In Ras Tanura, finishing starts with a question nobody asks inland: what will sea air do to this fitting a year from now? A finishing contractor in Ras Tanura chooses what goes on the facade, how the bathroom is sealed and how window frames are closed with that in mind. Aemar Al-Maryam General Contracting takes shell villas and flats through to move-in, or strips and renews tired finishes, running all trades from a single programme on visits booked out of Dammam. Our floor-area rates begin at 650 riyals (economy), 830 (standard) and 1,100 (premium), materials and labour together; every figure stays provisional until we have seen the property and agreed terms, and the journey is costed after that visit. Call or message 0547879578.
Three things get special attention here. First, anything fixed outside the house, from light fittings and sockets down to screws, has to cope with moisture and salt. Second, a bathroom is not tiled until its waterproofing has proved itself under water, and then a screed goes on top to protect it and carry water to the drain. Third, every new window is sprayed with water before the wall around it is painted, because rain here arrives with the wind.
In short: finishing in Ras Tanura with Aemar Al-Maryam
- Typical projects: shell villas and flats, occupied homes due a refresh, and courtyard annexes or majlis rooms.
- Supplied-and-fitted rate per floor metre: 650, 830 or 1,100 riyals to start, by level.
- Facades: stainless-steel lights and fixings and outdoor sockets with sealed covers.
- Bathrooms: flood test for 24 to 72 hours, then a screed falling to the drain, then tiles.
- Windows: hose test from outside and inspection from inside before painting.
- Travel from Dammam: priced at inspection; the per-item share drops when visits are grouped.
- First step: photograph rooms, windows and the facade and send them with the plan to 0547879578.
Finishing contractor in Ras Tanura: scheduling crews out of Dammam
A finishing contractor in Ras Tanura runs on booked visits, not an open-ended daily presence. The crew travels from Dammam, so each visit should complete a whole stage or stages in different rooms. Before starting we fix point positions and materials, and group related work into one visit: electrical and plumbing first fix together, then waterproofing and its test, then plaster. Between visits the jobs that need time rather than people carry on by themselves, such as water-curing plaster, plaster drying, or flood-test water standing in a bathroom.
Travel has no fixed price until we have looked at the job, since it rises and falls with the workload and how many trips it takes. The logic is easy to follow: bundle the stages into fewer trips and each item bears less of the journey. Every trade we bring to the town appears on the Ras Tanura area page, and the general service overview is under finishing and interior extension.
How to reduce the effect of travel on your cost
Choose all materials before work starts, send window and door sizes early, and put any extra work you want, such as the facade, an annex or merging two rooms, in the same contract. Every extra trip from Dammam for a small item is charged; an item added to a visit that is already happening adds almost nothing to travel.
Finishing price per square metre in Ras Tanura
Per metre, a Ras Tanura home costs what a Dammam home costs: 650 riyals at economy, 830 at standard and 1,100 at premium, multiplied by the floor area, with that grade of material and the crews’ wages both inside the figure. After the visit the figure can move either way depending on how true the shell is, how many bathrooms there are and what the design asks for. Outside it sit the facades, AC units, furniture, and kitchen joinery and appliances.
| Grade | Main ingredients | Opening rate per m² |
|---|---|---|
| Economy | full first and second fix, flood-proven membranes in bathrooms and kitchen, sand-cement render, locally made ceramic, entry-level emulsion, off-the-shelf doors, steam-proof ceiling board in wet rooms | 650 riyals |
| Standard | ceramic swapped for roughly 60×60 porcelain, flat gypsum over living spaces, a better emulsion and a better door | 830 riyals |
| Premium | marble or wide-format porcelain, layered ceilings with recessed light coves, premium or textured paint, solid-core doors | 1,100 riyals |
| Designed scheme | imported stone, details drawn by a designer | Set at the visit |
| Labour contract | all materials bought by the owner | Set at the visit |
Worked example: finishing a 135 m² flat in Ras Tanura
A flat at shell stage of 135 m², with three bedrooms, two bathrooms and a kitchen, in a block close to the seafront:
| Level | Calculation | From |
|---|---|---|
| Economy | 135 × 650 | SAR 87,750 |
| Standard | 135 × 830 | SAR 112,050 |
| Premium | 135 × 1,100 | SAR 148,500 |
Illustrative estimate until inspection; includes waterproofing, flood testing and screeding of both bathrooms; excludes travel from Dammam, kitchen cabinets, appliances and AC units.
The step from economy to standard here is SAR 24,300. In a home near the sea we suggest that part of any extra budget goes first to what resists moisture, such as high-grade paint in bathrooms and the kitchen (from SAR 32 per m²), before it goes to decoration.
