As a painting contractor in Dammam, Aemar Al-Maryam General Contracting prepares a wall before it gets its colour: we treat damp and cracks, apply and sand filler, put on the right primer, and then paint interiors (bedrooms, halls, majlis rooms and ceilings), exteriors and facades, rustic textured finishes and peeling ceilings across Dammam and the Eastern Province. Interior painting starts from SAR 14 per square metre including economy paint, exterior from SAR 18 and rustic from SAR 27. Treat each number as a pre-inspection estimate, confirmed only once we agree the work. Ring or message 0547879578.
Most paint complaints we hear in Dammam homes are not really about the paint. A ceiling flakes a few months after it was painted, white salts appear along the bottom of a living-room wall, or a colour looks nothing like the chip from the shop. Nearly always the cause is one of three things: water whose source was never stopped, a surface that was not prepared properly, or a paint that does not suit where it was used. This guide is written to be practical. It explains which paint goes where, the difference between hiring a painter and a painting contractor, how to work out the cost of your own room, the prices we start from, and which photos to share with us so you get a figure without waiting for a visit.

- To order: Photograph the walls and message them with rough sizes to 0547879578, or simply ring us.
Painting contractor in Dammam: what we paint and how a job starts
Every painting job we take on in Dammam starts with two questions. What condition is the surface in now, and what do you need from it once it is painted? The first answer decides how much preparation is needed. The second decides the type of paint, its sheen and the number of coats. Only after that can anyone give you an honest price and timescale.
The work we are asked for in Dammam falls into a few clear groups. Order any one of them on its own, or bundle a few into one job:
■ Interior painting
Walls and ceilings in bedrooms, halls, majlis rooms and corridors, and fresh colours for flats and villas before or after moving in.
■ Facades and boundary walls
Exterior paint that stands up to sun and moisture, or rustic and profile finishes that give the facade a textured surface.
■ Peeling and damp
Flaking ceilings, walls with salts and blisters, and paint coming away in sheets.
■ Preparation
Scraping, filling, sanding and priming, plus hairline-crack repair before any colour goes on.
■ Doors and metalwork
Oil-based enamel for wooden doors, window frames and steel railings after sanding and priming.
■ Decorative finishes
Velvet-effect and aged finishes, and a feature wall behind a bed or TV, alongside gypsum work.
Because we are a general contracting company rather than a paint crew only, we also carry out the work that has to happen before painting: repairing damaged plaster, treating cracks, stopping roof leaks and installing gypsum board. A brief overview sits on the painting service page; the sections below explain the causes, method and price of each kind of work.
Paint types for Dammam homes: which paint goes where
The paints we use in Dammam fall into clear families: water-based emulsions (plastic and acrylic) for interior walls and ceilings, oil-based enamels for doors, timber and metal, flexible exterior coatings for facades, textured finishes such as rustic and profile, and epoxy coatings for floors and wet areas. Choosing the right family matters more than choosing a brand, because an excellent paint in the wrong place fails quickly.
| Type | Where it is used | Strengths | What to watch |
|---|---|---|---|
| Water-based emulsion (plastic / acrylic) | Walls and ceilings in bedrooms, halls and majlis rooms | Low odour, dries quickly, easy to refresh | Needs a dry, prepared surface; matt versions are harder to wash |
| Oil-based enamel | Wooden doors, steel, railings, frames | Hard, smooth film that copes with handling and cleaning | Stronger smell and slow drying; recoat after a day at least |
| Flexible (elastomeric) exterior | Facades, boundary walls, external render | Thick film that moves with heat and covers hairline cracks | Does not fix structural or moving cracks |
| Rustic / profile | Villa and building facades, some interior walls | Textured surface that hides small plaster defects | Needs a fully dry primer and a skilled hand; harder to return to smooth later |
| Heat-reflective | Facades and surfaces in strong sun | Reflects part of the sun’s energy away from the surface | Does not replace proper roof insulation |
| Epoxy | Warehouse and car-park floors, some wet areas | Hard, washable, chemical-resistant coat | Needs a dry, clean floor and careful preparation |
Within water-based paints, sheen is a practical decision before it is an aesthetic one. Matt hides wall defects and suits ceilings and bedrooms, but it does not cope well with frequent wiping. Silk or semi-gloss tolerates cleaning, so it suits halls, corridors and children’s rooms. Gloss shows every ripple in the filler, so we keep it for doors, frames and some decorative details.
