Partial demolition in Dammam means taking away one part of a building while the rest stays sound. The requests we get most often are an old rooftop room, an annexe in the courtyard, a concrete canopy over the entrance, or an external stair being replaced. What makes it difficult is that the part being removed is tied to the original building by reinforcement and concrete. If it is hammered off roughly, cracks travel into the slab or the wall that is meant to stay.

Our working rule is simple. If a whole block wall is coming out, breaking is faster and cheaper. If you need a defined opening in concrete, or the wall sits against expensive finishes that cannot take vibration, we cut first and break inside the cut line. What comes after the wall is removed? Three small jobs make the difference between a finished room and a building site. First, patching the floor strip that was under the wall; often the neatest answer is to retile both rooms or to put in a deliberate threshold. Second, plastering the underside of the beam and the two wall ends where the wall was cut. Third, moving the sockets and switches that were on the wall. Plan those three before the breaking starts and the room is finished within days instead of sitting half-done.

Can you stay at home during interior breaking? Yes, for limited jobs, if we seal the room with plastic sheeting, close the nearby air-conditioning grilles and take the rubble out every day. Breaking the tiles of a whole floor, or several bathrooms at once, is easier with that floor vacated for a while, because fine dust spreads however carefully the area is sealed and the noise runs for hours at a time.

Tile breaking in Dammam is the first step in most floor, bathroom and kitchen refurbishments. We remove the old tiles together with the bedding screed underneath until we reach a sound surface, because new tiles laid over hollow or cracked bedding bring the same problem back within months. Reinforced concrete does not break the way block does, because the steel holds the pieces together. We use a hydraulic breaker on a mini or mid-size excavator depending on the space, then cut the exposed bars and separate them from the lumps so everything can be loaded.

In enclosed spaces, or next to equipment that is still running, we cut before we break: the slab is sawn into squares, which are lifted out or broken outside, so there is far less vibration and dust. Breaking a wall with an angle grinder, the hand-held cutter Saudis call the “rocket”, works for thin walls and limited jobs; on a thick concrete wall it cannot do the job alone. It cuts with a disc of limited diameter, and even large hand-held power cutters reach only about 125 mm deep. That means they cannot cut through a 20 cm concrete wall from one side. Used properly, the cutter marks the cut line and the edges of the opening, or cuts block, and the breaking is then finished with a breaker inside that line.

⚠ Never cut a beam or a column with a hand cutter

Cutting into the reinforcement of a beam or column, even shallowly, weakens the element that carries the slab. Any cut into a structural element needs an engineer’s report and often a modification permit through Balady.

Breaking and renovation contractor in Dammam

You may read elsewhere about demolition by explosives, by wrecking ball or even by laser. Explosive demolition needs special approvals and open sites far from homes; the wrecking ball is an old method that sends pieces flying; and there is no laser that demolishes a concrete building in contracting work. How to demolish an old house in Dammam, step by step

A safe demolition of an old house runs in the reverse order of construction: what was built last comes off first, the top comes down before the bottom, and the light elements go before the structure. These are the stages we follow on most full demolition projects:

Demolition permit in Dammam through the Balady platform

Demolishing a whole building needs a demolition permit, which is issued electronically on the Balady platform without a visit to the municipality. The owner signs in through the national single sign-on, picks the existing building permit, or the survey decision, that covers the plot, chooses an engineering office to contract with, and declares that the building will be empty of people and animals during demolition. The engineering office then completes the data and prepares the required drawings, the fee invoice is generated, and once it is paid the permit is issued and can be printed.

  • A contract with an engineering office: the office completes the data and prepares the drawings.
  • A building permit or survey decision: a demolition permit can be issued on a survey decision where there is no building permit.
  • Payment of fees: the amount comes from Balady’s own fee calculator once the request is in.
  • A declaration: that the building is empty of people and animals throughout the demolition.
  • Time: 1 to 10 days according to the service card.

Does partial demolition or removing a wall need a permit?

Breaking out a non-load-bearing block partition, or tiles and floors, counts as maintenance and refurbishment and does not normally need a demolition permit. Removing a structural element, removing part of the building such as an annexe or a rooftop room, or altering a load-bearing wall is a modification, and the engineering office decides which permit applies, be it a demolition permit or a permit to add, change or remove building components. Inside Jubail Industrial City the authority is the Royal Commission rather than the municipality. We do not remove an element that carries the building without an approved drawing.

How much is the demolition permit fee?

Balady does not publish a fixed fee for the demolition permit; the fee is worked out by its fee calculator from the property data, and the engineering office’s own fee is agreed with that office. That is why our quotation never includes a figure for the permit. We always keep our price for demolition and haulage separate from government fees and the engineering office’s fee.

Safety and protecting the neighbours during demolition in Dammam

Demolition safety starts before the first blow: an inspection of the building and what surrounds it, every service disconnected outside the building line, and then demolition from the top downwards so that nothing falls unplanned. These principles appear in the international occupational safety rules for demolition, and in practice they protect the workers, passers-by and the neighbour’s house more than any machine does.

Asbestos in old houses: when we stop work

Asbestos is a fibrous material that was used in some cement roof sheets, pipes and old tanks, and breaking it releases fibres that are harmful to breathe. Saudi Cabinet decisions have banned its use, import, export and manufacture, called for it to be replaced in buildings and water networks and disposed of safely, and a permanent national committee now follows up the ban. In international practice, demolition of a building where asbestos is suspected does not start until a dedicated asbestos survey has been done.

We stop work on that part, do not break or cut the sheets, and ask the owner to bring in a specialised, licensed contractor to remove it. We do not offer asbestos removal ourselves, and we finish the demolition once it has been removed properly.

Debris and rubble removal in Dammam

Rubble removal in Dammam is part of the demolition contract rather than an extra, because the rules make the permit holder responsible for disposing of the waste. Under the Ministry of Municipalities and Housing requirements for construction and demolition waste, the permit holder must contract a licensed carrier to take all of the waste to sites designated by the municipality. The supervising engineering office checks that the carrier is licensed by the National Center for Waste Management and that the waste receipt form is used, and then submits the final waste receipt certificate with the end-of-works report.

How many loads will you need?

The number of loads depends on the size and type of the building and on the truck size, and the engineering office estimates the waste quantity at permit stage. We give you an estimate of the number of loads after inspection and show it as its own line in the quotation, so it does not come as a surprise.

Demolition for scrap: is free building demolition in Dammam real?

Demolition for scrap means the contractor keeps the steel, metals and saleable doors in exchange for part or all of the demolition fee. On a large building with plenty of reinforcement, aluminium and good doors, the net cost can drop a long way. It is rarely free on small traditional houses or old buildings whose steel has rusted, because haulage, machines and labour still have to be paid for.

Our approach is more transparent. At the inspection we estimate the value of whatever can be sold and deduct it from the price as a visible line in the quotation, and the haulage and clean-up remain our responsibility. Be wary of offers of free demolition that take the steel and leave the heavy rubble on the plot; you then end up paying a second time to have it removed.
