Door Opening in a Wall in Al Khobar – Majlis Doorways, Windows, Widening & Gates

Door Opening in a Wall in Al Khobar

Door opening in a wall in Al Khobar usually means one of four jobs when the request comes from a villa or flat in the city: a new doorway joining the living hall to the majlis, a window cut into an outside wall of a dark room, a bedroom door widened so a wheelchair can pass, or a car entrance opened in the villa boundary wall. Aemar Al-Maryam General Contracting carries out the whole job: we survey the wall, cast the lintel, cut while the family stays at home with the dust kept inside the work zone, and leave plastered reveals that the carpenter or aluminium fitter can work to straight away. A cut-only opening is from SAR 140 and a finished opening is from SAR 280; both are indicative and confirmed after we see the wall. Phone or WhatsApp: 0547879578.

One thing to clear up straight away: our work is openings in walls, not opening locks. If a door is stuck shut with the key inside, that is not our service. If you need room made for a new door or window, an existing opening made bigger, or an unwanted one bricked up, read on: everything here comes from jobs in Al Aqrabiyah, Al Hada, Al Thuqbah, Al Khobar Al Janubiyah and the Green Belt.

In short: wall openings in Al Khobar

  • What we do: new doorways inside villas and flats, windows in outside walls worked from a scaffold, door widening, driver doors and car entrances in boundary walls, and closing old openings.
  • First checks: blockwork infill, bearing wall or concrete; hidden cables and pipes; and whether an engineer or a permit comes into it.
  • Lintel: reinforced concrete, as wide as the wall, sitting 15 cm or more into the blockwork at both ends, and kept wet and unloaded for roughly a week.
  • Dust: a zipped plastic dust curtain, thick protection boards over marble floors, wet cutting for concrete, and debris bagged as we go.
  • Starting prices: cut-only opening 140, finished opening 280, door widening 140, driver door in the wall 140, hanging your wooden door and frame 230, window silicone 11 per metre, debris 90 per load (all SAR).
  • At inspection: the lintel, a car gate and its piers, load-bearing or thick concrete walls, aluminium window fitting, and closing old openings.

Door Opening in a Wall in Al Khobar: A Hall-to-Majlis Doorway Without Dust Through the House

A door opening in a wall in Al Khobar inside an occupied villa can usually be cut and cleared in a single working day while the rest of the house stays clean, provided the work is organised before the saw starts. The request we see most often in villas in Al Hada, the Green Belt and Al Aqrabiyah is a doorway linking the living hall to the majlis. Families want the majlis to open onto the reception space for gatherings, or simply want to reach it from inside rather than through the yard. In most of these villas the majlis wall is blockwork inside a concrete frame, so the opening is feasible once we have confirmed where the columns and beams are.

The featured photograph shows what tidy work looks like: the new hall-to-majlis doorway with its concrete lintel, a galvanised corner bead being trued with a long level, boards over the marble, and the dust curtain rolled back after cutting. Small details like these make a new doorway look original to the house.

What decides where the new majlis door goes?

  • ✓Distance from the column: we leave enough distance between the edge of the opening and the nearest column for the lintel to bear on sound blockwork, or we anchor the lintel into the column with dowels set in epoxy, without breaking the column.
  • ✓Beam height: if a downstand beam sits close to the top of the opening it may act as the lintel itself, and that is settled by inspection, not by guessing.
  • ✓Sockets and switches: majlis walls usually carry sockets and cabling for the television and air conditioner; we locate them before cutting and move what needs moving with an electrician.
  • ✓Door swing: we work out the space the leaf needs to swing so it does not hit the majlis sofas or another door in the hall.

If what you want is bigger than a door, in other words merging the hall and the majlis by removing the whole wall, that is demolition work and it has its own page: demolition contractor in Al Khobar. And if the opening is one part of a wider refurbishment of the villa, it is better scheduled with a renovation contractor in Al Khobar so that painting and finishing are not done twice.

Wall Openings in Al Khobar: Which Kind of Opening Do You Need?

