Finishing projects rarely slow down for lack of hands; they slow down because the hands get in each other’s way. A plasterer waits for a plumber, a tiler kneels next to render that has not dried, a painter rolls a wall while tile dust hangs in the air. A finishing contractor in Abqaiq who drives in from Dammam on booked days cannot afford that, so we finish each house room by room, with one trade in a room at a time. Aemar Al-Maryam General Contracting takes houses, villas, flats and annexes in Abqaiq from bare shell to handover. Our rates start at 650 riyals per square metre of floor for economy, 830 for standard and 1,100 for premium, materials and labour together; all of it stays provisional until we have inspected and agreed terms, and the drive from Dammam is costed once we have seen the house. Call or WhatsApp 0547879578.
Between one trade and the next sits a check we never skip. Two matter most. The first is the plaster check, with a straightedge, a raking torch and a tap of the trowel, before tiles or filler arrive, because a fault in the render shows through everything laid on top of it. The second is the plumbing second fix, when the water heaters go up with their relief valves, the basins and mixers are fitted, and every one of them is run and inspected before you take the keys.

Finishing contractor in Abqaiq: why we work room by room
A finishing contractor in Abqaiq sequences trades room by room because every trade needs a room clear of the others. Render is wet work that splashes water and drops mortar on the floor; tiling needs a clean floor and dry walls around it; paint needs air free of cutting dust. Put all three in one room and each spoils the others’ work. Put them in neighbouring rooms instead, plasterer in the third, tiler in the second, painter in the first, and everyone can work on the same day without standing on anyone else’s finish.
| Visit | Room A | Room B | Room C |
|---|---|---|---|
| 1 | render | first fix complete and tested | first fix |
| 2 | plaster check, then tiles | render | first fix complete and tested |
| 3 | filler and undercoat | plaster check, then tiles | render |
| 4 | doors and second fix | filler and undercoat | plaster check, then tiles |
A simplified view of three neighbouring rooms. In a real house similar rooms are grouped, and bathrooms and the kitchen run on their own track because they carry waterproofing and a flood test.
The method matters even more in Abqaiq, because the team arrives from Dammam on booked dates, and each visit has to close out whole stages in several rooms. Our other trades in the governorate are gathered on the Abqaiq area page, and the service itself is outlined under finishing and interior extension.
Splitting a single-storey house into zones
Wide single-storey houses around a courtyard are common in Abqaiq, and before we start we divide one into roughly three zones: the sleeping wing with its bedrooms and bathrooms, the reception wing with the majlis, the family hall and the guest WC, and the service wing with the kitchen, laundry and store. Each zone gets its own starting point. Wet work in the service wing and bathrooms starts early because it involves the longest waits, and the dry rooms follow a few days behind. That way the plasterer is never idle waiting for the plumber, and the tiler does not wait for the whole house to be empty.
- ✓Service wing first: the kitchen and laundry carry water, drainage and membranes, so their first fix goes in on the opening visit.
- ✓Bathrooms next: they sit under flood water for one to three days, and we use that wait to render the rooms next door.
- ✓Dry rooms in the middle: render, check, tile; they move quickly because there is no membrane to wait on.
- ✓Majlis last: the room guests see most is left until traffic through the house dies down, so its floor stays unmarked.
If you plan to live in part of the house
Tell us at the start. We will order the rooms so a complete wing, bathroom included, is finished first, then move on to the rest.
Finishing stages in order in Abqaiq
Every Abqaiq house we finish follows the same rule: what will be hidden goes in first and is proven before it is covered, wet trades follow, then surfaces, and anything easily marked goes in last.
