Core Drilling in Dhahran – Villa Wall Drains, Kitchen Extracts & Slab Scanning

Core Drilling in Dhahran

Core drilling in Dhahran is mostly villa work: a hole low in the boundary wall to drain the garden, an outlet for a new kitchen extractor, or a drain hole through the ground-floor slab after a bathroom or sink has moved. We drill with a diamond core rig fixed on a stand, after scanning the concrete to find the rebar and existing pipes, and with floors and garden covered so the villa stays clean. Our smallest holes start at 90 SAR, rising with diameter to 140 SAR for the 5–6 inch class, 230 SAR for 8 inch and 320 SAR for 10–12 inch; every figure is an estimate that we confirm after inspection and agreement. Phone or WhatsApp: 0547879578.

A villa owner in Dhahran does not want a building site in the house. He wants one hole, or a few, in exactly the right place, without cracked marble, stained plaster or a trampled lawn. So every visit starts with two questions: what is inside this wall or slab, and how do we protect everything around the hole? This page explains the villa jobs we are called for in Dhahran, the sizes, the prices and how to order.

What to know before you order

  • What we drill most in villas: garden drain holes through boundary walls, kitchen and bathroom extract holes, drain holes in the ground-floor slab, and AC holes when units move.
  • Before drilling: a radar scan of the ground-floor slab and walls to locate rebar, pipes and cables.
  • Protecting the house: plastic sheeting and padding on marble, slurry collected with a wet vacuum, and a cloth over the lawn.
  • Prices start from: small holes at 90 SAR; the 5–6, 8 and 10–12 inch classes at 140, 230 and 320 SAR. All estimated, confirmed once we have inspected and agreed.
  • Districts: Al Qusour, both Doha districts (North and South) and other parts of Dhahran.
  • Contact: WhatsApp 0547879578 with a photo of the spot and what the hole is for.

Core drilling in Dhahran: the villa jobs that need a hole

Core holes in Dhahran villas usually follow a change made after the family has moved in: a garden that holds water after irrigation, a kitchen redesigned around a bigger hood, a bathroom moved to another side, or an AC unit relocated after the rooms were refurnished. In each case the villa is fully finished, and the owner’s first question is whether the hole can be made without breaking anything. In most cases it can, because a core rig cuts a clean circle and removes the concrete as one solid cylinder.

■ Boundary wall and garden

A low hole for a drain pipe, or for irrigation and lighting lines running outside.

■ Kitchen

An outlet for the extractor duct in the external wall, usually before the new cabinets go in.

■ Ground-floor slab

A drain hole for a new bathroom, a sink or a kitchen island in the middle of the room.

■ Ceilings and roof

Drain holes between floors, and AC lines rising to the roof.

Concrete coring in Dhahran: garden drain holes through villa boundary walls

Concrete coring through a villa boundary wall in Dhahran is the usual fix when irrigation or rain water collects in the garden with nowhere to go. We fix the rig low on the wall and drill a round hole sized for the pipe, then the plumber completes the run at a fall that carries the water away. In many villas the boundary wall is blockwork built on a concrete strip footing or ground beam, and some are cast concrete; that decides both the method and the position of the hole.

Where should the hole go in the wall?

We set the height of the hole from the garden level and the level of wherever the water will discharge, not from the easiest point to drill. A hole sitting above soil level leaves water trapped behind it; a hole set too low can run into the ground beam that ties the wall foundations together, which we only drill after scanning and with an engineer’s approval. The answer is usually a hole just above the ground beam with a slight fall outwards, or a small channel that collects water to it from the edges of the garden.

Where does the water go after the hole?

Before drilling a hole that discharges onto the street, check the municipality’s requirements, because letting water run onto roads can count as a violation. Common alternatives are connecting the pipe to an inspection chamber inside the villa, to a stormwater network where one is available, or to a soakaway inside the garden. We drill the hole and the plumber decides the destination, and both parts can be done together through our plumbing works service.

Irrigation and garden lighting lines through the wall

Not every boundary wall hole is for drainage. Many owners add pavement lighting outside the wall or run an irrigation line to planters beyond it, and need a small hole for a conduit or pipe. These holes are around the 2 inch class; we drill them through the middle of a block rather than at a joint, seal around the pipe so insects and dust cannot get in, and suggest leaving a spare empty conduit if more lines may be added later.