Wall openings in Al Khobar, as we use the term here, are the large openings that people, daylight or cars pass through: doors, windows and boundary-wall entrances, not the small holes for air conditioners and pipes. Small round holes for AC lines, drains and ducts are a different job done with a core drill, and see core drilling in Al Khobar for those. On this page we deal with the following:

■ A new internal doorway

between the hall and the majlis, between a bedroom and a dressing room, or from the house into an annex or an outdoor majlis.

■ A window in an outside wall

for a dark room or a kitchen that needs ventilation, worked from an outside scaffold with a sill that falls outward.

■ Widening an existing door

for a wheelchair, to bring in large furniture, or to turn a single door into a pair of leaves.

■ A driver’s door in the villa wall

a narrow pedestrian door, 0.80 m at most under the residential building requirements.

■ A car entrance in the boundary wall

a wide opening of at least 3 m for villas, with a concrete pier on each side.

■ Closing an old opening

a door no longer used or a window facing a neighbour, filled with blockwork and plastered flush with the wall.

Each type has its own priorities: dust and frame for internal doors, sill and seal for windows, the old lintel for widening, and piers, pavement and municipality for car entrances. The sections below follow that order.

Before Cutting: What We Check in Your Wall in Al Khobar

Before opening any wall in Al Khobar we answer four questions. What is the wall made of? Is it carrying anything above it? What runs inside it? And does the change need an engineer or a permit? The answers take minutes at the inspection, but they decide the method, the price and whether the job is possible at all.

A door in a block wall in Al Khobar

A door in a block wall in Al Khobar is the everyday case: modern villas and apartment blocks have a concrete skeleton of columns, beams and slabs, with cement blockwork filling the gaps, typically 20 cm on the outside and thinner inside. In these walls we mark the outline of the opening on both faces, cut the perimeter with a cutter from both sides so the edge comes out clean, then take the blocks out gently from the inside, working from the top downward, after the lintel has been cast or a temporary prop has been set.

Cutting a door into a concrete wall in Al Khobar

Cutting a door into a concrete wall in Al Khobar is never a hammer job. It is done with a diamond wall saw and water, because reinforced concrete is too thick for a hand cutter to reach through and because breaking cracks the concrete around the opening. That part of the job is covered in detail on concrete cutting in Al Khobar, and we carry on after the cut with everything else: the reveals, the frame and the finishing. Where a building has post-tensioned slabs, the wall or slab must be scanned before any cut.

Load-bearing walls in Al Khobar: openings with an engineer

An opening in a load-bearing wall in Al Khobar waits for a structural engineer, whose report specifies the new beam over the gap and how the wall is held up while it is cut. Some older houses in the city, including houses in Al Aqrabiyah, may have been built with walls that carry the slabs directly with no columns, and in that case every new opening is a structural change. These are the signs that make us stop and ask for an engineer:

  • ✓The wall is thicker than 20 cm, or it is a solid wall with no visible columns at its ends.
  • ✓A beam runs directly beneath the wall, or the slab of the floor above bears on it.
  • ✓A column on the floor above sits over the place where the opening is wanted.
  • ✓Old diagonal cracks in the wall itself, in which case we look at crack repair in Al Khobar before opening anything.

No cutting in columns or beams

We do not cut an opening in a column, we do not cut a beam to fit a door, and we do not reduce the bearing of a slab, except under a design approved by an engineer. An opening that saves you a day can cost you a full structural repair.

Tracing power and water lines inside the wall

Many walls in Al Khobar flats and villas carry water pipes for a kitchen or bathroom, cabling for sockets and switches, and sometimes an AC condensate line. We trace these from the positions of sockets and valves and from the house drawings where they exist, use a detector where needed, and isolate the circuit before cutting. If a socket or a pipe has to move, we schedule it with an electrician in Al Khobar or a plumber in Al Khobar on the same day.

Does a new door in Al Khobar need a Balady permit?

A doorway in an internal blockwork partition that carries nothing counts as ordinary maintenance, so no permit is usually involved. Structural walls, new facade windows and new street entrances in the boundary wall are a different matter: an engineering office has to report on them, and Balady may require a restoration permit or its building-components modification service. In those cases we follow the stamped drawing and want to see the paperwork before we start.

