In Khafji the sea sits close to many homes, and that is what makes a pool there a project that needs its own calculations. Swimming pool construction in Khafji, as Aemar Al-Maryam General Contracting handles it, means villa pools near the beach, built with skimmers or with an overflow edge, its gutter, gratings and balance tank, and it also covers renovation of older pools whose edges have spalled and exposed rusted reinforcement. Entry prices run from SAR 12,900 for a compact chalet pool and SAR 19,400 for 3×6 m, through SAR 60,000 for a brim-full pool with its tank, to SAR 74 a square metre for relining an old pool with new waterproofing. Read every figure as an estimate until inspection and agreement; our number is 0547879578.
Roughly 298 km separate Khafji from our Dammam yard, which is why the first step is a site trip to see the site, or the existing pool if there is one, and then a work programme that packs the stages into as few trips as possible. Travel is priced after inspection, and each item carries less of it when you combine the pool with other work at the same house.
Pools in Khafji in brief
- New pools: reinforced concrete pools with skimmers or an overflow edge, for villa yards, houses and chalets.
- Overflow edge: a tiled collection gutter along the edge, white gratings over it and outlets to a concrete balance tank.
- Edge repair: removing spalled concrete, cleaning and protecting the rebar, rebuilding with repair mortar, then waterproofing and tiles.
- What it costs: skimmer pools climb with size from SAR 12,900 up to 38,800; a brim-full pool begins at SAR 60,000.
- Square-metre rates: old tiles off from SAR 14, new cement-based membrane from 74, tile laying from 92 and glass mosaic material from 110.
- Equipment: pump, filter, sanitiser and lights come through a specialist supplier, and we install and commission them together.
- Getting started: send 0547879578 a WhatsApp showing your yard, or the existing pool with close-ups of its broken edges.
What changes when you build a pool near the sea in Khafji?
A pool near the sea in Khafji faces three things a pool in an inland city does not: salt-laden air, saline groundwater that may be close to the surface, and sand carried onto the water by the wind. Salts, chlorides in particular, travel with moisture through thin or cracked cover until they reach the bars; the steel rusts, the rust takes up more room than the steel, and it pushes off the concrete above it. That is exactly what we find on the edges of older pools. Groundwater in the Eastern Province lies less than one and a half metres below the surface in many places, carries chlorides of up to around 2,000 mg per litre, and its moisture rises by capillary action roughly 75 cm.
■ Denser concrete
A low water-cement ratio, salt-resistant cement and proper moist curing, as set by the designer.
■ Enough cover
Steel cast against the ground needs about 75 mm of cover, and chairs hold it in place during the pour.
■ Two-sided protection
A membrane rated for submersion on the inner face, and bitumen painted over the outer face before the soil goes back.
■ Resistant metals
Ladders, handrails, gratings and fixings made from materials that resist salt air.
These decisions are made on the drawings and before casting, not after rust appears. So every new pool we start in Khafji begins with a conversation with the engineering office about the concrete specification and exposure class, and we treat the pool as a structure in a coastal environment.
Pool construction company in Khafji: what our crews build
A pool construction company in Khafji should draw a clear line between building and equipment, and we take on the building in full: excavation with dewatering where needed, the reinforced concrete shell, waterstops at construction joints, waterproofing inside and out, tiles, mosaic and coping, the overflow gutter with its gratings and the balance tank, buried pipework with pressure testing, and the plant room with its power supply. Machinery is the one thing we leave to a specialist: the pump, filter, sanitising unit, heater or chiller and submerged lamps come from a pool-equipment firm, after which our crew fits them and runs them up alongside that firm.
Routine pool cleaning, monthly service visits and electronic leak-finding are outside what we offer. Our work is what gets built and renovated: the shell, the waterproofing, the tiles, the edges and the pipes.
Beach villa pools in Khafji
A pool at a villa near the beach in Khafji is often designed as an extension of the view, so owners ask for water flush with the deck and clean, sharp edges. The site also imposes its own considerations. We look at the wind direction that brings sand, and position skimmers or design the gutter to catch what lands on the water. We think about privacy, since homes near the sea are often overlooked. And we keep a sensible distance between the pool and the seaward boundary wall and its footing.
- ✓Wind direction: we note it at inspection because it decides where sand and leaves gather on the water.
- ✓Ground level: homes close to the sea may have water closer below them, so we check before fixing the pool depth.
- ✓Plant room: ventilated and shielded from salt spray, because salt damages equipment and connections.
- ✓Deck tiles: light-coloured and anti-slip, which keeps the surface cooler underfoot in summer.
- ✓Built planters: planters at the corners break the wind and give the pool a green frame.
