Renovation Contractor in Dammam – Home, Villa & Building Repair

Renovation Contractor in Dammam

A renovation contractor in Dammam brings a building back to sound condition: finds out why a wall cracked, a ceiling leaked or the concrete started to crumble, fixes that cause first, and only then puts back the plaster, paint and tiles. At Aemar Al-Maryam General Contracting we renovate houses, older homes, villas, flats, apartment buildings and shops in Dammam and across the Eastern Province, covering crack repair, corroded columns and spalling ceilings, roof waterproofing, bathrooms, kitchens and facades, and the finishing that follows. Light renovation starts from SAR 75 per square metre, crack injection from SAR 32 per linear metre and a bathroom renovation from SAR 2,300. All prices are estimates until inspection and agreement. Call or WhatsApp 0547879578.

Most homeowners in Dammam have lived through the same story at least once. A crack in the living-room wall gets filled and painted, and after one winter it is back in exactly the same place. A damp patch at the foot of a wall is covered with fresh paint, and within months the paint is bubbling again. The repair failed because it treated the surface while the real problem sat in the concrete, the water or the salt. This guide is here to help you work out what your property really needs: routine maintenance, a renovation that fixes a defect, or structural work that calls for an engineer and a permit. You will also find our starting prices, typical timeframes, the materials we use and exactly what to send us on WhatsApp so an estimate reaches you quickly.

In short: renovation in Dammam with Aemar Al-Maryam

  • What we renovate: houses, older and traditional homes, villas, flats, apartment buildings, shops, offices, warehouses, courtyards and majlis rooms.
  • The work: crack repair, damaged concrete and corroded rebar, spalling ceilings, roof waterproofing, facades, bathrooms and kitchens, plastering, painting, tiling and gypsum board.
  • Prices start from: SAR 75/m² for light renovation, 140 for medium and 280 for full renovation; SAR 32 per linear metre of crack injection; SAR 830 per concrete column; SAR 2,300 per bathroom; SAR 13/m² for roof waterproofing with bitumen rolls. All prices are estimates until inspection and agreement.
  • Typical duration: a bathroom takes days, an old house usually one to three months, a full villa longer; we set the schedule after the inspection.
  • Permits: painting, retiling and fixing leaks are maintenance and normally need no permit; repairing structural defects needs a restoration permit through the Balady platform and an engineering office.
  • Coverage: every district of Dammam, plus Khobar, Dhahran, Qatif, Jubail, Al-Ahsa and the rest of the Eastern Province.
  • Contact: call or WhatsApp 0547879578 with photos of the defects, the building age, the area and the location.

Renovation Contractor in Dammam: What Our Work Covers, From Inspection to Handover

Working as a renovation contractor in Dammam starts with diagnosis and ends with finishing, and the middle is the actual cure: removing what has failed, repairing the concrete and steel, stopping the water, then rebuilding the layers. We do not sell you a coat of paint over a defect. The first question on every job is why the problem appeared, because the answer decides the scope of work, the price and the time it will take.

The work falls into clear groups. You can ask for just one of them or combine several into a full renovation project:

■ Cracks and structural movement

We read each crack by its width, position and direction, then inject it, open and fill it, or reinforce it with mesh, depending on what it needs.

■ Concrete and reinforcement

Breaking out crumbling concrete around corroded bars, cleaning and protecting the steel, then rebuilding the section with repair mortar.

■ Ceilings and roofs

Repairing spalling ceilings, waterproofing and insulating the roof, and correcting falls and rainwater drainage.

■ Bathrooms and kitchens

Strip-out, waterproofing, new plumbing, then ceramic or porcelain. This is structural renovation, not cabinet installation.

■ Facades and courtyards

Treating flaking external render and paint, and restoring courtyard floors, boundary walls and drains.

■ Finishing after renovation

Plastering, painting, tiling and gypsum board, so you get back a home ready to live in rather than an open site.

We work on homes and commercial buildings alike: traditional houses, villas, flats and apartment blocks, as well as shops, offices and warehouses. You can read a short description of the service on our renovation service page; this guide goes through each type of job in detail.

Renovation, Maintenance and Finishing in Dammam Homes: What Is the Difference?

Renovation restores a building to its previous good condition by repairing a defect, maintenance keeps it in the condition it is already in, finishing renews the visible surfaces, and structural alteration changes the building elements themselves. The distinction matters in practice, because it decides the price, whether you need an engineer and whether you need a permit.

TypeExamples in a homeDoes it touch the structure?
MaintenanceRepainting, fixing a dripping tap, replacing broken tiles, clearing roof drainsNo
RenovationRepairing cracks, fixing spalled concrete and rusted rebar, re-waterproofing a roof, treating damp at the base of wallsIt may work on existing elements without changing them
Finishing and refurbishmentNew plaster, paint, porcelain floors, gypsum ceilings, an updated bathroom or kitchenUsually not
Structural alterationRemoving a load-bearing wall, cutting a door in a concrete wall, adding a room or a floor, cutting a slab openingYes, and it needs an engineer and drawings

Worth knowing: most renovation projects in Dammam combine the second and third rows. We fix the defect, then finish over it.