Seaside facades in Ras Tanura: corrosion-resistant fittings
Facades near the sea in Ras Tanura expose cheap fittings quickly: a painted steel light leaves a brown streak down a white wall within one season, an ordinary screw rusts under the paint, and an outdoor socket without a sealed cover fills with moisture. So on facades we choose stainless-steel light fittings and fixings, outdoor sockets with covers that close over the plug, and fix everything with rust-resistant or protectively coated screws.
- ✓Outdoor lighting: stainless-steel or coated aluminium bodies with the cable entry sealed.
- ✓Outdoor sockets: covers that close over the plug, wired on a circuit behind a 30 mA earth-leakage breaker.
- ✓Fixings: rust-resistant screws and bolts, with plugs suited to block or concrete.
- ✓Natural stone: needs a protective treatment in humid, salty coastal areas before handover.
- ✓Exterior paint: a full system of primer and coats suited to coastal conditions; see painting contractor in Ras Tanura.
On a coastal house the roof is part of the envelope too. Its waterproofing and insulation go in before the top floor is finished, so ceilings are not painted only to stain later; our Ras Tanura roof insulation page explains the layers. Facades and roofs are priced at inspection because area, height and condition vary from house to house.
Bathrooms in Ras Tanura flats: the screed over tested waterproofing
A bathroom in a Ras Tanura flat is built in layers, and any mistake in their order shows up in the neighbour’s ceiling. Our sequence: a membrane across the floor that rises some way up each wall, then a flood test that holds a few centimetres of water for 24 to 72 hours while we watch the level, then a cement screed over the membrane that protects it and forms the fall, then tiles.

The screed is not just a levelling layer; it decides where water goes. We stretch a string line on the wall to mark the level, pull the screed with an aluminium rule from the walls towards the drain at a fall of around 2%, and check it with a spirit level before it sets. The tiles then follow the same fall, so no water sits in a corner. At the drain we take the membrane down into the drain collar rather than cutting it around the hole, because a cut at the outlet is the most common leak point.
| Layer | Opening price | Basis |
|---|---|---|
| Membrane plus flood proof | 26 riyals | per m² |
| Supply and waste pipework for one bathroom, labour | 460 riyals | per bathroom |
| Steam-proof gypsum ceiling | 74 riyals | per m² |
| Budget ceramic we supply and stick down | 37 riyals | per m² |
Estimates until inspection and agreement. For existing bathrooms that need a full overhaul see bathroom renovation in Ras Tanura.
Never accept tiles over an untested membrane
Even if you are told the material is excellent, ask for the flood test anyway. The fault is rarely in the product; it is at corners and around pipes, and only water finds it.
Window water tests in Ras Tanura villas
Water-testing windows is a step we add in Ras Tanura villas after each aluminium window is fitted and before the wall around it is painted. Outside, a technician hoses water onto the frame, its joints and its bottom corner to imitate rain driven by wind; inside, another technician checks the corners and the wall under the window with a torch. If any damp appears we reseal the joint and test again.

Where water gets in around a window
- ✓The joint between frame and wall: missing or detached sealant, or a gap left unfilled before sealing.
- ✓Frame corners: loose joints at the corners of the aluminium itself.
- ✓The sill: a sill with no outward fall collects water at the frame.
- ✓Drainage slots: the slots in the bottom track blocked with mortar or paint.
When windows and doors go into the schedule
Windows go in after plaster and before final paint; interior doors after the heavy wet trades such as tiling and plaster, so they do not absorb moisture or get scratched. The openings themselves are sized before plastering, and in a new building the type of insulated glazing is part of the thermal-insulation decision taken early. So please pick your windows at the start of the schedule, not at the end, so we never plaster an opening and then break its edges to fit a frame that arrived in a different size.
Supplying and installing aluminium doors and windows is priced at inspection; the testing and sealing are part of our scheduled work. If you need a new window opening or a wider existing one, see door and window openings in Ras Tanura.
Finishing stages in order in Ras Tanura
The finishing stages in Ras Tanura are the same as anywhere else, but several of them carry a coastal note:
| Stage | Check point | Coastal note |
|---|---|---|
| Points and layout | furniture, socket and water positions | choose outdoor fittings and their type now |
| Electrical and plumbing first fix | photos of every run; drains held at a three-metre head | rust-free boxes and pipes in damp areas |
| Waterproofing | one to three days under water | screed over the membrane only after a pass |
| Plaster | straightedge, tap test, water curing | cement plaster in bathrooms, kitchens and wall bases |
| Gypsum | once ceiling services are final | steam-proof board wherever water is used |
| Tiles | falls and flatness | bathrooms and balconies fall to drains |
| Windows and doors | closing and sealing | hose test before painting |
| Second fix and final coat | every point live, leakage breaker trips | sealed outdoor socket covers and resistant fixings |
The Saudi Building Code for homes is our yardstick. On a new house we settle wall and roof heat insulation and the glazing spec before any render goes on, because without them the power company will not energise the supply.
