A house close to the sea is hard on a new opening. Salt-laden air reaches the steel in a lintel if its concrete cover is thin, humidity swells timber frames, and wind-driven rain finds any gap around a frame. That is why a door opening in a wall in Ras Tanura by Aemar Al-Maryam General Contracting is only half done when the saw stops. The rest is a lintel whose steel sits deep inside dense concrete, a waterproof membrane under any threshold that steps out to a terrace, windows resealed after the salt crust is scrubbed away, and the redundant holes of old window air conditioners bricked up. In this coastal town the cut is from SAR 140, frame-ready from SAR 280, resealing from SAR 11 per metre, and the trip up from Dammam is priced on the day we look. Call or message 0547879578.
Our scope is the wall itself: forming fresh door and window openings, enlarging existing ones and infilling those you no longer want. Jammed locks and lost keys are for a locksmith, not for us.
What to know about wall openings in Ras Tanura
- Most common requests: A new door onto a sea-facing terrace, sealing old windows that leak, and closing window AC openings after switching to split units.
- Terrace threshold: A waterproofing strip across the floor of the opening, turned up both sides before the door goes in, with the terrace floor falling away from the house.
- Lintel: As wide as the wall, seated 15 cm or more at both ends, its bars buried around 2.5 cm deep so sea salt cannot reach them.
- From-prices (SAR): cut 140; ready for frame 280; wider door 140; hang a bought door 230; sealant 11 a metre; rubble 90 a load.
- At inspection: The lintel, threshold waterproofing, closing an AC opening, load-bearing or thick concrete walls, and travel.
- Send: Photos of the wall inside and out, the opening size and the house location on WhatsApp 0547879578.
How we schedule work in Ras Tanura from Dammam
We schedule work in Ras Tanura as pre-arranged visits from our base in Dammam. Travel is agreed at inspection rather than set in advance, since it hinges on your address in town and the number of days on site. The cheapest approach for you is to put everything the house needs into one request: the terrace door, the window silicone, the old AC opening and any other widening. The more work on one trip, the smaller each item’s share of the travel.
■ First day
Inspection, casting the lintel if the wall allows, and protecting the area.
■ About a week later
Opening the wall once the lintel has gained strength, plastering the reveals, and blocking up old openings.
■ Final visit
Threshold waterproofing, fitting the frame and door, window silicone, and painting if you want it.
This split is not for our convenience; concrete and plaster need time, and squeezing everything into one day means a lintel loaded before it is strong and plaster painted while still damp. If the house needs other work, we fit it into the same dates, for example re-doing roof waterproofing in Ras Tanura or a wider renovation in Ras Tanura.
When does a Ras Tanura home need a new opening or work on its openings?
Homes in Ras Tanura need work on their openings for reasons slightly different from inland towns. An owner near the water wants to see the sea and step out to it, older houses want to get rid of the traces of window air conditioners, and everyone wants to stop the dust and water that come in around windows. Requests we hear often:
- ✓A door onto the terrace or garden: instead of going out of the front door and walking round the house.
- ✓A wider living-room window: for a sea view or more light in a house designed with small windows.
- ✓Closing AC openings: after window units have been replaced with split units.
- ✓Sealing old windows: cracked silicone, salt on the frames and water coming in with the winter wind.
- ✓A door between two rooms: when the layout changes as the family grows.
- ✓Widening a door: for large furniture or a wheelchair.
Terrace door opening in Ras Tanura: threshold and waterproofing
A terrace door opening in Ras Tanura needs more care at the bottom of the opening than at the top, because the threshold is where rain and washing water from the terrace meet the floor of the living room. After cutting the opening and plastering its sides, we lay a waterproofing strip across the whole floor of the opening and turn it up both sides before the frame and door are fitted. If water ever gets past the frame, it meets a layer that stops it soaking down into the tiles and the base of the wall.
Threshold level and terrace falls
An external door should not sit exactly level with the terrace floor. It is better for the terrace to be slightly lower and to fall away from the door towards a drain or edge, so water never stands against the frame. If the existing terrace falls towards the house, the falls need correcting before the door is fitted; extra silicone under the frame is not a fix.
