by one metre, in two coats as the final finish will be, on the side you will look at most: the front facade or the wall facing your outdoor seating.
| When you look | What happens to the colour | What to watch for |
|---|---|---|
| Morning | Slightly cooler, clearer light | Does the colour look flatter or greyer than you want? |
| Midday | Direct sun lightens the colour and reduces contrast | Does it drift so close to white that it loses its character? |
| Sunset | Low warm light adds red and orange | Does it turn pink or orange in a way you dislike? |
| In shade | The colour darkens and cools | How does it sit next to doors, frames and under canopies? |
Tip: photograph the patches from the same spot at all three times and compare the photos together; memory is less reliable than the camera.
Inside the villa the same thing happens to a lesser degree. A hall with west-facing windows takes strong warmth late in the day, so we suggest a slightly cooler shade than the one you liked in the shop. North-facing rooms need warmer tones so they do not look dull. And if the house relies on warm yellow lighting at night, we ask you to look at the indoor patches with the lights on as well.
Why does the colour on the wall differ from the tin?
The colour fan is printed on small glossy paper under shop lighting, while the wall is a large matt surface under changing light. The first coat also never gives the true colour, so do not judge a colour until the second coat has gone on and dried.
A practical point on timing: we paint the patches early in the job, during the preparation days, so that by the time the walls are filled, sanded and primed you have had two or three days to decide. That way choosing the colour never holds up the work, and the paint is ordered once in the right quantity and from the same batch.
Timber door painting in Dhahran: panels and frames
Repainting timber doors in Dhahran starts with sanding, not with the brush. We strip or sand the old cracked layer until it is sound and slightly keyed, fill small splits with wood filler, apply a wood primer, then two coats of paint. A timber door starts from SAR 410, and the price changes with its size, the number of panels and the state of the old paint.

Raised-panel doors need a set painting order, because the recessed mouldings around each panel collect excess paint that runs if it is not brushed out. We follow the same sequence on every door:
- 1Panels first: the recessed edges of each panel with a small brush, then the face of the panel itself.
- 2Horizontal rails: after the panels, the top, middle and bottom rails, brushed along the grain.
- 3Vertical stiles: then the two side stiles from top to bottom in one long stroke each.
- 4Edges and frame: finally the door edges and the frame, checking every corner for runs before it dries.
We decide the paint type with you. Oil-based paint gives a harder, smoother film that suits an entrance door touched many times a day, but it dries more slowly, smells stronger and needs at least 24 hours before the second coat. There are also water-based paints made for timber that dry faster with less odour, a good choice for bedroom doors in an occupied house. Neighbouring timber window frames are repainted on the same visit so colour and sheen match.
Painting doors and steelwork in Dhahran villas
Steel windows and outdoor railings are treated differently from timber: loose rust is removed with a wire brush or sanding, then an anti-rust primer goes on, then an oil-based or metal paint. Painting a steel window starts from SAR 135. Large gates and steel boundary fences are priced after we see them, because their lengths and detailing vary so much.
A note on sun-facing entrance doors
If a timber entrance door faces direct sun for long hours, we suggest a light or mid tone rather than a dark one. Dark colours absorb more heat, so the timber moves more and the paint cracks sooner.
Paint types for Dhahran villas: which paint suits each surface?
The paints we use in Dhahran villas fall into a few families, and each has its proper place. The most expensive mistake is not buying cheap paint; it is putting good paint where it does not belong, such as interior paint on an outside wall, or a plain matt finish in a corridor that gets touched all day. We use paints from established manufacturers in economy and premium grades without tying you to any one brand.
