Electrician in Jubail – Building Risers, Villas, Annexes & Intercoms

Electrician in Jubail

Electrician in Jubail from Aemar Al-Maryam General Contracting for planned electrical work in Jubail Al-Balad and Jubail Industrial City: first-fix wiring for new villas and apartment buildings, vertical risers with cable trays, floor and flat distribution boards, rooftop annexes with their own sub-board, video intercoms at the gate, rewiring of older houses, and boards, earthing and RCD protection. Rough-in labour begins at SAR 37 a point or SAR 28 per square metre, a distribution board from SAR 370 and a split-AC line from SAR 120. All of these are labour figures we confirm on site, where we also agree what the drive up from Dammam adds. Phone and WhatsApp: 0547879578.

Jubail raises a question nobody asks in Dammam: where does the building get its power from? A house in Jubail Industrial City is supplied by Marafiq, while a block of flats in Jubail Al-Balad is supplied by the Saudi Electricity Company (SEC). Building permits come from the Royal Commission in the first case and from the municipality in the second. That difference is not a formality. It decides which papers the utility wants before it connects you, who inspects the meter position, and when you are allowed to ask for a new meter for an annex or a flat. So this guide starts there, and then walks through what people in Jubail actually ask an electrician for: a tidy riser in a new building, an intercom that works at the gate, a roof annex with its own board, and an old house that needs new wiring.

Electrician in Jubail: Industrial City or Al-Balad?

The direct answer: we work in both, but the route to a connection is different. In Jubail Industrial City the power and water utility is Marafiq, and a new connection request there is filed with the Royal Commission construction permit, the Royal Commission drawing of the building, the occupancy certificate and the title deed or Royal Commission lease. In Jubail Al-Balad the owner deals with SEC, which, before it connects a residential building, wants the thermal insulation done, the meter position prepared to its requirements and the earthing in place.

Our role is the same in both places. We prepare the internal installation, the boards, the earthing and the cable outlet at the meter position so the building passes the utility’s inspection the first time. The application itself, whether to Marafiq or to SEC, is made by the owner in their own name, and we give you whatever photos or load schedule it calls for.

Electrical work in Jubail Industrial City: why we ask about the Royal Commission first

In the Industrial City the Royal Commission issues building and extension permits and controls what shows from outside, such as shades, annexes and facade changes. So when your electrical job is part of an addition, like a roof annex or a room in the yard, we ask about the permit first. Marafiq asks for the Royal Commission drawing with any new connection, and wiring done for an unpermitted addition can end up with no meter to feed it. Purely internal work, such as rewiring, extra points or spotlights, does not change the building and we book it like any other job.

Electrician in Jubail Al-Balad: SEC and the municipality

Al-Balad is the older town, with traditional houses, apartment blocks of several floors and shops along the commercial streets. Here the meter belongs to SEC and its position is prepared on the boundary wall or front facade following SEC guidance, and new buildings need a building permit or a municipal letter. What we see most in Al-Balad is new blocks that need a riser and floor boards, and older houses with two-core wiring and no earth, or sockets still on 127 V.

Electrical contractor in Jubail or a call-out electrician?

If the job is one burnt socket or a single lamp, a call-out electrician will do, and we add that kind of small task to a booked visit. When the job is rough-in for a block, a villa or an annex, rewiring a whole house, or spreading air-conditioning loads over a new board, you need an electrical contractor who works from a drawing, calculates the loads, tests before the walls are closed and hands you a written circuit schedule. That is what we offer in Jubail: scheduled work by a full crew with materials worked out in advance, not a night-time call service.

■ Building risers

Perforated metal cable trays, neatly dressed main cables, and a board for every floor or flat.

■ Villas in both districts

Full rough-in from the drawing before plaster, with dedicated lines for AC units and water heaters.

■ Annexes and roof rooms

A sub-board beside the entrance fed by a correctly sized cable from the main board.

■ Video intercom

Conduit from the gate to the house, an outdoor camera panel and indoor monitors.

