Two very different kinds of job sit under the heading bathroom renovation in Jubail. Across the planned residential districts of Jubail Industrial City, most of our work is in family homes and flats, and the make-or-break detail is the membrane: run well up the walls and taken right to the top of the shower enclosure before tiling begins. In the older streets of Jubail Al-Balad, owners typically ask us to replace a squat pan with a western WC, or to deal with a bathroom ceiling where steam and leaks have blown the concrete off the steel. At Aemar Al-Maryam General Contracting, every job begins on the bare slab: we break out, re-pipe and pressure-test, waterproof and flood the floor, screed to falls, and only then tile, fit fixtures, close the ceiling and install the fan. Pricing for a compact bathroom (floor area no more than roughly 4.5 m²) is SAR 2,300 and up, budget materials included; mid-size rooms begin at SAR 4,600 and large master bathrooms at SAR 6,400, all provisional until the room has been inspected and the work agreed. Ring or message 0547879578.
The first thing we ask anyone who calls from Jubail is simple: is the bathroom on the Industrial City side or the Al-Balad side? It is not a formality. In the Industrial City the permit authority is the Royal Commission, water, sewage and power come from Marafiq, and many homes sit inside compounds whose management sets working hours and how debris leaves the site. Al-Balad falls under the municipality, its housing stock is generally older, and its bathrooms carry a different set of problems. This guide follows that split, then brings prices, sequence and the handover checklist together at the end.
Bathroom renovation in Jubail at a glance
- Industrial City: waterproofing carried up the walls, the shower coated to full height, and coordination with compound management and the Royal Commission where needed.
- Al-Balad: squat-to-western WC conversions, and spalled ceilings with rusted bars treated before any false ceiling goes up.
- Nothing is covered before it is checked: pressure and drainage tests first, an eye inspection of the coating second, and finally one to three days of standing water.
- Prices: SAR 2,300 and up for compact rooms, SAR 4,600 and up for mid-size, SAR 6,400 and up for master bathrooms; the trip to Jubail is added after the visit.
- For a quick estimate: WhatsApp 0547879578 with pictures, the room dimensions and which part of Jubail you live in.
Bathroom renovation in Jubail: Industrial City or Al-Balad?
Bathroom renovation in Jubail changes with the part of the city the home is in, because building age, utility provider and permit authority all differ. Here is what we usually find in each, and how it shapes the plan from the very first visit:
■ Jubail Industrial City
Family homes and flats in planned residential districts such as Al-Fanateer. The usual request is a full bathroom renewal because the old waterproofing has failed, or because the family wants a shower instead of a bath, all within the compound rules and the permit authority.
■ Jubail Al-Balad
Older apartment blocks and houses in neighbourhoods like Ghirnatah, Al-Hamra and Al-Dabab, where squat pans are still common and bathroom ceilings have soaked up steam until their steel corroded.
■ What both share
Humid coastal air, hot water every day, and some bathrooms with no adequate window. That is why damp, mould and blackened grout show up in both parts of the city.
These differences mean two bathrooms of the same size can be priced differently. An Al-Balad bathroom with a squat pan and a damaged ceiling carries extra line items, while an Industrial City bathroom inside a compound may need special arrangements for removing debris. So a firm number only comes once we have at least seen photos.
Bathroom renovation company in Jubail: what we actually do
A bathroom renovation company in Jubail should take the room from bare concrete to the last bead of silicone, not swap the tiles and leave what is underneath. When the renovation is complete, our scope includes:
- ✓Strip-out: removing old tiles and their bedding, the fixtures and any squat pan, while protecting the corridor and the neighbouring rooms.
- ✓Plumbing: fresh hot and cold feeds, waste pipes sized and graded correctly, plus a shut-off valve serving this bathroom alone.
- ✓Waterproofing: across the floor and up the walls, with the shower area coated to its full height and reinforcing tape at every corner and around the drain.
- ✓Falls screed: a layer that runs down to the floor drain with no standing water.
- ✓Tiling: porcelain underfoot, ceramic or porcelain on the walls, bedded in improved cement-based adhesive and finished with low-absorption grout.
