Cement Board Installation in Al-Ahsa – Rest-House Cabins & Date Stores

Cement Board in Al-Ahsa

Cement board installation in Al-Ahsa is the quick way to add guest cabins to a rest house, a light majlis beside the pool, or a room for storing dates on the farm, without waiting weeks for blockwork, concrete and plaster. We screw fibre-reinforced cement boards to a galvanised steel frame, pack the space between the faces with rock wool, finish the joints and spray the outside in a warm clay tone that sits comfortably among the palms. Aemar Al-Maryam General Contracting builds these rooms across Hofuf, Mubarraz and the surrounding oasis villages. Insulated walls are priced from SAR 185 per square metre, supplied and fixed; it is an estimate that we confirm after seeing the site. Call or WhatsApp 0547879578.

Our base is Dammam, roughly 160 km by road from Al-Ahsa, so we organise jobs there differently. We start from your photos and measurements, make one inspection visit, and then the crew arrives with the boards, studs and insulation loaded in a single delivery. This page is written for rest-house and farm owners: rows of adjoining cabins, rest-house majlis rooms, date stores, spray-painted clay finishes, and then prices, worked examples, the installation sequence and the mistakes that ruin a wall.

Quick summary for rest-house and farm owners in Al-Ahsa

  • What we build most: adjoining guest cabins at rest houses, light outdoor majlis rooms, insulated date-storage rooms, guard rooms and tool stores.
  • How it is built: galvanised steel studs, a 12 mm outer board, rock wool in the cavity, an inner board, and a sloped sandwich-panel roof that sheds rain.
  • The finish: alkali-resistant mesh bedded in base coat over the joints, then a flexible exterior paint sprayed in sand and clay tones.
  • Starting prices: insulated wall from SAR 185/m², cladding from 148, sandwich-panel roof from 125, labour only from 46.
  • Before building on a farm: an engineering office checks with the municipality how the land may be used and what can be built on it.

Cement Board in Al-Ahsa: What It Is and Why Rest Houses Choose It

A cement board is a rigid panel of Portland cement and fine silica bound together with reinforcing fibre, formed under pressure and cured with steam; the result is hard, does not break down in damp conditions and does not soften in the sun. In Al-Ahsa three reasons push owners towards it again and again. The first is speed: a rest-house owner wants the guest rooms ready before the winter gatherings and the Eid visits, and a light frame goes up in days rather than weeks. The second is weight: many rest houses sit on sandy or silty ground close to irrigation water, and a light wall needs a simpler base than a block wall. The third is flexibility: a light room can be extended later by adding a neighbour that shares one of its walls, which is exactly what many families do as they grow or as the number of visitors rises.

The board alone does not make a good room, though. What keeps the wall sound for years is a straight galvanised frame, the right stud spacing, properly treated joints, insulation filling the cavity and a flexible exterior coating. This guide explains each of those parts in the language of a rest-house owner rather than a factory brochure.

Cement Board Thicknesses and Where They Go on a Rest House or Farm

The usual sheet is 120 cm wide and 240 cm long (1220 × 2440 mm exactly), covering roughly three square metres, and some suppliers stock longer sheets. Thickness follows the position and the job of the board:

ThicknessWhere we use it in Al-AhsaNote
6–8 mmSuspended ceilings under arcades and shades, soffits under overhangsLight; needs closely spaced framing
9–10 mmInternal partitions between a guest room and its bathroom; the inner face of a date storeCombined with insulation in the cavity
12 mmExterior walls of rest-house cabins, majlis rooms and farm roomsThe usual exterior thickness
15–18 mmHeavy cladding, light floors over a frame, impact-prone spotsSet by the manufacturer’s instructions

Stud centres, how hard the wind hits the wall and the board maker’s data sheet decide the final thickness, not personal preference.

