Yes, we carry out gypsum board installation in Dhahran villas and homes in every common form: flat and multi-level suspended ceilings, kitchen ceilings in moisture-resistant board, floating ceilings above dining tables with hidden lighting and shadow gaps, cornices and curtain pelmets, partitions and feature walls. What we insist on in Dhahran villas is that every ceiling starts from a single laser line running around the whole floor, so rooms, corridors and the living area meet at one level with no unplanned steps at doorways. Per square metre, a plain flat ceiling begins at SAR 46 with boards, frame, fixing and jointing included, a green moisture-resistant kitchen ceiling at SAR 74 and a stepped design at SAR 110; every figure is an estimate until inspection and agreement. A villa in Dhahran is a different job from a flat. The living room opens into the dining area, the kitchen is large and has a hood with a long duct, there is a men’s majlis and long corridors between bedrooms. In open spaces like these small mistakes are not forgiven: a centimetre of slope in a small bedroom goes unnoticed, but across a ten-metre living room it shows clearly along a hidden-lighting line or where the ceiling meets a door frame. So this page is built around the three tasks we repeat most inside Dhahran villas: laser setting-out of the ceiling grid, the kitchen ceiling with its hood-duct opening, and the floating ceiling above the dining table. After those you will find prices, board types, partitions, repairs and everything else you need to make a decision.

Gypsum board in Dhahran: what a villa actually needs
In most of our Dhahran enquiries, gypsum board means a suspended ceiling that hides central AC ducts and other services, carries soft lighting and gives the villa a tidy, finished look. The board itself is simple: a gypsum slab sandwiched in paper liners, screwed up to galvanised channels that hang from the concrete above. Paper tape and filler then hide where one board meets the next, and the ceiling is painted like any other surface. People also call it gypsum board, plasterboard, drywall or, in Arabic searches, gypsum board under several spellings; it is the same product.
What makes villas special is that the ceiling is not one room but a connected system. The living room, dining area, corridor and kitchen share the same lines. That is why our first visit always asks the same questions: where do the AC ducts run? Where will the hood go and which way does its duct leave the house? Is there a large chandelier in the living room? Do you want a continuous light line from the entrance to the majlis? The answers set the ceiling level in each space. Without them the fixer is forced to raise one part and drop another, and the finished ceiling looks patched together.
We also look at how the villa is used. A family that cooks heavily needs a kitchen ceiling that copes with steam and grease and can be opened for duct cleaning. A household that entertains often needs majlis and dining ceilings that look right under evening light. A home office or a dressing room may need a partition with sound insulation. Each of these needs is covered in its own section below.
■ Living and dining
a wide flat ceiling, or a floating panel above the table with light behind its edges.
■ Kitchen
moisture-resistant boards, the hood-duct opening, and spotlights over the worktop.
■ Majlis
stepped levels, cornices and pelmets for large windows.
■ Corridors
a slightly lower ceiling that hides ducts, with AC access hatches.
■ Bedrooms
subtle hidden lighting, a headboard wall and partitions for dressing rooms.
■ Service rooms
moisture-resistant board for laundry rooms, fire-resistant where required.
Laser setting-out of gypsum ceilings in Dhahran villas
Every villa ceiling we build starts from a laser line, not a tape measure. We place a rotating laser level on a tripod in the middle of the living room, and it projects a perfectly horizontal green line around the four walls and into the connected rooms at the same time. That line is the reference level for the whole ceiling, and the silver perimeter channel that will carry the board edges is fixed exactly on it. Why not measure down from the concrete slab? Because the slab is rarely perfectly level, and measuring from it simply copies its faults into the new ceiling.
What happens after the line is marked?
- 1Fix the perimeter channel on the line with close fixing centres on the wall, so the ceiling’s outer frame is level on every side.
- 2Mark the hanger positions we mark the hanger grid on the slab according to the frame system, avoiding AC ducts and service routes.
- 3Adjust each hanger wire or rod hangers are adjustable, so each one is raised or lowered until the channels touch the laser line.
- 4Install main and furring channels at regular spacing per the system, with extra framing around light and AC openings.
- 5Second laser check before any board is fixed we switch the laser on again and confirm the whole frame sits on the same level.
In one widely used suspended-ceiling system, main channels sit at about 1,200 mm centres, the furring channels that carry the boards at 400 to 450 mm, and screws at no more than about 230 mm in the field of the board and 150 mm at the edges. These figures are an example from one manufacturer’s system; on each project the governing table is the one for the system we are actually installing. The point is that the frame is never thinned out to save money, because widely spaced channels are the first reason a ceiling ripples and its joints crack a few months later.
