Building a villa in Hafr Al-Batin or adding an annex on the roof? Our plumber in Hafr Al-Batin crews, part of Aemar Al-Maryam General Contracting, handle new-villa plumbing from the drainage laid under the ground slab on compacted sand, to tying rooftop annexes into the existing network, to replacing scaled valves and heater connections. Labour for a new-build rough-in starts at SAR 23 per square metre, SAR 460 for each bathroom, SAR 185 for each chamber and SAR 75 to swap a mixer; we confirm each once we have seen the plot, and the long drive from Dammam is costed as a separate line. WhatsApp: 0547879578.
In a new villa, the hardest part of the plumbing is the part you will never see: the drainage laid on the ground before the ground-floor slab is poured, then buried under concrete and tiles. Laid at the right fall with sound joints, you can forget about it for decades. If one line sinks because the sand beneath was never compacted, or a joint goes untested, the repair means breaking up the floor of a brand-new villa. So this page starts under the slab, then climbs to the rooftop annex, then to the valves and heaters that suffer from scale, and ends with prices and what to send us.
Hafr Al-Batin plumbing in brief
- Our focus here: rough-in for new villas, drainage under the ground slab, rooftop annex plumbing and tie-ins, and replacing scaled valves.
- Under the slab: a compacted sand bed, code falls, capped ends, a water-column test before the pour, and photos of the routes.
- Labour begins at: SAR 23/m² for rough-in, 460 a bathroom, 185 a chamber, 275 a pump, 140 a heater, 75 a mixer; firmed up on site, with the trip north-west costed apart.
- How we work: scheduled visits tied to the construction stages, not a 24-hour emergency call-out.
- Where: the whole city, from Al-Wurud and Al-Rayyan to Al-Khalidiyah and Al-Batin.
- To book: call or message 0547879578 with the drawings, the current construction stage and photos of the site.
Plumber in Hafr Al-Batin for new villas: what we do
In Hafr Al-Batin we carry out plumbing tied to the stages of construction: the ground drainage before the slab is poured, then supply and drainage rough-in in the walls and ceilings before plastering, then the final fit-out after tiling, along with new rooftop annexes, heaters, pumps and re-piping in existing homes. Because we come from Dammam by appointment, we schedule our visits around the contractor’s or owner’s programme: one visit before the pour, one for rough-in, one for the fit-out.
Emergency call-outs within the hour are not something we offer. Small faults, such as a dripping mixer or a scaled angle valve, can be sent as photos, and we add them to the next visit for you or for your neighbours in the same district.
■ Under-slab drainage
A ground drainage network on compacted sand, at the right falls and tested before the pour.
■ Villa rough-in
Hot and cold supply and drainage for every bathroom, the kitchen and the laundry before plaster.
■ Rooftop annexes
Tying the annex bathroom and kitchenette into existing lines and stacks through new valves.
■ Inspection chambers
New chambers around the villa with a smooth channel, a tight cover and the correct level.
■ Valves and scale
Replacing scaled angle valves and flexible hoses, and cleaning what can be cleaned.
■ Heaters and pumps
Heaters with safety valves, and booster pumps for upper floors and annexes.
Plumbing visits matched to the villa’s construction stages
Given the hours of road between Dammam and Hafr Al-Batin, we agree a clear schedule with the owner or contractor from the start, so the build never waits for the plumber and the plumber never arrives before the site is ready:
| Stage | When we come | What the visit covers |
|---|---|---|
| Ground drainage | After backfill and compaction, before the ground slab is poured | Laying ground drainage, capping ends, water-column test, photos |
| Rough-in | After blockwork, before plaster | Supply and drainage in walls and ceilings, mixer bodies, testing |
| Chambers and connection | With the external yard works | Inspection chambers, main line and connection |
| Final fit-out | After tiling and painting | Sanitary fixtures, heaters, pump and commissioning |
Two visits can be combined when the build allows, which brings the travel cost down.
Villa plumbing rough-in in Hafr Al-Batin: drainage under the ground slab
Villa plumbing rough-in in Hafr Al-Batin starts before any concrete goes into the ground floor. After excavation and backfill, we lay the ground drainage network from the ground-floor WC, floor drain and basin positions to the main line and the inspection chambers outside the villa. This network is buried under the ground slab, so we hold it to stricter rules than any other part of the plumbing.
