Building Maintenance in Ras Tanura – Coastal Inspections, Balcony Rust, Galvanised Pipes & Parapets

Building Maintenance in Ras Tanura

Brown rust streaks running down from the edge of a balcony, cloudy water from the laundry tap first thing in the morning, and a white crust of salt on the roof parapet: these are the three things we note most often in building maintenance in Ras Tanura. At Aemar Al-Maryam General Contracting we begin with a coastal inspection visit in which every spot is photographed and numbered, then hand you a fault list ranked by priority and book repair visits for the plumbing, crack repair, waterproofing, paint and electrical crews. The coastal inspection runs from SAR 230, a single-fault diagnosis from SAR 90, and the road cost from Dammam is worked out on site. Phone or message us on 0547879578.

Ras Tanura sits on a spit of land with the sea on most sides, and its homes live with humidity and salt spray far more than homes in inland towns. That does not mean every house there is in poor shape, but it does mean the maintenance schedule has to watch steel before anything else: the reinforcement inside the concrete, the old galvanised pipes inside the walls, and the metal fixings in railings and parapets. We are a planned maintenance contractor working by appointment, not a night call-out service, and we do not service air conditioners or appliances.

Quick summary: maintenance in Ras Tanura

  • Where we start: An inspection visit where every observation is photographed and numbered, then a fault list ranked by priority
  • What we treat most: Rust streaks under balconies, corroded galvanised pipes, salt and open joints on parapets
  • Prices: Full inspection from SAR 230, fault diagnosis from SAR 90, replacing a pipe section from SAR 165
  • Travel: From Dammam to Ras Tanura, priced at inspection and reduced by grouping items into one visit
  • Our limits: No AC servicing, appliances, lifts or fire systems, and no night-time emergency service

Building maintenance in Ras Tanura: what does sea air do to a house?

The short answer: it speeds up the corrosion of anything made of steel. High humidity carries salts, the salts settle on roofs and facades, and water then carries them into the small cracks in plaster and concrete. Local studies identify corrosion of reinforcing steel, followed by salt attack on the concrete, as among the main causes of building deterioration in the Eastern Province. Groundwater also lies close to the surface across much of the Province, so salts rise by capillary action at the base of walls and show up as white patches.

In practice, a fault in a Ras Tanura home rarely starts where you see it. The brown streak under a balcony comes from steel rusting inside the slab; the cloudy water at the tap comes from a galvanised pipe corroding from the inside; and the horizontal crack under a parapet coping comes from salty water getting into the joint and expanding. That is why we inspect in an order that follows water and steel, not room by room.

■ Steel in concrete

Balcony and canopy edges and the foot of external columns: rust streaks, cracks running parallel to the edge, flakes falling away.

■ Steel in plumbing

Old galvanised pipes: cloudy water when first opened, pressure that drops, damp patches beside pipe chases in walls.

■ Salt on the roof

Parapet copings, their joints and tank bases: a white crust, a horizontal crack, plaster that swells.

■ The base of walls

White patches and flaking paint up to a limited height above the ground, especially on the ground floor.

Home maintenance in Ras Tanura: one handyman per fault, or one contractor for the house?

If you have a single fault with an obvious cause, such as a dripping mixer or a failed breaker, a call-out technician may be all you need. But a coastal home rarely has one isolated fault. Rust on the balcony, cloudy water and a cracked parapet are all faces of the same problem: water and salt. A call-out technician fixes what he is asked to fix. A maintenance contractor starts with an inspection, traces the cause, orders the items, brings the trades together on one trip, and leaves you a numbered record.

A coastal inspection visit in Ras Tanura: what we record

On the inspection visit an engineer and a technician go over the facades, balconies, roof, laundry room, bathrooms, kitchen and distribution board. Each observation gets a number, a marker on the wall and a photograph, and goes into the list under that same number, so that you, and any tradesman who comes after us, know exactly which spot is meant. A full inspection starts from SAR 230. It is a contractor’s condition list for the house, not a structural engineering report.

