Electrician in Khafji – New-House Rough-In, CCTV Conduits & Stair Lighting

electrician in Khafji

Looking for an electrician in Khafji for a new house that is still at the blockwork stage? At Aemar Al-Maryam General Contracting we wire houses and villas in Khafji from the first chase in the wall to the last lamp switched on: chases cut in blockwork only, never in columns or beams; conduits ready for security cameras, intercom and internet; small step lights beside each stair tread, positioned before the marble goes down; and a tidy board with earthing and residual-current protection. House rough-in starts from SAR 28 per square metre, a point from SAR 37 and LED strip from SAR 45 per metre. All of these are labour-only guide prices pending a site check, and the crew’s trip to Khafji is priced at inspection. Contact: 0547879578.

In a new house every electrical decision is made in the few weeks between the end of blockwork and the start of plastering, and then buried in the walls for decades. A chase cut across a beam to shorten a route can weaken it; a camera the owner remembers after painting means a cable stuck to the façade; stair lighting that wasn’t roughed-in on time turns into cutting new marble. We wrote this page for house owners in Khafji: what happens at each stage, what you need to decide before the plasterer arrives, and what each item costs.

The short version for a new-house owner in Khafji

  • Rough-in: conduits, boxes, cables, board and earthing from the drawing, with the installation tested before plaster.
  • Chases: cut with a twin-blade wall chaser and dust extraction in blockwork walls only; columns, beams and slabs are left untouched.
  • Low current: camera, intercom, internet and satellite conduits on routes kept apart from the power conduits.
  • Stairs: step lights recessed beside the treads, a strip under the handrail, and control from the top and the bottom.
  • Prices: SAR 28 per built m², SAR 37 a point, SAR 120 an AC line, SAR 370 a board, SAR 275 earthing, SAR 45 per metre of LED strip. Travel after inspection.
  • How we work: scheduled dates, not an emergency service, with jobs grouped to cut the number of trips from Dammam. Phone and WhatsApp 0547879578.

Electrician in Khafji for a new house: from the first chase to switch-on

The electrician a new-house owner in Khafji needs is one who takes over the building after blockwork, hands it back ready for plaster with a tested installation, and returns after painting to fit the fronts and the lights and switch the house on. That is what we provide: two clear stages, rough-in and then second fix, with a recorded test and photos of the routes in between, taken before anything is covered.

■ Before plaster

Marking points on the walls, cutting chases, fixing boxes and conduits, pulling cables and assembling the board.

■ Low current

Conduits for cameras, intercom, internet, satellite and the doorbell, all to one gathering point.

■ Stairs and corridors

Boxes for step lights, cable exits for the handrail strip, and switches at two levels.

■ After painting

Fitting sockets, switches, spotlights and chandeliers, connecting breakers and switching on each circuit.

Electrical technician or master electrician in Khafji: who wires your house?

During rough-in the work is led by a master electrician who reads the drawing, decides the routes and divides the circuits, with technicians cutting chases, fixing boxes and pulling cable. At second fix one or two technicians are enough. We come from Dammam, so we put the crew together to get as much done as possible on each trip to Khafji, and agree the stage dates with you so the plasterer or the tiler is never left waiting for us.

⚠ This is not an emergency service

If smoke or sparks come from a socket or a board, cut the supply at the main switch if you can do so safely, and ring Civil Defence or the power company. Our work is scheduled by nature; we come afterwards to test the installation and repair whatever was damaged.

How electrical work fits with the other trades in a new house

Good rough-in in Khafji depends on sequence more than speed. Once the blockwork is finished and has dried, the electrical crew and the plumbing crew come in the same week and agree their routes before either cuts a chase: water pipes on one side, electrical conduits on the other, and no cable running over a hot-water pipe. Then the AC fitter runs the copper and the condensate drains, we test the installation and photograph the walls, and only then does plastering begin. After plaster, gypsum and paint we come back to fit the fronts and the lights, and then the tiles and marble go down, their finished level being what the boxes were set to from the start.

If that order slips, every change becomes demolition of finished work. That is why we ask the owner for the plastering date at the outset, plan our trip from Dammam well before it, and hand the walls over to the plasterer with every chase closed and every box set flush to the final plaster line. The plastering stage itself is covered on plastering contractor in Khafji.

Cutting electrical chases in Khafji: blockwork only, never columns or beams

Electrical chases in your Khafji house are cut in blockwork walls and nowhere else. Columns, beams and concrete slabs stay uncut. Columns and beams carry the house, their reinforcing bars sit close to the surface, and any chase reduces the concrete cover that protects that steel from rust, or may even cut a bar that the structural design counted on.

