Crack Repair in Khafji – Corrosion Cracks in Balconies, Columns & Sea-Facing Facades

Crack Repair in Khafji

Crack repair in Khafji usually means treating rust before treating the crack. The town sits on the sea, its air is humid and salt-laden, and over time that salt finds its way to the reinforcing steel in balconies, columns and slabs. The steel rusts, swells and splits the concrete from the inside. Sealing and painting over the crack is therefore not enough here: we need to know whether there is corroding steel behind it, and to treat it if there is. In Khafji, Aemar Al-Maryam General Contracting handles cracked balconies, columns, slabs, facades and walls. Our injection rate begins at SAR 32 for each linear metre of crack, a rust-split column from SAR 830, all provisional until we inspect and agree the work. Phone and WhatsApp: 0547879578.

Khafji lies at the far north of the Gulf coast, around 298 km by road from Dammam, our base, which means we never make a separate trip for every crack. We start with your photos and video clips, separate what we can estimate from what needs a site visit, and then plan one trip that groups your jobs together, and perhaps your neighbours’ jobs on the same street. Travel is costed at the inspection, and the more work a single trip carries, the smaller the share each item bears.

This page explains how salt creates cracks in Khafji buildings, how to tell a crack hiding rust from a surface crack, what we do with balconies, columns and roof slabs before waterproofing, when an engineer must be involved, and what each repair costs.

In brief: cracks in Khafji and how we treat them

  • Most common cause: reinforcement corrosion driven by humidity and sea salts, followed by render shrinkage and movement where blockwork meets concrete.
  • Where we find them: balcony edges and soffits, ground-floor columns, exposed roof slabs, sea-facing facades and boundary walls.
  • Our approach: open up what lies behind the crack, treat the steel if it is rusting, then repair the concrete or inject the crack, and protect the surface with damp-resistant paint.
  • Prices from: injection SAR 32/linear metre; a rust-cracked column SAR 830; facade cracks within a facade repair SAR 41/m²; damp-resistant exterior paint SAR 18/m². Provisional until inspection and agreement.
  • Travel: set at the inspection, and we group your work into one trip to keep it down.
  • To order: close photos of the crack with a ruler, and photos of any rust stains or spalling, on WhatsApp to 0547879578.

Crack repair in Khafji: salt and humidity come first

Crack repair in Khafji starts with understanding what sea air does to reinforced concrete. Steel inside concrete stays protected as long as the cover around it is sound and dense. But salts carried in moist air work their way through pores and fine cracks year after year, and once they reach the steel, it starts to corrode. Rust takes up far more room than the metal it comes from, at least two and a half times as much, so it pushes the concrete cover outwards until it splits.

The damage follows an order you can read. First a thin crack appears over the bar nearest the surface and runs along it. Then a brown stain shows at the end of the crack. Then the cover separates from the concrete behind it, so tapping sounds hollow. Finally a piece falls away and the steel is exposed. The earlier the problem is caught, the smaller and cheaper the repair, which is why we urge Khafji owners not to ignore straight cracks along balcony edges and under outdoor soffits.

■ Balcony edges and soffits

The element we most often find damaged in buildings near the sea: cracks and rust stains, then pieces falling from the edge.

■ Ground-floor columns

Vertical cracks along the main bars, especially in car parks and entrances open to the air.

■ Roof slabs

Cracks in exposed slabs that let water down to the steel, sealed before any waterproofing.

■ Sea-facing facades

Render cracking and blistering from salts, and cracks where blockwork meets concrete.

■ Boundary walls and entrances

Cracks at boundary wall columns and decay at bases that sit in damp ground.

■ Interior walls

Plaster cracks and damp cracks in rooms facing the sea or next to old bathrooms.

If the cracks are part of wider work on your house or building, our Khafji renovation contractor guide may help; for a short service description see crack and structural damage repair.

What causes cracks in Khafji buildings

The causes of cracks in Khafji buildings are mostly tied to the sea, but not only. These are the main ones, in the order we meet them:

  • ✓Chlorides from the sea: salts reaching the steel through the concrete cover and starting the cycle of rust, cracking and spalling.
  • ✓Carbonation over time: concrete reacting with carbon dioxide in the air, which weakens its protection of the steel in older buildings with thin cover.
  • ✓Water from roofs and balconies: failed waterproofing or poor falls keep water sitting on the concrete, so it reaches the steel sooner.
  • ✓Wetting and drying cycles: exterior render repeatedly gets damp and dries out, and salts crystallise inside it and break it up.
  • ✓Shrinkage of render and concrete: hairline cracks after finishing, unrelated to the sea but opening a path for it if left.
  • ✓Block and concrete moving differently: crack lines at columns and beams as temperatures change.
  • ✓Ground movement: less common, but possible where water leaks under foundations; here the engineer decides.