Signs Your Home Needs Renovation, Not Just a Paint Job

If you see one or more of the following, paint on its own will not solve anything, and the property should be inspected before any finishing work:

  • ✓Cracks that come back after repair: a sign of movement or of a cause nobody has dealt with.
  • ✓Brown rust stains on ceilings or columns: usually reinforcing steel corroding beneath the concrete.
  • ✓Concrete flaking off the ceiling: sometimes with bare steel showing, which should not be left.
  • ✓Bubbling paint and white salt at the base of walls: rising damp from the ground or a leaking pipe.
  • ✓Hollow-sounding or lifting tiles: common in bathrooms and courtyards, often with water beneath.
  • ✓Doors and windows that suddenly stick: possible movement in a wall or the foundations.
  • ✓Leaks from the ceiling after rain: the roof waterproofing has reached the end of its life or has cracked.

Renovation Company in Dammam or Independent Contractor? How to Choose

Whether you search for a renovation company in Dammam, an establishment or an individual contractor, the trading name matters far less than the way they work. Do they inspect first and diagnose the cause, write down the items and quantities, and know when an engineer has to be involved? We are a general contracting establishment based in Dammam, and we carry out renovation with crews drawn from the trades each job needs, masons, plasterers, tilers, painters, waterproofing applicators and plumbers, under one management.

When you compare the offers you receive, look at these points before you look at the number:

What to checkAn organised contractorA casual contractor

One question that tells you a lot

Ask whoever offers to renovate: “What do you think caused this crack, and what will you do if it comes back?” A clear answer tied to a cause is worth more than any discount.

Building Renovation in Dammam: Apartment Blocks and Older Concrete Buildings

Building renovation in Dammam mostly means repairing the concrete frame itself: columns, beams and slabs that have suffered from moisture and salt after years of service, alongside cracks, leaks and tired facades. In an older apartment block the job is harder because people live there, so the work has to go ahead without putting residents at risk or cutting services for long.

On a building we start with a full walk through every floor, the roof and any basement, logging each defect with photos and its location. We then order the work by risk: anything affecting safety comes first, such as falling concrete and exposed steel, then anything causing ongoing damage, such as leaks, and finishing comes last. Any item involving a structural member that has lost part of its section is carried out to an engineer’s instructions, not to guesswork.

Reinforced Concrete Repair and Rebar Corrosion in Dammam

Repairing reinforced concrete means removing all the damaged concrete around corroded bars, cleaning the rust off the steel and rebuilding the section with a repair mortar that bonds properly to the old concrete. The usual mistake is to plaster over rusty steel. The corrosion carries on underneath, the steel swells, and sooner or later it cracks the new layer off again.

Building Restoration in Dammam
Exposed reinforcement under a balcony slab being coated with anti-rust primer before the section is rebuilt with repair mortar.

The correct method follows a fixed sequence used in recognised concrete repair manuals:

  1. 1
Mark out and saw the edges
We mark the damaged zone and cut its edges square, so the repair mortar never ends in a thin feather edge that breaks away.
  2. 2
Break out all around the bar
Concrete is removed until there is a gap of at least about 19 mm behind the bar, roughly enough to wrap your fingers around it.
  3. 3
    Clean off the rust
The steel is cleaned back to sound metal, then protected with an anti-corrosion or zinc-rich coating as specified.
  4. 4
    Replace lost steel
If a bar has lost a significant part of its cross-section, new steel is added to the engineer’s design.
  5. 5
    Bonding agent and mortar
The surface is dampened and primed with a bonding agent, then a polymer-modified repair mortar goes on in layers and is cured properly.

A column that has lost a large share of its steel needs more than a patch repair. It needs a strengthening design from an engineering office, such as concrete jacketing. We carry out that work to the design; we do not promise structural strengthening without one.

Spalling Concrete Ceiling Repair in Dammam

A flaking ceiling in an older Dammam house, especially in bathrooms, kitchens and under uninsulated roofs, tells you that water has reached the ceiling steel. The bars rust, expand and push the concrete cover off. Painting over a spalling ceiling achieves nothing; the flakes will drop again and take the new paint with them.

We tap the ceiling to find every hollow area, break it out, then follow the rebar repair sequence above, using a repair mortar made for overhead work so it does not slump. On larger areas we put temporary props in place while we work. Just as important, we stop the water at its source, whether that means waterproofing the roof above or fixing the plumbing in the bathroom upstairs. Without that step, the spalling comes back.

⚠ Do not put off exposed steel

Pieces of concrete falling from a ceiling can hurt whoever is underneath. If you see bare steel or loose flakes hanging, move furniture and people away from the area and ask for an inspection.