Cement Board Installation in Al-Ahsa: The Work We Take On

For us, cement board installation in Al-Ahsa means the whole system, not just fixing sheets. We set out the plan, fix the tracks to the base, stand the studs, fit the boards and insulation, treat the joints and hand the wall over ready for paint or already painted. Across the oasis, these requests come up again and again:

■ Rest-house guest cabins

One room or a row of rooms beside the majlis or the pool, each with a small bathroom if you want one.

■ Light outdoor majlis rooms

A majlis on a concrete base with insulated cement board walls, a sandwich-panel roof and a front arcade.

■ Date-storage rooms

A sealed, insulated room on the farm with a wide door and a floor that is easy to wash.

■ Guard and worker rooms

A small room at the gate with a bathroom, built quickly and kept apart from the main rest house.

■ Tool and pump stores

Simple rooms for farm equipment that also keep dust away from pump control panels.

■ Recladding existing walls

An old wall or boundary wall clad in 12 mm boards and sprayed a new colour instead of being demolished.

We Install Boards; We Do Not Sell Loose Sheets

We are an installation contractor, so we do not run a shop selling boards by the sheet. We supply boards, studs and insulation only inside an installation contract of our own, and we choose boards whose supplier can show compliance with the Gulf standard for flat fibre-cement sheets. If you already have the materials, we inspect them first and then fit them for a labour-only price.

Cement Board Guest Cabins and Majlis Rooms for Al-Ahsa Rest Houses

In Al-Ahsa the rest house is where the family meets at the weekend and where guests are received on holidays and at celebrations. Many start with a majlis and a pool and then need rooms where visitors can sleep, or that can be set aside for women and children. This is where cement board shines: we build the rooms in one row on a shared concrete base and spray them in a single colour, so they look like an original part of the rest house rather than a hurried add-on.

A Row of Adjoining Cabins: Shared Walls Lower the Cost

When three rooms are built side by side, each pair of neighbours shares one wall, so there is less wall area to pay for than with three separate rooms. We treat the shared wall with extra care: it gets a full fill of rock wool to cut sound between the rooms, and we avoid placing switches back to back in the same spot so noise does not leak through their boxes. The rooms can also be built in stages: the steel frame for all three at once, two rooms closed in now and the third later, a sight you will recognise from many rest houses.

The Light Majlis and Its Arcade

A rest-house majlis in cement board needs an open interior without columns in the middle, so we design the studs and the top beams to carry a roof across the full width, and we place windows between studs rather than over them. A front arcade shields the facade from the afternoon sun and keeps the wall cooler; we tie it to the building with a sealed detail at the junction so rain cannot run between the two roofs. The fireplace, the kitchen and full blockwork majlis designs are covered in our guide to the annex and majlis builder in Al-Ahsa.

A Small Bathroom for Each Guest Room

Many rest-house owners want a small bathroom attached to every guest room, and here cement board earns its place on the inside too, because water that would ruin gypsum leaves it intact. We build the bathroom walls in cement board, add a waterproofing layer over the floor and up the walls in the shower zone, and treat joints and screw heads before tiling. The board resists moisture but it is not a membrane that stops water passing through; the waterproofing on top is what protects the steel frame behind it. We plan the drain run with enough fall to the rest house’s main drain and fix the positions of the water heater and basin before the wall is closed. Bathroom prices are set at inspection because they depend on the number of fittings, the tiles and the length of the pipe runs.

A tip before you order

Mark where the TV, the air conditioner, shelves and wardrobes will go in each room before we close the walls. We place extra studs or backing behind them inside the frame so the load hangs safely and the screws do not work loose.

Cement Board Date-Storage Rooms on Al-Ahsa Farms

A date store on a farm needs two things before anything else: a wall that slows the heat coming in, and a room sealed tightly enough to keep out dust and insects. So we build it with a double-skin wall: a 12 mm board outside, rock wool filling the whole cavity between the studs, then an inner board, under an insulated sandwich-panel roof with a gentle slope. We lift the room’s floor above the farm ground on a concrete slab and stand the boards on a plinth or a tiled skirting so their bottom edge never meets irrigation or washing water.