Why one level for the whole floor matters to you
When hidden lighting runs from the living room into the corridor, or the dining ceiling meets an open kitchen ceiling, light reveals any difference between the two. A shared laser reference means every ceiling meets without a step nobody designed, and every door and window frame sits the same distance below the ceiling.
Laser setting-out also speeds up the rest of the job. Once the line is on the walls, the electrician knows exactly where downlights will sit, the AC installer knows how much space is left above the ceiling, and the kitchen fitter can plan upper cabinets to finish neatly against the ceiling line. Everyone works to the same reference, and there are fewer surprises when the boards go up.
Gypsum board installation in Dhahran: the scope of a villa job
Gypsum board installation in Dhahran with us runs from the first measurement to a surface ready for paint: measurement and design, supply of boards, channels, screws, tape and compound, installation of the frame on the laser line, boarding, joint and corner finishing, sanding, and handing the surface over for painting. If you want, the painting team follows straight on, and cabling for every light is agreed with our electricians while the frame is still open.
- ✓An outline ceiling design on a simple plan showing levels, lighting and chandelier positions.
- ✓The right board for each room: standard, moisture-resistant or fire-resistant.
- ✓A galvanised frame at the spacing set by the system, with reinforcement for chandeliers and curtain tracks.
- ✓Openings for downlights and AC, plus access hatches where they are needed.
- ✓Joint finishing at the level the lighting demands: a smoother surface where light rakes across it.
- ✓Daily cleaning of the work area and removal of offcuts from the villa.
Downlights, LED strips and drivers sit outside the square-metre rate because villa owners choose very different products, and paint is only added if you want us to do it. Each of these appears as its own line in the agreement.
Kitchen gypsum board in Dhahran: moisture-resistant ceilings and hood-duct openings
A villa kitchen ceiling faces things a living room ceiling never does: cooking steam, intermittent heat and humidity, grease in the air and a hood duct passing through it to the outside. That is why we fit moisture-resistant gypsum board here. It usually has a light green face and a core treated to resist water absorption better than standard board. It starts from SAR 74/m² installed.

When should the kitchen ceiling go in?
The best moment is after electrical and AC first-fix and before the wall cabinets are installed, with base cabinets wrapped in plastic and the worktop protected with cardboard. We agree with the kitchen fitter on the exact position and height of the hood, the duct diameter and its route to the outside wall. We then cut the opening with a circular cutter, either before or after fixing the board, so the edge is clean. Around the opening we add extra channels so the edge does not vibrate or crack when the hood is running.
An access hatch near the duct joints
A long duct in a villa collects grease over time, and its joints need checking now and then. So we leave a small concealed-frame access hatch in the ceiling near the nearest joint, or near an inline fan if there is one, which can be opened without cutting the ceiling. It is a small step that saves you from cutting out and repainting part of the ceiling later.
The limits of moisture-resistant board
Moisture-resistant board is not waterproof. It handles passing steam, but it deteriorates if water reaches it repeatedly or if it sits in continuously high humidity. We do not place it behind a sink where water splashes, or under a leak that has not been fixed. If a kitchen wall stays wet, the right material is cement board in Dhahran or a waterproofed lining.
The same rule applies in laundry rooms and bathrooms: moisture-resistant board on the ceiling, an extractor fan that really works, and complete separation between the ceiling and the shower zone. If we find old stains on the slab above a kitchen or bathroom we stop and trace the source before closing the ceiling, because a new ceiling will hide a leak but will not stop it.
Spotlights over the worktop are planned at the same time. We mark their positions so they fall clear of the hood, the upper cabinets and the main channels, and the electrician runs the cables before we board. Lights cut in after the ceiling is finished usually end up where the frame allows rather than where the cook needs them.
Floating ceilings and shadow gaps over the dining table in Dhahran
One of the most striking things you can build in a Dhahran villa is a floating ceiling above the dining table: a rectangle of gypsum board about the size of the table or slightly larger, dropped a few centimetres below the rest of the ceiling, with warm white light glowing from behind its edges so that it seems to hang in the air. It defines the dining zone in an open living area without a wall, and it gives the pendant at its centre a much stronger presence.

How a floating ceiling is built
We give it its own frame hung from the slab and set its edges slightly inside the edge of the surrounding ceiling, so the LED strip disappears behind them and only its glow is seen. The setback is chosen so that the strip cannot be seen from any seat around the table. Because light grazes the surface from the side here, we finish the visible face with a full skim coat over the joints, known as Level 5 finishing, so joint lines do not show as shadows under the raking light.
