Plumber in Jubail, provided by Aemar Al-Maryam General Contracting: plumbing crews working by appointment on rough-in for villas and annexes, re-plumbing of older flats in Jubail Al-Balad, and staff washrooms and offices inside Jubail Industrial City, together with re-piping, water heaters, pumps and tank connections. Rough-in costs from SAR 460 per bathroom and SAR 135 per kitchen, with heaters from SAR 140 and pumps from SAR 275. Treat these as labour starting points: the firm figure comes after our visit and your sign-off, and that same visit fixes what the drive up from Dammam adds. Send photos on WhatsApp 0547879578.
Jubail is really two places sharing one name. Jubail Industrial City has planned residential districts and large facilities; its water and sewerage are provided by Marafiq, and building work there is regulated by the Royal Commission. Jubail Al-Balad, the older town, has apartment blocks and flats that have aged, where the complaints we hear most are about floor drains, smells and tired pipework. So the first question we ask, before any price, is where exactly the property sits. The answer changes which authority is involved, how we arrange access and what kind of work we expect to find.
In short: plumbing in Jubail with Aemar Al-Maryam
- Jubail Industrial City: villas, flats, administration buildings and staff washrooms; we work after the meter inside the property, and public connections go through Marafiq.
- Jubail Al-Balad: re-plumbing older flats, new floor drains with odour-sealing traps and replacing failed pipe sections.
- Starting rates: bathroom SAR 460, kitchen SAR 135, new building SAR 23/m², pipe section SAR 165, heater SAR 140, pump SAR 275, inspection chamber SAR 185.
- Travel: visits are scheduled from our Dammam base; travel cost is set at inspection, and grouping jobs into one visit lowers it.
- How we work: scheduled work by appointment, not a round-the-clock emergency call-out.
- Booking: phone or WhatsApp 0547879578, attaching photos, the property type and its district.
Plumber in Jubail: two cities, two kinds of plumbing
A plumber in Jubail deals with two quite different settings, and we work in both by appointment. In Jubail Industrial City the job is usually a new rough-in for an annex or villa, an alteration inside a facility building or the fit-out of a staff washroom, all with access and working hours agreed in advance. In Jubail Al-Balad the job is usually renewal: a bathroom whose floor leaks, a drain that smells, or old pipes that have lost their pressure. The tools are the same; the planning is not.
Plumbing in Jubail Industrial City: Marafiq and the Royal Commission
Power, water and sewerage in Jubail Industrial City are provided by Marafiq, and residential subscribers are among its customers. The body that regulates building work and permits there is the Royal Commission, not the municipality. In practice that means two things. First, our scope begins downstream of the meter and stops at the final inspection chamber inside the property boundary; any new connection to the public network, or a change to it, is requested from Marafiq. Second, work that changes the building, such as a new annex, needs Royal Commission approval before we start, while replacing pipes and sanitary fittings inside a unit counts as maintenance.
On facility sites we agree in advance with the site representative on gate passes, working hours, where materials can be stored and how the work area is screened off, because many sites run their own safety systems. When you contact us, tell us which organisation is responsible for the site and who will coordinate with us there; it saves a wasted morning at the gate.
Plumbing in Jubail Al-Balad: older flats and tired bathroom floors
The older town, with districts like Al-Dabab, Ghirnatah and Al-Hamra, has apartment blocks and flats that have seen many years of use. Three requests come up again and again: a smell rising from the floor drain, shower water that sits in a corner rather than finding the drain, and a leak showing in the ceiling of the neighbour below. The common cause is usually the same: the bathroom floor and what lies beneath it have not been touched since the building went up.
■ Industrial City homes
Annex rough-in and bathroom or kitchen alterations in villas and flats, after the meter and inside the property.
■ Industrial City facilities
Staff washrooms, offices, rows of basins and shared waste lines, coordinated with the site.
■ Al-Balad flats
New floor drains with traps, replaced pipe sections and bathroom re-plumbing before tiling.
■ Equipment and tanks
Electric and central heaters, transfer and booster pumps, roof and ground tank connections.
Floor drains and smells in Jubail Al-Balad bathrooms
A trapped floor drain is the most important small part in a bathroom. It holds a fixed amount of water that seals the path of air coming up from the drainage network, so no smell gets through. When the drain is old with no working trap, has a broken grating, or sits higher than the tiles around it, two problems arrive together: a smell in the bathroom and water standing at the edges of the floor.

When we replace one, we lift only the tiles around the old drain, inspect the pipe beneath it and fit a new drain with a trap, setting its height on a mortar bed so that it becomes the lowest point of the floor. The tiler then lays the surrounding tiles with a gentle fall towards it, so shower water runs to the drain instead of pooling by the door. If the whole bathroom floor is being renewed, it is better to redo the waterproofing before tiling; we coordinate that with our waterproofing team in Jubail.
