In Saihat homes, three loads cause most electrical trouble: water heaters that run for hours through the winter, AC units that never rest in summer on rooftops exposed to sun and sea air, and board connections that quietly heat up until they fail. Our electrician in Saihat team at Aemar Al-Maryam General Contracting gives every water heater a circuit of its own and a two-pole isolating switch, fits sealed outdoor isolators and sun-resistant conduit for rooftop AC units, and checks boards and connections with a thermal camera before heat turns into a fault. An AC line starts from SAR 120, a heater connection from SAR 65 and an inspection visit from SAR 90, all labour estimates until inspection. WhatsApp 0547879578.
Saihat is a coastal town where modern family houses stand next to older homes that have gained annexes and extra floors over the years. Most of them put their outdoor AC units on the roof and hang their water heaters in bathrooms and laundry rooms. Those heavy appliances are what expose any weakness in a network: a cable smaller than its load, a breaker shared by two appliances, or a joint loosened by heat and vibration. This guide explains how we deal with them in Saihat, along with the rest of the electrical work from rough-in to boards and earthing, and the prices we start from.
The essentials: electrical work in Saihat homes
- Water heaters: every heater fed from the board on its own circuit, isolated by a two-pole switch outside the bathroom and protected by an RCD.
- Rooftop AC: a sealed outdoor isolator beside each unit, cables in UV-resistant conduit, and proper clip fixings.
- Thermal checks: a thermal camera that picks out the breaker or joint running hotter than the rest, backed by insulation and leakage tests.
- Prices from: AC line SAR 120, heater connection SAR 65, new point SAR 75, inspection visit SAR 90, board SAR 370, earthing SAR 275, rough-in point SAR 37. Estimates until inspection and agreement.
- How we work: appointments are set once we have seen photos or the site; we are not a night call-out service. Phone and WhatsApp 0547879578.
Electrician in Saihat: what we do and how appointments work
Our Saihat electrician works to a schedule. You send photos of the appliance, the board or the roof, and we decide whether one visit will do or whether an inspection comes first. We then send the items, an estimated cost and a suitable day. On the day, the crew arrives with test instruments, the thermal camera and the agreed parts, installs, tests and hands over what was done.
In Saihat we handle water-heater and AC lines, boards and load distribution, earthing and RCDs, thermal inspection and fault finding, rough-in for new houses and annexes, extra extensions, and indoor and outdoor lighting. We do not promise to arrive within minutes at midnight. As a contracting firm we book every job in advance, and our promise instead is work that is calculated, tested and written down.
■ Heater lines
Each heater on its own breaker, switched from outside the bathroom.
■ Rooftop AC
Sealed isolators, sun-resistant conduit and solid fixings.
■ Thermal checks
A heat image of the board and joints that shows trouble before it fails.
■ Boards
Installation, replacement, load balancing and numbered breakers.
■ Rough-in
New houses, annexes and majlis rooms before plastering.
■ Lighting
Spotlights, chandeliers, and wall and roof lighting.
Electrical company in Saihat or a call-out electrician?
Changing a lamp or a switch may only need a call-out electrician. When the job is preparing a house for heavy loads, reorganising the board, or wiring a house or annex, an electrical contractor who calculates, tests and itemises is the better fit. The difference shows on the first day of summer: the house whose loads were worked out keeps running, while the one where appliances were simply added trips.
| Situation | Call-out electrician | Electrical company or contractor |
|---|---|---|
| A failed lamp or switch | Enough | Only as part of a bigger job |
| A new water heater with no line | May hang it on an existing socket | Runs a dedicated line with its own breaker |
| Four new AC units on the roof | Often does not check the board | Checks capacity and spreads the loads |
| A breaker that runs hot or trips | Sometimes swaps it for a bigger one | Finds the cause by measurement and thermal imaging |
| A new house or annex | No | From the drawings to final testing |
Water heater wiring in Saihat on a dedicated line
Connecting a water heater in Saihat starts from SAR 65 per point, and if the heater has no line of its own from the board, bringing a fresh point into a house that is already finished costs from SAR 75. An electric water heater is a heavy load that runs for long periods. Tie it to the bathroom socket circuit or the lighting circuit and the cables and joints warm up and the breaker trips again and again. So we run a cable sized to its rating in a straight conduit, give it its own breaker in the board, and add a two-pole isolating switch, complete with a neon indicator, just outside the bathroom door or beside the heater in the laundry room, so both conductors are isolated together for maintenance.