| Surface in the villa | Suitable paint | Suggested sheen | Note |
|---|---|---|---|
| Tall hall walls | Interior water-based acrylic | Matt or soft sheen | Hides flaws under raking light |
| Bedrooms | Low-odour water-based | Matt or eggshell | Liveable with ventilation |
| Corridors and stairs | Washable water-based | Satin | Copes with hands and bags |
| Kitchen and bathrooms | Moisture-resistant paint | Satin | With good ventilation and a working extractor |
| Ceilings | Water-based ceiling paint | Matt | Cuts glare and hides unevenness |
| Timber doors and frames | Oil-based or water-based for wood | Satin or gloss | Wood primer first |
| Steel | Anti-rust primer, then oil-based | Gloss or satin | Rust cleaned off first |
| Facades | Moisture-resistant exterior, elastomeric or rustic | Matt | Heat-reflective for sunny walls |
Elastomeric exterior coatings deserve a special mention on older facades. Its film builds several times thicker than ordinary paint, so it can span fine hairline cracks of roughly 1.6 mm and keeps out rain pushed by the wind. Structural or moving cracks are a different matter and must be inspected and repaired before painting.
Interior painting in Dhahran: bedrooms, majlis rooms and ceilings
Inside a Dhahran villa, economy paint with labour costs from SAR 14 a square metre; premium-grade paint takes that to SAR 32, and when you buy the paint our labour starts at SAR 7.5. A single bedroom with sound walls is from SAR 320 in labour, and an interior repaint of a whole villa starts from SAR 4,600. The big spread between one villa and another comes from the number of rooms, the height of the halls and the condition of the walls.
For bedrooms we suggest a low-odour water-based paint in matt or eggshell, and we do the rooms one after another so the rest of the house stays usable. In majlis rooms many clients like two close tones, or a feature wall behind the main seating in a decorative finish from SAR 63 per square metre. Kitchens and bathrooms get a moisture-resistant satin paint that can be wiped, and we check that the extractor fan actually works, because even the best paint suffers when steam has nowhere to go.
Living in the villa while we paint
Most Dhahran villas we work in are occupied, so we plan the job in wings. We start with the floor that can be cleared, leave the bedrooms in use until the last day, and keep windows open and extractors running during and after painting. Low-odour water-based paint usually lets you sleep in the room after airing it. Oil-based door paint smells stronger, so we keep children and older family members away from it and make it the last task in each wing. Tins are sealed and taken out of the house at the end of each day, and sanding tools and solvents are never left within anyone’s reach.
Repainting a peeling ceiling in Dhahran: paint comes last
A peeling ceiling in Dhahran is not cured by another coat of paint over the flakes, because the cause is usually water: a leaking roof, an upstairs bathroom, or condensation in a room with no ventilation. We find the cause and stop it first, scrape the paint back to a firm edge, let the area dry, apply a suitable sealer, then filler and paint. The price of this repair is set after inspection because it depends on the cause and the size of the damage.
White powder or blisters low on ground-floor walls point to moisture climbing from the soil and depositing salt, something Eastern Province homes see often because groundwater sits shallow and brackish. That damp has to be treated before painting, or the blistering returns within months.
Exterior painting in Dhahran: villa facades under sun and humidity
Outside, moisture-resistant paint costs from SAR 18 a square metre in Dhahran, rustic and profile textures from SAR 27, and heat-reflective coatings from SAR 41. The work begins by washing dust and salts off the facade, scraping peeling paint, repairing damaged render and filling hairline cracks, then an exterior primer and two coats of finish.
We always advise painting the whole facade in one continuous phase with paint from the same batch. A section painted today and a section painted weeks later can differ slightly in tone, and in strong sun that difference shows. If the render is new, we wait for it to dry and harden, because a thick coat of render may take as long as 28 days to cure before it is ready for ordinary paint.
Exterior house painting in Dhahran: what will it cost?
To price the outside of a Dhahran house, take the facade area left once windows and doors are subtracted and multiply it by the rate of the paint you pick. Here is a villa whose facades and boundary wall come to roughly 350 square metres net:
| Exterior paint type | Starts from | Approximate cost for 350 m² |
|---|---|---|
| Moisture-resistant finish | SAR 18/m² | SAR 6,300 and up |
| Rustic or profile texture | SAR 27/m² | SAR 9,450 and up |
| Heat-reflective coating | SAR 41/m² | SAR 14,350 and up |
Illustrative example; render and crack repairs and old paint removal are priced separately after inspection.