A rule we work by
We choose the paint by location first (inside, outside, wet, sun-exposed), then by use (will it be washed often?), and then by your budget, from economy paint to premium paint brands. We never insist on a particular brand; we explain the difference and leave the choice to you.
Decorative paint finishes in Dammam
Decorative finishes in Dammam usually combine paint with a few simple design elements: a feature wall with a velvet or aged effect behind the bed, a deeper colour on part of the majlis with concealed lighting in the gypsum, or frames and mouldings picked out in a contrasting colour. This kind of work needs a smoother surface than usual, because decorative effects reveal any defect beneath them. If the design includes suspended ceilings or partition walls, we build them before painting; see gypsum board installation in Dammam and cement board installation in Dammam for exterior and wet areas.
Painter or painting contractor in Dammam: which do you need?
A painter in Dammam is usually a tradesman who provides labour: he paints what you ask, with paint you supply or he buys for you. A painting contractor takes on the whole job. He inspects, decides what the wall needs before it is painted, treats damp, cracks and plaster, provides scaffolding for facades, and writes down the items and quantities. Which one you need depends on the state of your home, not on price alone.
| Situation | A painter is enough | A painting contractor is better |
|---|---|---|
| Refreshing a room with sound walls | Yes | Not essential |
| A whole flat before moving in | Possibly | Better for coordinating preparation and timing |
| Peeling ceiling or salts at the base of walls | No | Yes, the cause needs treatment |
| A facade of two storeys or more | Rarely | Yes, for scaffolding, safety and area |
| Cracks or falling plaster | No | Yes, plaster and cracks are repaired first |
Painting contractor (company) in Dammam: what to expect
A painting contractor in Dammam should give you clear items before work starts: areas in square metres, what will be scraped or treated, how many coats of filler and paint, which primer, and who supplies the materials. Those items protect you from surprises, and they are also what makes comparing prices between companies fair. At Aemar Al-Maryam we write these items after the inspection and tie payments to finished stages you can see.
Hiring a painter (mu’allim) in Dammam: questions that reveal experience
Before agreeing with a painter in Dammam, ask him three questions. How many coats of filler will he apply and how will he sand them? Which primer suits your wall? And what will he do about the damp patch on the ceiling? A capable painter answers in detail and tells you when paint alone will not be enough. An answer like “the paint will cover everything” is the start of a problem you will see a few months later.
Show us the wall first
Two shots of the wall or ceiling, one close and one of the whole room, plus your district and rough sizes, let us suggest a fix and work out a first figure before visiting.
Interior painting in Dammam: bedrooms, halls, majlis rooms and ceilings
Interior painting in Dammam is normally done with water-based paint in two coats over a prepared surface, with the sheen and preparation adjusted to each room. A hall everyone walks through needs washable paint, a bedroom needs a calm colour and low sheen, and kitchens and bathrooms need paint made to cope with steam and moisture.
- ✓Bedrooms: Matt or low-sheen paint in calm colours, with one wall in a deeper shade if you want a focal point.
- ✓Halls and corridors: Washable semi-gloss, because these walls are touched and brushed against more than any others.
- ✓Majlis rooms: Warm or neutral colours, often combined with gypsum work, concealed lighting and decorative finishes.
- ✓Children’s rooms: Wipeable, low-odour paint, good ventilation, and waiting until the paint is fully dry before the room is used.
- ✓Kitchens and bathrooms: Paint made for humid rooms, after checking that the pipework behind the wall is sound.
- ✓Ceilings: White or a very light colour in a matt finish, because a ceiling shows every ripple under side lighting.
In occupied flats and villas we work one room at a time. Floors and furniture are covered with plastic sheeting, edges and switches are masked with tape, and each room is left ready to use before we move to the next. When painting is part of a full fit-out, it comes last, after plumbing, electrics, tiling and gypsum, as explained on the finishing and interior works page.
