Gypsum Board Installation in Dammam – Suspended Ceilings, Partitions & Feature Walls

Gypsum Board Installation in Dammam

Gypsum board installation in Dammam is the fastest and cleanest way to build a suspended ceiling, an interior partition or a feature wall: factory-made boards with a gypsum core and paper faces are screwed to a galvanised metal frame, then the joints are taped and filled until the surface reads as one smooth plane ready for paint. At Aemar Al-Maryam General Contracting we install flat and multi-level gypsum ceilings with hidden cove lighting, partitions insulated with rock wool, TV walls and lit niches, and moisture-resistant boards for bathrooms and kitchens, and we repair ceilings damaged by leaks, in Dammam and the towns around it across the Eastern Province. A flat ceiling starts from SAR 46 per square metre including supply and installation, a multi-level ceiling from SAR 110, and an insulated partition from SAR 165 per square metre. All of these are starting estimates, fixed after a site visit and an agreed scope of work. Ring or message 0547879578.

Most people who contact us about gypsum board want one of three things: a good-looking ceiling that hides air-conditioning ducts and cables and carries soft lighting; a way to split a large space into rooms or offices without building a heavy block wall; or a feature wall behind the TV in the living room or majlis. Two questions come up every time: how much per square metre, and will it crack over time? The first is answered by the price table below, with a worked example for a 4×4 room. The second is answered by the workmanship itself: the right board for the room, a frame with correct spacing, and joint treatment to the level that the lighting and paint demand. This guide explains all of it in plain language so you know what to ask for, what to ask about, and how to judge the work before you accept it.

In short: our gypsum board work at a glance

  • What we install: flat and multi-level suspended ceilings, hidden cove lighting and spotlight cut-outs, cornices and curtain pelmets, room and office partitions, TV walls and lit niches, and wall linings.
  • Boards: standard for dry rooms, moisture-resistant for bathroom and kitchen ceilings, and fire-resistant for corridors, electrical rooms and shops where the requirements call for it.
  • Prices from: SAR 46/m² for a flat ceiling, SAR 74 for moisture-resistant board, SAR 110 for multi-level ceilings, SAR 138 with hidden-lighting coves, SAR 165 for an insulated partition, SAR 83 for a TV wall and SAR 37 per linear metre for cornices. Final amounts follow the site visit.
  • Usual timescale: a room ceiling usually takes two to three days including compound drying time; a whole flat takes longer depending on the design, and we confirm the schedule after inspection.
  • Repairs: ceilings damaged by AC drains, bathrooms above or the roof, after the water source has been stopped first.
  • Coverage: all of Dammam, together with Al Khobar, Qatif, Dhahran, Jubail, Saihat, Al-Ahsa and the other towns of the region.
  • To order: message 0547879578 with a photo of the room, rough dimensions and, if you have one, a picture of a design you like.

Gypsum board in Dammam: what it is and why homes and offices choose it

Gypsum board is a ready-made panel: a gypsum core sandwiched between two faces of heavy paper. It is fixed dry to a metal frame with screws, so there is no mixing or casting on site. That is why a ceiling or partition is finished in days rather than weeks, the room stays relatively clean, and the work can be opened up or modified later without breaking anything. In Dammam homes it has become the standard way to hide ducted and concealed air-conditioning, run cables for lighting and speakers, and give a uniform finish to an old concrete ceiling that has defects or uneven levels.

It has four main uses. Ceilings, in all their suspended forms. Partitions that divide large living rooms, offices and shops. Wall linings that straighten an uneven wall or add an insulation layer behind it. And décor: TV walls, niches, false columns and arches. We install it in villas, flats and majlis rooms as well as offices, clinics, showrooms and restaurants, choosing the board type for the moisture and fire requirements of each space.

Gypsum board is not a material for everything, though. It is a lining for indoor spaces that has to stay dry. It is not used on external facades or in places that are wet all the time, and it does not carry heavy loads on its own. Knowing these limits from the start is what makes the work last for years without trouble, and each one is explained in the sections that follow.

