Crack repair in Al-Ahsa is a different job from crack repair on the coast. In a house in Al-Hofuf or Al-Mubarraz the crack often starts below the wall rather than on its surface: damp and salts rising out of the ground in an oasis surrounded by farmland, or soil that has moved a little under the footing of an older home. So we work in a fixed order: find where the crack comes from, deal with that source, then repair the crack and restore the finish. Aemar Al-Maryam General Contracting repairs cracks in walls, facades, ceilings, columns, boundary walls and water tanks across Al-Ahsa. Injecting a crack starts at SAR 32 a linear metre, and preparing the cracks in a room for painting from SAR 140, and both figures stay provisional until we have inspected and agreed the work. Phone or WhatsApp: 0547879578.
Our base is Dammam and the drive to Al-Ahsa is roughly 160 km, which is why every job there starts with a plan rather than a quick call-out. You send photos of the cracks first; we sort what can be estimated from the pictures from what needs someone on site; then we arrive on an agreed day with the tools and materials that match what we have seen. The travel charge is agreed at the inspection, depending on where you are and how much work there is, and the more of the house’s jobs you put into one visit, the smaller the share of travel each item carries.
Below you will find the crack patterns typical of Al-Ahsa homes, how to separate a technician’s job from an engineer’s, and what each repair costs.
Crack repair in Al-Ahsa: the short version
- What we see most: cracks and damp at the base of walls, diagonal settlement cracks in older houses, web cracking in facade render, cracked rest-house columns, and cracked tanks and farm basins.
- Our rule: no crack gets sealed until we know whether it comes from damp, movement or shrinkage, and whether it has stopped or is still opening.
- Prices from: crack injection SAR 32 per linear metre; a room’s cracks before painting SAR 140; mesh plus patch rendering SAR 20/m²; a column cracked by rebar corrosion SAR 830. Estimates until inspection and agreement.
- Travel from Dammam: priced at inspection; bundling jobs into one visit lowers what each one carries.
- The engineer’s role: required before we touch settlement cracks, columns, beams or any crack that keeps widening.
- Start here: photograph the crack with a ruler beside it, plus the base of the wall, and send them on WhatsApp to 0547879578.
Crack repair in Al-Ahsa: why oasis cracks behave differently
Crack repair in Al-Ahsa means reading the ground before the wall. Al-Ahsa is a large farming oasis where palm groves sit right next to residential districts, groundwater across the Eastern Province is generally shallow and rises and falls, and many sites carry salts in the soil. The effect builds slowly: wet wall bases, salt crystals bursting the render from inside, and softened soil letting one corner of an old footing sink more than the rest.
That is why two patterns come up again and again in Al-Ahsa homes. The first is short, scattered cracks in the lower third of a wall, with paint that bubbles and a white powder that falls when you touch it. Those are usually the work of damp and salts. The second is a diagonal or stepped crack that starts at the corner of a door or window and gets wider towards one end, often alongside a door that no longer shuts easily or floor tiles cracked along a single line. That is a sign of movement in the foundation, and it needs an engineer to look at it.
■ Wall bases
Peeling, salt bloom and short cracks up to a limited height; repaired only after the water source is cut and the salty render removed.
■ Door and window corners
Diagonal cracks that might be ordinary shrinkage or the start of settlement; measuring and monitoring decide which.
■ Sun-facing facades
Fine web cracking in the outer render, and cracks where blockwork meets concrete because the two expand differently.
■ Rest houses and arcades
Exposed columns and beams facing heat and damp together, where a vertical crack can hide rusting steel.
■ Tanks and irrigation basins
Cracks in concrete walls that hold water, repaired after draining with flexible materials and a waterproof coat.
■ Boundary walls and yards
Cracks at boundary wall columns, and yard tiles that crack when the soil beneath sinks after watering or a leak.
Where the cracks are only one of several problems in the house, the Al-Ahsa renovation contractor guide covers the wider job, or see the crack and structural damage repair service page for a short description.
