Bathroom Renovation in Dhahran – Villa Rough-In, Waterproofing & Enlargement

Bathroom Renovation in Dhahran

Bathroom renovation in Dhahran villas starts, for us, on a sheet of paper before it starts with a breaker: we draw the new bathroom layout with the WC, basin, shower, floor drain, water heater and extract fan marked on it, then strip the room back to the slab, run new plumbing and check every point against that drawing while the pipes are still exposed, test it, waterproof and flood test, and only then tile and fit the fixtures. This is the routine Aemar Al-Maryam General Contracting follows in Dhahran villas, flats and annexes, working out of Dammam. For a compact villa bathroom no bigger than roughly 4.5 m² our prices begin at SAR 2,300 with economy materials, moving up to SAR 4,600 for a middle-sized room and to SAR 6,400 for a spacious master bathroom; these are starting points we firm up after walking through the villa with you and listing the items. Phone or WhatsApp: 0547879578.

Villa bathrooms in Dhahran differ from a small flat bathroom in two ways: they are bigger, and their owners expect more from them. A villa owner usually wants a concealed mixer with only the handle showing, a wall-hung WC, a level-access shower, and sometimes wants to absorb a small storeroom next door to gain space. Each of those wishes needs the right decision at rough-in, because a mistake only shows after tiling: a concealed mixer set too deep for the handle to reach, a floor gully set somewhere other than the low spot, or a wall removed that was carrying something. Below we walk through how we prevent that in Dhahran bathrooms, what every line item costs, and which photos and measurements get you a price ahead of the visit.

Bathroom renovation in Dhahran at a glance

  • Focus: villa, annex and flat bathrooms, with a rough-in checked against a written layout drawing before any wall is closed.
  • Where prices begin: SAR 2,300 for a compact room of around 4.5 m² or less, rooms of roughly 5 to 9 m² at SAR 4,600, and anything over 9 m² at SAR 6,400, all with economy materials. Single items: bathroom plumbing SAR 460, membrane SAR 26 a square metre, tiling SAR 36 a square metre.
  • Concealed mixers: set to the depth of the finished render and tile before the wall is closed.
  • Enlargement: we take in an adjoining storeroom only when the wall between them is confirmed non-load-bearing.
  • Before tiling: a plumbing test, a visual check of the membrane, then a 24 to 72-hour flood test.
  • To order: photos and dimensions of the bathroom on WhatsApp 0547879578.

Bathroom renovation company in Dhahran: what you get in a villa

A bathroom renovation company in Dhahran should hand you a complete bathroom from the concrete slab to the ceiling, not new tiles laid over old problems. In a villa we usually deal with several bathrooms in one house: a master bathroom off the main bedroom, children’s bathrooms, a guest washroom near the majlis, and perhaps a toilet in the annex or near the car porch. Each is used differently, so we don’t treat them as copies of one another.

■ Master bathroom

More space, concealed mixers and a level-access shower; it needs precise rough-in and full waterproofing of the shower zone.

■ Children’s bathrooms

Heavy daily use, so the priority is matt tiles, low-absorption grout and an extract fan that actually works.

■ Guest washroom

Used lightly; if its waterproofing is sound, a partial refresh focused on appearance may be enough.

■ Annex toilet

We check the drain fall to the inspection chamber, the ventilation and its own water heater.

When the villa is occupied we work one bathroom at a time, so there is always a usable bathroom in the house. See our bathroom and kitchen renovation and Dhahran pages for an overview.

Bathroom renovation contractor in Dhahran, or trades hired piece by piece?

A bathroom renovation contractor in Dhahran writes every item down once and is answerable for the result, while trades hired piece by piece each hand over their part and leave. In a villa bathroom with concealed mixers and a wall-hung WC, the plumber needs to know how thick the plasterer’s render will be, and the tiler needs to know exactly where the pipes stop. That coordination is what you pay a single contractor for, and it is what saves you from paying twice for the same wall.