Crack Repair in Dammam

Crack repair in Dammam starts with measuring the width, the position and the direction of the crack, because a hairline crack in plaster and a crack through a column or beam are entirely different problems. A classification widely used in engineering references groups cracks by width as follows:

Crack widthCategoryWhat it means in practice
Under 0.1 mmHairlineUsually in the surface layer, dealt with during redecoration
Up to 1 mmFineFilled and painted, sometimes with mesh in the plaster
Up to 5 mmModerateEasily filled, though nearby doors and windows may stick
5 to 15 mmWideNeeds opening up and repair; weatherproofing and pipes may be affected
15 to 25 mmSevereExtensive repair, possibly rebuilding sections of wall
Over 25 mmStructuralStability at risk; an engineer and propping are needed at once

Important: width is not the whole story. A diagonal crack running from the corner of a door or window, any crack in a column or beam, or a crack that keeps widening needs an engineer’s opinion, whatever its width.

Crack Repair in Dammam
Injection ports fixed along a diagonal crack; injection starts at the widest point and continues until the crack is full.

Epoxy injection is the right method for restoring the integrity of concrete across cracks 0.05 mm wide and above, provided the crack has stopped moving. If it is still moving, rigid epoxy will simply crack alongside, so the cause has to be dealt with first. Damp cracks need a moisture-tolerant epoxy, while cracks that are actively letting water through are usually sealed with polyurethane injection. For plaster cracks along the line where blockwork meets a concrete column, we strip the plaster either side, fix fibreglass or galvanised mesh across the joint and replaster.

Watch the crack before the inspection

Pencil a mark at each end of the crack, write the date beside it and photograph it next to a ruler. If it has grown after a few weeks, it is an active crack, which is very useful for the diagnosis.

For more on crack types and how they are treated, see our crack repair service.

Renovating Shops, Offices and Warehouses in Dammam

Commercial buildings need a different order of work. A shop cannot stay closed for long, a warehouse is full of stock and an office is full of staff. We therefore split the job into zones, and noisy work can be done at night or on closing days by agreement, with the work area sealed off with plastic sheeting. Typical jobs include repairing columns in car parks, treating cracked warehouse floors, renewing shopfronts and refurbishing washrooms. A full refurbishment of an apartment block or commercial building is always priced after inspection.

Why Do Buildings in Dammam Deteriorate Faster? Humidity, Salt and Groundwater

Buildings in Dammam and the wider Eastern Province deteriorate faster than in many places because the concrete faces four things at once: salts and chlorides from the coastal environment, groundwater close to the surface, high heat and humidity, and in some buildings too little concrete cover over the steel. These are not sales lines; they come from research carried out by engineers at King Fahd University of Petroleum and Minerals on buildings in the region.

Condition surveys of buildings in eastern Saudi Arabia recorded an alarming level of deterioration within a short span of 10 to 15 years. The leading cause was corrosion of the reinforcement, followed by sulfate attack and then cracking from environmental conditions, with poor construction practice playing a clear part. Another survey of twenty structures found reinforcement corrosion to be the most widespread form of damage. The salt-flat (sabkha) soils common in the region also speed up corrosion of steel in foundations.

Damp and Salt at the Base of Walls in Dammam Homes

Damp patches and white salt deposits appear at the base of walls in so many Dammam and Khobar homes because the groundwater table across much of the Eastern Province usually sits less than 1.5 metres below the surface, and it rises and falls. Dissolved salts climb by capillary action; one study measured them moving about 75 cm above the water table. They attack the foundations and the bottom of the walls and push the plaster and paint off.

The proper fix starts by stopping the water and its path, whether that is rising damp, a leaking drain or a supply pipe. The salt-laden plaster is then removed to a height above the visible damp line, the wall is allowed to dry, and it is replastered with a suitable mortar and finished with a breathable paint. A damp-proof paint over salty plaster only buys you a few months. We price this item on inspection, because the source differs from one house to the next.

What this means for your home

In Dammam, a house that looks fine from outside is not necessarily fine. A regular look at the ceilings under bathrooms, the base of the external walls and the columns in the courtyard or car park catches problems while they are small and cheap to fix.

Photograph the defect and send it to us

A clear photo of the crack, ceiling or damp patch, with the building age and location, is enough for us to give you a first view and an estimate before the inspection.

Home Renovation in Dammam: Older Houses, Traditional Homes and Flats

Home renovation in Dammam varies with the type and age of the property. An older traditional house usually needs work on its ceilings, damp and plumbing; a flat in an apartment block needs coordination with the neighbours and the landlord; and a fairly recent house may only need crack repair and new bathrooms. That is why we start with a visit in which we record the state of every room, then propose a plan you can carry out in one go or in stages to suit your budget.

Old House Renovation in Dammam

Renovating an old house in Dammam needs more careful diagnosis than any other request. An older house has usually had additions and alterations over the years, and one room can be in very different shape from the next. The first question we answer is whether the structure is sound. If the columns, slabs and foundations can be repaired, renovation is usually better value than demolishing and rebuilding.

Old House Renovation in Dammam
Old plaster stripped back and mesh fixed where the blockwork meets a column, with temporary props under the old ceiling.

Common jobs in older houses include stripping and replacing crumbling plaster, repairing spalling ceilings, replacing old galvanised water pipes that have rusted from the inside, treating rising damp, renewing bathrooms completely, changing floor tiles and waterproofing the roof. In some houses we find ceilings with serious defects that need temporary props during the work, and those we only touch after an engineer has given an opinion.

