Swimming pool construction in Al Khobar means turning part of a villa courtyard into a reinforced concrete basin that holds water for many years without leaking out, and without letting salty groundwater seep in from below. Aemar Al-Maryam General Contracting builds pools across Al Khobar from the first excavator bucket and groundwater pumping through external and internal waterproofing, tiling and pressure-tested pipework, whether the job is a simple family skimmer pool or an overflow-edge pool with a balance tank, the type many of the city’s modern villas ask for. Our prices open at SAR 12,900 for the smallest pool we cast in concrete, measuring roughly 2.5 m by 4.5 m; the popular 3×6 m family pool begins at SAR 19,400; and an overflow package with its gutter and tank begins at SAR 60,000. All of these are estimates confirmed once we have seen the courtyard and agreed the items. Phone or WhatsApp: 0547879578.
The city lies right on the Gulf, and that changes the order in which pool decisions are made. Across the Eastern Province the water table is generally shallow, often less than about 1.5 m below the surface, and the water carries salts that attack concrete and steel. So in Al Hada, Al Aqrabiyah, Al Khobar Al Janubiyah, Al Hizam Al Akhdar and similar districts our first questions on a site visit are not about mosaic colours. They are three practical questions. Will water appear when we dig? How will the outside of the pool walls be waterproofed before the soil goes back around them? And, if the owner wants an overflow pool, where will the spilling water go? Only after that do we get to tiles, lights and the glass fence that keeps young children safe.
In short: your Al Khobar pool with Aemar Al-Maryam
- What our own teams build: excavation and groundwater lowering with well points or pumps, the reinforced concrete shell in salt-resistant concrete, the overflow gutter and balance tank, external waterproofing before backfilling and internal waterproofing before tiling, pool tiles, mosaic and coping, buried pipes tested under pressure, plus the plant room with its power supply and earthing.
- What comes from a specialist supplier: the pump, filter, salt chlorinator, heater or chiller and 12 V underwater lights. We choose them with you, install and commission them together with the supplier, and they are priced at inspection.
- New concrete pools: the smallest, roughly 2.5×4.5 m, from SAR 12,900; 3×6 m from 19,400; roughly 4×9 m from 29,500; roughly 5.5×10.5 m from 38,800; overflow with its tank from 60,000.
- Safety: we recommend a glass or metal enclosure of 1.2 m or more with a gate that shuts itself, priced at inspection.
- To order: send photos of the courtyard, rough sizes and your district on WhatsApp 0547879578, and tell us whether you want a skimmer or an overflow pool.
Swimming pool construction company in Al Khobar: what we build ourselves and what the equipment supplier provides
A swimming pool construction company in Al Khobar builds the part of the pool that sits under water and under the ground, and coordinates with an equipment supplier for the part that pumps and turns. That is the honest split for any general contractor. Excavation, concrete, waterproofing, tiling, buried pipework and the electrical supply up to the plant room are structural work that our own teams carry out. The pump, filter, sanitiser, heater and lights are machines made by other companies, sized by a supplier who knows how they perform. We prepare their space, pipes and power, then install them alongside the supplier.
■ Digging and dewatering
The excavator digs and the spoil is trucked away, with slim well points around the pit or pumps in a sump when groundwater shows up.
■ Reinforced shell
Blinding, steel on spacers to keep the right concrete cover, salt-resistant concrete and waterstops at construction joints.
■ Overflow gutter and balance tank
A collection channel along the edge and pipes running down to a concrete tank built beside the pool and waterproofed just like it.
■ Waterproofing on both faces
A bituminous coat on the outer face of the walls and floor before backfilling, and an immersion-rated flexible coating inside before tiling.
■ Tiles and coping
Pool ceramics or glass mosaic, slip-resistant coping stone and deck tiles laid to the right falls.
■ Pipework and power
Main drains, returns, skimmers and plant-room lines with pressure tests, plus the electrical feed, earthing and residual-current protection.
We are equally open about the limits of our work: we never manufacture ready-made fibreglass pools, although we can excavate for one and prepare its base and surround. We do not offer monthly cleaning and chemical contracts, and we do not do landscaping or planting. The service in brief is on our pools and fountains page, and the full guide for the neighbouring city is swimming pool construction in Dammam.