- 1Points and layout
furniture positions first, and from them sockets, lights, water points, heaters and AC. - 2Wiring first fix
conduit and back boxes, separate circuits for AC and heaters, every run photographed. - 3Pipework first fix
drains filled until water stands three metres up the stack, level read again after a quarter-hour; supply kept at working pressure. - 4AC provisions
condensate lines and wall sleeves before any ceiling board. - 5Waterproofing
bathrooms flooded for one to three days; thermal insulation in new buildings. - 6Render
dots, screeds and mesh at junctions, then about a week of damping down. - 7Plaster check
straightedge, raking light, plumb and tap test; failures put right. - 8Gypsum board
once ceiling services are final; damp-proof board in wet rooms. - 9Tiles
falls to the drain in bathrooms; 3 mm in 3 m on large formats. - 10Filler and undercoats
only on dry render. - 11Doors and windows
once the heavy wet work has moved on. - 12Second fix and handover
sockets, switches and board; heaters, basins and mixers; final coat and walk-round.
Our yardstick is the Saudi Building Code for homes. On a new house the electricity supply depends on the walls, roof and glazing meeting the thermal-insulation rules, so we settle those choices before render or window fixing begins.
Checking plaster flatness in Abqaiq before tiles and paint
The plaster check in Abqaiq is the hold point at which no other trade is allowed into the room. A two-metre-plus aluminium straightedge goes against the wall across, up and down, and corner to corner, while a low torch is shone along the gap between them; light at a shallow angle shows every wave that room lighting hides. A spirit level then checks plumb, a square checks the corners, and a trowel handle tapped across the surface tells us, by sound, where render has lost its grip.

What we do when render fails the check
| What we find | Usual cause | What we do |
|---|---|---|
| A wave under the straightedge | render laid without dots and screeds, or rushed | bring the area back to line before filler |
| A hollow sound when tapped | no spatter coat on smooth concrete, or one thick coat instead of layers | break out to sound edges, spatter, re-render in layers |
| A crack along the block-to-column line | the junction was rendered without a mesh strip | cut out the line, bridge it with mesh, render again |
| Fine branching hairlines | fast drying in heat or a rich mix | filled if only skin-deep, otherwise the coat is redone |
| Salt bloom at the base of a wall | rising damp carrying salts | deal with the source of damp, then re-render |
We do not publish a single tolerance figure for render because we have not found one agreed reference; our test is the straightedge, the light and the eye together. Tiles do have a clear limit: 3 mm over 3 m for large formats. Render supplied and applied inside begins at 13 riyals a square metre, or 11 for labour alone; more on that in plastering contractor in Abqaiq. If a crack runs through the wall itself rather than just the render, the right page is crack repair in Abqaiq.
Never tile over render nobody has checked
Wall tiles on hollow render come away with it, and filler over a wave hides it in the shade only for sunlight from the window to reveal it. Five minutes with a straightedge saves redoing a whole room.
Plumbing second fix in Abqaiq: water heaters, basins and mixers
The plumbing second fix in Abqaiq comes after tiling and the first coat of paint, when the fittings people use every day are installed. The water heater is the most important of them, because it is a tank of hot water under pressure. We fix it to a wall strong enough for its full weight, fit the temperature and pressure relief valve on its side, and run a discharge pipe from that valve downwards to somewhere safe such as the floor drain, never upwards and never capped.

- ✓Heater: on its own circuit and breaker; the thermostat set to 60 °C or above for storage to limit bacterial growth.
- ✓Scald risk: water above about 44 °C can burn, so for a bathroom used by children or older relatives we suggest a thermostatic mixer.
- ✓Wall-hung basin: bolted into solid wall or onto a concealed frame, with silicone between basin and wall.
- ✓Mixers: fitted only after the pipes have been flushed of sand and mortar, then opened and the joints watched.
- ✓Power near water: bathroom sockets on a 30 mA leakage breaker, and fittings inside the shower zone rated against water.
| Fitting | Starting price | Per |
|---|---|---|
| Water heater with its relief valve | SAR 140 | heater |
| Washbasin | SAR 90 | item |
| Mixer tap | SAR 75 | item |
| Bathroom pipework first fix, labour | SAR 460 | bathroom |
Estimates until inspection; you choose the items, and in a package their fitting is inside the rate per metre. More in plumber in Abqaiq.