An overflow pool with a sea view in Khafji
An overflow pool in Khafji is the choice beach-villa owners make when they want the water to seem to run on towards the horizon. Our price for it begins at SAR 60,000, since it brings a collection gutter along the edge, a concrete balance tank and more pipework. A true infinity edge, where water falls over a whole side into a lower catch basin, needs its own engineering design and is priced at inspection.
Chalet and small-house pools in Khafji
Not every pool in Khafji belongs to a villa with a view. Many requests come from a chalet or a house with a modest yard, where the owner wants a small pool for children and for cooling off after the beach. Usually a chalet basin of about 2.5 × 4.5 m and a metre or so deep (SAR 12,900 and up), or one of 3 by 6 m (SAR 19,400 and up), fitted with skimmers and broad entry steps, does the job. The real constraint in a small yard is not space but access: can the machine get in, where are the septic tank and the water tank, and how far is the pool from the footings of the wall and the house? We answer those at inspection before giving a final figure.
For a chalet used only at weekends we suggest a pool cover to keep sand out while you are away, a light anti-slip deck that is easy to hose free of sand and salt, and an outdoor shower so swimmers rinse off sea water before getting in. Sand and salt carried in on feet tire the filter and upset the water balance.
Overflow gutters and gratings in Khafji
An overflow gutter in Khafji is a tiled concrete channel running along the edge of the pool. Water spills into it continuously, drains through openings in its base to the balance tank, and from there is pumped through the filter and back into the pool. Over the gutter sits a grating made of pool-grade plastic sections, which stops feet from dropping into the channel while letting water through, and which can be lifted section by section to clean the gutter.

How we build the gutter
- 1Cast with the shell
The gutter is part of the wall and edge and is cast with them, so no joint is left for water to escape through. - 2Edge level
The spill edge must be perfectly level; even a small difference makes water overflow on one side and stop on another. - 3Gutter falls
The gutter floor falls towards the outlets so water does not stand and sand does not collect. - 4Outlets
Enough outlets of the right size to carry water to the balance tank without the gutter overflowing. - 5Waterproofing and tiles
The gutter is waterproofed and tiled like the pool, in mosaic or immersion-grade tiles. - 6Grating
Grating sections are laid along the gutter rebates in a straight line and cut neatly at the corners.
The usual guidance for perimeter overflow systems is that the gutter should run along at least half the pool perimeter. Many home pools put it on one or two sides facing the seating and the view, while the remaining sides keep ordinary edges.
The balance tank: why it cannot be left out
The balance tank takes the water that swimmers displace when they get in, and keeps a steady level for the pump to draw from. We build it in reinforced concrete and waterproof it like the pool, place it where it can be reached easily, and run the make-up water line and the overflow line to it. Its size and the pump’s position relative to it are set by the designer and the supplier according to the water surface area and the number of swimmers.
Cleaning the gutter and grating after windy days
The advantage of a gutter is that it catches what floats on the water before it sinks, but sand blown in by the wind settles in its floor and in the balance tank if it is left. We therefore design the gutter with clear falls and enough outlets, make the grating sections easy to lift, and advise lifting a few sections and rinsing the gutter after each windy day, as well as checking the bottom of the tank from time to time. Plastic grating sections fade in the sun over the years and can be replaced one at a time without breaking anything.

| Entry price | Between SAR 12,900 and 38,800 by size | From SAR 60,000 |
| Suits | Houses, chalets and mid-range budgets | Beach villas and a premium look |
Building a concrete pool in Khafji’s coastal climate
Building a concrete pool in Khafji follows the usual pool sequence, but every step allows for salt and heat. We start with engineering drawings, then excavation with dewatering if water appears, a blinding slab, reinforcement on chairs that hold the cover, pressure-tested pipework, and then the pour.
- ✓Concrete: salt-resistant with a low water ratio; for very severe exposure the concrete code calls for surfaces to be protected by tanking or a coating.
- ✓Pouring in the heat: the concrete should not exceed 35 °C when placed and no water is added after mixing, so we pour early in the morning.
- ✓Curing: continuous wetting for at least seven days so the surface does not dry out and crack.
- ✓Construction joints: waterstops at every joint between the floor pour and the wall pour.
Our concrete pouring in Khafji article goes into casting and curing in summer heat. After curing comes the water test: the untiled shell is filled and given three days to soak, and the level is then logged for another three days. We accept a drop of no more than roughly half a litre per thousand litres of water each day, and a pan of water standing beside the pool tells us how much of that is just evaporation.
How long does a villa pool take in Khafji?
A mid-sized pool here generally runs four to eight weeks; a brim-full design with channel and tank runs longer. Because Khafji is far, we arrange the stages so that the crew comes for one complete stage per trip: excavation and casting, then testing and waterproofing, then tiles and the gutter, then commissioning with the supplier.
