Kitchen Renovation Company in Dammam – Tiles, Plumbing, Electrics & Waterproofing

Kitchen Renovation in Dammam

Kitchen renovation in Dammam, done properly, rebuilds what lies under the finishes: the old tiles and their bedding come off, the sink supply and waste are re-run, dedicated circuits are laid for the appliances, the sink zone is waterproofed, and then the floor and walls are tiled, the extract opening is cored and a moisture-resistant ceiling goes up. The Aemar Al-Maryam General Contracting team handles all of this in Dammam and across the Eastern Province, and we hand the room over ready for your cabinet maker. A complete small kitchen starts from SAR 2,300, a kitchen plumbing rough-in from SAR 135, a new electrical point from SAR 75 and floor tiling from SAR 23 per square metre. Each figure is an estimate that is confirmed after inspection and agreement. Phone or WhatsApp: 0547879578.

No room in a house works water, heat and electricity as hard as the kitchen. The sink is opened dozens of times a day, the dishwasher dumps hot water into the waste, the oven draws a heavy current, and the hood pushes out steam and grease. That is why kitchen problems start underneath. A tile rings hollow when you tap it. A drain smell will not go away. White salt creeps along the skirting behind the base units. A socket gets warm every time the oven runs. New doors and a new colour fix none of this. The work has to reach the pipes, the cables and the waterproofing.

This guide sets out what we do in a kitchen and what we do not, when a refresh is enough and when the room has to be stripped, how we lay out and test the plumbing and electrics before anything is closed in, how we choose tiles, waterproof the sink zone and core the hood duct, and then the prices item by item, a fully worked example, and a checklist you can use on handover day.

Kitchen renovation in Dammam: the short version

Kitchen Renovation Company in Dammam: What We Do in the Room

As a kitchen renovation company in Dammam, we handle everything between the concrete and the finish. We remove tired tiles and bedding, re-run the water, waste and power to a layout that suits the appliances and the cabinet plan, waterproof the parts that get wet, then tile, core the hood opening, fix the ceiling, plaster and paint. What you get back is a room with flat walls, a level floor and every point in the right place, all tested before anything is covered.

That is a different job from what the market often calls a kitchen makeover, which usually means new cabinet doors or a new cladding on the fronts. We start at the bottom, because a new base unit over a weeping pipe will have a swollen floor within months, and a new worktop against a leaning wall leaves a gap where water and insects collect.

■ Strip-out and preparation

Old tiles and bedding removed, debris bagged on site, corridors and the living room sealed off from dust.

■ Kitchen plumbing

Hot and cold supply on angle valves, waste for the sink, dishwasher and washing machine, a filter point, and testing before closing.

■ Kitchen electrics

Dedicated circuits for the oven, dishwasher, washer and heater, sockets above the worktop, a hood point and earth-leakage protection.

■ Waterproofing and tiles

A flexible membrane at the sink zone and on the whole floor where needed, then ceramic or porcelain on the floor and walls.

■ Extract and ceiling

A core hole for the hood duct to the outside and a moisture-resistant gypsum ceiling with spotlight cut-outs.

■ Plaster, paint and granite

Cement plaster on the walls, washable paint, and a granite worktop fitted to the client’s chosen stone.

A kitchen renovation contractor in Dammam, or several separate tradesmen?

A kitchen renovation contractor in Dammam runs all the trades on one schedule, so you are not the one coordinating a plumber, an electrician, a tiler and a ceiling fixer. The difference shows in the details. A plumber who comes alone does not know the worktop height the carpenter wants. A tiler who comes alone may close over a pipe nobody tested. An electrician may put the socket exactly where the fridge will stand. Our sequence is fixed: points layout first, then the runs, then the tests, then waterproofing and tiles, and no stage starts before the one before it is signed off.

For a brief overview of the service, visit bathroom and kitchen renovation. This guide goes through the kitchen item by item.

What We Do Not Do: Wooden and Aluminium Cabinets

We do not supply, make, install or repair kitchen cabinets, whether wooden or aluminium. That is the trade of a kitchen carpenter or a cabinet workshop, and we will not promise you something we do not do with our own hands. Nor do we sell or install appliances, fix hinges, drawers or doors, or re-clad cabinet fronts.

What we offer instead is exactly what the cabinet maker needs to fit quickly and without patching: plumb walls with square corners, a floor at one level, water, waste and power points at the positions and heights on his drawing, and the hood opening right above the hob. If his drawing reaches us before the first-fix, we build to it. If you have not chosen him yet, we propose a provisional layout and leave sensible tolerance.

Taking out the old cabinets before strip-out

If the kitchen still has units you want to keep or sell, the carpenter or the owner removes them before we start. We begin with an empty room, or we work around whatever stays after wrapping it in polythene and cardboard.