Wall preparation before painting in Dammam: filler, sealer and primer
Wall preparation before painting in Dammam is most of what makes a good result, because paint is a thin film that shows what is under it and does not fix it. Proper preparation follows set stages: remove what is weak, repair what is damaged, level the surface, and then make it ready to take paint with a suitable primer.

- 1Check under side light
We shine a light along the wall so that ripples, pits and hairline cracks you would miss in normal room light become visible. - 2Scrape off weak paint
Peeling, blistered or powdery paint is removed back to a firm edge that does not move under the knife. - 3Repair cracks and plaster
Hairline cracks are opened and filled, and any fallen plaster is replaced before filler goes on. - 4Two coats of filler
The first fills the pits and the second levels the surface, with each coat left to dry before the next. - 5Sand and clean
Fine sanding, then all dust removed, because dust under paint is a common cause of poor adhesion. - 6Sealer or primer
A coat that binds the surface and evens out its absorption, so the colour looks uniform and the filled patches do not soak up more paint than the rest.
The primer depends on the surface. New plaster needs a primer that tolerates the alkalinity of cement, old oil paint needs sanding and a primer that water-based paint will stick to, and going from a dark colour to a light one needs a primer coat to cut down the number of colour coats. Patience with new plaster matters too: thick plaster and concrete can take up to 28 days to cure before normal painting, and painting too early is one of the causes of blisters and blotches. If your walls need replastering, see the plastering service; cracks deeper than hairline belong to crack repair.
Why we never cut preparation short
Most of the peeling paint we are called out to was applied over dust, over a weak old layer, or over plaster that had not dried. Saving a day on preparation can cost you a full repaint a few months later.
Exterior painting in Dammam: facades that cope with sun, damp and salt
Exterior painting in Dammam needs a different system from interior work: an exterior paint that resists UV light and moisture, applied over sound render after it has been washed and its cracks treated, usually in at least two coats. A facade in a coastal city faces strong sun, humidity and salt, and these expose any weakness in the preparation faster than an interior wall ever would.

Engineering studies of buildings in the Eastern Province have found that salts from the coastal environment and the shallow groundwater rise by capillary action into the lower parts of walls. That is why so many houses have exterior paint that is fine higher up but blistered or covered in white salts in the first metre above the ground. The answer for that band is not a thicker coat of paint. It is removing the salts and cutting off whatever is feeding the moisture, which may call for waterproofing or an assessment as part of renovation work in Dammam.
- ✓Flexible (elastomeric) exterior coatings: A film several times thicker than ordinary paint that covers hairline cracks up to about 1.6 mm and resists wind-driven rain, but does not treat structural cracks.
- ✓Heat-reflective paint: Reduces how much of the sun’s heat the facade absorbs and suits west- and south-facing walls, but it is no substitute for roof insulation.
- ✓Rustic and profile: Textured finishes that give the facade a surface and hide small render defects, explained in the next section.
Because a facade is seen from a distance, any difference in shade between one day and the next shows clearly. So we put up scaffolding along the whole facade before starting, mix enough colour for the whole facade in one batch where possible, finish each wall from corner to corner without stopping halfway, and avoid painting a wall while the sun is beating on it or while dusty wind is blowing.
How much does it cost to paint a house exterior in Dammam?
Painting a house exterior in Dammam begins at SAR 18 per square metre with damp-resistant facade paint, SAR 27 for rustic and SAR 41 for heat-reflective paint, multiplied by the net facade area after doors and windows are deducted. Here is an illustrative example for a facade with a net area of 300 square metres:
| Exterior paint type | Rate from | Cost for 300 m² from |
|---|---|---|
| Moisture-resistant exterior paint | SAR 18/m² | SAR 5,400 |
| Rustic / profile | SAR 27/m² | SAR 8,100 |
| Heat-reflective paint | SAR 41/m² | SAR 12,300 |
Note: Render repairs and the treatment of cracks and salts are not in this example; we cost them on site. All figures here remain estimates until the inspection and our agreement with you.
To estimate your facade area yourself, add up the lengths of the outside walls and multiply by their height, then subtract the larger doors and windows. If you send us a photo of each side of the house with the number of storeys and the length and width of the building, we can give you a closer figure before the visit.