Washroom and toilet renovation in Dhahran: guest and annex rooms

Washroom renovation in Dhahran usually means a small room near the majlis or in an outside annex, with a WC, a basin, a hand spray and sometimes a small shower. We apply the same logic: first we establish whether a visible refresh is enough or whether there is a problem under the tiles, then we decide. Many of these rooms need an extract fan because the window is small or missing altogether.

The layout drawing: why we check it at rough-in in Dhahran

A bathroom layout drawing is a simple sheet on which we mark every point and its height, and we check the rough-in against it before any wall is closed. In the newer villas of Dhahran owners often want a different layout: the WC moved to the opposite wall, the bath replaced by a shower, or a second basin added. Every move changes the drain route and its fall, so it shouldn’t be settled verbally on the day.

PointWhat we write on the drawingWhy it matters at rough-in
WCCentre of the 110 mm drain and its distance from the wall; floor-mounted pan, or wall-hung pan on a concealed cisternA wall-hung WC needs its frame and cistern fixed before tiling, and the drain offset decides whether the chosen pan fits
BasinHeight of the water and waste outlets; size of the vanity unitAn outlet in the wrong place shows under the basin or blocks the unit
ShowerMixer and head heights, drain position, tray or tiled fallsSets the height of the wall membrane and the route of the falls
Water heaterCeiling or wall position, access hatch, switch outside the roomA heater without a hatch means taking the ceiling down at the first fault
Extract fanPosition and duct route to the outsideA duct that ends in the ceiling void sends the moisture straight back
ElectricsLights, switches and any socketAnything in the wet zones needs protection and a suitable rating

We don’t print fixed heights for everyone, because basin and mixer heights follow the height of the family and the fittings you choose. What we insist on is that the main fixtures are chosen before rough-in, or at least their type and installation dimensions, because every wall-hung WC and concealed mixer comes with its own installation sheet.

Choose fixtures before the strip-out

If you plan a particular wall-hung WC or concealed mixer, send us its installation sheet or a photo before we start. Roughing in to the dimensions of a fitting that hasn’t been chosen yet is the most common reason we end up reopening a tiled wall.

Bathroom plumbing rough-in in Dhahran before tiling

Bathroom plumbing rough-in in Dhahran starts from SAR 460 labour for the standard points. It covers running hot and cold supply and drainage to their positions on the drawing, fixing the pipes with clips, fitting an isolation valve for the bathroom, and testing the system while it is still exposed. Supply runs are heat-fused pipe with as few fittings buried in the wall as the route allows; a joint you can’t see is a joint you can’t watch.

Waste pipes follow the normal sizing, 110 mm for the WC, roughly 40 mm for shower and bath wastes and around 32 mm for the basin, and each is laid at the gradient its bore calls for. The shower drain sits at the lowest point of the shower floor, and open outlets stay plugged until the last day so no debris finds its way into the pipe and causes a blockage after we’ve gone. For wider plumbing work in villas, see our guide to a plumber in Dhahran.

Bathroom Plumbing Rough-In in Dhahran
Setting the depth of a concealed mixer body in a Dhahran shower wall with a horizontal straightedge so it matches the final render and tile thickness.

Concealed mixer depth versus render and tile

A concealed mixer is set to the finished face of the wall after render, adhesive and tile, not to the face of the blockwork. The body usually comes with a protective guard marked with a minimum and a maximum depth, and the finished tile face has to land between the two. If the body sits too deep, neither the handle nor the cover plate reaches; if it stands too proud, the cover plate stays off the tile and leaves a visible gap.

So before fixing the mixer we agree the build-up with the plasterer and the tiler: how thick the render will be on this wall, how thick the chosen tile is, and how much the adhesive bed takes. Then we hold an aluminium straightedge across the wall to represent the finished face, measure from it to the guard’s marks, and clip the body firmly so it can’t move while the render goes on. The guard stays on until the tiling is finished, because it keeps mortar out of the body.

A mixer buried too deep after tiling

If you discover after tiling that the handle doesn’t reach, extension kits don’t suit every mixer. The clean fix is usually to lift the tiles around the mixer and reset it, which is exactly why we measure before the wall is closed.