Before you order the hole

Watch the garden after irrigation, find the lowest point where water collects, and photograph it together with the wall from inside and outside. That one photo does half the work of a site visit.

Kitchen and bathroom core holes in Dhahran villas

Kitchen and bathroom core holes in Dhahran villas are usually ordered during a kitchen refit or when a room is being turned into a bathroom. The best time to drill is before the new cabinets and tiles go in, while the walls are bare and access is easy, so nothing has to be removed or protected.

Kitchen Extractor Hole in Dhahran
Coring the extractor duct outlet in the external wall of a villa kitchen before the cabinets are fitted

Villa kitchen extractor hole: diameter, height and direction

A domestic kitchen hood is usually ducted at 150 mm, which needs a 6 inch class hole, but some large villa hoods have a bigger outlet, so we take the outlet size from the hood manual before drilling. The hole normally sits close to the ceiling above the hood, on the shortest route outside, with a slight fall outwards to keep rain out; outside, a cowl with a back-draft flap is fitted.

Bathroom and laundry extract fans

Most bathroom fans connect to a 100 mm duct, so a 4 inch class core suits them. A small bathroom fan is no substitute for a kitchen hood: each has its own capacity and duct. In laundry rooms we sometimes drill two holes, one for ventilation and one for the washing machine drain, and plan them so they do not crowd a small wall.

Gas lines in the kitchen

If a gas pipe has to pass through the wall, we drill the sleeve hole only. The gas pipework and connection are done by a licensed gas technician.

Rebar scanning before core drilling in Dhahran: the ground-floor slab

Rebar scanning before core drilling in Dhahran is a fixed step for us, and it matters most on the ground-floor slab. That slab hides things you cannot see: a reinforcement mesh, existing drain and water pipes, and electrical conduits running to the rooms. We roll a radar scanner across a chalked grid, mark where the bars and pipes are, and choose the hole position between the lines.

Rebar Scanning in Dhahran
Radar scanning a villa ground-floor slab and marking hole positions between the bars

What lies under a ground-floor slab

Under a villa ground slab there is compacted fill, sometimes topped with a polythene sheet or an anti-termite treatment applied before the pour. When the bit breaks through it passes these layers, so we reseal tightly around the pipe so the hole does not become a path for damp or insects. If the scan shows an existing pipe under the chosen spot, we move the hole or alert the plumber to adjust the route.

Scanning pays off in walls too. Many villas have had power and data lines added after construction, with conduits buried in the plaster in unexpected places. Drilling through a live conduit means repairs and breaking out that nobody needed.

A drain for a kitchen island or a new ground-floor bathroom

When an owner decides to put a sink in an island in the middle of the kitchen, or turn a ground-floor room into a bathroom, the drain needs a path through the slab to the nearest inspection chamber. We core where the plumber specifies after scanning, leaving enough space to fit the pipe at the right fall and seal it. Sometimes the cheapest answer is a core through the slab plus a short saw-cut channel, rather than breaking up a large area of tiles.

Slab and ceiling coring in Dhahran: between floors and on the roof

Slab coring in Dhahran villas is usually for a new upstairs bathroom drain, for AC lines rising to the roof, or for a roof annex that needs water and drainage. We scan the slab first and protect the room below, because the concrete core and cooling water drop into it when the bit breaks through, and we collect the water from above with the vacuum.

If the hole is in the roof slab, sealing it is part of the job, not an optional extra. Every pipe through the roof needs a collar and waterproofing around it, or it becomes the first place water gets in. We coordinate this with our waterproofing and insulation service so the hole is handed over waterproofed. A large hole, or one close to a beam or column, needs an engineer’s opinion before drilling, and a column is never cored.

Drilling holes in walls in Dhahran: the villa’s external wall

Drilling holes in walls in Dhahran villas mostly means the external wall: for an extractor duct, AC lines or a pipe going out to the garden. The job changes with the wall build-up. An insulated cavity wall with two block leaves needs gentle drilling that keeps the insulation intact; a concrete wall needs a rebar scan; and a facade clad in stone or marble needs careful drilling from inside so the stone does not spall outside at breakthrough.

  • Plain block wall: dry coring with dust extraction, or light wet coring, depending on the room.
  • Insulated block wall: gentle drilling, then the insulation is closed around the pipe.
  • Concrete wall: wet coring after a rebar scan.
  • Stone or marble facade: drilled from inside, easing the pressure near the end so the outer edge comes out clean.