Pool waterproofing in Khafji, inside and out
Pool waterproofing in Khafji is done on two faces. On the inner face we apply two coats of a flexible cement-based membrane designed to live under water, taping or meshing every corner and fitting, priced from SAR 74 per square metre; a PVC liner (from SAR 92) or an epoxy pool finish (from SAR 138) are the alternatives. On the outer face, which counts for most on coastal plots, the walls are painted with bitumen before the soil is put back, so salty ground water never sits directly on the concrete. Tiles and grout on their own do not make a pool watertight; the waterproofing beneath them does that job. Roofs and tanks on the same house are handled in roof waterproofing and insulation in Khafji.
Emptying a seaside pool is not a casual job
Water inside the pool is what holds it down against the ground water outside. Pump it dry in waterlogged soil and as little as 45 cm or so of outside water can float the shell or split its floor. That is why we fit a pressure-relief valve in the floor of each new pool, and when we renovate an existing pool we drain it partly or lower the water around it first.
Pool tiling in Khafji: mosaic, coping and deck
For pool tiling in Khafji, labour is SAR 92 upward per square metre and glass mosaic is SAR 110 upward per square metre to supply. White or pale mosaic suits the gutter and the overflow edge, while light blue gives the water its turquoise colour. Every tile goes down on solid, submersion-grade adhesive, the channel and its surroundings get epoxy grout because water never stops moving there, and we leave about three weeks before filling, then bring the water up gently, never more than about 75 cm within a day.
The deck is anti-slip and light-coloured, with tiling labour from SAR 37 per m² including the falls that shed water away from the pool. Floors inside the house fall under tile installer in Khafji, and for a paved yard instead of tiles there is interlock paving in Khafji.
Repairing spalled pool edges in Khafji
At older seaside houses in Khafji, broken pool edges top the list of calls we receive. It starts with a brown rust stain on the edge or a fine crack running parallel to it. Then the concrete bulges, a piece falls away, and the steel underneath is found corroded. The cause is salt and moisture reaching the reinforcement; it rusts, the rust occupies more volume than the steel, and it forces the concrete outwards until it spalls.

■ Brown stains on the edge
Often the first sign; rust bleeds from inside the concrete to the surface before cracks appear.
■ A crack parallel to the edge
A fine line that follows the bar beneath it and widens with heat and humidity cycles.
■ A hollow sound when tapped
The concrete has separated from the steel inside, even if it looks sound from outside.
■ Fallen pieces
They expose corroded steel and leave a sharp edge that can cut hands and feet.
The earlier the repair starts, the smaller the area that has to be broken out and the less steel needs strengthening. Leaving the edge until it falls apart means the corrosion has travelled further inside the concrete, and the repair will extend to parts you cannot see.
How we repair a spalled edge
- 1Mapping the area
We tap the edge and mark every section that sounds hollow or bulges, not just the piece that has fallen. - 2Cutting the boundary
The repair outline is saw-cut to a regular shape so the mortar never ends in a thin, fragile feather edge. - 3Removing weak concrete
Everything delaminated is broken out down to sound concrete, exposing the steel all round. - 4Cleaning the steel
We grind the rust off until bright steel shows; a bar that has thinned badly is reinforced in whatever way the engineer specifies. - 5Protecting the steel
An anti-corrosion coat on the bars, then a bonding agent on the old concrete. - 6Rebuilding
Polymer-modified repair mortar applied in layers back to the original edge profile, then wet-cured. - 7Waterproofing and coping
The area is re-waterproofed, then the edge tiles or coping stones are fixed with immersion-grade adhesive.
We can only price edge work on site, since it turns on how long the damaged stretch is, the depth of corrosion and the condition of the steel. To cut repair boundaries cleanly or remove sections of the edge we use concrete saws, as in concrete cutting in Khafji, and for cracks in the shell itself see crack repair in Khafji.
Pool renovation in Khafji: repair or rebuild?
Pool renovation in Khafji does the job when the shell proves sound and holds water in the test once the edges are fixed; we strip the old tiles, treat surface cracks and re-waterproof and re-tile. If corrosion has spread through the walls and floor, part of the pool has settled, or a through-crack keeps reopening, the decision belongs to an engineer’s report, which may end in rebuilding.
The bucket test before any breaking out
Stand a bucket full of water on a pool step so its water is level with the pool, mark both levels and switch the pump off for 24 hours. If the pool level sinks well below the bucket’s, it is losing water some other way than evaporation, so take a picture of both marks and share it with us.
Pool plumbing, electrics and equipment in Khafji
Pool plumbing in Khafji is all in place before any concrete arrives: each pump draws from two floor outlets kept ninety centimetres or more apart, or from an alternative system that prevents suction entrapment, return inlets, skimmer bodies or gutter outlets, and lines to the balance tank and plant room. Each pipe run is held under pressure and checked while it can still be reached. General plumbing for the house is covered in plumber in Khafji.