Gypsum board, plasterboard, drywall: different names for the same panel

If you search for “gypsum board”, “plasterboard”, “drywall” or “sheetrock”, you are looking at the same product. In Arabic you will also see it written several ways, such as «جبسون بورد», «جبسن بورد», «جبسم بورد» or «جيبسوم بورد», all of them renderings of the English name. None of these names says anything about quality. The real differences between one board and another are its type (standard, moisture-resistant or fire-resistant) and its thickness, which the board-type table below sets out.

Is gypsum board strong?

Gypsum board is strong enough for what it is designed to do: form an interior ceiling or wall fixed to a properly spaced frame. Its weaknesses show when it is used wrongly: a heavy shelf hung on it with no backing, boards screwed to a frame that is too widely spaced so the ceiling ripples, or repeated exposure to water. Used correctly, a ceiling stays flat and clean for many years, and any damaged section can be repaired easily.

Gypsum board installation in Dammam: what our work covers, from measuring to paint

Our gypsum board installation in Dammam is a complete job. It starts with measuring and approving the design, moves through the frame, the boards and the joint treatment, and ends with a surface ready for paint or already painted, with the lighting and air-conditioning openings coordinated with the trades involved. You can book one item, for example one bedroom ceiling, or a complete project for a flat or an office:

■ Suspended ceilings

Flat, multi-level, geometric or curved ceilings, with cut-outs for spotlights and AC grilles.

■ Hidden lighting

Coves along the edges or in the centre of the ceiling, prepared for LED strips before the ceiling is closed.

■ Partitions

Two-sided partitions for living rooms and offices, with door frames and rock-wool insulation.

■ TV walls and niches

A projecting wall behind the TV, lit shelves and false columns that hide services.

■ Boards for damp rooms

Bathroom and kitchen ceilings in moisture-resistant board, with neatly cut extractor openings.

■ Repairs

Cutting out a leak-damaged section, replacing, finishing and painting it, without taking down the whole ceiling.

Because gypsum work meets other trades, we plan the sequence with you: lighting and power runs before the ceiling is closed, through our electrical works service, and then the final coat through our painting service. A short summary of the service is on the gypsum board service page; this guide gives the full detail.

Gypsum board fixer in Dammam: what separates careful work from ordinary work

A good gypsum board fixer in Dammam is not judged by how quickly the boards go up. He is judged by three things that never show in photos: how level the frame is, how the screws are spaced, and how well the joints are finished. If the frame is out of level, it shows along the line of the hidden lighting. If the screws are too far apart, the board ripples. If the joints are rushed, their lines appear under the first light that falls across the surface.

Joint finishing has recognised levels, set out in the Gypsum Association guidance, running from Level 0 (boards with no tape at all) to Level 5. Level 4, which means tape plus two coats of compound on the flat joints and three coats over the screw heads, suits flat (matt) paint in most rooms. The same guidance does not recommend it under glossy paint or dark, deep colours. For those finishes, and for “critical lighting conditions”, it recommends Level 5, which adds a thin skim coat of compound over the whole surface because it reduces the chance of joints showing through. Hidden cove lighting that grazes the ceiling from the side is exactly that kind of critical lighting.

Gypsum Board Fixer in Dammam
Treating board joints with paper tape and white compound, with the screw heads already covered before sanding.
  • ●Frame: galvanised sections and hangers fixed into the concrete slab, set level with a laser before the first board goes up.
  • ●Screws: regular spacing, with each head set just below the paper surface without tearing it, so the compound can cover it.
  • ●Joints: tape in every joint and internal corner, and metal corner beads on external edges so they do not chip.
  • ●Sanding: light and even, then a primer before the topcoat so the joints do not dry to a different sheen from the rest of the ceiling.

How to check the work yourself

Before the final coat of paint, switch off the room lights and shine your phone torch across the ceiling from the side. Any lines or bumps you see now will still be there after painting, and they are far easier to fix before the paint goes on.