We draw each chase route on the wall with a clear line before cutting, then cut it with a twin-blade wall chaser that gives a straight channel at a constant depth. The machine is connected to an extraction hose that pulls the dust away at the source, so the air in the room stays clear and the neighbours stay comfortable. This is far quicker and cleaner than knocking chases out with a hammer, which breaks chunks out of the blocks, leaves holes that need filling and covers the whole house in dust.

LocationDo we cut a chase? The alternative
Internal or external blockwork wallYes, on a marked line at a constant depth—
Concrete columnNoRoute beside it in the blockwork, or a surface run hidden in gypsum
BeamNoPass under it in the false ceiling, or a core hole once the engineer agrees
Roof or floor slabNoConduits laid before the pour, or run in the false ceiling
Cement-board wallNo cutting; cables run inside the frameBoxes made for lightweight walls

If a route has to cross a beam or a slab, we don’t break it out; we use a small core hole after checking its position with the building’s engineer, away from the main reinforcement. Details are on core drilling in Khafji. We prefer vertical chases running from the ceiling down to the box, and short horizontal ones close to the ceiling, avoiding long horizontal chases across the middle of a wall: they weaken the wall, and anyone fixing a cabinet or a TV bracket later has no way of guessing where the cable runs. If you notice a crack in a column or beam before rough-in, show it to an engineer; repairs are covered on crack repair in Khafji.

Photograph the chases before plaster

Once the conduits are fixed and before the plasterer arrives, we photograph every wall with a tape measure in the frame and send you the photos sorted by room. Years later, when you want to hang a screen or fit a wardrobe, you will know where the cable runs without guessing.

Electrical rough-in in Khafji: points, circuits and the board

Labour for rough-in of a house in Khafji is charged by built area from SAR 28 per square metre, and can also be counted per point from SAR 37. Before any cutting we walk through the drawing with the owner: where each bed goes, where the screen sits, where the fridge, oven and washing machine will stand, where each air conditioner will be mounted. Furniture decides where a socket belongs, and a wrong position shows up on the day the furniture arrives, not on the day the socket is fitted.

We don’t rough-in a new building without an approved electrical drawing. Under the ministry’s rules for homes, power and data drawings plus their material lists must come from a licensed engineering office, and require cables and fittings that comply with Saudi standards. Technically, our reference is SBC 401, the Saudi Electrical Code, whose basis comes from the IEC 60364 series.

Electrical point prices in Khafji and how points are counted

An electrical point in Khafji starts from SAR 37 in labour at the blockwork stage, a point being a single outlet: a socket, a light outlet or a switch. A point added after finishing starts from SAR 75, because it means cutting into a finished wall and making it good again. Air conditioners, water heaters and ovens are not counted as ordinary points; they are separate lines with a larger cable and their own breaker.

CircuitWhat it feedsHow we install it
Room and hall lightingCeiling outlets and spotlightsSeparate from sockets, spread across more than one breaker
Stair and corridor lightingStep lights and the handrail stripIts own circuit that can stay on at night
SocketsBedrooms, halls and majlisBehind a 30 mA residual-current device
KitchenWorktop and fixed appliancesCircuits according to the number of appliances
Air conditionersEach unitIts own line and breaker
Water heatersBathroomsDouble-pole switch outside the bathroom
OutdoorFaçade, boundary wall and gateSealed fittings and residual-current protection

The cable size for each circuit is worked out from its load, its length and how it is installed, and written into the circuit schedule. The board goes in a dry place near the entrance where it is easy to reach, every breaker is labelled with its circuit, and spare ways are left for an extra air conditioner or a future electric-car charger. Expect SAR 370 upwards for the board and SAR 275 upwards for earthing.

CCTV rough-in in Khafji before plaster

Rough-in for security cameras in Khafji means running a conduit from each camera position, high on the façades and corners, to where the recorder will sit inside the house, all before plaster, so the cables arrive completely hidden instead of being clipped to the wall after painting. The cameras themselves are quoted once we have seen the house, since every house needs a different number and type, but preparing the conduits during rough-in costs little if it is done at the right time.

CCTV Installation in Khafji
A surveillance camera on a bracket high on the corner of a house, its cable entering a sealed weatherproof junction box behind it.

We agree the camera positions with the owner before cutting any chases: the main gate, the car gate, the corners of the house that look along the side walls, and the back yard. Each camera gets a sealed weatherproof junction box high on the wall and its own conduit down to a gathering point in a dry cupboard inside, where the recorder sits with a socket on a protected circuit. Many modern cameras take power and data through the same network cable, so one cable per camera is usually enough, but we still leave room in the conduit to pull a second one.

Camera and internet conduits are kept a reasonable distance from power conduits; common practice is to separate them by about 30 cm wherever possible so that interference doesn’t spoil the picture. Near the sea we choose corrosion-resistant boxes and screws, because the coastal air carries moisture and salt that eat into exposed metal quickly.