Overflow pools for Al Khobar villas: water level with the rim, and what that takes
An overflow pool is one where the water sits exactly level with the edge and spills continuously into a grated collection gutter along one side or all the way round, so the surface looks like an extension of the deck. In Al Khobar’s modern villas with wide glazed facades, many owners ask for one, because the house reflected in perfectly flat water with no tiled lip breaking the line is a look a skimmer pool cannot give. That look has an engineering cost, though. The water that spills over needs somewhere to go, and that somewhere is the balance tank.

The pool balance tank in Al Khobar: the part nobody sees
The balance tank in an Al Khobar pool is a closed concrete tank built next to the pool or under the deck. It receives the water that spills into the gutter, the pump draws from it to feed the filter, and the filtered water returns to the pool through the return inlets. When people get into the pool the level rises and more water spills over, so the tank fills; when they get out, water flows back from the tank. That is why its size is never guessed. The designer and the equipment supplier work it out from the gutter length, the pool area and how many people normally swim, and we build it to the size they set.
In Al Khobar this tank deserves special care, because it is usually the deepest structural point of the whole project and so the first thing to meet groundwater. We waterproof it on the outside like the pool itself, fill-test it before backfilling, give it an inspection opening that is easy to reach, and set the levels of the sleeves where the gutter pipes enter it very precisely. A few centimetres of error in the level of the gutter or the tank means water pours over one side while it sits still on another.
- ✓Overflow gutter: dead level along its whole length, with an internal fall to its outlets and a walk-on grating that does not slip.
- ✓Pipes to the tank: diameters set by the supplier for the overflow volume, with sleeves cast into the concrete rather than broken through it later.
- ✓The tank: reinforced concrete waterproofed inside and out, an inspection opening and cover, a drain outlet for maintenance, and a level sensor that triggers top-up when needed.
- ✓Plant room: as close to the tank as possible to keep the suction line short, and ventilated, because damp coastal air is hard on pumps and panels.
Skimmer, overflow or infinity in Al Khobar?
Choosing between the three comes down to budget, space and the look you want. Skimmer pools are the straightforward, economical option. Overflow pools trade a bigger budget and more room for a perfectly flat, cleaner surface. Infinity pools are a special case for raised sites with a view, and they need engineering design. The comparison:
| Point | Skimmer | Overflow (spill edge) | Infinity |
|---|---|---|---|
| Water level | About 10 to 15 cm below the coping | Exactly level with the rim | Spills over one side into a lower basin |
| How the surface is cleaned | Skimmer openings in the wall draw off the top layer | The whole surface spills into the gutter | Only the vanishing edge |
| Extra parts | Skimmer bodies | Overflow gutter and balance tank | Catch basin and special structural design |
| Space needed | Less | More, because of the tank and gutter | The most |
| Starts from (ours) | SAR 12,900 (small) and 19,400 (3×6 m) | SAR 60,000 | At inspection |
| Best for | Family courtyards and tighter budgets | Modern villa facades and owners who want flat water | A raised site with a view |
How many skimmers does a pool in Al Khobar need?
International pool guidance sets a minimum of one skimmer per 74 m² or so of water where skimmers alone clean the surface, so a 3×6 m or 4×9 m home pool technically needs just one. In Al Khobar we often fit a second one on the downwind side anyway, since that is the corner where dust and leaves end up. For overflow pools, the guidance wants the gutter along at least half the perimeter; on villa pools we prefer to run it all the way round.
Swimming pool construction in Al Khobar near the coast: excavation and groundwater lowering
Digging a pool in Al Khobar can expose groundwater before the excavation reaches its final depth. When that happens, concrete is never poured into water and nobody works on a saturated base; we lower the water around the pit first and then carry on. Groundwater in the Eastern Province is generally shallow, it moves up and down, and it carries salts that attack concrete and steel. Al Khobar is a coastal city, so we treat the chance of meeting water as part of the excavation plan rather than a surprise.

Pool excavation in Al Khobar: well points or a sump?
