A plastering contractor in Saihat from Aemar Al-Maryam General Contracting for the whole of a new house: internal walls and ceilings, kitchen and bathroom walls ahead of tiling, facades and boundary walls outside, and the plaster on new annexes, roof rooms and majlis. Internal plaster with materials costs from SAR 13 per square metre, screeded labour from SAR 11, kitchen and bathroom walls from SAR 18, and external render from SAR 14 as labour or SAR 18 with materials. These are estimates; the agreed price follows a site visit. The number for calls and WhatsApp is 0547879578.
In Saihat many families are building their first home, adding an annex for a married son, putting a majlis in the courtyard, or building a room on the roof. In every case plastering comes once the structure and services are done, and it is the last “rough” stage before finishing begins. What happens at this stage decides how much filler the painter will need, whether the kitchen tiles will sit true, and whether cracks will show at the columns in the first summer. This page walks through plastering a new house in Saihat in the right order, and gives you figures to estimate your house or annex before you even call.

Plastering contractor in Saihat for a new house: what the job covers
On a new house, a plastering contractor in Saihat takes over the frame and blockwork once services are in, and hands back flat walls and ceilings ready for the next trades: filler and paint in the rooms, waterproofing and tiles in wet areas, and paint or a finished colour on the facade. Plastering a whole house is different from plastering a single room because it needs organising: which floor first, when to render the facade, and how to move materials around without damaging finished work.
■ Ground and upper floors
Walls and ceilings of every room, hall, corridor and the stair core.
■ Wet areas
Kitchen, bathrooms and laundry in water-resistant mortar.
■ Facades
Two-coat render, or coloured render that needs no paint.
■ Boundary walls and courtyard
Both faces of the boundary wall and its columns.
■ Annexes
A courtyard majlis, a son’s annex or a roof room.
■ Handover
Checked with straightedge and tapping before paint and tiles arrive.
We prefer to take the whole house rather than scattered rooms, because the screeds and levels are then consistent throughout and materials are bought in one go, which cuts waste and cost. The service is summarised on our plastering service page, and if building has not started yet see construction.
When should plastering start in a new Saihat house?
Plastering in a new Saihat house should start once electrical, plumbing and air-conditioning runs inside the walls are complete, door frames and window frames are fixed, and the blockwork is at least a week old. Starting earlier means the electrician or plumber will later break into a finished wall, leaving a patch that shows through the paint.
- ✓Services: all pipes, boxes and conduits fixed and tested.
- ✓Chases: packed with mortar and flush with the block.
- ✓Frames: fixed to the finished plaster line.
- ✓Blockwork: at least a week since it was laid.
- ✓Air-conditioning: unit openings and pipe routes decided before plastering.
- ✓Facade: steel and roof work above it finished so it is not stained.
✦ Save yourself a patch
Before we start, walk the house with your electrician and plumber room by room and confirm every switch, socket and water point. Adding a switch after plastering means cutting, patching and meshing, which is time and money you could have avoided.
Scratch coat, dots and screeds in Saihat: the basis of every wall
In Saihat, flat walls on a new house come first time only when the dash coat, the dots and the screeds are done properly. We start by dashing every concrete surface, meaning columns, beams and soffits, with a strong mortar (roughly a third cement, two-thirds sand) flung on forcefully and left coarse so the plaster can key into it, then kept damp for at least a day.
Next come the dots: small pads of mortar at the corners of each wall and then at about one-and-a-half-metre centres, set with a level and string line. They are joined vertically by screeds, which become the guide the straightedge runs on. The advantage in a new house is that we set the screeds in every room to the same plane, so walls meet at true corners and fitted wardrobes and kitchens go in easily afterwards.
Mix ratios and thickness when plastering a new house
For new houses in Saihat, internal plaster is usually mixed between 1:4 and 1:5 cement to sand, external about 1:4 with a damp-resisting admixture where needed, and the dash coat richer than both. Internal thickness is about 12 to 15 mm; external about 15 to 20 mm in two coats with roughly two days between them.
| Part of the house | Approximate thickness | Note |
|---|---|---|
| Room walls | 12–15 mm | One coat on screeds |
| Ceilings | Thinner than walls | After dashing the concrete |
| Kitchens and bathrooms | As internal walls | Mortar with a water-resistant admixture |
| Facades and boundary walls | 15–20 mm | Two coats; the finish is never richer than the first |
Common guidance figures; actual thickness depends on how true the blockwork is.
To estimate materials for your house: a 50 kg bag of cement plasters roughly ten square metres at 2 cm. A house with 600 m² of walls and ceilings therefore needs around 60 bags, with washed sand in proportion. We use washed sand and clean water because clay and salt in the sand lead to salt bloom and weak plaster later.
Plaster with mesh in Saihat: every column, every beam
Plaster with mesh in a new Saihat house is one simple step: before any mortar, we fix a band of mesh about 15 cm wide along every joint between blockwork and the columns and beams around it. It is the cheapest step in plastering and the one that saves most, because a new house moves slightly in its first years with heat and drying, and the joints between the two materials are the first places to crack.
We also mesh over wide service chases, around AC openings, and at the corners of windows and doors. On annexes built from mixed materials, such as new block meeting an old wall or a steel frame, we may suggest mesh across the whole face, from SAR 20 per square metre.
⚠ A wide crack in a brand-new house?
If a wide or diagonal crack appears in a new wall before plastering, do not bury it in mortar. Send us a photo; it can be a sign of settlement or a construction fault that needs checking. More in crack repair in Saihat.
Internal plastering in Saihat: rooms and living areas
Internal plastering in Saihat costs from SAR 11 per square metre as labour with dots, screeds and corner beads, or SAR 13 a square metre upward when the cement and sand come from us. We work from the top down, rule the mortar off along the screeds, then float it as it begins to stiffen. For living areas you want perfectly smooth before paint, a finer floated level is available from SAR 17.