Rust streaks under balconies in Ras Tanura: when are they serious?

A brown rust streak running down from a balcony edge has one of two sources. Either a metal fixing for the railing or a canopy is rusting and running onto the paint, or reinforcing steel close to the concrete surface has started to corrode. The first is relatively simple to repair. The second needs care, because rusting steel swells, pushes on the concrete around it, and makes it crack and spall.

Where maintenance ends and an engineer begins

If the concrete is cracked along the edge, flakes are falling, or the steel itself is visible, this is not a paint-and-patch job. We recommend an engineer’s assessment; the repair is then restoration, possibly needing a permit lodged by an engineering office, and it is costed on site. Do not stand on a balcony whose edge is breaking away.

If the source is a metal fixing, we clean the stain, treat or isolate the fixing, and repaint with a damp-resistant exterior paint. For crack repair on concrete and balconies in detail see crack repair in Ras Tanura, and for deeper restoration renovation contractor in Ras Tanura.

Replacing corroded galvanised pipes in Ras Tanura

In homes plumbed with galvanised steel pipe many years ago, corrosion starts on the inside. The zinc layer goes, the steel rusts, and deposits narrow the bore. The first thing residents notice is a tinge of colour in the first water drawn each morning, then weaker pressure in one bathroom or on one floor, then a damp patch where the pipe has finally holed inside the wall.

Plumbing Maintenance in Ras Tanura
Replacing a corroded length of galvanised water pipe with new PPR pipe joined by heat fusion in the laundry room of a Ras Tanura house

Our approach is to replace the corroded length with polypropylene (PPR) pipe joined by heat fusion, so nothing is left that can rust. We start with the exposed sections and those where damp has appeared, then decide with you: replace sections only, or plan to re-pipe the house step by step, room by room? Each rusted length we cut out and renew costs SAR 165 upwards, and chasing down a weak-pressure problem SAR 135 upwards. A full re-pipe has no list price; it turns on how many metres of pipe run through the house and how much wall must be chased and made good.

  • ✓Joining old and new: We use proper transition fittings between steel and PPR, and never fuse or clamp onto a corroded section
  • ✓Testing before closing: The line is tested at no less than working pressure before the chase is closed and plastered
  • ✓The wall afterwards: We re-plaster the chase and leave it ready for paint, not open
  • ✓More detail: Wider plumbing work is covered in plumber in Ras Tanura

How to tell the old galvanised pipework is finished

  • ✓Faintly brown or yellow water first thing in the morning that clears after a few minutes
  • ✓Weak pressure in one bathroom or on one floor even though the tank has filled and the pump is running
  • ✓A damp patch that keeps coming back in the same place on a wall near a bathroom or the kitchen
  • ✓Visible rust on exposed fittings under basins and at the water heater
  • ✓An old valve is replaced and a new leak appears right next to it shortly afterwards

If two or more of these signs show up in the same house, a planned replacement usually costs less than patching each hole as it appears, because every time a wall is opened there is plaster and paint to redo, and it is better to do that once per room.

Parapet and roof joint maintenance in Ras Tanura

The parapet is the short wall around the edge of the roof, and on homes near the sea it is the first thing to catch the salt spray. A white salt crust builds up on its concrete coping, and a horizontal crack opens at the joint between the coping and the wall below it. Rainwater then gets into the parapet and from there into the top of the external wall or the ceiling of the room underneath.

Roof Maintenance in Ras Tanura
Brushing the salt crust off a concrete parapet coping and injecting sealant into the horizontal crack on the roof of a house near the sea in Ras Tanura

We start by brushing off the salt and cleaning dust out of the crack, then inject a flexible sealant into the horizontal joint until it is fully closed. Where the plaster around it has swollen or crumbled, we cut it out and rebuild it over a fibre mesh, at SAR 20 upwards a square metre. On the same visit we check the edges of the waterproofing at the foot of the parapet, because a crack at the top often comes with the membrane lifting at the corner below. Concrete crack injection, where needed, starts from SAR 32 per linear metre.