■ Older houses

Rewiring, earthing and 110 V to 220 V conversion coordinated with the utility.

■ Protection

Boards with labelled breakers, a 30 mA RCD and measured earthing.

Apartment-building rough-in in Jubail: risers and cable trays

The electrical riser is the backbone of any apartment building. It is a room or vertical shaft that carries the main cables from the meter room or main board up to each floor board, and from each floor board to each flat board. In new blocks in Jubail we fix a perforated metal cable tray to the riser wall at regular spacing, lay the main cables on it with a little space between them so they can shed heat, and tie them at short intervals so their weight never hangs off the terminals in the boards.

A tidy riser is not only about looks. When the tenant on the third floor needs their flat isolated, or a cable fails, the electrician finds every cable where it should be, labelled with its number and the flat it feeds. A riser where cables are piled on top of each other becomes, over time, a pocket of heat and dust, and every change to it turns into a long job.

  • Separate low-current routes: intercom, data and satellite cables run in their own tray or conduit away from power cables, so no interference shows up in picture or sound.
  • Openings between floors: the tray passes through slabs in planned openings. If a new hole is needed in a cast slab, we cut it by core drilling after checking the reinforcement, through core drilling in Jubail.
  • Labelling: a tag on every cable at both ends and an identification chart on every floor.
  • The board room: closed, ventilated, never used as a store, with a lockable door.

Floor and flat boards in Jubail apartment blocks

In a block we fit each flat with its own board, with a main switch, an RCD and breakers for each circuit, and where the design calls for it a floor board gathers the flat feeders. If each flat will get its own meter, the meter positions and how each flat is fed are fixed by the approved electrical drawing and the utility’s requirements, never by the electrician’s guesswork on site. That is why we ask for the drawing before we start, and go through the expected number of air conditioners in each flat with you, since they are the largest load in Jubail’s humid summer.

Testing the riser before the building is handed over

Before the riser doors are closed and the building handed over, we measure the insulation resistance of every main cable, check the continuity of the protective conductor to the last board, tighten the cable terminals at the breakers to the right torque, and trip-test the RCD in every flat once the supply is on. You receive a schedule listing each cable, its size and the breaker protecting it. You, or any electrician after us, will need that schedule the first time anything is changed.

Electrical rough-in for villas and new houses in Jubail

A villa is ready for us when the blockwork stands and the slabs are cast, and we have to be out before the plasterers come in, working alongside the plumbers and the AC drain pipes. We mark every box on the wall from the furniture layout and the finished floor level, cut straight chases in the blockwork with a saw instead of hacking at it, fix the boxes and conduits, pull the cables, assemble the board and test before the plastering crew moves in.

In Industrial City villas we notice that most owners want to plan from day one for what they will add later: spare conduits to the roof for solar panels or extra AC units, a line for an electric-car charger in the car port, and points for cameras around the boundary wall. These extras are cheap at rough-in and expensive after plaster and paint, so we put them in the quote as separate lines and let you decide.

Counting points: how a Jubail rough-in is priced

Each outlet in a wall or ceiling counts once, be it a socket, a switch or a light, and its price takes in the box, the conduit and the cable home to the board. In a rough-in, that is from SAR 37 per light or socket. Air conditioners and water heaters are counted differently, as dedicated lines, since they need heavier cable and a breaker each. In a house that is already finished and occupied, one new outlet costs from SAR 75, covering the chase in the plaster and its repair.

Video intercom and gate bell installation in Jubail

Second only to rough-in, video intercoms top the list of requests from Industrial City villa owners. It is an outdoor panel with a small camera and speaker set into the boundary wall beside the gate, one or more monitors inside the house, and sometimes an electric lock that opens the gate from the monitor. Whether it works well is decided at rough-in, before you buy the unit: a dedicated conduit from the gate to the main monitor, not shared with power cables, and wide enough to pull the cable for the system you choose plus a spare.