In flats inside apartment buildings

The facade, the boundary wall and the outside walls of a building are shared property or belong to the landlord, so get permission from the owner or the building management before any outside window, even when the cut itself is technically easy.

The Lintel Over the Opening: Why We Never Open a Door in Al Khobar Without One

The lintel over the opening is the reinforced concrete member that carries the wall above a door or window, and it has to be cast over every new opening in a block wall, unless a downstand beam sits exactly at the top of the opening and does the same job. Opening a wall without a lintel is the best-known cause of the diagonal cracks that run from the two top corners of an opening a few months later, and those are exactly the cracks that bring calls to us after someone else has cut the opening and left.

These are the practical rules we work to. They match what Arabic and international structural references publish for small and medium openings:

  • ✓Width: the lintel is the full width of the wall, so a 20 cm wall takes a 20 cm wide lintel.
  • ✓Bearing: the lintel goes into the wall on each side by at least 15 cm, or a tenth of the opening width, or its own depth, whichever is greatest.
  • ✓Depth: no less than 15 to 20 cm for small openings, increasing as the opening gets wider.
  • ✓Concrete cover: about 2.5 cm over the steel so it does not rust, which matters more in Al Khobar, where humidity and airborne salt are higher near the coast.
  • ✓Curing: the cast lintel is kept wet and is not loaded for about 7 days.
  • ✓Wide openings: past roughly two metres, for example a broad double majlis door or a car entrance, the member over the gap becomes an engineered beam.

The table below shows the minimum lintel length for a given opening width using the bearing rule alone, before the bearing increases where the lintel is deeper than 15 cm:

Opening widthMinimum bearing each sideMinimum lintel length
90 cm (bedroom door)15 cm120 cm
120 cm (medium window)15 cm150 cm
160 cm (double-leaf majlis door)16 cm192 cm
180 cm (wide window)18 cm216 cm
More than about 200 cmEngineer’s designEngineer’s design

These figures are minimum rules for small openings. Reinforcement and depth for large openings or load-bearing walls are set by the engineer.

Cast in place or precast lintel?

For most openings in Al Khobar we prefer to cast the lintel in place in tight, level formwork, because it then takes exactly the full wall width and the required bearing length. A precast lintel is acceptable when its depth and length suit the width of the opening, but thin 10 cm precast pieces laid over wide openings are one of the most common mistakes we find. When a doorway is widened, the old lintel comes out entirely and a fresh one is cast to suit the new span; joining a new piece onto an old one is not an option.

A lintel next to a column

Where the opening runs right up to a column, we do not break into the column to seat the lintel. Instead we drill holes about 15 cm deep into it, fix steel dowels with epoxy, and cast the lintel tied into them. That way the lintel bears on the column without the column losing any of its section.

Step by Step: A New Doorway in Al Khobar While the Family Stays Home

Our method for a door opening in a wall in Al Khobar protects the home first and the wall second, because most openings are cut in homes where the owners are still living, with marble floors and majlis furniture that do not tolerate dust. This is the order we work in:

  1. 1
    Inspection and measuring
we fix the position and final size of the opening to suit the door or window you are buying, and check the wall, the columns and the services.
  2. 2
    Clearing and floor protection
we ask for nearby furniture to be moved and cover the marble with thick protection boards rather than thin plastic, protecting the stairs and corridors all the way to the exit.
  3. 3
    Containing the dust
we put up a clear plastic curtain from floor to ceiling around the work area with a zip door for access, and close off nearby air-conditioning grilles.
  4. 4
    Isolating power and moving services
we isolate the circuit concerned and move any sockets or pipes that fall inside the outline of the opening.
  5. 5
    Casting the lintel or propping
we open a pocket for the lintel at the top of the opening and cast it, or prop the wall above temporarily as the case requires, and let the lintel harden.
  6. 6
    Cutting the perimeter
we cut the outline of the opening from both faces with a diamond blade, with water on concrete, so the edge comes out straight and the surrounding wall does not crack.
  7. 7
Taking out the blocks from the top down
we remove the block gently, without a heavy hammer shaking the whole wall, bag the debris immediately and never pile it on the slab.
  8. 8
    Preparing the reveals
we fix metal corner beads, lay mesh over the joints, plaster the reveals and set them true with a level.
  9. 9
    Cleaning and handover
we take down the curtain, vacuum and wipe, and hand over the opening ready for the frame, door or window.