What the research says about the Eastern Province

Studies of Eastern Province buildings put reinforcement corrosion at the top of the causes of concrete deterioration, and report that signs of deterioration can appear within 10 to 15 years of a building’s life. That applies most clearly to buildings facing the sea.

Balcony and soffit cracks in Khafji

Balcony cracks in Khafji are what apartment-building owners send us most, because a balcony sticks out into the humid air on three sides and from below, and wash water and rain collect on its floor if the falls are poor. Trouble tends to begin along the nose of the slab and beneath it, where cover is at its thinnest: cracks parallel to the edge and rust stains appear, then the cover flakes and drops.

This is how we repair a balcony cracked by corrosion:

  1. 1
    Map the damage by tapping
We tap along the edge and soffit and mark the hollow areas with clear lines, because what looks sound may be detached inside.
  2. 2
    Break out damaged concrete
We remove the loose cover back to sound concrete and leave a gap behind corroded bars so the repair mortar can wrap around them.
  3. 3
    Clean and assess the steel
We remove rust to bright metal; where a bar has thinned badly, extra steel is the engineer’s call.
  4. 4
    Protect the steel
A protective coating goes onto the cleaned bars and, in some cases, the engineer recommends anodes tied to them.
  5. 5
    Rebuild the section
We apply a bonding coat, then structural repair mortar in layers, and form the edge straight again with a shutter.
  6. 6
    Protect the surface
We correct the balcony floor falls if they hold water, and paint the edge and soffit with damp-resistant paint.

⚠ Pieces falling onto the street

If a building’s balconies are shedding pieces from their edges, keep cars and passers-by clear of the area below until the loose parts are removed. We give these cases priority on the trip schedule, and an engineer may be needed first if the damage is extensive.

We cannot price a balcony repair from a single photo, because the extent of the hollow areas only shows when tapped, so it is priced at inspection. Photos are still enough to tell us whether we need scaffolding or a boom lift, so we can bring it on the trip.

Column and beam cracks in Khafji

Column cracks in Khafji usually show on exposed ground-floor columns: in car parks, at building entrances and in arcades. A vertical crack running up a column, with rust marks or a bulge at the corner, almost always means the main bars have started to corrode. A beam with cracks along its bottom steel tells the same story. These are load-bearing elements, so we never just seal the crack: we open them up, assess them, and refer to an engineer if the steel loss is significant.

Column Crack Repair in Khafji
A ground-floor column near the sea in Khafji opened up after a corrosion crack: the bars cleaned to bright metal while a technician ties small protective anode discs to them before the section is rebuilt.

In buildings near the sea we pay attention to something many people overlook. When part of a column is repaired and the rest left alone, the steel at the edge of the repair becomes more prone to corrosion than elsewhere, and a new crack can appear beside the patch after a while. That is why, in some cases, the engineer recommends small protective discs tied to the exposed steel before the section is rebuilt. They corrode in place of the steel and protect the bars around them. Repair of a column cracked by corrosion starts from SAR 830, and anything extra the engineer specifies is priced at inspection.

Ask about the steel before the colour

If someone offers to “dress” a cracked column with a coat of render or cladding without opening it up to the steel, the rust will carry on underneath and come back bigger than it is today.

Ceiling and roof slab cracks in Khafji

We split ceiling cracks in Khafji into two kinds: cracks you see from inside the room in the ceiling render, and cracks in the roof slab itself above you. The first, if they are scattered hairlines, are shrinkage treated with mesh and filler; if they are straight with rust stains, they are corrosion in the slab steel. The second are the ones that let water and salt down to the steel from above, and they are always closed before a new membrane goes on.

Crack Sealing in Khafji
A technician pours clear low-viscosity resin along a crack in a bare concrete roof in Khafji before waterproofing, letting it soak in by gravity.

On exposed horizontal slabs we sometimes use a simpler method than port injection. We build small putty dams around the crack, then pour a low-viscosity resin along it so it soaks in under gravity until it is full, topping up until it stops taking any more. This works for dormant cracks in dry slabs; a live or wet crack needs a different treatment. Once the cracks are sealed, the waterproofing follows; see roof waterproofing and insulation in Khafji. Restoring flaking ceilings from inside is priced at inspection.

Wall crack repair in Khafji

Wall crack repair in Khafji turns on one question before any other: is the crack in a block wall or in a concrete element with steel inside? A crack in blockwork is usually opened, filled and meshed; a crack in concrete is checked for corrosion first. Then we ask about damp, because a sea-facing wall can carry salts in its render that stop any material from bonding.

