Electrician in Dhahran – Villa Rough-In, Smart Switches & Garden Lighting

Electrician in Dhahran

Electrician in Dhahran, provided by Aemar Al-Maryam General Contracting, means a booked electrical crew working on Dhahran’s modern villas and annexes by appointment, handling rough-in for new builds, wiring prepared for smart switch panels, garden cables buried in conduit under orange warning tape, and dedicated circuits for kitchen appliances, along with distribution boards, earthing, RCD protection, spotlights and chandeliers. Rates open at SAR 37 for each rough-in outlet, or SAR 28 a square metre if the villa is priced by floor area, and SAR 75 for each outdoor light point, all labour-only and confirmed after inspection and agreement. WhatsApp photos or the villa plan to 0547879578.

A new villa in Dhahran asks far more of its wiring than a house did a generation ago. The majlis has lighting on three or four levels, the open kitchen runs an oven, a hob and a dishwasher at the same time, the garden has floodlights, lit palms and path lights, and the owner wants to control scenes from a phone. Nearly every one of those wishes is either made possible or ruled out at rough-in, long before the walls are plastered and the tiles go down. This page walks through how we work in Dhahran, the prices we start from, the checks we run, and the questions worth asking any electrician before you sign.

Electrician in Dhahran for modern villas: what we do and how to book

In Dhahran we take on planned electrical work that needs calculation and testing rather than a quick part swap: wiring a new villa or annex, preparing a home for smart switches, running power to the garden and boundary wall, laying out kitchen circuits, and replacing distribution boards. It starts with a message containing photos or a plan. If the job needs it, we visit the site. You then receive an itemised quote and a fixed work day, and the crew arrives with testing and installation equipment.

You will see ads offering an electrician within minutes at any hour. That is not how we operate: our electrical crews belong to a contracting firm and work from a booked schedule, and the benefit to you is a point layout, written prices and recorded tests before anything is switched on. Small requests such as a broken switch or a lamp are slotted into a day when we are already at your villa, or added to the next scheduled visit in Dhahran.

■ New villa

Conduit, boxes, cable and board before plastering, from a point layout agreed with the owner.

■ Smart home

Deeper boxes, a neutral at every switch position and data routes for touch panels.

■ Garden and wall

Cable in buried conduit on a sand bed under warning tape, with weatherproof fittings.

■ Kitchen

One circuit per heavy appliance and worktop sockets at planned heights.

■ Protection

Labelled boards, RCDs and a measured earthing system.

■ Lighting

Spotlights, chandeliers and LED strips in gypsum ceilings and majlis rooms.

Who comes to your villa: technician, electrician or supervisor?

The work is led by a senior electrician who takes the drawings and decides each conduit route, where the board sits and how many circuits the villa needs. Technicians fix the boxes, pull the cables and terminate them. On larger projects a supervisor from our establishment coordinates with the plumber, the AC installer and the gypsum crew, because every electrical decision touches somebody else’s work. If the villa is inside a gated residential compound, the compound management sets worker entry times and passes, and we plan the visit around those rules.

Electrical company or call-out electrician in Dhahran?

You need an electrical contractor in Dhahran when the job is a connected system: a villa being wired, an annex added with its own board, a kitchen redesigned around new appliances, or a garden that needs tens of metres of buried cable. A cracked socket or a dead lamp only needs a call-out visit. What separates the two is calculation and documentation: someone has to work out the loads, choose cable and breaker sizes, test before the walls close and put it all in writing.

SituationCall-out electrician enough?Needs an electrical contractor?
A damaged socket or switchYesOnly as part of a larger job
A new villa or annexNoYes, from layout to final tests
Converting to a smart homeNoYes, because neutrals and boxes are set at rough-in
Garden and boundary lightingRarelyYes, to size long runs and protect against water
A kitchen full of heavy appliancesNoYes, to split circuits across the board

If you are looking for a plumber in Dhahran and an electrician on the same project, we can put both trades on one schedule; plumbing and electrical rough-in happen side by side before plastering.