Cement Board Room in Al-Ahsa
A date-storage room on an Al-Ahsa farm: cement boards on a steel frame with rock-wool insulation before the wall is closed.
  • ●The door: a wide opening that lets date crates and trolleys in, with its frame stiffened inside the structure because the door opens and closes constantly in the season.
  • ●Sealing: the junctions between wall, floor and roof are filled with sealant, and every pipe and cable entry is closed tightly, because any small gap becomes a way in for insects and dust.
  • ●Cooling and air: we prepare the AC openings, the mounting points and their backing, and leave the unit’s capacity and type to the AC technician according to the room size and what it will hold.
  • ●Floor and lower wall: tiles or a concrete floor that is easy to wash, with a tiled skirting protecting the bottom of the wall from water and trolleys.
  • ●Lighting: ceiling points planned before the wall is closed, and switches by the door away from the wash-down area.

An insulated room, not a cold store

What we build is a well-insulated room that can be air-conditioned, not an industrial freezer room with a special specification. If you need chilled storage at set temperatures, agree that with the refrigeration equipment supplier first, and we will build the envelope their instructions call for.

Before Building on a Farm: Land Use Comes First

Many rest houses and date stores sit on agricultural land, and what may be built there differs from a residential plot inside a neighbourhood. So we do not start any room on a farm until an engineering office has checked with the municipality how the land may be used, what type of building is allowed and how large it can be, and has prepared the drawings needed. This step protects you from building a room you might later be asked to remove, and it makes electrical connections and approvals easier.

Exterior Cement Board in Al-Ahsa: The Layers From Outside In

Exterior cement board in Al-Ahsa faces strong sun, dust and the damp of morning irrigation, so fixing the board and painting it straight away is not enough. The exterior wall we build is made of these layers:

  1. 1
Flexible exterior paint: a top coat that moves with the wall as it expands and contracts, sprayed in the clay or sand shade you choose.
  2. 2
Base coat with mesh: alkali-resistant glass-fibre mesh pressed into base coat along every joint and corner; on facades that take the full weather, the mesh and base coat cover the entire face.
  3. 3
12 mm cement board: fixed with corrosion-resistant screws every 20–30 cm, with a 3–5 mm gap to the next board.
  4. 4
Water and air barrier: a membrane behind the board, or a complete finishing system, as the board maker specifies.
  5. 5
Frame and insulation: galvanised studs at 40–60 cm centres with rock wool filling the space between them.
  6. 6
Inner face: cement board in wet rooms, or gypsum board in dry bedrooms.

Joints: Where a Wall Usually Cracks

The line between two boards is the weakest point of any cement board wall. If two boards are butted tight with no gap, each pushes against the other as it expands in the heat, and a long vertical crack appears after the first summer. If the joint is filled with ordinary interior filler and no mesh, it opens at the first big change in temperature. So we leave a small gap, lay the boards staggered like brick courses so no four corners ever share one point, and keep every joint clear of door and window corners.

Spray Painting in Clay and Sand Tones

What Al-Ahsa rest-house owners ask for most is a new room whose colour matches the earth and the palms around it. Spray painting gives an even finish with no roller marks, and the surface can be smooth or carry a light texture reminiscent of traditional render. Light clay and sand shades reflect part of the sun’s heat, so the room stays cooler than one painted a dark colour, and they hide dust far better than bright white.

Painting Cement Board in Al-Ahsa
Spraying a sandy clay-toned exterior paint on a cement board majlis at a rest house in Al-Ahsa.

Before spraying we make sure the base coat has fully cured and that the joints do not show under raking light; we mask windows, floors and nearby planters, and pick a calm hour so the mist does not drift onto cars or the pool. Stone or a light profile render around the entrances can lift the facade, priced at inspection. Our other finishing work is described on the finishing service page.