There are two common ways to keep a pit dry. The first is a ring of slim well points driven vertically around the excavation and joined to a horizontal header pipe drawn by one pump. They pull the water table down in the surrounding soil before the water ever reaches the pit, and they suit sandy ground and deeper digs. The second is a sump in one corner of the pit floor with a submersible pump, which is enough when seepage is light. The choice is made on site once we have seen the soil and the water level, which is why groundwater lowering is priced at inspection. What matters to the owner is that the pumps keep running until the floor and walls have been cast and the shell has gained weight and strength, not switched off on the day of the pour.
- ✓We set the pool away from the neighbour’s boundary-wall footing, the soakaway and the buried water tank, and check that an excavator can get into the courtyard before pricing.
- ✓We locate buried services such as water and drainage pipes and electrical cables before the digger goes in.
- ✓We send the pumped water to a suitable discharge point so it does not flood the street or the neighbour’s yard.
- ✓We level and compact the pit floor, then pour the blinding on dry ground.
- ✓We remove the spoil from site and later backfill with suitable soil in compacted layers.
Check the groundwater before you empty an Al Khobar pool
What keeps a pool shell in place against groundwater pushing up from below is the weight of the water inside it. Pump all of that out while the water table outside stays high and a difference of roughly 45 cm can, in some pool types, be enough to float the shell or split its floor. Every new pool we build gets a hydrostatic relief valve set into the floor; it opens a path for groundwater to come in before it can lift the basin. It is a back-up, not a licence to drain: on renovations we empty only as far as the work needs, or run pumps around the pool to bring the water table down before draining.
Dealing with salts does not end with the excavation. Concrete that will sit against soil saturated with salty water needs sulfate-resisting cement and a low water-to-cement ratio set by the designer, at least 75 mm of concrete cover to the steel on faces cast against the ground, and an external protective coat. Hot-weather pouring and cube testing are covered in concrete pouring in Al Khobar.
Building a pool in Al Khobar step by step: from measuring up to the first fill
Our sequence for an overflow villa pool, with each stage checked before the next covers it (skimmer pools skip the gutter and tank):
- 1Walking the courtyard
We fix where the pool goes, its size, depth and system, check the route for the excavator and the soil, see whether water is near the surface, and trace pipes and cables underground. - 2Design and permit check
An engineering office designs floor and wall thickness and the steel, and confirms whether the pool needs a permit before work starts. - 3Digging and drying the pit
The excavator digs while well points or pumps run, then the floor is trimmed and compacted. - 4Blinding, steel and sleeves
A blinding layer, the steel mesh on its chairs, then pipe, light and relief-valve sleeves fixed in place. - 5Casting the basin
Sulfate-resisting concrete compacted with a poker vibrator, waterstops in the construction joints, then days of spraying and covering. - 6Gutter and tank
The rim gutter set to one level with a spirit level, and the balance tank with its pipes and inspection hatch. - 7Filling the bare shell
We fill, let the concrete soak, then read the loss before any coating hides it. - 8Protecting the outer face, then backfilling
Bitumen and protection boards, then backfill in compacted layers. - 9Inside: true surface, coating, tiles
A levelled surface, two coats of flexible waterproofing, then mosaic or ceramics, coping and grout. - 10Commissioning and handover
The supplier fits the pump, filter and sanitiser with us, then we fill slowly after the waiting period and balance the water.
How long does pool construction in Al Khobar take?
Most medium home pools take somewhere between one and two months from the first day of digging to the first fill. Overflow pools run longer because the gutter and tank are extra work, and so do sites where groundwater has to be pumped for days. Some of that time is technical waiting we will not cut: a week or more of wet curing for the concrete, three days of soaking followed by a 72-hour fill test, drying time for the waterproofing, and at least three weeks between the last tile and filling.
The shell fill test before waterproofing and tiling
The fill test answers one question: does the concrete itself hold water? Tiles and grout do not stop leaks, and waterproofing is a second line of defence that should never be used to cover a weak shell. The method used in specifications for water-retaining structures is to fill the bare shell, leave it three days to saturate, then measure the level over 72 hours. The loss allowed is capped at 0.05% of the pool’s volume in each 24 hours. In an Al Khobar summer we set a container of water beside the pool so evaporation can be subtracted from the reading and not mistaken for a leak.
