Looking for a plumber in Dhahran? The plumbing crew of Aemar Al-Maryam General Contracting comes to your villa or flat in Dhahran on a fixed appointment, after reviewing your photos on WhatsApp or inspecting the job. Our focus is villa plumbing: the central water heater and the recirculation loop that brings hot water quickly, guest bathrooms and their basins, garden drainage and inspection chambers, rough-in for annexes, re-piping of older lines, and pumps and tanks. Labour for a bathroom’s pipework is from SAR 460, a basin hung with its mixer from SAR 90, a garden manhole from SAR 185 and an electric heater from SAR 140, all of them estimates that firm up after the visit. Call or message 0547879578.
Plumbing in Dhahran at a glance
- Who we are: a Dammam contracting establishment with plumbing crews working by appointment in Dhahran, Al Khobar and across the Eastern Province, not a 24-hour call-out.
- What Dhahran villas ask us for most: central heaters with slow hot water, guest bathroom refits, gardens where water pools, and old pipes that keep leaking.
- Starts from: bathroom SAR 460, basin 90, mixer 75, inspection chamber 185, electric heater 140, pump 275, AC drain 90. Central heater with a recirculation loop on inspection.
- How it works: photos on WhatsApp, an initial estimate, an inspection, written items and a date, then testing before anything is closed.
Plumber in Dhahran: how we work and when we arrive
When you search for a plumber in Dhahran you want someone who turns up, understands the problem and finishes it without leaving half a job behind. That is what we offer, but in the way a contractor works rather than an emergency line: we book the visit, we arrive with the materials your case needs because we have already seen the photos, and we write down what we will do before we start. So we will not promise to be at your door in thirty minutes or to work at midnight. We promise a visit at the agreed time and work that is tested before it is closed.
Villas in Dhahran tend to be spacious with several bathrooms, a service room for a central heater, a garden with its own drainage and irrigation, and a ground tank plus a roof tank. These parts are connected. A hot-water problem in a far bathroom may come from the circulation pump; water pooling in the garden may be an inspection chamber at the wrong level rather than a broken pipe. That is why, in Dhahran, we ask about the whole house before we ask about the fault.
Plumbing technician or master plumber: who comes to the villa?
A plumbing technician who knows PPR heat-fusion jointing, drainage pipe installation and setting falls comes to you, with an assistant when needed. Larger jobs are supervised by someone from the establishment who checks the items and the test. When the work needs tiles lifted, a wall opened or plaster afterwards, we coordinate it with our other crews instead of leaving you to find a separate tradesman for every step.
A plumber’s phone number in Dhahran: what happens after you message us?
You send photos to 0547879578, we reply with a few specific questions, then with an estimated cost or a request to inspect if the photos are not enough. Once agreed, we set the work day and tell you what to prepare, such as emptying the vanity cabinet or moving the car away from the line of a garden trench. For small faults, a dripping mixer or a basin that needs replacing, we suggest grouping them into one visit to save you time and cost.
Villa plumbing in Dhahran: what differs from a flat?
A villa’s plumbing is not a flat’s plumbing made bigger. Runs are longer, bathrooms are spread over two floors and sometimes an outdoor annex, the heater may be a central unit serving the whole house, and drainage leaves through inspection chambers in the garden before reaching the public network. Each of these differences changes how we inspect and how we build:
■ Long runs
The longer the hot line, the longer you wait and the more heat is lost, so we think about recirculation and insulation from the start.
■ Many bathrooms
We fit an isolation valve for each bathroom so one point can be repaired without cutting water to the whole house.
■ Separate ground-floor drainage
The residential building requirements say ground-floor drainage connects to the main line separately from upper-floor stacks, so a blockage does not back up into ground-floor fixtures.
■ Garden and irrigation
Irrigation lines, garden drains and AC condensate pipes all run through the soil, so we map their routes before digging.
This is why the page is ordered the way it is: we start with what keeps coming up in Dhahran villas, the central heater, guest bathrooms and garden drainage, and then move to rough-in, renewal, pumps and prices. For the complete explanation of every type of plumbing work, see our main guide, plumber in Dammam.
Central water heaters in Dhahran and the recirculation loop
Hot water arrives late in Dhahran villas because the pipe between the central heater and a far bathroom fills with water that cools down between uses, and all of it has to run out before the hot water reaches you. In a two-storey villa that pipe can run for tens of metres, so you stand under the shower wasting water and waiting. The fix we usually fit is not a bigger heater but a return line that brings water back to the heater and a small circulation pump that keeps it moving.