What causes cracks in Al-Ahsa buildings
The causes of cracks in Al-Ahsa buildings are partly the same ones found in every Saudi city and partly ones that the oasis setting makes stronger. The table links each cause to the sign that points to it and to what we do before repairing the crack itself:
| Cause | What you will see | What we do before the repair |
|---|---|---|
| Rising damp from the ground | Bubbling, flaking paint low on the wall and dark patches that never dry | Find the water: wet ground, a leaking pipe, or watering right against the wall, and stop it first |
| Salts crystallising in render | White powder and crumbling render up to a limited height | Strip the salty render back to sound material and re-plaster with a suitable mortar |
| Differential foundation settlement | A slanting crack that widens towards one end, with jamming doors and a line of split tiles | Monitoring and a structural engineer’s report before any repair |
| Summer heat and materials expanding differently | Cracks where blockwork meets a column or beam, web cracking on facades | Flexible repair with mesh and materials that tolerate movement |
| Rebar corrosion | Crack following the steel, rust stains, concrete cover flaking off | Expose and clean the steel, protect it, rebuild the section |
| Sulfate attack | Concrete in contact with damp soil softening and swelling at the surface | Engineering assessment of how deep the damage goes |
| Shrinkage of mortar and concrete | Short hairline cracks a few months after finishing | Mesh and flexible filler, then paint |
Research on the Eastern Province ranks rebar corrosion as the leading cause of deterioration in its concrete buildings, followed by sulfate attack and then environmental cracking, and reports salts rising by capillarity to around 75 cm up walls. Not every house is affected, but a wall-base crack repaired here without a question about damp is only half repaired.
Watering against the wall
Planters and trees hard against a wall are a frequent source of damp bases. Move the watering away or waterproof that stretch, and the repair has a far better chance.
Damp and settlement cracks along Al-Ahsa wall bases
Cracks at the base of walls are what Al-Ahsa homeowners send us most often, and the repair always begins with one question: is the crack caused by the damp, or did the damp get in through a crack caused by movement? The answer changes the whole job. A damp crack stops once the wall dries, the salts are removed and the render is replaced. A movement crack comes back however well it is re-rendered, for as long as the foundation keeps moving.
Shape gives it away. Damp cracks are short, scattered, kept low on the wall, with render that crumbles under a finger. Settlement cracks are longer, diagonal or stepped through the block courses, wider at one end, and often mirrored on both faces of the wall.
Either way we follow one sequence: cut off the water, strip the damaged render, give the wall time to dry out, apply new render made with a mortar that tolerates damp, and bed mesh over the cracked lines before painting. For more on render types and re-plastering, see our plastering contractor in Al-Ahsa guide.
Settlement and cracking in older Al-Ahsa houses
Settlement and cracking in older Al-Ahsa houses needs an engineering diagnosis before any repair, because here the crack is a symptom of something in the soil or the footing. These are the signs we ask you to look for: slanting cracks that start at the corners of openings, doors or windows that now rub against their frames, floors that have developed a slope, a run of split tiles, and a gap opening between the wall and the ceiling or between the wall and the floor.
In these cases we do not offer injection or stitching on the first visit. We record and measure the cracks, mark them for monitoring, and advise bringing in a structural engineer whose job is to check the footing and ground and decide whether the movement is still going on and what is causing it. Once there is a report, we carry out what it specifies, whether that is managing the water around the house or footing strengthening by a specialist contractor, and then we come back to repair the walls and finishes.
⚠ Signs that cannot wait
If a crack widens quickly over a few days, you hear cracking sounds, a ceiling starts to sag or concrete is hanging loose overhead, keep people away from that part of the house and get an engineer the same day, then message us to arrange the work that follows his advice.
Wall crack repair in Al-Ahsa
Wall crack repair in Al-Ahsa rests on three questions: how deep does the crack go, is it dormant or live, and is the wall damp? If it is only in the render, dormant and dry, the repair is a quick finishing job. Once it reaches block or concrete, it is cut open and filled, or injected. If it is still moving or the wall is wet, we deal with the cause first.
Fixing cracks in walls: three levels of repair
- ✓Level one, render cracks: we open the crack slightly, clean it, fill it with a flexible material, bed a strip of fibre mesh over it, then skim and paint.
- ✓Level two, cracks into the blockwork: we cut the crack into a V, fill it with repair mortar or a flexible sealant depending on whether it moves, and lay a wider mesh across both sides.
- ✓Level three, cracks in concrete: epoxy injection for a dormant dry crack, polyurethane for a damp one, or a full section repair if the steel has rusted.
Restoring the wall after the crack is treated
A filled crack still has to disappear into the wall. We match the existing render texture, allow proper drying time, and carry the new paint to a natural break such as a corner, so no patch can be seen. If the house needs general repainting anyway, it is cheaper to combine the two; the details are in our painting contractor in Al-Ahsa guide.
