A demolition contractor in Dhahran is usually called by a villa owner rather than a building developer: an old villa that will make way for a new home, an exterior staircase, pool or annex that is no longer wanted, or an interior wall that needs to come out. At Aemar Al-Maryam General Contracting we take whole villas down while protecting what you decide to keep, such as mature trees, the boundary wall and the gate. We separate stairs and annexes from the villa with a diamond-saw cut before breaking them, break out old pools so they can be backfilled, and haul the debris with a licensed carrier. A two-storey villa whose floors total roughly 300 m² or less starts from SAR 13,900, larger concrete buildings start from SAR 46 per square metre of built-up area, and a block wall between two rooms starts from SAR 185. All of these are starting estimates that we confirm after seeing the site and agreeing the scope. Phone and WhatsApp on 0547879578.
Dhahran is a city of villas and gardens first. It forms the Dammam metropolitan triangle with Al Khobar, and it is home to the headquarters of Saudi Aramco. That makes demolition requests here different from busy central Dammam: bigger plots, trees that owners have watched grow for years, and pools, annexes and outside staircases added at different times. So this guide is written around the villa itself: how to demolish it without losing the garden, how to remove one part without cracking the rest, what it costs, and which papers and steps come before any machine arrives.
Villa demolition in Dhahran at a glance
- Full demolition: one- or two-storey villas and older houses, taken down from the top, with trees and the boundary wall kept if you wish.
- Partial demolition: exterior stairs, annexes and driver’s rooms, concrete canopies and rooftop rooms, each separated from the villa by a saw cut first.
- Pools: breaking out an old pool for backfilling, or removing it completely if a new structure will stand on the spot.
- Inside the villa: removing the wall between two rooms, stripping tiles and floors, breaking surplus concrete bases.
- Prices start from: a two-storey villa from SAR 13,900, a small old house from SAR 7,400, SAR 185 per partition wall, SAR 14 per m² for stripping tiles and SAR 90 for each truckload of debris, all preliminary figures confirmed after a site visit.
- Paperwork: taking the whole villa down needs a permit that an engineering office issues through Balady, usually within one to ten days.
- Contact: WhatsApp 0547879578 with photos of the villa from the garden, the street and the roof.
Demolition contractor in Dhahran: who decides what comes down and what stays?
You decide, and we turn that decision into a written work plan. The first thing we ask on any Dhahran villa visit is not how many floors it has but what will remain. Will the big trees stay? Will the boundary wall and gate stay because the new build will use them? Is the underground tank or the guard room worth keeping? Every element that stays changes where the excavator stands, which way the blocks fall, where debris is stockpiled and sometimes the machine itself, from a mid-size excavator to a compact one plus hand work.
Once that list is clear we mark on a photo of the plot the route for machines in and trucks out, draw a no-go zone around each tree, and decide where we cut and where we break. All of it then goes into the contract in plain language: what will be demolished, what will be protected, and in what condition the plot is handed back. This takes an hour on site, yet it prevents the commonest arguments after demolition: a broken tree, a cracked wall, or foundations left in place when the owner expected them out.
■ Full villa demolition
The villa removed to ground level, or with its foundations as agreed, leaving a clean plot ready for the surveyor and designer.
■ Partial villa demolition
One defined element such as an exterior stair, an annex or a canopy, cut free from the part that stays.
■ Interior breaking
Block walls, tiles and floors, and concrete bases inside a villa that may still be occupied.
■ Pools and basins
Breaking out an old pool or fountain basin for backfill, or lifting it out entirely if the spot will carry a building.
If the villa needs repair rather than removal, it is often better value to read about our renovation contractor in Dhahran before you decide; many villas that look finished only need roof, waterproofing and finishing work. Our general services in the city are on the Dhahran area page, and the service itself is described on the demolition service page.
Villa demolition in Dhahran while keeping the garden trees
Yes, a whole villa can come down and its mature trees can survive, provided each tree is treated as part of the plan rather than an obstacle dodged on the day. The danger to a tree is not only a falling block. Three less obvious things do more harm: excavators and trucks driving over the root zone and compacting the soil, debris piled under the canopy, and roots torn when nearby foundations and slabs are pulled out.