How a return line and circulation pump work
We run a slim pipe from the last hot outlet in the house back to the heater, turning the hot line into a closed loop. A small pump on the return keeps water moving around the loop, so hot water is always close to every tap. We add a timer or a temperature sensor so the pump does not run all day, and a non-return valve so water cannot circulate the wrong way. The result is hot water at the far shower in seconds rather than minutes.
| Symptom in the villa | Usual reason | Our fix |
|---|---|---|
| Hot water is slow only in the far bathrooms | No return line, or the pump has stopped | Add the return line, or repair the pump and set its timer |
| Water arrives warm, not hot | The hot line is uninsulated and loses heat | Insulate exposed runs with lagging rated for the temperature |
| Knocking in pipes when a tap closes | Loose pipes or high pressure | Fix the clips, check the pressure, possibly add an arrestor |
| Water dripping from the relief valve pipe | Excess pressure or temperature, or a faulty valve | Check the thermostat and pressure; replace the valve if needed |
| Hot water drops when two taps are open | Undersized pipe or heater too small for demand | Review pipe sizes and heater capacity against the bathroom count |
The relief valve and the right temperature
Any heater with a cylinder must carry a T&P valve, the combined valve that opens on excess temperature or pressure, and its outlet pipe has to lead down to a gully or other safe spot rather than ending in mid-air next to the cylinder. The Saudi plumbing code lists it among the safety devices, and it is the first thing we check in a service room. As for the setting, public health advice is to hold the cylinder at no less than 60 °C against Legionella and to get water of about 50 °C to a tap within a minute; a recirculation loop is what makes that possible in a large villa. Water hotter than 44 °C burns skin, so we suggest a thermostatic mixing valve that lowers the temperature at bathrooms used by children or older people without lowering the storage temperature.
Insulation and pipe expansion on the hot line
PPR pipe expands with heat far more than metal. Where a hot line is long and exposed in a service room or on the roof, we give it room to move with sliding clips and offsets rather than locking it between two fixed points. We lag the whole line with foam insulation suited to the operating temperature, because insulation keeps the heat in and cuts the work of both the pump and the heater.
One central heater or separate heaters?
A central heater suits a villa that wants one source and one service point, provided a recirculation loop is designed with it. Separate electric heaters suit an annex or a distant guest bathroom, at SAR 140 upwards each to install. A central heater with a return line is priced after inspection because the work varies from villa to villa.
Guest bathrooms in Dhahran: basin installation and plumbing finishing
The guest bathroom in a Dhahran villa is the one visitors see most and the family uses least, so it gets refitted often: a wall-hung basin instead of the old pedestal, a modern mixer, a wall-hung WC with a concealed cistern. Hanging a basin with its mixer costs from SAR 90, swapping a mixer from SAR 75, and a complete re-plumb of the room from SAR 460 in labour.

Basin installation in Dhahran: a wall-hung basin needs a wall that can carry it
A wall-hung basin looks clean but hangs on the wall alone, so before fitting we make sure the wall will hold chemical anchors or that it has a dedicated steel frame inside, especially if it is gypsum board or cement board. We then fit two angle valves, one hot and one cold, so the basin can be isolated on its own for maintenance, and connect the mixer with braided hoses of the right length, without twists or sharp bends. Finally we tighten the waste and trap by hand and then just enough, and we test twice: once with a strong flow to reveal any leak at the joints, and once by filling and emptying the bowl to watch the trap.
Sewer smell in the guest bathroom
When a guest bathroom goes weeks without use, the water in the floor-drain trap or under the basin evaporates, and that water is the seal that stops sewer air rising. That is why this bathroom smells before any other. The first fix is simple: run the basin and floor drain for a minute each week. If the smell persists, we check the WC seal, the trap joint and the venting of the drain, because a drain without venting can siphon the trap empty when the WC is flushed.
Finishing the guest bathroom plumbing
- ✓We make sure tiling is finished and the grout has set before fitting fixtures, so the basin or WC does not move after fixing.
- ✓We hang the wall-hung WC on its concealed-cistern frame and set the flush plate, or set a floor-standing WC on a new seal with suitable silicone.
- ✓We fit the bidet spray with its own angle valve, and the accessories where no pipes run behind them.
- ✓We open every point and watch it, leave the room clean, and show you where each valve is.
If the refit includes tiles, waterproofing and a false ceiling, read tile installer in Dhahran for choosing and laying tiles and renovation contractor in Dhahran for a complete bathroom renovation.
Garden drainage and inspection chambers in Dhahran
Water pools in some Dhahran gardens, or an inspection chamber overflows, because the drain between two chambers has lost its fall, roots have entered the joints, or the chamber itself has settled or its cover has cracked. We deal with it by relaying the line between two chambers in a straight trench, on a clean sand bed, at a fall set with a laser rather than by eye.