Gypsum board company in Dammam or a day-rate fixer? How to choose

The difference between a gypsum board company in Dammam and a fixer paid by the day is not who holds the screwdriver, since both install the boards by hand. It is who takes responsibility for the design, the materials, the coordination, and the repair if a defect appears. A fixer working alone may suit a small, clearly defined job. A ceiling with hidden lighting, a whole flat or an office with partitions has many items that need someone to bring them together under one price and one schedule.

ItemItemised agreement with a contractorDay-rate fixer with nothing in writing
PricePer square metre for each item, known before work startsDaily rate that can stretch with the job

DesignDrawing or reference photo approved before workImprovised on site
Lighting and ACOpenings coordinated with the electrician and AC technicianUsually left to the owner

What matters is not the size of the firm but clear items. Always ask for the board type and thickness, the joint finishing level and whether painting is included to be written down.

Supply and install, or buying boards from a shop in Dammam?

Gypsum board shops in Dammam sell boards, sections and compound, which is useful if you already have a fixer you work with. But the price of one board in a shop is not the price of a square metre installed. An installed square metre includes the frame, hangers and angles, screws, tape, compound, corner beads, offcuts and waste, labour and clean-up. That is why we quote supply and installation together, so the price is for finished square metres rather than for boards sitting on site.

Gypsum board ceilings in Dammam: types, designs and what suits each room

Gypsum board ceilings in Dammam come in three main forms: a flat suspended ceiling, a multi-level ceiling with shapes, and a ceiling that integrates hidden lighting. They can be combined in a single room. The right choice depends on the room height, where the AC ducts run, the style you want and the budget.

Flat gypsum board ceilings in Dammam

A flat ceiling is the simplest and least expensive option, costing from SAR 46 per square metre with us. It suits bedrooms, corridors and offices, and is often used to hide the defects of an old concrete ceiling or to carry cables and evenly spaced spotlights. It is also a good base for a calm, contemporary look: a slim line of light around the room edge is often all it needs.

Multi-level gypsum ceiling designs in Dammam

A multi-level ceiling has one part lower than another: a wide border round the room with a raised centre, a dropped rectangle over the dining table, or a geometric shape that defines the seating area in a majlis. It starts from SAR 110 per square metre because it needs more framing and more edges and corners that have to be precise. The rule we recommend is not to add more levels than the room needs. Two well-planned levels in a medium-sized living room look better than four levels that make the ceiling feel busy.

Hidden cove lighting in gypsum ceilings in Dammam

Hidden lighting is made with an open channel, or cove, along the edge of a level, where LED strips sit so that the light washes across the ceiling without the source being visible. A ceiling with lighting coves starts from SAR 138 per square metre; the LED strips and drivers are priced under the electrical works. This is where Level 5 joint finishing matters, because light running close along the surface reveals every ripple. We leave enough room in the cove to replace a strip later, and we agree with the electrician where the driver goes and how to reach it before the ceiling is closed.

Gypsum cornices and curtain pelmets in Dammam

A cornice or pelmet that hides the curtain track is one of the most requested additions in bedrooms and majlis rooms. It is priced per linear metre, from SAR 37. We set its depth according to the curtain (single layer, double layer or motorised), and we reinforce the frame where the track is fixed, because gypsum alone will not hold the weight of a curtain being pulled every day.

The suspended frame: what holds the ceiling up?

A suspended ceiling hangs from a grid of galvanised sections: perimeter angles fixed to the walls, main channels hung from the concrete slab, and furring sections to which the boards are screwed. Spacings differ from system to system. One well-known metal ceiling system, for example, specifies main channels at 1,200 mm centres, furring sections at 450 mm (or 400 mm) centres, and screws no more than 230 mm apart in the body of the board and 150 mm apart at the edges. We follow the spacing of the system being used, because saving on sections is the first cause of a rippling ceiling and cracked joints.

How much lower will the ceiling be after gypsum board?

There is no single figure, because the drop depends on what is above the ceiling. A flat ceiling that hides only cables drops a little. One that hides an AC duct needs the depth of the duct plus some clearance, and levels and lighting coves add depth at the edges. So we measure the existing height and the duct routes at the inspection and propose a design that keeps the room feeling spacious, especially in rooms with a lower ceiling.

