Building Contractor in Hafr Al-Batin – Full Frames, Column Checks & Handover

Building Contractor in Hafr Al-Batin

The moment an owner remembers most from a building project is the very last one: standing on the doorstep of a completed Hafr Al-Batin villa, receiving labelled keys together with a folder of approved drawings, stage-by-stage photos and test certificates. That folder is not put together on the final day. It grows from the first footing onwards. That is how we work as a building contractor in Hafr Al-Batin: a complete concrete frame up to the roof parapet, columns whose bars and links are checked before every pour, and a handover backed by drawings and records. We are Aemar Al-Maryam General Contracting. On price: a built square metre starts at SAR 74 when you supply the materials and SAR 325 when we do, and a villa handed over with its keys starts at SAR 1,110 a square metre at an ordinary or mid-range level, or SAR 1,480 at the excellent level. Each figure is provisional until a site inspection and agreement, and the trips to Hafr Al-Batin are costed after that visit. Call or WhatsApp 0547879578.

Hafr Al-Batin is a desert city where summer heat is severe, and that shapes pour times, concrete curing and the hours a crew can spend in the open. Most of what owners ask us for here is a two-storey villa that needs a full frame with its parapet and roof, a family house, or a small apartment building. This page starts with the frame and the soil under it, moves to column checks, the parapet and roof, site safety and working in the heat, then sets out prices with a worked example, explains exactly what you receive on handover day, and finishes with the permit, the stages and the payments.

Hafr Al-Batin builds: the essentials

  • Typical jobs: villas of one or two storeys delivered as a full frame up to the parapet, family houses, small apartment buildings, rest houses, and second floors after an engineer’s check.
  • Columns: bars, link spacing and spacers checked before the formwork closes, and the supervising office approves every pour.
  • Heat: early-morning pours, the midday outdoor-work ban respected in summer, and water curing of fresh concrete.
  • Prices start from: a built m² from SAR 74 (your materials) or SAR 325 (ours); a villa with keys from SAR 1,110, or SAR 1,480 at the excellent level; a desert rest house from SAR 185,000.
  • Handover: keys, approved drawings, stage photos, concrete delivery tickets, test results and a snag walk with a written list.
  • To order: message 0547879578 with the plan (or plot size and storeys) and your district.

Building contractor in Hafr Al-Batin: a complete frame from footings to parapet

A complete frame means we hand you the building standing with every structural element in place: footings and ground beams, columns, slabs, the staircase, the blockwork walls and the parapet around the roof. From there you either take on the finishing yourself or we carry on to a turnkey handover.

What separates a complete frame from a half-finished shell is that the roof is handed over closed, parapet and all, and ready for waterproofing. It does not sit exposed to heat, dust and the occasional heavy rain for months. Many owners in Hafr Al-Batin pause the project after the frame to arrange the finishing budget, so we make sure that what we hand over at that point is complete and protected.

■ Two-storey villas

A concrete frame, a parapet and guard-railed scaffolding on the facade, then finishing if you want it.

■ Family houses

A ground-floor house that can be extended later, provided the frame is designed for it from day one.

■ Small apartment buildings

Three or four floors to the approved drawings, with the lift and fire requirements.

■ Rest houses

Wide majlis rooms, a boundary wall and services, starting from SAR 185,000 for a small rest house.

Planning a second floor later?

Ask the designer to size the columns and footings for the upper floor now, even if you only build one storey. The cost difference today is small; strengthening columns later is expensive and disruptive.

Soil report and foundations in Hafr Al-Batin

The soil report for your own plot in Hafr Al-Batin is the reference for the footing type and the founding depth, not whatever was built on the plot next door. Desert ground can look the same on the surface, but the layers below the excavation change from site to site. One plot may reveal loose sand that has to be removed or replaced; another may have a firm layer that allows shallower founding.

