Door opening in a wall in Al-Ahsa is work Aemar Al-Maryam General Contracting does in rest houses, farms and family homes across Hofuf and Mubarraz, and most requests there fall into three kinds of job: a broad opening linking a rest-house majlis to its outdoor seating under a concrete lintel cast in place, a sliding gate in a farm boundary wall set between two concrete piers, and a serving hatch between the kitchen and the dining room. Cutting a hole starts at SAR 140; if you want it handed over ready for the carpenter with smooth plastered sides, it starts at SAR 280; and the crew’s drive from Dammam to Al-Ahsa, roughly 160 km, is agreed after the site visit. Call or send photos on 0547879578.
What we offer in Al-Ahsa is openings in walls: creating space for a door, window or gate that was not there before, enlarging a narrow one, or closing an opening you no longer need. Unlocking doors and opening locks is not something we do; if you have lost a key, you need a carpenter or a locksmith rather than an openings contractor.
Quick summary: openings in Al-Ahsa
- Most requested: wide majlis openings in rest houses, sliding farm gates between piers in Mubarraz, kitchen serving hatches in Hofuf homes, plus windows, vents and door widening.
- Over every opening: a lintel poured on site as thick as the wall, resting a minimum of 15 cm on the masonry at both ends; spans past roughly two metres go to a structural engineer.
- Lowest prices: a cut opening 140 SAR, a carpenter-ready one 280, a wider doorway or driver entrance 140, a block partition taken out 185, a factory timber door hung 230, silicone 11 a metre, a rubble truckload 90.
- At inspection: the lintel, wide openings and load-bearing walls, car or farm gates, aluminium fitting, closing old openings and the trip to Al-Ahsa.
- To order: photos of both faces of the wall with the size and the location pin, sent to WhatsApp 0547879578, is all we need to start.
Rest Houses, Farms and Homes: Door Openings Across Al-Ahsa
A door opening in a wall in Al-Ahsa is usually a different kind of job from the same request in a Dammam flat, because most of what reaches us from Al-Ahsa is not an ordinary bedroom door. It is a change to a building used for hospitality and family gatherings: a majlis whose owner wants it to open onto the garden and the palms, a farm wall that needs a wider entrance for cars and equipment, or a kitchen that should connect to the dining area so serving is easier on occasions. The rule is the same in every case. We check the wall before we touch it, we put something above the opening that can carry the wall over it, and only then do we open, finish the reveals and hand the opening over ready for whatever comes next.
■ Rest-house majlis openings
A wide opening from the majlis to the outdoor seating or to a new annex, under a lintel cast in place.
■ Farm boundary gates
A wide entrance between two concrete piers for a steel sliding gate supplied by the client’s blacksmith.
■ Kitchen serving hatches
A rectangular opening between the kitchen and the dining room with a level sill and a small lintel.
■ Windows and vents
Daylight for a gloomy room, or a little vent for a rest-house washroom or store.
■ Wider or relocated doors
A cramped door made wider or taller, or shifted along the wall, always under one new lintel.
■ Closing openings
Old doors, windows and AC holes filled in and made invisible under new plaster.
Wall Openings in Al-Ahsa: What This Page Does Not Cover
Wall openings in Al-Ahsa, as we use the term here, are openings a person or a vehicle passes through or that let in daylight. Round holes for AC pipes, drains and extractor fans are drilled with a core machine, and you will find their details and prices on core drilling in Al-Ahsa. Removing a whole wall between two rooms is demolition work, covered on demolition contractor in Al-Ahsa.
A Wide Majlis Opening in an Al-Ahsa Rest House: Why the Lintel Is Cast in Place
A wide majlis opening in an Al-Ahsa rest house is built under a reinforced concrete lintel cast in place, because the width people want is usually more than slim precast lintels are made to carry. Owners typically ask for an opening of two and a half to three metres between the majlis and the outdoor seating, so the two spaces become one on mild evenings. At that width the opening is no longer a “door” in the ordinary sense; it needs a structural calculation for whatever sits above it.
