Swimming pool construction in Jubail often means something other than a plain rectangle. Many villa owners there want a pool that follows the garden: curved edges, sparkling blue glass mosaic, and a shallow end that slopes in gently like a beach so children and adults can walk into the water without steps. Aemar Al-Maryam General Contracting builds these pools in reinforced concrete on both sides of the city, renovate older seaside pools whose coping has been eaten by salt, and lay and pressure-test the buried pipework before any trench is backfilled. In Jubail our price ladder opens at SAR 12,900 for the smallest shell (roughly 2.5 by 4.5 metres), then SAR 19,400 for the three-by-six family size, then SAR 29,500 for the four-by-nine class that fits most Industrial City gardens. We confirm every figure after seeing the garden, and the crew’s trip up from Dammam is added at that point. Phone or message us on 0547879578.
Jubail is really two places sharing a name. The Industrial City side is laid out in planned neighbourhoods with generous gardens; the Royal Commission regulates building there, and Marafiq supplies water and power. Al-Balad, the original town, has older houses, tighter courtyards and permits that run through the municipality and the Balady platform. What both halves share is the sea: salt in the air, groundwater close to the surface in many plots, and a strong sun that bleaches stone and cracks weak grout. This guide is built around those facts: how we build a freeform pool that copes with them, how we test what gets buried, when new coping is enough and when a deeper renovation is needed, and what each part costs in actual figures.
Swimming pools in Jubail at a glance
- What we build: reinforced-concrete pools, freeform or straight-sided, with a graded beach entry or steps, finished in glass mosaic or pool ceramic tiles.
- Before backfilling: pool pipes bedded on clean sand, pressure-tested and photographed. No trench is closed until its test has passed.
- Renovation: replacing salt-worn coping stones, re-waterproofing and re-tiling, and treating shell cracks after they have been assessed.
- Opening prices in Jubail: SAR 12,900 for the smallest shell, 19,400 for a mid-size garden pool, 29,500 for the four-by-nine class and 60,000 when you want an overflow edge with its tank.
- Permits: the Royal Commission inside Jubail Industrial City; an engineering office on Balady in Jubail Al-Balad.

Swimming pool construction in Jubail: Industrial City or Al-Balad?
The first thing we need to know about your pool in Jubail is where the house is, because the permitting body, the utility provider and the kind of plot all change between the two halves of the city. That difference shapes the plan from the first visit:
■ Jubail Industrial City
Larger gardens in districts such as Al-Fanateer, and more requests for freeform pools with beach entries. Permits come from the Royal Commission and connections from Marafiq; a residential compound may also set rules on working hours and equipment access.
■ Jubail Al-Balad
Older homes around Al-Dabab, Ghirnatah and Al-Hamra, tighter yards, and more tired pools to renovate than new ones to build. Permits go through an engineering office on Balady, and the main thing we check is where existing pipes and services run.
■ Houses close to the sea
In both halves: salt in the air and soil, and groundwater that may sit near the surface. Here we tank the walls on the outside, choose a salt-resistant coping stone, and never drain a pool without checking first.
Pool construction company in Jubail: what our crews build and what specialists supply
A pool construction company in Jubail should separate the structural part of a pool from the equipment part in front of you. Everything poured, buried or tiled is our crews’ work: digging and carting away spoil, pumping out groundwater if it shows, the reinforced shell, waterproofing, mosaic, the pipes cast into the walls or laid in trenches, the room that will house the machinery, and the cable and earthing that feed it. The machinery itself, meaning circulation pumps, filters, salt cells, heaters, chillers, low-voltage pool lights and app-based controllers, is sized and sold by a firm that specialises in pool equipment; we connect and commission it with their technician once you have picked a level, and it is priced then.
Why does that split matter? Because a pump can be swapped in an hour, while a leaking joint under the pool deck or a crack in the floor can only be reached by breaking things open. So we put our effort into what gets buried and cast, and leave to the supplier what can be unbolted and replaced. We do not offer routine cleaning, chemical dosing or monthly maintenance contracts; our work is building and renovating.
Freeform pools with a beach entry in Jubail
A freeform pool in Jubail is an ordinary concrete pool in its structure, but its walls follow curves instead of right angles, so it reads as a small lagoon inside the garden. The hard part is not the shape itself. It is three things: forming curved walls, spacing return inlets and skimmers around an irregular perimeter, and a finish that has to wrap the curve with no voids behind it.
Formwork and reinforcement for a curved pool
We set out the curve on the ground from the drawing with closely spaced pegs and excavate to it. The wall formwork is made from flexible panels or short consecutive sections that hold the bend, and the wall bars are bent to the same line rather than cut and lapped every metre. The designer at the engineering office sets the wall and floor thickness and the bar sizes; we build to the drawing and keep at least 75 mm of concrete cover on faces cast against soil.