- 1Check the wall
Is it a load-bearing external wall or block between columns, and does the opening change the elevation in a way that needs review? - 2Lintel
A concrete lintel with adequate cover above the opening, left a week before it takes load. - 3Opening and reveals
Cut to the size of the terrace door and plaster both sides with metal corner beads. - 4Waterproof the opening floor
A waterproofing strip across the whole threshold, turned up both sides. - 5Fitting
The door frame or aluminium frame sits on the membrane without fixings punched through it in the wet zone. - 6Sealing
Neutral-cure silicone around the frame inside and out, and a water test before handover.
Sliding door or hinged door for the terrace?
Choosing between a sliding and a hinged door changes the opening size and the threshold detail. A sliding aluminium door needs a wider opening because its leaves overlap, and its bottom track must be perfectly level with drainage holes to the outside. A hinged door takes a narrower opening but needs room for its leaf to swing, and is better opening inwards so the wind does not slam it. Either way, we confirm the final size with the supplier before marking the wall.
A door that suits the sea air
We do not make doors, but we can advise when you buy: an aluminium frame or a door with a corrosion-resistant finish, hinges and screws that will not rust quickly, and a seal around the leaf. A timber door directly exposed to salt air needs frequent maintenance, so if you want timber, place it on a side protected by a canopy or veranda.
Get the opening size from the terrace door supplier before cutting
Glazed terrace doors come in standard factory sizes. It is better to cut the opening to the door you have chosen, then measure the final frame after plastering.
Window sealing in Ras Tanura: removing salt and old silicone
Window sealing in Ras Tanura starts by removing the old silicone completely, not by running a new bead over it. Cracked, yellowed silicone in a coastal climate has already lost its grip, and anything laid over it bonds to the old bead rather than to the wall. We scrape the old sealant off, wipe the frame and reveal free of white salt residue with a cloth dampened in fresh water, let both dry completely, then apply new sealant. Prices start from SAR 11 per linear metre, including removal and new material.

| Stage | What we do | Why |
|---|---|---|
| Removal | Scrape all the old silicone off, inside and out | New silicone will not bond to cracked old sealant |
| Cleaning | Wipe off salt and dust with fresh water, then dry | Salt and moisture stop adhesion |
| The gap | Closed-cell polyethylene backer rod where the gap exceeds 6 mm | So the sealant has the right depth, not a deep plug |
| Silicone | Neutral-cure, at least 6 mm deep, inside and out | Suits aluminium and block and does not attack the frame |
| Drainage | Keep the frame’s drainage slots open | Blocking them traps water in the track until it spills inside |
If the gap between frame and wall was too large in the first place, because the window was measured before plastering, silicone alone will not last long. The better fix is to build the reveal out with plaster or a trim piece, then seal. The commonly used guide for windows under 3 m is a gap of no more than 10 mm on each side.
When is resealing enough, and when is it not?
- ✓Enough: when the frame is sound, the leak is around the frame, and the wall stays dry after the repair.
- ✓Not enough: when water comes through the frame itself or the sash track; the aluminium fabricator needs to repair the window.
- ✓Also not enough: when the outside sill slopes inwards; its falls need redoing.
- ✓Needs investigating: when damp patches appear away from the window; the source may be the roof or a crack in the wall.
Closing an old window AC opening in Ras Tanura
Closing an old window AC opening in Ras Tanura is one of our most frequent jobs in older houses. Owners have moved to split units and are left with a rectangular hole in the wall, covered with a board or sheet metal that lets in dust, heat and water. Closing it properly restores the wall as if the opening had never been there: we remove what is left of the old unit’s frame, clean the edges back to sound block, build in block of the same thickness as the wall with a strong mortar, lay mesh over the joints, and plaster inside and outside flush with the wall.

Window AC openings usually have a small lintel above them. If it is sound we leave it; if its steel shows rust and the concrete is spalling, we treat it before closing the opening so the corrosion does not carry on inside the wall and crack the new plaster. Outside, we make sure the new plaster is tight at its edge with the old, because a hairline crack there is the path rain will take indoors.
■ Should I leave a hole for the split unit pipe?
No need for a large hole; the split unit pipe runs through a small core-drilled hole of the right diameter. See core drilling in Ras Tanura.
■ Will the old opening show after painting?
Not if mesh is laid over the joints, the plaster is flush, and the whole wall is painted.