Our method is straightforward. We support the roof or the wall above the opening position with temporary steel props, then open a slot for the lintel above the future opening before removing anything beneath it. We fix tight timber formwork, place the reinforcement to the engineer’s design, pour the concrete and compact it well so no voids remain. After that the lintel is left for a full week and kept wet; we do not fully remove the block below it, and we do not strike the props, before that week has passed.
| Opening width | What we do | Who decides |
|---|---|---|
| Up to about 1.5 m (normal door or window) | Lintel cast to the wall thickness, at least 15–20 cm deep, bearing at least 15 cm on each side | Published rules of thumb and the inspection |
| From 1.5 m to about 2 m | A deeper lintel that grows with the width (around a tenth of the span or more), propped during casting | The inspection, and an engineer if in doubt |
| Wider than about 2 m (majlis openings) | A fully designed concrete beam with its own reinforcement and bearing | A structural engineer, with a written design |
| Load-bearing wall, or a roof bearing on it | No opening before the engineer’s report and any permit needed | Engineering office and the Balady platform |
We do not open a wide majlis by guesswork
If the majlis opening is wider than about two metres, or the rest-house roof bears on the wall itself with no clear columns, we will not start until a structural engineer has designed the beam over the opening. It does not add much time, and it prevents a sag or a crack that shows up after the first summer.
If the opening leads to an annex or majlis still under construction, leave the gap during the build rather than cut it afterwards; see annex and majlis building in Al-Ahsa if you are at that stage.
The Lintel Over the Opening in Al-Ahsa: Bearing, Depth and Curing
A lintel over every new opening in Al-Ahsa is a condition we do not skip, unless the head of the opening sits tight under a concrete downstand beam that already carries the load. The reason is simple: the block above the opening used to rest on the block we removed. If nothing is put underneath to carry it, it cracks in an arch shape or sags over time.
- ✓Width: the full wall thickness, 20 cm in a 20 cm block wall and 15 cm in a 15 cm wall.
- ✓Seating: each end sits on the wall by whichever is longest of 15 cm, a tenth of the span, or the lintel’s own depth.
- ✓Depth: never under 15–20 cm, and deeper for a wider span.
- ✓Protecting the steel: roughly 2.5 cm of concrete wrapped round the bars, so the damp air of the oasis never reaches them.
- ✓Curing: kept wet for a week, and no load for 7 days.
- ✓Next to a column: we never cut the column to seat the lintel; we drill dowels about 15 cm into the column and fix them with epoxy.
Can a precast lintel be used? On small openings, yes, as long as its depth and seating satisfy the rule. Slim 10 cm factory pieces stretched over wide openings, on the other hand, are one of the best-known causes of diagonal cracks at door corners. That is why for rest-house openings we prefer casting in place: the lintel takes the exact size of the opening and locks into the wall on both sides.
Structural Walls in Al-Ahsa: When the Engineer and Balady Come In
Cutting into a load-bearing wall in Al-Ahsa only begins with a structural engineer’s report, because that wall carries the roof down to the footing, and cutting into it reroutes that load. How to suspect a structural wall: more than 20 cm thick, the roof above has no columns of its own and so leans on it, a beam beneath it, or an older house built before the reinforced concrete frame became common. The final word belongs to the engineer after inspection.
Does Opening a Door in Al-Ahsa Need a Permit?
An opening in an interior block partition that carries no roof counts as upkeep, and nobody normally asks for a permit. Put it in a structural wall, make it a window that shows on the street elevation, or a gate in a street-facing boundary wall, and it becomes an alteration: the engineering office will want to write a report, and Balady may want a permit: a “building restoration permit” for repairs that do not alter the structure, or the “add and modify building components” service for alterations, which takes about ten days. We always work to the approved drawing.
We do not touch old mud-brick houses
Al-Ahsa’s oasis carries international heritage status, and altering a mud-brick or historic building is a matter for the Heritage Commission, not for a contractor. The walls we open are block and concrete ones, in modern homes and rest houses only.