What does 0.05% mean for a 3×6 m pool?
With an average depth of about 1.3 m the pool holds about 23.4 m³ of water. 0.05% of that is about 11.7 litres a day, which across a surface of 18 m² is under 0.7 mm on the gauge. Any drop clearly larger than that, once evaporation is taken out, is investigated and put right before we waterproof.
Pool waterproofing in Al Khobar: outside before backfilling, inside before tiling
Pool waterproofing in Al Khobar works in two directions. Inside, it keeps the pool water away from the concrete and steel. Outside, it keeps salty groundwater and soil moisture away from them. In dry inland cities some builders rely on the internal layer alone; in a coastal city with a shallow water table, external waterproofing is part of building the pool, not an extra.

External pool waterproofing in Al Khobar: a chance you only get once
The outer face of a pool wall can be seen exactly once: between striking the formwork and backfilling. Miss that window and the only way back to it is digging around a full pool. So we coat it with a bituminous layer on a clean, dry surface after sealing the formwork tie holes, take the coating right up to the top of the wall with a clean straight edge, and cover it with protection boards so backfill stones cannot puncture it. Then we backfill with suitable soil in compacted layers. The balance tank and every pipe leaving the wall get the same treatment, with a sealing collar around each pipe that passes through the concrete.
Internal pool waterproofing in Al Khobar: three systems and their prices
The internal layer goes on after the fill test has passed and once the concrete and render have had their curing time, and the tiles are laid on top of it. The three most common systems are:
| System | Where it fits | Starts from |
|---|---|---|
| Flexible cementitious coating rated for permanent immersion | The most common choice under ceramics and mosaic; two coats with tape or mesh reinforcing the corners and openings | SAR 74/m² |
| PVC membrane | Where a continuous sheet is wanted, or in some renovation work | SAR 92/m² |
| Pool epoxy coating | A hard, chlorine-resistant finish in specific cases, or as a lining in the balance tank | SAR 138/m² |
The system is chosen to suit the finish, the state of the surface and the manufacturer’s instructions, and we do not recommend particular brands. Pool waterproofing also ties in with waterproofing the underground tank and footings of the same house; we covered tanks under the courtyard in our Al Khobar roof waterproofing guide, and the full service is on our waterproofing and insulation page.
Pool tiling in Al Khobar: mosaic, pool ceramics and slip-resistant coping
Pool tiling in Al Khobar is not ordinary floor tiling that happens to be under water. Pool tiles are permanently submerged and exposed to chlorine, heat and movement, and any void under a tile fills with water and eventually pushes it off. The rules we follow come from recognised pool-tiling guidance:
- ✓Low-absorption tiles: ideally under 0.5%, or glass mosaic, which is also the best choice for curves, steps and corners.
- ✓Immersion-rated adhesive: a highly modified cement-based adhesive in a full bed of at least 3 mm with no voids under the tile.
- ✓Grout no sooner than three days later: and use epoxy grout wherever the water chemistry or flow is aggressive.
- ✓Movement joints: where walls meet the floor and along long runs, so tiles do not crack as the structure moves.
- ✓Three weeks before filling: after which the water should rise by roughly 75 cm per day at most.
Coping and deck tiles around a pool in Al Khobar
The coping is the frame swimmers hold and children sit on, so it has to be slip-resistant and not get too hot in the sun, which usually means a light colour. The deck needs falls that carry splash and wash water away from the pool to a drain, so dust and sand are not washed back into the water. The deck can be slip-resistant tiles, or interlock on paths further away as described in interlock paving in Al Khobar, and other tiling work and labour rates are in tile installer in Al Khobar.
Pool types in Al Khobar: reinforced concrete, block, fibreglass and indoor
Concrete pools in Al Khobar
Reinforced concrete is the only pool shell we build. The floor and walls are cast to an engineer’s design so they take water pushing out from inside and soil and groundwater pushing in from outside, and the shape, depth and system can be whatever the courtyard allows. On Al Khobar ground it is the right answer, because concrete specified for salty conditions and waterproofed on both faces lasts a long time.
