Crack repair in Jubail starts with two questions: exactly where is the crack, and is the building in Jubail Al-Balad or in Jubail Industrial City? The first decides the repair method; the second decides who must be involved before any structural work begins. Aemar Al-Maryam General Contracting takes on cracked walls, ceilings, columns and boundary walls in flats and villas, and we also fix cracked warehouse floors and loading-dock walls on industrial sites. Our injection work starts from SAR 32 for each linear metre, cracks in a single room are prepared for painting from SAR 140. All prices here are starting estimates, fixed only after we inspect and you agree. Phone or WhatsApp: 0547879578.
What sets Jubail apart is how many of its cracks are not simple plaster cracks at all. A large share of the calls we get are about straight cracks following the reinforcement in columns and slab edges, often with brown stains or a swollen skin of concrete. No layer of filler and no quick injection will cure that, because the cause is rust working from inside. This guide explains how we tell a surface crack from a rust crack and from a movement crack, and what we do about each in Jubail homes, commercial buildings and industrial sites.

Crack repair in Jubail: Al-Balad or Jubail Industrial?
Crack repair in Jubail is technically the same on both sides of the city, but the paperwork before structural work is not. The Royal Commission runs Jubail Industrial City and is the body to refer to for work that touches the structure there. In the old town, Jubail Al-Balad, buildings come under the municipality, and a building repair permit is requested through the Balady platform by an engineering office when needed. On both sides, cosmetic maintenance such as filling plaster cracks and repainting does not normally need a permit.
| Question | Jubail Al-Balad | Jubail Industrial City |
|---|---|---|
| Authority for buildings | Municipality (Balady platform) | Royal Commission |
| Plaster cracks and painting | Cosmetic maintenance, usually no permit | Cosmetic maintenance, with access agreed with the building or compound |
| Rebuilding a column, beam or slab | Repair permit through a contracted engineering office | Coordination with the Royal Commission and engineering supervision |
| What we see a lot | Older houses and apartment blocks, boundary walls and yards | Flats and residential compounds, warehouses, workshops and offices |
| What we ask you for | Photos of the crack and the building age | Photos, the name of the compound or facility, and access requirements |
This table is general guidance; the engineering office or the facility management confirms the procedure for each case.
That is why our first message asks where the building is. If the crack is cosmetic we start straight after the inspection; if it is in a structural member we arrange the approvals with the owner and the engineer before any concrete is broken out. The crack repair service page gives a short overview, and if the cracks are part of a wider repair of the building, see our renovation contractor in Jubail guide.
Why buildings crack in Jubail: sea air, humidity and salts
Most cracks in Jubail buildings come from one of four causes: ordinary shrinkage of plaster and concrete, thermal movement between two different materials, corrosion of the reinforcement, or movement in the ground under the foundation. What raises the share of corrosion here is the coast. The air stays damp through most months and brings fine salts that settle on facades and travel with moisture through the pores of the concrete until they reach the steel.
Close to plants and industrial facilities the air can also carry pollutants that make the environment harsher on concrete and metal, which is one reason we prefer repair mortars and coatings intended for aggressive exposure over ordinary products. We do not overstate this: plenty of the cracks we see in flats are simply block meeting concrete. But it is a factor that has to be counted whenever an exposed concrete member is repaired.
| Cause | What the crack looks like | Where we see it in Jubail | What we do |
|---|---|---|---|
| Rusting reinforcement | Straight crack along a bar, rust stains, bulging or flaking | Car-park columns, balcony edges, ceilings under bathrooms | Rebuild the section: expose, clean and treat the steel, restore the cover |
| Thermal movement between materials | Straight vertical or horizontal crack at the edge of a column or beam | Block walls in flats and sunny facades | Mesh across the joint, then plaster and paint |
| Plaster shrinkage | Fine branching network of cracks | Newer interior and exterior walls | Flexible filler or fibre mesh, then paint |
| Damp and leaks | Crack with a damp patch or white salt bloom | Under bathrooms, around tanks, at the foot of walls | Stop the water source first, then repair |
| Ground and foundation movement | Angled crack, broader at one end; doors that bind | Boundary walls, annexes, older houses | Monitor, then a structural engineer |
The final diagnosis is made on site; the table helps you read what you are looking at before you message us.
Column and beam cracks in Jubail: rust cracks first
Column and beam cracks in Jubail always need an engineer to look at them, because these members carry the building. The most familiar version in the city is a vertical crack running down the corner of a column in a ground-floor car park, or a slab of concrete dropping from the underside of a beam to reveal brown, wasted steel. That crack is a symptom, not the disease: corrosion has swollen the bars, and the swelling has burst the cover open and then lifted it off.
- 1Survey and mark out: we tap the column with a small hammer to find where it sounds hollow and draw the boundary of the damaged area accurately.