Sewer smell in a Jubail bathroom: where does it come from?
- ✓A dried-out trap: a drain in a guest bathroom that is rarely used loses its water. Sometimes pouring water in weekly is enough; otherwise the drain itself needs replacing.
- ✓A drain with no trap: some old drains are simply an opening on the pipe; the fix is a drain with a proper trap.
- ✓The toilet seal: a failed seal under the toilet base lets out smell and lets water seep into the floor.
- ✓A broken pipe under the tiles: usually announced by a leak in the ceiling of the flat below, and only solved by opening the route.
- ✓Missing ventilation: without a vent on the soil stack, traps get siphoned when a toilet is flushed and lose their water.
Do not treat the smell with air fresheners
A freshener hides the problem for a few days and then it returns. Send us a photo of the drain and, if there is a stain, a photo of the ceiling of the flat below. We will tell you whether the answer is a new drain or opening the pipe route.
Staff washroom plumbing in Jubail Industrial City facilities
Staff washrooms in administration buildings and workshops differ from a home bathroom in three ways: there are many more points, they are used heavily all day, and any fault takes out a facility that a lot of people depend on. So we plan the row of basins and WCs on a shared waste line of suitable size with a steady fall along the wall, and fit an isolation valve for each group of points so that one section can be serviced without shutting water off to the whole building.

Before tiling, we run a long spirit level across the supply stubs so they sit at one height, check the fall of the shared waste line, test the whole network and hand the site representative numbered photos of every route. Those photos save the facility’s maintenance team a great deal of time later, when they need to know exactly where a pipe runs behind the tiles. Where the site has its own inspection procedure, we schedule the test so their engineer can witness it.
| Item | Home bathroom | Staff washroom |
|---|---|---|
| Number of points | Usually a basin, WC and shower | A row of basins, WCs and floor drains |
| Drainage | Short branches to the stack | A long shared line with a steady fall and cleanouts |
| Valves | One valve for the bathroom | A valve per group of points plus an accessible main valve |
| Schedule | Set by the homeowner | Set by site permits and working hours |
| Handover | Test and photos | Test, numbered photos and a route sketch |
Plumbing company in Jubail or an hourly plumber?
If you have a single dripping mixer, any technician can change it. If the job is a bathroom renewal, a flat where leaks keep coming back, or a new annex in Jubail Industrial City, you need a plumbing company that plans the network before starting: where the pipes run, what sizes they are, how the drains fall and how everything will be tested before the tiles go down. The difference shows a year later, when you do not have to open the wall a second time.
Plumbing technician or lead plumber in Jubail: who comes to you?
A lead plumber comes to read the space and decide the routes, with one or more technicians for fusing, fixing and testing. On larger jobs a supervisor from our establishment follows the work, because plumbing is tied to breaking out, electrics, waterproofing and tiling. If you need a plumber and an electrician on the same visit, for example a heater that needs its own circuit, we coordinate it with our electrician in Jubail.
Plumber number in Jubail: what happens after you call?
On 0547879578 we ask about the property type, which side of Jubail it is on and what you need, and we ask for photos. From the photos we give an estimate for clear-cut work and book an inspection for anything that needs measuring. A written list then reaches you on WhatsApp covering the scope, which materials are used and who supplies them, how many days it takes, and the travel charge.
Plumbing rough-in in Jubail for villas and annexes
Plumbing rough-in in Jubail means installing the supply and drainage networks in a building before plastering and tiling, according to the approved drawing. In Jubail Industrial City we first confirm that Royal Commission approval for the annex or alteration is in hand and that the connection point to the Marafiq network is defined. We price rough-in per bathroom from SAR 460 and per kitchen from SAR 135, or per square metre of built area from SAR 23 for whole buildings, with materials of your choice.
- 1Marking points on walls and floor
We mark basins, WCs, showers and the kitchen with outlet heights agreed with the owner before any cutting. - 2Openings through slabs
Stack and drain holes are cut with core drills rather than breaking, coordinated with core drilling in Jubail where the slab is already cast. - 3Wall chases
Straight cuts in the blockwork, deep enough for the plaster to cover the pipe properly. - 4Drainage first
Drains run from the inspection chamber up to each fitting so the fall stays continuous with no back-falls. - 5Supply and valves
PPR lines for hot and cold, with a valve for each bathroom and kitchen where it can be reached. - 6Testing and photos
Pressure and drainage tests, then numbered photos of every wall before it is closed by the plastering team in Jubail.