Block or Reinforced Concrete: Two Ways of Opening a Wall in Al-Ahsa
A block wall in Al-Ahsa is opened by sawing along the marked line on each face, then lifting the block out gently, from the top down, away from columns and beams, clearing the debris as we go. A reinforced concrete wall is never opened by breaking. A hand cutter reaches only about 12 cm deep, which is less than a typical concrete wall, so we bring in a water-fed diamond wall saw. The details and prices for that work are on concrete cutting in Al-Ahsa.
| Wall | How it is opened | Note |
|---|---|---|
| 20 or 15 cm cement block, non-load-bearing | Outline cut from both faces, then block removed by hand | The most common case in rest houses and annexes |
| Reinforced concrete | Diamond wall saw with water cooling | Straight edges with no cracking |
| Load-bearing wall or roof bearing on it | Only after the engineer’s design | Temporary props and a designed lintel |
| Gypsum board partition | Framed in metal studs, no cutting | gypsum board in Al-Ahsa |
A Sliding Gate in a Farm Boundary Wall in Mubarraz and Across Al-Ahsa
A farm boundary gate in Al-Ahsa needs a wide opening between two concrete piers, not just a gap knocked out of the wall. In Mubarraz and around the edges of Hofuf many farm owners want an entrance wide enough for the family car, pick-ups and equipment, with a steel sliding gate that needs no swing space in front of it. Our part is the structural work: we cut the wall to the required width, cast two reinforced concrete piers at the ends of the opening on suitable footings, plaster them, and prepare a level concrete strip for the gate track. The gate itself is supplied and fitted onto our piers by the client’s blacksmith.

- ✓Run-back length: a sliding gate needs a length of wall behind it at least equal to its own width to slide along, so we measure that before cutting.
- ✓Track level: the concrete strip under the track must be level and solid, or the wheels will drift after the first rainy season.
- ✓Drainage: we leave a slight fall that takes rainwater away from the track so sand and mud do not collect in it.
- ✓Width: set with the farm owner according to the largest vehicle that will enter; we do not recommend less than 3 metres for a vehicle entrance.
Driver and Car Entrances in Al-Ahsa Villa Walls
A villa wall in a residential district follows different rules from a farm wall. Under the housing requirements, a door into the driver’s room may be set in the wall when it matches the wall and gate, at 0.80 m wide at most; a villa’s vehicle entrance must be 3 m or wider; and any ramp has to be built within the plot, not pushed out across the footway. Footways are public land, so reshaping one for a new entrance needs the municipality’s say-so, and doing it without approval is fined. A driver-door opening starts from SAR 140, and a car gate is priced at inspection.
A Serving Hatch Between Kitchen and Dining Room in Hofuf Homes
The pass-through hatch is one of the most requested kitchen changes, because it saves the walk between the kitchen and the dining room on days with guests without opening the whole kitchen to the house. It is a rectangular opening in the dividing wall with a small lintel above it and a level sill below, usually finished in marble or the same worktop material used in the kitchen.

- 1Set the height
We place the hatch sill level with the kitchen worktop or slightly above it; you measure the worktop and we work to it. - 2Check what is in the wall
We confirm there are no sink pipes or electrical runs in the hatch position before cutting. - 3The small lintel
A lintel to the full wall thickness bearing on both sides, even for a medium-width hatch. - 4Cut and remove
Both faces are sawn along the line and the block eased out gently so the tiled kitchen walls stay intact. - 5Sill and reveals
The sill is levelled with mortar and a straightedge, then the reveals are plastered with straight corners ready for marble.
If the kitchen itself needs a full refurbishment of floors and services, it is cheaper to open the hatch as part of the same work; see kitchen renovation in Al-Ahsa. Cabinets are not our trade, so we leave the opening and walls ready for your joiner.
Opening a Window in a Wall in Al-Ahsa
Opening a window in a wall in Al-Ahsa starts with where the wall faces. If it is an external wall facing the street, a new window changes the elevation and may need approval; if it faces the courtyard or the inner seating area, things are simpler. Then come the usual steps: lintel, cut, plastered reveals, and the aluminium fabricator measures after plastering.
- ✓Bathroom windows: new-build permits cap a toilet window at 0.30 m², and half of that must open.
- ✓Roof annexes: a window looking straight onto the neighbour’s plot is not allowed; daylight has to come from the setback side or a light well.