Before you decide

If you plan to live in the house for many years, put the hidden work (pipes, wiring routes and waterproofing) into the first phase. Leaving it until later means breaking up new finishes to reach it.

Traditional House Renovation in Dammam

A traditional house in Dammam is typically one or two storeys with concrete slabs and block walls, and many have no roof insulation at all, so the upper-floor ceilings take the full force of heat and rain. Renovation here concentrates on waterproofing and insulating the roof, repairing ceilings, renewing the bathrooms and kitchen, updating the electrics and plumbing, then plastering and painting. If you want to change the layout by removing a wall or adding a doorway, we first check whether the wall is load-bearing. If it is, the job becomes a structural alteration that needs an engineer and a permit.

Apartment Renovation in Dammam

Renovating a flat in Dammam comes with its own limits. The water supply and drains are shared with other floors, your ceiling is your neighbour’s floor, and debris has to go down the stairs or in the lift. We agree working hours in advance, protect the stairwell and lift, and clear debris as we go. The most common flat jobs are bathrooms leaking into the flat below, new flooring, painting, treating cracks in internal walls and sometimes reworking the kitchen. If the damage in your ceiling is caused by a leak in the flat above, the fix starts there, and we help you coordinate it.

Courtyard Renovation in Dammam

The courtyard of a Dammam house takes sun, rain and washing water every day, which creates its own problems: lifted or broken tiles, wrong falls that leave water pooling against the house wall, blocked drains and cracked boundary walls. Our courtyard work covers breaking out failed tiles, re-grading the falls towards the drains, repairing the drains, then laying a non-slip outdoor tile and repairing and painting the boundary wall. Getting the falls right matters, because water standing against a wall becomes a source of damp for the whole house.

Inspecting a House Before You Buy or Renovate

If you are thinking of buying a second-hand house in Dammam, you can book a pre-purchase visit in which we note the visible defects, cracks, damp, the condition of ceilings and exposed columns, the roof and the bathrooms, and give you an estimate of what it would cost to put right. It helps you negotiate the price, but it is not a structural engineering report. If we see signs of a problem in the frame, we will advise you to get an engineering office to inspect it.

Villa Renovation in Dammam

Villa renovation in Dammam is a bigger undertaking than renovating a small house, because a villa brings many elements together: tall facades, large roofs, majlis rooms, a courtyard, an annex and more bathrooms. A villa that has stood fifteen or twenty years in Dammam will often need new roof waterproofing, facade repairs, renewed bathrooms and updated internal services.

We plan villa renovation so family life can carry on as far as possible. We start outside with the roof and facades, then move through the house one wing at a time. For a full renovation that takes in every bathroom, the floors and the electrics, we usually advise moving out for a while, because the dust and the water and power cuts become exhausting. A complete villa renovation typically runs from two to six months depending on the scope and the finishes you choose, and we set it out in a written schedule after the inspection.

■ Majlis rooms

New ceilings, gypsum, lighting and paint, and floor repairs. Since the majlis is for guests, we can finish it first or last, as you prefer.

■ Roofs and annexes

Waterproofing and thermal insulation, annex ceiling repairs, and attention to roof water tanks and their bases.

■ Facades

Repairing flaking render, moisture-resistant or textured profile paint, and restoring stone or cladding.

■ Courtyard and boundary wall

Outdoor tiling, falls and drainage, and repairs to walls and existing shades.

Renovation and Finishing Contractor in Dammam

A renovation and finishing contractor in Dammam handles both stages: first the repairs, then the final layers on top, so you receive a finished home instead of hunting for a painter and a tiler once the repairs are done. There is a real benefit here. One party is responsible for both the base and the surface, so nobody can blame the other if a defect shows up later.

Renovation and Finishing in Dammam
A villa hall after renovation and finishing: light paint, a gypsum ceiling with concealed lighting and porcelain flooring.

Plastering as Part of Renovation

Plaster is the layer that either shows off good renovation or hides bad work. On old walls we strip crumbling or salt-laden plaster completely, wet the blockwork, fix mesh where different materials meet, then plaster to set screeds so the wall comes out true. More on our plastering service.

Painting After Renovation

Painting comes only after the plaster and filler have fully dried, otherwise you get patches and peeling. Inside, we choose a paint that suits how the room is used; in bathrooms and kitchens one that tolerates humidity; and outside, a paint that resists moisture and sunlight. See our painting service.

Replacing Tiles, Ceramic and Porcelain

New flooring is one of the renovation items that changes the look of a home the most. We lift the old tiles, check the screed underneath, deal with any damp or settlement, then lay ceramic or porcelain on an adhesive suited to the tile size, with movement joints across large areas. For marble and granite, see our marble and tiling service.

Gypsum Board Ceilings and Partitions

Gypsum board is a practical renovation tool for hiding the irregularities of an old ceiling once it has been repaired, for running lighting and AC ducts, or for dividing a space without building a heavy wall. What we never do is box in a spalling ceiling or rusting steel before it has been treated. Details are on our gypsum board service page, and for finishing work in general see our finishing service.