Submerged lamps work at a safe 12 V from a transformer kept out of the wet zones, every metal part near the water is bonded, and a 30 mA earth-leakage breaker protects the circuit. In salt air we make sure enclosures and connections are sealed and suited to exposed locations; outdoor electrics are covered in electrician in Khafji. The pump, filter, salt or other sanitiser and heater or chiller are chosen by the specialist supplier for the water volume and system, and priced once selected.
Owners often ask us about cooling the water in summer, since an uncovered pool can get very warm in the hottest months. The answer is a pool chiller sized by the supplier for the water volume; we prepare its place and power in the plant room, and a pool cover cuts both heat gain and evaporation. Sanitising is similar: salt, ozone or UV reduce the need for chlorine added by hand, but they do not replace checking pH and chlorine or cleaning the filter.
Pool safety in a family home in Khafji
The most important safeguard for children is a fence around the pool, which international guidance sets at 1.2 metres or taller, with gaps too narrow for a ten-centimetre ball, and a gate that swings outward, away from the water, then shuts and latches on its own. We add certified anti-entrapment covers on floor outlets, anti-slip tiles, depth markings on the edge and a pump stop switch in a known place. A fence or cover never replaces an adult watching.
Pool construction and renovation prices in Khafji
Khafji jobs use exactly the entry prices we quote in Dammam; the trips are the only extra, and they are costed after the site visit. Any pool price below already takes in digging in ordinary ground, the shell, inner waterproofing, pool ceramics, pressure-tested pipes and a plant room made ready for the machinery.

Worked example: renovating a 4×8 m villa pool near the sea
Take, for illustration, a 4×8 m pool that averages 1.3 m deep and whose shell checks out sound, needing new waterproofing and a mosaic finish. Internal surface: floor 32 m² plus walls (4 + 8) × 2 × 1.3 = 31.2 m², about 63.2 m² in total:
| Item | Calculation | Cost from |
|---|---|---|
| Stripping old tiles | 63.2 × 14 | SAR 885 |
| New flexible cementitious waterproofing | 63.2 × 74 | SAR 4,677 |
| Tiling labour | 63.2 × 92 | SAR 5,814 |
| Glass mosaic supply | 63.2 × 110 | SAR 6,952 |
| Total before edge repair and travel | 885 + 4,677 + 5,814 + 6,952 | SAR 18,328 |
Added at inspection: repair of the spalled edge sections and their steel, replacing old fittings or pipes if needed, and travel. We do not drain the pool completely for the work until the water around it has been checked.
Travel to Khafji
We do not set a fixed travel figure, because one trip might serve a complete new pool or a small edge repair. We fix it once we have seen the job, by counting working days and stages, and we recommend combining the pool work with other jobs at the house, such as waterproofing, tiling or general renovation, in one programme.
Waterfalls, fountains and planters in Khafji
If you want water falling down a yard wall, budget SAR 3,700 upward for roughly one square metre of face, SAR 6,450 for a mid-sized face and SAR 11,000 for three by two metres and beyond; a small fountain begins at SAR 3,200, with submerged lamps from SAR 460. At coastal homes we waterproof the wall behind the waterfall thoroughly and clean salt deposits from the nozzles regularly. Built planters, like the ones holding palms at the corners of a pool, are made in block or concrete, waterproofed and given drainage and a root barrier, and priced at inspection. We do not do the planting itself.
Does a pool need a permit in Khafji?
We leave it to an accredited engineering office to say, before excavation, whether approval is required. On a house that already stands, the request usually goes to Balady as “Adding and Modifying Building Components”, supported by a building permit still in force, and Balady quotes between one and ten days for it. On a house not yet built, the engineer draws the pool into the original permit set.
Caring for a pool near the sea
- ✓Sand: cover the pool on windy days and clear the skimmer baskets or the gutter afterwards.
- ✓Metalwork: hose the ladders and rails down with fresh water every so often to wash off salt.
- ✓Edges: any rust spot or crack parallel to the edge deserves a check before a piece falls.
- ✓Water: on swimming days keep pH within 7.0–7.8 and free chlorine at a minimum of 1 ppm.
- ✓Level: keep an eye on the balance tank level so the pump never runs dry.

Why owners in Khafji choose Aemar Al-Maryam
Because we build a coastal pool as a structure in a saline environment: concrete, cover and external waterproofing that allow for salt, an overflow gutter with a level edge and straight gratings, a fill test before tiling and pressure tests on the pipes before they are closed in. When we renovate, we treat the cause of the edge damage, not only its appearance. Our starting prices are published, and equipment is chosen with a specialist supplier with nothing left vague. Look through completed work, the pools and waterfalls overview, or the longer reference piece, swimming pool construction in Dammam.