Heavy chandeliers and fans in a gypsum ceiling

A heavy chandelier or ceiling fan is never hung from the gypsum board alone. We prepare an independent hanging point fixed into the concrete slab that passes through the gypsum, or we strengthen the frame at that spot, because ceiling systems have a maximum load. One well-known system puts it at about 30 kg per square metre spread evenly, while a chandelier is a concentrated load at a single point. Tell us the weight and position of the chandelier before installation so we can prepare the right support.

Gypsum board types and thicknesses in Dammam: which do you need?

There are three basic types of gypsum board on the Saudi market: standard, moisture-resistant and fire-resistant. Each has its proper place and its usual thickness. The face colours below are common in the market but vary between manufacturers, so the reference is always what is printed on the board itself.

TypeCommon face colourWhere it belongsNote

Note: the usual board width is 1.2 m; lengths vary by manufacturer and supplier.

Gypsum board partitions in Dammam: dividing rooms and offices without masonry

Gypsum board partitions in Dammam are light interior walls built from vertical studs boarded on both sides, usually filled with rock wool, starting with us from SAR 165 per square metre for a two-sided insulated partition. They need no foundation, no plastering and no long drying time, and they weigh far less than a block wall. That makes them ideal for splitting a large living room into two rooms, creating a walk-in wardrobe, or fitting out an office with meeting rooms within days.

Gypsum Board Partitions in Dammam
A gypsum board partition in an office: a stud frame with a door frame and rock wool between the studs before the second side is boarded.

The details make the difference. The door opening gets doubled studs so the frame does not shake when the door closes. Positions for washbasins, TVs and shelves are reinforced inside the partition before it is closed. Power outlets are wired inside the cavity before the second face goes on. And if the partition divides an air-conditioned space into two rooms, we agree the position of the AC outlets in advance so neither room is left without cooling.

Sound insulation in gypsum board partitions in Dammam

Gypsum board on its own does little to block sound; the insulation comes from the partition as a whole. Laboratories measure this with an index called STC, and the higher the number, the less sound gets through. Published examples: a wall with half-inch board on each side and no insulation rates about 33, rising to about 39 with insulation in the cavity. A partition on 92 mm metal studs with 51 mm of mineral wool rates about 48, and 51 with 76 mm of mineral wool. At around 45, loud speech can be heard but not understood.

Insulation is not just the wool

Sound leaks through the weakest point: a gap under the door, power outlets placed back to back on both faces, or an open void above the suspended ceiling. So when sound insulation is required we take the partition up to the concrete slab, seal the edges with a flexible sealant and offset outlets on the two faces.

Moisture-resistant gypsum board in Dammam: bathrooms and kitchens

Moisture-resistant gypsum board in Dammam is the right board for bathroom, kitchen and laundry ceilings, starting with us from SAR 74 per square metre. But it is moisture-resistant, not waterproof. It copes with steam and daily humidity better than standard board, but it deteriorates if it is exposed to water for long periods or repeatedly. Published building requirements state that it must not be used where humidity is continuously high, such as steam rooms, saunas, communal showers and indoor pools.

Moisture-Resistant Gypsum Board in Dammam
A bathroom ceiling in green moisture-resistant gypsum board on a metal frame, with a neatly cut opening for the extractor fan.
  • ●Bathroom ceiling: moisture-resistant board, an extractor that vents steam outside, and a paint suitable for damp rooms.
  • ●Shower walls: we do not put gypsum board behind shower tiles; that is the place for cement board or a waterproofed wall.
  • ●Kitchen: moisture-resistant board on the ceiling, an accurately sized hood opening, and the ceiling kept clear of direct heat from the hob.
  • ●Access panel: a bathroom ceiling gets a panel that opens to reach plumbing and the water heater without cutting the ceiling.

If your space needs a board that genuinely tolerates water, such as shower walls or a covered outdoor area, read cement board installation in Dammam, because those are its places. If the whole bathroom needs renewing, from waterproofing to tiles, start with our renovation contractor in Dammam guide.