Before the cabinet maker arrives: dimensions we agree on

International kitchen-design bodies publish planning dimensions. They are not Saudi code and nobody will fine you for ignoring them, but they are a sound reference when we set the points with your carpenter:

ItemGuidelineWhat it means for the first-fix
Work aisle between runsAt least 107 cm for one cook, 122 cm for twoWe fix where a wall or island sits before running the points
Landing space beside the sink61 cm on one side and 46 cm on the otherWaste and supply centred on the planned bowl, not in the corner
Landing space beside the hob30 cm on one side and 38 cm on the otherCooker circuit kept clear of the corner
Clearance above the cooking surface76 cm to combustible material, or 61 cm with an approved hoodHeight of the hood opening and its power point
DishwasherWithin about 91 cm of the sink edgeIts supply and waste beside the sink

Kitchen Renovation in Dammam: When Does a Kitchen Need It?

A kitchen needs renovating when the trouble is under the tiles or inside the walls, not on the cabinet fronts. These signs are enough for a first judgement before anyone visits:

  • ✓Hollow tiles: tap them with a screwdriver handle and they ring, or the edges have lifted. The bedding underneath has let go, usually because of water.
  • ✓Damp or salt at the skirting: white bloom or blistered paint at the foot of the wall, often behind the base units.
  • ✓A drain smell: a dry trap, a cracked waste pipe, or a waste with no fall.
  • ✓Water under the sink: the sink unit floor is swollen or mouldy.
  • ✓Warm sockets or a tripping breaker: one circuit carrying the oven, kettle and microwave together.
  • ✓Ceiling stains: from a bathroom upstairs or an unprotected roof.
  • ✓Steam and grease on the walls and ceiling: the hood has no real outlet to the outside.
  • ✓Old 110 V points: still found in some older Dammam homes.

What happens if a kitchen leak is left alone?

A small leak under the sink does not stay small. Water soaks into the bedding below the tiles until they let go and sound hollow, then it reaches the next wall, the paint flakes and salt appears, and in an apartment building it ends up in the ceiling of the flat below. Meanwhile the wooden base of the sink unit rots, so the owner assumes the cabinet is the problem and replaces it, and the water source is still running. That is why we fix the source first and talk about finishes afterwards.

Ground-floor kitchens in the Eastern Province

Across much of the Eastern Province, groundwater sits close to the surface and is saline, and salts can climb walls by capillary action to around 75 cm. That is why ground-floor kitchens in Dammam so often show hollow tiles, salt behind the base units and rusted old galvanised pipes. The cure does not start with new tiles. It starts by cutting off the moisture, then waterproofing the whole floor before tiling.

Kitchen Maintenance in Dammam: The Maintenance We Carry Out

Kitchen maintenance, for us, means maintaining the kitchen room and its services: plumbing, waste, electrics, tiles, the ceiling and the hood outlet. Maintenance of the cabinets themselves, such as hinges, drawers, doors and cladding, is the cabinet maker’s work, and we do not offer it. We say this plainly because many people searching for kitchen maintenance in Dammam mean the cabinets, and we would rather you call the right trade the first time.

Every figure is an estimate, confirmed only after inspection and agreement. Figures are labour rates unless stated otherwise, and they change with the kitchen size, the state of the floor and walls, the tile type, distances, floor level and access. Cabinets and appliances are not included.

If a sink-unit base has rotted because of a leak, we stop the leak and repair the floor and wall, and then the carpenter replaces the base. Doing it in that order saves you buying a new base that rots all over again.

Renovation or Refresh? Know the Difference Before You Decide

Renovation deals with what is under the finish: pipes, waste, cables, waterproofing and bedding. A refresh changes the finish only: paint, new tiles over sound old ones, a new mixer and sockets. If there is a leak, hollow tiles or old wiring that runs warm, you need renovation. If everything under the surface is sound and it is only the look that bothers you, a refresh is enough and costs less.

Refreshing an old kitchen in Dammam without a full strip-out

An old kitchen in Dammam can be refreshed without full strip-out, provided what lies under the tiles is sound. We tap every tile; if none is hollow, we degrease the surface, roughen it and lay the new tiles over it on a suitable improved adhesive. Bear three things in mind. The floor will rise, so the kitchen door may need trimming. The space under the worktop for appliances will change. And the skirting will need adjusting.

A refresh can also add sockets above the worktop, either with tidy surface conduit or by cutting a small chase, swap the mixer and sink, and repaint walls and ceiling in a washable finish. But if the pipes are old galvanised steel or the waste is weeping, a refresh just hides the problem, and we would advise breaking out at least that zone.

Kitchen Strip-Out and Tile Replacement in Dammam

A kitchen strip-out in Dammam is day one of the renovation: we lift the old tiles and bedding down to a sound surface and expose the old pipes and cables so we can decide what stays and what goes. Lifting old tiles and bedding is priced from SAR 14/m², including bagging the debris on site.