We do not improvise foundations outside what the report and the structural drawings say. If the excavation reveals something the report did not mention, we stop and inform the supervising office before carrying on, because changing a footing before it is poured is far easier than any repair afterwards.

  • ✓We excavate to the level on the drawing and show the formation to the engineer before the blinding concrete goes down.
  • ✓We backfill around footings and ground beams in layers, wetting and compacting each layer with a plate compactor. Backfill dumped in one go settles later under the floor tiles.
  • ✓We coat the faces of buried concrete with the material named in the specification before backfilling.
  • ✓We treat the soil under the ground slab against termites before the slab is poured, where the specification calls for it.

Column reinforcement checks in Hafr Al-Batin before the pour

Column reinforcement in Hafr Al-Batin is checked before the formwork goes on, not after. The engineer measures the link spacing, counts the vertical bars and confirms their diameters, and makes sure the spacers are fixed to the cage to hold the concrete cover. Once the form is closed, none of that can be seen any more.

Concrete Columns in Hafr Al-Batin
An engineer measures the link spacing on a column cage in a Hafr Al-Batin villa, with round spacers clipped to the bars before the formwork goes on.

Why do the links matter?

Links (stirrups) are the closed hoops that wrap around the vertical bars of a column. They hold those bars in position during the pour and confine the concrete inside them, which raises the load the column can carry. If the gap between links is wider than drawn, or their ends open up, the column is weakened in a place that may only show itself under a heavy load. So the gaps are taped at several heights on every cage, and most carefully at the column ends, where designers normally tighten them.

Round spacers and concrete cover

The round plastic spacers clipped to the links keep the steel off the formwork face, so the layer of concrete around the bars stays at the required thickness. Without them a column corner can rest against the timber, and after striking the steel shows through or sits just under the surface, where moisture reaches it quickly.

What is checked on a columnHowWhy
Number and diameter of barsCounted and compared with the drawingThe column’s capacity to carry the floors above
Link spacingTape measure at several pointsConfining the concrete and resisting buckling
Link endsHooks bent back into the coreSo the links do not open under load
SpacersDistributed on all four facesKeeping the concrete cover
Plumb and grid positionSpirit level and string lines from the gridA straight column in the right place
Starter bar length for the next floorMeasured from slab levelA correct lap with the columns above

We do not call the ready-mix truck until the supervising office has approved this check. During the pour, each column is placed in layers and vibrated so no voids are left, and it is water-cured after striking.

Parapet and roof: the last of the frame, the first of the waterproofing

The parapet is the low wall around the roof, built in block on top of the final slab to the height on the drawing. It is not decoration. It is a safety barrier for anyone on the roof, and the waterproofing membrane is turned up against it at the edges so water cannot find its way between the slab and the wall.

  • ✓Rainwater outlets through the parapet, or roof drains, are left where the drawing places them, before waterproofing.
  • ✓A screed laid to falls directs water to the drainage points so it does not pond.
  • ✓The waterproofing is turned up the inner face of the parapet and protected at its top edge.
  • ✓The top of the parapet is capped so water does not soak into the blocks.

We hand the roof over ready for insulation and waterproofing, or carry that work out under the same contract if the owner asks. See how we waterproof and insulate roofs in Hafr Al-Batin.

Scaffolding and site safety on building sites in Hafr Al-Batin

Site safety in Hafr Al-Batin starts with the scaffold. When we build the parapet and work on the facade, we put up steel scaffolding with guard rails and fixed walking boards, and nobody works at the roof edge without protection. Materials go up to the roof with a hoist wheel or a suitable lifting device, not on someone’s shoulder up a ladder.

Dust-laden wind across open sites makes it even more important to tie the scaffold securely to the building and to weigh down loose boards and light bags on the roof so they do not blow away. We fence the site or mark it with clear tape and keep children and visitors out while work is going on, because new districts are often partly occupied already.

■ Guard-railed scaffold

Fixed boards, top and mid rails, tied to the building every few metres.