Selective Demolition and Repair in Dammam

A demolition-and-repair contractor in Dammam breaks out only what has failed and then rebuilds it, which is very different from full demolition. In renovation we break up a bathroom floor to reach the pipes, strip salt-damaged plaster, expose damaged concrete around the steel, or take down a cracked block wall to rebuild it, while keeping everything around it intact.

When a renovation calls for a new door, window or opening in a concrete wall or slab, we cut it with a diamond saw instead of hammering, because cutting protects the surrounding wall and tiles from cracking. You can read about that in our guide to concrete cutting in Dammam and on the concrete cutting service page. If you need a building or a large part of it taken down, see our demolition service.

Debris Removal and Protecting the Home During Breaking Out

Breaking out produces rubble and dust, and in an occupied home that matters more than the breaking itself. We cover floors and nearby furniture with plastic, close off AC vents in the area, bag the debris and take it away as we go to the approved disposal sites. Before we start, we agree whether debris removal is included in the price or listed as its own item, so you are not left with piles in the courtyard at the end.

Facade Renovation in Dammam

Facade renovation in Dammam deals with flaking external render, blistering paint, salt staining and cracks around windows, all of which the humid coastal air, the salt and the strong sun speed up. A facade is not only about looks. A crack in it is a route for water into the wall and the steel.

We start by tapping the facade to find render that has come away, remove it, treat the cracks and re-render. Then we choose the finish: a moisture-resistant exterior paint for plain facades, a textured profile paint that adds character and hides small irregularities, or stone or cladding if you want a complete change of look. Cladding is priced on inspection, because the type of stone and the fixing method change the cost considerably. On tall facades we use proper scaffolding with walk boards, never ladders.

Bathroom Renovation in Dammam: Before and After

Bathroom renovation in Dammam is usually triggered by a leak that can no longer be ignored: damp on the wall of the next room, a stain on the ceiling below, or hollow tiles with water underneath. Done properly, it is structural renovation that works from the inside out: strip the tiles, replace the pipework, waterproof the floor and walls, then tile and fit out.

Bathroom Renovation in Dammam
A bathroom mid-renovation: new pipes set in wall chases and a flexible waterproofing coat on the floor, turned up the walls.
  1. 1
Find the source of the leak
We check the supply pipes, drains and waterproofing to see where the water is escaping before anything is broken.
  2. 2
    Strip out
Old tiles and pipework come out and the debris is cleared.
  3. 3
    New pipework
New supply and waste pipes with correct falls, pressure-tested before they are closed in.
  4. 4
    Waterproofing
A cementitious or flexible membrane across the floor and turned up the walls, followed by a flood test.
  5. 5
    Tiling and fit-out
Ceramic or porcelain, then sanitaryware and accessories.

Not every bathroom has to be stripped completely. If the problem is just a basin waste or failed grout, a local repair is enough. But a hidden leak or waterproofing that has reached the end of its life can only be fixed by breaking out. For more detail on this type of job, see our bathroom and kitchen renovation service.

Kitchen Renovation in Dammam: Floors, Plumbing and Waterproofing

For us, kitchen renovation is structural work, not fitting wooden cabinets. We renew the floor and walls, replace the water and waste pipes, waterproof the floor if the kitchen sits above a living space, and prepare the appliance positions and the extractor opening. Your cabinet supplier can then install onto a sound base.

Roof Waterproofing as Part of Home Renovation in Dammam

Roof waterproofing is the first thing we recommend when renovating any Dammam house whose roof has never been waterproofed or whose membrane has had its day, because water coming through the roof is behind a great deal of ceiling spalling and corroded slab steel. Adding thermal insulation at the same time takes the edge off the summer heat upstairs and reduces the load on the air conditioning.

Roof Waterproofing in Dammam
A house roof being waterproofed: a reflective white coat going over the primer, with reinforcing mesh around the rain outlets.

We choose the system according to the state of the roof: bitumen rolls for waterproofing with a protective layer on top, sprayed polyurethane foam that waterproofs and insulates in one seamless layer, or a complete combined system. The preparation matters more than the product: removing failed waterproofing, repairing cracks, correcting the falls to the drains, reinforcing corners and outlets, then flood-testing. See our waterproofing and insulation service.

How Much Does It Cost to Renovate an Old House in Dammam?

The cost of renovating an old house in Dammam is worked out on the area actually being renovated and the items it needs, not on the plot size. A house that needs paint and surface crack repair falls into the light renovation band. One that also needs new floors and some pipework falls into the medium band. A house that needs every bathroom and all the services renewed, the roof waterproofed and the ceilings repaired is a full renovation. As an illustration only: a room with about 60 m² of wall and ceiling surface that needs crack treatment and paint and nothing else would be priced on the light band after inspection, while a bathroom in the same house is priced as a separate item.