The noisy part, cutting and lifting out the blocks, is normally over within hours. A finished opening still takes longer when a lintel has been poured, since it should not carry weight for about a week and fresh plaster wants several days of wetting before frame and paint. You get the full timetable in advance.

Why the dust stays put

Water on the blade kills fine silica dust, a sealed zipped curtain beats hanging strips, central air is switched off or its grilles covered, debris leaves in bags, and we vacuum rather than sweep.

Window Opening in Al Khobar From an Outside Scaffold

A window opening in Al Khobar in an outside wall is worked from inside the room and from an outside scaffold together, because the outer face of the opening is the one that takes the sun, the rain and the humidity, and it is not enough for the opening to look tidy from the room. From the scaffold we cut the outer perimeter accurately, plaster the outer reveal, and form the window sill with a gentle fall toward the outside so that rain and washing water run away from the frame instead of toward the room.

Window Opening in a Wall in Al Khobar
A new window opening in the facade of a two-storey house in Al Aqrabiyah, with the technician forming the outward-sloping cement sill from the scaffold.

This is what we see again and again in older two-storey houses in Al Aqrabiyah and Al Thuqbah: a first-floor room with no window or a very small one, and an owner who wants daylight and fresh air before letting the room or giving it to one of the children. In these houses we first check whether the outside wall is load-bearing, because some older houses were built without a full concrete frame, then decide the lintel, open the wall and prepare the opening for the aluminium fabricator.

The sloping sill and the outer edge

  • ✓The outside sill falls gently outward, enough to show on a spirit level, and is never flat.
  • ✓The sill projects slightly from the face of the wall, or has a drip groove underneath, so that water does not run down the facade and leave stains.
  • ✓The sides of the opening are straight and square, because a frame made in a workshop cannot cope with a skewed opening.
  • ✓The window is measured after plastering, not before, so that no wide gap is left to be stuffed with silicone.

Facade and privacy rules in Al Khobar before adding a window

A new window on the front of a house changes the facade, so as noted above it may need an engineering office and a permit. The Ministry of Municipalities and Housing’s residential building requirements, written for new permits, include a few points worth knowing before you pick the spot:

  • ✓No windows open directly from a roof annex toward the neighbours’ boundaries; light there comes from setbacks, courtyards or light wells.
  • ✓A bathroom or WC window is no larger than 0.30 m², with half of it openable.
  • ✓Upper-floor bedroom escape windows keep their sill at most 1.1 m from floor level.
  • ✓The requirements set a minimum window area relative to the room floor area for daylight and ventilation.

Kitchen and bathroom windows in Al Khobar

Opening a kitchen or bathroom window in Al Khobar is a frequent request, because the humidity in the city makes natural ventilation more valuable than elsewhere. In a kitchen the window sometimes clashes with the position of the wall cabinets, so we agree its place with whoever is fitting the kitchen before we cut; you will find more on preparing the kitchen in kitchen renovation in Al Khobar. In a bathroom we keep to the small area mentioned above and raise the sill to keep privacy, coordinated with any bathroom renovation in Al Khobar that is going on at the same time.

Window Sealing in Al Khobar After the Opening: Backer Rod First, Then Silicone

Window sealing in Al Khobar is the stage that decides whether the new window stays clean and dry or lets in dust on windy days and water when it rains. The secret is not the amount of silicone but the width of the gap between the frame and the opening and what goes behind the silicone. On the Al Khobar coast, where the air is damp and salty, the sealant and the frame age faster than inland, so this stage deserves more care.

Window Sealing in Al Khobar
A foam backer rod being pressed between an aluminium window frame and the plastered reveal in a flat in Al Khobar Al Janubiyah, before the silicone goes on.