Kitchen Tile Strip-Out in Dammam
Old kitchen floor tiles lifted with an electric breaker once the cabinets are out, the walls stripped back to plaster.

We use medium electric breakers rather than heavy ones, because the aim is to take off tiles and bedding, not to damage the concrete slab beneath. We seal the kitchen door with polythene, cover the air-conditioning grilles and lay cardboard along the corridor. In apartment buildings we agree the noisy hours in advance so the neighbours are not caught out.

Kitchen tile replacement: floor, walls or both?

Kitchen tile replacement in Dammam is decided surface by surface. If the floor is hollow and the walls are sound, we replace the floor only, bearing in mind that the skirting and the first course on the wall will be disturbed. If the trouble is the wall behind the sink, we replace the wall up to a sensible height. But if the pipes and cables are being renewed, doing both together is cheaper, because the new runs will open up the walls anyway.

Photograph what is under the tiles before it is closed

After strip-out and the new runs, we photograph the pipe and cable routes on every wall and send them to you. Years later, when you want to fix a shelf or a unit, those photos stop you drilling into a pipe.

If you need a wall taken down or demolition beyond the kitchen, see our demolition contractor in Dammam page.

Kitchen Plumbing in Dammam

Kitchen plumbing in Dammam means running hot and cold supply to the sink, points for the dishwasher, washing machine and filter, and a waste with the right diameter and fall, then testing all of it before the tiles go on. A kitchen plumbing rough-in (sink, dishwasher or washing machine, and filter) starts from SAR 135, and replacing a damaged pipe section from SAR 165.

Kitchen Plumbing in Dammam
Hot and cold supply on angle valves, a dishwasher point and a sloped sink waste, with the height set by tape measure.

Supply runs are in PPR, heat-fused; waste runs are in uPVC. PPR is not used for waste. We fit an isolating valve for the kitchen so the kitchen can be isolated while the rest of the house keeps its water, plus an angle valve under the sink on each line. We avoid buried joints inside walls wherever we can, because a joint is always the weakest point in a run.

Sink, dishwasher and filter

A kitchen sink waste is commonly 40 mm with a trap, laid at a fall of about 2% so that water carries grease away rather than leaving it to settle. The dishwasher point goes beside the sink so its hoses reach without extensions, and a washing machine in the kitchen gets its own waste of a suitable size. The filter gets a cold feed on its own valve and an accessible spot under the sink so cartridges can be changed.

  • ✓Supply point height: below the worktop and above the unit floor, so the valves are easy to reach.
  • ✓Waste outlet: centred on the planned bowl, not tucked in the corner.
  • ✓Hot-water line: the shortest route from the heater, insulated where it crosses an external wall.
  • ✓Access panel: wherever a valve or joint has to sit behind the finish.

Pressure and drainage tests before closing

The Saudi plumbing code requires supply lines to hold at not less than working pressure without leaking, and the drainage filled to a water column of 3 metres or more, held for a quarter of an hour at minimum. In practice we take the supply to about one and a half times working pressure and leave it for half an hour while we watch the gauge. No wall is closed and no tile is laid until you have seen for yourself that the needle has not moved.

Kitchen leaks: finding them before breaking anything

Where damp shows up with no obvious source, it pays to trace the leak with instruments before breaking anything, so the strip-out is confined to the right spot. Leak detection is described on our waterproofing and leak detection in Dammam page; once the source is pinned down, we repair it and re-finish the area.

For whole-house plumbing, or the detail on pipe sizes and valves, see plumber in Dammam and the plumbing works service.

Kitchen Sink Replacement in Dammam

Changing a kitchen sink in Dammam is plumbing work before it is joinery: we disconnect the mixer and waste, set the new sink and mixer, connect the trap and valves, then water-test. Fitting or changing a sink mixer or sink starts from SAR 75 per mixer, and if the waste or supply needs altering, the section replacement or rough-in item is added.

A sink usually sits in a cut-out in the worktop, so a bigger or differently shaped sink may need the cut-out enlarged. If the worktop is granite, we widen the hole with the right cutting tools after inspection; if it is timber or another board, that is the carpenter’s job. Before we visit we will ask whether the new sink is top-mounted or undermounted, how many bowls it has, and whether you are adding a dishwasher, because each answer moves the waste points.

Change the sink while you renovate

If the tiles and wall behind the sink are being renewed anyway, choose the new sink before the first-fix so the waste and supply land in the right place, instead of extra fittings under the bowl later.

Kitchen Electrics in Dammam

Kitchen electrics in Dammam means spreading the load over dedicated circuits: one for the oven or electric cooker, one for the dishwasher, one for the washing machine, one for the water heater, circuits for the worktop sockets, a lighting circuit and a hood point, with earth-leakage protection on the sockets. A new point in an existing kitchen starts from SAR 75, the hood or heater connection from SAR 65, and a new breaker in the panel from SAR 90.