The order matters because it prevents repeated breaking. The most common mistake we see on new builds is plastering starting before plumbing and electrics are finished, which means walls are opened a second time. We agree the sequence with your main contractor or with you at the start, so each trade arrives when the previous one has finished and tested.
Supply and drainage lines in Jubail: sizes and falls
Drainage in Jubail, as anywhere, works by gravity, so its value lies in the right size and the right fall. These are the common values we work to, following the approved drawing where it differs:
| Fitting or line | Typical drain size | What we watch |
|---|---|---|
| WC and soil stack | 110 mm | A fall of at least about 1% and a clean joint with a sealing ring |
| Shower and floor drain | 40 mm or more | An odour-sealing trap, with the drain at the lowest point |
| Kitchen sink and washing machine | 40 mm | A fall of at least 2% and a short run to the stack |
| Basin | 32 to 40 mm | A trap under the basin that is easy to undo |
| Supply lines | PPR sized to the number of points | Heat fusion at about 260 °C and insulation on the hot line |
The Ministry of Municipalities and Housing rules for residential buildings add another point: ground-floor fittings must reach the main sewer on their own branch, not through the stacks serving the floors above, so that water cannot back up into ground-floor fittings when the line is full. It is a detail we build into every two-storey villa, and one that is surprisingly often missed when an annex is added later.
Suspended drainage in Jubail: when does it suit apartment blocks?
With suspended drainage, the waste pipes of an upstairs bathroom travel beneath the slab, inside the ceiling space of the room underneath, carried on brackets at a constant fall, then hiding them with a false gypsum ceiling instead of burying them in the bathroom floor fill. In older apartment blocks its benefit is that any leak becomes visible in that ceiling and can be fixed through a hatch, without breaking the tiles of the bathroom above. The conditions are enough ceiling height and, if the flat below belongs to someone else, that owner’s agreement.
In new buildings in Jubail Industrial City we sometimes suggest it for bathrooms above majlis rooms or large halls, because reaching the drainage later becomes much easier. We close the ceiling only after the drainage test, coordinated with gypsum board installation in Jubail, and leave access panels at bends and joints. Converting a whole flat to suspended drainage is priced at inspection.
Re-piping older homes in Jubail Al-Balad
In the older flats and houses of Jubail Al-Balad certain signs tell you the pipework is finished: leaks in different places within a few months, brownish water when a tap is first opened, weak pressure at every tap and a bill that rises for no clear reason. In that situation replacing a single section, which starts from SAR 165, is a stop-gap; it is usually better value to re-pipe the bathroom or the whole home at once.
We start with a meter check: every tap is closed and we watch the meter; if it moves, there is a hidden leak. Then we trace the old routes and propose one of two approaches: opening the existing chases and running new PPR pipes in them, or running new, shorter routes that reduce breaking out. Whole-home re-piping is priced at inspection because breaking out, re-plastering and re-tiling vary from home to home; if it is part of a wider refurbishment it is handled together with our renovation contractor in Jubail.
⚠ Do not change the pipes and keep the old valves
An old corroded valve behind the tiles is usually the first thing to leak once the new network is under pressure. We replace valves together with pipes and put them where they can be reached.
Bathroom and kitchen plumbing in Jubail
Bathroom plumbing covers hot and cold lines to the basin, shower or bath and bidet spray, plus drainage for the WC, floor drain and basin. Concealed mixers and concealed cistern frames go in before tiling; once the tiler has finished, we come back for the basins, WCs and taps. Fitting a mixer costs from SAR 75; a hand basin together with its tap, from SAR 90. If the bathroom is being completely renewed, the right item is a bathroom renovation from SAR 2,300 covering demolition, waterproofing, plumbing and tiles, coordinated with our tile installer in Jubail.
In the kitchen we prepare the sink point, supply and drainage for a dishwasher or washing machine, and an outlet for a water filter under the sink if you plan to fit one; kitchen rough-in starts from SAR 135. We recommend a separate, accessible valve for each bathroom and for the kitchen, so a fault in one room never means turning off water to the whole home.
Water heaters, pumps and tanks in Jubail
Water heater installation in Jubail
We install an electric storage heater from SAR 140, fitting a T&P relief valve whose outlet is piped somewhere safe, plus a shut-off valve on the cold feed. Storage at a minimum of 60 °C keeps bacteria from multiplying in water that sits in the tank, and a thermostatic blending valve is worth adding for households with small children or elderly members, since anything above 44 °C can burn. Central systems with a recirculating loop are quoted after we see the building.
Water pump installation in Jubail
Pumps do one of two jobs here, raising water up to the roof tank or pushing it from a tank straight into the pipework at higher pressure, and installing one with its connections starts from SAR 275. We do not install pumps that draw straight from the meter; bypassing the meter or pumping from it breaks the water provider’s rules, and in Jubail Industrial City that provider is Marafiq.