Fixing cracks in walls in Khafji

Fixing wall cracks in Khafji goes through these stages: we strip weak paint and render around the crack, cut it into a V, clean out dust and salts, fill it with repair mortar if it is dormant or a flexible sealant if it moves, bed mesh over it that laps beyond its edges, then re-render locally and paint. If the render is saturated with salts throughout, patching is pointless: it comes off and is replaced (see plastering contractor in Khafji).

Restoring cracks in buildings near the sea

Crack restoration in buildings near the sea is incomplete without protection afterwards. The wall we have repaired will face the same air tomorrow, so we finish exterior repairs with damp-resistant paint and make sure air-conditioning condensate and rainwater do not run down the same wall. These small details are what make a repair last for years rather than months.

Types of cracks in Khafji

Crack types in Khafji can be told apart by shape and position before any measuring. Use the table to match what you see:

Crack typeWhat it looks likeUsual cause in KhafjiLevel of concern
Corrosion crackStraight, following the steel, with brown stains or spallingSea salts and humidityHigh; needs opening up and treatment
Web cracking in renderFine interlinked lines on the facadeShrinkage, salts and drying cyclesLow; flexible surface treatment
Junction crackVertical or horizontal line at a column or beamBlock and concrete moving differentlyLow; mesh and render
Roof slab crackLong line in exposed concreteShrinkage, heat and leaksMedium; sealed before waterproofing
Diagonal from an opening cornerWidening towards one endSometimes foundation movementNeeds monitoring or an engineer
In a column or beamVertical, horizontal or diagonalCorrosion, overload or weaknessHigh; engineer first

By width, a crack under 0.1 mm counts as hairline, one between 1 and 5 mm is a clear crack to be filled and watched, anything over 5 mm calls for an engineer, and anything over 25 mm is structural damage requiring people to be kept away and an urgent engineering decision.

Hairline cracks in Khafji

Hairline cracks in Khafji are not dangerous in themselves when they sit in render, but on a sea-facing facade they are a doorway for salty water into what lies behind. So we do not leave them to “grow”; we cover them with a flexible bridging coat and then damp-resistant paint. A hairline crack that runs along steel in a slab or column is treated as a corrosion crack, however fine it is.

Serious structural cracks in Khafji

Serious structural cracks in Khafji are most often corrosion cracks that have progressed until the steel has lost part of its section, or cracks in columns and beams carrying more than they were designed for. Signs include a bulge at the corner of a column, exposed steel noticeably thinner than the bar beside it, or a visible sag in a beam or balcony. Here the structural engineer decides the repair method, which may include added steel or temporary propping before work begins.

Dangerous cracks in Khafji and the point where an engineer takes over

You need a structural engineer in Khafji if you see any one of these:

  • ✓Exposed steel that has lost a clear part of its thickness, or widespread spalling on a column or beam.
  • ✓A balcony or concrete edge that sags or keeps dropping pieces.
  • ✓Any crack of 5 mm and up, or one that reads wider each time you check.
  • ✓A slanting crack from the corner of an opening, together with jamming doors or a floor that has tilted.
  • ✓Cracks that appeared after a tank, annex or extra floor was added on top.

Permits

Cosmetic repairs do not usually need a permit. Repairing structural elements such as columns, beams and slabs is done under a restoration permit on Balady through a contracted engineering office. We can supply the site photos and dimensions the engineering office will want.

Monitoring cracks in Khafji from a distance

Crack monitoring in Khafji can start before we arrive, which suits a town far from our base. If a crack is not an obvious corrosion crack and we do not know whether it is moving, we ask you to watch it in a simple way and we read the photos with you:

  1. 1
    Mark and date
Put a pencil mark at each end of the crack and write the date.
  2. 2
    A fixed photo
Photograph the widest point beside a ruler, from the same spot and angle each time.
  3. 3
    Send regularly
Send us the photos at short intervals over several weeks and we compare them in order.
  4. 4
    The decision
If it is stable, we repair it on our next trip; if it moves, we arrange an inspection and an engineer.

If needed, we fit a clear monitoring gauge with a millimetre grid on the first visit, so you can read the movement yourself and send it to us. Corrosion cracks need no monitoring to confirm them; the rust itself is reason enough to start treatment.

Epoxy crack injection in Khafji

Epoxy crack injection in Khafji suits dormant cracks in sound concrete where the steel is unaffected, because epoxy re-bonds the concrete and closes the crack to water and salt. It is not a cure for a corrosion crack: injecting over rusting steel seals the surface and leaves the rust working inside. So we inject only after tapping and opening up have shown the crack is not being caused by the steel.