Shadow gaps: a crisp edge instead of a filled corner
A shadow gap is a slim recessed line, made with a special metal trim or a detail in the frame, that separates the floating ceiling from the surrounding ceiling, or separates the ceiling from the wall in rooms where you do not want a cornice. Its advantage is that the edge stays sharp and straight, and any slight movement between wall and ceiling does not open a crack in the corner as it would with compound. It demands very accurate straightness, which is why we only build it on a laser-set frame.
The chandelier above the table
We ask for the chandelier’s weight before installation. A light pendant can be fixed to reinforcement in the frame, but a heavy one needs an independent hanging point taken straight from the concrete slab, which we prepare along with the cable before the board is closed.
Floating ceilings also work well over a kitchen island, at the entrance hall to mark the arrival point, or above a bed in the master bedroom. The principle is the same each time: a separate frame, a hidden light source, a smooth finish and a crisp edge.
Gypsum ceilings in Dhahran villas: flat, stepped, cove-lit, cornices and pelmets
Gypsum ceilings in Dhahran take many shapes, but the foundation is always the same: a level frame, well-fixed boards and properly finished joints. On that foundation we choose the right design for each room with the villa owner.
Flat ceiling
A single horizontal surface that hides what is above and is painted in one colour. It suits bedrooms, corridors and service rooms, starts from SAR 46/m², and can take downlights or AC openings as needed.
Multi-level ceiling
A dropped band around the perimeter with a higher centre, the reverse, or several stepped tiers in a large majlis. It adds depth and the lower band can carry ducts. It starts from SAR 110/m².
Cove lighting
A slot formed along the edge of a level to hold an LED strip, so light reflects off the ceiling without the source being seen. It starts from SAR 138/m² including levels and lighting channels; the strips and drivers are priced at inspection.
Cornices and curtain pelmets
A cornice is a gypsum board band where the wall meets the ceiling. A pelmet is a box open at the bottom that hides the curtain track above large windows in majlis and living rooms. We reinforce the curtain-track fixing points inside the frame so they do not crack from daily pulling. A cornice or pelmet starts from SAR 37 per linear metre.
Gypsum board fixer in Dhahran: what separates careful work
You can tell a good gypsum board fixer in Dhahran once the paint is on, from three things: a level ceiling, invisible joints and sharp corners. A level ceiling comes from the laser and the frame. Invisible joints come from tape embedded in compound, thin successive coats and sanding between each coat. Sharp corners come from metal or reinforced paper beads on the outside edges of every level.
■ Reads the plan before the board
knows where AC, lighting and the hood go before the first channel is fixed.
■ Respects channel spacing
never spreads channels to save material, and frames around openings.
■ Staggers the joints
board joints never line up, and no joint falls at the corner of an opening.
■ Chooses the finish level
a smoother surface under raking light and gloss or dark paint.
■ Checks with raking light
runs a side light across the ceiling before painting to reveal any ripple.
■ Cleans daily
does not let sanding dust travel through the villa.
You can check most of these yourself during the job. Ask to see the laser line before boarding, look at the channel spacing, and at handover lay a phone torch flat against the ceiling so its beam skims the surface. Joints that show under that torch will show under your cove lighting too.
Hiring a gypsum board company in Dhahran versus paying a fixer by the day
A gypsum board company in Dhahran contracts with you on clear items and a price per finished square metre, and takes responsibility for supply and for coordination with electrical and painting work. With a day-rate fixer you pay for days, buy materials yourself and coordinate the trades. In a villa, where AC, kitchen and lighting work overlap, waste and delay are lower when one party is responsible.
| Question | Contractor with itemised agreement | Day-rate fixer |
|---|---|---|
| Who buys the boards and channels? | The contractor, in the agreed types | Usually you, carrying any shortage or surplus |
| How do you know the cost? | A price per finished m² for each item | An unknown number of days |
| Who coordinates with the kitchen fitter and electrician? | The contractor | You |
| What if a joint cracks? | Repair under the written agreement | Depends on a verbal understanding |
This is a general comparison and every case differs, but it helps you ask the right questions before you sign.
Gypsum partitions in Dhahran: dressing rooms and home offices
Gypsum partitions in Dhahran villas divide a large space without building a block wall: a dressing room inside the master bedroom, a home office in part of an upstairs lounge, or a screen between the service corridor and the kitchen. It is built as upright steel studs locked into tracks at floor and ceiling, closed with board on each side, with rock wool packed inside when the room needs quiet. Expect a starting rate of SAR 165/m² for the insulated version.
The board alone does little for sound; insulation comes from the whole system. In one documented example, a stud wall with a single board on each side and no infill rated around STC 33, rising to about 39 with insulation, while steel-stud systems with mineral wool reached 48 and 51 depending on the thickness of the infill. That is why we seal the partition edges, treat socket and switch openings, and point out that an ordinary door and the gap under it will pass sound however good the partition is.