Internet, satellite and intercom rough-in in Khafji

Alongside the cameras we rough-in the rest of the low-current system: internet or satellite outlets from SAR 90 each, the intercom conduit from the gate to the inside, and the doorbell. All low-current cables are brought to one point where the router and the recorder sit, so the whole house is served from one easily reached place.

Staircase lighting in Khafji: step lights and a strip under the handrail

Stair lighting in Khafji is roughed-in before the marble: a small box in the wall beside every tread or every second tread, a cable exit under the handrail for the light strip, and two switches so the lights can be controlled from the top and the bottom of the stairs, or a motion sensor instead. Budget from SAR 45 a metre for the strip and from SAR 37 for each step-light point.

Staircase Lighting in Khafji
Small step lights recessed into the wall beside each tread of a marble staircase, with a hidden light strip running under the handrail.

Precision here is all about height. A step-light box must sit at a consistent height above the finished tread, not above the bare concrete step before cladding. So we ask about the thickness of the marble or tiles and the adhesive bed before fixing, work the height out from the finished level, and coordinate with the tiler so that no box gets cut through or half-covered by a piece of marble. These lights usually run at low voltage from a small driver, so we put the driver somewhere that can be opened, such as a cupboard under the stairs or a wall box with a cover, never behind the marble.

The strip under the handrail needs a cable exit at the start and the end of the rail, and coordination with whoever makes the handrail so a channel is left for the strip. In homes with children or older people we suggest keeping the step lights dimly on all night on their own circuit; they use very little power and prevent falls in the dark. Tiling details are on tile installer in Khafji.

Sockets and switches in Khafji: heights and how many

No single rule fixes socket and switch heights; they are set from the furniture. Common practice puts switches at about 120 cm above the finished floor, general sockets at 30 to 40 cm, kitchen worktop sockets above the counter and the washing-machine socket at a height that suits it. We take every one of those heights from where the finished tiles will sit.

Every socket we fit is a three-pin 230 V outlet as the Saudi socket standard requires, the third pin being the earth. Each bedroom gets two sockets either side of the bed, one by the desk and a group at the screen with internet and satellite outlets, and we add worktop sockets in the kitchen because small appliances multiply. Each front fitted at second fix costs from SAR 18.

Bathroom and kitchen electrics in Khafji

In a bathroom we never place a socket within the shower or bath zone; lights and outlets near water carry a rating of at least IPX4 according to the bathroom zones in the code, and every bathroom circuit is protected by a residual-current device. Heaters are wired from SAR 65 through a double-pole switch, with a pilot light, mounted outside the bathroom door. The extract fan gets its own point or is linked to the bathroom light, whichever you prefer.

In the kitchen we give the oven, fridge and washing machines their own circuits, and spread worktop sockets so that no appliance needs an extension lead. The water side of the heater and the washing machine is the plumber’s job, covered on plumber in Khafji.

AC lines and indoor lighting in Khafji

Khafji summers are long and humid and air conditioners run for most of the day, so we never hang an AC unit off the socket circuit or put two units on one line. Each split unit gets its own line with a calculated cable and a dedicated breaker in the board, from SAR 120. We place the power outlet right next to where the indoor unit will go, so it meets the drain pipe and the copper route in one neat opening, and leave a spare outlet in rooms where the type of air conditioner may change later.

For indoor lighting we plan with the owner and the gypsum crew together: where the spotlights go and how many, where the chandelier hangs in the majlis and the hall, and whether there will be hidden lighting along the ceiling edges. A spotlight in a new gypsum ceiling starts from SAR 9 including its cut-out, a chandelier from SAR 55 and hidden lighting from SAR 45 per metre. We split the lighting of large halls across more than one switch so the family can choose between full light for guests and softer light for everyday sitting. The ceilings themselves are built by the gypsum crew; see gypsum board installation in Khafji.

Façade, boundary-wall and gate lighting by the sea in Khafji

Outdoor lighting in Khafji faces coastal humidity and salt more than anything inside the house. We choose sealed fittings rated to shrug off rain and salt spray, junction boxes closed with glands, and screws that won’t rust, and every outdoor circuit passes through a residual-current device that cuts it at the first leak. An outdoor light point or floodlight starts from SAR 75. When a cable crosses the yard to the wall or the gate, we put it in conduit buried at least 60 cm deep, with fine sand beneath and a warning tape above for anyone who digs later.

We suggest putting the façade and wall lights on one circuit controlled by a photocell or a timer, and planning the gate light and the gate camera together, since a camera needs enough light at night to give a useful picture.