Intercom Installation in Jubail
An intercom panel with a camera set into the boundary wall beside the gate, with a recessed wall light above it to light the visitor’s face.
  • Height of the outdoor panel: set so the camera frames the face of someone standing at the gate, and turned away from direct morning or late-afternoon sun.
  • Light above the panel: a small wall light keeps the picture clear at night, fed from the outdoor lighting circuit behind an RCD.
  • Rain and dust: a back box suited to outdoor use, and the conduit end sealed behind the panel so water cannot run into it.
  • Power supply: the system’s power unit sits indoors near the main monitor on its own outlet, not on a socket shared with appliances.
  • Extra monitors: upstairs or in the majlis, each with its own conduit from the main monitor.

We price intercom and camera systems on site, since the cost turns on the unit, the distance, the number of monitors and whether conduits are already in place. With conduits laid at rough-in the installation is quick and clean. Without them, we propose the route with the least breaking, such as over a suspended ceiling or in a neat surface trunking along the wall.

Electrics for annexes and roof rooms in Jubail: a separate sub-board

An annex built on the roof or in the yard needs its own distribution even when it stays on the house meter. We fit a small sub-board beside the annex entrance with a main switch, an RCD and breakers for the lighting, socket, AC and water-heater circuits, and feed it with one correctly sized cable from the main house board in its own conduit. That way whoever uses the annex can isolate it without going down into the house, and a fault in the annex does not black out the whole home.

Annex Electrics in Jubail
A roof annex in Jubail before plastering: flexible conduits in straight chases ending at a sub-board beside the entrance.

The size of the annex feeder is calculated from its total load, mainly the AC units and the water heater, and from the distance between the two boards, because a long cable loses some voltage along its length. First we confirm the house main breaker and meter rating have room for the new load; if they cannot, the meter capacity has to be upgraded by the utility. A separate meter for the annex is available for independent units shown on the permit, from Marafiq in the Industrial City or from SEC in Al-Balad, and the owner applies for it. We get the wiring and the meter cabinet position ready for it. For building the annex itself and its permit, see annex and majlis building in Jubail.

Leave a spare conduit from the roof to the main board

When an annex, solar panels or extra AC units arrive on the roof later, the empty conduit is ready for a new cable with no breaking through the stairwell or the facade.

Cable sizes and circuits in Jubail homes

Cable size is an engineering decision. It depends on the load, the length of run, the installation method and the surrounding temperature, and it is chosen together with the breaker that protects it, never out of habit. The table below shows common practice in the Eastern Province as a guide to understanding; the final size comes from the approved electrical drawing or a load calculation.

Boards, earthing and RCD protection in Jubail

Jubail is a humid coastal city, and humidity attacks cable terminals and the copper bars inside boards. So we mount the board in a dry place indoors, away from bathrooms, kitchens and outside walls exposed to rain, tighten its terminals properly and leave spare ways. Every board has a 30 mA residual current device protecting the sockets, the bathroom and kitchen circuits and the outdoor circuits, which is what Saudi Arabia’s wiring code, SBC 401, demands, in line with the IEC 60364 series behind it.

Earthing is one of the conditions for connecting a building. We install the earth electrode and measure its resistance, run the green-and-yellow protective conductor to every socket and every metal body, and never rely on water pipes as an earth. In older houses with no earth at all, earthing is the first item we suggest before any other improvement.

⚠ Burning smell or sparks from the board?

If the main switch can be reached without danger, turn it off; then step back and ring Civil Defence or the emergency line of whoever supplies your power, which is Marafiq inside the Industrial City and SEC in Al-Balad. We are a scheduled contractor rather than a rapid-response team, and we come to diagnose the fault once everything is safe.

Rewiring older houses in Jubail Al-Balad

A house needs rewiring when several warning signs come together: breakers that trip often, sockets that run warm, insulation that has gone stiff or dark from heat, no earth conductor, or a house still on 127 V. Many traditional houses in Al-Balad were built before the move to the 230/400 V system, and some still have two-pin American-style sockets.