The bed: clean, compacted sand under every pipe
The soil in Hafr Al-Batin is mostly sandy, and sand makes a good bed for pipes on one condition: it must be compacted. Loose fill sinks as months pass and water soaks through it; the pipe settles with it, and its fall reverses at the low spot where water and sediment then collect. So we ask for the backfill to be compacted in layers before we lay anything, bed the pipes on clean sand free of stones and debris, and fix them so they do not shift when the final fill goes over them.
Falls under the slab: no chance to correct after the pour
Gradients follow the Saudi code, itself built on the International Plumbing Code: at least two centimetres per metre for small wastes up to roughly 75 mm, and around one centimetre per metre for 110 to 160 mm pipe. Under the slab it is not enough for the fall to be right on average; it has to be right in every metre. So we put the level on every branch before fixing it, and work from the inspection chamber up to the furthest point, so the line never ends at a level that cannot reach the chamber.
| Line under the slab | Size | Fall | Note |
|---|---|---|---|
| WC branch | 110 mm | About 1% | Long-radius bends, never a sharp corner at a change of direction |
| Floor drain and shower branch | 50 mm or larger | Not less than 2% | Gully set at the low point of the room |
| Basin and kitchen branch | 40 to 50 mm | Not less than 2% | A trap for each fixture |
| Main line to the inspection chamber | 110 mm or larger | About 1% | A cleanout where needed |
End caps, testing and photos before the pour
Every pipe end that will later become a WC or a drain is sealed with a tight cap, keeping sand and concrete out during the pour, a frequent culprit when a brand-new villa blocks. Next the whole network is filled with water until a 3-metre column stands above it, and left for a quarter of an hour, as the Saudi code demands. Once the test passes, we photograph every route with measurements from fixed points, send you the photos, and only then is the pour allowed.
⚠ Do not allow the pour before the test
If the contractor is in a hurry to pour the slab, ask for the ground drainage to be tested first, even if the pour slips a day. A leak under a poured slab shows only as damp or settlement much later, and fixing it means breaking the floor.
A separate route for ground-floor waste
Under the Ministry’s housing requirements, the ground floor discharges to the main drain by its own route and is never tied into the stacks from the floors above. We plan for this from the under-slab stage: ground-floor lines run to the inspection chamber on their own route, and the stacks from the first floor and the annex come down to the chamber on another, so water from above never backs up into ground-floor drains if the main line ever narrows.
Inspection chambers and connection around the villa in Hafr Al-Batin
Around a new villa we build an inspection chamber at every change of direction in the external line and wherever two lines meet, starting from SAR 185 per chamber. We form a smooth half-round channel in the base so the flow passes without leaving sediment, set the chamber level so the incoming line keeps its proper fall, and fit a cover rated for whatever will pass over it in the yard or driveway.
Where the public network reaches the plot, the connection goes through the National Water Company and its procedures. Where it does not, drainage goes to a septic tank, and the Ministry rules apply: a metre or more from drinking-water tank to septic tank, with the septic tank two metres from the neighbour’s boundary and one metre from the street. It is always better to keep the underground water tank further away than that and at a higher level than the septic tank.
Rooftop annex plumbing in Hafr Al-Batin and tying it into the existing network
Rooftop annex plumbing is one of the most requested jobs in existing homes in Hafr Al-Batin: a room, a bathroom and a small kitchen on the roof for a married son, for guests or for rent. The key question is not how to plumb inside the annex but how to tie it into the existing network without spoiling what lies below. Annex rough-in starts from SAR 23 per square metre of its area, or from SAR 460 for its bathroom.

- 1Trace the existing stacks
We find the nearest drainage stack that can take the annex drainage and check its size, condition and venting. - 2A clean opening in the roof
Drain pipes pass through the slab via a clean cored hole rather than broken concrete, and the roof waterproofing is restored around it. - 3Tie the drainage into the stack
Bathroom and kitchenette wastes join the existing stack with a suitable fitting and correct fall, with a trap for each fixture. - 4Supply through new valves
The annex takes its supply from the existing line through a valve of its own, so it can be shut without the rest of the house. - 5Pressure check at the annex
We measure the pressure at the annex outlet; if it is weak, we propose a small booster pump. - 6Test and re-waterproof
Supply and drainage are tested, and the roof is waterproofed again around every opening before finishing.