The rules we follow come from published technical guidance on gaps around external window and door frames, applied to the aluminium windows common in Al Khobar:

ItemPractical rule
Gap between frame and openingabout 5 mm each side for aluminium windows, and no more than 10 mm for openings smaller than 3 m
Behind the sealanta closed-cell foam backer rod where the gap is wider than 6 mm, so the silicone does not disappear into the depth
Sealant depth6 mm minimum; the bead can be as wide as it is deep, or up to double that
Type of siliconeneutral-cure, suitable for aluminium and masonry, not acetic silicone
Both facesa continuous bead inside and outside, with the joint between sill and frame closed as well
Drainage slotsthe water drainage slots at the bottom of the frame stay open and are never covered with silicone

The backer rod is the grey foam cord you can see in the photograph. It is pressed into the gap with a round-tipped tool until it sits at a steady depth, then the silicone goes over it in an even bead that sticks only to the frame and the reveal, so it can stretch and shrink with the summer heat without splitting. Silicone stuffed into a deep gap without a rod bonds to three surfaces and tears after the first summer.

Renewing the silicone on existing windows in Al Khobar

Many of the requests we get in Al Khobar are not for new windows at all, but for older windows that have started letting in dust or have damp patches around them. Here we remove all of the old cracked silicone, clean and dry the edge, add backer rod where needed, then apply new silicone on both faces. Pricing begins at SAR 11 a running metre, stripping and new materials included. If water is coming through the wall itself or from the roof rather than around the window, the answer lies in roof waterproofing and insulation in Al Khobar, not in silicone.

Choose a frame finish that suits the coast

When buying new windows for a house in Al Khobar, ask the supplier about an aluminium finish and corrosion-resistant fittings, because salt in the air near the sea affects metals and hinges over time, and renew the silicone as soon as it starts to crack.

Door Widening in Al Khobar

Door widening in Al Khobar involves pulling out the existing frame, sawing the wall back to the wider size, replacing the lintel with one long enough for the new span, and finishing the reveals for the replacement frame. The removal and cutting start at SAR 140; the lintel is quoted once we have seen it. The reasons we see for widening in the city are a wheelchair for an elderly or injured family member, getting a hospital bed or large furniture through, or turning a single majlis door into a pair of leaves.

Door Widening in Al Khobar

Widening a door for a wheelchair in Al Khobar: measure the clear width, not the leaf

The usual mistake when widening a door for a wheelchair is to measure the door leaf and assume that is the width you can pass through. The width that matters to a wheelchair is the clear width: the distance between the face of the door, opened to a right angle, and the opposite jamb. It is less than the leaf width because the thickness of the door and the hinge side take some of it away. That is why the technician in the photograph measures from the face of the open door to the opposite jamb.

The reference most designers use is the US ADA accessibility standard: at least 815 mm of clear passage, measured with the door swung to 90 degrees, and 915 mm if the opening is deeper than 610 mm. In practice most homes end up with a 90 cm leaf or wider in place of an 80 cm one, checked with a tape once hung. Agree the size with your door supplier before we start cutting, so that we open the wall to the exact frame size.

■ The corridor before the door

clear width does not help if the corridor is too narrow for the wheelchair to turn into the doorway, so we measure the corridor too.

■ The threshold

we remove or lower any raised threshold in the doorway so the chair rolls through without lifting.

■ Swing direction

sometimes reversing the swing of the door is enough to make entry easier without heavy widening.

■ The bathroom door

bathroom doors are usually the narrowest and are the first to need widening for elderly residents.

Villa Boundary Wall Gates in Al Khobar: Driver Doors and Car Entrances

Cutting a gate into your villa wall in Al Khobar means either a small driver’s door, capped at 0.80 m wide, or a car entrance, which for villas must be 3 m wide or more. Both change the wall as drawn on the building-permit plans, so they are checked with the municipality before work starts. A driver door starts from SAR 140 per opening, while a car entrance with its piers is priced at inspection because its width, the height of the wall and its foundation vary from house to house.