Fire-resistant gypsum board in Dammam: when do you need it?

Fire-resistant gypsum board in Dammam has additives in its core that slow the passage of fire, and it starts with us from SAR 83 per square metre. The best-known type is Type X, defined in the American standard ASTM C1396. The Gypsum Association explains that a 5/8-inch Type X board achieves a fire-resistance rating of at least one hour, but only when it is installed as part of a wall assembly tested in a specified way. In other words, the rating belongs to the whole system, not to the board alone.

We use it where Civil Defense requirements or the engineer’s drawings call for it, such as electrical and generator rooms, escape corridors in commercial buildings, walls between shops, and around certain services. In homes, some owners ask for it in electrical rooms or large kitchens. On commercial projects we follow the system specified in the drawings, including the number of layers, the type of frame and how openings are sealed, and we never assign a rating of our own.

Gypsum board feature walls in Dammam: TV walls, niches and entrances

Gypsum board décor on walls in Dammam turns an ordinary wall into a focal point in the living room, majlis or bedroom. A TV wall or feature wall starts with us from SAR 83 per square metre. The most requested design is a projecting wall behind the TV that hides cables and devices, with a recess for the screen and side shelves with linear lighting, painted a shade different from the other walls.

Gypsum Board Feature Walls in Dammam
A projecting gypsum board TV wall with lit shelf niches and warm linear lighting, painted light grey.
  • ●TV wall: we confirm the TV size, its height above the floor and where the devices go before framing, and reinforce the bracket position inside the wall.
  • ●Shelf niches: sized for what you will put in them, with hidden linear lighting at the top of each niche.
  • ●Behind the bed: a projecting panel or frame that holds side lighting, instead of heavy wall art.
  • ●Entrances and corridors: arches, false columns that hide pipes, or a frame that marks the entrance.
  • ●Lining an uneven wall: a layer of gypsum board on a frame or with special adhesive gives a straight surface for paint.

⚠ Weight on walls

Shelves and large TVs are not hung on gypsum board alone. Any weight whose position we know is backed with sections or timber inside the frame before closing. If you add something heavy later, use fixings designed for gypsum board or fix into the original wall behind it.

Gypsum board for every space in Dammam: bedrooms, majlis, living rooms and offices

Each room uses gypsum board differently, because the way people sit in it, the lighting it needs and its humidity all differ. This is a summary of what we usually suggest after the inspection:

■ Bedrooms

A flat ceiling or one calm level, warm hidden lighting instead of a large chandelier, a pelmet that hides the curtain track, and a projecting panel behind the bed.

■ Children’s rooms

A simple design that is easy to clean, protected corners, dimmable lighting for the night, and no projecting shapes within reach.

■ Majlis

Levels that define the seating area, lighting coves around the perimeter, and carefully placed AC outlets, because a majlis fills up with guests.

■ Living rooms

A ceiling that hides concealed AC ducts, a TV wall with niches, and a dropped level over the dining table if there is one.

■ Kitchens and laundry rooms

Moisture-resistant board, an accurate hood opening, spotlights over the worktops, and an access panel if services run above the ceiling.

■ Entrances and corridors

A flat ceiling with evenly spaced spotlights, an arch or frame that marks the entrance, and false columns that hide pipes.

Gypsum board in offices, shops and clinics in Dammam

In commercial spaces the goal is different: speed, the ability to re-divide the space when a tenant changes, and easy access to services above the ceiling. So we usually combine insulated gypsum board partitions for offices and meeting rooms, a flat ceiling with access panels, and fire-resistant boards where the drawings or Civil Defense requirements call for them. In shops that remain open we schedule work around opening hours and screen the work area with polythene to limit dust.

Gypsum board prices in Dammam (starting-from table)

Gypsum board prices in Dammam are calculated per square metre for ceilings, walls and partitions, and per linear metre for cornices and curtain pelmets. Our lowest line is SAR 46 per square metre for a flat ceiling, including supply, installation and joint finishing. The figures below are starting points; the final price is set after inspection according to the design, the area and the height.