Once everything is fitted we run it all. The heater is filled and we watch that the valve does not weep, every mixer is opened on hot and cold, traps and joints under the basins are watched, and water is poured across each bathroom floor to see it run to the drain. Anything that shows goes on the snag list before handover.
Electrical second fix in Abqaiq: sockets, switches and the board
In Abqaiq the electrical second fix usually shares a visit with the heaters, since both need walls that have had their first coat. Sockets and switches go onto the boxes buried at first fix and are levelled so none sits crooked on a straight wall, and ceiling lights and downlights are connected. Then the board is dressed: every circuit on its own breaker with its name written on, AC and heater circuits separate, and a leakage breaker protecting bathroom and kitchen sockets.
Before the power goes on we measure cable insulation and earth continuity and press the leakage breaker’s test button to make sure it trips. Each switch or socket fitted begins at 18 riyals, each downlight at 9 and LED strip at 45 a metre; in a package they sit inside the rate. If you need new wiring or an old board replaced, see electrician in Abqaiq.
Before the final fix
Walk through the house one evening with the electrician once the rooms are painted and decide exactly where each light should go. Moving a point before fitting is far easier than after.
Abqaiq finishing price per square metre
Finishing in Abqaiq is priced per square metre of floor: from 650 riyals for economy, 830 for standard and 1,100 for premium, each figure covering the materials of that grade plus the people who install them. These are starting estimates confirmed after the visit and agreement. Travel from Dammam is added once we have seen the house, and AC units, furniture, kitchen units and appliances stay outside.
| From, per m² | Level | What you see at handover |
|---|---|---|
| 650 riyals | Economy | local ceramic floors, cement-rendered walls in standard emulsion, ready-made doors, steam-proof ceilings in bathrooms, heaters, basins and mixers fitted, with full services and membranes underneath |
| 830 riyals | Standard | all of the above, with about 60×60 porcelain instead of ceramic, flat gypsum in majlis and hall, and better paint and doors |
| 1,100 riyals | Premium | marble or wide porcelain slabs, ceilings on several levels with hidden lighting, top-grade or feature paint, solid timber doors |
| At the visit | Designer scheme | imported stone and details drawn by a designer |
| At the visit | Labour only | the owner buys materials and we price the work item by item |
Worked example: a 220 m² single-storey house in Abqaiq
A single-storey house at shell stage, 220 m² of floor, with four bedrooms, a majlis, three bathrooms and a kitchen:
| Level | Calculation | From |
|---|---|---|
| Economy | 220 × 650 | SAR 143,000 |
| Standard | 220 × 830 | SAR 182,600 |
| Premium | 220 × 1,100 | SAR 242,000 |
Illustrative estimate until inspection; the three heaters, basins and mixers are fitted within the package. Travel, facades, the courtyard, the roof, kitchen units and AC are not included.
Going from economy to standard adds SAR 39,600. If you want to stay near economy but lift the rooms guests see, upgrade only the majlis and the family hall, with larger porcelain and a flat gypsum ceiling in those spaces, and we price that as items on top of the package.
Finishing item prices in Abqaiq
Some Abqaiq owners already have rendered walls and only want tiles, paint and fittings. We then drop the package and price each trade on its own, at the same rates we charge in Dammam:

|---|---|---|
| Wiring labour for the house | m² of built area | SAR 28 |
| A light or socket point within the wiring job | point | SAR 37 |
| Pipework labour, new building / whole kitchen | m² of built area / kitchen | SAR 23 / 135 |
| Bathroom floor membrane and its flood test | m² | SAR 26 |
| Gypsum ceiling, plain flat / steam-proof board | m² | SAR 46 / 74 |
| Budget tiles from us, fixed in adhesive | m² | SAR 37 |
| Laying 60×120 porcelain / marble and granite | m² | SAR 37 / 92 |
| Floor levelling before tiling / skirting | m² / running m | SAR 14 / 14 |
| Filling and sanding walls | m² | SAR 14 |
| Paint with materials, ordinary / premium | m² | SAR 14 / 32 |
| Fitting a switch or socket / downlight / light strip | each / each / running m | SAR 18 / 9 / 45 |
| Aluminium windows and doors, supplied and fitted | — | At the visit |
Provisional until our visit and your agreement. See every rate we charge on the prices page.