How we protect trees during villa demolition
- ✓Trunk guards: timber boards strapped around the trunk to a suitable height so the machine and falling pieces cannot strike the bark.
- ✓A no-go zone under the canopy: a marked circle around the tree where no machine stands, no debris is dropped and no material is stored.
- ✓Direction of work: we start on the side away from the tree and pull the blocks inwards, so walls fall onto the villa footprint, not onto the garden.
- ✓Hand work near the roots: where a footing or slab sits close to the roots we break it with hammers and lift it out by hand instead of ripping it with the excavator arm.
- ✓Water on the leaves: heavy dust coats the leaves and weakens the tree, so we damp the site while working and rinse the nearby trees at the end.
Before you call
Photograph the garden from all four corners, mark each tree you want to keep on the photo, and say whether an irrigation line runs beneath it. Those photos make our estimate sharper and become part of the contract as a record of the garden before the work.
What else can be kept besides the trees?
The boundary wall and the gate are what Dhahran owners most often ask to keep, because they mark the plot and secure the site during the new build. We protect the wall by leaving a safety margin between the last machine-demolished wall and the boundary, then breaking that final strip by hand. An underground tank can also stay if it is sound and its position suits the new design, as can a guard room or interlock paths. And we will tell you plainly when keeping an element would cost more than it saves, for example a leaning wall or one with weak footings.
Partial demolition in Dhahran: exterior stairs, annexes and canopies
Partial demolition in a villa is more delicate than full demolition, because the part that stays will be lived in again within days. Our rule is simple: nothing attached to the villa is broken before it has been separated from it by a clean cut. A diamond saw cuts concrete and rebar in a straight line without vibration, so when breaking starts the shocks travel only through the detached piece and never reach the villa wall.
Exterior stair removal in Dhahran after a separating cut
An external concrete staircase that climbs to the first floor or the roof is a frequent request in Dhahran villas. Sometimes the owner has added an internal stair, sometimes the side passage needs widening, and sometimes the stair itself has corroded reinforcement. The stair is normally tied into the villa wall or the roof beam, so it must never be hammered from underneath.

- 1Find the connection
We establish where the stair is tied to the villa: into the wall, the beam or the landing. - 2Prop the landing
A temporary steel prop goes under the landing so it cannot drop suddenly once freed. - 3Cut the separation line
A diamond wall saw cuts the stair along the wall face, leaving a clean, straight edge. - 4Break from the top
Electric breakers start with the upper steps, then the landing, then the base, and pieces are cleared as we go. - 5Treat the joint
Protruding bars are trimmed and treated, and the wall is handed over ready for render and paint.
Clean cutting for a new doorway where the stair used to land, or cutting the roof slab where it came through, is concrete cutting in Dhahran work and is priced separately: wall cutting from SAR 280 and linear sawing from SAR 75 per metre.
Annexes, driver’s rooms and concrete canopies
An annex built along the plot boundary, or a driver’s room by the gate, is treated as a small separate building if it has its own walls and roof, and is cut free when it shares a wall with the villa. A concrete canopy over the entrance or the parking needs propping before it is cut away from the beam that carries it. These jobs are priced after inspection because their size and the way they are tied in differ from villa to villa, and the engineering office decides which permit each case needs.
Breaking out an old pool in Dhahran for backfilling
An old pool that has gone out of use slowly becomes a source of damp and insects, and many Dhahran villa owners want the space back as lawn or parking. The answer is not to pour sand over the tiled shell as it stands: water collects inside the sealed basin under the fill, the area stays damp, and it settles over the years.