First fix before finishing in Ras Tanura: electrics, plumbing and AC
First fix is everything buried in walls and ceilings that will never be seen again, so we photograph it fully before closing and give you the photos. For electrics we run conduits and boxes, keep low-current separate from power, give air conditioners and water heaters their own circuits, and put sockets, wet rooms and outside points behind earth-leakage breakers. In a coastal house we choose boxes for damp and outdoor positions with sealed covers from the start, not at second fix.
Pipework is proven twice before render covers it: waste runs are filled to a three-metre head and left a quarter of an hour to see if the level drops, and supply runs are held at working pressure or above. For air conditioning we prepare condensate pipes, copper routes and wall openings before the gypsum; round openings in concrete are cored, see core drilling in Ras Tanura. Wiring labour starts at 28 riyals per metre of built area, new-build pipework at 23, and a whole bathroom’s pipework at 460. More detail in electrician in Ras Tanura and plumber in Ras Tanura.
Plaster and gypsum board in Ras Tanura homes
Plaster in Ras Tanura homes is cement-based in bathrooms, kitchens and at the base of walls, because the saline water table under many Eastern Province neighbourhoods lies only a short way down, and its salts can rise by capillary action into the lower part of walls, showing as salt bloom and hollow plaster. In an existing house with salts showing, we deal with the source of damp before replastering, or the salts come back under the new paint. On new plaster we use dots and screeds, press reinforcing mesh into every block-to-concrete joint, and spray the fresh coat with water over the following days. Internal plaster with materials starts at SAR 13 per m²; see plastering contractor in Ras Tanura.
Ceiling board goes up only after cable and duct runs above it are final. Wet rooms get steam-proof board (resistant, not waterproof, so it does not replace ventilation); in living areas, standard board flat or multi-level. A flat ceiling starts at SAR 46 per m² and a moisture-resistant one at SAR 74; see gypsum board installation in Ras Tanura.
What raises finishing cost in Ras Tanura and sets the duration
- ✓Distance from the sea and exposure: a facade facing the sea needs higher-grade fittings and paint systems, priced at inspection.
- ✓Number of bathrooms: each has first fix, waterproofing, a flood test, a screed and wall tiles.
- ✓Shell condition: out-of-plumb walls and uneven floors mean thicker plaster and levelling before tiles.
- ✓Number of visits: late decisions add trips from Dammam and raise the travel share.
- ✓Window and material supply: a late window holds up the painting around it.
- ✓Level: marble, multi-level gypsum and decorative paint take more time and labour.
Treat any duration as a guide: for a flat think in weeks or a couple of months, for a villa in months. Part of every programme is planned idle time, for example flood water sitting in a bathroom or render drying out ahead of paint (full curing of sand-cement render can run to about four weeks). We do not cut those short, because shortcuts show as defects after handover.
Separate tradesmen or one finishing firm in Ras Tanura?
When nearly every tradesman drives in from another town, juggling five separate hires is hard work: five sets of dates, an extra trip for each slip, and a habit of blaming the previous trade for every fault. Give the whole job to one firm and the sequencing, the testing and the handover have a single owner. Before signing, check the contract lists what happens in each room, the grade of each material, what is expressly left out, which completed and inspected stage triggers each payment, how later changes are costed, and how the final snag list is closed. The Contractors Authority’s standard contract on the «مقاول» platform can be enforced directly once both sides accept it there.
Economy, standard and premium finishing in Ras Tanura: where to put the difference
The difference between finishing levels in Ras Tanura shows in tiles, ceilings, paint and doors; the hidden services and membranes never change between grades. Our advice for a coastal home is to upgrade what resists water and salt before what is only seen: high-grade paint in bathrooms and kitchens instead of economy, moisture-resistant gypsum in every damp space, and well-sealed windows. Large porcelain and multi-level gypsum come after that.
Apartment finishing in Ras Tanura
Apartment finishing in Ras Tanura is either from shell or a renewal of a lived-in flat. In a renewal we pick what has to go: worn tiles with their mortar bed (stripping from 14 riyals a square metre), the bathroom layers if damp shows under it, and any plaster that sounds hollow when tapped. In flats close to the sea we often find salts at the base of walls, so we deal with the damp source before plaster and paint. Kitchens have their own article, kitchen renovation in Ras Tanura, and cabinets are not part of our work.