Renovation Cost per Square Metre in Dammam

There is no single price per square metre for renovation, because a “metre” can mean just paint or it can mean breaking out, new services, waterproofing and tiling. So we use three bands to help you picture it:

BandWhat it usually includesStarts from
LightSurface crack repair, patch plastering, filler and paintSAR 75/m²
MediumThe above plus new floors, gypsum or partial servicesSAR 140/m²
FullNew bathrooms and services, waterproofing, ceiling repairs, complete finishingSAR 280/m²

Is Renovation Expensive? When Is It Cheaper Than Demolishing and Rebuilding?

Renovation usually costs less than demolishing and rebuilding as long as the structural damage is limited, because you keep the frame and the foundations, which account for a large part of what any building costs. When the damage is widespread across columns, slabs and foundations together, repair can become more expensive and less worthwhile. At that point a structural engineer’s report comparing the cost of strengthening with the cost of a new build should make the call, and we will tell you plainly if we think your building needs that report before you spend money on renovation.

What Pushes Renovation Costs Up or Down?

  • Condition of the structure: rusted steel or spalling ceilings add structural items.
  • Materials chosen: the gap between economy ceramic and large porcelain, or between standard and premium paint, is significant.
  • Floor level and access: upper floors without a lift, or tall facades that need scaffolding.
  • Occupied or empty: working in stages around a family takes longer.
  • Grouping the work: carrying out several items in one project cuts the cost of visits and set-up.

Do You Need a Permit to Renovate a House in Dammam?

Not every renovation needs a permit. Painting, retiling and fixing leaks are maintenance and normally need none. Repairing structural defects, such as through-cracks and corroded reinforcement, is done under a restoration permit issued through the Balady platform with an engineering office on contract. Removing a load-bearing wall or altering a column or slab is a structural alteration that needs a permit and approved drawings.

The building restoration permit on Balady

The Ministry of Municipalities and Housing defines the restoration permit as covering work that returns a building to its previous good condition through technical repair of one or more defects, without adding a new component or changing any structural element. The main requirements are:

  • A valid building permit or survey decision for the property.
  • A contract with an engineering office which completes the application data and prepares the drawings.
  • An undertaking to remove debris produced by the works.
  • Payment of the fees worked out by the platform’s fee calculator after you apply; no fixed amount is published.
  • Online application through the Balady platform, with a published service time of one to ten days.

Adding, modifying or removing building components, for example opening a door in a load-bearing wall, removing a wall or adding a room, falls under a separate Balady service, “add and modify building components”, which also requires an engineering office and an existing permit. It is also worth knowing that the Saudi Building Code Application Law applies the code to existing buildings when they are renovated, change use, are extended or are altered.

⚠ Jubail Industrial City and Royal Commission areas

Inside these areas, permits come from the Royal Commission rather than the municipality, and heritage buildings need approval from the Heritage Commission. Check which authority covers your property before work starts.

We carry out structural items according to the engineer’s report and the approved drawings, and we agree with you in advance who will handle the permit. The final word on how any piece of work is classified rests with the engineer and the platform, so always check the requirements for your own property.

Renovation Engineer or Contractor? When You Need an Engineering Office in Dammam

You need an engineer before renovation if the defect involves a structural element or the work needs a permit; an inspection with the contractor is enough if the work is maintenance or finishing. The contractor builds, while the engineer assesses the frame, designs any strengthening and prepares the drawings. A well-run project brings the two together whenever it has to.

■ You need an engineer

A crack in a column or beam, any crack 5 mm or wider, a crack that keeps growing, steel that has lost part of its section, a sagging slab, removing a wall or cutting an opening in a concrete element, or any work that needs a permit.

■ An inspection with us is enough

Hairline and fine cracks in plaster, peeling paint, new tiles, a bathroom renewal with no structural change, roof waterproofing or facade painting.

A wall is likely to be load-bearing if it shows a thickness of more than about 20 cm, a beam underneath it or a column above it, or a wall that cannot be removed with hand tools. Even so, that call belongs to an engineer, not to guesswork.

Home Renovation Stages in Dammam and How Long Each Takes

Every home renovation we carry out in Dammam goes through the same seven stages, from inspection to handover and snag list. Keeping to this order is what stops new work being broken up later:

  1. 1
    Inspection and diagnosis
A site visit where we photograph and locate each defect, ask about its history and identify anything that needs an engineer.
  2. 2
    Scope and estimate
A list of items with quantities and materials, plus the cost, the schedule and payments tied to stages.
  3. 3
    Permit where required
For structural work, through an engineering office and the Balady platform, which can take one to ten days.
  4. 4
    Protection and strip-out
Covering what stays, then removing what has failed and clearing the debris.
  5. 5
    Structural and hidden work
Concrete and steel repairs, crack treatment, services, and waterproofing with a flood test.
  6. 6
    Finishing
Plaster, then filler and paint, tiles, gypsum and fit-out.
  7. 7
    Handover and snag list
A walk through every item with you, recording and closing any snags, then a final clean.

How long it takes depends on the amount of work and on drying and curing times: repair mortar needs time to gain strength, waterproofing needs a flood test, and plaster must dry before it is painted. These are typical ranges; the actual schedule is set after the inspection:

Type of workTypical duration
Crack treatment and painting a roomA few days
Complete bathroom renovationDays to two weeks, depending on drying and the flood test
Flat renovationWeeks, depending on the number of bathrooms and floors
Old house renovationUsually one to three months
Full villa renovationUsually two to six months

Can You Live in the House During Renovation?