The driver’s door

Small as it is, the driver’s door still gets a lintel when wall rises above it, plus true plastered reveals for its steel frame. We place it where it sits comfortably with the main gate, as the requirements ask, and hang it to swing into the yard, never across the pavement.

The car entrance and the piers on each side

Car Gate Opening in Al Khobar
A new car entrance in a villa boundary wall in Al Thuqbah: timber formwork for a concrete pier on each side, a technician tying the reinforcement, and the pavement covered with timber boards.

When we open a car entrance in an existing boundary wall, we do not leave the two ends of the wall as raw cut blockwork, because a steel gate is heavy and hanging it from cut block loosens its hinges before long. Instead we cast a new concrete pier on each side: we dig at the edge of the opening down to the wall foundation, or form a small base depending on what we find, stand the upright reinforcement, tie it into the wall, then fix the timber formwork and pour. After curing, we plaster the two piers so they are ready for the gate hinges. If the wall is high and part of it is to stay above the entrance, that becomes a beam designed by the engineer.

  • ✓Cutting, not breaking: we saw the two ends of the wall so the edges stay clean and what remains of the wall stays firm.
  • ✓Piers: a reinforced concrete pier on each side to carry the gate and close off the end of the blockwork.
  • ✓Levels: we set the level of the entrance floor to match the yard so water does not collect at the gate.
  • ✓Paving: once the entrance is open it can be paved with interlock; details are on interlock paving in Al Khobar.

Protecting the pavement and the municipality rules

The pavement in front of the villa is public property, so we cover it with timber boards for the whole of the job, as in the photograph, so that equipment and debris do not break its paving, and we never leave debris on it in the way of pedestrians. The residential building requirements keep car ramps and entrance steps inside the plot boundary rather than on the pavement, and any change to the pavement itself, such as a ramp in front of the new entrance, needs the municipality’s approval. Local newspapers have reported that the municipal penalty schedule sets a heavy fine for obstructing pedestrians on pavements and a fine for changing a pavement’s line with a layer of asphalt, so do not let any contractor pour a ramp onto the pavement without approval.

The car entrance is on the permit drawing

The position and width of the car entrance are shown on the building-permit drawing, so adding a new entrance or moving one is an alteration to be checked with the municipality or the engineering office before any cutting. We ask you for proof of that before we begin.

Opening a Door Between Two Rooms in Al Khobar

Opening a door between two rooms in Al Khobar follows the same method as the majlis doorway: check the wall, cast the lintel, cut the outline from both faces, take the blocks out gently, and plaster the reveals. Many flat owners in Al Khobar choose this to turn two small rooms into a bedroom suite with a dressing room, or to connect the children’s room to the parents’ room. Taking the whole wall out is demolition instead, from SAR 185 for an average non-structural block partition, covered on the demolition page. If you want a new lightweight wall in its place, the lightest and quickest option is usually gypsum board installation in Al Khobar, where openings are framed with metal studs rather than cut like blockwork.

After the Opening in Al Khobar: Frame, Door and Reveals

After the wall has been opened in Al Khobar, three stages give the door its final look: finishing the reveals, fitting the frame, and fitting the door or window. Doors and windows are not something we manufacture or sell. Buy them where you like; we size the opening to suit, hang ready-made timber doors, and liaise with your aluminium fabricator.

Finishing the reveals: corner beads, plaster and mesh

  • ✓A galvanised metal corner bead on every edge, set true with a spirit level, so the arris is straight and does not chip with everyday knocks.
  • ✓Roughly 15 cm of mesh tape bridging the joint between old blockwork and new plaster, or between the lintel and the block, so no crack line appears after painting.
  • ✓The reveals are plastered and kept wet for several days, then painted once dry; wider wall areas are handled by our Al Khobar plastering and painting teams.

Fitting a door frame in Al Khobar

The timber frame goes in only after the reveal plaster is dry; frames set earlier leave cracked paint around them. A 1–2 cm clearance is left all round, the frame is screwed back with mechanical fixings, and the void is foamed rather than packed with cement mortar, because mortar traps moisture and swells the timber, and that shows even more in Al Khobar’s humid air. Then we set the frame plumb and level, hang the door and test it. Hanging a ready-made timber door and frame that you have bought starts from SAR 230.