Visits from Dammam to Abqaiq: how travel is worked out
Abqaiq lies outside the towns we cover daily, so we run it on visits: the crew comes for consecutive days, closes out full stages, and leaves while the jobs that need time rather than hands carry on, such as render drying or flood water standing in a bathroom. We do not put a number on travel before the first visit, since that hangs on how big the house is and how many round trips the programme calls for.
- ✓Choose materials early: tiles, doors and heaters picked before work starts mean no visit is lost to waiting.
- ✓Bundle requests: if you also want an annex, roof insulation or two rooms merged, put it in the same contract.
- ✓Prepare the site: temporary water and power and a place to store materials save hours on every visit.
- ✓Decide before render: moving a socket or basin after rendering means breaking out and a visit nobody planned.
The fewer scattered visits there are, the smaller the share of the road each item carries, and that is what we aim for with you in the programme from day one.
Finishing houses and villas in Abqaiq
House finishing in Abqaiq is often a wide single-storey home around a courtyard, or a two-storey villa. The wide single-storey house suits the room-by-room method perfectly: we split it into zones and move through them in turn. Outside work, meaning courtyard, elevations and roof, is priced on site: the roof layers are covered on our Abqaiq roof insulation page, yard paving under Abqaiq interlock paving, and outside paint under Abqaiq painting. Still at the planning stage? Begin with our Abqaiq building contractor page.
Bathrooms and the kitchen inside the programme
Bathrooms and the kitchen run as separate tracks in the programme, because each membrane has to stand flooded for a day or more, up to three, ahead of screed and tiles, so they cannot move as fast as dry rooms. That is why we start them early, so they never hold up handover. An old bathroom due a complete rebuild belongs on our Abqaiq bathroom renovation page, and an old kitchen on the Abqaiq kitchen renovation page. Cabinets are not our trade; we leave the kitchen ready for the joiner.
Flat finishing in Abqaiq
Flats in Abqaiq are priced on the same rate per metre as houses, but room by room gets tighter because there are fewer rooms and the bathrooms sit close together. In a shell flat we start both bathrooms and the kitchen together, then move through the bedrooms. In an occupied flat we strip old tiles and their mortar where needed, from SAR 14 per m², keep any render that passes the tap and straightedge, and renew the bathroom membranes before retiling. If the family stays in during the work, one bathroom remains usable until the other is done, and each room we work in is sealed off with sheeting over the doorway.
Annexes and roof rooms in Abqaiq
A courtyard annex or roof room is too small for the house packages to fit as they stand, so we finish it item by item: render, gypsum, tiles, paint and electrics, plus a bathroom if there is one. Where the annex has not been built, our Abqaiq annex and majlis page deals with construction and fit-out in one go. A roof room needs extra care because its ceiling is the roof of the house, so we make sure that roof is waterproofed before any gypsum or paint goes on.
Interior extension and merging rooms in Abqaiq
Interior extension is a frequent request in Abqaiq’s larger houses: two small rooms become one majlis, a closed kitchen opens to the hall, or a big hall is split with a new divider. We only work on dividers that carry nothing from the structure. Starting prices:
- ✓SAR 185 per wall: taking down a blockwork divider between two rooms that carries no load.
- ✓SAR 140 per opening: forming the gap for a new door or window through concrete.
- ✓From SAR 280 a job, or SAR 75 a running metre: sawing concrete walls with a diamond blade.
- ✓SAR 165 per m²: a light stud divider, sheeted each side in gypsum, its cavity filled with rock wool to cut noise.
- ✓SAR 185 per m²: a cement-board divider on both faces with an insulating core, suited to areas near water.
- ✓At the visit: a new rendered blockwork wall, and carting the rubble from Abqaiq to a permitted tip.