All figures are estimates pending inspection and agreement; they vary with board type, design, area, height and access. Items marked “after inspection” are quoted once we see the space; a few pictures and sizes sent to 0547879578 are usually enough for a first figure. For our other services, see the price guide.

Gypsum board price per square metre in Dammam: what is included?

Our installed price per square metre includes the boards, the galvanised frame with its hangers and angles, the screws, joint tape, compound and sanding, and site clean-up. It does not normally include the final paint, LED strips, spotlights and drivers, or AC work, unless we agree to add them. So when you compare two quotes, make sure both cover the same items: a large price difference is sometimes a difference in what is included.

Gypsum board cost for a 4×4 room in Dammam

Take a bedroom of four metres by four: its ceiling is 16 m². The worked figures below use our starting prices for illustration:

These examples are for illustration only and exclude paint and lighting. The actual cost is set after measuring the room and approving the design.

What pushes the gypsum board price up or down?

  • ●Design: every level, curve and lighting cove adds framing, edges and time.
  • ●Board type: moisture- and fire-resistant boards cost more than standard, and a double layer doubles the boards.
  • ●Height: high ceilings in double-height halls need scaffolding and longer hangers.
  • ●Area: very small areas cost more per square metre than a whole flat.
  • ●Existing condition: taking down an old ceiling or repairing a damaged concrete slab first is an extra item.
  • ●Finish level: Level 5 under side lighting and glossy paint takes more work.
  • ●Access: upper floors without a lift, or working in an occupied home in stages.

Gypsum ceiling repair after leaks in Dammam

Repairing a gypsum ceiling after a water leak in Dammam starts with stopping the water, not with painting over the stain. The usual sources are familiar: a blocked or badly sloped AC drain, a leak from a bathroom on the floor above, failed roof waterproofing, or a condensate pipe above the ceiling. If the ceiling is repaired before the cause is fixed, the stain comes back within weeks.

Gypsum Ceiling Repair in Dammam
Cutting out a leak-damaged section as a clean rectangle, ready for a new board cut to the same size.

Once the water has stopped, we decide whether the board can dry in place or must be replaced. Guidance from the US Environmental Protection Agency says that in most cases mould will not grow if wet materials are dried within 24 to 48 hours, and that gypsum board can be dried in place if there is no obvious swelling and the seams are intact; otherwise it has to be removed. In practice, a light stain that has dried may only need treatment and paint, while a board that is swollen, sagging or has open seams is cut out and replaced.

  1. 1
Stop the source We find the cause of the leak and arrange the repair with the plumber, AC technician or waterproofing team.
  2. 2
Dry and inspect Where needed we open an inspection hole to see the frame and any insulation above the ceiling and check they are dry.
  3. 3
Clean cut-out We cut the damaged area back to the nearest sound sections as a neat rectangle, without taking down the whole ceiling.
  4. 4
Frame We replace any rusted section or weak hanger and add noggins to support the edges of the new board.
  5. 5
New board Same thickness as the original, and moisture-resistant if the area is under a bathroom or AC unit.
  6. 6
Finish and paint Tape, compound and sanding, then the whole ceiling is painted from corner to corner so the repair does not show.

If the leak comes from the roof, the lasting fix is waterproofing before the gypsum. If the stain comes with spalling concrete or exposed rebar in the slab itself, that is a renovation job first; see our renovation contractor in Dammam guide and the renovation service. We do not cover a damaged concrete slab with gypsum before it has been repaired.

Gypsum board or traditional gypsum plaster in Dammam? A comparison before you choose

Gypsum board is ready-made panels fixed dry to a frame. Traditional gypsum plaster (known locally as «جبس بلدي») is mixed with water on site, cast or run in moulds, and needs time to dry. The first is faster, lighter and easier to change; the second is still wanted for cast ornaments, carved cornices and classic work.

