In Khafji, many villa owners ask for one thing before anything else: a men’s majlis fit for guests, with its main wall in a burnished decorative plaster instead of wallpaper or plain paint. Flat owners want bathrooms whose corners do not turn black within two months of sea humidity, and shop owners want a frontage with aluminium cladding finished before opening day. As a finishing contractor in Khafji, Aemar Al-Maryam General Contracting takes villas, flats and shops from bare shell to move-in, or freshens tired ones, running every trade off a single programme. Each square metre of floor is costed with labour and materials together: from SAR 650 on the economy package, SAR 830 on standard and SAR 1,100 on premium. Figures are indicative until we have visited and agreed, and the drive up from Dammam is added after that visit. Ring or WhatsApp 0547879578.
Khafji is a coastal city in the far north of the Eastern Province, and its air is humid and salty for much of the year. That changes some details of finishing: the gypsum board in wet areas, the plaster in bathrooms, the quality of the silicone in corners, and the protection of metal parts on frontages. Below: our scope in Khafji, the costs, the sequence, and the checks to make before signing off.
Khafji finishing in brief
- We finish: villas from shell, flats in apartment buildings, men’s majlis rooms, and shops with their frontages; we also refresh lived-in homes.
- Cost per square metre: SAR 650 upwards on economy, SAR 830 on standard, SAR 1,100 on premium, labour and materials together.
- What we focus on in Khafji: decorative plaster on the majlis wall, wet-area silicone in bathrooms, aluminium cladding on shop fronts, and corrosion-resistant fittings.

- Contact: 0547879578 with the plan, photos and the type of property.
Finishing company in Khafji: what is in scope and what is not
As a finishing company in Khafji we cover the whole gap between bare blockwork and moving in: cabling, pipework and AC provision; membranes and thermal insulation; render; board ceilings; tiles and marble; filler and paint; doors; outlets, taps and basins; and finally a clean and a handover. Opening up is also ours: taking out partitions that carry nothing, joining rooms and putting up new dividing walls.
Kitchen units, wardrobes, furniture, white goods and air conditioners are made or supplied by others; we prepare the outlets and walls they need. Aluminium for windows or frontage cladding is quoted on site, since profiles and sizes differ from job to job. For a short overview see our finishing service, and for the detailed method the Dammam finishing handbook.
■ Villa majlis rooms

Villa majlis finishing in Khafji: the decorative plaster wall
A premium majlis in Khafji usually brings together three things: a gypsum ceiling in levels that hides the lighting, a large-format porcelain floor, and one main wall that differs from the rest. That wall is what we focus on here, because it is what people ask about most and what goes wrong most often when it is rushed.
What decorative plaster is and where it suits
Decorative plaster is a series of thin coats of a fine material spread over a plastered, flat wall and then burnished with a steel trowel in overlapping strokes, until the surface looks like polished stone with a soft sheen and a gentle ripple in the colour. It suits the wall facing you as you enter the majlis, the wall behind the main seating, or an entrance wall. We do not recommend it on walls people brush against by the doors, nor in bathrooms unless the product is made for damp conditions and has a suitable protective coat.
Preparing the majlis wall before the decorative coat
A decorative coat can only be as good as the wall beneath it. Any wave in the plaster shows twice as clearly once burnished, and any moisture left in the wall comes through as patches. So we take the wall through set steps before we begin:
- ✓Flatness: checked with a straightedge and level, and any wave corrected before a single coat goes on.
- ✓Dryness: cement plaster that has fully dried; a full cure can take around 28 days.
- ✓Cracks: any crack in the plaster is treated first; see crack repair in Khafji.
- ✓Electrics: socket and lighting positions on this wall are final, because opening up a burnished wall later cannot be hidden.
- ✓A sample: we make a small sample in the chosen colour so you can see it in the majlis lighting before the whole wall is done.
Because decorative plaster products and burnishing methods vary widely in price and appearance, we price this wall at inspection once the material, colour and wall area are chosen. It is not included in the square-metre rate unless the majlis is at premium level and we have agreed it explicitly. A free-standing majlis that is still unbuilt belongs first with annex and majlis builder in Khafji.