Rustic (textured) paint in Dammam for facades and boundary walls
Rustic paint in Dammam is a textured exterior coating with fine grains that gives the facade a look similar to traditional spray render. It is usually spread with a steel trowel in a single coat over a primer that has dried completely, and some versions are sprayed. With us it starts from SAR 27 per square metre, as an estimate until inspection and agreement.
Three similar names often get mixed up. Rustic is a ready-made coating with fine grains, trowelled on to give an even texture. Profile has a more pronounced raised pattern and is applied by roller or spray, with heavier versions trowelled. Traditional spray render (rasha) is a mix of white cement, sand and coloured oxides, sprayed by hand or with a compressor. All three hide small render defects better than smooth paint.
| Rustic | Smooth exterior paint | |
|---|---|---|
| Texture | Fine and grainy | Smooth or nearly smooth |
| Hiding render defects | Good for small defects | Shows ripples |
| Cleaning | Holds more dust | Easier to wash |
| Repainting later | Can be painted, but going back to smooth needs new render | Easy to refresh |
| Rate from | SAR 27/m² | SAR 18/m² |
A good rustic finish depends on three things: a primer that is completely dry before the coating goes on, a steady hand that keeps the grain size and direction consistent, and each wall finished in one go so that no joins show between one day’s work and the next. Some products also take several days to dry fully, during which the wall should not be washed or touched, and we follow the data sheet of the product used. Before applying rustic we cover marble, doors and windows with plastic, wash the wall, scrape off loose mortar and fill cracks with exterior filler.
⚠ Rustic does not repair cracks
The grains hide fine hairlines, but an active crack or render that has come away from the wall will show through again. We treat those defects before the finish, not after.
Repainting a peeling ceiling in Dammam: fix the cause first
A peeling ceiling in Dammam is not fixed with a new coat over the old one, because the flaking is usually caused by water or poor adhesion, and any paint on top will fall away with it. The right repair has three stages: stop the source of moisture, scrape the weak paint back to a firm edge and treat the surface, then prime and repaint.

The most common reasons ceilings peel in Dammam homes are:
- ✓A roof leak: Old waterproofing or cracks in the roof layers, so the top floor ceiling flakes after rain or after the roof is washed.
- ✓A bathroom or kitchen upstairs: A leak from drains, supply pipes or the floor waterproofing, so the flaking forms a patch right below that room.
- ✓Condensation: Poorly ventilated bathrooms and kitchens, where paint peels and dark spots appear.
- ✓Paint over a weak layer: New paint over dust, flaking paint or uncured plaster, which loses its grip.
- ✓Rising damp and salts: More common on walls than ceilings, showing as white powder under the paint.
One important distinction: if what is falling from the ceiling is pieces of concrete rather than flakes of paint, or if brown rust stains or bare reinforcing bars appear, the problem is no longer paint but concrete repair. In that case the ceiling is repaired first, as explained in renovation contractor in Dammam, and painted afterwards.
⚠ Bare steel showing in the ceiling?
Do not just paint it. Move people and furniture away from that area, take a photo of the ceiling and message it to us; we will tell you whether it needs repair before any finishing.
Damp and salts at the base of walls: why the blistering comes back
Blistering and white powder along the bottom of walls are signs of dissolved salts carried to the surface by water, which then crystallise under the paint and push it off. If the wall is repainted without removing the salts and dealing with the damp, the blisters return in exactly the same place. We remove the damaged paint and filler, clean off the salts, and look for the source: a leaking pipe, moisture from the ground, or irrigation water close to the wall. Then we let the wall dry and use a paint system suited to damp areas.
A simple test before the inspection
Rub the white patch with your finger. If it crumbles like powder, it is most likely salts brought up by damp. Photograph it with its height above the floor and send it to us; it helps us predict the cause before the visit.