Types of cracks in Al-Ahsa: width, meaning and action
Crack types in Al-Ahsa are classed as anywhere else, though width alone never settles it; position, direction and growth often matter more. For width we use the well-known British damage categories for buildings:
| Approximate width | Description | Usual action |
|---|---|---|
| Under 0.1 mm | Hairline, hard to see from a distance | Dealt with as part of the paint finish |
| Up to 1 mm | Fine crack | Light opening, flexible filling and mesh |
| Up to 5 mm | Clear crack, easy to fill | Open and fill; may recur if live, so monitor |
| 5 to 15 mm | Opening up the wall, may let water in | Engineer, then a wider repair; part of the wall may be rebuilt |
| 15 to 25 mm | Extensive damage | Engineering report and rebuilding of sections |
| Over 25 mm | Structural damage, risk of instability | Keep people away; temporary support as the engineer decides |
Hairline cracks in Al-Ahsa
Hairline cracks in Al-Ahsa usually appear in new render a few months after finishing, or on facades that take the summer sun as a fine web. They rarely matter structurally, but on a facade they admit dust and moisture, so they get a flexible bridging coat rather than a hard filler. The exception is a hairline crack on a column or a beam, or running along the steel in a ceiling: that gets examined, not painted over.
Serious structural cracks in Al-Ahsa
By serious structural cracks we mean any crack in an element that carries the building, or any crack that shows the building itself is moving: a diagonal crack in a beam, a horizontal crack in a column, a wall crack wider than 5 mm, or a crack that is wider at each reading. In older houses they may come with settlement signs. We do not treat these on our own judgement. We act after a structural engineer’s report and carry out what it calls for, whether injection, stitching, strengthening or section repair.
Serious cracks in Al-Ahsa: when to call an engineer
A crack is serious and needs an engineer in Al-Ahsa if it meets any one of these conditions; you do not need to wait for several of them together:
- ✓It is 5 mm wide or more, or it gets wider from one week to the next.
- ✓It is in a column, a beam or a concrete slab, not only in a block wall.
- ✓It slants away from a door or window corner and opens wider towards one end.
- ✓It comes with sticking doors, a sloping floor, or a gap between the wall and the ceiling.
- ✓It follows the reinforcing steel and has rust stains or flaking beside it.
- ✓It appeared after digging or building work next to the house, or after a major leak under the floor.
Permits and heritage buildings
Cosmetic crack repair does not usually need a permit. Work on load-bearing parts is a different matter: it needs a restoration permit, applied for on Balady through an engineering office under contract. Al-Ahsa Oasis is a UNESCO World Heritage property, and mud-built and heritage buildings come under the Heritage Commission’s requirements and specialists. We therefore work on modern and older concrete and block buildings and do not take on heritage restoration.
Crack monitoring in Al-Ahsa: how do you know a crack has stopped?
Crack monitoring in Al-Ahsa decides whether a repair lasts for years or returns after a single summer. A dormant crack can be closed with rigid materials and forgotten; a live one needs its cause dealt with or a flexible material that moves with it. Some cracks here breathe with the seasons without any danger to the house, yet even that small movement is enough to break a rigid filler.
You can start monitoring yourself before we arrive:
- 1Mark the ends
With a pencil, put a small tick at the last point the crack reaches at each end, and write the date next to it. - 2Photograph with a ruler
Hold a ruler or a coin beside the widest point and take the picture from the same distance and angle each time. - 3Repeat the reading
Photograph again at intervals over several weeks, ideally including a hot day and a cooler one. - 4Compare
If the crack has passed the tick or grown wider, it is live; send us the photos in order.
For more precision we fix clear gauges with a millimetre grid, or use the old method of a thin plaster patch across the crack that snaps if it moves. How long to monitor is the engineer’s call; no single period fits every crack.
Epoxy crack injection in Al-Ahsa
Epoxy crack injection in Al-Ahsa is the choice for dormant concrete cracks at least 0.05 mm wide: the resin glues the faces of the crack to each other and reaches into the crack’s full depth instead of sealing over the top. If the crack is still moving, epoxy is not the answer, because the movement will simply open a new crack next to it. Before injecting we check for moisture: a wet crack needs a moisture-tolerant product, or polyurethane first.