One feature wall only
A single decorative wall makes a majlis. Four walls in the same finish make the room heavy and push the cost up for no gain. Keep the other walls in a calm paint that lets the main wall stand out.
Apartment finishing in Khafji: bathrooms first
Finishing a flat in a Khafji apartment building differs from a villa in one important way: there is another flat under every bathroom. If water gets through your bathroom waterproofing, it shows in your neighbour’s ceiling. That is why bathrooms in flats get our closest attention: plumbing rough-in tested before burial, waterproofing flood-tested before tiling, tiles with a clear fall to the drain, and silicone as the very last step.

Silicone in Khafji bathrooms: the last line against damp
Silicone does not waterproof a bathroom; the waterproofing sits under the tiles. What silicone does is seal the joints that move and cannot take grout: where the shower floor meets the wall, the edge of the basin against the wall, internal wall corners, and around the base of a bath if there is one. In a humid city like Khafji, poor silicone, or silicone applied to a damp surface, turns black within months. So we follow a fixed order:
- 1After the grout has dried
No silicone over a joint that is still damp. - 2Clean the joint
Remove dust and cement residue and dry the surface. - 3Wet-area silicone
A bathroom grade that resists mould, in a colour that suits the tiles. - 4One continuous bead
Run with the gun without breaks, then tooled to a slight concave. - 5Let it cure
The shower is not used until the silicone has set, as its type requires.
Damp, gypsum and plaster in Khafji bathrooms
In bathrooms we use cement plaster, not gypsum plaster, and moisture-resistant gypsum board on ceilings. It copes with damp air but not with a steady drip. We fit an extract fan that vents the damp air outside, and we choose corrosion-resistant electrical boxes and metal fittings for bathrooms. For refitting an existing bathroom see bathroom renovation in Khafji, and for kitchens kitchen renovation in Khafji.
Finishing a flat from shell in a Khafji building
If the whole building is in shell condition, finishing several flats together shortens the programme and lowers the travel cost per flat, because each trade moves from one flat to the next without waiting. We first agree one or two levels for the whole building and fix the room layouts, then start rough-in on every floor before any plaster goes on.
Refreshing a lived-in home in Khafji
When the family stays in during the work, we close each room off before starting another, sheet over floors and furniture, and get the dusty jobs done early. Near the sea, a refresh often turns up rusty back boxes or flaking at skirting height; if it grows into fixing real defects such as cracks and leaks, that is a job for a Khafji renovation contractor, slotted into the same programme.
Shop fit-out in Khafji: the frontage and aluminium cladding
Fitting out a shop in Khafji is a race against the opening date. We run it from the inside out: electrics for lighting, advertising and the sign, a floor that takes customer traffic, a gypsum or strip ceiling to suit the business, paint, and the frontage last so that inside works do not mark it.

Aluminium cladding above a shop front
Aluminium cladding panels go onto a metal frame that is fixed to the wall or above the glazing first; the panels are then cut, fixed and their joints closed. With salt air all around, three details matter in Khafji: the metal frame must be protected against rust, the top joints must be sealed so water does not get behind the panels, and the sign position must be left ready with a power point. The sign itself, its wording and its requirements are the shop owner’s responsibility, and cladding supply and fitting is priced at inspection by area and panel type.
⚠ Do not fit the frontage before the inside is finished
Scaffolding, mortar bags and paint spray all pass through the shop door. A frontage fitted first gets scratched before opening and then needs cleaning or new panels.
Office fit-out in Khafji
An office needs the same speed as a shop, plus many power and data points and even lighting over the desks. We fix the desk layout before rough-in, keep low-current cabling separate from power, and suggest a flat gypsum ceiling, an easy-clean porcelain floor, and gypsum-board partitions with rock wool between rooms to cut sound transfer.
Sea humidity in Khafji: what changes in the finishing?