If the family is living in the flat during the renewal, we work room by room: the room is emptied or what stays is covered, the doorway is sealed with plastic sheeting to hold the dust, and one bathroom stays usable until the other is finished. It stretches the programme a little but lets the family stay, and it is agreed in the schedule from the start.
Villa finishing company in Ras Tanura
Finishing a villa in Ras Tanura adds three outdoor parts to the interior: the facade, the roof and the courtyard. The interior is priced by the package rate, the outside at inspection. On villas we usually suggest doing the facade and its fittings before the final interior paint, so workers do not carry dust into finished rooms. If the villa needs an annex or an outdoor majlis see annex and majlis builder in Ras Tanura, and for courtyard and path paving interlock paving in Ras Tanura.
Shop and small office finishing in Ras Tanura
Shops and small offices in Ras Tanura reorder the priorities: the floor has to take customer traffic and trolleys, a glazed shopfront needs good sealing against sea humidity, and lights and sockets are planned around shelving and the counter rather than home furniture. We price these by item after inspection: floor levelling from SAR 14 per m², laying ceramic from 23 riyals or porcelain to 60×60 from 32, a flat ceiling from SAR 46 and paint from SAR 14. If the shop needs a small WC or a basin we add its first fix and waterproofing.
Balconies and courtyards near the sea
Balconies and courtyards take the most wind-driven rain and sea spray. We give a balcony floor a clear fall outwards or towards a drain, waterproof it under the tiles as we would a bathroom, choose a textured tile that is not slippery when wet, and set the skirting slightly above the floor finish so water cannot run behind it into the wall. We price these on site, since no two balconies or yards are alike.
Interior extension and room merging in Ras Tanura
Interior extension in Ras Tanura means turning two rooms into one by taking out the divider, opening a kitchen to the lounge, or adding new dividing walls. We stick to walls that carry no structure; a bearing wall waits for an engineer’s report and a permit.
| Opening price | Job | Basis |
|---|---|---|
| 185 riyals | Taking down a blockwork divider with no structural role | per wall |
| 140 riyals | Cutting a door or window gap through concrete | per opening |
| 280 riyals per cut / 75 per metre run | Diamond-blade sawing of a concrete wall | cut or length |
| 165 riyals | Two-sided drywall divider filled with mineral wool | per m² |
| 185 riyals | Two-sided cement-board divider with insulated core, suited to wet areas | per m² |
| Set at the visit | New rendered blockwork wall | — |
| Set at the visit | Hauling rubble out of Ras Tanura | per load |
| Set at the visit and engineer’s report | Bearing wall or beam | — |
Only an engineer, reading the structural drawings and standing in the room, can say whether a wall bears load. Pulling out a non-structural divider is ordinary interior upkeep; taking out a bearing wall or sawing a doorway through concrete alters the building and needs a «إضافة وتعديل مكونات بناء» permit through Balady with an engineering office. See demolition contractor in Ras Tanura and concrete cutting in Ras Tanura.

Shell, finishing and renovation in Ras Tanura: where do you start?
If your house is a concrete frame with block walls and nothing else, you are at the finishing-from-shell stage and this article is for you; if it is not built yet, start with building contractor in Ras Tanura. If it is lived in and has damp, cracks or leaks, the better starting point is renovation contractor in Ras Tanura or crack repair in Ras Tanura, because renovation deals with the cause before renewing the surface.
Receiving finished work in Ras Tanura: what to check
- ✓Windows: ask for the hose-test result, open and close every window, and check the drainage slots are clear.
- ✓Bathrooms: pour water and watch it run to the drain; ask for the flood-test record.
- ✓Facade: check fixings, lights and outdoor sockets and their covers.
- ✓Floors: a 3 m straightedge, no more than 3 mm deviation on large tiles, no hollow tiles.
- ✓Electrics: switch every light, try every socket, press the leakage breaker’s test button and read the circuit names on the board.
- ✓File: pictures of the exposed runs, the test sheets, the materials used and your signed snags.
Common mistakes in finishing coastal homes
- ✓Fitting painted-steel outdoor lights on a white facade, then rust streaks after a season.
- ✓Tiling a bathroom over a membrane that was never flooded, or cutting the membrane around the drain instead of taking it into the collar.
- ✓Painting the wall around a new window before it has been water-tested.
- ✓Blocking the window track drainage slots with mortar during plastering.
- ✓Using gypsum plaster in a bathroom or on a damp wall base.
- ✓Leaving roof waterproofing until after the top-floor ceilings are painted.