Testing the bathroom plumbing before the wall is closed

Untested pipes never disappear behind render or under screed on our jobs. Drain lines are tested with water under a head of at least three metres held for fifteen minutes or more without dropping, or with air where the code allows it, and supply lines are tested at not less than their working pressure; both tests are set out in the Saudi plumbing code. We photograph the test and the pressure gauge so you keep a record of what lies behind the tiles.

Bathroom enlargement in Dhahran into an adjoining storeroom

Bathroom enlargement in Dhahran is possible when the wall between the bathroom and the storeroom is non-load-bearing, which in many concrete-frame villas is a block partition filling the space between columns and beams. But we never assume that from the look of the wall. We check the villa drawings if they exist, look at what sits above the wall in terms of beams and slabs, and if any doubt remains we ask an engineering office before we touch it.

Bathroom Enlargement in Dhahran
A non-load-bearing block wall between a bathroom and a small storeroom removed, a precast lintel set over the opening and the new outline chalked on the floor.

Once we are certain the wall carries nothing, we cut it to clean lines, set a concrete lintel over any opening that will still have blockwork above it, and then join the two floors: we clear the storeroom finishes down to the slab, extend drainage and supply into the new area, and waterproof the whole enlarged floor as one piece with the original bathroom, because the line where the two floors meet is the weakest point if each part is sealed separately. The wall itself is cut with suitable equipment, as described in our guide to concrete cutting in Dhahran, and a new fan duct through a concrete wall is covered in core drilling in Dhahran.

  • ✓What we refuse: removing a load-bearing wall, beam or column to enlarge a bathroom. Work of that kind changes the structure, so it belongs to a licensed engineer and a building permit, not to a renovation crew.
  • ✓What we flag: a storeroom under a staircase, or one with a tank or an AC unit above it, needs a closer look at what it is carrying.
  • ✓What we check on the floor: the level difference between bathroom and storeroom, which may need raising the storeroom floor or running longer falls in the bathroom.
  • ✓How it is priced: an enlargement is priced after inspection, because it combines cutting, a lintel, relocated plumbing and larger areas of waterproofing and tile.

Bathroom waterproofing and flood testing in Dhahran

In Dhahran we charge from SAR 26 per square metre to waterproof a bathroom, flood test included, and it is the most important item in the whole job because it is the only one nobody sees after handover. After the plumbing is right and the slab is clean we apply a primer, then reinforcing tape at every floor-to-wall corner, around the drain and around every pipe rising through the floor, then two brushed coats of a flexible, tile-compatible membrane.

Following international wet-area references, the membrane rises roughly 1.8 m behind the shower and 150 mm above a bath rim where a bath is kept; on the other walls we turn it up by around 300 mm. In villas where the shower floor is level with no tray, the membrane covers a wider area than the shower itself, because there is no kerb to stop the water.

Flood testing an upper-floor bathroom

For a flood test we plug the drain, pour water over the finished membrane until the low point sits a few centimetres under, and let it stand for at least twenty-four hours, sometimes seventy-two. In a villa most of the bathrooms we renovate are on the first floor, above a living room or bedroom, so we check the ceiling of the room below during and after the test. Any mark that appears means the membrane is repaired now, not after the tiles are down. If the original problem was a leak of unknown source, the first step is to find it, as explained in our guide to roof waterproofing and leak detection in Dhahran.

Floor falls and tiles for villa bathrooms in Dhahran

In the shower we aim for a gradient near 2%, two centimetres in every metre to the outlet, never steeper than about 4%; elsewhere on the floor half a percent to one percent does the job. Less than that leaves puddles; more makes standing unsteady. We lay the falls screed over the membrane once the flood test has passed, and run water over it before tiling.