What fall does a garden drain need?
The Saudi plumbing code takes its slope tables from the international code it was built on: small pipes up to about 2.5 inches need at least 2%, and pipes from 3 to 6 inches, including the common 110 mm outdoor drain, need about 1%. In other words, the pipe drops roughly one centimetre for every metre. A steeper fall is not always better on branch lines, because water can outrun the solids and leave them behind. So the technician works with a grade staff on the trench floor while the laser projects its beam inside the pipe, correcting each metre before backfilling.
Inspection chambers: where they go and when to replace them
An inspection chamber belongs at every change of direction, wherever two lines meet and before the connection to the public network, because it is where the line is cleaned without digging. A new or rebuilt manhole is from SAR 185; its lid is chosen for foot or car traffic depending on where it sits, and its channel lines up with the existing pipe so there is no ledge for waste to catch on. In the Eastern Province anything buried deserves care: groundwater is close to the surface in many places and its salts attack concrete, so we waterproof chambers and choose materials that suit the soil.
AC condensate drains and irrigation lines
Condensate from air conditioners should not run down the wall or collect on the roof; it belongs in a pipe that ends at a trap or proper drain, which we run from SAR 90 per unit. When we dig in the garden we ask about irrigation and outdoor electrical routes first, and put turf and soil back as far as possible after backfilling; outdoor paving or kerbs are agreed with you before we dig.
⚠ Before you dig in the garden
Do not start digging for a drain without knowing where the cables and irrigation lines run. Send us photos of the inspection chambers with their covers off and of where the water pools; the water level inside the chambers often tells us where the problem is before we dig a single metre.
Water lines in Dhahran villas: which pipe for which run?
In Dhahran villas we run hot and cold supply in PPR joined by heat fusion, because a fused joint becomes one piece with the pipe and does not rely on seals that wear out. The fusion tool heats the pipe and fitting together at about 260 °C for a few seconds depending on the diameter, and they are pushed together straight without twisting, since overheating burns the joint and twisting tears it. Drainage is uPVC with sizes by fixture: 110 mm for WCs and stacks, about 40 mm for showers, washing machines and kitchen sinks, and 32 to 40 mm for basins.
| Run in the villa | What we usually use | What we watch in Dhahran |
|---|---|---|
| Main line from the tank or pump | PPR, larger than the bathroom branches | A main valve somewhere easy to reach |
| Hot bathroom lines | PPR in a pressure class suited to the temperature per the maker’s chart | Insulation, expansion and the return line |
| Garden and irrigation line | A separate line with its own valve | That irrigation does not starve the bathrooms of pressure |
| Internal drainage | uPVC sized to each fixture | Falls, venting and cleaning access |
| External drainage | uPVC 110 mm or larger between chambers | Sand bed, laser-set fall, protection from salts |
We give each bathroom and kitchen an isolation valve in a known place, because what annoys villa owners most during a leak is cutting water to the whole house to fix one point. With many bathrooms we sometimes suggest manifold distribution, a separate line to each fixture from one distribution point, which means fewer buried joints and each fixture can be isolated on its own.
Plumbing rough-in in Dhahran for new villas and annexes
Rough-in means running the supply and drainage lines before plaster and tiles. On a new build we work from the drawings at SAR 23 upwards for each built square metre, or by wet room if you prefer: SAR 460 upwards per bathroom and SAR 135 upwards per kitchen. It starts once the structure and walls are up, in coordination with the electrical crew, because pipes and conduits share the same walls, and with the AC crew for drain routes.
- 1Review the drawings
We fix fixture, heater and tank positions and the drainage route to the chambers, and ask about fixture models before rough-in, not after. - 2Mark walls and floors
We draw pipe routes and outlet points and keep clear distances from electrical runs. - 3Install
PPR supply lines joined by heat fusion, uPVC drainage at the right sizes and falls, and a valve for each bathroom and kitchen. - 4Test
Supply lines under water pressure and drainage under a water column before anything is closed. - 5Photograph and hand over
We photograph the routes before plastering, send you the pictures, and hand over to plaster, waterproofing and tiling.
For the annexes and outdoor majlis rooms common in Dhahran villas, we coordinate plumbing with annex and majlis builder in Dhahran, and decide with the owner whether the annex takes hot water from the central heater or from its own heater, and where its drainage goes relative to the existing chambers. If a drain must pass through a concrete slab, the opening is made by diamond coring as in core drilling in Dhahran, not by breaking.