Block pools in Al Khobar: do they really save money?
Some advertisements push rendered blockwork pools as the budget choice. The trouble is that blockwork on its own cannot hold back water from inside and soil from outside as reinforced concrete can, every joint between blocks is a possible water path, and damp salty ground finds that weakness quickly. So our pool walls are always cast concrete, and block is kept for the dry work around the pool, such as the plant room or planters.
Fibreglass pools in Al Khobar
Fibreglass pools arrive as a factory-made shell that is lowered into the pit: quick to install, but limited to the factory’s sizes and shapes, and it needs road access and a crane. We do not make them, though we can dig for one and prepare its base and surround; on shallow groundwater its anchoring against flotation is for the maker and designer to specify.
Indoor pools in Al Khobar
An indoor pool in an annex or basement needs ventilation and dehumidification designed by an engineering office and an HVAC specialist before tiles are even discussed, or condensation ruins paint, gypsum and metal. It is priced at inspection, and the annex itself is covered on our Al Khobar annex and majlis page.
Home pool sizes and depths in Al Khobar
The size of a home pool in Al Khobar is set first by the courtyard and then by who will use it; prices for these sizes are in the cost section below. The common sizes are:
| Rough dimensions | Usual depth | Who it suits |
|---|---|---|
| Roughly 2.5 by 4.5 m | Around 1 m | Compact yards: cooling off and supervised play |
| 3 by 6 m | Sloping from 0.75 to 1.4 m | Families of three or four; our most requested size |
| Roughly 4 by 9 m | Sloping from 0.9 to 1.8 m | Bigger households and easy laps |
| Roughly 5.5 by 10.5 m | Sloping from 1 to 2 m | Spacious villas, rest houses |
A small pool in an Al Khobar courtyard: is it possible?
Yes. Plenty of Al Khobar courtyards can take a pool of 3×6 m or the smaller 2.5 by 4.5 m size, provided it keeps the engineer’s safe distance from the boundary footing, the soakaway and the buried water tank, the excavator can reach the spot (or slower hand digging is accepted), and there is room for a walkway and a small plant room, which can be a covered pit in tight yards.
Pool pipework and plant room in Al Khobar: pipes you only bury once
Pool pipework in Al Khobar means the pipes cast into the concrete and buried under the deck: main drains, the return inlets that bring filtered water back, skimmer bodies or gutter outlets, and the balance tank lines, all running to the plant room. We use pressure-rated pipe and pressure-test it before concrete goes around it and again before backfilling and tiling, because fixing a joint after that means breaking out whatever sits above it.
- ✓Main drains: two for each pump, spaced 0.9 m or more apart, with certified covers that stop hair or a hand being held by the suction.
- ✓Return inlets: spread so water circulates through the whole pool without dead corners.
- ✓Plant room: either a small built room or a covered pit with ventilation and a floor drain, close to the pool and the tank.
- ✓Equipment: pump, sand filter and salt chlorinator, plus a heater for winter and a chiller for summer if you want one, sized by the supplier and installed with us.
Pool lighting and electrical safety in Al Khobar
Electricity near water leaves no room for guesswork. We follow the international pool-wiring rules that national electrical codes are based on. In the water itself the only supply permitted is extra-low voltage, capped at 12 V AC, supplied by a transformer that sits beyond the pool zones, and every submerged light must carry a rating for continuous immersion. Ordinary sockets stay out of the zone roughly two metres from the edge, ladders, handrails and other metalwork nearby are bonded to earth, and a 30 mA residual-current device protects the whole pool supply.
A safe family pool in Al Khobar: glass fence, gate and drain covers
A moment of distraction near the water is the real risk with small children, so we suggest every Al Khobar family fences the pool off from the house and garden; in modern villas glass is the usual choice because it protects without hiding the view.

International safety guidelines for residential pool barriers give clear numbers that are easy to work to:
- ✓Height: at least 1.2 m measured from the outside.