Glass mosaic for curves in Jubail
Large tiles cannot bend. Fixed to a curved wall, their edges stand proud and leave hollows behind. For freeform pools we therefore use glass mosaic in small pieces that follow the curve, fixed with an adhesive rated for immersion in a full bed that leaves no voids behind the pieces, and grouted with a grout suited to treated pool water. Tile or mosaic absorption should be low, ideally under 0.5 per cent.
A graded beach entry: what it needs
A beach entry is a gentle slope where the water starts very shallow and deepens gradually, so children can walk in and adults can sit in the shallows. To keep it safe we plan for:
- ✓A calm, even gradient: one steady slope with no sudden breaks, set with the designer according to the pool’s length.
- ✓A slip-resistant surface: mosaic or tiles made for wet areas across the whole shallow zone.
- ✓A clear depth change: a colour change or line in the mosaic where deeper water begins, plus depth markings on the edge.
- ✓Drainage on the surrounding deck: so garden water and soil do not wash onto the beach with irrigation.
Before you finalise the design
A long beach takes length away from the swimmable part of the pool. If your garden only fits about 9 m, consider a short beach or broad corner steps instead of a long slope.
Types of swimming pools in Jubail
Four pool types come up in Jubail, and each suits a different situation:
Reinforced-concrete pools in Jubail
This is what we build. A cast shell can follow a curve or a straight line equally well, and an engineered one holds the water in while keeping the surrounding earth and groundwater out. Near the sea the designer specifies a sulfate-resisting cement, and we waterproof both faces of the shell.
Block-built pools in Jubail: are they a good idea?
A wall of hollow blocks is far weaker than steel-reinforced concrete against the push of water inside and earth outside, and its mortar joints are where cracks and leaks begin. It may look cheaper on day one, but we never use block for a pool shell; it is fine for the plant room or a garden planter.
Fibreglass pools in Jubail
A factory-made shell lowered into the excavation: quick to install, but limited in shapes and sizes. We do not make them, but if you choose one we can handle the excavation, the concrete base, the backfill and the tiling around it.
Indoor pools in Jubail
A pool inside a closed building needs ventilation and humidity control before anything else, or vapour condenses on the walls and ceilings. It is designed with a mechanical engineer and priced at inspection.
Skimmer or overflow pool in Jubail?
Skimmer and overflow describe how the top layer of water is pulled off for filtering. With skimmers, the water line sits a few centimetres under the coping and wall-mounted mouths draw in floating debris. With overflow, water brims over the edge into a gutter that runs round the pool, drains to a concrete balance tank, and is pumped from there through the filter. On a freeform pool skimmers are normally the easier route, because a gutter that has to follow long curves is hard to build dead level.
| Point | Skimmer | Overflow |
|---|---|---|
| Water level | A few centimetres under the stone | Brimming level with the rim |
| Cost | Lower; a 3×6 m skimmer pool opens at SAR 19,400 | Higher; overflow opens at SAR 60,000 |
| Curved freeform pool | Very suitable | Possible, but the channel is harder |
| Dust and leaves | Collected in skimmer baskets | Carried with the overflow to the tank |
| Extra space | No tank needed | Needs a buried balance tank |
Codes that cover skimmer-only pools ask for at least one skimmer per 800 sq ft of water, about 74 m². On a freeform pool we add one on the downwind side, where leaves and dust collect, even when the area is smaller than that.
Building a concrete pool in Jubail, step by step
Building a concrete pool in Jubail follows an order that cannot be skipped, because each stage is covered by the next:
- 1Survey and design
We measure the garden, keep the pool away from the wall footing and both tanks, and go through the drawing with the engineering office. - 2Permit
Royal Commission approval on the industrial side; an engineering office filing on Balady in the old town. - 3Excavation and dewatering
Machine excavation and removal of spoil, with groundwater pumped out if it appears above the formation level. - 4Blinding and steel
A level blinding layer, then floor and wall reinforcement on chairs that hold the concrete cover. - 5Pipe sleeves before the pour
Sleeves for main drains, return inlets, skimmers and lights fixed in place before casting, never broken into the concrete afterwards. - 6Pouring and curing
Floor slab first and walls second, a waterstop in every cold joint, then a week or more of keeping the concrete wet. - 7Water-tightness test
Filling the bare shell and measuring the loss before any waterproofing or tiles. - 8Pipework and testing
Running pipes to the plant room and pressure-testing them before backfill. - 9Waterproofing and tiling
Internal waterproofing, then mosaic, coping and deck. - 10Commissioning
Installing equipment with the supplier, filling gradually, and handover.