If the roof waterproofing itself is worn out, the details and prices are in roof waterproofing in Ras Tanura. Maintenance here deals with joints and edges; renewing the waterproofing is a separate job.

Facades and exterior paint on Ras Tanura homes

Exterior paint on a coastal house cannot be judged by the lifespan you would expect inland. Salts under the paint push it off, and moisture fills the hairline cracks. So we never paint before we treat: we remove what is flaking, wash off the salt, treat the cracks, let the surface dry, and only then roll on a moisture-tolerant outdoor paint, at SAR 18 upwards a square metre. If salts are rising from the base of the wall, paint alone will not stop them; rising damp and the salts it carries are costed after a look on site. For painting in detail see painting in Ras Tanura.

Wiring and boards in salt-air homes of Ras Tanura

Salty humidity does not leave electrics alone. Outdoor sockets in courtyards and on roofs rust at their terminals, and a distribution board in a damp spot or near an outside door develops a layer of oxidation on its busbars and terminal screws that raises the temperature at each connection. When the full summer load comes on, the oxidised terminal heats up more, so the breaker trips or scorch marks appear.

During the inspection we open the board and look at its terminals, press the earth-leakage test button, make sure each AC is on a breaker that suits it, and check outdoor sockets and their covers. Replacing a breaker starts from SAR 90, board servicing with load redistribution from SAR 185, and a corroded length of cable renewed from SAR 165. For wider electrical work see electrician in Ras Tanura.

Bathroom and kitchen maintenance in Ras Tanura homes

Bathrooms and kitchens are where water meets the finishes every day. Near the sea we look hard at chrome and brass: corroded mixer bodies, pitted waste fittings, and the steel clips under the basin. Then come the grout by the gully, the silicone at the bath and the slope of the floor, and a meter reading with everything closed. Hidden-leak tracing is priced by property size, SAR 140+ for a single wet room, SAR 200+ for a whole apartment, SAR 280+ for a villa, and re-bedding a handful of loose or cracked tiles SAR 92+. Where leaks recur and the membrane and tiling are both past it, renovating the room beats repeated patching; see bathroom renovation in Ras Tanura and kitchen renovation in Ras Tanura.

Gypsum ceilings and tiles after a leak in Ras Tanura

When a galvanised pipe holes above a gypsum ceiling, the first sign is a yellow stain, then a bulge, then sagging boards. The usual mistake is to paint the ceiling as soon as the leak stops. The right order is to fix the source, wait for the area to dry, and then decide whether treating and painting the stain is enough or whether the affected boards have lost their strength and need replacing. Gypsum ceiling repair after a leak is priced at inspection, and a new flat gypsum-board ceiling starts from SAR 46 per square metre if a whole section has to go. The same applies to tiles over a reopened pipe chase: we reinstate them with matching pieces where possible, and where none are available we suggest a solution that does not spoil the look of the floor.

Preventive and corrective maintenance in a coastal home

Corrective maintenance comes after a failure: a pipe holes, so we replace it. Preventive maintenance comes on a calendar date: we clear the drains before the rains every year. In a house near the sea a third type earns its keep: condition-based maintenance, where a measurement or a comparison shows the start of a problem before it becomes a failure.

TypeWhenExample from Ras Tanura
CorrectiveAfter a failureReplacing a galvanised section that holed and spoiled a gypsum ceiling
PreventiveOn a fixed dateWashing salt off the parapet and checking its joints before the rains
Condition-basedWhen a reading changesA rust streak under a balcony that is longer than in last year’s photo
Standby testingPeriodicallyPressing the earth-leakage test button and running the standby pump

We build the programme from an inventory of the house’s elements and log every visit and what was fixed, so comparing one year with the next is actually possible.