Cement Board in the Al-Ahsa Climate: Heat, Irrigation and Dust

The oasis combines a hot, dry summer with local dampness from irrigation, palm groves and springs, and that mix calls for details a wall in a dry residential district does not need:

■ Ground moisture

Water is close to the surface on many farms, so we raise the base above ground, lay a damp-proof layer under the bottom track and never let a board touch the soil.

■ Sprinkler spray

We turn irrigation sprinklers away from the walls, or protect the base of the wall with a tiled skirting that tolerates repeated wetting.

■ Summer heat

The board does not soften in the sun like gypsum, but it does expand and contract, so mesh-treated joints and flexible paint are a necessity, not a luxury.

■ Dust and wind

We seal joints around windows and doors tightly and fix boards at closer spacing on facades exposed to the wind.

This is also why we do not accept gypsum board as an exterior wall. Its makers’ data require it to be kept dry and warn against long exposure above roughly 52 °C, a temperature that a wall facing the oasis sun reaches in summer without much effort.

Insulating Cement Board Rooms in Al-Ahsa

Cement board on its own is not a thermal insulator; comfort inside the room comes from the layers added to it. Rock wool fills the cavity between the studs without gaps, reduces both heat and sound, and does not burn easily. The sandwich-panel roof arrives insulated from the factory with a polyurethane or rock-wool core. We add a vapour barrier on the warm side where a room will be air-conditioned around the clock, as a date store often is. If you also want an existing concrete roof next to the new rooms waterproofed and insulated, our waterproofing and insulation team can handle it on the same trip.

Cement Board, Block or Gypsum Board in Al-Ahsa?

Each material has its place, and the right choice starts from what the room is for, how long it will be used and what the ground is like:

We often combine them: cement board outside, gypsum board on the inside face of dry bedrooms, and gypsum ceilings with concealed lighting. Gypsum details are in our guide to gypsum board installation in Dammam and on the gypsum board service page.

Cement Board Annexes in Al-Ahsa

For Al-Ahsa annexes, cement board works well when the annex is one or two rooms with a bathroom and you want it done quickly and kept light. For a large annex or a majlis meant to last for decades, block and concrete may be the better fit; a block annex shell starts from SAR 830 per square metre of floor area, while a standard-finish annex is priced from SAR 1,200 per square metre. The full comparison of systems, the permit amendment through Balady, and kitchen and fireplace details are in our guide to the annex and majlis builder in Al-Ahsa and on our annex and majlis building service page.

Cement Board Installation Prices in Al-Ahsa

Prices in Al-Ahsa are the same starting prices we use in Dammam, because we price the installed square metre, not the distance. The only extra for a city this far out is getting the crew and tools there; we set it after the inspection, scaled to the job, and it weighs less on each square metre when several jobs share one trip.

Cement Board Sheet Prices

The price of a sheet and the price of an installed square metre are two very different things. Published Saudi market figures for a 1.22 × 2.44 m sheet run from roughly SAR 55 to 75 for a 9–10 mm board, roughly SAR 85 to 110 for 12 mm, and roughly SAR 130 to 170 for 15–18 mm, varying by source and quantity. An installed square metre, however, includes the galvanised studs, screws, rock wool, mesh, base coat, labour and offcuts, so dividing the sheet price by its area tells you nothing about the cost of a wall.

Cost of a 4×4 Cement Board Room at an Al-Ahsa Rest House

Take a guest room measuring 4 by 4 metres with a height of 3 metres, purely as an illustration. Its roof is 16 square metres of sandwich panel at 125, so SAR 2,000; its four walls come to 48 square metres at 185, so SAR 8,880; the total for the insulated shell is close to SAR 10,880. Outside that figure remain the door, the window, the electrics and plumbing, the floor tiles and the final spray.