■ Can it become a window instead?
Sometimes, by enlarging it to a window size with a suitable lintel; that beats closing it if the room is dark.
Closing an opening is priced at inspection, since the size, the condition of the edges and the lintel above vary from house to house. Repainting the patched wall comes in at SAR 14 per square metre upward.
Blockwork or concrete: how we open walls in Ras Tanura
A door opening in a wall in Ras Tanura is made in block by cutting the outline with a cutter from both faces, then removing the blocks by hand from the top down; reinforced concrete is cut with a diamond saw using water and is never broken out. Concrete cutting in the town is covered in detail on the concrete cutting in Ras Tanura page. External walls in coastal houses deserve an extra look before opening: is there damp or rusting steel in the block or plaster? A new opening exposes the inside of the wall, and the best time to deal with what we find is before it is closed up again.
Door opening in a concrete wall in Ras Tanura
A door opening in a concrete wall in Ras Tanura is never made by breaking; we cut it with a diamond saw so the block of concrete comes out with straight edges and nothing around it is loosened. After cutting we check the bar ends exposed in the reveals, and if they show rust we clean them and coat them with a protective product before plastering, because cut steel left open to salt air brings the same problem back a few years later. Thick or load-bearing concrete walls are priced after the engineer’s report.
Does a door opening need an engineer or a permit in Ras Tanura?
Inside the house, a doorway through a partition that supports nothing is ordinary upkeep with no permit. Cutting a structural wall, adding a sea-view window or terrace door to the facade, or piercing the street boundary wall is a change to the building: an engineering office reports first, and Balady may then issue a restoration permit or a permit for adding or modifying building elements. We build to what the engineer approves, and we never cut a column or beam without a design.
- ✓A wall thicker than 20 cm, with a beam below it or a wall above it on the next floor: check before opening.
- ✓Older houses built without a concrete frame: every opening there is structural work.
- ✓Diagonal cracks around existing doors: check them first; details under crack repair in Ras Tanura.
Lintels over new openings in the Ras Tanura coastal climate
The lintel over any new opening in Ras Tanura is a small beam that carries the wall above, and after its bearing, the most important thing about it is the concrete cover over the steel. In humid, salt-laden coastal air, steel close to the surface rusts, expands and breaks up the concrete around it, and a horizontal crack appears above the door a few years later. Spacer chairs therefore lift the bars so roughly 2.5 cm of concrete wraps them and none rests on the formwork.
| Item | What we keep to |
|---|---|
| Width | Matches the wall, face to face |
| Bearing | A 15 cm seat or more at each end, longer as spans grow |
| Depth | Not less than 15 to 20 cm, more as the span grows |
| Cover | About 2.5 cm over the steel, with spacers under the reinforcement |
| Curing | Damp and unloaded for seven days |
| Wide terrace door openings | Wider than about 2 m: designed as a beam by the engineer |
Splicing extra length onto a short old lintel is something we refuse; it is broken out and one continuous replacement is poured for the wider span, costed on site.
Window opening in a wall in Ras Tanura
Want a window facing the Gulf, or one that finally brings dawn light into a gloomy room? Most outside walls in Ras Tanura can take it once the facade question is settled. Modern housing rules are a sensible guide even for older homes: upper annexes should not look directly over the neighbours’ plots, and bathroom glazing stays within 0.30 m², half of which opens. In sea-facing houses we recommend protecting the windward side of the window with an outside sill that falls outwards, and measuring the frame only after the reveals are plastered.
Widening a door or opening a door between two rooms in Ras Tanura
To make a Ras Tanura doorway wider (from SAR 140), the frame comes off, the sides are trimmed back, the short lintel is replaced by one full-length piece, and the reveals are rendered afresh. For wheelchair users, design guidance commonly asks for 815 mm of clear passage, so plan on a 90 cm leaf or larger. Linking two rooms costs SAR 140 for the cut or 280 handed over ready; if the partition should vanish entirely, an ordinary non-structural one comes down from SAR 185, see demolition contractor in Ras Tanura.