Fitting an aluminium window after the opening

For windows we hand over a straight, plastered opening for the aluminium fabricator to measure, they fit the frame, and we complete the seal with backer rod and silicone if that is agreed. Fitting the window itself is usually done by the supplier; if you want us to do it, it is priced at inspection.

Common door sizes

Common room doors from Saudi suppliers are 80 or 90 × 210 cm, bathroom doors 70 to 75 cm, and double doors between 150 and 180 cm wide. These are common sizes rather than rules, so ask your supplier for the outside frame size before we cut.

Bricking Up an Old Opening in Al Khobar

Bricking up an old opening in Al Khobar starts with taking out the frame and cleaning back the sides. We then lay block matching the wall thickness in a rich mortar, bridge both seams with mesh, and plaster level with the surrounding wall before curing it with water. Skip the mesh and a ghost rectangle tends to appear through the paint a few weeks later. In Al Khobar we often close old windows that overlook a neighbour after their house has been built, or doors that are no longer used after a flat has been reorganised. Bricking up is quoted on site, depending on size and wall thickness.

How Much Does Opening a Door in a Wall Cost in Al Khobar?

Opening a door in a wall in Al Khobar costs from SAR 140 when you only need the outline cut and the core removed, in block or concrete of normal thickness, and from SAR 280 when you want it finished: reveals plastered, ready for the frame, rubble bagged. Lintels, structural walls and car gates are quoted on site. Our Dammam starting prices apply here unchanged. Every figure is indicative until we inspect and agree, and moves with wall material, thickness, opening size, floor level, access and the finishing required.

What changes the price in Al Khobar?

■ Floor and access

an upper-floor flat served by a small lift is different from a ground-floor villa, as moving debris and equipment takes time.

■ Outside scaffold

windows on upper floors need a scaffold or another safe way to reach the outer face.

■ Floor protection

marble and parquet in Al Khobar villas need more protection than ordinary tiles.

■ Wall type and thickness

blockwork is easiest, concrete needs a wall saw, and a load-bearing wall needs an engineer.

■ Services in the wall

moving sockets or pipes adds work that never shows in a photograph.

■ Openings per visit

the more openings you group into one visit, the smaller each one’s share of set-up and debris.

How Long Does Opening a Door in a Wall in Al Khobar Take?

In Al Khobar blockwork the cut itself is a few hours’ work; a finished opening with fresh lintel, plaster and frame is spread across several days. Here is a rough schedule for an internal doorway that needs a lintel:

StageApproximate timeNote
Protection and casting the lintelday onethe lintel is kept wet
Waiting for the lintelabout 7 daysnot loaded before then
Cutting, removal and cleaningusually one daythe cut itself takes hours
Plastering and wetting the revealsa day of work, then days of wettingbefore the frame
Fitting the frame and doorhoursafter the plaster has dried
Paintingafter the plaster has drieddepends on the paint

A beam already sitting at the head of the opening shortens this considerably; a car entrance adds pier casting and curing before the gate goes up.

Mistakes We See in Door and Window Openings in Al Khobar

Most of the openings we are called to put right in Al Khobar, after someone else cut them, go back to a few mistakes that one question before starting would have avoided:

  • ✓Diagonal cracks from the corners: the opening was cut with no lintel, or with a short lintel that does not bear on both sides.
  • ✓Silicone torn after one summer: it was stuffed into a deep gap without backer rod, or the window was measured before plastering.
  • ✓Water inside the room below the window: the outside sill is flat or falls inward, or the drainage slots were sealed over.
  • ✓A door that sticks in summer: the frame was fixed with cement mortar, which trapped moisture in the timber.
  • ✓A sagging car gate: it was hung from a cut end of blockwork with no concrete pier.
  • ✓A door still too narrow for the wheelchair: the widening was measured by the leaf, not by the clear width.