How to Lower the Cost of a Job in Al-Ahsa

  • ●Group the work into one visit: guest rooms, the guard room and the boundary-wall cladding together rather than three trips.
  • ●Choose sizes close to multiples of the board width (1.2 m) to reduce cutting and waste.
  • ●Have the concrete base ready if you already have a concrete contractor, or ask us for it as part of our construction work.
  • ●Provide a levelled track for the truck inside the rest house so boards are not carried by hand over a long distance.

Cement Board Installation Time in Al-Ahsa

For a single small room, cement board installation in Al-Ahsa needs only a handful of working days to raise the frame and fit boards and insulation, once the concrete base is ready and has had time to cure. After that come the joint treatment, the curing of the base coat and the spray, a stage that should never be rushed. A row of rooms or a majlis takes longer, depending on the number of rooms and bathrooms. Because the crew travels from Dammam, we prefer to stay on site until a full stage is finished rather than come and go, so we load every material in the first delivery and agree the working days with you in advance so they do not clash with gatherings at the rest house. We write the exact schedule after inspection, split into clear stages.

Cement Board Installation Steps on an Al-Ahsa Rest House or Farm

  1. 1
Photos and measurements: you send photos of the spot, its length and width, what you want built and the location of the rest house on WhatsApp.
  2. 2
Inspection visit: we check the ground, its level and how close the irrigation is, and fix the position of the base, the facade direction and the doors.
  3. 3
Base: a concrete slab or plinth raised above the ground with a damp-proof layer under the bottom track.
  4. 4
Frame: tracks fixed to the base, studs set at their spacing, and openings and hanging points stiffened.
  5. 5
Services: electrical conduit and plumbing run inside the frame before closing, along clear lines that we photograph for you.
  6. 6
Outer boards: 12 mm boards with staggered joints, corrosion-resistant screws and sealant around openings.
  7. 7
Insulation: rock wool filling the cavity completely, plus a vapour barrier where needed.
  8. 8
Inner face and roof: the inner board, and a sandwich-panel roof with fall and drainage.
  9. 9
Joints: alkali-resistant mesh and base coat, then a wait for full curing.
  10. 10
Paint and handover: the chosen clay tone sprayed on, then a joint inspection of the wall with you under raking light.

Cutting Dust

Cement board contains silica, and cutting it with a power saw releases fine dust that harms the lungs. So we cut in the open air away from seating areas and the pool, score and snap where the size allows, use a saw with a dust shroud and extraction when sawing is unavoidable, wear masks, and collect the dust with an extraction vacuum, never by dry sweeping.

Common Cement Board Mistakes in Al-Ahsa

■ Board touching the ground

A bottom edge on damp soil or in the irrigation path soaks up water and its paint peels.

■ Joints with no gap

Boards butted tight push against each other in the heat and a long crack appears after summer.

■ Interior filler outdoors

It crumbles under sun and damp and turns the joints into visible lines on the facade.

■ Ordinary black screws

They rust and leave brown stains on the clay-toned paint.

■ Farm room without a check

Building before the land use is checked can end with an order to remove it.

■ Hanging without backing

A TV or AC unit fixed to the board alone loosens the screws and cracks the sheet.

Before painting we check with you: the wall is straight under a long straightedge, no screw heads show, corners and openings are sealed, and the base coat is dry. If you have an older light room whose joints have cracked or whose frame has rusted, the repair is covered in our guide to the renovation contractor in Al-Ahsa.

Hofuf and Mubarraz: Where We Install Cement Board in Al-Ahsa

We work in the two main cities of Al-Ahsa and in the villages and farms around them, and the visit is booked the same way wherever you are in the governorate.

Cement Board Installation in Hofuf

In Hofuf we are often asked for extra rooms in house courtyards, driver and housemaid rooms, and for recladding boundary walls and old walls with new boards before painting them. Working inside residential districts needs a plan for parking and unloading the boards without blocking the street, which we agree with you before delivery day.

Cement Board Installation in Mubarraz

Mubarraz adjoins Hofuf on its northern side, and houses, rest houses and farms sit close together there, so the requests vary between a guest room at a rest house, a tool store on a farm and a light majlis in a house courtyard. We can serve one site in Mubarraz and another in Hofuf on the same trip when the dates line up.