How long does pool construction take in Jubail?
Expect one to two months for a typical family pool in Jubail, a little more for freeform work because of the curved formwork and the mosaic. Roughly half of that is deliberate waiting: a week of wet curing, the days the shell spends full of water while we measure it, and close to three weeks for the mosaic to harden before the pool is flooded.
Pressure-testing buried pool pipes in Jubail Al-Balad
Pressure-testing pool pipework matters most in the older houses of Jubail Al-Balad, because the run between the pool and the plant room usually passes under a path or a tiled courtyard. Any leak found after backfilling means lifting tiles and hunting for a point nobody can see. So no trench is closed before its test has passed.

Our test runs in clear steps that you are welcome to watch:
- ✓Clean sand bedding: pipes rest on sand free of stones and building debris that would scuff them over time.
- ✓Capped ends: every open end is sealed and a pressure gauge is fixed to the pipe manifold.
- ✓Pressurising in stages: pressure is raised gradually following the pipe manufacturer’s instructions, typically to about 1.5 times the working pressure, with air bled out at the high points.
- ✓Settle, then watch: the line is left to stabilise, then the gauge is watched for a set period; any drop means checking the joints before backfilling.
- ✓A photo of every run: we photograph the routes and their measurements before backfilling, so you know where the pipes are if anyone needs to dig later.
In Al-Balad especially
Before digging a trench we ask about the old drainage, power and water routes in the yard, because older houses often carry undocumented services. One strike of an excavator bucket on an old drain costs more than a day spent checking.
Pool pipework and the plant room in Jubail
Pool pipework covers the main drains in the floor, the return inlets in the walls, the skimmer bodies, the balance tank on overflow pools, and the lines to the plant room. We keep the plant room as close to the pool as practical to shorten the runs, with ventilation, a floor drain and a lockable door, since it holds chemicals and electrics. General household pipework is covered in Plumber in Jubail.
Pool waterproofing in Jubail and the water-tightness test
Pool waterproofing in Jubail starts only after the bare shell has proved itself. We flood it, give the concrete three days to soak up what it will, and then log the level for a further three days. The concrete institute’s test for water-holding structures accepts a loss of one-twentieth of one per cent of the volume per day at most, once evaporation, read from a pan of water on the deck, has been subtracted.
Waterproofing the pool from inside in Jubail
After cleaning and damping the concrete we brush on a flexible cement-based coating made to stay under water, in two crossing coats, and bed a reinforcing band into every floor-to-wall angle and around each pipe sleeve. Where the shell calls for it we switch to a PVC liner or an epoxy finish. Remember that tiles and grout are not the barrier; the sound shell and the coating behind them are.
Waterproofing the outside of the walls near the sea
Close to the coast, where groundwater is near and salty, we tank the outside of the walls with a bituminous coating before backfilling, so salts do not reach the concrete and steel. For the villa’s roof and water tanks, see Roof Waterproofing and Insulation in Jubail.
Pool tiling in Jubail: mosaic, coping and deck
Pool tiling in Jubail is not floor tiling, because these tiles live under water all the time. The rules we keep to:
- ✓Wait before tiling: technical guidance recommends letting the concrete mature for about six weeks, and render for about three weeks, before tiles go on.
- ✓Grout after three days: we do not grout until the adhesive has set for at least three days.
- ✓Movement joints: where the floor meets the walls and wherever the designer specifies.
- ✓Coping stone: a slip-resistant, salt-resistant coping laid with a slight fall away from the pool.
- ✓The pool surround: outdoor tiles falling to drains, or interlock paving as described in Interlock Paving in Jubail.
When do we fill the pool after tiling in Jubail?
About three weeks after the last grout, filling at no more than roughly 75 cm a day. Filling fast loads fresh tiles and adhesive and makes debonding more likely. In Jubail Industrial City the water comes from the Marafiq network, so we agree the filling time with the owner.
Pool renovation in Jubail: replacing salt-worn coping
Pool renovation in Jubail, in houses close to the sea, usually starts at the edge. Coping stone takes sun, salty spray and treated pool water all at once, so its surface wears, its mortar crumbles, and hollows open beneath it that let water into the top of the wall. The right fix is not to paint the old stone but to lift it and check what lies underneath.

- 1Lower the water partly
We bring the level below the working height only, and never drain the pool fully before checking the groundwater around it. - 2Lift the old stone
Stones and mortar come off carefully so the top row of mosaic is not broken. - 3Inspect the wall head
We look for crumbling concrete, exposed steel or cracks, and treat them before any new stone. - 4Renew waterproofing at the edge
Waterproofing is redone along the top of the wall, where water had been getting in. - 5New stone on a mortar bed
A pale, slip-resistant, salt-resistant coping set in a straight line with a slight outward fall, with a movement joint between coping and deck.