- ✓Fixtures: fitting whatever WC, basin, mixers and water heater the client chooses, then connecting and testing them.
- ✓Ceiling, ventilation and electrics: a moisture-resistant ceiling, an extract fan that discharges outdoors, and electrical points placed safely away from water.
Bathroom renovation contractor in Jubail, or separate tradesmen?
When a homeowner hires a plumber, then a tiler, then an electrician, each one stops at the edge of his own trade and nobody asks the questions that matter. Were the pipes tested before they were buried? Did the membrane go high enough? A bathroom renovation contractor in Jubail sets one sequence for every stage and stops work at each inspection point, so no wall is tiled before what lies behind it has been proven sound. That is the difference that keeps a leak from returning a few months later.
Bathroom waterproofing in Jubail Industrial City: how high should it go?
Bathroom waterproofing in Jubail Industrial City should cover the entire floor, rise about 30 cm up the walls and reach the full height of the shower, and that height is settled before any product is chosen. Wet-area references used internationally set a minimum of 1,800 mm for shower walls; we go to the ceiling or the last row of tiles, since spray and vapour in an enclosed bathroom climb further than most people think. Where a bath is built in, the coating finishes 150 mm higher than its rim.
In Industrial City homes we have opened bathrooms whose old waterproofing stopped at floor level. Water then crept behind the skirting tiles into the next room or under the corridor floor, and the owners assumed a pipe was leaking. Injecting grout or repainting the wall does not fix that; the area has to be opened and waterproofed again to the right height.
How we waterproof a bathroom, step by step
- 1Preparing the surface
We clear debris and dust and repair honeycombed areas in the floor and walls, because a membrane will not bond to a crumbling surface. - 2Primer
A priming coat so the membrane grips the concrete and render. - 3Reinforcement
Tape in every floor-to-wall corner, and a collar around the floor drain and around every pipe that comes out of a wall or the floor. - 4First coat, then second
A flexible under-tile membrane, either cement-based or polymer-based, applied in two coats at right angles to each other. - 5The height line
We pencil the waterproofing line on the wall before coating, so no stretch of it falls short. - 6Flood test
The floor is flooded so that the shallowest point sits under a water depth of 2.5–10 cm, the water stays for one to three days, and we then inspect the walls next door and the ceiling underneath.
If there is a flat below your bathroom
Ask for your neighbour’s ceiling to be checked during the flood test. This small step reveals any weakness before the tiles bury it, and spares you a dispute with the neighbours later.
Membrane work including the flood test is priced from SAR 26/m². Tracing a leak before renovation is a separate service, described in our roof and bathroom waterproofing in Jubail guide; we never start on a bathroom until the water’s route is known.
Bathroom plumbing rough-in in Jubail before the walls are closed
A bathroom plumbing rough-in in Jubail means running completely new lines, not patching the old ones, because an old pipe behind new tiles is the most common reason we see damp come back. We run hot and cold supply in heat-fused plastic pipe, fit an accessible isolation valve for the bathroom, and give every point its correct position: basin, mixer, WC and water heater.
Waste sizes follow standard practice: 110 mm to the WC, 40 mm to the shower or bath, around 32 mm to the basin, all graded evenly to the main stack. Nothing gets closed in until two tests pass: a drainage test holding a 3-metre column of water for at least fifteen minutes, and a supply test at or above normal working pressure. Those are Saudi plumbing code requirements, and the client receives photos of both.
Marafiq and the Royal Commission in Jubail Industrial City
In Jubail Industrial City, Marafiq provides water, sewage and electricity. Pipework and points inside your bathroom are internal work and do not touch the network, while any change to the meter or the public connection goes through Marafiq itself, and we do not touch it.
Labour for the rough-in starts at SAR 460 per bathroom and covers the feeds and wastes to the usual points. Heaters, pumps and whole-house pipework are covered in our plumber in Jubail guide.