- 2Break out loose concrete: weak concrete is removed back to sound material, leaving a gap of around 19 mm behind affected bars so they can be cleaned all the way round.
- 3Clean and treat the steel: rust is removed and the bars are coated with an anti-corrosion primer; where a bar has lost section, the engineer decides on supplementary bars.
- 4Rebuild the cover: a bonding coat, then a repair mortar suited to aggressive exposure, built up in compacted layers until the column regains its shape and size.
- 5Protect: a moisture-resistant exterior coating over the repair and its surroundings to slow the return of salts.
Rebuilding a column cracked by rusting steel starts from SAR 830 per column; the figure climbs depending on how much concrete is damaged and how many bars have thinned. If the damage is spread over several columns or beams, the job becomes a structural repair project with an engineering report, which our Jubail renovation guide covers in detail.
When to move cars and people away immediately
If pieces of concrete are falling from a beam or a car-park ceiling, or a column corner has crumbled to show bent steel, clear cars and people from underneath and have an engineer on site that day. That is not a job for paint or injection.
Ceiling cracks in Jubail
Ceiling cracks in Jubail come in two kinds that a trained eye does not confuse. Fine branching cracks in the ceiling plaster are usually shrinkage and nothing to worry about. Straight, parallel cracks that follow the lines of the reinforcement on the underside of the slab are a sign of corrosion. The second kind turns up often below older bathrooms and kitchens and under roofs where water collects, because constant moisture speeds up the journey of salts to the steel.
- ●Hairline crack in the plaster with no damp: opened slightly, filled with flexible filler under tape or fibre mesh, then painted.
- ●Crack along a bar with a brown stain: never filled over; it is opened up and repaired like a column.
- ●Flaking that exposes steel, or a sagging ceiling: keep people away and call an engineer before any work.
- ●Crack with a leak from the roof: the waterproofing is dealt with first, as explained in roof waterproofing in Jubail.
Repairs to spalling ceilings are priced on inspection, because the real extent of the damage only shows once the ceiling has been sounded and the hollow parts removed, and it can be much larger or much smaller than the photo suggests.
Wall crack repair in Jubail flats and villas
Wall crack repair in Jubail homes begins by telling apart a crack that is only in the plaster from one that runs through the block or concrete behind it. A plaster crack is mended by opening, filling and bridging it with mesh; a crack through the wall itself needs its cause established first. Either way we work with as little breaking and dust as possible and protect furniture and floors, because most of our clients stay in the home while we work.
Fixing interior wall cracks in Jubail
If the crack is dormant, fixing it is straightforward: rake it open with a sharp tool until the weak edges are gone, clean out the dust, fill it with a material suited to its width, bridge it with tape or fibre mesh so it does not telegraph through the paint, then skim, sand and paint. A whole room of cracks, readied for paint, starts from SAR 140, and you can finish the painting with us as part of our painting contractor in Jubail service.
Block-to-column joints and plaster cracks in Jubail
The crack we meet most in Jubail flats, in both the Industrial City and the old town, is a long straight line at the edge of a column or under a beam that comes back after every repaint. Blockwork and concrete move differently with temperature, so the joint between them keeps moving a little as the temperature changes. Filler alone will not hold; the plaster has to be stripped along the line to a generous width, a strip of galvanised or fibre mesh fixed across both materials, and the wall re-plastered over it.

For mesh plus patch plastering, budget from SAR 20 a square metre. Where the plaster is damaged over large areas it usually works out better to re-plaster the whole wall with mesh, which is covered by our plastering contractor in Jubail page and the plastering service.
Types of cracks in Jubail: width, meaning and action
Crack width is the first number we ask for, because it short-cuts much of the diagnosis. The table follows a well-known engineering scale of damage to walls, with what we do at each level in Jubail:
| Crack width | Description | Our action |
|---|---|---|
| Below 0.1 mm | Hairline, visible only up close | Flexible filler and paint, or simply monitor |
| Up to 1 mm | Fine, clearly visible | Open, fill, bridge with fibre mesh, paint |
| Up to 5 mm | Easily filled | V-groove and mortar, or injection if in dormant concrete |
| 5 to 15 mm | Opening up, may let water in | Monitoring and an engineering report before repair |
| 15 to 25 mm | Extensive damage, sections need rebuilding | Structural engineer, then break out and rebuild |
| Over 25 mm | Structural damage | Keep occupants clear and prop the structure on an engineer’s instruction at once |
Width alone is not enough; direction, location and whether it is growing matter just as much.
Hairline cracks in Jubail
Most hairline cracks in Jubail homes are shrinkage in plaster or paint. They show up in the first months after finishing or after a hard summer and say nothing about the strength of the building. Look closer only if they sit on a column or beam, line up as straight parallel lines on a ceiling, or start to widen.