- 1Clean the crack
Remove dust, paint and weak material along both sides, wide enough to fix the materials properly. - 2Fix the injection ports
Ports go in along the line, closer together on fine cracks and further apart on wider ones. - 3Seal the surface
Cap the crack between the ports so the epoxy cannot escape. - 4Inject from the lowest point
Start at the lowest port or widest point and keep going until resin shows at the next port. - 5Finish off
Once the resin has cured, cut off the ports, level the surface and restore the finish.
Epoxy or polyurethane?
| Epoxy | Polyurethane | |
|---|---|---|
| Purpose | Structurally re-bonds the concrete | Stops water and stays flexible |
| Crack condition | Usually dormant and dry | Damp or leaking water |
| Movement | Not for a live crack | Tolerates limited movement |
| Al-Ahsa example | A dormant crack in a beam after the engineer’s report | A crack in an underground tank wall or a damp basement |
Exterior wall and facade cracks in Al-Ahsa
Facade cracks in Al-Ahsa come in two main kinds: fine web cracking in render on the faces that take the afternoon sun, where the outer skin heats and cools faster than the wall behind, and straight cracks where blockwork meets columns and beams, which expand by different amounts. Neither is usually structural, but both let in water and dust.

Web cracking is not fixed by dabbing filler on every hairline. It takes a flexible coating that can bridge fine cracks, applied after the facade is cleaned and loose areas are removed, in a colour that matches the existing wall. Junction cracks we open up, cover with mesh that laps well onto both sides of the joint, and re-render. If the facade needs more than that, such as wide re-rendering or a colour change, we price it as part of a facade repair.
Ceiling cracks in Al-Ahsa
Ceiling cracks in Al-Ahsa are read by direction and company. Scattered hairlines in ceiling render are usually shrinkage, fixed with mesh and filler before painting. A straight crack tracking the reinforcement, especially with brown stains or flaking, means corrosion: the area is opened and the steel treated. Under poorly waterproofed roofs, water from above is usually what feeds that rust.
So we never repair a crack in a top-floor ceiling without first looking at the roof above it. If the waterproofing has failed we deal with that first (see roof waterproofing and insulation in Al-Ahsa), then repair the ceiling from below. Restoring a flaking ceiling is priced at inspection, because its area and the depth of the damage never show fully in photos.
⚠ Concrete hanging overhead
If you see a piece of the ceiling cover loose or hanging, do not try to knock it down by hand from directly underneath. Move furniture and people out of the way until it can be removed safely.
Column and beam cracks in Al-Ahsa
Column and beam cracks in Al-Ahsa matter most in rest houses and open arcades, where columns take heat, damp and dust together. A vertical column crack may be rusting bars, weak concrete or a load added later, such as an annex or rooftop tank; only opening the cover and an engineer’s view can tell.

The solutions step up according to what the engineer decides. If the cause is rusting steel inside otherwise sound concrete, we expose the bars, clean and protect them, and rebuild the section with repair mortar; this starts from SAR 830 per column. If the engineer finds the column needs more capacity, he may design a steel jacket of corner angles with straps welded between them, a concrete encasement or another system, priced at inspection once the design exists. A beam with a diagonal crack near its end is not injected until the engineer has identified the cause.
Boundary wall, tank and irrigation basin cracks in Al-Ahsa
Boundary wall cracks in Al-Ahsa keep appearing at the wall’s columns, where blockwork meets concrete, and they are repaired with mesh across the joint and fresh render. But if part of the wall leans or shows a long diagonal crack, the soil beneath has most likely moved, and usually because of water: garden watering against the wall, or a leaking tank or pipe. In that case we start with the water, then the footing, and only then the crack.
Concrete water tanks and irrigation basins on farms and rest houses need their own approach, because they work while full. Injecting a crack in a basin wall from the outside is not enough. The basin has to be drained and dried, the cracks opened and cleaned, a wide flexible crack band bedded over any cracks that move inside a cementitious waterproofing coat that covers the walls and floor, and finally the basin tested with water before it goes back into service. Because basins vary so much, we quote this work only after seeing one.
Sinking yard tiles
Yard tiles splitting in a line, or a patch sinking, point to softened soil, often near a watering or drainage point. New tiles alone will not help. The water has to be stopped, the soil compacted or replaced, and the slab recast and retiled. If the work involves breaking out concrete, see our demolition and breaking service.