■ Safe lifting

A hoist wheel or small crane instead of carrying loads up ladders.

■ Protective equipment

Helmet, safety boots and gloves, plus a harness when working at edges.

■ Water and shade for the crew

A cold-water point and a shaded rest area, a necessity in a Hafr Al-Batin summer, not a luxury.

Building in the Hafr Al-Batin heat: pour times and working hours

Building in the Hafr Al-Batin heat needs a different daily timetable in summer: pours start early in the morning, exposed work stops around midday, and fresh concrete is water-cured for the first days. None of this is guesswork. From mid-June to mid-September, Saudi rules forbid outdoor work in direct sun between noon and 3 pm.

What do we do on a summer pour day?

  • ✓We arrange with the plant for the first truck to arrive at first light and keep the gap between trucks short.
  • ✓We do not accept concrete warmer than 35°C at placing, the limit used in the hot-weather concreting requirements.
  • ✓Forms and bars are wetted down beforehand, and the fresh surface is covered against sun and hot wind afterwards.
  • ✓We cure the concrete with water or covering for at least seven days, or as the engineer specifies.

Blockwork feels the heat too. A bone-dry block sucks the water out of the mortar and weakens the bond, so on hot days we wet the blocks before laying and spray new walls with water. For pouring footings and slabs in the city, see concrete pouring in Hafr Al-Batin.

Does summer mean the project runs late?

The rhythm of the day changes, but the project does not stop. We mark in the programme which stages fall in the summer months and shift indoor work into the midday hours, so the owner is not surprised by the duration.

Building cost per square metre in Hafr Al-Batin: what each stage costs

The building cost per square metre in Hafr Al-Batin depends on which stage you want us to hand over: a frame standing to the parapet, or a finished villa with its keys. The table below reads that way. The opening figures match those in Dammam; only the line for trips and accommodation is added after the visit.

Stage you want us to hand overStarting pointHow we measure itDetail
Complete frame up to the parapet, our labour, your materialsSAR 74 per m²Sum of all floor areasPump and material deliveries outside the rate
Complete frame up to the parapet, our materialsSAR 325 per m²Sum of all floor areasConcrete, steel and block to the drawings

Desert rest house, 150 to 250 m² under roofSAR 185,000For the whole rest houseNo pool; large majlis and landscaping extra
Small apartment block or a floor on your houseAfter inspectionFrom the drawingsAfter the engineer’s check
Boundary wall, tanks, septic pit, connectionsAfter inspectionSeparate lineOutside the per-m² rate
Crew trips and accommodation in Hafr Al-BatinAfter inspectionSeparate lineBy project size and duration

These figures remain estimates until inspection and agreement. They are worked out on all the floor areas built, not the plot, and change with the drawings, the soil report, the parapet height and the finish level.

Worked example: a 565 m² villa in Hafr Al-Batin

An illustrative example: a villa with a 260 m² ground floor, a 260 m² first floor and a 45 m² roof annex, giving a total built-up area of 565 m². We add a 10% contingency, which is what we advise owners to set aside when planning the budget:

ItemCalculationApproximate result
Complete frame (shell including materials)565 × 325SAR 183,625
Turnkey, standard or mid-range finish565 × 1,110SAR 627,150
10% contingency on the turnkey figure627,150 × 0.10SAR 62,715
Planning budget for turnkey627,150 + 62,715SAR 689,865

The example does not include the boundary wall, water tanks, septic pit, utility connections, permit fees, insurance, supervision or travel. The contingency is not part of our price; it is money we recommend you keep aside for anything that comes up during construction or for changes you choose to make.

How is the built-up area measured?

The rate applies to the total area of the floors built, not to the plot. How the roof stair head, projections and the roof annex are counted is written into the contract. The parapet is not counted as floor area, since it is a wall rather than a floor, but it is part of the complete-frame scope.

Shell construction in Hafr Al-Batin: with materials or labour only?