Bathroom plumbing second fix in Jubail
Once the tiling is done we come back for the second fix: mixers, basin, WC and shower head go on, the heater is connected with its relief valve, the water is turned on and every joint is watched for drips. Labour starts at SAR 75 a mixer, SAR 90 per basin including its tap, and SAR 140 to install an electric heater complete with safety valve. Corners and fixture edges get sanitary silicone rather than grout.
Squat toilet to western WC conversion in Jubail Al-Balad
A squat toilet to western WC conversion in Jubail Al-Balad works in most older flats, but the swap is a small renovation in itself. The pan is set into a pocket in the floor on a mortar bed, and its outlet is rarely where a pedestal pan needs it. We break out the pan and bed, take the 110 mm soil pipe to the new spot at a proper gradient, concrete and level the old pocket, and then waterproof, tile and set the new WC.

The key measurement before any breaking is the distance between the back wall and the new drain position, because a western WC needs a set distance from the wall behind it. If the pipe ends up too far out or too close, the WC sits crooked or stands off the wall. We also confirm that the drain can fall to the main line. If that is not possible within the floor thickness, part of the floor is raised, and we explain that to the client before we begin, not afterwards.
- ✓Before the conversion: measure the old and new drain positions, and check the door height if the floor will be raised.
- ✓During the conversion: fill the recess with concrete, never with demolition rubble, then waterproof the whole floor, not only the old pan area.
- ✓After the conversion: test the WC with repeated flushes and confirm there is no smell around its base.
Keep the option of a hand spray (shattaf)
Many Al-Balad households convert to a western WC but want to keep the hand spray. We run a separate water point for it with a small valve during the rough-in, so fitting it later never means breaking tiles.
Because the job is assembled from strip-out, plumbing, membrane and tiling items that vary with each room, we price it after seeing it.
Bathroom ceiling repair and exposed rebar in Jubail
Bathroom ceiling repair in Jubail Al-Balad usually begins when the owner sees pieces of concrete falling, brown stains running in lines across the ceiling, or bare steel. The usual cause is years of steam with no ventilation, or a leak from the bathroom on the floor above. Water and salts reach the reinforcement, the steel rusts and expands, and it pushes the concrete cover off until it breaks away.

We use the standard concrete-repair sequence. Loose material around the steel is cut back to sound concrete, a gap of roughly 19 mm is opened behind each bar so new mortar can wrap it completely, rust is wire-brushed off until the metal is bright, a corrosion-inhibiting primer goes on, and then a bonding coat and a proprietary repair mortar. Where a bar has thinned badly, an engineer decides on adding steel.
When patching is not enough
Widespread spalling across the ceiling, a slab that has started to sag, or rust also showing on beams and columns means an engineer must look first; until then, keep everyone clear of the area under the loose concrete.
Most important of all, the cause has to be stopped before the ceiling is closed. If the leak comes from the bathroom above, repairing the ceiling alone achieves nothing; if the cause is steam, an extract fan that discharges outdoors is essential. Only then does a moisture-resistant false ceiling go up, if the client wants one. For more on cracks and rusting steel in buildings, see crack repair in Jubail, and for whole-home work, our renovation contractor in Jubail guide.
Bathroom ceramic and porcelain tiling in Jubail
On bathroom walls in Jubail ceramic is perfectly adequate; underfoot porcelain is our choice, because its water absorption stays at or below 0.5%, specified with a matt or anti-slip face that stays safe when wet. The adhesive is an improved cement-based type, spread so the tile back is almost fully covered in wet zones, since voids under tiles are what later sound hollow and hold water.
- ✓Grout: low-absorption improved cement grout throughout, or epoxy in the shower and on the floor where minimum absorption and easy cleaning matter most.
- ✓Joints at fixtures and corners: sanitary silicone, not grout, because grout cracks with movement.
- ✓Falls: a 2% slope (2 cm over each metre) across the shower down to the gully, and a gentler gradient of half a percent to one percent elsewhere.
- ✓Full-height tiles or half-height? In small, closed bathrooms we lean towards full-height tiling because it is easier to clean than paint in steamy conditions.
Labour prices begin at SAR 14/m² for stripping old tiles and bedding, SAR 36/m² for laying floor and wall tiles, and SAR 18/m² for any render needed underneath.