Finishing in a coastal city like Khafji follows the same order as in Dammam, but some materials change:
| Part | What we choose in Khafji | Why |
|---|---|---|
| Bathroom and kitchen ceilings | Moisture-resistant gypsum board with an extract fan venting outside | Ordinary gypsum distorts under constant steam |
| Plaster in wet areas | Cement plaster | Gypsum plaster does not suit wet rooms |
| Boxes and metal fittings in bathrooms and outdoors | Corrosion-resistant types | Salty air speeds up rust |
| Stone on facades | Protective treatment | Damp and salts stain unprotected stone |
| The base of ground-floor walls | A check for rising damp before plastering | Groundwater is shallow and saline in much of the Province |
The roof membrane and its insulation are priced separately in Khafji roof insulation. On a new build, the meter goes live only after the walls, roof and windows carry thermal insulation; the electricity company signs the coordination certificate only after checking them, so we schedule that work ahead of render and window fitting.
Shell, finishing or turnkey in Khafji: which one do you need?
| Word you will hear | Begins with | Finishes with | Read on |
|---|---|---|---|
| Shell | A plot | Frame and block walls, no services or plaster | Building contractor in Khafji |
| Finishing from shell | A completed frame | A house you can move into | This article |
| Turnkey | A plot | Building and finishing in one contract | Building contractor in Khafji |
| Renovation | An existing house with damage | Damage repaired, sound parts kept | Renovation contractor in Khafji |
That is why the renovation rate per square metre is lower than our finishing packages: renovation reuses sound plaster and services, while finishing starts from a bare block wall.
Finishing levels in Khafji: economy, standard and premium
In Khafji the three packages share identical hidden work: services, membranes and trials do not change between economy and premium, as they cannot be redone once you live there. Only what you see and touch is upgraded. In a coastal city we add one note: moisture-resistant gypsum in bathrooms and kitchens is part of all three levels and is never swapped for ordinary board to save a small sum.
| Element | On economy | On standard | On premium |
|---|---|---|---|
| Floor | Ceramic from local factories | Porcelain at about 60 by 60 | Marble or wide porcelain slabs |
| Ceiling | Steam-proof board wherever water is used | Level board in hall and majlis | Stepped board with tucked-away lights |
| Walls | Putty and economy paint | Better-quality paint | High-quality paint or a feature wall |
| Door | Stock size, off the shelf | Off the shelf, better build | Solid timber |
| Where it fits in Khafji | Rental flats and service rooms | Owner-occupied flats and bedrooms | Majlis rooms and villa halls |
Levels can be mixed within one home, as the example below shows: rental flats suit a robust economy finish, while a villa majlis deserves premium. To work it out yourself, take the floor area of each part, multiply by the rate for its level, add the parts, then add what the package leaves out, such as aluminium and outdoor works, and keep around 10% in reserve for changes.
Home finishing stages in order in Khafji
Khafji jobs follow one sequence: buried work in and proven, then wet trades, then visible finishes, then anything that marks easily. Step by step:
- 1Fix the design
Furniture layout, the majlis feature wall, AC positions and, in a shop, the sign position. - 2Cabling and pipework
Every run photographed; drains held under a three-metre head for a quarter of an hour, supply held at or above running pressure. - 3AC
Condensate lines and openings before the gypsum; openings through concrete via core drilling in Khafji. - 4Membranes
Bathrooms sealed and left flooded for one to three days, plus thermal insulation on new builds. - 5Plaster
Cement plaster, sprayed with water in its first days. - 6Gypsum
After electrics and AC are fixed, with moisture-resistant boards in wet areas. - 7Tiles
Laid to fall towards the gullies, and flat to 3 mm across 3 m for large slabs. - 8Putty, first coats of paint, then the decorative coat
Once the plaster has dried. - 9Doors, windows and frontages
After the wet trades. - 10Fittings and silicone
With a 30 mA residual-current breaker guarding sockets and bathrooms. - 11Final coat, cleaning and handover
With a signed snag list.
Worked example: a 130 m² flat with a premium majlis in Khafji
An illustrative example: a 130 m² flat in shell condition whose owner wants the majlis (30 m²) at premium level with a decorative plaster wall, and the rest of the flat (100 m²) at economy level:
| Part | Calculation | From |
|---|---|---|
| Majlis (premium) | 30 m² × 1,100 | SAR 33,000 |
| Rest of the flat (economy) | 100 m² × 650 | SAR 65,000 |
| Estimated total | — | SAR 98,000 |
| Decorative plaster wall | — | Priced at inspection by material |
| Travel | — | Priced at inspection |
Finishing the whole flat at premium level would have come to 130 × 1,100 = SAR 143,000, and all at economy to SAR 84,500. Mixing levels gave the majlis a premium look for only SAR 13,500 more than a full economy finish.