Bathroom tiles in Dhahran: porcelain, ceramic and grout

Tile fixing in a Dhahran villa bathroom costs from SAR 36 a square metre, walls or floor. For the floor we prefer matt or slip-resistant porcelain, since porcelain absorbs 0.5% water or less by weight, and we look for a wet friction rating (DCOF) of 0.42 or better underfoot. Tiles go down on an improved cement-based adhesive with the back fully bedded in wet areas, joints in the shower are filled with a reduced-absorption or epoxy grout, and sanitary silicone rather than grout at corners and around fixtures. The large-format tiles villa owners like need a very flat floor and a planned cutting layout around the drain; see tile installer in Dhahran for more.

When does a Dhahran villa bathroom need renovation?

A villa bathroom needs renovation when one of these signs appears, not merely because it looks dated:

  • ✓A damp patch or flaking paint on the ceiling of the room below, or on the wall next to the shower.
  • ✓Tiles that sound hollow when tapped, or black, crumbling grout that never comes clean.
  • ✓A drain smell that returns despite cleaning, or water that pools in the shower instead of draining.
  • ✓Weak water pressure or rusty water first thing in the morning, both signs of old pipework.
  • ✓You want a different arrangement: walk-in shower, wall-hung pan, or more floor area.

Every sign has a cause, and the cause decides the scope, as the next table shows.

Partial or full renovation for a Dhahran bathroom?

A partial renovation deals with one specific cause, while a full renovation rebuilds the bathroom from the slab. We only propose the full option when the cause lies under the tiles or in buried pipework.

Bathroom renovation without breaking tiles in Dhahran

Leaving the tiles in place only fixes surface faults: fresh low-absorption or epoxy joints, new sealant, changing mixers, the basin or the WC, repairing a trap, and refreshing the ceiling, lighting and fan. We only recommend coatings over tiles on dry walls well away from the shower. If the problem is a failed membrane or a pipe leaking inside the wall, no coating will cure it and the wet area itself must be opened up.

Ceilings, ventilation and electrics in a villa bathroom

Villa bathroom ceilings are normally moisture-resistant plasterboard, priced from SAR 74 a square metre, provided the room is ventilated and the ceiling is clear of direct shower spray, because this board resists humidity but is not waterproof. In bathrooms with heavy steam we suggest cement board with treated joints. We always leave an access hatch under the water heater and valves. More detail is in gypsum board installation in Dhahran and cement board installation in Dhahran.

  • ✓Extract fan: without a window that opens wide enough, we size the fan at roughly 50 cfm when it runs with the light, or 20 cfm when it runs non-stop, and terminate the duct on an outside wall rather than above the ceiling.
  • ✓Electrics: IPX4 or better for any light or fitting near water, a 30 mA RCD protecting the bathroom circuits, and no socket within reach of the shower or bath.
  • ✓Water heater: switched from outside the door, with the relief valve piped somewhere it can discharge harmlessly. A heater is SAR 140 upwards to install, and its power point or the fan’s SAR 65 upwards; for more, see our electrician in Dhahran guide.

Bath-to-shower and squat-to-western WC conversions in Dhahran

Converting a bath to a shower is one of the most common requests in Dhahran villas built many years ago, while swapping a squat pan for a sit-down WC is common in annex and guest washrooms. Both are priced after inspection because they combine breaking out, relocated plumbing, waterproofing and tiling.

Swapping the villa bath for a walk-in shower

We remove the bath and its base, then choose between a ready-made shower tray and a tiled shower floor laid to falls. The tiled floor looks better but needs a drain level that allows the fall, and may need a small raise or, where the slab thickness allows, a local recess. The membrane then goes about 1.8 m up the new shower walls, move the mixer to shower height, and fit a glass screen or a curtain depending on the space.

Replacing a squat pan with a western WC in Dhahran

Out come the squat pan and the mortar bed under it; a 110 mm branch is then run from the existing drain to where the new WC will sit, graded properly, sealed and tiled round before the pan goes on. If the drain can’t drop far enough, we raise part of the floor by an amount we agree with you first.

How much does bathroom renovation cost in Dhahran?