We clean the crack, fit injection ports along it, seal the surface between them, and pump epoxy in from the lowest port upwards until it appears at each next port; once cured, the ports come off and the finish is restored. Injection starts from SAR 32 per linear metre of crack.

Polyurethane injection for wet cracks in Khafji

Polyurethane injection in Khafji is the choice when water comes out of the crack, as in underground water tanks or walls against damp ground. The material reacts with water, stops it and stays flexible, but it does not restore a structural bond. If the crack needs bonding once the water is stopped, we let it dry and then inject a moisture-tolerant epoxy. Polyurethane injection is priced at inspection.

Exterior wall and facade cracks in Khafji

Facade cracks in Khafji combine what heat does with what salt does. Exterior render cracks into a web with shrinkage and temperature cycles; salty moisture then gets in through the cracks and crystallises under the paint, blistering and peeling it. Where blockwork meets columns, straight cracks appear that repeat on every floor. Any facade with rust stains bleeding through the render means there is steel close to the surface that has started to corrode.

Our facade treatment starts with washing it down and removing salts and loose areas, then treating each crack according to its type, re-rendering where needed, and finishing with a damp-resistant exterior paint. Facade work starts at SAR 41 a square metre when the cracks are treated as part of re-rendering and repainting, and at SAR 18 a square metre where only a damp-resistant exterior coat is needed after the repair. For the paint types that suit the town, read painting contractor in Khafji.

Boundary wall cracks in Khafji

Boundary wall cracks in Khafji come in two kinds. Vertical cracks next to the wall’s columns get mesh and fresh render. Decay at the foot of the wall, where it sits on damp salty ground, makes the render crumble and exposes the block. The second kind needs the damaged render stripped to a sufficient height, replaced with a salt-tolerant mortar, and the lower part protected with a waterproof coat. A boundary wall that tilts, or carries a long slanting crack, has its footing checked first.

Settlement and building cracks in Khafji

Settlement cracking in Khafji is less common than corrosion cracking, but it does happen where water leaks under foundations from pipes, tanks or poor drainage. The signs are diagonal cracks wider at one end, sticking doors and sloping floors. In that case we stop all repairs until a structural engineer has examined the footing and soil and decided whether the movement is ongoing; we then carry out what he specifies and repair the cracks and finishes afterwards. Settlement crack repairs are priced at inspection after the engineer’s report.

Interior plaster cracks and block-to-column cracks in Khafji

Inside Khafji homes, render cracks and block-to-column lines are the easy end of the job, and we often add them to a trip planned for a bigger job. We open the crack, pack it with a flexible filler, lay fibre mesh across the line, then finish with a skim coat and paint. Expect SAR 20 a square metre where mesh and patch rendering are needed, and preparing a whole room’s cracks for painting starts at SAR 140.

Crack repair prices in Khafji

Crack repair prices in Khafji use the same item rates as Dammam; the only difference is the travel charge, which we estimate at the inspection. Starting prices:

What we repairCharged perFrom
Column cracked by rusting steelcolumnSAR 830
Dormant crack injected with epoxy (or grout)linear metreSAR 32
Facade cracks within a facade repair: render and paintsquare metreSAR 41
Exterior coat that resists damp, after repairsquare metreSAR 18
Render cracks: fibre mesh and patch renderingsquare metreSAR 20
A room’s cracks prepared before paintingroomSAR 140
Repairing spalled balcony edges and soffits—At inspection
Polyurethane injection of a crack seeping water—At inspection
Resin sealing of roof slab cracks before waterproofing—At inspection
Stitching a crack with helical or U-bars—Once the engineer has reported
Crack monitoring gauges—At inspection
Cracks caused by settlement—Once the engineer has reported

These figures are provisional until we inspect and agree; they depend on the crack’s length, width, depth and position, and on whether the work needs scaffolding or a lift. Lines marked “at inspection” need a visit before we can price them, though WhatsApp photos to 0547879578 get you an early indication. Rates for everything else we do sit on our price list.

A worked example for a Khafji apartment building

Take a building with two car-park columns cracked by corrosion, dormant cracks in the stairwell ceiling totalling 6 metres, and a rear facade needing its cracks treated and repainted over 40 square metres. At starting prices: two columns 2 × 830 = SAR 1,660, injection 6 × 32 = SAR 192, facade treatment 40 × 41 = SAR 1,640, about SAR 3,492 in total before travel, which is agreed on site, and before any balcony work we price once we see it. This is an illustration; the actual cost is fixed at inspection.