Wallpaper or paint in Dammam? When each makes sense
Wallpaper suits straight, dry walls in rooms where you want a pattern or texture that paint cannot give. Paint is the better choice for any wall with damp, salts or steam, and for most halls and ceilings. This is not only a matter of taste: wallpaper on a damp wall lifts and grows mould behind it.
| Wallpaper | Paint | |
|---|---|---|
| Suitable wall | Straight, dry, free of salts | Any prepared wall, including damp ones after treatment |
| Designs | Patterns and textures paint cannot match | Unlimited colours and decorative effects |
| Bathrooms and kitchens | Not recommended | Best, with paint made for humid rooms |
| Refreshing later | Strip the paper, then prepare the wall | A new coat after light preparation |
Whichever you choose, the preparation is much the same: a wall levelled with filler, sanded, and sealed with a primer. If you want wallpaper, tell us when you get in touch. We prepare the wall fully for it and agree with you at the inspection whether the hanging can be included in the project and what it would cost; if the wall shows any sign of damp, we will advise paint instead.
Choosing paint colours in Dammam without surprises
Choosing paint colours in Dammam starts with trying the colour on the wall itself rather than in a catalogue, because the same colour looks different in strong daylight, under warm or cool lighting at night, and across a whole wall instead of a small card. So before we start, we paint two or three test patches and you look at them at different times of day before deciding.

- ✓Small rooms: Light and neutral colours make the space feel larger, and a ceiling lighter than the walls lifts it visually.
- ✓Sunny rooms: Calm, cooler shades soften the feeling of heat, and very dark colours can fade faster on the wall opposite a window.
- ✓Majlis rooms and halls: One calm base colour with a single feature wall is usually enough, rather than several strong colours.
- ✓Frames and doors: One colour throughout the house ties the rooms together.
- ✓Facades: Sandy and light shades absorb less heat and hide dust better than brilliant white or dark colours.
Why does the colour on the wall look different from the sample?
A large wall shows a colour more strongly than a small card, the lighting and the reflection from floors and furniture change it, and the sheen alters how it reads. A test patch settles this before you pay for a whole room.

Note: These figures move with the state of the wall, the paint, the number of coats, the area, the height and the access, and they stay estimates until we inspect and agree. For the items costed on site, message photos with dimensions to 0547879578 on WhatsApp and we will reply with a figure.
What pushes the price up or down? First, the condition of the surface: a sound wall needs cleaning and a light sand, while a flaking one needs scraping, filler and primer. Second, the type of paint, from economy to premium and from water-based to oil-based and exterior. Third, a change of colour: going from dark to light may need an extra coat. Fourth, height and access: high ceilings and facades need scaffolding. And fifth, the size of the job: combining the rooms of a house or all its facades in one project lowers the cost per square metre compared with painting a single room. You can compare these figures with our other services in the estimated price guide.
Cost to paint a 4×4 m room in Dammam: a worked example
Painting a 4×4 m room in Dammam starts from about SAR 450 for labour only, about SAR 840 including economy paint, and about SAR 1,920 with premium paint brands, based on a room with a 3 m ceiling, one door and one window. It is an illustrative example to show how the calculation works; the actual cost follows the inspection.
- 1Wall area
The perimeter (4 + 4) x 2 = 16 m, multiplied by the 3 m height = 48 square metres. - 2Deduct openings
A door of about 2 m² and a window of about 1.5 m², leaving about 44.5 square metres of wall. - 3Ceiling area
4 x 4 = 16 square metres, so the total is about 60 square metres. - 4Multiply by the rate
60 x 7.5 = SAR 450 labour only, or 60 x 14 = SAR 840 with economy paint, or 60 x 32 = SAR 1,920 with premium paint brands. - 5Add preparation if needed
If the walls need full filling and sanding, add from SAR 14 per square metre on the treated area only.
| Room (3 m high) | Approx. area | Labour only | With economy paint | With premium paint |
|---|---|---|---|---|
| 4×4 m | about 60 m² | from SAR 450 | from SAR 840 | from SAR 1,920 |
| 4×5 m | about 70 m² | from SAR 525 | from SAR 980 | from SAR 2,240 |
As for the amount of paint, a rough calculation helps. If the paint covers about 12 square metres per litre per coat, then 60 square metres in two coats needs about 10 litres, a little more if the wall is absorbent or the colour is changing. This also explains why two quotes for the same room can differ: one counts a single coat with no preparation, the other counts two coats over a prepared wall. Always ask how many coats are included and what the preparation covers.