- ✓The heater rating first: we read its nameplate and choose the cable and breaker from that, not from the tank size alone.
- ✓Away from spray: the fixed connection point sits outside the splash zones and is protected against water.
- ✓RCD protection: like every bathroom circuit, the heater circuit sits behind a 30 mA RCD.
- ✓A connected earth: the heater’s metal body is earthed, which the RCD needs in order to work.
- ✓A fixed connection, not a plug: we prefer a fixed connection unit to a plug pulled out and pushed back every time.
| Heater type | What we prepare | Note |
|---|---|---|
| Storage heater in the bathroom | Own circuit and breaker, two-pole switch by the door outside | The most common setup in Saihat homes |
| Small kitchen heater under the sink | A fixed point on an RCD-protected circuit | Never tied to the kitchen appliance sockets |
| Tankless instantaneous heater | A heavier line and a larger breaker to suit its rating | It draws a high current the moment it fires, so we check the board first |
| Central heater serving several bathrooms | A line straight from the board with its own breaker | Designed with the plumber from the start |
Installing the heater itself, its safety valve and pipework is the water side, handled by a plumber in Saihat; we prepare, connect and test the electrical line. We often arrange both trades on the same day so the heater is not left hanging on the wall unused.
Signs that a heater line is struggling
Noticeable warmth at the outside switch after the heater has run for a while, an indicator light that flickers, dark marks around the connection point, or the RCD tripping as the water heats up. Any one of these deserves a photo on WhatsApp, because catching it early usually means tightening a terminal or changing a switch rather than running a new line.
⚠ Does the heater trip the breaker every time it runs?
Do not swap the breaker for a bigger one. The trip may come from a cable smaller than the load, a failed heating element leaking current, or a loose joint. We test the circuit, measure the leakage and find the cause, then repair the line or tell you that the element needs a heater technician.
Rooftop AC wiring in Saihat: isolators, sun and humidity
Running power to one split unit in Saihat, with its breaker in the board, costs from SAR 120. The part that is usually neglected is everything above the roof slab. The cable feeding the outdoor unit lives under direct sun, sea humidity and salt. Left exposed, its sheath cracks within a few seasons, and without an isolator beside the unit the AC technician has to switch off the whole house to service it.

- An isolator for every unit: with a sealed weatherproof cover, on the wall or stand beside the unit, so it can be switched off alone for servicing.
- UV-resistant conduit: cables run in conduit made for outdoor use, clipped at regular intervals.
- Cable entry from below: we bring the cable into the isolator and unit from underneath so water cannot run down onto the joint.
- Raised stands: units sit on metal stands above rainwater and roof-washing level.
- One line per unit: we never put two units on one breaker, and we check board capacity before adding any.
- Crossing the waterproofing: where a cable passes through the roof membrane we seal the opening so water does not reach the ceiling.
If you are renewing the roof waterproofing, plan the cable routes before the membrane goes down with roof waterproofing in Saihat, so nobody has to pierce a fresh membrane afterwards. On roofs crowded with units we suggest a separate AC sub-board in a shaded, easy-to-reach spot.
A sign worth noticing
If the cable sheath on the roof has gone chalky or cracked, or the outdoor isolator cover has yellowed and warped, the sun has done its work. Replacing them before summer costs far less than repairing a unit that stopped on a hot afternoon.
Can your board take one more AC unit?
Before fitting another unit on a Saihat roof we answer three questions. Is there a free way in the board for a new breaker? Can the main breaker carry the extra load when every AC and the water heater run in the same hour? Are the loads spread evenly across the phases on a three-phase supply? If the answers are reassuring, we run the line and fit the breaker. If not, we suggest rebalancing the loads, an AC sub-board, or reviewing the supply capacity with the Saudi Electricity Company, a request the owner submits.
Thermal-camera electrical checks in Saihat
Thermal imaging in Saihat is part of the inspection and diagnosis visit, which starts from SAR 90. The camera sees what the eye cannot: a breaker warmer than its neighbours, a cable end heating up in the board, or a socket behind the fridge that rises in temperature under load. Excess heat in electrical gear is an early sign of a loose joint or an overload, and it usually comes long before anything burns. Caught early, the fix is often tightening a terminal or changing a breaker.