Render cracks and cracks between blockwork and columns
Plaster cracks and cracks where blockwork meets a column are the repairs we carry out most often in Al-Ahsa, and the simplest when the wall is dry. Render shrinks as it dries, and block and concrete respond to heat unequally, so a vertical or horizontal line appears at their junction a few months after finishing. The fix is to open the line, fill it with a flexible material, bed mesh over it that extends onto both sides, then re-render locally, skim and paint. Expect this mesh-and-patch repair to start at SAR 20 a square metre.
Hollow or salt-laden render is never patched; it is stripped and replaced (see the plastering service).
Crack repair prices in Al-Ahsa
Crack repair prices in Al-Ahsa are the same item rates we charge in Dammam, with travel added and priced at inspection. Injection is charged per linear metre of crack, room preparation before painting per room, mesh, render and facade work per square metre, and column repair per column:
| Item | Unit | From | When you need it in Al-Ahsa |
|---|---|---|---|
| Epoxy or grout injection of a concrete crack | linear metre | SAR 32 | A dormant crack in a concrete ceiling or wall |
| A room’s cracks prepared for painting: opened, filled, meshed and skimmed | room | SAR 140 | Interior cracks before repainting |
| Fibre mesh bedded over the crack plus patch rendering | m² | SAR 20 | Render cracks and block-to-column joints |
| Column repair where rusting steel has cracked the concrete | per column | SAR 830 | Rest-house and arcade columns |
| Facade crack treatment within a facade repair | m² | SAR 41 | Web cracking and tired exterior render |
| Moisture-resistant exterior paint after the repair | m² | SAR 18 | Facades once repaired |
| Polyurethane injection of a crack leaking water | — | At inspection | Tanks and damp basements |
| Crack stitching with bars | — | At inspection, after the engineer’s report | Stable wall cracks once the cause is fixed |
| Crack monitoring gauges and readings | — | At inspection | A crack we cannot yet call live or dormant |
| Repairing cracks caused by foundation settlement | — | At inspection, after the engineer’s report | Older houses |
| Restoring flaking ceilings | — | At inspection | Ceilings under roofs with failed waterproofing |
Treat each figure as provisional until we have seen the crack and agreed the scope; the final figure follows the crack’s length, width and depth, where it is in the house and how easy it is to reach. Items marked “at inspection” are set once we have seen the case. A ruler-and-crack photo sent to 0547879578 on WhatsApp is enough for a provisional figure. Rates for our other work are listed on the prices page.
A worked example for an Al-Ahsa house
Take a house in Al-Mubarraz with a dormant 4-metre crack in the majlis ceiling, three rooms whose cracks need preparing before painting, and a yard wall cracked at its columns over 12 square metres. At our starting prices: injection 4 × 32 = SAR 128, rooms 3 × 140 = SAR 420, and mesh with re-plastering 12 × 20 = SAR 240, giving about SAR 788 for the items, plus travel set at inspection. This is an illustration only; the real figure is fixed after the inspection.
Put your jobs into one visit
Travel from Dammam is paid once per visit, so combining the cracks, the painting and the yard repair on one date spreads that cost over more items. If a neighbour has similar work, tell us and we will try to coordinate both.
The best fix for wall cracks in Al-Ahsa
In Al-Ahsa, the right repair for a wall crack is decided by why it formed; price of product has nothing to do with it. Our usual choices:
| Crack condition | Best-suited repair |
|---|---|
| Hairline in dry interior render | Mesh and flexible filler, then paint |
| Web cracking on a sunny facade | Flexible crack-bridging coating in the facade colour |
| Where blockwork meets a column | Open, flexible fill, wide mesh and render |
| Low on a wall with salts and damp | Stop the water, strip the salty render, re-render |
| Dormant, in concrete | Epoxy injection |
| Leaking water | Polyurethane injection |
| Diagonal with settlement signs | Engineer, monitoring and foundation treatment before the wall |
| Along the steel with rust | Expose and treat the steel, rebuild the section |
Mistakes that make cracks come back in Al-Ahsa homes
- ✓Painting a damp crack before the wall dries: trapped water lifts the paint and reopens the crack within a season.
- ✓Patching salty render: the salts left behind crystallise under the new patch and break it up.
- ✓Hard filler on a live crack: the movement opens a new crack beside the old one.
- ✓Injecting a settlement crack before treating the footing: the movement continues and the wall cracks somewhere else.
- ✓Leaving the watering against the wall: every repair at the base gets wet again.
- ✓Closing a column crack without exposing the steel: the rust carries on under the finish and comes back bigger.