A shell with materials in Hafr Al-Batin starts from SAR 325 per m². We buy the concrete, steel and blocks to the specification and carry their price changes and wastage. Labour only starts from SAR 74 per m²: the owner buys the materials and has them delivered on time, and we carry out the formwork, steel fixing, pouring and blockwork.

In a city some distance from our base, a labour-only contract means that any delay in material deliveries leaves the crew waiting on site, which can push up accommodation and travel costs. So we explain both options honestly and leave the decision to the owner once the figures are on the table.

  • ✓Included in the shell: excavation, blinding, footings, necks, ground beams, backfill, ground slab, columns, slabs, stairs, blockwork and the parapet.
  • ✓Excluded unless written in: boundary wall, tanks, septic pit, connections, fees, design, supervision and VAT.
  • ✓Written into the contract: concrete grade, cement type, steel, and block type and thickness.

Turnkey construction in Hafr Al-Batin

Turnkey construction in Hafr Al-Batin is quoted from SAR 1,110 per built square metre when the finishes are standard or mid-range, rising to SAR 1,480 when they are excellent. It covers the frame, services, insulation, plaster, tiling, paint, doors and windows, bathrooms and the kitchen within the contract scope. Luxury finishes are priced at inspection.

■ Standard and mid-range

Well-known mid-tier materials, simple gypsum work and standard aluminium windows.

■ Excellent

Higher-grade tiles and sanitary ware, detailed gypsum ceilings and better insulated glazing for the summer heat.

■ Luxury

Stone, marble and bespoke joinery chosen by the owner, priced at inspection.

If you already have a frame and only want it completed, that is our finishing contractor service in Hafr Al-Batin. For services see electrical work in Hafr Al-Batin and plumbing in Hafr Al-Batin.

Villa handover in Hafr Al-Batin: keys, drawings and records

A villa handover in Hafr Al-Batin is more than the keys. We give the owner a complete file documenting what was built and how, because it is needed for maintenance later, for the building completion certificate and for any future sale or financing.

Villa Handover in Hafr Al-Batin
At the front door of a completed villa in Hafr Al-Batin, the engineer hands the owner the keys and the folder of drawings and records.
In the handover fileWhy it matters to the owner
Approved drawings and any changes made during constructionKnowing where columns and services run before any later alteration
Photos of every stage before the pourEvidence of what sits inside the concrete and walls
Concrete delivery tickets and test resultsProof of the specification used
Services test resultsA reference if a plumbing or electrical issue appears
List of installed materials and their suppliersOrdering matching replacements later
Keys sorted and labelledEvery door with its own key, no trial and error

The handover walk and snag list

Before the keys change hands we walk through the villa with the owner room by room and record every point on a written list: a door that needs adjusting, a tile to replace, a touch of paint. We clear the list, the owner signs the acceptance, and only then is the final payment released. That order protects both sides.

After handover: simple care in a desert setting

A new house in Hafr Al-Batin needs little care, but it needs it regularly. Wind-blown dust collects in roof drains and outlets; if they block and a heavy shower follows, water ponds on the waterproofing. We recommend clearing the drainage points before the rainy season and after dust storms.

  • ✓Check the sealant around external windows and doors and renew it if it has cracked.
  • ✓Watch for any hairline crack in the external plaster during the first year and keep dated photos of it.
  • ✓Do not fix a new tank or air-conditioning unit on the roof without checking the structural drawings.
  • ✓Keep the handover file somewhere known; it is the first thing any technician or engineer will ask for.

Building completion certificate and utility connections in Hafr Al-Batin

Once the villa is finished, the completion certificate is applied for on Balady, backed by the supervisor’s report that what stands on site follows the approved drawings and the Saudi code. Its listed requirements include the thermal insulation certificate from the electricity company and photos of the facades. Power and water cannot be switched on without it, so we gather its paperwork as the building goes up rather than at the end.