Fitting the frame and door after the opening in Ras Tanura
In this salty, humid town, frames wait until the reveal render is bone dry; fixed against wet render they crack the paint line later. A slim margin each side is foamed, not packed with sand-cement that would wick moisture into the wood, and the frame is anchored and levelled. A bought wooden door hung complete with frame starts at SAR 230; aluminium windows and doors are fitted by the supplier or by us by agreement after inspection.
Reveal corners get galvanised beads, every seam between old and new masonry gets a band of mesh, and the render is kept damp for roughly seven days. Render: SAR 11 per square metre for labour, SAR 13 with our materials. Specialists: plastering contractor in Ras Tanura and painting contractor in Ras Tanura.

Worked example: a new terrace door and three windows resealed on one visit
An illustrative example of the calculation only: a villa near the sea where the owner wants a new doorway onto the terrace in a non-load-bearing block wall, and new silicone around three windows, each 150 × 120 cm, inside and out. One window’s perimeter is (1.5 + 1.2) × 2 = 5.4 m, both sides make 10.8 m, and three windows make 32.4 m.
| Item | Calculation | Amount |
|---|---|---|
| Terrace doorway cut, rendered and frame-ready | 1 × 280 | SAR 280 |
| Silicone on three windows, both sides | 32.4 m × 11 | SAR 356.40 |
| Total | 280 + 356.40 | SAR 636.40 |
| Added at inspection | Lintel, threshold waterproofing, fitting the terrace door, travel | — |
What changes the cost in Ras Tanura?
- ✓Condition of the external wall: damp or rust in the block or an old lintel adds treatment before opening or closing.
- ✓Terrace door width: wide sliding doors need a longer lintel and sometimes an engineer’s design.
- ✓Number and size of windows: silicone is charged per linear metre on both sides, so large and numerous windows raise the total.
- ✓Height and access: upper-floor windows sealed from outside may need scaffolding.
- ✓Grouping work: the more you group into one trip, the smaller each item’s share of the travel.
Book these as two trips and you pay for the drive twice, so list everything the house needs in one message. Rates are in the price guide and the method is explained in door opening in a wall in Dammam.
How long does the work take in Ras Tanura, and how is the house protected?
Cutting an opening in a block wall in Ras Tanura takes hours, but a complete opening runs over several days because the lintel cannot be loaded for a week and the plaster needs to dry, which is why we split the work over two or three visits as described above. Resealing windows usually finishes in a single day as long as the weather is dry; we never apply silicone to a frame wet from rain or dew, and we prefer daylight hours once surfaces have dried.
- ✓Floors and furniture are covered with plastic, and a screen separates the work area from the rest of the house.
- ✓Cutting is damped down with water, and debris is bagged and taken out as we go.
- ✓An external opening is never left open between visits; we close it temporarily with a fixed board and plastic.
- ✓We sweep up and clean silicone residue off glass and frames before leaving.
Handover checklist in Ras Tanura
- ✓A straight, level opening to the door or window supplier’s size.
- ✓A lintel cast with proper cover, and reveals plastered with corner beads and mesh over the joints.
- ✓A waterproofed terrace threshold, water-tested before and after the door is fitted.
- ✓Windows with new silicone on both sides and drainage slots left open.
- ✓AC openings closed with block and plastered flush inside and out.
- ✓A clean site with debris removed or bagged as agreed.
Mistakes we keep seeing in coastal house openings in Ras Tanura
■ Silicone over silicone
The new bead sticks to the cracked old one, and the leak returns with the first rain.
■ Terrace threshold without waterproofing
Water creeps under the frame into the tiles and the base of the wall, showing as damp in the hall.
■ Lintel with thin cover
The steel rusts in the salt air and breaks up the concrete above the door.
■ AC opening covered with a board
The board cracks and lets in dust and heat; block and plaster are the right fix.
■ Blocked window drainage slots
Water collects in the track and spills indoors.
■ Timber frame set in mortar
Moisture swells the timber and the door sticks.

Why owners near the shore call us
Because we know the problem with openings near the sea is not the cut but what follows it: a lintel that copes with salt, a threshold that water cannot pass under, and silicone that bonds to a clean frame rather than to an old bead. We organise the work into clear visits from Dammam, group the house’s jobs into one trip, and tell you what needs an engineer and what needs an aluminium fabricator instead of us. For similar work see our projects, and for the service see door and window openings.
Ras Tanura and Rahima coverage