Partitions can also take doors, glazed panels and built-in shelving. We add timber or steel reinforcement inside the frame wherever something heavy will be fixed, such as a wardrobe rail, a wall-mounted desk or a TV bracket, and we mark those positions for you on the plan.
Fire-resistant gypsum board in Dhahran: when a villa needs it
Fire-resistant gypsum board in Dhahran is usually requested for an electrical or generator room in a villa, to separate an internal garage from the house, or for commercial units where the Civil Defence approval names a fire rating. Type X fire-resistant board contains glass fibres that strengthen its core, is commonly about 15.9 mm thick, and often has a pink or red face depending on the manufacturer. It starts from SAR 83/m².
The rating belongs to the system, not the board
A phrase such as “one-hour resistance” is not achieved by the board alone but by the complete tested assembly: the type and spacing of studs, the number of layers on each side, the insulation, and the treatment of joints and openings. If you have a written requirement, we match it to an approved system before installation.
Gypsum feature walls in Dhahran
Gypsum feature walls in Dhahran combine looks with function: a TV wall in the living room that hides cables and equipment, a wall behind the bed with lit niches, a villa entrance with a projecting frame that welcomes guests, or a new level lining over an old cracked wall. A TV or feature wall starts from SAR 83/m², and a flat wall lining from SAR 46/m².
- ●TV wall: we set the screen height and equipment positions before building the frame, and add reinforcement behind the bracket.
- ●Shelf niches: boxes within the projecting wall, with linear lighting at the top or sides.
- ●Entrances and corridors: projecting frames and recessed lines that lead the eye towards the majlis or living room.
- ●Wall linings: boards on channels or special adhesive to cover an uneven wall before painting.

Gypsum ceiling repair after leaks in Dhahran
Gypsum ceiling repair after leaks in Dhahran always starts at the water source, not the ceiling. In a villa that is usually a condensate line, an upstairs bathroom or tired roof waterproofing. With the water stopped, the board decides what happens next. A board that comes back dry quickly, flat and with tight joints only needs stain-blocking primer and paint. A board that bulges, droops or splits at the joints comes out: we open a neat square to the closest channels, fix a matching piece, tape it in and repaint wall-to-wall so nobody can find the repair. Repairs are priced at inspection; send photos of the stain and its location on WhatsApp 0547879578.
If the leak has reached the slab itself or rust shows in the reinforcement, the problem goes beyond gypsum, and a renovation contractor in Dhahran is needed before the ceiling is closed again.
Gypsum board or traditional plaster in Dhahran?
Gypsum board or traditional plaster in Dhahran? It depends on what you want from the ceiling. Board goes up dry on a frame, quickly and cleanly, and a section can be removed later for access. Traditional plaster is mixed with water and cast or run on site, so it suits carved ornaments and classic moulded cornices, but it is heavier and takes longer to dry. Plenty of Dhahran villas mix the two, with board ceilings throughout and a cast centrepiece or cornice kept for the majlis.
| Comparison | Gypsum board | Traditional plaster |
|---|---|---|
| Method | Boards on a metal frame | Mixed, cast and shaped on site |
| Weight | Lighter | Heavier |
| Cleanliness and speed | Cleaner and faster | Water, humidity and longer drying |
| Maintenance | Open a section and replace it | Hand repair of the moulding |
| Best for | Suspended ceilings, partitions, hidden lighting | Carved ornaments and classic cornices |
A gypsum board room in Dhahran: does it work in a villa garden?
Many people ask about a gypsum board room in a Dhahran villa garden or on the roof. Straight answer: no, not for the outside walls. The board has to be kept dry, and manufacturers cap continuous exposure at roughly 52 °C, which a sun-facing garden wall can reach. The shell goes up in cement board on a frame, or in block, and only once it is weathertight do we come in to line the walls and hang a ceiling with lighting. To plan a full annex or majlis, read annex and majlis building in Dhahran.

Common gypsum ceiling mistakes in Dhahran villas
■ Measuring from the slab
copies the concrete’s faults into the new ceiling; use a laser reference.
■ Standard board in the kitchen
suffers from steam over time; kitchens need moisture-resistant board.
■ Unframed hood opening
the edge vibrates and cracks; add channels around the opening.
■ Chandelier on the board alone
a fall risk; heavy pieces need an independent hanger from the slab.
■ Standard jointing beside a cove light
every seam becomes a stripe; skim the whole face.
■ No access hatch
any AC or duct fault means cutting the ceiling.