Smart switches in Dhahran: touch panels and phone-controlled lighting

Smart switch installation in Dhahran works smoothly when the villa was prepared for it at rough-in, and becomes a struggle when panels are forced into old boxes never meant for them. Most touch panels need a neutral conductor inside the switch box itself, a deeper back box to house the control module, and a reasonable distance to the nearest wireless access point. Tell us before plastering and we will bring a neutral to every switch position, choose the right boxes, and leave a spare empty conduit from the board to the network cabinet.

  • ✓A neutral in every switch box: without one, some modules leak a small current through the lamp to power themselves, which makes LED lamps glow or flicker when off.
  • ✓Box depth: in majlis rooms and halls where several circuits meet behind one panel, we use deep or double boxes.
  • ✓Lamp compatibility: dimming needs LED drivers rated for dimming, so we check driver types before you buy fittings.
  • ✓Network coverage: a data point in the ceiling of each floor keeps panels and cameras connected reliably.
  • ✓A scene schedule: we write down what each panel controls: main majlis lights, hidden lighting, spotlights, curtains.

A practical note for villas already lived in

If the switch conduits are continuous and undamaged, we can usually draw a new neutral into the box without breaking anything. When a conduit is blocked, we suggest moving the panel to a nearby box that the neutral can reach, or cutting a short chase that is closed again with plaster and touch-up paint once the circuit has passed its tests.

What the panel itself costs depends on the model you choose, since you pick the device. Fitting it at finishing stage starts from SAR 18 per piece, the same as any socket or switch. Programming, scene linking and a central hub are priced once we know the system. Running an extra neutral or a new point in a finished villa starts from SAR 75 per point.

Wiring a new Dhahran villa or annex from shell to tested circuits

Labour for wiring a Dhahran villa from the shell is from SAR 28 per square metre of floor area, or from SAR 37 per point inside the project if you prefer to count outlets. Rough-in covers marking every box position on the walls, running conduit through walls and slabs, setting boxes to the finished-floor and plaster levels, pulling cables at the calculated sizes, assembling the board, and testing before the walls are closed.

Our technical reference is the Saudi Electrical Code SBC 401, which was developed from the international IEC 60364 series. For new homes, the Ministry of Municipalities and Housing expects the electrical design to be drawn by a licensed engineering office and every cable and accessory to meet Saudi standards. That is why we start from the engineer’s drawings if you have them, and mark the points on them with the owner before any chasing begins.

When does rough-in happen in a Dhahran villa?

Rough-in follows the block work and the slab pours and comes before plastering and gypsum, at the same stage as the plumber’s pipework and the AC drain routes. We fix the finished floor level and the plaster thickness first, because every box height is measured from them. We never cut a channel through a column or a beam; if a route has to cross a concrete slab, the hole is drilled with a core bit after a structural check, through core drilling in Dhahran. After testing come plastering, then gypsum and tiling.

What counts as a point in Dhahran, and what one costs

Think of a point as any outlet that has its own back box and a cable back to the board: a light, a socket, or a switch controlling a circuit. Within a rough-in project a light or socket point starts from SAR 37. An AC or water-heater point is counted higher because its cable is thicker and it needs its own breaker. Adding a single point to a finished villa, including cutting and closing the chase, starts from SAR 75 because it is a stand-alone job with its own visit.

Adding an annex or outdoor majlis in Dhahran? We treat it as a small building with its own circuits and sub-board, priced per square metre or per point, whichever you prefer.

Sockets, switches and bathroom electrics in Dhahran villas

Every new villa we wire gets 230 V three-pin sockets, the type set by the Saudi plug and socket standard, which was based on the British design. Heights come from the furniture plan rather than habit. Common practice puts light switches around 120 cm above the finished floor with ordinary sockets roughly 30–40 cm up, while bedside, TV-wall and desk sockets follow the furniture. Each bedroom gets at least two sockets by the bed, and the TV wall gets a group of sockets alongside a data and satellite point.