We start with testing and an insulation measurement, then decide. If the original conduits are intact from end to end, new cable is drawn through them and nothing is broken; where they are blocked or missing we cut new chases or use neat surface trunking. Converting from 110 V to 220 V is a shared job: the work inside the house is ours, meaning a new board, breakers and three-pin sockets to the Saudi standard, while the change of supply is coordinated with SEC. Any plaster or paint disturbed by the work is made good through renovation in Jubail or painting in Jubail.

Indoor and outdoor lighting in Jubail

In living rooms and majlis spaces we fit spotlights in gypsum ceilings once their positions are fixed on the drawing, run their cables before the ceiling is closed, and leave every LED driver for concealed lighting where a service hatch can reach it. A heavy chandelier is hung from an anchor set into the slab above; gypsum alone cannot hold it. The ceilings themselves are covered in gypsum board installation in Jubail.

Outside, on boundary walls, yards and car ports, we use floodlights and fittings with an ingress rating suited to rain and dust, run their cables in buried conduits at a safe depth with a warning tape above, and protect them with an RCD, because outdoor circuits are the first to trip after the first rain when they are installed carelessly.

Air-conditioning and water-heater lines in Jubail homes

Jubail summers are hot and humid and air conditioners run for long hours, so they are the first thing we calculate in any rough-in. Each split unit is fed by a line of its own, cabled for its rating and protected by its own breaker. We never put two units on one line, and we never feed an air conditioner from an ordinary socket. The AC outlet sits right beside the indoor unit, and we agree the condensate route with the AC crew so the drain never runs over an electrical box. Labour for each such line starts at SAR 120.

The water heater likewise gets a dedicated circuit, switched from outside the bathroom through a double-pole unit with an indicator lamp, so it can be made dead before anyone works on it. The water side of the heater, its pipes and safety valve, is plumbing work, covered in plumber in Jubail. In bathrooms we follow the bathroom zones of the code: no socket near the shower or bath, splash-proof fittings above them, and every circuit behind an RCD.

Mistakes we see in Jubail installations and how we avoid them

  • A riser with no cable tray: cables hung on nails or left on the floor of the shaft, with their weight pulling on board terminals and their temperature climbing.
  • Intercom in the power conduit: the intercom cable shares a conduit with power wiring, so lines appear in the picture and the audio hums.
  • An annex fed from a roof socket: the annex wired from the nearest socket on the roof, so the breaker trips whenever the AC starts.
  • A board on a damp outside wall: corroded copper bars and loose terminals within a few years.
  • Closing walls before testing: a small cable fault is found after painting and costs breaking and re-plastering.

Breaker keeps tripping in your Jubail home?

A tripping breaker is trying to protect you, and the answer is never a bigger breaker. Common causes are an overload because the AC and heater share one circuit, a short in a box or an appliance, an earth leakage that trips the RCD, moisture in an outdoor socket or a bathroom box, or a loose terminal heating up. We find the cause by measurement, isolating circuits one at a time and testing insulation, then repair what is needed. An installation test and fault-diagnosis visit starts from SAR 90 and is booked in advance.

Electrical prices in Jubail

Jubail is charged at our standard Dammam rates. Each figure is labour unless the row says otherwise; you pick the cables, breakers and accessories, and the drawing or our site visit fixes the total from the point count, the loads, cable lengths, the floor you are on and the state of the walls.

Travel from Dammam to JubailAfter inspectiondays on site

There is no standard trip charge for Jubail. We agree it at the inspection, based on how big the job is and how many days it runs. Bundle work into a single visit, for example annex wiring together with the intercom and an extra AC line, the smaller the share each item carries. Standard rates for every trade are listed on our prices page.