Changing bathroom tiles in Jubail: is it enough on its own?
Changing bathroom tiles in Jubail on their own makes sense when the tiles are dated or cracked, the waterproofing underneath is sound, and there is no damp in the adjoining walls. If there is a leak, new tiles without new waterproofing means paying for tiles twice. For tiling halls, stairs and courtyards, see our guide to the tile installer in Jubail.
Extract fan, ceiling and bathroom electrics in Jubail
Where there is no window, the bathroom needs a fan moving roughly 50 cfm when switched on as needed (or about 20 cfm if it runs continuously), ducted out of the building rather than into the space above a suspended ceiling. Holes for the duct through concrete are handled as described in our core drilling in Jubail guide.
Ceiling options are moisture-resistant gypsum board, priced from SAR 74/m² and suited to a well-aired room clear of direct spray, or cement board with sealed joints where humidity runs higher; see gypsum board installation in Jubail and cement board installation in Jubail. An inspection hatch is left by the heater and valves.
Electrically, keep sockets out of the shower and bath zones entirely, put the whole circuit behind a 30 mA RCD, choose IPX4 or better for any light close to the water, and mount the heater switch outside the door. Wiring a heater or fan point is from SAR 65; anything else electrical is in our electrician in Jubail guide.
Renewing a bathroom without breaking tiles in Jubail: when is it enough?
Renewing a bathroom without breaking tiles in Jubail is an honest option in specific cases: black or cracked grout with no damp outside the bathroom, mouldy silicone around the bath and basin, worn mixers and fixtures, or a floor drain that smells. In those cases we regrout, reseal and change the fixtures, and leave the tiles where they are.
It does not work if the membrane under the shower has failed or a pipe inside the wall is leaking. Coatings and layers over tiles do not stop water coming from behind. At the very least, the shower area has to be opened and waterproofed again.
Partial or full bathroom renovation in Jubail?
Choosing between partial and full renovation depends on the symptoms you can see, not only on a budget set in advance. This is the table we use on inspection:
| What you notice | Likely cause | What we suggest |
|---|---|---|
| Darkened joints but dry walls next door | Grout has worn out | Fresh grout and silicone, tiles left in place |
| Hollow tiles in a dry area | Weak adhesive | Lift and refix those tiles after confirming there is no water |
| Damp in an adjoining room or the ceiling below | Membrane breakdown or a weeping joint | Trace the leak, strip at least the shower, re-coat and flood test |
| A squat pan to be replaced | Layout change | Full renovation of the bathroom floor and drainage |
| Spalled ceiling with exposed steel | Steam or a leak from above | Stop the cause, then repair the concrete before any false ceiling |
| Old iron pipes and weak pressure | Internal corrosion | Full re-pipe, normally as part of a complete renovation |
How much does bathroom renovation cost in Jubail?
In Jubail the price ladder runs SAR 2,300 (compact room, floor to roughly 4.5 m², budget materials), SAR 4,600 (mid-size, roughly 5–9 m²) and SAR 6,400 (master bathroom). None of these is final before we have stood in the room and agreed the scope; floor area, the condition of slab and pipes, how high you tile and which fixtures you pick all move the figure. Getting to Jubail and hauling debris away are costed during the visit, in either part of the city.
| Item | What it covers | Unit | From |
|---|---|---|---|
| Compact bathroom, complete job | Budget materials included | Floor to ~4.5 m² | SAR 2,300 |
| Mid-size bathroom, complete job | Budget materials included | Roughly 5–9 m² | SAR 4,600 |

Worked example: a 2.1 × 2.6 m family bathroom in Jubail Industrial City
This illustrative example is a bathroom in an Industrial City family home, 2.4 m high, with a shower corner the owners want waterproofed to the ceiling and full-height wall tiles:
- ✓Floor: 2.1 × 2.6 = 5.46 m².
- ✓Walls: 9.4 m of perimeter ((2.1 + 2.6) × 2) times 2.4 m of height is 22.56 m²; take off 1.68 m² for a 0.8 × 2.1 m door and 20.88 m² remains. Floor and walls together: about 26.34 m² of tiling.