In bathrooms the rule is that electricity keeps away from the water. There are no sockets inside the shower or bath zones, light fittings near them carry at least IPX4 protection, all circuits serving the bathroom are on 30 mA residual current protection, and the double-pole switch for the water heater goes outside the bathroom door. The extract fan is wired with the light or on a timer, as you prefer.

Kitchen electrics in Dhahran: a dedicated circuit for each heavy appliance

Kitchen wiring in a modern Dhahran villa is designed from the appliance list, not from the number of walls. An electric oven, a hob, a dishwasher, a washing machine and a dryer each draw a heavy current for long periods. Put two of them on one circuit and the breaker trips at the busiest moment, or the connections run hot. So before rough-in we ask for a kitchen drawing showing where every appliance will stand, and give each heavy appliance its own circuit and breaker from the board.

DishwasherA socket on its own circuit in the next cabinet rather than directly behind the machineIt can be unplugged without pulling the machine out
Fridge and freezerOne socket per appliance at a height you can reachNever on a circuit shared with heating appliances

Worktop socketsSeveral sockets spread above the counter at a comfortable height after tilingFor the kettle, air fryer and blender
Washer and dryerAn RCD-protected circuit in the laundry roomThe box sits away from the water outlet

Every kitchen socket is protected by a 30 mA RCD, because water and metal sit side by side there. Boxes are set once we know the tile thickness so that each socket finishes flush with the tiles, and each box is labelled with its appliance, as in the photo, so the carpenter or installer does not mix them up later. If you are renovating the whole kitchen, this work can be combined with our kitchen and bathroom renovation service and with a tile installer in Dhahran so that the box heights match the final tiles.

Outdoor cable runs in Dhahran: buried garden cables and warning tape

Outdoor electrical runs in Dhahran gardens are laid as cable inside conduit, buried at a suitable depth on a bed of fine sand, with a warning tape laid above before backfilling so that anyone digging years later knows a cable lies below. Accepted practice is a depth of about 60 cm under paths and lawns, and deeper under driveways. That simple arrangement is the difference between a garden whose lights keep working for years and one where the irrigation or landscaping crew cuts an exposed cable with the first spade.

Garden and boundary-wall lighting in Dhahran

An outdoor light point or yard floodlight starts from SAR 75. We prefer to split outdoor lighting into two or three circuits: the boundary wall and gate, the paths, and the palms and decorative lighting, each on its own switch, timer or photocell, so you never have to light the whole garden just to see the gate. Around swimming pools the water protection rating goes up and the design is reviewed with the pool specialist before any work starts.

⚠ Never bury a cable straight in the soil

A cable buried without conduit or warning tape is easily cut by garden tools, absorbs moisture from irrigation water and is hard to trace when it fails. If the RCD keeps tripping after the garden is watered, a fitting or joint has almost certainly let water in.

Distribution board installation in Dhahran and load balancing in the villa

Fitting or replacing a distribution board in Dhahran starts from SAR 370 including connection, reviewing an existing board and rebalancing its loads from SAR 185, and adding a new breaker from SAR 90. In multi-storey villas we lean towards a main board with sub-boards for each floor, the annex or the AC units, so part of the house can be isolated for maintenance without switching off the whole villa.

  • Spare ways: we leave empty positions for what you will add later, such as an EV charger or another AC unit.
  • Numbering and a schedule: every breaker carries a number and a name, with a circuit chart inside the door.
  • Phase balance: on a three-phase supply we spread the heavy loads evenly across the phases.
  • The main breaker: it follows your supply capacity with the Saudi Electricity Company and is never upsized to hide a problem.

Earthing and RCD protection in Dhahran villas

The Saudi Electricity Company will not connect a new home until its earthing is in place, and a complete earth system for the house is priced from SAR 275. An earth conductor reaches every socket and every metal appliance, and once installed we test the earth resistance, aiming at the ceiling of 5 ohms that published summaries of Saudi specifications set for the earth grid. The 30 mA RCD is what protects people from electric shock, and we fit it on socket circuits, bathrooms, the kitchen, garden circuits and the washing machine.

Earth conductors are green and yellow, neutrals are blue, and phase colours follow one consistent scheme throughout the villa. A water pipe is never treated as an earth here, and neutral and earth are never joined downstream of the main board.