A gypsum board room in Dammam: does it work? The honest answer

A whole room is not built from gypsum board alone, especially on a roof or in a courtyard. The board is made to line interiors: manufacturer data sheets require it to stay dry and warn against long exposure to heat beyond roughly 52 °C, whereas any outside wall in Dammam takes summer sun, coastal humidity and winter rain. The room people picture when they search for “the cost of building a gypsum board room” is really a dry-wall system: galvanised steel sections, a cement-based board facing the weather on the outside, thermal and acoustic insulation in the cavity, and gypsum board only on the inner face you see and paint.

That type of room, its system and its cost are explained in detail in our annex and majlis builder in Dammam guide, and the external cement board layer and how it is installed are covered in cement board installation in Dammam. Inside the room, from the suspended ceiling to the partitions and TV wall, is our gypsum board work at the prices listed above.

Exterior gypsum board in Dammam?

Standard and moisture-resistant gypsum boards are not for outdoor use. There is a gypsum sheathing board for external walls, but it is a substrate installed behind cladding or a weather-resistant system and is never left exposed. If you want a ceiling for an open canopy, a light external wall or an annex facade, the right material is cement board or panels made for exterior use.

Gypsum board installation steps in Dammam, from inspection to handover

Our gypsum board installation in Dammam follows eight steps, and the order matters, because careful work later cannot fix a mistake made early:

  1. 1
Inspection and measuring We measure heights and dimensions, map AC ducts and cable routes, and check the concrete slab for damp or cracks.
  2. 2
Design approval We agree the design from a drawing or reference photo and fix the positions of spotlights, lighting coves and chandeliers.
  3. 3
Setting out levels We mark level lines on the walls with a laser and fix the perimeter angles.
  4. 4
Frame and hangers We hang the main channels, then the furring sections, at the correct spacing, and reinforce chandelier and curtain positions.
  5. 5
Services The electrician runs the lighting cables and the AC technician prepares the openings before the ceiling is closed.
  6. 6
Fixing the boards We fix the boards with staggered joints and cut spotlight and AC openings accurately.
  7. 7
Joint finishing Tape and compound in stages, then sanding, to the agreed finish level.
  8. 8
Paint and handover Primer and paint if included, then a side-light check and site clean-up.

How long does gypsum board installation take, and can you live at home meanwhile?

A medium-sized room ceiling usually takes two to three days, because the compound goes on in stages and each coat needs time to dry before the next. A whole flat or villa takes more days depending on the number of rooms, levels and lighting coves, and we give you a schedule after the inspection. Work can go ahead while you live at home by moving from room to room: we move or cover light furniture, protect the floors, keep the room door closed while sanding, which is the main source of dust, and clean up at the end of each day.

Caring for gypsum ceilings and walls after handover

  • ●Cleaning: a dry cloth or soft duster, with no water sprayed directly on the surface.
  • ●Air conditioners: clean AC drains regularly; blockages are the most common cause of water stains on Dammam ceilings.
  • ●Hairline cracks: sometimes normal at corners in the first months; they are filled with compound and repainted.
  • ●Hanging things: use fixings designed for gypsum board for light items, and ask us before hanging anything heavy.
  • ●Yellow stains: a sign of moisture that should not be painted over; find the source first.

If the project is bigger than gypsum work, such as finishing a whole flat or refurbishing a majlis, the items can be combined in one schedule through our finishing service, with the final coat through our painting service.

Common gypsum board mistakes in Dammam, and our fixes

Most of the gypsum board defects we are called to fix in Dammam did not start with the board. They started with the workmanship or with the wrong board for the space. The most frequent ones are below:

  • ●Cracked joints: a joint with no tape, a frame spaced too widely, or boards whose joints line up instead of being staggered. The fix: open the joint, tape it and fill it again.
  • ●Rippling ceiling: an uneven frame or too few sections, which shows clearly under hidden lighting.
  • ●Popped screw heads: screws not driven deep enough, or driven so deep they tore the paper, so the compound will not hold.
  • ●Standard board in a bathroom: it starts to swell and stain after a few months of steam.
  • ●Chandelier hung straight on the board: the area around it cracks and then sags over time.
  • ●Crooked lighting line: a cove set out without a laser, or uneven compound along its edge.
  • ●Closing the ceiling before the services: the electrician then has to cut random holes.
  • ●Painting with no primer: the joints dry to a different sheen and the lines show.