Backfill the pool or remove it completely?
| Situation | What we do | Why |
|---|---|---|
| The pool area will stay garden or a path | Drain the water, disconnect pump and power, break the upper walls, break wide openings in the floor for drainage, then backfill in compacted layers | The openings stop water collecting and layered compaction limits settlement |
| A structure will be built over the pool | Remove the whole basin, walls and floor, then backfill and level under the engineer’s supervision | New foundations should not bear on fill over old concrete |
| A fountain basin or small children’s pool | Mostly hand breaking with pieces wheeled out | A machine can harm the garden more than it saves |
Note: whether to remove fully or partly is your engineer’s call when a new structure is planned; we carry out what is approved.
Either way we start from the pool edge furthest from the trees, keep the concrete pieces in a single pile ready for loading, and separate the blue tiles from the concrete where a receiving site accepts sorted material. Pool breaking is quoted only after a visit, since the figure hinges on wall thickness, how heavy the reinforcement is, and whether a plant room sits below ground.
Demolition company in Dhahran: which buildings we handle
In Dhahran we work mainly on homes and small buildings, and we say so clearly so you know whether we are the right firm for your project. Large industrial facilities and assets inside operational areas have their own authorities and requirements, and we do not take them on.
Old house demolition in Dhahran
A single-storey older house usually comes down in a few days when access is easy. We first strip what can be sold, such as steel doors, aluminium windows and AC units, then remove the roof, then the walls, leaving or lifting the footings as agreed. If we find roofing sheets of older material suspected to contain asbestos, that part stops, as explained in the safety section.
Building demolition in Dhahran: shops and small commercial buildings
A shop or small commercial building comes down the same way, with closer attention to the pavement and the street because there is more movement in front of it. It is priced per square metre of built-up area from SAR 46 as a starting point, then adjusted for floors, height and how close the neighbouring buildings stand.
Inside residential compounds
If the villa sits in a residential compound with its own management and gate, we agree entry times and routes for machines and trucks with the management first and keep to the hours they set.
Breaking contractor in Dhahran inside an occupied villa
Breaking inside a villa where the family still lives calls for a different approach from demolition: hand-held and electric tools instead of an excavator, plastic dust screens to seal off the work zone, protection for floors and stairs, and daily cleaning. We agree working hours with the family so the noise does not clash with rest times.
Wall breaking in Dhahran and removing the wall between two rooms
Taking out the wall between two rooms is possible when it is a non-load-bearing block partition, which is the case for most interior walls in concrete-frame villas. If the wall sits under a beam, contains a column, or is unusually thick, we ask for a structural engineer’s view before any blow, and the engineer may call for temporary props or a replacement beam. The column itself is never cut without an engineering design. A standard block wall between two rooms starts from SAR 185; concrete or load-bearing walls are priced after inspection and the engineer’s report.
- We check the wall for cables, pipes and switches before breaking and ask for the relevant circuit to be isolated.
- We start at the top of the wall just under the beam, carefully, so the beam itself is not struck.
- The ends of the wall at the columns are chiselled off by hand so the column edges stay sound.
- The floor under the old wall is brought back to room level, ready for one continuous tile finish.
Tile and floor breaking in Dhahran
Removing old tiles together with the mortar bed starts from SAR 14 per square metre. In large villas we use walk-behind floor strippers that lift tiles in strips; in small bathrooms and kitchens we use light breakers so the floor pipes are not disturbed. Before starting we ask whether waterproofing beneath the tiles will be renewed, because that changes how deep we break.
Concrete breaking in Dhahran: bases and yard slabs
Concrete yard slabs, old generator and tank plinths, kerbs and planters are broken with a hydraulic breaker on a compact excavator or with heavy hand breakers, depending on the space. Where the concrete is densely reinforced, sawing it into blocks and lifting them out can be cleaner and faster than breaking it.
Is a hand cutter enough to break a wall in Dhahran?
The handheld cut-off saw, the tool many people call an angle grinder, is a helper, not a demolition tool. It is good for scoring a line so render does not spall beyond it, cutting blockwork, and chasing a small groove. Its cutting depth is limited to about 125 mm, so it cannot cut through a thick concrete wall, and used dry it raises dense dust. For concrete, bring in a wall saw or a breaker instead.