Electrical extensions in Dhahran for AC units and water heaters

In Dhahran each split-unit supply, breaker included, is from SAR 120, and wiring a water heater or extract fan from SAR 65. Each AC unit gets its own circuit, and each water heater gets its own circuit with a double-pole switch and indicator light outside the bathroom. In villas where AC units are added years after moving in, we check the board and main breaker capacity first, because the trouble never shows on installation day; it shows on the first scorching afternoon when everything runs at once. The water side of the heater is handled by our plumbing team; we take care of the electrics.

Spotlights, chandeliers and hidden lighting in Dhahran majlis rooms

In a fresh gypsum ceiling in Dhahran, downlights are fitted from SAR 9 each with the hole cut, chandeliers hung from SAR 55, while concealed LED strip is from SAR 45 a running metre. We pull spotlight cables before the gypsum ceiling in Dhahran is closed, leave enough slack for each group, and put LED strip drivers where they can be reached through an access hatch. Heavy chandeliers hang from a fixing in the concrete slab, never from the gypsum board.

In large majlis rooms we split the lighting into groups switched separately: general light, wall and artwork spotlights, and hidden lighting for a softer mood. This is where lighting meets the smart switches above, because each group becomes a button or a scene on the panel. The SAR 9 spotlight price applies to a new ceiling with many fittings; a single light or a pair in an older ceiling is billed as a call-out instead.

Data, satellite, cameras and intercom in Dhahran villas

Data and satellite outlets cost from SAR 90 each, while intercoms and camera systems are priced after a site visit because their scope varies so much. We run low-current conduits separately from the power conduits and at a distance from them, bring them together at one distribution point near the router, and prepare camera points at the gate, the wall corners and the car entrance before the façades are finished.

Older Dhahran homes: rewiring and moving from 127 V to the 230 V system

In older Dhahran homes you may find wiring with no earth, sockets on 127 V, or insulation that has gone brittle. A full rewire and conversion from 110 to 220 V is priced after inspection, a burnt or cut stretch of cable is replaced from SAR 165, and one room is re-wired end to end from SAR 460. On the utility side, the owner files the conversion request with the Saudi Electricity Company, while we prepare the board, circuits and sockets for the 230 V system. This work is often combined with a villa renovation in Dhahran.

Electrical fault finding in Dhahran, by appointment

Diagnosing a fault in a Dhahran villa starts with a SAR 90 test visit. We measure the insulation resistance of each circuit, test the RCD and check the terminations in the board to find out why a breaker trips: an overload, two heavy appliances on one circuit, leakage from a garden light that has taken in water, or a loose connection that is heating up.

⚠ Burning smell or smoke from a socket or the board?

Cut the power at the main breaker, provided you can get to it safely, get everyone out of the room, and call Civil Defence or report it to the Saudi Electricity Company. Ours is not an emergency service; after the risk is over we arrange a visit, trace what caused it and put it right.

Electrical testing in Dhahran before walls are closed and before handover

SBC 401 does not allow a new installation to go live until it has been inspected and tested. Before plastering we test the continuity of every conductor and earth wire, then the insulation resistance with a megger at 500 V DC, where the reference minimum for household circuits is 1 megohm. After energising we check polarity and the RCD trip time, and hand you the circuit schedule with photos of the cable routes.

Electricity meter for an annex in Dhahran

A separate meter for an annex is something the owner applies for directly with the Saudi Electricity Company, and it is granted for a self-contained unit that appears on the building permit or in a letter from the municipality. We get everything on our side ready: the annex circuits, its sub-board, the earth and a meter recess built to the company’s specification, which the ministry’s housing rules locate within the plot along the boundary wall. How long the company takes is outside our control, so we never quote its timings.

Electrical prices in Dhahran: “starting from” table

In Dhahran our labour begins at SAR 37 an outlet during rough-in, or SAR 28 for each square metre built. Every figure here is are labour estimates until inspection and agreement; cables, breakers and fittings follow your choice, and the final figure comes from the drawings or a visit based on the number of points, the loads and the distances involved.