Weak pressure in an annex is common, because the roof tank usually sits on the same roof, leaving no height between it and the annex mixer to create pressure. The fix is a compact booster set with its own small vessel, fitted and connected from SAR 275 and the pump priced separately, or raising the tank on a taller stand where the roof allows.
An annex needs a permit
Building a new rooftop annex needs a building permit, and the details are on our Hafr Al-Batin annex building page. The slab openings for pipes are cored through core drilling in Hafr Al-Batin, and the waterproofing around them is restored with the roof waterproofing team in Hafr Al-Batin.
Water supply lines in Hafr Al-Batin: sizes and valves in the villa
Water supply in a new Hafr Al-Batin villa is run in PPR pipe, heat-fused at about 260 °C according to the manufacturers’ instructions, with a higher pressure class on hot lines. The rule we work to: an easily reached main valve, a valve for every bathroom and kitchen, and an angle valve for every fixture, so you never have to shut the whole house to change a mixer.
| Line | Usual size | Note |
|---|---|---|
| Roof tank to floor distribution | 32 mm | Depends on the number of bathrooms |
| Bathroom or kitchen line | 25 mm | With its own valve |
| Branches to fixtures | 20 mm | An angle valve for each fixture |
| Annex line | 25 mm | With a dedicated valve that shuts it alone |
The residential building requirements also ask for underground and roof tanks together to hold at least five days of residents’ needs, and for tanks to be waterproofed inside and out. Roof tank installation or connection starts from SAR 920.
Bathroom and kitchen plumbing in a new villa in Hafr Al-Batin
The decisions for villa bathroom plumbing in Hafr Al-Batin are made before plastering, not after tiling. So we ask you to choose early the type of WC (wall-hung with a concealed cistern, or floor-standing), the type of mixers (concealed or exposed), where the shower goes and whether it has a tray or is walk-in, and where the washing machine will stand. Concealed cistern frames and concealed mixer bodies are fixed in the wall before tiling, and moving them afterwards means breaking tiles.
- ✓The gully at the bathroom’s low point, with tiles laid to run water towards it.
- ✓Waterproofing before tiles, over the floor and turned up the walls, coordinated with the waterproofing team.
- ✓Hot handle left, cold handle right on every mixer in the house.
- ✓The villa kitchen: hot and cold to the sink, a dishwasher point, a filter point if wanted, and a 40 mm or larger waste at a correct fall.
Labour per bathroom starts at SAR 460 and per kitchen at SAR 135; the final fit-out after tiling is charged per mixer and basin as in the table below.
AC condensate in the villa: do not let it drip on the roof
Through the long Hafr Al-Batin summer the air conditioners run for many hours, and the condensate they produce is not a small amount. Left to drip on the roof or down the facade, it soaks the waterproofing and leaves stains and algae. So we run a dedicated drain line from each unit to a trap or suitable outlet, fixing the positions with the AC installer before plastering. An AC condensate line starts from SAR 90.
Scaled valves and deposits in Hafr Al-Batin homes
If you see a hard white crust on the shower head or around the spout of a mixer, or the angle valve under the basin turns stiffly or no longer shuts fully, those are mineral deposits left behind when water heats up or evaporates. They build up faster when the water carries more dissolved salts, or when it is heated more than needed. The result is valves that fail on the day you need them, flexible hoses that stiffen, and a heater that gives less hot water because its base has filled with sediment.

- ✓Replace scaled angle valves and flexible hoses with new parts, one of the cheapest and most useful jobs there is.
- ✓Clean mixer aerators and shower heads, or replace them if they are corroded.
- ✓Flush sediment from the heater periodically and check the element.
- ✓Set the heater temperature to what is needed, not much more: storage at around 60 °C as health guidance recommends.
- ✓A filter at the house inlet if deposits are severe, once the cause is known.
Installing or replacing a mixer starts from SAR 75, and a basin with its mixer from SAR 90. Angle valve and hose replacement is usually added to another visit to the house, with the cost written down before the work.
Test your valves before you need them
Every few months, close each angle valve and open it again. A valve that is moved regularly does not seize with scale; one left for years freezes in place.
Water heater and pump installation in Hafr Al-Batin
Water heater installation in Hafr Al-Batin: an electric cylinder with its valve is fitted from SAR 140, the appliance extra; a central heater with a circulation line is priced on inspection. Each one gets a combined relief valve piped to a drain and an isolating valve on the inlet. Thermostats are set so the stored water stays at 60 °C or more, which keeps Legionella down, and having it reach the tap at about 50 °C within a minute, with a thermostatic mixing valve where children and elderly people bathe, because water above 44 °C can scald them.