One trip, several jobs

If you have painting, waterproofing or plastering alongside the cracks, include them in the same request, and let us know if neighbours on your street have similar work; spreading the road cost over more jobs lightens each one’s share.

The best fix for wall cracks in Khafji

The best fix for wall cracks in Khafji treats the rust where it exists, leaves whatever moves to flexible materials, and protects the surface from salt after the repair. In short:

  • ✓Rust-stained crack: open it up to the bars, treat them, rebuild the concrete; never just inject or fill it.
  • ✓Dormant crack in sound concrete: epoxy injection.
  • ✓Crack seeping water: polyurethane injection.
  • ✓Crack in a roof slab: resin sealing, then waterproofing.
  • ✓Web cracking on a facade: wash off the salts, flexible coat, then damp-resistant paint.
  • ✓Block-to-column crack: open, flexible fill, mesh and render.
  • ✓Diagonal crack with settlement signs: engineer before anything else.

Mistakes that make cracks come back in Khafji buildings

  • ✓Injecting a corrosion crack: it seals the surface and leaves the steel rusting inside, so it cracks again nearby.
  • ✓Patching a balcony edge without removing all the hollow concrete: the patch falls with what surrounds it.
  • ✓Leaving the steel unprotected before repair: the rust returns under the repair mortar.
  • ✓Painting a facade without washing off the salts: the salts blister the new paint within months.
  • ✓Waterproofing over open roof cracks: any weakness in the membrane sends water straight to the steel.
  • ✓Ignoring balcony falls: standing water brings the damage back from above.

FAQ

How much does crack repair cost in Khafji?

A column split by corrosion starts at SAR 830, injection at SAR 32 a linear metre, facade cracks with re-rendering and paint at SAR 41 a square metre, and damp-resistant facade paint at SAR 18. The road cost is estimated when we inspect, and no figure is final before inspection and agreement.

Why do so many balconies crack in Khafji apartment buildings?

A balcony faces humid, salty air on several sides and its concrete cover at the edge is thin, so salts reach the steel, which rusts, swells and splits the concrete. It is worse when the floor falls hold water.

What does a rust-driven crack look like?

A corrosion crack is straight and follows the steel, usually with brown stains, a hollow sound when tapped, and sometimes spalling that exposes the bar. Those signs mean the repair starts by opening up the steel, not by sealing the crack.

Is epoxy injection enough for a corrosion crack?

No. Injection seals the surface and leaves the steel corroding inside, so the crack returns nearby. The fix is to cut out the spoiled concrete, clean and coat the bars, and build the profile back up in repair mortar.

What are the discs tied to the steel during a column repair?

Small protective anodes, used in some cases on the engineer's recommendation. They corrode instead of the steel and protect the bars next to the repair edge from the rust that tends to appear beside patches in salty environments.

Will you come from Dammam to Khafji for a small job?

Yes, but it is better value to group your jobs, and your neighbours' if there are any, into one trip, because the road cost is shared across the items. We always start with photos so we arrive prepared.

Do roof cracks need sealing before waterproofing?

Yes. Open cracks under the membrane send water straight to the steel if the membrane ever weakens. We seal dormant cracks with resin or injection, and the waterproofing follows.

Are hairline cracks on a Khafji facade dangerous?

Not structurally when they are in the render, but they let salty water into what lies behind. We cover them with a flexible coat and damp-resistant paint, and examine any fine crack that runs along steel.

Which Khafji cracks call for a structural engineer?

When steel has lost part of its thickness, a balcony sags or drops pieces, a crack is 5 mm or more or is growing, a diagonal crack comes with settlement signs, or cracks follow a load added on top of the building.

Epoxy or polyurethane: which one for a Khafji crack?

Epoxy re-bonds concrete in a dormant dry crack; polyurethane stops water in a wet crack and stays flexible but does not re-bond. Sometimes we use polyurethane first and epoxy after the crack dries.

How can I monitor a crack when you are far away?

Mark both ends in pencil with the date, photograph it beside a ruler from the same spot, and send the photos at intervals over several weeks. If it is stable we repair it on our trip; if it moves we arrange an inspection and an engineer.

Why does new paint peel on Khafji facades?

Because salts were left in the render, or damp is still getting in through untreated cracks. We wash off the salts, treat the cracks and replace damaged render before applying damp-resistant paint.

Which photos help you price a Khafji crack?

Close-ups of the crack with a ruler, photos of rust stains and spalling, a wide shot of the facade or element, plus the building's age, number of floors and location. Send them to 0547879578.