Re-piping a house in Dhahran
We re-pipe Dhahran homes when one leak follows another in a new spot each time, when discoloured water comes out first thing in the morning from old galvanised lines, or when pressure is weak at every tap although the tank is full and the pump is fine. Fixing one spot by replacing its section starts from SAR 165; renewing the whole network is priced once we have seen the house: how many bathrooms, how many metres of line and how many tiles have to come up.
In an occupied villa we do not open every wall at once. We split the house into stages, one bathroom after another, keep water available in part of the house during the work, and sometimes run new exposed lines in service rooms or on the roof instead of breaking a tiled wall. Whatever is broken out is coordinated with demolition contractor in Dhahran for the opening and with plaster and tiles for closing, so you are not left with an open wall waiting for another tradesman.
Pumps, tanks and low water pressure in Dhahran villas
Most Dhahran villas run on a ground tank filled from the network, with a pump lifting water to a roof tank, or a booster pump giving the house direct pressure. Labour is from SAR 275 for a pump with its pipework, from SAR 920 to set or reconnect a roof tank, and from SAR 135 for a call-out that traces and cures weak pressure.
Low water pressure on the upper floor
We start with the simplest checks: are the valves fully open? Is the inlet filter or the mixer aerators clogged with sediment? Then we move to the pump, its pressure switch and vessel, and finally to pipe sizes and lengths. Very often the cause is a roof tank that sits too low to give the top floor enough pressure, and the answer is a small booster pump rather than a new network.
What the requirements say about tanks
- ✓Under the Ministry of Municipalities and Housing rules for new homes, the ground and roof tanks between them must hold enough for the household for five days or more.
- ✓A clear metre or more separating any drinking-water tank from the cesspit.
- ✓Tanks waterproofed tightly inside and out; details are in roof waterproofing and insulation in Dhahran.
- ✓Each residential unit has its own meter under National Water Company rules, and removing the meter to connect directly is a violation, so we never put a pump on the meter.
Dhahran is among the cities supplied with desalinated water in the Eastern Province, so water leaves the network clean, but a neglected or poorly sealed tank can change its taste and colour. We recommend cleaning tanks regularly and keeping their covers tight, and we check the vents and overflow whenever we work on the pump.
Plumbing pressure test and drainage test in Dhahran
We do not close a wall or pour a floor over a pipe that has not been tested. The Saudi plumbing code, based on the International Plumbing Code, has the drainage system tested with water standing at least 3 metres high for at least a quarter of an hour, or with 35 kPa of air, while supply pipework must hold without leaking at no less than its working pressure. On top of that we follow PPR manufacturers’ guidance: we raise the pressure in stages above the working pressure, bleed air from the high points and keep the line under observation before plaster and tiles.
Ask for the test photos
For every bathroom we plumb we send you a photo of the pressure gauge at the start and end of the test and photos of the pipe routes before they are closed. Keep them: they are what any plumber needs years later to know where to cut and where not to.
Plumbing prices in Dhahran
Our Dhahran labour rates start at the same figures as in Dammam, and there is no travel charge here. You choose pipes and fixtures; every figure firms up after the visit, because the number of outlets, the length of each run, the floor and the access all move the price.

Worked example: a guest bathroom refit and garden drainage in a Dhahran villa
Suppose a Dhahran villa owner wants the guest bathroom re-plumbed, two new basins in the neighbouring bathrooms, two garden inspection chambers replaced and three AC drains rerouted that currently run down the wall:
| Item | Calculation | Labour |
|---|---|---|
| Guest bathroom rough-in | 1 × 460 | SAR 460 |
| Two basins with mixers | 2 × 90 | SAR 180 |
| Two replacement inspection chambers | 2 × 185 | SAR 370 |
| Three AC drain lines | 3 × 90 | SAR 270 |
| Estimated total | SAR 1,280 |
The total covers labour alone. Not included: the basins, mixers and pipes, the tiles and waterproofing, and reinstating the lawn. If the owner also wants a recirculation loop on the central heater, that is priced separately after inspection. Treat it as an illustration; the binding figure is written after the visit and agreed before we begin.
Mistakes we see in Dhahran villa plumbing
| Mistake | What happens later | How we avoid it |
|---|---|---|
| Central heater with no return line | Long waits for hot water and wasted water | Design the loop and pump with the heater |
| Relief valve pipe left hanging in the air | Hot water discharging onto the floor or wall | Run it to a floor drain or safe point |
| Garden drainage without enough chambers | Hard to clean, digging at every blockage | A chamber at every turn or junction |
| Wall-hung basin on a weak wall | Basin tilting and the wall cracking | Check the wall or fit a support frame |
| Closing walls before testing | A leak that appears after tiling | Test and photograph before any closing |