Yes, for partial renovation, because we work one zone at a time and leave you usable rooms and a working bathroom. For a full renovation we recommend moving out for a while: the dust, the water and power interruptions and the noise of breaking out make it hard going, especially with children or elderly relatives at home.

Safety in an Occupied Home

  • ✓Sealing off the work area: plastic sheeting and closed doors, with children kept away from the site.
  • ✓Power and water: isolating only the circuit concerned, and telling you about shut-offs in advance.
  • ✓Props: under damaged ceilings before any part of them is removed.
  • ✓Protective equipment for the crew: goggles, gloves, dust masks and safety boots.
  • ✓Daily clean-up: clearing debris and never leaving sharp tools or chemicals lying around.

Renovation Materials We Use in Dammam

The renovation materials we use are chosen for Dammam’s humidity, salt and heat, and our rule is that every material has its place. Ordinary mortar is not for rebuilding a column, and epoxy is not for a crack that still moves.

MaterialWhere it is used
Epoxy injection resinStable concrete cracks, to restore integrity
Polyurethane injectionDamp cracks or cracks letting water through
Polymer-modified repair mortarRebuilding damaged sections of columns, beams and slabs
Bonding agent (epoxy or SBR)Bonding repair mortar to old concrete
Zinc-rich or anti-corrosion coatingProtecting reinforcement after cleaning
Non-shrink groutFilling voids under bases and in column jackets
Fibreglass or galvanised meshIn plaster where blockwork meets concrete
Galvanised wall tiesTying block walls to columns when rebuilding
Bitumen rolls, liquid membranes and PU foamRoof waterproofing and insulation
Cementitious waterproofingBathrooms, kitchens and other wet areas
C2TE-class tile adhesivePorcelain and large-format tiles
Moisture- and salt-resistant exterior paintsFacades and walls exposed to the coastal climate

We name the brand and specification for each item in the scope of work before we start, so you know exactly what is going into your home.

Home Renovation Before and After in Dammam: How to Read Project Photos

Before-and-after renovation photos are useful when they come from real sites and show the stages in between, not just the final result. A lovely photo of a freshly painted hall cannot tell you whether the steel under the plaster was treated. So when you look through any portfolio, look for the middle stages: bare steel after cleaning, waterproofing before the tiles go down, pipework before it is closed in.

You will find photos and videos from sites we have worked on in our projects gallery. When you book an inspection you can also ask for stage photos of your own job, and we will send them to you on WhatsApp as the work progresses.

What People Learn From Their Own Renovation Experience

When people ask others about their experience of renovating a house, the same lessons come up again and again:

  • ✓Fix the cause before the look: the regret people mention most is money spent painting a damp wall.
  • ✓Start with what will be hidden: services and waterproofing before tiles and paint, so nothing new gets broken.
  • ✓Put everything in writing: items, materials, duration and payments, because verbal agreements get forgotten.
  • ✓Leave headroom in the budget: old houses reveal defects that only appear once things are opened up.
  • ✓Follow the photos daily: especially if you are not living in the house during the work.

Home Renovation Contract in Dammam: Clauses That Protect You

There is no single official template for a home renovation contract, but a good contract always contains certain core clauses that protect both sides. This is the practical checklist we work to, and you can use it to review any contract you are offered:

  • ✓Parties and property: names, the property location and a description.
  • ✓Scope of work: each item in detail with quantities, and what is excluded.
  • ✓Materials: type, brand and specification for every item.
  • ✓Structural items: tied to the engineer’s report or the approved drawings.
  • ✓Price: per item or as a lump sum, stating what it does not cover.
  • ✓Payments: linked to visible completed stages, not just to dates.
  • ✓Duration: start date, expected duration and what can affect it.
  • ✓Extra work: how it is priced and approved in writing before it is done.
  • ✓Debris and protection: who removes the debris and how furniture and sound areas are protected.
  • ✓Permits: who obtains them if they are needed.
  • ✓Handover: a joint inspection and snag list completed before the final payment.
  • ✓Damage: responsibility for any damage to neighbours or furniture during the work.

Renovation Support and Financing in Dammam and the Eastern Province

Two bodies in the Eastern Province come up again and again in people’s questions: a charity that renovates the homes of families in need, and a government renovation loan from the Social Development Bank. We mention them here for information; applications go directly through their official channels.

■ Tarmeem Charity (Jameiat Tarmeem)

A non-profit association headquartered in Dammam with a branch in Al-Ahsa, licensed by the Ministry of Human Resources and Social Development, which renovates, maintains and furnishes the homes of the neediest families. Applications go through its official channels.

■ Social Development Bank renovation financing

The bank, formerly known as the Saudi Credit Bank, offers renovation financing from SAR 18,000 to SAR 60,000, repaid monthly over up to 4 years, for full or partial renovation, applied for online under the bank’s conditions.

If you do receive financing, we can prepare a scope and estimate to help you set priorities within the amount available: structural and hidden work first, finishing after.