General maintenance company in Ras Tanura: what we combine and what we leave to specialists

On a single visit we combine plumbing, electrical work, leak detection, roof maintenance, cracks, plaster, paint, tiles and gypsum, because a coastal home’s faults overlap: a leaking pipe ruins the gypsum, and a parapet crack ruins the paint. Each trade has its own Ras Tanura page, including tile installer in Ras Tanura and plastering contractor in Ras Tanura.

Outside our service

We leave AC repair and servicing, appliances, lifts and fire-fighting equipment to the firms licensed for them, and Civil Defence expects fire equipment to be kept serviced. The only AC work we take on is the electrical feed with a dedicated breaker (SAR 120 upwards) and the condensate line (SAR 90 upwards).

Planning coastal visits from our Dammam base

Our crews set out from Dammam, so we plan Ras Tanura in a way that cuts the number of trips. There is no flat call-out fee for the trip; we cost it on site and divide it over the jobs, so a fuller list makes each job cheaper to reach.

■ Inspection first

We photograph, number and price every item, so you know the full cost before deciding.

■ A combined repair day

Plumbing, parapet and paint on one day with co-ordinated crews, instead of three trips.

■ Two visits a year

Before the rains and before summer, for homes near the sea or buildings with several flats.

To save a whole trip

Before the visit, send photos of the meter, the board, the parapet and any rust stain, and a rough size of the tired facade. That lets us bring the right materials the first time.

This schedule is practical advice based on what we see in coastal homes, not a regulatory requirement, and it can be adjusted for the age of the house and how close it is to the sea. The value of a numbered list is that it becomes a record: the following year we go back to the same spot by its number and see whether the crack has widened, the rust has spread, or nothing has changed. That alone prevents a lot of late repairs.

Periodic programme or annual contract in Ras Tanura

For apartment buildings and owners of more than one house we suggest a programme we set up once the first survey is done: the parts covered, which trades come, how often and when visits, the reporting channel between visits, materials priced separately and approved before fitting, and exclusions such as AC, appliances, lifts and misuse. We price the programme as the number of visits times the inspection visit, with repairs from our table after your approval, and travel built into the agreement. We do not set a yearly figure before seeing the building.

Apartment buildings and rented homes in Ras Tanura

In a building whose flats have different owners, the bill for the roof, stairs, tanks and lobby is divided by floor area, so a bigger flat pays a bigger share. Once three or more people own flats in the block, the property regulations make an owners’ association compulsory, while each owner still keeps up the inside of their own flat, occupied or not. Our agreement in that case is with the association, or with the owner the others have chosen to represent them.

Water coming through from upstairs in Ras Tanura

When the upstairs bathroom is wetting your ceiling, its owner is the one who must stop it, since nobody may let their flat damage a neighbour’s. If instead the water is coming from the building’s main drain or riser, that pipe is common property and the repair is shared. Either way we trace the source before touching anything, and we only rebuild the ceiling after the leak is dead and the slab has dried out; gypsum ceiling repair after a leak is priced at inspection.

For a rented home in Ras Tanura, the owner is generally the one who keeps it in a fit state, routine upkeep included, and the tenant’s duty is to let urgent work go ahead. Whatever minor jobs the tenant has accepted will be written into the lease, so the Ejar contract answers most arguments before they start.

When does maintenance become restoration in Ras Tanura?

When the work goes beyond a local repair to treating a concrete defect, re-waterproofing a roof or strengthening an element, it becomes restoration, and an engineering office normally has to secure a permit for it on Balady. Painting, renewing pipe lengths, resealing joints and fixing tiles are upkeep and can usually proceed without one. Our list states clearly which items are maintenance and which are restoration.