Building permit in Hafr Al-Batin through Balady

The building permit in Hafr Al-Batin is applied for by the design engineering office through the Balady platform, on the owner’s authorisation. Once our name appears on the application as builder, we approve it, and we keep plant off the site until the permit has been issued and the latent-defects insurance («تأمين العيوب الخفية») has started; the permit cannot be issued without that policy anyway.

  1. 1
    Design
You choose a design office and authorise it to draw the villa, architecturally and structurally.
  2. 2
    Review
A technical reviewer checks the drawings against the Saudi Building Code until they are approved.
  3. 3
    Assignment
A supervisor and a builder are put on the file, and both confirm.
  4. 4
    Insurance and fees
The compulsory defects cover is bought, charges are settled, and the permit follows.

Have ready: the deed updated online, an unexpired survey, the three contracts for design, supervision and construction, proof of the defects policy, and a soil investigation of this plot.

Payments and the building contract in Hafr Al-Batin

Our payments are tied to stages approved by the supervising office, with the share of each agreed and written into the contract: a small mobilisation payment, then after footings and ground beams, after the ground slab, after each roof slab, after blockwork and parapet, after services, after finishing, and a final payment after the handover walk. If you are building with finance released in stages, match the contractor’s schedule to the lender’s release stages.

  • ✓The permit number and the list of drawings.
  • ✓The scope, with exclusions stated plainly.
  • ✓Specifications and the measurement method.
  • ✓The programme, showing the summer months.
  • ✓How extra work is agreed.
  • ✓Who pays for tests, the pump, travel and waste removal.
  • ✓What goes into the handover file.

The Saudi Contractors Authority also offers a unified contract on the «Muqawil» platform that both parties can sign.

Building a rest house, an apartment building or a second floor in Hafr Al-Batin

Rest house construction in Hafr Al-Batin

A desert rest house of 150 to 250 m² built area, finished to a good standard and without a pool, starts at SAR 185,000. Adding a pool, a big majlis, a boundary wall and landscaping are added after inspection. If you only want an outdoor majlis or an annex, see majlis and annex construction in Hafr Al-Batin.

Apartment building construction in Hafr Al-Batin

We price a block of flats from its drawings using the same opening rates, adding a lift, tenant parking and fire-safety measures; it is designed to the general building code, not the residential code used for villas.

Adding a second floor to an existing house

First an engineer confirms the old columns and footings can carry more; after that, Balady amends the permit under the service for adding and modifying building parts. If the house needs repairs before the addition, see renovation contractor in Hafr Al-Batin; if demolition and rebuilding makes more sense, see demolition contractor in Hafr Al-Batin.

How do we schedule work in Hafr Al-Batin?

Because the city is far from our Dammam yard, we run each stage with the crew lodged close by, and fit any neighbouring jobs into the same stay. It begins with one comprehensive inspection visit: we see the plot, review the drawings and soil report, and agree the order of stages.

Trips and lodging appear as their own line, priced after the visit from the scale and length of the job; there is no fixed advance figure. The owner receives photos of each stage before and after the pour, and those same photos go into the handover file at the end.

Common mistakes when building villas in Hafr Al-Batin, and how we avoid them

Most of the problems we see in existing houses did not come from a shortage of money. They came from small decisions taken in a hurry during construction. These are the ones we meet most often:

⚠ Pouring columns at midday in summer

Hot concrete loses its water quickly and dries before it has gained strength, so cracks appear and the strength drops. The fix is a morning schedule and water curing, even if the pour slips by a day.

⚠ Leaving the roof without parapet or waterproofing for months

When a project stops after the shell, the top slab sits open to sun and dust, and the first rain seeps towards the top steel. That is why we hand over the frame closed with its parapet and advise waterproofing before any long pause.

⚠ Changing the drawing verbally on site

Moving a column or widening an opening without the supervising office upsets the structural design and delays the completion certificate. We write down and approve every change before carrying it out, and it goes into the handover file.