Electricity meters and annexes in Khafji

Where the permit shows an annex or a self-contained unit, the owner may apply to the power company for a second meter. We prepare everything on our side: the unit’s internal wiring, its board, its earthing and the meter position on the front wall according to the company’s requirements. Our advice is to plan this at rough-in, because running the annex supply from the start is much easier than breaking up the yard later. Building the annex itself is covered on annex and majlis construction in Khafji.

Home electrician in Khafji for existing houses

We also serve existing homes in Khafji on scheduled dates: a new point from SAR 75, an AC line from SAR 120, a damaged cable run replaced from SAR 165, a whole room re-wired from SAR 460, and an inspection visit with insulation testing and fault tracing from SAR 90. Rewiring a whole house or converting it from 110 V to 220 V is priced after inspection, and the supply-side part of a conversion is arranged with the power company.

When we add wiring in a finished house, chases are cut the same way: in blockwork only, with a cutter and extraction, then closed and handed over for plaster and paint. Small items such as a broken socket or a dead switch are added to a scheduled visit or to other work in your house. For a complete makeover, see renovation contractor in Khafji.

Testing the electrics before the walls are closed in Khafji

Before the plasterer covers the conduits we test every circuit: continuity of the conductors and the earth, then insulation resistance with a megger, and we accept the result at 1 megohm or more with a 500 V DC test voltage, the international minimum for household circuits. After finishing and switch-on we check polarity, test the residual-current devices and run every circuit. Under SBC 401 no installation may be energised for use until it has passed testing and inspection.

After testing you receive the circuit schedule and the route photos. Before connecting a residential building, the Saudi Electricity Company requires the earthing to be in place, the thermal insulation complete and the meter position prepared; we take care of our part of that, and insulation is covered on roof waterproofing and insulation in Khafji.

Rough-in mistakes we avoid in Khafji houses

  • ✓A chase in a column or beam: it reduces the cover over the steel and may cut a bar, and no time saving justifies it.
  • ✓Hammering instead of cutting: holes in the blocks and dust all over the house and the neighbours.
  • ✓Cameras after painting: cables showing on the façade and stuck-on boxes that don’t last.
  • ✓Stair boxes set from the concrete: they vanish under the marble or sit crooked against the tread line.
  • ✓A lighting driver behind the marble: the first fault means lifting the marble.
  • ✓Low current tight against power: interference on the picture and the internet.
  • ✓Ordinary steel boxes on the façade: sea air rusts them quickly.

FAQ

Do you work in Khafji?

Yes, we serve Khafji on scheduled visits from Dammam. We arrange the work so that as much as possible is done on each trip, and the trip cost is set during the survey.

How much does electrical rough-in for a new house in Khafji cost?

Labour runs from SAR 28 for every built square metre, or SAR 37 per point if counted. A house with a built area of 220 m² starts from SAR 6,160 in rough-in labour, before materials and travel.

Can an electrical chase be cut into a column or beam?

No. We cut chases in blockwork walls only, because a chase in a column or beam reduces the concrete cover over the steel and may cut a bar. If a beam has to be crossed, we use a core hole after the engineer agrees.

How do you cut chases without a lot of dust?

We use a twin-blade wall chaser connected to an extraction hose that pulls the dust away at the source, giving a straight chase at a constant depth while the air in the house stays clear.

When should CCTV conduits be installed?

Before plaster, together with the electrical rough-in. We run a separate conduit from each camera position to a gathering point inside the house, so the cables arrive fully hidden.

How much do security cameras cost in Khafji?

We price the camera system after inspection because the number and type vary. Their conduits go in during rough-in; a data or satellite outlet is from SAR 90.

How are stair step lights roughed-in?

We fix a small box beside every tread or second tread at a height worked out from the finished marble surface, place the driver somewhere it can be reached, and give control from the top and bottom of the stairs or by a motion sensor.

How much is an LED strip under the handrail?

Labour is from SAR 45 a metre, and the job needs a cable exit at the start and end of the handrail plus coordination with the handrail maker.

How much is an electrical point in Khafji?

From SAR 37 at the blockwork stage and from SAR 75 for a point added after finishing. An air conditioner is a separate line from SAR 120, and each figure stays an estimate until the survey.

Does sea air affect electrics in Khafji?

Humidity and salt rust exposed metal, so we use corrosion-resistant boxes and screws on façades and in exposed places, and seal cable entries with proper glands.

What tests are done before plastering?

Continuity of every conductor and the earth, plus a megger insulation test; then check polarity and the residual-current devices after switch-on, and hand over the circuit schedule and route photos.

Can you come out at night in Khafji?

No; every job is booked ahead. With smoke or sparking, switch off at the main breaker if you safely can and alert Civil Defence or the power company; we then test and repair on a booked date.

How much is a distribution board in Khafji?

A new or replacement board, connected, starts from SAR 370, earthing from SAR 275 and an extra breaker from SAR 90, with materials of your choice.