Signs your pool in Jubail needs renovating
- ✓Coping that rocks underfoot, or mortar crumbling between stones.
- ✓Loose mosaic pieces or eroded grout along the waterline.
- ✓Cracks in the floor or walls that show once the water is lowered.
- ✓Water dropping faster than normal evaporation.
- ✓Damp patches or salt deposits on the plant room walls or in the ground around the pool.
Renovate or rebuild a pool in Jubail?
When the shell is structurally sound and holds water once hairline cracks are sealed, new waterproofing, tiles and coping are the economical route. Cracks that go right through, or settlement, call for an engineer’s report, and demolition and a new pool may be the better answer. General crack repair is covered in Crack Repair in Jubail, and whole-house work in Renovation Contractor in Jubail.
Is your pool leaking? The bucket test
A simple check you can do yourself: stand a bucket on the first step, fill it to the pool’s water line, mark both with a pen, and let a full day pass with the pump on its usual timer. Sun and wind lower both by the same amount; if the pool falls noticeably further, water is escaping somewhere, and we find where before breaking anything. A visit to examine an existing pool in Jubail starts at SAR 140.
Pool lighting and electrical safety in Jubail
Underwater lights in Jubail pools are fed from a transformer placed away from the wet zones that steps the supply down to 12 volts. Ladders, rails and any metal near the water share one bonding conductor, and the whole circuit sits behind a 30 mA residual-current breaker. No ordinary socket goes within the two-metre zone around the edge. Outdoor garden circuits and lighting are covered in Electrician in Jubail; in the Industrial City any change at the meter goes through Marafiq itself.
Home pool safety in Jubail
A pool in a garden that opens onto the house needs a barrier between small children and the water, even with a shallow beach. International home-pool safety guidance sets out:
- ✓A fence of 1.2 m or more: with no gap wide enough for a 10 cm ball to pass.
- ✓A gate that shuts and latches by itself: swinging out from the pool side, with the catch high enough to be out of small hands’ reach.
- ✓Two suction outlets in the floor, not one: spaced roughly a metre apart on each pump and fitted with certified anti-entrapment grilles, so hair or a hand cannot be held.
- ✓Depth markings: on the edge, plus a colour line where deeper water begins in a beach-entry pool.
- ✓Supervision: covers, barriers and alarms are aids; none replaces an adult watching.
Pool permits in Jubail: Royal Commission or Balady?
Because a pool is a new structural element on the plot, get the authority’s position before any digging starts. On the Industrial City side that authority is the Royal Commission, which sets its own rules for drawings and site work. In Al-Balad, a licensed engineering office files the request on Balady as an addition to an existing building if one is needed; the house must already hold a valid permit, the platform quotes a turnaround of up to ten days, and its calculator shows the fee. For a villa still on the drawing board, put the pool in the original plans.
Pool construction prices in Jubail
We charge the same opening prices in Jubail as in Dammam; the only addition is the crew’s trip north, which we cost after the visit. The pool figure covers everything poured, buried or tiled: digging and carting spoil, the steel and concrete, the inner waterproofing, a pool-grade ceramic lining, the cast-in pipes and their test, and a ready plant room. Machinery is added once you choose it.
| What you want in Jubail | Where we usually see it | Opening price |
|---|---|---|
| Smallest concrete shell, roughly 2.5 by 4.5 metres, a metre deep | A tight Al-Balad yard | SAR 12,900 |
| Three-by-six family pool, sloping to 1.4 m | A villa on either side of the city | SAR 19,400 |
| Four-by-nine class, down to 1.8 m | The wide gardens of Al-Fanateer | SAR 29,500 |
| Five-and-a-half by ten-and-a-half class, down to 2 m | A house with a big garden | SAR 38,800 |
| Overflow gutter feeding a concrete balance tank | Owners who want water level with the edge | SAR 60,000 |
| Glass mosaic for curved walls (supply only) | Freeform pools | SAR 110 per square metre |
| Labour to tile the inside of the pool | New pools and refits | SAR 92 per square metre |
| Flexible immersion-grade coating when re-waterproofing | Older Al-Balad pools | SAR 74 per square metre |
| PVC liner or epoxy finish instead | Depending on the shell | SAR 92 or 138 per square metre |
| Chipping off old tiles and their bed | Before a refit | SAR 14 per square metre |
| Laying the surround with falls (labour) | Walkway and seating | SAR 37 per square metre |
| Fitted stainless ladder | The deep end | SAR 460 |
| Visit to examine an existing pool | Before any renovation | SAR 140 |
| New coping, a beach entry, pool machinery, groundwater pumping, the trip to Jubail | — | At inspection |
These are opening figures, not final quotes; curves, depth, ground conditions and the water table push them up or down, and we put the confirmed number in writing after walking the garden. For anything marked “at inspection”, a photo and a rough measurement on 0547879578 are enough for us to give you a ballpark. See the price list for our other trades.