Al Khobar Districts Where We Carry Out Door and Window Openings

Our crews work in every Al Khobar district. That includes Al Aqrabiyah and Al Thuqbah, with older houses whose outside walls we check carefully before cutting a window; Al Hada and the Green Belt, with villas, large majlis rooms and hall-to-majlis doorways; Al Khobar Al Janubiyah and Madinat Al Ummal, with flats, door widening and window resealing; and Al Olaya and Al Rakah. Everything we offer locally is listed on our Al Khobar area page.

We also work in neighbouring Dhahran and Dammam, and our main page for this service is door opening in a wall in Dammam, which goes further into vents and ventilation openings. Because Al Khobar, Dammam and Dhahran sit side by side, travel there does not usually add a separate line, unlike the more distant Eastern Province cities, where travel is priced at the inspection.

FAQ

How much does opening a door in a wall cost in Al Khobar?

SAR 140 upward for a cut-only opening, SAR 280 upward for a finished one with plastered sides and rubble bagged. Lintel, frame and door are extra, and figures are indicative until we see the wall.

Can a doorway be opened between the hall and the majlis in an Al Khobar villa?

Yes, in most villas, because the wall between the hall and the majlis is usually blockwork inside a concrete frame. We confirm where the columns, beams and services are, and cast a lintel over the opening before the blocks come out.

How do you keep the dust down when the house is occupied?

We cover the marble with protection boards, put up a zipped plastic curtain around the work area, cut concrete wet, switch off or cover nearby air conditioning, and bag the debris as we go.

How much is a window opening in Al Khobar?

Cutting a window opening starts from SAR 140 and a complete opening from SAR 280; the outside scaffold, the lintel and the window itself are set after inspection. A facade window is checked with an engineering office first.

Why should a window sill slope outward?

So that rain and washing water run away from the frame and the wall. A flat sill or one that falls inward sends water toward the room and causes damp under the window.

What is the backer rod for before window silicone?

It fills the depth of a gap wider than 6 mm, so the silicone keeps the right depth and bonds only to the frame and the reveal. That lets it cope with heat movement instead of tearing quickly.

How much does window silicone cost in Al Khobar?

SAR 11 upward per running metre, stripping the old bead and new sealant included. A 120 × 120 cm window measures 4.8 m around each face.

What door width does a wheelchair need in Al Khobar?

Aim for at least 815 mm of clear passage, taken from the face of the door opened to 90 degrees across to the far jamb, which is the widely used international benchmark. Most homes get there with a 90 cm leaf or wider.

How much does door widening cost in Al Khobar?

From SAR 140 to strip the frame and cut the wall wider; the replacement lintel is quoted on site, and hanging a ready-made door with frame adds from SAR 230 if you want us to.

Can a car entrance be opened in a villa boundary wall in Al Khobar?

Yes, after checking with the municipality, because the entrance position is drawn on the permit plans. A villa car entrance is at least 3 m wide, we cast a concrete pier on each side, and it is priced at inspection.

What is the maximum width of a driver door in the boundary wall?

Up to 0.80 m. The housing ministry requirements allow a driver-room door in the villa wall at that width, provided it sits well with the wall and main gate. Cutting one starts at SAR 140.

Can a car ramp be built on the pavement?

The pavement is public property, ramps belong inside the plot boundary, and any change to the pavement needs municipal approval. That is why we protect the pavement with boards during the work and pour nothing on it without approval.

Does every new opening need a lintel?

Yes for any opening in blockwork, unless a downstand beam lands exactly at the head of the opening. It should run 15 cm or more into the wall at each end and carry nothing for around a week.

Do you open load-bearing walls in older houses in Al Aqrabiyah?

Yes, once a structural engineer has specified the beam and the temporary supports, and Balady may need to issue a permit. Columns and beams stay untouched unless an approved design says otherwise.

Do you sell doors and windows or open locks?

No. Doors, windows and locksmith work are outside our scope. We cut and finish the opening to suit what you buy, hang ready-made timber doors, and work alongside your aluminium supplier.

How long does a new door between two rooms take in Al Khobar?

The cutting and removal usually take a day, but a new lintel needs about a week before it takes load and the plaster needs days before the frame and paint, so a complete opening spreads over several days.