Kitchen Electrical Points in Dammam
Socket boxes fixed above worktop height, a dedicated oven point and a hood point high on the wall, with the points layout taped up beside them.

We begin the electrical first-fix with your appliance list and where each one goes. The fridge needs a socket behind it at a height that still lets it slide back to the wall. A microwave inside a wall unit needs a socket inside that unit. The kettle, blender and coffee machine run off the worktop sockets. The earlier we have the list, the fewer surface runs and extension leads you will live with later.

Dedicated circuits for appliances

Each heavy appliance gets its own circuit and a breaker sized to its rating plate and manual. Some contractors quote typical sizes such as 6 mm² cable on a 32 A breaker for a cooker, 4 mm² on 20 A for a dishwasher and 2.5 mm² on 16 A for worktop sockets, but the right size for your kitchen is worked out from the appliance rating and the length of the run. A complete oven or electric-cooker circuit, cable and breaker together, is priced at inspection, because it varies with the appliance and the distance from the panel.

We number the breakers and label each with the appliance it feeds, so you know which one to switch off for servicing. Before power-up, we insulation-test the cables at 500 V DC and look for at least 1 megohm, the figure set by the international standard the Saudi electrical code is based on.

Kitchen sockets above the worktop and their heights

Kitchen sockets go above the worktop, not under it. A worktop is usually 85 to 90 cm high, so the sockets typically sit 100 to 110 cm from the floor. Dishwasher and washing-machine sockets sit about 60 cm up inside the neighbouring unit. We never place a socket directly above the hob or tight against the sink; keeping it about 30 cm from the sink edge is the usual advice.

The Saudi electrical code is built on the international standard that requires additional protection by a residual-current device of 30 mA or less on socket circuits, and local specifications apply that protection to kitchen and wet-area sockets. We fit it and show you the test button on handover day.

Older kitchens still on 110 V

Some older houses in Dammam still run all or part of their points at 110 or 127 V, from before homes moved to 230/400 V and Saudi-standard sockets. In those kitchens a new socket is not enough: the panel and meter are reviewed and the circuits altered in coordination with the electricity company, priced at inspection. More detail is on electrician in Dammam.

Kitchen lighting: spotlights and under-cabinet strips

Good kitchen lighting comes in two layers: spotlights in the gypsum ceiling to light the room, and a strip under the wall units to light the worktop itself. Spotlights with their ceiling cut-out start from SAR 9 each and an under-cabinet strip from SAR 45 per linear metre, with a feed left in place before the carpenter fits the units. Socket and switch plates cost from SAR 18 each to fit.

Kitchen Floor and Sink-Zone Waterproofing in Dammam

Kitchen waterproofing in Dammam concentrates on the zone around the sink, dishwasher and washing machine, and on the whole floor where a ground-floor kitchen shows damp or salt. A flexible membrane on the kitchen floor and sink zone starts from SAR 26 per square metre.

We do not treat a kitchen floor like a bathroom floor, and international wet-area rules do not classify it that way. They do, however, require the wall next to a sink to be water resistant to at least 150 mm above it where the sink is within 75 mm of the wall, the joint between sink and wall to be waterproof, and the tap penetrations sealed. They also ask for the washing-machine area to be water resistant up past its taps. So we waterproof the sink zone, take the membrane up the wall behind it, reinforce the corners with tape and seal around every pipe that comes through.

  1. 1
    Clean and level
We remove dust and weak bedding and level the floor where it needs it (from SAR 14 per m²).
  2. 2
    Primer
A priming coat so the membrane bonds properly.
  3. 3
    Corner tape and pipe collars
Reinforcement at the floor-to-wall junction and around each pipe.
  4. 4
    Two coats of flexible membrane
Laid crosswise and carried up the wall behind the sink.
  5. 5
    Flood test
Water held over the treated area for at least 24 hours before tiling.

For other systems, including bathroom waterproofing and the roof above a top-floor kitchen, see the waterproofing and insulation service.

Kitchen Tiles in Dammam: Floors and Walls

Kitchen tiles in Dammam go onto a level floor and a straight wall once the plumbing, electrics and waterproofing are finished. Floor ceramic starts from SAR 23 per square metre labour, kitchen wall ceramic from SAR 27, porcelain up to 60×60 from SAR 32, and if you want the price including economy tiles and adhesive, from SAR 37 per square metre.

Kitchen Tiling in Dammam
Light rectangular wall tiles going up in a kitchen, a clean hole cut around an electrical point, the finished floor protected with cardboard.