In a Dhahran villa, bathroom renovation begins at SAR 2,300 when the floor is no larger than about 4.5 m², climbs to SAR 4,600 between roughly 5 and 9 m², and reaches SAR 6,400 once a master bathroom passes 9 m², with economy materials assumed in all three bands. Treat these as starting points rather than final prices: the figure we write after inspection and agreement depends on how high the wall tiles go, the fittings you pick, whether the WC moves or the room is enlarged, and how far rubble has to be carried through the villa. If you prefer to see it line by line, these are our Dhahran rates:

Worked example: a 2.0 × 2.6 m family bathroom in a Dhahran villa

Take a family bathroom measuring 2.0 × 2.6 m (5.2 m² of floor), tiled 2.4 m up the walls, with a corner shower:

  • ✓Tiled area: walls (2.0 + 2.6) × 2 × 2.4 = 22.08 m² minus the door 0.9 × 2.1 = 1.89, leaving 20.19 m²; add the 5.2 m² floor for about 25.4 m².
  • ✓Tile removal: 25.4 × 14 = about SAR 356.
  • ✓Waterproofing: floor 5.2 m² + two shower walls 2 × 1.0 × 1.8 = 3.6 m² + a 300 mm turn-up along the other 6.3 m of wall (9.2 − 2.0 − 0.9), which is 1.89 m², about 10.7 m² × 26 = SAR 278.
  • ✓Plumbing rough-in: SAR 460. Tiling: 25.4 × 36 = SAR 914. Ceiling: 5.2 × 74 = SAR 385.
  • ✓Fixtures and connections: two mixers SAR 150, basin SAR 90, heater SAR 140, fan wiring SAR 65, two debris loads SAR 180.
  • ✓Labour and ceiling total: about SAR 3,018. With economy tiles, adhesive, membrane and pipes, a bathroom like this usually lands at the start of the medium-bathroom tier or a little above, depending on the tile chosen.

These sums only illustrate the method; your real figure comes after we’ve measured on site, and may be lower if parts are sound or higher if you add an enlargement or a wall-hung WC.

What pushes the cost up in villa bathrooms?

  • ✓Wall-hung WCs and concealed mixers, because they need frames and more precise rough-in.
  • ✓Level-access showers with no tray, because they need longer falls and a larger waterproofed area.
  • ✓Enlarging the room or moving the WC, which relocates the drain and changes the falls.

How long does a villa bathroom take?

A full renovation of a medium bathroom usually takes one to two weeks, because the membrane, screed and tiles need drying times that can’t be rushed, and the flood test alone takes one to three days. A local repair is much shorter. If an enlargement is part of the job we add days for the cutting and the lintel, and we give you the schedule in writing before we start.

Bathroom handover checklist in Dhahran

On handover day we go through these points with you one by one:

  • ✓Photos of the plumbing test and the flood test are there, taken on the days the work was done.
  • ✓Shower water runs to the drain and doesn’t stand in any corner.
  • ✓No tile sounds hollow when tapped, and the joints are straight and full.
  • ✓The concealed mixer handle and cover plate sit tight against the tile with no gap.
  • ✓Dry under the vanity and round the foot of the pan.
  • ✓The fan discharges outdoors and the residual current device trips when tested.
  • ✓The ceiling hatch gives access to the heater and the valves.

Bathroom renovation before and after in Dhahran

Useful before-and-after photos show what lies under the new tiles: tested pipes, the membrane up the wall, the flood test. We take these photos at every stage and hand them to you, and our project gallery shows finished villas.

Does bathroom renovation in Dhahran need a permit?

Re-tiling, re-piping and re-waterproofing an existing bathroom counts as upkeep and normally needs no permit. Touching the structure is another matter: a bearing wall taken out, a slab cut, or a brand-new bathroom added outside or upstairs goes through an engineering office and a Balady application. A new bathroom in a garden annex is construction; see annex and majlis builder in Dhahran.

Bathrooms within villa and kitchen renovation in Dhahran

Many villa owners renovate the bathrooms and the kitchen together, since the plumbing is shared and breaking out at the same time saves on protection and haulage. Kitchens are covered in kitchen renovation in Dhahran, whole-villa work in renovation contractor in Dhahran, and larger strip-outs in demolition contractor in Dhahran. If a crack appears in the slab after breaking out we treat it first, as in crack repair in Dhahran, and if the walls need new render the detail is in plastering contractor in Dhahran.