Roof and ground tanks
Connecting a roof tank starts from SAR 920, while digging, casting and lining a brand-new ground tank is costed only after a site visit. The residential building requirements set a minimum of one metre separating a drinking-water tank from any septic pit, ask for combined tank capacity covering at least five days of the residents’ needs, and require tanks to be waterproofed inside and out.
Low pressure on the upper floor in Jubail
When only the upper floor has weak water, the cause is usually the roof tank, the pump or its pressure switch, or a long run in a pipe smaller than it should be. When the whole house is weak, we start with the main valve, strainers and meter fittings, then check whether a leak is stealing pressure. Diagnosing in that order saves you from replacing a pump that did not need replacing; a pressure diagnosis and fix visit starts from SAR 135.
AC condensate drains for homes and offices
AC units drip a surprising amount of water, and it is often allowed to run across the roof or down the facade, wetting the waterproofing and leaving stains and salt marks on the wall. We run a separate line for each unit or group of units to a trap or suitable drain, from SAR 90 per line, an item that comes up often in offices and administration buildings with many units.
Leak detection, drain clearing and water filters in Jubail
Device-based leak detection in bathrooms, roofs and tanks is carried out with our waterproofing team, after which the plumbing crew repairs the pipe at the located point without wide breaking out. A blocked basin or floor drain is cleared from SAR 90 when it is part of a scheduled visit. If you want a water filter under the kitchen sink, we prepare its outlet and drain during rough-in and fit it after the finishes.
Plumbing materials we use in Jubail
| Material | Where we use it | Note |
|---|---|---|
| PPR | Cold and hot water lines | Heat-fused; the pressure class for hot lines follows the maker’s chart |
| uPVC | Drainage and stacks | 110, 40 and 32 mm sizes depending on the fitting |
| Ball valves | Main valve and room valves | Accessible or behind an access panel |
| Pipe insulation | Hot lines and exposed runs | Reduces heat loss and shields from the sun |
| Trapped floor drains | Bathrooms and washrooms | Stop smells as long as they hold water |
If you have already bought materials, we check them before installation and tell you if anything is unsuitable for the hot line or the wrong drainage size, before it ends up behind the tiles.
Testing before the walls are closed
Saudi plumbing requirements are based on the International Plumbing Code, and they include two tests before walls are closed: filling the drains to a three-metre head of water and watching it for a quarter of an hour, and a supply test with water at no less than the working pressure of the system. We test PPR lines above working pressure following the pipe maker’s guidance and watch the gauge over a holding period; no tiling begins until the gauge holds steady.
What you receive after the test
Numbered photos of every wall and floor containing pipes, with a note of the test pressure and duration and the valve positions. Keep them: they are the map of your home or facility for any future maintenance.

Worked example: re-plumbing a two-bathroom flat in Jubail Al-Balad
An older flat in Jubail Al-Balad has two bathrooms and a kitchen. The owner wants both bathrooms and the kitchen re-plumbed, a new electric heater, and two new mixers fitted after tiling. The illustrative plumbing labour calculation:
| Item | Calculation | Labour |
|---|---|---|
| Both bathroom networks | 460 × 2 | SAR 920 |
| Two mixers after tiling | 75 × 2 | SAR 150 |
| Kitchen points | 135 × 1 | SAR 135 |
| New electric heater | 140 × 1 | SAR 140 |
| Estimated labour total | SAR 1,345 |
Materials are extra, as is travel from Dammam (set at inspection) and any breaking out, waterproofing and tiling not covered by a bathroom renovation item. This example is for illustration; the actual cost is written after inspection.
How to lower the travel cost to Jubail
Group what you need into one visit: bathroom, kitchen, heater, AC drain and that dripping mixer. When the crew drives from Dammam for one small job, the travel falls on that job alone; when jobs are grouped it is shared across many items and each carries less. If neighbours in the same building need similar work, tell us and we will book them on the same day.
Common plumbing mistakes in Jubail flats and facilities
- ✓Tiling before testing: the most expensive mistake; a weak joint shows up after the finishes, in a neighbour’s ceiling or in a wall.
- ✓A drain set above the tiles: water pools in the corners and the floor deteriorates over time.
- ✓Buried valves: a valve behind tiles with no access panel means breaking out at the first fault.
- ✓Ground floor on the same stack: water backs up into ground-floor fittings when the line fills.
- ✓An uninsulated hot line: heat loss and a long wait for hot water at the tap.
- ✓Working on a facility without coordination: a crew stopped at the gate loses a whole day; we sort permits before the date.