AC core holes in Dhahran when units are moved

AC core holes in Dhahran villas are usually needed when an indoor unit moves from one wall to another, or when window units are replaced by splits. The hole needs a fall towards the outside so condensate drains away. Installation manuals from some manufacturers specify about 65 mm, but what counts in the end is your own unit’s manual and the technician fitting it. If the outdoor unit sits on the roof, the lines may need a hole through the roof slab instead of a wall, and then waterproofing comes into the price.

The old window-AC opening is rarely reused as it is. It is either closed with blockwork and finished, or adapted into a window, and the closing and the new hole can be done on the same visit.

Protecting a finished villa during core drilling in Dhahran

Protecting a finished villa while coring in Dhahran is what separates a clean job from one that leaves marks for weeks. The cooling water comes out loaded with concrete slurry. If that slurry dries on marble or granite it leaves stains that are hard to remove, and if it reaches a gypsum ceiling or a painted wall it leaves streaks. So we deal with the water before it spreads.

  • ✓Floors: heavy plastic sheeting, then felt or cardboard along the equipment route and under the rig.
  • ✓Slurry control: a ring around the bit catches the water and a wet vacuum runs the whole time; splashes are wiped the moment they land.
  • ✓Furniture: we ask for it to be moved, or cover it completely around the work area.
  • ✓Garden: a protection cloth on the lawn for the core and tools, and no dragging of equipment over plants.
  • ✓Gypsum and paint: masking tape around the hole on both sides, and clean edges when we finish.
  • ✓Handover: we take the cores and debris away and leave the space as it was.

⚠ Do not leave slurry to dry

Concrete slurry starts to harden quickly. If you notice splashes on marble after any trade has left, wipe them with water straight away before they set.

Wet or dry coring in Dhahran villas?

Wet drilling is our default in reinforced concrete, because water cools the diamond bit, holds down dust and gives a cleaner hole. In a finished home, though, it means water and slurry that must be controlled, which is why we use a collection ring and wet vacuum on every internal hole. For internal block walls, or holes near a distribution board or a timber floor, we often switch to dry coring with dust extracted straight from the drill head.

Core hole sizes in Dhahran for villa work

Core hole sizes in Dhahran are set by the outside diameter of what will pass through, plus room to seal. This table summarises the common classes in villas:

Use in the villaCommon hole classNote
Irrigation or garden lighting linesUp to about 2 inchSealed around the conduit after installation
Split unit moved to a new wallRoughly 65 mm; follow the unit manualHole slopes down to the outside
Bathroom / laundry fan4 inch classUsually a 100 mm duct
110 mm drain through the slab5 inch classGap for sealing and waterproofing
Kitchen hood6 inch class or per the outletLarge villa hoods may need more
Garden drain through the boundary wallPer the drain pipeLevel matters more than diameter
Group of AC lines to the roof8 inch and aboveNeeds a collar and roof waterproofing

For guidance: the final diameter is set by the plumber, the AC installer or the manufacturer’s manual.

Core drilling prices in Dhahran

Core drilling prices in Dhahran begin at 90 SAR for the smallest holes, and we charge villas here exactly what we charge in Dammam and Al Khobar. A villa usually needs several holes, so we price each one and group them into a single visit.

HoleStarts fromVilla examples

Note: every figure is an estimate, confirmed after we inspect and you agree; it moves with the diameter, how thick the wall or slab is, the steel inside it, working height and how many holes you need.

Group your villa holes into one visit

If you are refitting the kitchen, moving an AC unit and fixing water pooling in the garden, put all of it in one message. The rig, scanner and protection are set up once, so the cost per hole falls and the noisy work is finished in one day instead of being repeated. To see jobs we have finished, visit our project gallery; for the full list of items, see our prices.

Core drilling or concrete cutting in Dhahran: is a round hole enough?

Core drilling and concrete cutting in Dhahran are two services we choose between by the shape of the opening. Coring is for round holes: extractor, drain, AC, garden drainage. A new door between the majlis and the yard, a widened window or a stair opening in a slab needs a diamond saw. That kind of villa work has its own page, concrete cutting in Dhahran, with service details under concrete cutting.

Where the holes belong to a larger villa refurbishment, such as roof waterproofing, damp treatment in an annex or redoing bathrooms, see renovation contractor in Dhahran to stage the work so the holes come before the finishes, not after them.