Cutting without breaking in Dhahran: when is it better than demolition?
If you want a new doorway or window through concrete, or need part of a slab removed for an internal stair, diamond sawing beats breaking: no vibration travels through the villa, the edges are straight and there is less dust. That work and its prices are covered in concrete cutting in Dhahran, while round holes for pipes and AC lines belong to core drilling in Dhahran. The general service is on the concrete cutting page.
Demolition permit in Dhahran: what is needed before work starts?
Taking down a whole villa requires an electronic demolition permit from Balady. The owner files through a contracted engineering office, which fills in the building details and draws up whatever plans are requested; the owner then pays the amount Balady’s calculator produces, and the permit is usually issued within one to ten days.
Balady demolition permit requirements
As listed by the platform for the “Issuing a Building Demolition Permit” service:
- An engineering office under contract it finalises the application and supplies the plans.
- Building permit or, failing that, a survey decision older villas without a building permit can rely on the survey decision.
- A pledge that nobody is inside confirming no people or animals will be in the building while it comes down.
- Payment of the fee set by the fee calculator; no fixed amount is published.
For partial work, such as removing a stair, an annex or a pool, the engineering office decides which permit applies, because removing a structural element is treated differently from stripping tiles or a non-load-bearing partition, which counts as maintenance. We do not start any full demolition before we have seen the permit, and we help you prepare the photos and measurements the office asks for.
Safety before demolition in Dhahran: utilities and asbestos
Before any excavator approaches the villa we make sure every service is disconnected outside the building line: electricity by asking the Saudi Electricity Company for temporary meter removal, water and sewer by closing and capping the connections, and any gas line if present. Then we fence the site, put up warning signs, and photograph the neighbours’ walls and the boundary wall as a record before we start.
⚠ If we suspect asbestos, we stop
Some older villas have cement sheets in canopies or stores, or old pipes, that may contain asbestos. Saudi Cabinet decisions banned its use, import and manufacture and called for its replacement in buildings and its safe disposal. If we suspect such a material we do not break or cut it; we stop that part and advise the owner to hire a licensed specialist for it. Asbestos removal is not a service we offer.
Debris removal from Dhahran villas, and what about scrap?
Your debris travels with a haulier holding a National Center for Waste Management licence, who unloads it at sites approved by the Amana and issues a receipt for it; that proof is part of closing the demolition permit. A load on a small tipper or pickup truck starts from SAR 90, and the number of loads is estimated from the volume we measure on the visit.
On villa jobs we sort before loading: steel in one pile, aluminium and doors in another, concrete and block in a third. That cuts the number of loads and gives saleable material a value that is deducted from the price after inspection. We do not promise free demolition in exchange for scrap, because the steel in a family villa rarely covers machines, haulage and lawful disposal, but whatever has value is credited honestly.
House demolition cost in Dhahran: prices starting from
In Dhahran demolition is priced either as a lump sum when the villa is of a typical size, or per square metre of built-up area for bigger buildings, with partial works added after inspection. These are our starting points:
| Service | Unit | Starts from |
|---|---|---|
| Larger concrete villas and buildings (demolition, breaking, gathering) | per m² built | SAR 46 |
| Two-storey villa with floor area up to about 300 m² | lump sum | SAR 13,900 |
| Small older house on one floor | lump sum | SAR 7,400 |
| Block partition wall between two rooms | per wall | SAR 185 |
| Stripping old tiles with the mortar bed | per m² | SAR 14 |
| Debris load by pickup or small tipper | per load | SAR 90 |
| Exterior stair, annex or canopy removal | — | after inspection |
| Old pool or reinforced concrete breaking | — | after inspection |
| Concrete or load-bearing wall (after the engineer’s view) | — | after inspection |
| Asbestos removal | — | not offered |
For clarity: every figure above is an estimate until inspection and agreement; construction type, floors, area, what must be kept (trees, walls), machine access and debris volume move it up or down. General figures are on our prices page.