- ✓Tile removal: 26.34 × 14 = about SAR 369.
- ✓Waterproofing: floor 5.46 m² + two shower walls 2 × 1.0 × 2.4 = 4.8 m² + a 30 cm upstand on the rest of the perimeter (9.4 − 2.0 − 0.8 for the door = 6.6 m) = 1.98 m², total 12.24 m² × 26 = about SAR 318.
- ✓Plumbing rough-in: SAR 460.
- ✓Tiling: 26.34 × 36 = about SAR 948.
- ✓Second fix: two mixers 150 + basin 90 + fan point 65 + heater 140 = SAR 445.
- ✓Ceiling: 5.46 × 74 = about SAR 404.
Add those up (369 + 318 + 460 + 948 + 445 + 404) and labour plus ceiling comes to SAR 2,944. Budget tiles, adhesive, grout, membrane and pipe add very roughly SAR 1,600–1,900, putting the job at around SAR 4,544–4,844, right at the bottom of the mid-size band (from SAR 4,600), which fits a 5.46 m² floor. Travel and haulage are confirmed at the visit. Treat the numbers as an illustration; the actual quote depends on the room.
Cost drivers for bathrooms in Jubail
- ✓Up: a squat pan that needs the drain moved, a spalled ceiling, old iron pipes, full-height tiles, and an upper floor with no lift.
- ✓Down: sound waterproofing that only needs surface renewal, grouping more than one bathroom into one visit, and a clearly defined scope from the start.
Permits for bathroom renovation in Jubail: Royal Commission or municipality
Inside-the-room work such as retiling, re-piping and re-waterproofing is treated as maintenance and normally needs no permit. Structural work is different: taking out a load-bearing wall to enlarge the room, or cutting into a slab, requires one. In Jubail, who issues it depends on location: the Royal Commission in the Industrial City, in Al-Balad, the municipality through the Balady platform. For compounds we tell management our hours and debris plan ahead of time so the crew is not held up at the gate.
Bathroom renovation steps in Jubail, in order
- 1Photos first
Send pictures, dimensions and the address; we judge partial versus full and fix a visit. - 2Inspection
We measure, check for damp around and below the bathroom, find the drain position and pipe type, then give an itemised estimate. - 3Protect and break out
Corridor sheeted, a dust curtain across the doorway, then tiles, fittings and any squat pan come out. - 4Plumbing and testing
Supply and drainage are installed, then pressure and drain tests are done before anything is closed. - 5Waterproofing and flood test
Floor and walls coated to the height line, then water held for 24 to 72 hours. - 6Falls and tiling
A falls screed to the drain, then tiles and grout. - 7Ceiling and electrics
A moisture-resistant ceiling, and the fan and water heater points. - 8Second fix and handover
Fixtures and silicone, then every point checked in front of the client.
Allow a week or two for a full standard bathroom. On some of those days you will see little happening: membranes are curing and the flood test is running, which is part of doing it properly rather than a hold-up. Small local repairs take one to three days.
Living at home while we work
Usually you can, provided another bathroom in the home is working. The room we are in is curtained off, the corridor is protected, and you get notice before the water is switched off for short spells.
Bathroom handover checklist in Jubail
Before you sign off, check these points yourself or with us:
- ✓The dated photos of the drainage, pressure and flood tests.
- ✓Water poured on the floor drains away completely, leaving no pools.

- ✓Grout lines straight and full, and silicone around the fixtures and in the corners.
- ✓No drips under the basin, at the mixers or around the base of the WC.
- ✓Hot water reaches the outlets, and the heater’s safety valve discharges somewhere safe.
- ✓Air leaves the building through the fan duct, and the RCD cuts out when you press TEST.
- ✓Spare tiles of the same type left for the future.
Bathroom renovation before and after in Jubail
A real before-and-after record is not a single glossy final shot but the stages nobody sees afterwards: the bare slab, the new pipes before closing, the pencilled membrane line, the flooded floor. We photograph each of these on every job and pass them to the owner. Examples of genuine projects, with no internet stock photos, are on our projects page.