- 1Run under load
We ask for the AC units, the heater and the usual appliances to be running, because a weak joint does not show without load. - 2Thermal image of the board
With the cover safely removed, we image the breakers and terminals and compare their temperatures. - 3Sockets and joints
We go round the sockets of heavy appliances and the heater and AC connection points. - 4Electrical measurement
We complete the picture by measuring current on suspect circuits and testing insulation and leakage. - 5A short report
We send you the thermal images with what we recommend: tighten, replace, or rebalance the loads.
When to ask for a thermal check in Saihat
- ✓Before summer: when the AC units are about to run for long hours every day.
- ✓After adding heavy appliances: a new AC, an instantaneous heater or a dryer.
- ✓A smell of hot plastic: near the board or a heavy appliance socket, after unplugging the appliance.
- ✓Discoloured sockets or breaker covers: yellowing or blackening around the terminals.
- ✓Before buying a used home: so you know the network’s condition before you move in.
A thermal camera is a diagnostic tool, not a substitute for testing. It tells us where to look, and measurement confirms it. We recommend a check before summer in houses with many AC units, and after any major addition to the house.
Electrical fault finding in Saihat: tripping breakers and leakage
When a breaker trips in a Saihat house, our first questions are which breaker and when. An ordinary breaker that trips at midday usually means its circuit is overloaded. An RCD that trips after rain or roof washing points to water inside an outdoor joint. A breaker that heats up and trips without a big load points to a loose connection. We measure and isolate circuits one by one until we reach the cause, and we never fit a bigger breaker to silence the problem.
⚠ Sparks, smoke or the smell of something burning
Kill the supply at the main switch only if reaching it is safe, take everyone outside and phone Civil Defence. Ours is a booked service, not an emergency one: after things are safe we visit, trace the fault and repair it.
Bathroom electrics and sockets in Saihat homes
The bathroom is where the heater, water, lighting and extract fan meet, so we apply the zone rule there: no sockets inside or near the shower or bath splash zone, light fittings near water rated at least IPX4, every bathroom circuit behind a 30 mA RCD, and any shaver or hair-dryer outlet kept a safe distance from the basin. We link the extractor to the light switch, or give it an overrun timer that keeps it going for a few minutes after the light goes off, so steam leaves and moisture does not settle on the boxes.
Throughout the rest of the house we install 230 V outlets of the three-pin type the Saudi specification calls for, with heights set from the furniture: switch plates usually sit at roughly elbow-to-shoulder height (about 120 cm over the final floor), ordinary outlets close to floor level, and kitchen sockets above the worktop. In homes close to the sea we prefer corrosion-resistant boxes and covers in bathrooms and laundry rooms.
Distribution board installation in Saihat and load balancing
For Saihat homes, a brand-new board fitted and wired costs from SAR 370, one more breaker from SAR 90, and a check of the existing board with rebalancing from SAR 185. In a house with several AC units and heaters, spreading loads across the phases, numbering the breakers and writing a circuit chart saves you hours whenever something goes wrong. We leave spare ways in the board and put it in a dry, accessible place, never in a laundry room where water splashes.
Earthing and RCD protection in Saihat homes
No earth, no connection: the Saudi Electricity Company requires it before supplying a new home, and we put in a complete house earth from SAR 275. Without it the RCD cannot work properly and the heater or washing machine casing is unprotected. We fit the 30 mA RCD on sockets, bathrooms, the kitchen, and roof and courtyard circuits. In a humid coastal house we test it after installation and recommend pressing its test button from time to time.
Wiring new Saihat houses and annexes from the shell
For a new Saihat house, rough-in costs from SAR 28 for every square metre built, or SAR 37 an outlet if you prefer to count points. We mark the points with the owner from the drawings, lay conduit before plastering alongside the plumber, plan AC and heater lines from the outset instead of adding them later, and test insulation before the walls close, in line with the Saudi Electrical Code SBC 401. Planning an annex or majlis in Saihat? We prepare a sub-board and its circuits, and leave a meter position if the annex is an independent unit.
Electrical point price in Saihat
Each ordinary lighting or socket outlet in a rough-in job costs from SAR 37; outlets for AC units and heaters cost more, since they take thicker cable and a breaker of their own. Squeezing one more point into a lived-in home, opening and making good the wall, costs from SAR 75.