Kitchen floor tiles and falls

A kitchen floor takes water, grease and dropped pans, so porcelain or good ceramic with a slip-resistant surface is the sensible choice. We lay it on an improved C2-class adhesive, with a bond strength of at least 1 N/mm², and aim for near-full coverage under each tile in areas that get wet, at least 95%, so no void is left to make it ring or crack. On large-format tiles we check with a 3 m straightedge that the deviation stays within 3 mm.

If the kitchen has a floor drain, we give the tiles a gentle fall towards it of 0.5% to 1%, which is what local inspection firms recommend for bathroom and kitchen floors. If there is no drain, we keep the floor dead level so the units and appliances sit without adjustable feet working overtime.

Wall tiles behind the sink and hob

The minimum to tile on a kitchen wall is the band between the worktop and the wall units, and many people take tiles to the ceiling because it is easier to clean. Behind the hob the surface must be non-combustible; behind the sink it must resist water. Above all, the carpenter’s heights need to be fixed before tiling, so the tiles do not stop at the wrong level and leave a strip of painted wall between the worktop and the splashback.

Kitchen Extractor in Dammam: Core Hole, Duct and Power

Preparing for a kitchen extractor in Dammam is three items for us: a round core hole through the outside wall or into a light well, a duct from the hood to that hole, and a power point for the hood above the hob. A 5 to 6 inch extract core hole starts from SAR 140 and the hood power connection from SAR 65. The hood itself is chosen by the owner and fitted with the cabinets by whoever installs them.

Kitchen Extract Opening in Dammam
A wall-mounted core drill with water cooling cutting a round opening through a concrete kitchen wall, the cylindrical plug coming out with the bit.

How big the hood opening should be

A domestic hood duct is commonly 150 mm across, so we core with a 5 or 6 inch bit depending on the duct and the wall thickness; the manual of the hood you are fitting has the final word. We give the hole a slight fall to the outside so rain does not run in, and finish it with a flap cowl that stops air blowing back. A core drill cuts without heavy vibration, so the plaster around the hole does not crack the way it does with hand breaking. All kinds of openings are covered on core drilling in Dammam.

Ducted hood or recirculating hood?

A recirculating hood passes air through a filter that catches some grease and blows it back into the kitchen; it does not remove heat or steam. International kitchen planning guidance prefers a hood ducted to the outside with at least 100 cubic feet per minute, roughly 170 m³/h. The international references the Saudi residential code is built on do not allow kitchen exhaust to discharge inside the building, and that includes the void above a suspended ceiling.

Never vent the hood above the gypsum

Some kitchens have a hood duct that simply ends above the gypsum ceiling. Steam and grease build up there, the board yellows, and stains and smells follow. The duct has to reach open air through the wall or a dedicated shaft.

Kitchen Ceiling, Plaster and Paint

We build kitchen ceilings in Dammam from moisture-resistant gypsum board, the green board made for kitchens and bathrooms, from SAR 74 per square metre. Spotlight holes are cut evenly and we leave an access panel that reaches the hood duct and any valve above the ceiling.

Kitchen Ceiling in Dammam
Green moisture-resistant gypsum boards on a kitchen ceiling before jointing, the spotlight holes cut in a neat grid.

Walls are plastered in cement, not gypsum plaster, because gypsum plaster does not suit damp rooms. Plastering kitchen walls starts from SAR 18 per square metre. New cement plaster needs around 28 days before ordinary paint, so we plan the schedule to paint last and choose a paint that tolerates moisture and washing. Economy paint, materials included, runs from SAR 14/m², and a better grade from SAR 32.

Granite Worktop Installation in Dammam

We install granite kitchen worktops in Dammam on the cabinet carcasses once the carpenter has fitted and levelled them, or on built blockwork bases for outdoor kitchens. The client chooses the stone from whichever supplier suits him, and we handle the cutting, fixing, the cut-outs for sink, hob and tap, and the joint filling. Granite worktop installation is priced at inspection because it changes with the length, thickness, number of cut-outs and corners.

Why granite in particular? Because it stands up to heat and scratching better than marble. Marble is etched by acids such as lemon juice and vinegar, losing its polish where they touch, and sealing does not fully prevent that. Some green and white marbles can also warp if they are laid with a water-based adhesive. So we recommend granite for the worktop and keep marble for places that see less abuse.

Coordinating with the carpenter

A stone top is heavy, so the carpenter has to know it will be granite before he builds the carcasses, so he can stiffen them and set their level. We take final measurements from the installed carcasses, not from the drawing.

Extending the Kitchen or Opening It to the Living Room in Dammam

Extending a kitchen or opening it to the living room in Dammam is possible when the wall between them is non-load-bearing blockwork; removing such a wall starts from SAR 185 per wall. Where the wall carries load, or the change touches a column, beam or slab, we do not touch it until a structural engineer has reported and a permit has been issued through the Balady platform, and it is priced after that report.