Rustic and profile textures in Dhahran
Rustic is a grainy exterior finish that gives a facade a fine sprayed look. It is applied with a steel trowel or a spray gun over a primer that has fully dried, and it hides small surface flaws. Profile is a raised pattern applied by roller or spray. Both start from SAR 27 per square metre and need several days to dry completely according to the product sheet. Taking them back to a smooth surface later is much harder than repainting plain paint, so choose a texture only when you are sure of it.
Painter or painting contractor in Dhahran: the difference on a villa
For a room whose walls are in good shape, an independent painter in Dhahran will do. You need a painting contractor when the job involves scaffolding, preparation, damp or crack treatment and coordination with other trades. On a villa with a tall hall, a large facade and many doors the difference becomes obvious: who provides the tower, who repairs the damaged render, and who answers for the colour matching between floors?
■ Painting contractor in Dhahran
A written scope, scaffolding, full preparation, damp and crack treatment, and one party responsible for the result.
■ Independent painter in Dhahran
Fine for small jobs on sound surfaces, as long as you know how he prepares the walls.
■ Painting company
Useful when painting overlaps with gypsum, render and insulation in a single project.

Cost to paint a 4×4 m room in Dhahran: a villa-height example
Painting a 4×4 m room in Dhahran starts from about SAR 480 in labour when the ceiling is 3.2 m high, a common height in villas. The calculation is simple and works for any room:
| Item | Calculation | Result |
|---|---|---|
| Walls | (4 + 4) × 2 × 3.2 | 51.2 m² |
| Less door and window | about 2 + 1.5 | − 3.5 m² |
| Ceiling | 4 × 4 | 16 m² |
| Total | net walls + ceiling | about 64 m² |
| Labour only | 64 × 7.5 | about SAR 480 |
| With economy paint | 64 × 14 | about SAR 896 |
| With premium paint | 64 × 32 | about SAR 2,048 |
Illustrative example; filler (SAR 14/m²) is added only on the areas that need it.
And a double-height hall?
Take a 6 × 5 m hall that is 6 m high. The walls are (6 + 5) × 2 × 6 = 132 square metres; deduct about 10 for the tall windows and openings and 122 remain; add the 30 square metre ceiling and the total is about 152 square metres. Labour starts from about SAR 1,140, economy paint included from about SAR 2,128, and premium paint from about SAR 4,864, with the tower and extra time for the height assessed after we see the hall. On quantity, indoor paint spreads at somewhere between 10 and 14 square metres a litre for each coat, and two coats are the usual minimum.
How a villa painting job runs in Dhahran
- 1Inspection and measuring: we measure rooms, halls and facades, record the state of walls and doors, and note what needs scaffolding.
- 2Test patches: we paint indoor and outdoor colour samples and leave you two or three days to see them at different times.
- 3Protection: floors, stairs and furniture covered, masking tape on edges, sockets and switches.
- 4Repairs: weak paint scraped, cracks and damp treated, render repaired where needed.
- 5Filler and sanding: two coats where needed, checked under raking light after each.
- 6Primer: sealer for walls, wood primer for timber, anti-rust primer for steel.
- 7Painting: ceiling, then walls, then doors and frames, with at least two coats and the right interval between them.
- 8Handover: we walk every room with you in daylight and under the night lighting, and fix any remark before we leave.
Common painting mistakes in Dhahran villas
- ●Choosing a facade colour from a small shop swatch, then finding it turns pink at sunset after 300 square metres are painted.
- ●Painting a tall hall from a ladder on the stairs, which leaves sheen patches and puts the painter at risk.
- ●Painting over a cracked timber door without sanding, so the new coat peels away with the old one.
- ●Closing doors painted in oil-based paint before they dry, so they stick to the frame and tear the paint.
- ●Repainting a peeling ceiling before the leak is stopped, so the peeling returns within months.
- ●Splitting the facade into phases weeks apart, so tone differences show.
- ●Painting new render before it has dried and hardened, which brings blistering and salts.