Worked example: a freeform glass-mosaic pool in a Jubail Industrial City garden
An illustration for a freeform pool roughly in the 4×9 m class, 0.9 to 1.8 m deep, finished in glass mosaic instead of ceramic tiles:
| Item | Calculation | Estimate |
|---|---|---|
| Pool shell and package (4×9 m class) | Starting price | SAR 29,500 |
| Upgrade to glass mosaic | 66 m² internal surface × 110 | SAR 7,260 |
| Deck tiling, varying width | 32 m² × 37 | SAR 1,184 |
| Stainless ladder at the deep end | 1 × 460 | SAR 460 |
| Estimated total | Before equipment and travel | SAR 38,404 |
We have counted the mosaic at its full supply price to be safe; the real figure comes down once the ceramic included in the pool price is deducted. The example leaves out shaping the beach entry, the equipment and travel, which are all set at inspection.
What pushes a Jubail pool budget up or down?
- ✓Shape: curves and a graded beach need more formwork, mosaic and time than a rectangle.
- ✓Groundwater: the nearer the water table, the more pumping and external tanking.
- ✓Access: a garden the excavator can reach costs less than a tight yard dug partly by hand.
- ✓System: overflow with a balance tank costs more than skimmer.
- ✓Equipment: variable-speed pumps, salt chlorination and chillers raise the first cost and may lower running costs.
Waterfalls and fountains in Jubail
The waterfalls and fountains we build in Jubail gardens are small structures in their own right: a waterproofed concrete or block basin, a small pump lifting the water round a closed loop, stone or tile cladding, and low-voltage lighting under the water. With a wall waterfall, the first job is sealing the block wall that will stand behind it, because years of running water will otherwise find their way in.
| What suits a Jubail garden | Opening price |
|---|---|
| Waterfall on the boundary wall, about a metre square | SAR 3,700 |
| Wider wall waterfall, about two metres by one and a half | SAR 6,450 |
| Contemporary waterfall filling a garden corner | SAR 5,500 |
| Natural rocks stacked on the ground | SAR 7,400 |
| Pond with waterfall and lights for a big garden | SAR 13,900 |
| Fountain at the centre of the seating area | SAR 3,200 |
| Low-voltage lights under the falling water | SAR 460 |
Jubail’s salty humidity leaves a white crust on the water outlets, so wipe them every few weeks, and top up the basin whenever it drops so the pump always stays submerged.
Built planters around the pool in Jubail
Built planters around a pool make the garden but put irrigation water right next to tiles and walls. We build them on a base, render the walls as in Plastering Contractor in Jubail, waterproof the inside, and add a drainage layer, outlets for water and a root barrier before cladding the outside. A planter wall is never the house wall. They are priced at inspection by length, height and cladding.
Pool care in Jubail’s climate
- ✓Evaporation: the long summer drives evaporation up; a cover cuts it and keeps dust out.
- ✓Chemistry: US public-health guidance for home pools keeps pH within the seven-to-seven-point-eight band and free chlorine no lower than one part per million, two if your chlorine is stabilised.
- ✓Salt does not replace testing: a salt chlorinator makes chlorine, but pH, filtration and cleaning still need regular attention.
- ✓Coping: a fresh-water rinse of the edge stones every few weeks stops the salt crust forming.
- ✓Draining: never empty a pool near the sea without checking the groundwater; an empty shell can lift with water pressure from below.

Reasons Jubail owners hand their pool to Aemar Al-Maryam
Because we spell out what we build and what specialists supply, publish starting prices for almost every item, water-test the shell before waterproofing and pressure-test the pipes before backfilling, and deal with coastal salt in the choice of cement, waterproofing and coping from day one. Our own people pour, seal, tile, pipe and wire, so one site lead answers for the job from setting out to handover. Finished jobs are shown on our projects, and a short summary of what we offer is on Pools and Waterfalls.
Which parts of Jubail we serve
Our crews reach Al-Fanateer and the neighbouring Industrial City districts, and the Al-Balad streets of Al-Dabab, Ghirnatah and Al-Hamra, driving up from Dammam on a day fixed in advance.