Illustrative example — garden lighting plus a new kitchen in Dhahran

An owner wants lighting for the garden and a new kitchen with dedicated circuits. Assume 8 outdoor light points × SAR 75 = SAR 600, 6 new kitchen points in the lived-in house × SAR 75 = SAR 450, 4 new breakers × SAR 90 = SAR 360, and a board review with load rebalancing at SAR 185. The total is 600 + 450 + 360 + 185 = SAR 1,595 in labour, before cables, conduit, light fittings and breakers, and before plaster and paint making-good where walls were opened. This is an illustration, not a quote; the real cost follows the inspection.

Common mistakes in modern villa wiring in Dhahran

  • ✓Switch boxes with no neutral: discovered only when the smart panels arrive and do not behave.
  • ✓Oven and hob on one circuit: the breaker trips whenever both are used while cooking.
  • ✓Garden cable with no conduit or tape: cut during the first landscaping or irrigation work.
  • ✓Outdoor fittings without water protection: the RCD trips after every watering.
  • ✓Closing the gypsum before spotlight cables are pulled: any change becomes cutting and patching.
  • ✓A board with no spare ways: an EV charger or another AC unit becomes awkward to add.
  • ✓No testing before plastering: a cut cable is found after the paint is dry.

FAQ

How much does an electrician in Dhahran charge to wire a villa?

Labour for villa rough-in begins at SAR 28/m² of floor area built, or SAR 37 a point if you would rather count outlets. The final figure comes from the drawings once points and circuits are counted, and materials follow your choice.

Do you work around the clock in Dhahran?

No. Every visit is booked in advance after we review the villa or its photos. With smoke or a burning smell, isolate the supply at the main switch if that is safe and call Civil Defence; afterwards we schedule a visit to repair what caused it.

What do smart switches need at rough-in?

They usually need a neutral conductor in the switch box, a deeper box to fit the control module, and good wireless coverage. Tell us before plastering and we prepare every switch position for them.

Can smart panels be fitted in a finished Dhahran villa?

In most cases yes. If the conduits are sound we pull a new neutral without breaking walls; if a conduit is blocked we move the panel to a nearby box or cut a short chase that is closed after testing.

How deep are garden cables buried?

We work at about 60 cm under paths and lawns as accepted practice, inside conduit on a sand bed, with warning tape above before backfilling. Runs under driveways go deeper.

Why does the RCD trip after the garden is watered?

Water has most likely entered a floodlight, an outdoor joint or a poorly sealed box. We test the circuit's insulation, find the faulty part and replace it with one rated for outdoor water exposure.

How many circuits does a villa kitchen need?

It depends on the appliances, but the oven, hob, dishwasher and washing machine each take a circuit with its own breaker, plus an RCD-protected circuit for the worktop sockets. We design the circuits from the kitchen drawing and the appliance list.

How much is an AC power line in Dhahran?

Labour for one split-unit supply with its breaker begins at SAR 120. Before adding units to a lived-in villa we check the board and main breaker capacity.

Is earthing necessary in a villa?

Yes. Without earthing the Saudi Electricity Company will not energise a new home, and the earth conductor has to reach every socket and metal appliance. We install a house earth system from SAR 275.

How much does spotlight installation cost in Dhahran?

From SAR 9 a light, with the hole cut in a fresh gypsum ceiling. One or two lights in an existing ceiling are priced as a visit, and a chandelier starts from SAR 55.

Do you prepare an annex meter in Dhahran?

We prepare the annex wiring, its board, earthing and the meter position. Requesting the extra meter is the owner’s job with the Saudi Electricity Company, and it is granted only where the permit or a municipal letter shows the annex as its own unit.

Which tests do you carry out before handover?

Continuity and insulation resistance with a megger before the walls are closed, then polarity and RCD tests after energising. You receive the circuit schedule and photos of the routes.

Which Dhahran districts do you cover?

Requests reach us from Al Danah (both halves), Al Doha on either side, Al Qusur and further afield. Send your map location if yours is not listed.