Serious structural cracks in Jubail
A structural crack is one that passes through a load-bearing member or signals that the building is moving: a diagonal crack at roughly 45 degrees near the end of a beam, a horizontal crack across the middle of a column, or diagonal cracks leaving the corners of doors and windows that are wider at one end. We never treat these cosmetically. We record them, pass them to a structural engineer and carry out what the engineer specifies.
Dangerous cracks in Jubail: when to call in an engineer
You need an engineer in Jubail whenever a crack affects a member that carries the building or shows that the building is moving. We tell clients this plainly even when it would be easier to sell them injection and paint, because treating a structural crack cosmetically only delays the real fix and makes it dearer later.
- ✓A crack 5 mm or wider in any wall.
- ✓Cracking in a column, beam or slab beyond fine plaster crazing.
- ✓A crack parallel to the steel with rust, bulging or flaking.
- ✓A crack that starts at the corner of an opening, runs at an angle and is wider at one end.
- ✓A crack you can see getting longer or wider from week to week.
- ✓Doors and windows starting to stick, a floor that has tilted, or wall and ceiling pulling apart.
- ✓New cracks after digging or construction next to the building.
What we do in these cases
We document the cracks with photos and measurements, fit monitoring marks where needed, and arrange a visit with an engineering office that identifies the cause and the remedy. Once the report is in, we carry out the repairs, injection and strengthening it calls for, then re-plaster and repaint.
Crack monitoring in Jubail: live or dormant?
Crack monitoring in Jubail is the step many people skip and later regret. Rigid fillers, epoxy or mortar, suit a crack that has stopped; a live crack that is still moving needs a flexible material or a cure for its cause first. Put a rigid material in a live crack and a new crack simply opens beside it.
- ●Mark each tip of the crack with a short pencil stroke and note the date beside it.
- ●Take the photo with a ruler alongside, always from the same spot.
- ●Repeat the reading over several weeks that include hot days and cooler ones, because some cracks open and close with temperature.
- ●For important cases we fit transparent tell-tale gauges with a graduated scale that record any change in width; fitting and reading them is priced on inspection.
If the crack grows during monitoring it is live, and we agree the next step with you: a flexible sealant if the movement is mild and thermal, or an engineering report if the movement comes from the foundation or from overloading.
Epoxy crack injection in Jubail
Epoxy crack injection in Jubail is the right way to re-bond concrete across a dry, dormant crack, and epoxy can enter very fine cracks from around 0.05 mm wide. It has limits, though: it fails on cracks that keep moving, it leaves rebar corrosion untouched, and a damp crack needs a moisture-tolerant grade.

- 1Prepare a clean band: a strip roughly 13 mm wide on each side of the crack is stripped of paint, dust and oil, which on dock walls and warehouse walls is half the job.
- 2Set the packers: metal packers go into holes drilled at an angle to cross the crack, staggered left and right of it, or are bonded on the surface for thin walls.
- 3Cap the crack: a paste is trowelled over the visible line between packers, so resin is forced inwards instead of leaking out.
- 4Pump in sequence: work begins at the bottom packer, or where the crack is widest; when resin shows at the neighbouring packer, that one becomes the next injection point.
- 5Clean off: after curing, packers are cut away and the face is ground smooth, ready for render or paint.
Epoxy or grout injection of concrete cracks starts from SAR 32 per linear metre. The price moves with the depth and width of the crack and its height above the floor; a crack in a dock wall reachable from the ground is quicker than one in a beam that needs scaffolding.
Polyurethane injection for wet cracks in Jubail
If water is weeping through the crack, as in underground tanks or walls against damp ground, ordinary epoxy will not work. Here we inject polyurethane, a resin that stays flexible, foams on contact with water and swells to close the crack, though it does not restore structural bond. Once the water has stopped and the crack has dried, the engineer may ask for moisture-tolerant epoxy as well. Polyurethane injection is priced on inspection.
Warehouse and workshop floor cracks in Jubail
Warehouse floor cracks in Jubail are a different problem from cracks at home. An industrial slab takes forklift wheels and heavy loads every day, and any open crack quickly has its edges chipped away. On inspection we separate three things: the deliberate saw-cut joint made at pouring to control shrinkage, the dormant crack that formed and then stopped, and the live crack that is still moving.
■ Dormant crack in the slab
Routed into a narrow channel, vacuumed, gravity-filled with low-viscosity epoxy that soaks down by its own weight, then dressed with fine sand so the surface is not slippery.
■ Joint that still moves
Never filled with rigid epoxy; it gets a flexible sealant that can take the movement, with broken arrises rebuilt in repair mortar.
■ Chipped edges along the crack
The damaged edges are cut back in straight lines and rebuilt with a fast-setting repair mortar before the crack itself is filled.
■ Settlement or many crossing cracks
A sign of trouble in the ground or the loading, which needs an engineering check before any repair.