- ✓Gaps: no more than about 10 cm under the fence over a hard surface, and no opening a 10 cm ball can pass through.
- ✓Gate: swings outward, away from the water, and pulls itself shut and latches without help, with the latch set where a child’s hand cannot reach it.
- ✓Where the house wall is one side of the enclosure: fit an alarm to the door that opens onto the pool, or use a safety cover.
- ✓In the water: at least two drains with anti-entrapment covers, wide steps with clearly coloured nosings, a handrail and depth markings on the coping.
The glass itself comes from a toughened-glass workshop; we cast its base or low wall and set out its line, and we quote it once we have seen the site. Fences, covers and alarms only help: an adult watching whenever children swim is what really keeps them safe.
Does a pool need a permit in Al Khobar?
Because a concrete pool adds a new structural element to the house, the sensible first step is for a licensed engineering office to confirm its permit position before anyone digs. For an existing villa with a valid building permit, the office can use the Balady platform service for adding and modifying building components; Balady states it takes from one to ten days, with fees worked out by its own calculator. For a villa whose drawings are still being prepared, it is better to draw the pool into the original permit set from day one. We build to the approved drawings and provide the office with the measurements and courtyard photos it asks for.
Pool construction cost in Al Khobar: “starts from” price table
How much does a pool cost to build in Al Khobar? The short answer: our smallest concrete pool starts at SAR 12,900, the 3×6 m size starts at SAR 19,400, and overflow pools with their tank start at SAR 60,000. A starting price here is not a bare shell. It includes digging the courtyard in normal soil and carting the spoil away, casting the reinforced basin, waterproofing it inside, tiling it in pool ceramics, the buried pipework after pressure testing, and preparing the equipment space. The machines are added once they have been chosen. No travel charge applies, as the city sits in our near service area alongside Dammam and Dhahran.
| New pool | Starts from | What it covers |
|---|---|---|
| Small skimmer pool, about 1 m deep, roughly 2.5×4.5 m | SAR 12,900 | Shell, waterproofing, ceramics, pipework |
| Skimmer pool 3×6 m, sloping from 0.75 to 1.4 m | SAR 19,400 | Same scope |
| Skimmer pool roughly 4×9 m, sloping from 0.9 to 1.8 m | SAR 29,500 | Same scope |
| Skimmer pool roughly 5.5×10.5 m, sloping from 1 to 2 m | SAR 38,800 | Same scope |
| Overflow pool with rim gutter and balance tank | SAR 60,000 | Adds the gutter, tank and their pipes |
| Infinity, indoor or rooftop pool | At inspection | Special engineering design |
| Items charged per square metre or per piece | Price starts from |
|---|---|
| Inspection visit to an existing pool | SAR 140 per visit |
| Stripping old tiles and bedding | SAR 14 per m² |
| Deck and path tiles laid to falls (labour) | SAR 37 per m² |
| Flexible cementitious coating for permanent immersion | SAR 74 per m² |
| Labour for tiling the basin | SAR 92 per m² |
| PVC waterproofing membrane | SAR 92 per m² |
| Glass mosaic (supply) | SAR 110 per m² |
| Epoxy made for pools | SAR 138 per m² |
| Stainless steel ladder, fitted | SAR 460 per ladder |
These items get no figure until we have seen the site:
- ✓Pool machinery: pump, filter, salt sanitiser, heater, chiller and 12 V lights, estimated with the supplier according to the level chosen.
- ✓Ground conditions: rock, groundwater pumping and replacing weak soil.
- ✓Safety: a glass or metal fence and its self-closing gate.
- ✓Major renovation: when an old pool needs more than new waterproofing and tiles.
All of the above stays indicative until we inspect and agree; the figure moves with dimensions, depth, system, finish, soil, groundwater and machine access. For items left to the site visit, photograph them and send rough dimensions on WhatsApp (0547879578); you will get a first estimate back. The rest of our rates are in the estimated price guide.