How do you know whether a wall is load-bearing? Looking at it or knocking on it is not enough. In concrete-frame buildings the internal walls are usually non-load-bearing block, but in some older houses and in annexes built without columns the wall itself may carry the roof. We check the drawings if they exist and expose the top of the wall at the beam, and if there is any doubt left we ask an engineer before a single blow.

  • ✓After removal: we make good both ends of the wall, re-plaster, and either join the kitchen tiles to the living-room floor or fit a suitable threshold strip.
  • ✓Services inside the wall: any socket or pipe in it is moved before demolition.
  • ✓Cutting a doorway or window into concrete: from SAR 140, detailed on concrete cutting in Dammam.
  • ✓Permits: interior kitchen finishes need none. Balady’s restoration permit covers restoring a building without changing structural elements, through an engineering office; altering structural elements needs an addition-and-modification permit.

Gas in the Kitchen: What We Leave to a Licensed Technician

Gas lines and the installation of cylinders or tanks are carried out by a licensed gas technician under Civil Defence instructions; we are not the trade that installs them. What we do is leave him the opening and route he specifies in the wall and prepare the space before tiling, so he does not have to break new tiles to run a pipe.

Two general reminders. Gas joints should not be hidden inside a wall or under tiles unless the gas specialist decides so, and a space holding a cylinder should not be closed in without ventilation. The detail on all of that belongs to the gas technician and Civil Defence guidance, not to us.

Kitchen Renovation Steps in Dammam

A kitchen renovation in Dammam follows a fixed order, and each stage is closed and tested before the next begins:

  1. 1
    Inspection and layout
We measure the kitchen, check the tiles, walls and under the sink, and take the carpenter’s drawing or propose a provisional points layout.
  2. 2
    Clearing and protecting
Cabinets and appliances are removed before we arrive; we seal the door with polythene and protect the corridors.
  3. 3
    Strip-out
Tiles and bedding removed, old pipes and cables exposed.
  4. 4
    First-fix
Water, waste and power run to the layout, and the hood opening cored.
  5. 5
    Tests
Pressure on the supply, water on the waste, insulation test on the cables, and photos of every route.
  6. 6
    Plaster, levelling and waterproofing
Chases closed, cement plaster, floor levelled, sink zone waterproofed and flood-tested.
  7. 7
    Tiling
Floor first, then walls to the carpenter’s heights.
  8. 8
    Ceiling
    Moisture-resistant gypsum and spotlight cut-outs.
  9. 9
    Room handed to the carpenter
He fits the cabinets to ready walls and points.
  10. 10
    Second-fix and finish
Sockets and switches, sink and mixer, granite top if ordered, paint, then handover.

How long does a kitchen renovation take?

We fix the duration at the inspection; it hinges on how much is stripped out and on waiting periods that should not be shortened: at least 24 hours for the membrane flood test, the pressure test on the pipes, and the adhesive curing under the tiles before anyone walks on them. On top of that comes the cabinet maker’s appointment, which is outside our schedule. So we give you a stage plan and tell you the day the room will be ready for the carpenter, letting you book him in advance instead of leaving the kitchen empty while you wait.

Every figure is an estimate, confirmed only after inspection and agreement. Figures are labour rates unless stated otherwise, and they change with the kitchen size, the state of the floor and walls, the tile type, distances, floor level and access. Cabinets and appliances are not included. SAR 2,300 is the floor for a complete small kitchen with all of its items; partial jobs are charged per item.

Lines marked “at inspection” get their figure once we have seen the kitchen; WhatsApp its photos and sizes to 0547879578 and an estimated cost comes back. Starting prices for everything else we do are collected in our price guide.

Illustrative example for a kitchen 3 × 3.5 m with 3 m high walls, a 0.9 × 2.1 m doorway and a 1.2 × 1.2 m window, with the walls tiled to the ceiling. Starting prices, labour only unless stated:

Total, labourabout 3,005

If you want the tiling to include economy tiles rather than labour only, that line becomes 46.2 × 37 = SAR 1,709.4 instead of 1,205.4, and the total rises to about SAR 3,509. Add a moisture-resistant gypsum ceiling at 10.5 × 74 = SAR 777 and the total becomes about SAR 3,782 on labour or SAR 4,286 with economy tiles. None of this includes cabinets, appliances, the worktop stone or gas.

What changes the price of a kitchen renovation?

  • ✓What is under the tiles: thick old bedding, a floor that needs levelling, or salts on a ground floor.
  • ✓Number of points and distances: how far the kitchen is from the panel, the heater and the soil stack.
  • ✓Tile type and size: large porcelain needs tighter levelling and more adhesive.
  • ✓Tiling height: half the wall or all the way up.
  • ✓Floor level and access: carrying debris down from a high floor without a lift takes time.
  • ✓Extras: a wall removal, a 110 V conversion or a granite top.