Electrical extensions in Saihat for washers, pumps and additions
The laundry room in Saihat homes often gathers the water heater, the washing machine and sometimes a dryer, each of them a heavy load. The washing machine gets an RCD-protected circuit with its box kept away from the water outlet, and a dryer gets its own line if there is one. The tank pump on the roof or in the courtyard has its own line and breaker, while its water side belongs to the plumber. An added socket or relocated switch is from SAR 75 per point, a room from SAR 460, and replacing a damaged cable section from SAR 165.
Outdoor lighting and spotlights in Saihat homes
Wall, entrance and roof lighting in Saihat starts from SAR 75 per point, with water-rated floodlights and fittings on an RCD, plus a photocell or timer if you like. Inside, downlights in a newly boarded ceiling are SAR 9 apiece with the hole cut, chandeliers SAR 55 to hang, and concealed LED tape SAR 45 a metre, all as starting labour. Spotlight cables are pulled before the ceiling closes, working with gypsum board installation in Saihat. A lone downlight or two added to an old ceiling is charged as a call, not per light.
Rewiring older houses in Saihat and converting to 220 V
In older Saihat houses the network may need replacing entirely, especially where there is no earth, the supply is still 127 V, or years of additions have piled up. Replacing all the wiring, and moving the house onto the 230 V system, is quoted only after we have seen it. The conversion has a Saudi Electricity Company side applied for by the owner, while we prepare the board, circuits and three-pin 230 V sockets. If the whole house is being renovated, it is best combined with house renovation in Saihat.
Electricity meter for an annex in Saihat
A second meter is something only the owner can request from the Saudi Electricity Company, and the annex must appear as a self-contained unit on the permit or in a municipality letter for it. Our side is the annex circuits, its sub-board and earth, plus a meter niche set in the boundary wall inside your plot, which is where the ministry’s housing rules want meters. We do not commit to timings on the company’s behalf.
Materials that cope with Saihat’s coastal climate
Humidity and salt in Saihat make the choice of outdoor materials a technical decision, not a cosmetic one. We suggest the specification and you choose the brand, provided it complies with Saudi standards.
| Location | What we choose | Why |
|---|---|---|
| Roof cables | Inside UV-resistant conduit | The sun cracks an exposed sheath |
| AC isolators | Sealed weatherproof covers with bottom cable entry | Rain and roof washing |
| Conduit fixings | Clips and ties that do not rust | Salt eats ordinary metal |
| Bathroom and laundry boxes | Damp- and corrosion-resistant | Daily steam and spray |
| Boundary-wall floodlights | Water-rated for outdoor use | Dust and humidity |
Data, satellite and cameras in Saihat homes
Each data or satellite outlet is priced from SAR 90, while cameras and intercoms are priced after inspection. We run conduit for these systems separately from the power cables, bring it together at the router, prepare camera points at the door, the roof and the courtyard, and use the same sun-resistant conduit on the roof.
Electrical testing before handover in Saihat
The Saudi Electrical Code requires a network to be inspected and tested before it is put into use. Before the plaster goes on we check every conductor for continuity and put the insulation under a 500-volt DC megger test, looking for at least one megohm on each domestic circuit. On occupied homes we test every new circuit after installation, test the RCD trip time, run heaters and AC units under load while watching the joints with the thermal camera, and then hand you the breaker chart.

Illustrative example: two heaters, four rooftop AC units and a thermal check in Saihat
A Saihat house needs two dedicated water-heater lines, supplies for four rooftop AC units, and a thermal check of the board. Two new points for the heater lines × SAR 75 = SAR 150, connecting both heaters × SAR 65 = SAR 130, four AC lines with breakers × SAR 120 = SAR 480, and the inspection visit at SAR 90. The total is 150 + 130 + 480 + 90 = SAR 850 in labour, excluding cables, conduit, breakers and the outdoor isolators. The figure is for illustration only; the real cost follows the inspection.

Mistakes we keep finding in Saihat’s coastal homes
- ✓A heater on the socket circuit: cables warm up and the breaker trips through the winter.
- ✓Exposed AC cable on the roof: its sheath cracks in the sun within a few seasons.
- ✓An AC unit with no isolator beside it: the whole house goes dark to service one unit.
- ✓Cable entering the top of an isolator: rainwater runs straight onto the joint.
- ✓A bigger breaker instead of finding the cause: the joint burns instead of the breaker tripping.
- ✓A board inside the laundry room: exposed to damp and spray.