What a 3×6 pool costs in Al Khobar: a worked example
Our 3×6 m pool begins at SAR 19,400, but that is the base of the sum, not the end of it. Take a family in Al Thuqbah who want a 3×6 m pool with a floor sloping from 1 to 1.6 m, deck tiling 1.5 m wide all round, an extra stainless ladder, and a small wall waterfall spilling into the pool from the back wall, with its own lighting:
| Item | Calculation | Approx. amount |
|---|---|---|
| 3×6 m concrete pool (skimmer) | Starting price | SAR 19,400 |
| Deck tiling 1.5 m wide | (3+3)×(6+3) − 18 = 36 m² × 37 | SAR 1,332 |
| Extra stainless ladder | 1 × 460 | SAR 460 |
| Small wall waterfall about 1×1 m | Starting price | SAR 3,700 |
| Waterfall lights | 1 set × 460 | SAR 460 |
| Estimated total | SAR 25,352 |
This total does not include the deck tiles themselves (the owner chooses them), a heater, chiller or pool lights, a glass fence, or groundwater lowering if water appears; all of those are priced at inspection. For comparison, if the same family chose an overflow pool instead of a skimmer, the starting point would be SAR 60,000 because of the gutter and the tank. That is the real budget difference between the two systems.
Price drivers for an Al Khobar pool
- ✓System: an overflow pool adds a gutter, a tank and more pipework.
- ✓Depth and size: every extra bit of depth adds digging, concrete and area to waterproof and tile.
- ✓Groundwater: days of pumping and a larger area of external waterproofing.
- ✓Soil and access: rock or old fill that has to be replaced, or a courtyard the excavator cannot enter, so part is dug by hand.
- ✓Finish: glass mosaic and special patterns cost more than pool ceramics.
- ✓Equipment: salt sanitising, heating, cooling, lighting and smart controls raise the equipment package.
- ✓Extras: a glass fence, a waterfall, wide steps or underwater benches.
Pool renovation in Al Khobar: new waterproofing, new tiles, crack treatment
Pool renovation in Al Khobar hinges on the state of the shell. When the concrete is sound, with no cracks running right through it and no settlement, the job is normally stripping the old finish, laying fresh waterproofing and tiles, and swapping worn fittings. If structural cracks or settlement show in part of the pool, an engineer’s report decides before any new tile goes on. In older pools near the sea we often find rusting steel under cracked copings, tiles falling off because of voids in the adhesive, and leaks at the sleeves around lights and return inlets.
Signs your Al Khobar pool needs renovation
- ✓The water level drops faster than normal evaporation (see the bucket test below).
- ✓Tiles falling off or sounding hollow when tapped, or crumbling grout.
- ✓Cracks in the floor, walls or coping.
- ✓Rust stains or white salt deposits on the coping, on the outer wall of the pool or in the plant room.
- ✓Damp patches on the deck or a nearby wall after the pool is filled.
How we renovate an old pool in Al Khobar
- 1Inspection, then careful draining
A visit from SAR 140, then draining part or all of the pool once the water table around it is known. - 2Stripping the old finish
From SAR 14 per m², which shows what state the concrete underneath is in. - 3Concrete repair
Patching honeycombing and cracks and protecting exposed steel, with structural cracks followed up by an engineer. - 4New fittings
Lights, return inlets and drains with current anti-entrapment covers. - 5Fresh waterproofing
Flexible coating from SAR 74 per m², corners reinforced. - 6Fresh tiles
Tiling labour from SAR 92 per m², glass mosaic supplied from SAR 110. - 7Slow fill and start-up
Once the waiting time has passed, with the water balanced.
If the renovation needs new openings cut into the shell for a light or a return inlet, that is precise coring work as covered in core drilling in Al Khobar, and structural cracks are treated as explained in crack repair in Al Khobar. If the owner decides to remove and backfill an old pool rather than renovate it, that is work for a demolition contractor in Al Khobar, and renovating the villa as a whole is covered under renovation contractor in Al Khobar.
Renovation or a new pool: which makes sense in Al Khobar?
Renovation is enough when the shell is sound and only the layers on it have failed. Recasting part of the shell, or a new pool, comes in when a crack runs right through the floor, steel has corroded widely, or the basin has moved. We inspect and give you both options with figures rather than deciding from a photo.