In a villa the pump either lifts water from the ground tank up to the roof tank, or boosts pressure for the top floor and annex. Installation with connections starts from SAR 275. We mount it on a solid base, shaded from sun and dust, with valves, a non-return valve and a pressure gauge. The pump never draws directly from the meter line; that is a violation.
Plumbing company in Hafr Al-Batin or a day-rate plumber?
A plumbing company in Hafr Al-Batin suits a new villa or an annex because the work comes in stages tied to the build, and each stage needs testing and documenting before it is covered. A day-rate plumber is the better call for a one-off repair in a finished house.
| Job | Better fit | Why |
|---|---|---|
| Drainage under the ground slab | A plumbing contractor | Falls, testing and photos before the pour |
| A complete villa rough-in | A plumbing contractor | Coordination with electrics, plaster and tiles |
| A new rooftop annex | A plumbing contractor | Tie-in to existing stacks and a pressure check |
| Changing one angle valve | A local plumber, or part of our visit | A small job that does not justify a trip on its own |
Re-piping existing homes in Hafr Al-Batin
In older homes in Hafr Al-Batin we are called in to re-pipe when leaks keep recurring, when the meter moves with nothing open, or when every tap in the house runs feebly. Cutting out one bad length starts at SAR 165, while whole-house re-piping, or moving upper-floor drainage to suspended drainage under the ceiling, is priced on inspection. For re-piping as part of a full refit, see renovation contractor in Hafr Al-Batin, and if an old leak has left cracks, the repair is on crack repair in Hafr Al-Batin.
Plumbing pressure tests in Hafr Al-Batin at every stage
We test three times in a new villa: the ground drainage before the slab pour, then supply and drainage in the walls and ceilings before plastering, then full operation after the final fit-out. Every time, the drains must hold a 3 m water column (or 35 kPa of air) for fifteen minutes and the supply must stay tight at its normal pressure, as the code sets out. We take the supply higher still, within what the pipe maker allows, and leave the gauge to settle before anything is covered.
Plumbing prices in Hafr Al-Batin
Hafr Al-Batin labour mirrors our Dammam list, set out here in the order a villa is built. Owners choose and buy pipe and fittings unless we agree otherwise, and each figure is a floor price that the drawings or a site visit turn into a firm quote, depending on outlets, run lengths and storey.

Travel to Hafr Al-Batin
The road trip and mobilisation are priced when we inspect, scaled to the build programme and the number of journeys it calls for. Combining two stages in one visit, or grouping your work with nearby jobs in the same district, lowers the share on each item.
Worked example: a new villa with a rooftop annex in Hafr Al-Batin
An illustrative example only: a villa with 350 m² of built area, a 40 m² rooftop annex, two inspection chambers around the villa and a booster pump serving the annex.
| Item | Calculation | Labour from |
|---|---|---|
| Villa plumbing rough-in | 350 m² × 23 | SAR 8,050 |
| Annex plumbing rough-in | 40 m² × 23 | SAR 920 |
| Two inspection chambers | 2 × 185 | SAR 370 |
| Booster pump installation with connections | 1 × 275 | SAR 275 |
| Total | 8,050 + 920 + 370 + 275 | SAR 9,615 |
That figure is the labour the cost starts from. It excludes pipes, fixtures and the pump, travel (priced at the inspection), and coring, waterproofing and tiling.
Common new-villa plumbing mistakes in Hafr Al-Batin
| Mistake | Result | What we do |
|---|---|---|
| Pipes laid on uncompacted sand | The line settles and its fall reverses under the slab | Compacted backfill and a clean sand bed |
| Open pipe ends during the pour | Concrete and sand inside the drains and early blockages | Tight caps on every end |
| Pouring the slab before testing | A leak that shows only years later | Water-column test held a quarter-hour before the pour |
| Annex drainage tied into the nearest small pipe | An overloaded line and smells | Tie-in to a properly sized, vented stack |
| An annex right under the tank with no pump | Weak water in the annex bathroom | A pressure check and a booster pump where needed |
| Valves left untouched for years | Scaled valves that will not shut when needed | Replace them and operate them periodically |