Districts we serve include:

Al-Na’athilAl-KutAl-MuhammadiyahAl-SalhiyahAl-MazruiyahMahasin AramcoAl-Shu’bahAl-RawdahAl-KhalidiyahAl-RashidiyahAl-Fadiliyah

For more on our services in the governorate see the Al-Ahsa area page. We also install cement board in Khafji and Hafr Al-Batin, and the complete guide to the system is our page on cement board installation in Dammam.

FAQ

What does installed cement board cost per square metre in Al-Ahsa?

An insulated wall on galvanised studs starts from SAR 185 per square metre including materials and labour, exterior cladding from SAR 148 with sandwich-panel roofing from SAR 125. These are starting prices confirmed after inspection, and the cost of travelling from Dammam is set according to the size of the job.

How much is a 4×4 cement board guest room at an Al-Ahsa rest house?

Assuming a height of 3 metres, the insulated envelope works out near SAR 10,880: SAR 8,880 for the walls and SAR 2,000 for the sandwich-panel roof. The door, window, services, floor and final colour are priced after the site visit.

Is cement board suitable for a date-storage room on a farm?

Yes, if the wall is built as a double skin with a full fill of rock wool and an insulated roof, the floor is raised above the farm ground, and joints and openings are sealed against dust and insects. It is an insulated room that can be air-conditioned, not an industrial freezer room.

Do I need approval to build a cement board room on a farm in Al-Ahsa?

Agricultural land has different rules from residential plots, so an engineering office checks with the municipality how the land may be used and what can be built before work starts. We do not recommend building any room before that check.

Can you build a row of adjoining guest rooms at a rest house?

Yes, it is among the requests we hear most from rest-house owners. Adjoining rooms share walls so the cost drops, the shared wall gets a full fill of rock wool to reduce sound, and the rooms can be built in stages.

Can cement board be sprayed in a clay colour like traditional houses?

Yes. After treating the joints with mesh and base coat we spray a flexible exterior paint in the sand or clay shade you choose, smooth or with a light texture. Light shades also reflect part of the sun's heat.

How much is a cement board sheet in Al-Ahsa?

We do not sell loose sheets. Published Saudi market figures for a 1.22 × 2.44 m sheet run from roughly SAR 55 to 75 at 9–10 mm and roughly SAR 85 to 110 at 12 mm, varying by source and quantity.

What cement board thickness is right for rest-house exterior walls?

We normally use 12 mm for exterior walls, 9–10 mm for internal partitions and 6–8 mm for arcade ceilings. Stud centres, wind exposure and the maker's data sheet settle the exact figure.

Does irrigation damp on farms affect cement board?

The board resists moisture but is not waterproof. So we raise the base above the ground, lay a damp-proof layer under the bottom track, protect the bottom of the wall with a tiled skirting and turn sprinklers away from the walls.

Does cement board keep a room cool in the Al-Ahsa summer?

The board alone is not an insulator. Comfort comes from the rock wool inside the wall, the insulated sandwich-panel roof, a light exterior colour and an arcade that shades the facade.

Can a whole rest-house majlis be built in cement board?

Yes for light, medium-sized majlis rooms, on a concrete base with studs and beams that carry the roof without columns in the middle. For large permanent majlis buildings block may suit better; the comparison is in our Al-Ahsa annex and majlis guide.

How many days does a cement board room need in Al-Ahsa?

Framing and boarding a small room is a matter of a handful of working days after the base is ready, followed by joint treatment, curing and spraying. We organise the job so the crew arrives with all materials and never stops waiting for a delivery.

Does your crew reach the villages and distant farms of Al-Ahsa?

Yes, we reach Hofuf and Mubarraz and the villages and farms around them, and we group more than one site into a single trip when the dates line up to reduce travel costs.