Dhahran districts where we renovate bathrooms

Our team drives out to Dhahran from Dammam, and inspections in neighbouring streets are booked for the same day. Bathroom requests come to us from North Doha and South Doha, Al Qusur, North and South Danah, Al Haras Al Watani, plus other Dhahran neighbourhoods. We also work in the neighbouring cities: bathroom renovation in Qatif for older houses and ground-floor damp, bathroom renovation in Saihat for flat bathrooms, and the full guide in bathroom renovation in Dammam.

Why choose Aemar Al-Maryam for your Dhahran bathroom?

  • ✓A drawing before the breaker: a written layout you check with us, so nothing is decided verbally on the day.
  • ✓Rough-in that suits villa fittings: wall-hung WCs and concealed mixers set to the right depth.
  • ✓Straight answers on enlargement: we take in the storeroom only if the wall is non-load-bearing, and say no when we should.
  • ✓Photos of what lies under the tiles: plumbing tests, membrane and flood test.
  • ✓Prices you can see in advance: fixed once we have measured.
  • ✓Respect for an occupied villa: a working bathroom at all times, protected corridors and daily debris removal.

FAQ

Why do you check the rough-in against a drawing?

Because every point in a bathroom belongs to a particular fitting at a particular height, and mistakes only show after tiling. We mark the WC, basin, shower, drain, heater and fan, and match the pipework to them before the wall is closed.

How is the depth of a concealed mixer set?

To the finished wall face after render, adhesive and tile, not to the blockwork. We measure from a straightedge representing the finished face to the minimum and maximum marks on the protective guard, and clip the body before rendering.

What if a concealed mixer ends up too deep after tiling?

The handle or cover plate may not reach. Extension kits don't suit every mixer, so the clean fix is usually lifting the tiles around it and resetting it, which is why we measure before closing the wall.

Can a villa bathroom be enlarged into an adjoining storeroom?

It can, provided the dividing wall carries no load, which we confirm from the drawings, from what sits above the wall, and with an engineering office if in doubt. We never remove a load-bearing wall, beam or column, and enlargements are priced after inspection.

Does a bathroom enlargement need a permit?

Removing a non-load-bearing partition inside a villa is usually renovation work. Anything touching a bearing wall or slab, or creating an extra bathroom, needs an engineer and a Balady permit.

Do wall-hung WCs suit Dhahran villa bathrooms?

Yes, provided the frame and concealed cistern are fixed to a suitable wall before tiling, the 110 mm drain offset follows the installation sheet, and an access panel is left for the cistern.

How high does shower waterproofing go?

About 1,800 mm on shower walls, about 150 mm above the rim of a bath if one stays, and around 30 cm elsewhere. In a level-access shower without a tray, the membrane covers a wider area than the shower itself.

How long is the flood test for a first-floor bathroom?

One to three days with the floor flooded a few centimetres deep, while we check the ceiling of the room below during and after the test, before any screed or tiles.

How long does a villa bathroom renovation take in Dhahran?

Expect one to two weeks for a mid-sized villa bathroom, since curing and the water test cannot be hurried; an enlargement adds a few days. We work one bathroom at a time so the house always has a usable one.

Can a bath be converted to a level-access shower?

Yes, if the drain level allows the fall to the outlet; otherwise we use a low tray or a small raise. We take the membrane up the shower walls and move the mixer, and price it after inspection.

Do you list a price for bathroom leak detection?

Not among renovation prices, because it is a diagnosis that comes first and is agreed case by case. The detail is in our Dhahran waterproofing and leak detection guide.

Which photos help you price a Dhahran villa bathroom?

Photos of the bathroom, floor, walls, ceiling and under the basin, its dimensions and floor level, what you want, a photo of the storeroom if you'd like to enlarge, photos of chosen fittings and the villa location, to 0547879578.