- ✓Measure after plaster: a window measured on rough block ends up 5–15 mm loose, the gap gets packed with silicone, and dust and rain follow.
Ventilation Openings in Al-Ahsa
A small vent for a rest-house bathroom, store or stairwell is treated exactly like a window: a small lintel, plastered reveals and a tight aluminium frame. If all you need is a round hole for an extractor fan, that is core drilling rather than an opening.
Widening a Door in Al-Ahsa
Widening a door in Al-Ahsa starts from SAR 140 per opening and means more than trimming a few centimetres off one side. The frame comes out, the wall is trimmed back to the larger size, and the lintel that sat over the old door is removed so a fresh one can be cast across the whole new width, because splicing a new lintel onto an old one leaves a weak joint where the plaster will crack. After that the sides are plastered and the doorway is ready for its new frame.
The usual reasons for widening in Al-Ahsa are a narrow majlis door that the large floor-seating sets cannot pass through, and a bedroom door too narrow for a wheelchair. The common international yardstick is 815 mm of clear passage, taken between the open leaf and the stop with the door swung to 90 degrees, so expect a leaf of at least 90 cm.
A Doorway Linking Two Rooms in Al-Ahsa
Opening a door between two rooms in Al-Ahsa works well for joining a bedroom to its dressing room, or the majlis to the dining room, without removing the whole wall. We cut to the width of your leaf plus room for its frame, cast the lintel and finish the reveals. Taking the whole partition out is a demolition job instead, from SAR 185 for a standard block wall that carries nothing.
Opening a Door in a Wall in Al-Ahsa, Stage by Stage
- 1Photos and size
You send photos of both faces of the wall and the size of the door you have bought or plan to buy. - 2Inspection
We establish the wall type and thickness, any services inside it, and whether an engineer or a permit is needed. - 3Protection
We cover floors and furniture and agree the route the debris will take out of the house or rest house. - 4The lintel
We open its channel, cast it and keep it wet for a week, with a temporary prop where needed. - 5Opening
Saw cuts on both faces, then the block comes out working downward. - 6Reveals
The reveals are plastered with metal corner beads and mesh across the line where old meets new. - 7Fitting
The frame and door go in once the plaster is dry, or the opening is handed to the door supplier.
Frames and Doors Once the Al-Ahsa Opening Is Ready
Hanging a factory-made timber door and frame in Al-Ahsa costs from SAR 230 when you have bought the door yourself. A 1–2 cm gap is left all round between frame and masonry and packed with expanding foam; cement mortar would hold water against the timber and swell it. Anchors hold it, checked with a spirit level both ways. We do not fit the frame before the reveal plaster is dry, since early fitting shows up as cracks around the frame after painting.
Aluminium windows and steel doors are supplied by the homeowner from their own workshop. We prepare the opening to the size the workshop asks for, and the fitting is either agreed at inspection or handled by the supplier. Saudi suppliers usually make room doors 80 or 90 cm across by 210 tall, bathroom doors a little narrower, and double doors somewhere between 150 and 180 cm; even so, we do not cut until your supplier has given us the figure.
Making the Reveals Disappear: Plaster and Paint in Al-Ahsa
Finishing the reveals in Al-Ahsa is what makes an opening look as if it was built with the house. Steel angle beads hold the corners true, a band of mesh roughly 15 cm wide bridges the seam between old block and new work, and the plaster is then sprayed with water for around a week before any paint goes on. Plastering a larger area of wall is priced at 11 per m² for the labour, 13 if we supply the materials, and paint at 14 per m². For more, see plastering contractor in Al-Ahsa and painting contractor in Al-Ahsa.
Window Sealing With Silicone in Al-Ahsa
Resealing a window in Al-Ahsa costs SAR 11 for each metre of fresh silicone, with stripping the old line and the material both included. In Al-Ahsa the purpose is to keep out dust and heat as much as rain. We aim for a frame-to-wall gap that is uniform and, on a window narrower than 3 m, no more than 10 mm; anything over 6 mm gets a closed-cell foam rod pressed in behind, and the neutral-cure silicone on top is laid at least 6 mm deep on both faces.