Sample bill: rust, cloudy water and a cracked parapet

An illustration: a villa with rust streaks under one balcony, cloudy water in the laundry room and a crack along the parapet. The inspection showed the rust came from a railing fixing, not from the slab’s reinforcement, so the items were:

Mistakes we often see in coastal home maintenance

  • ✓Painting over a rust streak: The streak returns within weeks because the source is still rusting
  • ✓Patching a corroded galvanised pipe: Fusing or clamping onto a corroded section opens a new hole right next to it
  • ✓Sealant over salt: Sealant will not bond to a surface with a salt crust on it
  • ✓Putting off the roof drains: The first heavy rain exposes every blocked drain on the same day
  • ✓A trip for every fault: Travelling from Dammam more than once pushes the cost up for no reason

Pictures we ask Ras Tanura owners for

  • ✓Close-up photos of any rust streak under a balcony, plus a wider shot showing where it is on the facade
  • ✓A photo of the water colour when a tap is first opened in the morning, and photos of the meter and the board
  • ✓Photos of the parapet from the roof and any crack or salt on it
  • ✓The property type, number of floors, district, and whether the house is close to the sea
  • ✓Whether you are the owner or tenant, and the times that suit you

Why Ras Tanura homeowners choose Aemar Al-Maryam for maintenance

Because we follow the steel and the water before we pick up a paintbrush, draw a clear line between what we repair and what needs an engineer, price from a published table, and plan the trip from Dammam so items are grouped. We give you a numbered list that stays with you as a record of the house, and we go back to it on every later visit to compare each spot with its earlier photo. We also tell you plainly what we do not offer, such as AC, lifts and fire systems, so you are not waiting on us for work that is not ours, and we point you to the kind of specialist you need. Finished coastal jobs are pictured on the projects page.

FAQ

How much is a home inspection visit in Ras Tanura?

The coastal inspection, with every spot numbered and photographed, starts at SAR 230; tracking a single wiring or water fault is from SAR 90. The drive from Dammam is costed on the day, and figures firm up only once you agree the work.

What causes brown rust streaks under a balcony?

Either a metal fixing for the railing or a canopy is rusting and running down, or reinforcing steel close to the concrete surface has started to corrode. We identify the source on the inspection visit; if it is the slab’s steel, we recommend an engineer before any repair.

Are cracked balcony edges dangerous?

If the concrete is cracked along the edge, flakes are falling or the steel is showing, it needs an engineer’s assessment and restoration that may require a permit through Balady. Avoid standing on it until it has been checked.

Why is the tap water cloudy in the morning?

Usually because of ageing galvanised pipework rusting internally. We replace corroded sections with PPR pipe joined by heat fusion; replacing a section starts from SAR 165.

Do you re-pipe the whole house?

Yes when needed, and we usually suggest a phased plan starting with the worst sections. A full re-pipe is costed on site from the metres of pipe and the wall area to be chased and refinished.

How do you treat salt and cracks on the roof parapet?

We brush off the salt crust and clean the crack, inject a flexible sealant into the joint between coping and wall, and rebuild blown render over mesh from SAR 20 a square metre.

How long does exterior paint last on a house near the sea?

It depends more on surface preparation than on the paint. If salt is removed and cracks are treated first, the paint lasts much longer; paint applied over salt flakes quickly. Outdoor moisture-tolerant paint runs from SAR 18 a square metre.

What does the trip to Ras Tanura add?

There is no set charge; we work it out on site from the workload and days needed, then divide it over the jobs. A longer list means a smaller share per job.

Do you offer periodic maintenance programmes in Ras Tanura?

Yes, for apartment buildings and owners of more than one house, with visits before the rains and before summer and a yearly inspection. The programme is priced after the first inspection.

Do you service air conditioners or lifts?

Neither. Our AC work ends at the cable, breaker and drain pipe; lifts and fire equipment need their own licensed contractors.

Who pays to maintain a shared building roof?

Every flat owner, according to floor area. From three owners up an owners’ association has to be formed to run the common parts, and that association, or its chosen representative, is who we contract with.

Do you work in Rahimah?

Yes. We cover Ras Tanura and Rahimah with visits arranged from Dammam, sometimes combined with our work in Jubail to cut the travel cost.

What should I send before the visit?

Close and wide photos of any rust, the water colour in the morning, the meter and the board, and the parapet from the roof, with the property type, number of floors, district and the times that suit you.