Is your pool losing water? Try the bucket test first
Fill a bucket and stand it on one of the pool steps so its water sits close to the pool level. Mark the water line inside the bucket and on the pool wall, turn off any automatic top-up, and wait twenty-four hours. The bucket and the pool get the same sun and wind, so if the pool has fallen noticeably further than the bucket, the extra is water escaping somewhere, not evaporation. Photograph the result and send it with photos of the pool and the plant room. The test does not locate the leak, but it saves you from someone breaking tiles on a pool that is perfectly tight.
Villa pools and rest-house pools in Al Khobar
Villa pools in Al Khobar tend to be part of the house’s face: overflow in front of the living room, night lighting, pale stone and a glass fence. Rest-house pools are built for heavy use, with more size, a wider shallow end and a bigger plant room; a commercial rest house also has its own licensing conditions for the owner to check. Waterfalls and fountains in Al Khobar: moving water that does not harm the wall
We build waterfalls and fountains in Al Khobar on the same logic as a pool: a sealed, waterproofed basin, a small pump circulating the water in a closed loop, hidden pipes, and stone or tile cladding. The difference is direction: a waterfall drops water from a lip or down a wall face, while a fountain throws it up through a jet before it returns to the basin.
■ Wall waterfall
A curtain of water dropping down the face of a wall clad in stone or tile and gathering in a basin at its foot, in the courtyard, at the entrance or behind the pool.
■ Ground stone waterfall
A stepped stone feature in a corner of the garden spilling into a small pond.
■ Waterfall into the pool
A spillway on a back wall pouring into the pool itself, run by its own pump or the pool pump.
■ Indoor majlis waterfall
A sealed basin, a quiet pump and a gentle flow that does not splash walls or furniture.
■ Home fountain
A fountain in the middle of a basin in front of the entrance or in the garden.
Your wall is safe from a waterfall as long as everything behind the cladding is waterproofed before the finish goes on, the basin is waterproofed too, the joints are sealed, and the basin rim stands far enough above the water that the wind cannot throw it out. If the wall is shared with a neighbour, we build a separate wall in front of it for the waterfall. The coastal setting adds two tips: avoid filling a waterfall with very salty water, because it leaves crusts on the stone and the jets, and keep the basin level above the pump intake at all times so the pump never runs dry on high-evaporation days. Submerged waterfall lights follow the same 12 V rule as the pool.
| What you want | Starts from |

Built planters in Al Khobar
A planter built in block or concrete in an Al Khobar courtyard needs what any water-holding structure needs: a base, rendered walls, drainage outlets fitted before waterproofing, internal waterproofing running across the base and up the walls beyond the soil line, a gravel layer with a geotextile that stops soil clogging the drainage, a root barrier, and then the soil and the outer cladding. A house wall must never double as the side of a planter, so the planter gets its own wall. We build the planter but do not do the planting itself. Their cost depends on length, height and cladding and is set at inspection, and their wall rendering is covered in plastering contractor in Al Khobar.
Pool care in Al Khobar’s humidity and dust
| Topic | What is needed | Why |
|---|---|---|
| Water balance | pH from 7.0 up to 7.8 and free chlorine of no less than 1 ppm | Recognised public-health guidance for home pools, testing twice a day when the pool is in use |
| Salt sanitising | Does not replace testing and cleaning | Salt is converted to chlorine by the cell, yet pH and filtration remain the owner’s job |
| Evaporation | A pool cover in summer | High heat speeds up evaporation and warms the water; a cover reduces both |
| Dust and sand | Empty the skimmer baskets often and backwash the filter on a schedule | The wind drops dust into the water and it collects on the downwind side |

Why Aemar Al-Maryam for your pool in Al Khobar?
Because in Al Khobar the hard part is underground. We plan the dewatering before digging, protect the outside of the pool and its balance tank before backfilling, prove the shell with a fill test and the pipes with a pressure test before anything covers them, and say plainly what we build and what specialists supply. Concrete, waterproofing, tiles, plumbing and electrics all sit with our own teams, so one supervisor follows the pool from the first bucket of soil to the first fill. See our projects page.