Do not block the drainage slots
The bottom of a sliding window frame has small slots that let water out. Some workers seal them, thinking they let dust in; water then collects in the track and finds its way indoors. We leave them open, and give the outside sill a slight fall away from the window.
Filling In a Disused Opening in Al-Ahsa
Closing an old opening in Al-Ahsa is quoted on site and done in sequence: frame out, edges scraped clean of old mortar, new block of matching thickness laid in a rich mix, mesh across both seams, and plaster finished level with the surrounding wall. That mesh is what stops the outline of the old opening from reappearing through the paint a few months later.
Door and Window Opening Prices in Al-Ahsa
Door and window opening prices in Al-Ahsa follow our Dammam table exactly: a cut opening from SAR 140, a carpenter-ready opening from SAR 280, and the crew’s drive to Al-Ahsa agreed after we see the site. Every figure is indicative until the site visit and our agreement; what moves it is the wall material and thickness, how wide the opening is, which storey it is on, whether a vehicle can reach it, and how much lintel and plaster work it needs.

Worked Example: One Visit to a Rest House in Al-Ahsa
A rest-house owner wants, in a single visit, a complete serving hatch between the kitchen and the dining room, a new door from the majlis to the outdoor toilet as a complete opening, a ready-made wooden door he has bought fitted, and one debris load:
| Item | Calculation | Approximate amount |
|---|---|---|
| Serving hatch, ready for marble | 1 × 280 | SAR 280 |
| Majlis-to-toilet doorway, ready for the carpenter | 1 × 280 | SAR 280 |
| Hanging the timber door he bought | 1 × 230 | SAR 230 |
| Rubble truckload | 1 × 90 | SAR 90 |
| Sum excluding both lintels and the Al-Ahsa drive | 280 + 280 + 230 + 90 | from SAR 880 |
The two lintels are added at inspection, together with the cost of the trip to Al-Ahsa. Because travel is charged per visit rather than per opening, grouping both jobs into one visit means each opening carries half the travel cost it would carry if each were booked on a different day.
What Changes the Price in Al-Ahsa?
- ✓Opening width: a wide majlis opening needs a design and a beam rather than an ordinary lintel.
- ✓What the wall is made of: concrete calls for the diamond saw, a structural wall for an engineer’s sign-off.
- ✓Access: a rest house on a paved road is easier than a site deep inside a farm where equipment is carried in by hand.
- ✓Finish required: the opening only, a complete opening, or one with fitting and painting.
- ✓Number of jobs per visit: more jobs per trip means less travel cost per job.
Timing an Al-Ahsa Opening and Scheduling Our Trip From Dammam
Cutting through block in Al-Ahsa is quick work, yet the finished opening needs several days, since the lintel must cure for a week before it carries load and the plaster must then dry. For that reason most Al-Ahsa jobs are planned as two visits: the first to cast the lintel and prepare the site, and the second about a week later to open, finish and fit.
If the family stays at home during the work, we tape plastic screens around it, cut the block with water spray where possible to keep dust down, bag the debris and carry it out as we go. At rest houses we agree days that do not clash with family occasions or bookings.
Errors That Ruin Openings in Al-Ahsa Homes
- ✓A wide majlis opening under a thin precast lintel: it looks fine for months, then a diagonal crack runs out of its corner.
- ✓Joining a new lintel onto the old one during widening: it leaves a weak joint where the plaster cracks.
- ✓Cutting a column to seat the lintel: a structural error we never make; the lintel is tied into the column with dowels.
- ✓A sliding gate without enough run-back: you discover after cutting that the gate cannot open fully.
- ✓A gate track laid on bare earth: it settles and drifts; it needs a level concrete strip.
- ✓Measuring the aluminium before plastering: gaps get stuffed with silicone and let dust through.
- ✓Opening without checking the services: cutting a pipe or cable inside the wall doubles the cost.
An old slanting crack climbing away from a door or window corner is often the signature of a lintel that was too short; the repair starts with a diagnosis, explained on crack repair in Al-Ahsa.