Villa finishing in Khafji
Finishing a villa from shell in Khafji follows the same order over a larger area and adds separate majlis rooms, the staircase, the roof and the courtyard. We start with rough-in and waterproofing on both floors before any tile goes down, and we finish the majlis last so that its decorative coat is not affected by work in the rest of the villa.
Two-storey villa finishing cost in Khafji
| Level | Calculation (villa 2 × 190 m² = 380 m²) | From |
|---|---|---|
| Economy | 380 × 650 | SAR 247,000 |
| Standard | 380 × 830 | SAR 315,400 |
| Premium | 380 × 1,100 | SAR 418,000 |
| External works: facade, roof, yard, perimeter | — | Quoted after a visit |
To pave the courtyard see interlock paving in Khafji, and for a pool swimming pool construction in Khafji.
Merging two rooms and removing partitions in Khafji
Two rooms can become one in Khafji wherever the dividing wall carries nothing. Taking it out begins at SAR 185 a wall; then we re-lay the floor band, tidy the ceiling line, move switches and sockets and paint the new room in one colour. Sawing a doorway or window opening through concrete begins at SAR 140, and cutting a whole wall at SAR 280 a job or SAR 75 a running metre; see Khafji concrete cutting and Khafji wall openings. New dividing walls: double-skin board packed with rock wool from SAR 165 per m², or insulated cement board from SAR 185 per m², blockwork quoted on site.
⚠ Bearing walls need an engineer and a licence
Thickness and the sound of a knock prove nothing; only the structural set and a site visit by an engineer can settle it. Altering a bearing wall or a beam is structural work that starts only with a report from an engineer plus the Balady licence for adding or modifying building components, filed through an engineering office, whereas removing a partition that carries nothing is treated as interior upkeep.
How long finishing takes in Khafji, and how we plan visits
Expect a flat to need a few weeks to a few months and a villa several months; size, package, how fast you decide and how quickly materials arrive all play a part, and you get a line-by-line programme once scope is settled. Khafji sits roughly 300 km north of Dammam, so we work in phases, sending each trade when its area is ready and delivering materials ahead of it. Any other job you have, say renovation, insulation or asphalt for parking, can ride on the same trips and cut each line’s share of the travel.
Common finishing mistakes in Khafji
- ✓Ordinary gypsum on a bathroom ceiling: it sags and stains with sea humidity and steam.
- ✓Silicone on a damp joint: it does not bond well and blackens quickly.
- ✓A decorative coat on wavy plaster: burnishing doubles every flaw.
- ✓The shop front before the interior: scratched before opening.
- ✓Ordinary metal fittings outdoors: rust shows by the first winter.
- ✓A flat bathroom with no flood test: the neighbour finds the leak before you do.
Receiving finished work in Khafji
On handover day, check things yourself rather than taking a general look:
- ✓Tiles: run a long rule both ways across the floor and tap gently to find any that sound hollow.
- ✓Bathrooms: water on the floor runs to the drain, the silicone is continuous with no gaps, and nothing leaks under the basins.
- ✓The majlis wall: look at it in side light and under the majlis lighting at night.
- ✓Electrics: every point works, the RCD test button trips, and the board is labelled.
- ✓Doors and windows: they close without rubbing and the locks are complete.
- ✓Your file: pictures of the services before they were covered, trial results and the names of the materials used.
Before signing, make sure the contract spells out room-by-room scope, material grade, exclusions, dates, payments linked to finished stages and how variations are priced. The standard agreement on the «Muqawil» platform, once both sides accept it, can be enforced directly like a court order.
One contractor or several tradesmen in Khafji?
Hiring each tradesman separately can look cheaper, but in a city far from where most of them are based it means you manage everyone’s dates and settle disputes when one spoils another’s work. Who pays for the majlis wall broken open for a forgotten cable? Who redoes the silicone if the waterproofing leaks? A single contractor carries the schedule and the hand-offs and answers for the whole result. If you do hire tradesmen directly, insist on a written schedule, tests before anything is closed, and photos of the routes.
