We start with the location: in the courtyard it needs footings; on the roof we check what the slab can carry and choose block or the lighter cement board. Can the roof take an annex?
It depends on the slab and the columns below. We check at inspection and usually suggest cement board on roofs because it is lighter.
Block or cement board — what is the difference?
Block is sturdier, quieter and longer-lasting; cement board is lighter, quicker to install and usually cheaper.
Can the annex include a bathroom?
Yes, we run the plumbing and drainage, connect it to the house system, and waterproof the bathroom floor before tiling.
Do you deliver the annex fully finished?
We can build the shell only or deliver it fully finished with electrics, plumbing, tiles and paint — your choice.
How is an annex priced?
Per square metre by material (block or cement board), location and finish level. Figures are estimates; the final price follows inspection.