- ✓At the visit, after an engineer’s report: anything involving a bearing wall, a concrete beam or strengthening.
Bearing walls and the permit in Abqaiq
Neither thickness nor the sound of a knock settles whether a wall is structural; an engineer decides after matching the structural drawings to what he sees in the house. A non-structural divider is removed as internal work that does not normally need a permit, whereas for a bearing wall, a new doorway in concrete or an altered beam an engineering office must first produce a report and obtain the Balady «إضافة وتعديل مكونات بناء» permit. Once a wall is gone we make good the floor and ceiling and rehang the sockets. More in door and window openings in Abqaiq, demolition contractor in Abqaiq and concrete cutting in Abqaiq.
Shell, finishing and renovation in Abqaiq: which one do you need?
In local terms a shell («عظم») means columns, slabs and blockwork with nothing applied. Finishing takes that shell and turns it into a home ready to live in, which is what this page is about; a turnkey contract wraps building and finishing into one. Renovation is different again: it repairs faults in a lived-in house while keeping whatever is sound, and you will find it under renovation contractor in Abqaiq. Comparing their rates per metre is misleading, since renovation reuses sound render and services while finishing creates them from nothing.
How long finishing takes in Abqaiq, and why it stretches
A house takes months; a flat or annex weeks to months. Three things usually stretch a job in Abqaiq: late decisions on materials that leave a trade waiting, extra trips from Dammam for small items somebody forgot, and cut-short waiting times that end in rework. Some waits we never shorten: flood water standing in a bathroom, a week or so of damping render, and render drying out before paint, which for cement-based render can take around four weeks to complete. You get a written programme of stages as soon as the scope is fixed.
One contractor or separate trades for your Abqaiq house?
Hire each trade separately and you become the one sequencing them room by room, deciding when render is checked, and absorbing the cost when one trade’s fault surfaces in another’s stage. With a single contractor, sequencing, checks and handover belong to one party. In the contract ask for: scope room by room, materials and their grade, exclusions, the programme, payments against completed and inspected stages, how variations are priced, and a snag list at handover. The Contractors Authority’s unified contract on the «مقاول» platform becomes directly enforceable once both sides accept it.
How to choose a finishing contractor in Abqaiq: six checks before you sign
Choosing a finishing contractor in Abqaiq on price alone is risky, because two similar numbers can hide two very different jobs. Put these questions to anyone you are talking to, and ask for the answers in writing:
- 1How will you sequence the trades?
without a clear answer on who enters which room and when, workers will crowd your house. - 2When is the render checked, and by whom?
the right answer is before tiles and filler, with straightedge, light and tap test. - 3How are bathrooms tested?
flooded for one to three days before the screed, with a written record. - 4How will the heater be fitted?
relief valve with a downward discharge pipe, on its own circuit. - 5What does the price leave out?
written exclusions prevent arguments at handover. - 6How are visits and travel charged?
this matters in a town the crew reaches from elsewhere.
Accepting the finished work in Abqaiq: a checklist
- ✓Render and paint: straightedge and low light along the walls; no waves, patches or cracks beyond hairline.
- ✓Floors: 3 mm over 3 m on large tiles, no hollow tiles, grout complete.
- ✓Bathrooms: water runs to the drain, a flood-test record exists, silicone at every junction.
- ✓Heaters: relief valve fitted and discharging downwards, no weeping, own circuit.
- ✓Electrics: try every socket and switch, press the leakage breaker’s test button, read the circuit names on the board door.
- ✓Paperwork: photos of runs before closing, test records and a signed snag list.
Common finishing mistakes in Abqaiq houses
- ✓Running the plasterer, tiler and painter in the same room on the same day.
- ✓Tiling or filling over render nobody has checked with a straightedge and a tap.
- ✓A heater with no relief valve, or one whose discharge is capped or points upwards.
- ✓Painting render that has not dried.
- ✓Leaving bathrooms to the end of the programme when they need flooding and waiting.
- ✓Knocking out a wall between rooms before the drawings and an engineer have confirmed its type.