Maintenance After Renovation in Dammam: Keeping the Result

Maintenance after renovation is what makes the result last for years. In Dammam’s hot, humid climate, small problems build up quickly if they are ignored. A few simple habits protect what you have spent:

  • Check the roof before winter: clear the drains and look for any splits in the waterproofing.
  • Watch the ceilings below: especially under bathrooms; any new stain means a leak to fix straight away.
  • Renew tile grout: in bathrooms and kitchens whenever it starts to crack.
  • Keep water away from walls: do not let washing or irrigation water pool against the house.
  • Log new cracks: with a date and a photo, which helps catch problems early.

If you want regular checks on your home or building, we can arrange an inspection visit before and after the rainy season to look over the roof, ceilings, bathrooms and facades, and fix the small things before they grow. Early checks in Dammam are always cheaper than late renovation: a small split in a roof membrane takes an hour to repair, but after two rainy seasons it can turn into a spalling ceiling and rusting steel that need days of work.

  • ✓Type and age of the building: traditional house, villa, flat, apartment block or shop, and roughly how old it is.
  • ✓Floor level: ground or upper floor, and whether there is a lift.
  • ✓Approximate area: of the part you want renovated.
  • ✓Location: the district or a map pin.

FAQ

How much does it cost to renovate an old house in Dammam?

From SAR 75 per square metre for light renovation, SAR 140 for medium and SAR 280 for full renovation, calculated on the area actually renovated. Prices are estimates until inspection and agreement.

What is the renovation price per square metre in Dammam?

There is no single rate, because it depends on the items: internal plastering starts from SAR 11/m², painting from SAR 14/m² and crack injection from SAR 32 per linear metre. Whole-house renovation is priced in light, medium and full bands.

Is renovation cheaper than demolishing and rebuilding?

Usually yes, as long as structural damage is limited, because you keep the frame and foundations. If columns and slabs are widely damaged, a structural engineer's report should decide.

Do I need a permit to renovate my house in Saudi Arabia?

Not always. Painting, tiling and fixing leaks are maintenance and normally need no permit, while repairing structural defects needs a restoration permit through Balady and an engineering office, and altering structural elements needs a permit and approved drawings.

How long does a restoration permit take and what does it cost?

Balady publishes a service time of one to ten days. Fees are calculated by the platform's fee calculator after you apply; no fixed amount is published.

When do I need an engineer for home renovation?

For any crack in a column or beam, a crack 5 mm or wider or one that keeps growing, steel that has lost section, a sagging slab, removing a wall, or any work that needs a permit. Cosmetic work does not need one.

How can I tell a hairline crack from a structural one?

Hairline cracks are under 0.1 mm and usually sit in the plaster, and cracks up to 1 mm are fine. Cracks of 5 mm or more, diagonal cracks from opening corners and any crack in a column or beam need an engineer's opinion.

Does epoxy injection fix every crack?

No. It suits stable cracks 0.05 mm wide and above; a moving crack needs its cause fixed first, and cracks letting water through are usually injected with polyurethane.

Why do ceilings spall and expose steel in Dammam houses?

Because water and salt have reached the reinforcement, which rusts, expands and pushes the concrete off. The coastal climate, shallow groundwater and thin concrete cover in some buildings make it worse.

How do you treat damp and salt at the base of walls?

First stop the water source and its path, then strip the salty plaster, let the wall dry and replaster with a suitable mortar and breathable paint. Damp-proof paint on its own only delays the problem.

How long does a home renovation take?

A bathroom takes days to two weeks, an old house usually one to three months and a full villa two to six months. The schedule is set after inspection.

Can we live in the house during renovation?

Yes for partial work, since we go one zone at a time. For a full renovation we recommend moving out temporarily because of dust and water and power interruptions.

How much does bathroom renovation cost in Dammam?

From SAR 2,300 for a small bathroom with economy materials, including strip-out, waterproofing, plumbing and tiling. The cost rises with size, tile type and fittings.

What materials are used in renovation?

Epoxy and polyurethane injection resins, polymer-modified repair mortar, bonding agents, anti-corrosion coatings for steel, non-shrink grout, fibreglass mesh, waterproofing systems and moisture-resistant paints. We name each material in the scope of work.

What should a home renovation contract include?

Itemised scope and quantities, materials, the price and exclusions, payments tied to stages, duration, how extra work is priced, debris removal, who handles permits and a handover inspection.

Is there financial support for home renovation in the Eastern Province?

Yes. The Social Development Bank offers renovation financing from SAR 18,000 to SAR 60,000 over up to 4 years, and the Dammam-based Tarmeem charity renovates homes of families in need; both are applied to through their official channels.

Do you work in Al Khobar, Dhahran, Qatif and Al-Ahsa?

Yes, we cover all Eastern Province cities with the same starting prices and schedule inspections by distance. For distant cities, travel costs are set at the inspection.

Which details help you price my renovation quickly?

Photos of each defect with a ruler or coin beside cracks, the building type and age, floor level, approximate area, district and whether it is occupied. Send them to 0547879578.