Old house demolition cost in Dhahran
We start pricing a small single-storey house from SAR 7,400. If it shares a wall with a neighbour, contains materials that need special handling, or sits on a narrow plot that a mid-size excavator cannot enter, the cost rises because part of the work becomes manual.
What a two-storey house demolition costs in Dhahran
Pricing begins at SAR 13,900 as long as the floor area stays within about 300 m². An illustrative example only: a villa with 360 m² of floor area is calculated at SAR 46 per metre, giving a base of about SAR 16,560, then any pool or exterior stair is added and the value of saleable scrap is deducted.
Villa demolition cost in Dhahran when the garden stays
A villa where trees and walls must be kept needs more time and more hand work around them, so the cost rises modestly in return for what it preserves. On the other hand, a villa on a wide plot with a broad entrance costs less because the excavator and trucks move freely. Pools, basements and deep footings are priced after inspection.
Wall demolition cost in Dhahran
A block partition between two rooms starts from SAR 185, including breaking and gathering the debris. A concrete wall or one carrying a beam is priced after inspection with the engineer’s view, and if you need a clean opening rather than full removal, wall cutting starts from SAR 280.
What lowers the cost?
Empty the villa of furniture before the date, get the demolition permit moving early, agree to leave the footings in place if the engineer allows it, and group all partial jobs (stair, pool, annex) into one visit.
Villa demolition methods in Dhahran and the machines we choose
No single method suits every villa. On most jobs we combine three: selective stripping first, removing doors, windows, AC units, cables and anything that can be sold or reused; then mechanical demolition of the frame with an excavator fitted with a crusher jaw or hydraulic breaker, working from the top down; then hand work by the trees, the boundary wall and any neighbour’s wall. Explosives and the wrecking ball are not methods for residential villas, and there is no such thing as “laser demolition” in contracting.
■ Mid-size excavator with crusher jaw
For the concrete frame of villas with a wide entrance; it bites through slabs and walls without heavy vibration.
■ Compact excavator with breaker
For pools, yards and tight spaces between the villa and its boundary wall.
■ Diamond wall saw
For freeing stairs, annexes and canopies from the villa before any breaking.
■ Electric breakers and props
For interior work and stair flights, with steel props under slabs and landings.
■ Hoses and misting
To settle dust and protect tree leaves and the neighbours.
■ Tippers and pickups
To haul sorted debris to approved sites.
Demolish and rebuild in Dhahran: when is demolition the better value?
Knocking down and rebuilding makes sense once the structure itself is failing: widespread rust in column and footing reinforcement, clear settlement, or a layout that cannot be adapted to the family’s needs. When the problem is the roof, waterproofing, finishes and services, renovation is usually cheaper. The right decision starts with a structural engineer’s report, and on the visit we give you our honest reading, even if that means you do not need demolition at all. If you decide to build, we can hand the plot over ready for the next stage through our construction service.
Clauses every villa demolition contract should include
- A description of what is demolished and what stays, with photos of the trees and walls before work.
- The demolition permit number and the name of the engineering office.
- Who is responsible for disconnecting electricity, water and sewer, and who follows it up.
- The method, working hours and protection for neighbours and the street.
- An estimate of debris loads and who obtains the disposal proof.
- Who owns the scrap and how its value is deducted.
- What the price excludes: a pool, basement or any suspect material.
- The state of the plot at handover: level and clean, with footings removed or left.
How long does villa demolition take in Dhahran?
An interior wall takes a few hours to a day including clean-up. A small older house takes a few days on site. A large two-storey concrete villa can take around ten working days including debris haulage, and longer when trees and walls are being kept, because work beside them is slower. Add the permit time before that, usually one to ten days. We write the final schedule after the inspection.
| Job | Typical time on site |
|---|---|
| Block wall between two rooms | hours to one day with clean-up |
| Exterior stair removal after cutting | one to two days |
| Breaking and loading a medium pool | two to three days depending on thickness |
| Single-storey older house | a few days |
| Two-storey villa | about ten working days, set after inspection |
Note: times are approximate and change with size, access and the number of loads.