Why a complete kitchen differs from adding up single items

SAR 2,300 is the floor for a small kitchen done completely in one mobilisation, with strip-out, plumbing, waterproofing and tiling together. If you only want one item, such as a new mixer or two extra sockets, we will not push you up to the full figure; we price that item alone at its table rate. And if the room is bigger or there are more items, the total can pass 2,300, as in the example above, which is why your estimate comes back line by line.

Small and Apartment Kitchen Renovation in Dammam

Renovating a small kitchen in Dammam takes tighter planning than a large one, because every centimetre counts. In apartment kitchens we place the appliance points so they do not crowd each other, tile to the ceiling so the carpenter can use the full height, and pick light tiles with few joints so the room looks bigger. In apartment buildings we also remember the waste stack is shared with the neighbours, so we never change the waste level without checking the stack.

In flats that are let, or that the owners are about to move into, we start with what cannot wait: leaks and electrics, then tiles. On a tight budget, the priority is first-fix and waterproofing rather than premium tiles; tiles can be changed later, but the services under them can only be reached by breaking them out.

Building a Kitchen in an Annex or on the Roof in Dammam

Building a new kitchen in an annex or on the roof in Dammam is construction, not renovation: walls, a roof, a waste that reaches the network, and power from the panel. We do it as part of annex building, with details and prices on annex and majlis builder in Dammam. Once built, the new kitchen is fitted out with exactly the items described in this guide.

Common Kitchen Renovation Mistakes

  • ✓Tiling before the pipes are tested: any leak afterwards means breaking new tiles.
  • ✓Choosing the cabinets after the first-fix: the points end up in the wrong place and extra fittings appear.
  • ✓One socket for several appliances: it runs hot and the breaker keeps tripping.
  • ✓A hood venting into the ceiling: the gypsum yellows and grease collects.
  • ✓Gypsum plaster in a kitchen: it does not suit the damp.
  • ✓Skipping the sink-zone waterproofing: water finds its way to the neighbour below or into the wall.
  • ✓Removing a wall without confirming it is non-load-bearing: a structural hazard before it is a violation.
  • ✓Painting fresh plaster too early: the paint peels or blotches.

Almost every one of these mistakes has the same root: a stage started before the previous one was closed, or two trades working without a shared drawing. A single schedule, with the cabinet maker’s layout on the wall from day one, removes most of them before they happen.

Handing Over the Kitchen: a Checklist

On handover day, do not just look around. Check these points yourself:

  • ✓Pressure gauge: it did not drop during the test, and there is not a drop under the sink with the water on.
  • ✓Waste: water drains quickly with no gurgling and no smell.
  • ✓Tiles: tap them with a screwdriver handle; none should ring hollow.
  • ✓Flatness: a 3 m straightedge on large tiles shows no more than 3 mm.
  • ✓Joints: full and straight, with the fall towards any floor drain.
  • ✓Sockets: at the agreed heights, all working, and the earth-leakage test button trips.
  • ✓Hood: the duct exits outside, and you can feel air at the cowl.
  • ✓Ceiling: the access panel exists and reaches the duct and valves.
  • ✓Photos: you have received the pipe and cable route photos taken before closing.

What to Ask a Kitchen Renovation Contractor in Dammam Before You Agree

Before agreeing with any contractor on your kitchen, ask for clear answers on these points. A vague answer is a sign something will be left to chance:

What to askAn answer that should reassure you
Do you test the pipes before tiling?Yes, pressure on the supply and water on the waste, and you watch the gauge yourself.
What pipe is used for supply and waste?Heat-fused PPR for supply and uPVC for waste, with a stated size and fall.
How many dedicated circuits will the kitchen have?A specific number based on your appliance list, not “one circuit is plenty”.
Do you waterproof the sink zone?Yes, with a flexible membrane turned up the wall, and a flood test.
Where does the hood vent?Outside through the wall or a shaft, never above the gypsum.
Who installs the cabinets?A straight answer: the cabinet maker, and the date the room is handed to him.
What does the price leave out?Written items: cabinets, appliances, worktop stone, gas, and materials if the price is labour only.

When you compare two quotations, compare the items, not the totals. A lower figure may leave out the waterproofing, the testing or the debris removal; a higher one may include the tiles with materials. That is why we write every item with its unit and quantity.

Why Aemar Al-Maryam for Your Kitchen in Dammam?

Because we work in the order that protects your money: no tiles before testing, no paint before the plaster has dried, no demolition before the wall is confirmed. Because we are upfront about where our work stops: we tell you at the start that cabinets are not ours, and we hand over a room ready for whoever fits them. And because strip-out, plumbing, electrics, tiling, gypsum and core drilling are all done by our own team, you are not waiting for one outside trade to finish before the next can turn up.