Does a core hole in a Dhahran villa need an engineer?

Small service holes in walls and slabs do not normally change how the building behaves once they have been scanned and positioned, so in most villas they are done without an engineering office. A big opening in a slab, several holes bunched together, or any hole in a beam, ground beam or load-bearing wall is a structural alteration that needs an engineer, and, depending on scale, possibly a Balady permit as well. When we are not sure what an element is, we say so plainly and do not drill.

After drilling: sealing and waterproofing core holes in a villa

How a villa core hole is closed depends on where it is. An internal wall hole is packed with non-shrink mortar around the pipe and then finished. An external wall hole needs a flexible sealant and an outside cover. A boundary wall hole is sealed around the drain pipe so soil does not wash through with the water. A ground-slab hole is sealed tightly against damp and insects, and a roof hole needs a waterproofing collar. Any hole no longer needed is filled completely and finished flush.

Common core drilling mistakes in villas

  • A drain hole above garden level: water stays trapped behind the wall even though the hole is there.
  • Drilling the extractor hole after the cabinets are in: the technician has to remove cabinets or work in a tight corner.
  • Coring the ground slab without a scan: an existing water pipe is holed and a leak starts under the tiles.
  • Leaving a roof hole unwaterproofed: it becomes the first leak point when the rain comes.
  • Ignoring slurry on marble: it dries and leaves marks that need polishing.

Choosing a core drilling contractor in Dhahran: what to check before you agree

A core drilling contractor in Dhahran will be working inside your occupied home, so you are entitled to ask before you agree:

  • Do you scan for rebar and pipes before drilling? Especially on the ground slab and in walls where services were added.
  • How will you handle water and slurry? A collection ring and wet vacuum, or a bucket and mop?
  • Does the price include sealing around the pipe? And who handles waterproofing for roof and external wall holes?
  • Who sets the level and diameter? Ideally the plumber or AC technician is present, or agreed beforehand.
  • Can you get into the compound? If your villa is inside a compound with a gate and management, ask about entry permission before the date.

At Aemar Al-Maryam General Contracting we answer these before you ask. Our core drilling service page has the general details, and the complete guide to diameters and methods is core drilling in Dammam.

How long does core drilling take in a Dhahran villa?

A single hole in an ordinary wall or slab is done in a short visit, and most of the time goes into protection, scanning and cleaning rather than the drilling itself. If you combine kitchen, bathroom, garden and AC holes in one order, we sequence them so the external holes come first, then move inside once protection is in place, and finish the day with a full clean. We give you the expected duration after inspection, once we know the thickness, the number of holes and the access.

FAQ

What is the price of a core hole in Dhahran?

The smallest holes begin at 90 SAR; the 5–6 inch class begins at 140, 8 inch at 230 and 10–12 inch at 320 SAR. These are estimates we confirm after inspecting and agreeing with you.

Can you make a hole in a villa boundary wall to drain the garden?

Yes. We drill at the right level, usually just above the ground beam. Check the municipality's requirements before sending water onto the street.

Does the hole weaken the boundary wall?

A small round hole in the wall itself does not normally weaken it. Drilling into the ground beam or footings needs a scan and an engineer's opinion.

What size is a villa kitchen extractor hole?

Usually a 6 inch class hole for a 150 mm duct, though large hoods may need more. We work from the hood outlet size in its manual.

When should the extractor hole be drilled during a kitchen refit?

Before the cabinets and tiles go in, while the walls are bare and access is easy.

Why do you scan the ground-floor slab before drilling?

Because it contains rebar and has existing drain, water and power lines in and under it. Scanning finds a safe spot for the hole.

Will the drilling water damage my marble?

Concrete slurry can stain if it dries. We cover the floors, collect the water with a wet vacuum and wipe any splashes at once.

Do you waterproof a roof hole after drilling?

Yes. A roof hole needs a collar and waterproofing around the pipe, which we coordinate with our waterproofing service.

Can your team drill in a villa inside a Dhahran compound?

Yes. The owner arranges our entry with the compound management first, then we book the date.

Which Dhahran districts do you cover?

Al Qusour, Doha North and Doha South among others across Dhahran, and we also work in Al Khobar and Dammam.

What should I send to get a price?

Photos of the hole positions, what each hole is for, the pipe or appliance size, and the district and floor, on WhatsApp 0547879578.