How a painting job runs in Dammam, inspection to handover
Our painting steps in Dammam are the same on every project, small or large, because each stage builds on the one before it:
- 1Inspection and measuring
We check the walls and ceilings, measure the areas and note every patch of damp, crack and flaking paint. - 2Items and cost
We write down what will be done in each room or facade, the paint type and number of coats, and the estimated cost. - 3Protection
Floors, furniture and doors are covered, and edges and switches masked with tape. - 4Treatment and preparation
Scraping, plaster and crack repair, two coats of filler, sanding and cleaning. - 5Primer
A sealer or primer to suit the surface, left to dry before the colour. - 6Colour coats
Normally two coats, with the right waiting time between them for the type of paint. - 7Finishing and cleaning
Masking removed, edges and floors cleaned, final touches. - 8Handover
We go over every wall with you under side lighting and fix anything you notice before we leave.
| Paint type | Dry to touch | Next coat after |
|---|---|---|
| Water-based (plastic / acrylic) | usually 1 to 3 hours | usually 4 to 6 hours |
| Water-based primer | 30 minutes to 1 hour | 2 to 3 hours |
| Oil-based | 6 to 8 hours | at least 24 hours |
Important: These are guide times. High humidity and cold lengthen them, and the instructions on the tin are the final reference. Paint also takes much longer, up to about a month, to cure fully, so avoid washing the walls or hanging things on them in the first days.
Accepting the paintwork: what to check
- ✓An even colour with no darker patches over the filled areas.
- ✓A smooth surface with no dust specks or obvious brush marks.
- ✓Straight lines at the ceiling, frames and switches.
- ✓No visible ripples when a light is shone along the wall.
- ✓Floors, doors and windows clean of paint spatter.
Common painting mistakes in Dammam and how we avoid them
Painting mistakes in Dammam tend to repeat themselves in the same ways, and knowing them in advance can save you a repaint:
■ Painting over damp
The paint peels or blisters however good it is. The fix: stop the source and let the wall dry first.
■ Painting over dust
Adhesion fails and the paint comes off in flakes. The fix: clean thoroughly after sanding.
■ Rushing between coats
A coat over one that is still wet wrinkles and blotches. The fix: keep to the time on the tin.
■ Thick coats of filler
They crack and blister. The fix: several thin coats instead of one heavy one.
■ Interior paint outside
It fades and chalks quickly in the sun. The fix: a paint made for facades.
■ Gloss on an uneven wall
It shows every ripple. The fix: a lower sheen or more careful preparation.
Other mistakes include painting a facade in stages weeks apart with different batches, so joins show in the colour; ignoring hairline cracks that then come back through the new paint; and closing a room up without ventilation while using oil-based paint. When we use oil-based paints or do heavy sanding we provide masks and gloves, open the windows and keep children and elderly people out of the room until the smell fades.
Painting in Al Khobar, Qatif, Dhahran and other Eastern Province towns
We paint in Al Khobar and the other Eastern Province cities the same way we work in Dammam: inspection, preparation, then paint, at the same starting prices, with visits arranged according to location. In Al Khobar especially, facades close to the sea are exposed to more salt and humidity, so we pay extra attention to washing the facade and treating the base of the walls before exterior painting. Our pages for Al Khobar, Qatif, Jubail, Dhahran, Al-Ahsa and Saihat list what we do there.
Inside Dammam no district is outside our range; recent calls have come from neighbourhoods such as Al Rawdah, Taybah, Al Faisaliyah, Al Shati, Al Nur, Badr, Al Manar, Al Qadisiyah, Al Khaleej, Al Fursan, Al Nada, Al Anud, Al Hamra, Ghirnatah, Al Athir, Al Mazruiyah, Al Rayyan, Al Badiyah, Al Jalawiyah, Al Firdaws, Al Shulah, Al Itisalat, Al Jamiyin and King Fahd Suburb. Towns further out, like Abqaiq, Ras Tanura, Hafr Al-Batin and Khafji, have a travel charge agreed at the inspection, which drops when several jobs share one trip. The Dammam page lists all our services there.