  • ✓Published starting prices: you know before the visit where each item starts.
  • ✓An itemised estimate: every line with its quantity and unit.
  • ✓Tests before closing: pressure, water, flood test and cable insulation.
  • ✓Route photos: handed to you with the kitchen.
  • ✓Coordination with the carpenter: we build to his drawing and tell you when the room is his.

Kitchens and Bathrooms Together, or as Part of a Whole-House Renovation

If the kitchen and the bathrooms all need work, doing them together saves a second mobilisation, groups the plumbing tests into one stage and lets the tiles and fittings come from one source. Bathrooms are covered on bathroom renovation in Dammam, and if the whole house needs attention, from cracks to ceilings and paint, see renovation contractor in Dammam.

If the stain on the kitchen ceiling comes from a bathroom on the floor above, the repair starts in the bathroom, not on the kitchen ceiling. We deal with the bathroom waterproofing and waste first and then repair the ceiling below, otherwise the stain simply comes back.

FAQ

How much does a kitchen renovation cost in Dammam?

A complete small kitchen starts from SAR 2,300, covering tile strip-out, plumbing, sink-zone waterproofing and economy tiles, without cabinets. Partial jobs are priced by item, for example floor tiling from SAR 23 per m² and a kitchen plumbing rough-in from SAR 135. Every figure is an estimate until we inspect and agree.

Do you supply, install or repair kitchen cabinets?

No. We do not supply, make, install or repair wooden or aluminium kitchen cabinets; a kitchen carpenter or cabinet workshop does that. We prepare the walls, floor, plumbing and electrical points and openings to the cabinet maker's drawing so the cabinets go in cleanly.

What is the difference between your kitchen maintenance and a carpenter's?

Ours covers the room and its services: a leak under the sink, a corroded pipe, hollow or broken tiles, a burnt socket, an oven circuit, a hood that does not extract. Hinges, drawers, doors and cabinet cladding are a cabinet maker's job.

Can an old kitchen be refreshed without breaking everything out?

Partly, yes. New tiles can go over old ones that are fully bonded, after degreasing and roughening and with an improved adhesive, together with paint and new taps and sockets. Corroded pipes, a leaking waste or a hollow floor still need that area broken out.

What size is a kitchen sink waste?

Commonly 40 mm with a trap, laid at a fall of about 2% so water and grease keep moving. We water-test the waste before the wall and tiles close over it.

Does an oven need its own circuit?

Yes. The oven or electric cooker, dishwasher, washing machine and water heater each get a dedicated circuit with a breaker matched to the appliance rating. A new breaker in the panel starts from SAR 90; a complete oven circuit is priced at inspection.

How high should kitchen sockets be?

Worktop sockets sit above the worktop, typically 100 to 110 cm from the floor, and dishwasher or washing-machine sockets about 60 cm. We never put a socket directly above the hob or tight against the sink, and we fix the heights with the cabinet maker's drawing.

What size hole does a kitchen hood need?

A domestic hood duct is commonly 150 mm, so the core hole is 5 to 6 inches; the hood's manual has the final say. A cored extract opening starts from SAR 140 and the hood electrical connection from SAR 65.

Is a recirculating hood enough?

Not if you want heat and steam out of the room. A recirculating hood only filters some grease. International planning guidance prefers a hood ducted outside at no less than roughly 170 m³/h, and the exhaust must never discharge into the ceiling void.

Does a kitchen floor need waterproofing?

We waterproof the sink, dishwasher and washing-machine zone with a flexible membrane turned up the wall, and the whole floor on ground-floor kitchens with damp or salts. It starts from SAR 26 per m² and is water-tested before tiling.

Which tiles suit a kitchen floor?

Porcelain or good ceramic with a slip-resistant surface, laid on an improved adhesive with full bed coverage. Porcelain up to 60x60 starts from SAR 32 per m² labour.

Do you install granite worktops?

Yes. We fit granite worktops on the cabinet carcasses once the carpenter has installed and levelled them, or on built masonry bases, with the stone chosen by the client. It is priced at inspection by length, thickness and cut-outs.

Can my kitchen be opened up to the living room?

Yes, if the wall between them is non-load-bearing blockwork; removing it starts from SAR 185 per wall. A load-bearing wall, or any change to a beam or slab, waits for a structural engineer's report and a Balady permit.

Do you install the gas supply?

No. Gas lines and cylinders are installed by a licensed gas technician following Civil Defence instructions. We only leave the opening and route he specifies.

Can the kitchen and bathrooms be renovated together?

Yes, and it saves a second mobilisation and lets the plumbing tests happen in one stage. Bathroom work is covered on our bathroom renovation in Dammam page.

Which photos and details help you price my kitchen?

Photos of the floor, walls, the space under the sink and any ceiling stains, the kitchen dimensions or a sketch, the floor level and age of the building, your appliance list, and whether you have chosen a cabinet maker. The number is 0547879578.