Worked example: wiring a roof annex in Jubail

A 60 m² roof annex with a room, a small majlis and a bathroom, needing two AC units, a water heater and its own sub-board:

  • Rough-in: 60 m² × SAR 28 = SAR 1,680
  • Sub-board with connections: SAR 370
  • Two AC lines with breakers: 2 × SAR 120 = SAR 240
  • Water heater connection: SAR 65
  • Labour for this annex: SAR 2,355, excluding cables, breakers and accessories, the feeder from the house board (measured on site) and the trip from Dammam.

A sketch of how the numbers add up, nothing more: your figure depends on the annex plan, its points and the feeder length.

FAQ

Who supplies electricity in Jubail Industrial City?

Jubail Industrial City gets its power and water from Marafiq, and a new connection request there is filed with the Royal Commission construction permit and drawing and the occupancy certificate. Jubail Al-Balad is supplied by the Saudi Electricity Company. In both cases we prepare the internal wiring, boards and earthing, and the owner makes the application.

Which parts of Jubail do you cover?

Both halves of the city, on visits we schedule from Dammam. In Al-Balad we work in Ad Dabab, Gharnatah, Al Hamra and the surrounding areas, and in the Industrial City in Al Fanateer and the other residential districts, plus offices and small warehouses.

How much is an electrical point in Jubail?

Labour is from SAR 37 for each light or socket in a rough-in, from SAR 75 for an extra outlet in a finished home, and from SAR 120 for an AC line with its breaker. Materials are on top, and both the price and the Jubail trip cost are confirmed at the inspection.

How much does villa rough-in cost in Jubail?

At SAR 28 a square metre of floor area, a 300 m² villa's rough-in labour begins at SAR 8,400, materials excluded. The final figure comes from the drawing and the number of AC units, heaters and lights, with travel added after inspection.

Do you install risers and cable trays in apartment buildings?

Yes. We fix metal cable trays in the riser, lay, tie and label the main cables, connect them to the floor and flat boards, and keep low-current cables on a separate route. This work is quoted after a visit since it depends on the number of floors and flats and the approved electrical drawing.

Do you install video intercoms in Jubail?

Yes. We run a dedicated conduit from the gate to the monitor position, set the outdoor panel in the boundary wall at the right height for the camera, and fit the indoor monitors and the power supply. The price is set at inspection according to the unit, the distance and the number of monitors.

How is a roof annex supplied with electricity?

We fit a sub-board in the annex with a main switch, an RCD and circuit breakers, and feed it with a correctly sized cable from the main house board in its own conduit. Before that, we confirm the meter rating has room for the added load.

Will an annex in Jubail get its own meter?

A separate meter is available for independent units shown on the permit, from Marafiq in the Industrial City or from SEC in Al-Balad, and the owner applies for it. We prepare the wiring, the board, the earthing and the meter position to the utility's requirements.

Do I need a Royal Commission permit for electrical work?

Internal work such as rewiring or adding points does not change the building. If the wiring is part of an addition such as an annex or new room in the Industrial City, the addition itself needs a permit, and Marafiq asks for the Royal Commission drawing with any new connection.

Can you come out at night in Jubail?

No. Every job is booked, after a site visit or once we have looked at your photos. If something smells of burning or sparks, turn off the main switch when it is safe to reach and call Civil Defence or your electricity supplier's fault-reporting service.

Why does my RCD keep tripping?

Usually because of earth leakage in an appliance, moisture in an outdoor socket or bathroom box, or a cable with damaged insulation. We test circuits one by one and measure insulation to find the source; a test visit starts from SAR 90.

Do you rewire older houses in Jubail Al-Balad?

Yes. We measure insulation first, then pull new cables through sound old conduits or cut new chases, and fit a new board, earthing and sockets to the Saudi standard. A 110 V to 220 V conversion is priced after inspection, with the supply side coordinated with SEC.

Which details help you quote a Jubail job on WhatsApp?

Send photos of the board, the meter and the area, the drawing if you have one, the number of AC units and heaters, and tell us which part of Jubail the building is in and whether its walls are still bare blockwork. The number is 0547879578.