One question that tells you a lot about a fixer

Ask: “What spacing will the furring sections be at, and what finish level will the joints get under the hidden lighting?” A clear answer shows the details have been thought through before work starts.

FAQ

What is the gypsum board price per square metre in Dammam?

SAR 46/m² is the starting rate for a flat ceiling in standard board including supply, installation and joint finishing, from SAR 110 for a multi-level ceiling and from SAR 138 with hidden lighting coves. Final figures follow the site visit.

How much does gypsum board cost for a 4×4 room?

A 4×4 room has a 16 m² ceiling, so a flat ceiling starts from about SAR 736 and a multi-level ceiling from about SAR 1,760, excluding paint and lighting. The actual cost follows measuring and design approval.

What types of gypsum board are there?

Three basic types: standard for dry rooms, moisture-resistant for bathroom and kitchen ceilings, and fire-resistant where requirements call for it. Double-layer and acoustic systems are added where sound matters.

Can gypsum board be used in bathrooms?

Yes, on ceilings and dry walls, using moisture-resistant board with a good extractor fan. Shower walls and anything that gets wet all the time need cement board or a waterproofed wall instead.

What thickness of gypsum board should be used?

About 12.5 mm for most ceilings and partitions, about 9.5 mm for curves and light linings, and about 15.9 mm for Type X fire-resistant boards.

Is gypsum board fire-resistant?

Type X fire-resistant board achieves at least a one-hour rating when installed in a wall assembly tested in a specified way. The rating belongs to the whole system, not to the board alone.

How much lower will my ceiling be after gypsum board?

It depends on what is above it: a ceiling hiding only cables drops a little, while one hiding an AC duct needs the duct depth plus clearance. We measure this at the inspection and design to keep the room spacious.

Can a heavy chandelier hang from a gypsum ceiling?

Yes, if an independent hanging point is fixed into the concrete slab or the frame is reinforced at that spot before closing. A heavy chandelier is never hung from the board alone.

Why do joints show under hidden lighting?

Because side light reveals every small ripple. The answer is Level 5 joint finishing, a thin skim coat over the whole surface, on a frame set level with a laser.

What should I do if water leaks onto a gypsum ceiling?

Stop the water source first, then dry the area within 24 to 48 hours. If the board has not swollen and the seams are intact, treatment and paint may be enough; otherwise the section is cut out and replaced.

Can part of a gypsum ceiling be repaired without removing it all?

Yes. We cut the damaged area back to sound sections as a neat rectangle, fit a new board and finish the joints, then paint the whole ceiling so the repair does not show.

What is the difference between gypsum board and traditional gypsum plaster?

Gypsum board is dry panels fixed to a frame quickly and cleanly and easy to change; traditional plaster is mixed and cast on site, needs drying time, and suits cast ornaments and carved cornices.

Can a room be built from gypsum board?

Not as external walls, because it is meant for interiors and has to be kept dry. A proper lightweight room is a steel frame clad outside with cement board and insulated, with gypsum board inside.

Do gypsum board partitions block sound?

They do when filled with rock wool, taken up to the concrete slab and sealed at the edges. Published tests put an insulated metal-stud partition at about STC 48 to 51.

How long does a gypsum board ceiling take to install?

A medium-sized room ceiling usually takes two to three days because the compound goes on in stages with drying time between coats; a whole flat takes longer depending on the design.

Can gypsum board be installed while we live in the house?

Yes. We work room by room, cover furniture and floors, keep the room closed while sanding and clean up at the end of each day.

Do you work in Al Khobar and other Eastern Province cities?

Yes. We cover Khobar and Dhahran next door, Qatif and Saihat, Jubail to the north, Al-Ahsa to the south and other towns in the region. We arrange the visit once we receive photos and measurements on WhatsApp 0547879578.