⚠ Dry blocks and unwetted mortar

On hot days a dry block draws the water out of the mortar, weakening the wall and leading to plaster cracks later. Wetting before and after laying is a cheap step that saves costly repairs.

How to choose a building contractor in Hafr Al-Batin

  • ✓Ask what he will hand you on handover day apart from the keys.
  • ✓Ask for photos of columns he built before the formwork was closed, not just facade photos.
  • ✓Make sure he accepts being named in the permit file.
  • ✓Compare offers on the same drawings and specifications.
  • ✓Ask how and when he pours in summer.

Photos of earlier jobs are on our projects page.

A contractor or day labourers?

Day labourers may suit a small job. A complete villa needs one party responsible for quality, time and code compliance, and that is the party named on the permit. Without one, nobody assembles the handover file and nobody follows up with the supervising office.

FAQ

How much does a shell cost per m² in Hafr Al-Batin?

If we buy the materials, the frame costs from SAR 325 for each square metre built; if you buy them, our labour costs from SAR 74. Both are provisional until we inspect and agree, and the journeys are costed after the visit.

How much is turnkey construction in Hafr Al-Batin?

Expect from SAR 1,110 per square metre built for a villa with standard or mid-range finishes, and from SAR 1,480 with excellent finishes; luxury is priced after the visit. It is charged on the total floor area built, not the plot area.

What does a complete frame mean?

It means handing over the building with all its structural elements: footings, ground beams, columns, slabs, stairs, blockwork walls and the roof parapet, with the roof ready for waterproofing. You then finish it yourself or with us.

What do you check on columns before pouring?

The number and diameter of bars, the link spacing and link ends, the spacers that hold the cover, plumb and position, and the starter bar length for the next floor. We do not pour before the supervising office approves.

What is the roof parapet for?

It is a safety barrier for anyone on the roof, and the waterproofing is turned up against it at the edges so water does not get between the slab and the wall. The drawing sets its height and the outlet positions.

How do you pour in the summer heat?

We start early in the morning, reject concrete warmer than 35°C, dampen the formwork and water-cure the concrete for days after the pour. We respect the outdoor-work ban from 12 noon to 3 pm between mid-June and mid-September.

What do I receive on handover day?

Labelled keys, the approved drawings and their changes, photos of every stage before pouring, concrete tickets and test results, services tests and a list of installed materials. Before that comes a handover walk with a snag list that is cleared before you sign.

What is the building completion certificate and why do I need it?

It is requested through Balady after construction and relies on a technical report from the supervising office; its requirements include the thermal insulation certificate and facade photos. Without it, the power and water connections cannot be made.

Who obtains the building permit in Hafr Al-Batin?

Your designer files on Balady with your authorisation, and we confirm our listing as the builder. Work waits until both the permit and the defects cover are live.

How much does a 565 m² turnkey villa cost?

For illustration, 565 × 1,110 gives SAR 627,150 at the ordinary or mid-range level; add 10% for contingencies and plan on roughly SAR 689,865. Perimeter wall, tanks, hook-ups, fees and trips come on top.

Do you build rest houses in Hafr Al-Batin?

Yes. We begin at SAR 185,000 when the rest house covers 150 to 250 m², is finished to a good standard and has no pool; pools, a wide majlis, walls and gardens are priced after we see the land.

How are payments arranged?

They are tied to stages approved by the supervising office: mobilisation, footings and ground beams, ground slab, each roof slab, blockwork and parapet, services, finishing and then handover. The share of each is set in the contract.

Do I need a soil report for my plot in Hafr Al-Batin?

Yes. It is one of the building permit documents, and the footing type and founding depth are designed from it. Ground layers vary from plot to plot, so a neighbouring plot's report cannot be relied on.

How do I get a first estimate?

Send the district name, the drawing or plot size and the number of floors, plus the contract type you want, on WhatsApp 0547879578. An outline price comes back first, and the site visit is booked after that.