We phase work in warehouses so operations keep running: only the aisle we are working in is closed, and the material is left to cure for the time the manufacturer specifies before forklifts return. If the floor is to be coated afterwards, it is best to repair the cracks first and run the coating in the same schedule.
Facade and exterior wall cracks in Jubail
Facade cracks in Jubail combine sun, humidity and salt. A facade heats up by day and cools at night, so the joints between block and concrete move, while salts settle on the render and weaken it. The result is straight vertical and horizontal cracks at the edges of columns and beams, a fine web of cracks in the render, and sometimes spalling around windows.
- ●Salts are rinsed off the facade with fresh water before anything else.
- ●Cracks are opened and filled, and mesh is fixed across the joint lines.
- ●Weak render is replaced locally, then the wall is coated with a moisture-resistant exterior paint.
- ●Where cracks follow the steel at balcony edges or under windows, they are repaired as concrete, not as plaster.
When facade cracks are treated within a facade repair, plaster and paint included, the price starts from SAR 41 per square metre; if the wall only needs a moisture-resistant exterior coat after treatment, that starts from SAR 18 per square metre.
Boundary wall cracks in Jubail
Most boundary wall cracks in Jubail are vertical and sit at the piers. Such walls run a long way and take sun on both faces, so their thermal movement gathers where panel meets pier. These are dealt with by mesh, plaster and paint. A diagonal crack cutting across the wall, or a section beginning to lean, points to foundation settlement or water leaking beneath it from an irrigation or drain line, and needs checking before it is repaired.
Settlement and building subsidence in Jubail
Settlement in Jubail is less common than rust cracking, but it is the most serious. Parts of the Eastern Province have groundwater close to the surface with fluctuating levels, and some coastal sites sit on sabkha soils; either can cause local settlement if it was not allowed for when the building was founded, or if water escapes from a drainage line or an underground tank beneath part of the building.
- ●Stepped diagonal cracking through the blockwork, opening more at one end than the other.
- ●Doors and windows that no longer close as they used to.
- ●Floor tiles splitting in a straight run, or a floor that is no longer level.
- ●Walls separating from the ceiling above or the floor below.
If you see two or more of these signs, do not start with injection or paint. What is needed is monitoring and records, then a structural engineer who checks the ground and footings and sets the remedy; after that we repair the walls and floors. Settlement cracks are priced on inspection once the engineering report is available. Crack stitching with bars across the crack is also only carried out once the engineer has identified the cause and confirmed that the movement has ended.
Crack restoration in Jubail: when a crack becomes a renovation
Crack restoration in Jubail grows into a larger project when rust cracks repeat across several members, or when the plaster and paint around the cracks have failed over large areas. Then we do not recommend repairing each crack separately but one renovation plan that starts with the structure, moves to the facades and ends with finishes, so you never paint walls that will be broken out a month later. Read more on the renovation service page, and, where needed, removal of damaged sections can be included in the same plan.

Sample estimate: a flat in Jubail Industrial
A flat has a dormant crack 6 metres long in a concrete wall, plaster cracks in two rooms, and one car-park column cracked by rust. The first estimate at starting rates:
| Item | Calculation | Estimated amount |
|---|---|---|
| Injecting the concrete crack | 6 m × 32 | SAR 192 |
| Two rooms of cracks before painting | 2 × 140 | SAR 280 |
| Rebuilding one rust-cracked column | 1 × 830 | SAR 830 |
| Approximate total | from about SAR 1,302 |
Illustration only; the real figure is set after inspection and can change if breaking out reveals bars that have lost section.
The best fix for wall cracks in Jubail
The best fix for wall cracks in Jubail is whichever method answers the reason the wall cracked; price and speed come second. Our choices:
■ Hairline crack in plaster
Flexible filler with tape or fibre mesh, then paint.
■ Crack at a column edge
Strip the plaster along the line, fix mesh, re-plaster.
■ Dormant crack in concrete
Epoxy injection to bond both faces.
■ Crack weeping water
Polyurethane injection, then moisture-tolerant epoxy if required.
■ Crack along the steel
Rebuild the section and treat the corrosion; no injection, no filler.
■ Growing or diagonal corner crack
Monitoring and an engineering report before any repair.
Mistakes that make cracks come back in Jubail buildings
- ●Filling a rust crack and painting over it: it disappears for weeks, then returns with a bigger flake.
- ●Painting a facade that was never washed of salts: the paint blisters and peels over the repaired cracks.
- ●Injecting a crack that is still moving with epoxy: a new crack opens beside the injection.
- ●Rigid filler on a block-to-column joint without mesh.
- ●Repairing a crack under a bathroom without stopping the leak above it.
- ●Filling the joints of an industrial slab with a rigid material instead of a flexible sealant.
- ●Painting the repaired area before it has dried and cured for long enough.