Ceiling plastering in a new house
Ceiling plastering in Saihat costs from SAR 14 per square metre. We dash the concrete soffit first, then apply a thinner coat than on the walls. If some rooms will get a suspended gypsum board ceiling, we agree in advance which areas will be covered, so you do not pay to plaster a ceiling nobody will see, and only the visible margins are plastered.
Metal beads on corners
In homes with children, exposed corners take knocks every day. So we fix metal corner beads on every projecting corner and around door openings before plastering, leaving corners sharp, straight and able to take the bumps.
Kitchen and bathroom plastering in Saihat before tiling
Kitchen and bathroom plastering in Saihat is priced from SAR 18 per square metre, and we do it with cement mortar containing a water-resistant admixture, because these walls will be waterproofed, tiled and exposed to steam and water every day. What matters here more than in any other room is flatness and plumb, since tiles and cabinets reveal any lean.
Before plastering we make sure pipe and cable chases are filled and flush, the sink, appliance and water-heater positions are marked on the wall, and the water outlets project the right amount for the tile thickness. However tight the handover date, gypsum stays out of these rooms.

After plastering comes waterproofing on bathroom floors and parts of the walls, then the tiles. All finishing stages are described under finishing works.
External rendering and facades in Saihat
External rendering in Saihat costs from SAR 14 per square metre as labour and from SAR 18 with materials, applied in two coats: a first coat ruled off and left to firm up for about two days, then the finish coat at the required thickness and texture. The finish coat is never richer in cement than the first, so it does not shrink and pull away.
On a new facade we make sure every exposed beam and column is dashed, the joints with blockwork are meshed, and parapet copings and sills are formed with a fall that throws water clear of the wall. Scaffolding and facade height are priced after inspection.
Coloured render for your Saihat facade
Coloured render in Saihat costs from SAR 32 per square metre with materials and saves you painting the facade, because the colour is mixed into the mortar itself. We work it with a plastic float in circular strokes to raise an even, fine-grained texture. It goes on over a flat base, and we do a trial area on a small part of the wall so you can judge it in daylight before we carry on.
Boundary walls and their columns
The boundary wall of a new house is rendered on both faces, and its concrete columns need dashing and mesh where they meet the block. We keep the render at the base slightly above courtyard level and make sure the ground falls away from the wall so irrigation or rainwater does not sit against its foot.
Plastering annexes, majlis and roof rooms in Saihat
Plastering an annex in Saihat follows the same method as the house, with a few particular details: an annex built against an old wall, a roof room sitting on an existing slab, or a courtyard majlis whose walls face the sun on every side. In these cases we mesh every junction between new and old, and keep curing exposed external walls for long enough because they dry faster.
If you are still planning the annex, read annex and majlis builder in Saihat, where we explain the build from foundations to finishing; plastering is one part of that work.
Machine or hand plastering in Saihat?
Machine plastering in Saihat is most worthwhile on a large new house, where the area is continuous, the walls are empty, and work can run without stopping. A pump gives consistent mortar and covers ground fast with little spillage, but you pay for it in set-up time, a mortar that can be pumped, and a crew that cannot pause or the lines clog.
In both methods, the screeds and the straightedge are what make the wall flat. On small annexes, single rooms and places where the machine is hard to get in, hand plastering is simpler and cheaper. That is why we do not quote for spray plastering until we have visited and compared the two methods on the actual area.
Gypsum plaster in Saihat: when is it worth it?
Gypsum plaster in Saihat is worth it when you need to move into the house or hand over the annex quickly. It sets in about half an hour, is left to dry for a few days without wetting, and can then be painted. Supplied and applied, it costs SAR 41 a square metre upward. It suits bedrooms and dry living areas, but not facades, kitchens, bathrooms or wall bases.
In a new house you can combine the two: gypsum in bedrooms to bring painting forward, cement in wet areas and on facades. We set this out room by room in the agreement.
Plasterer in Saihat: what to ask before you agree
A plasterer in Saihat is the tradesman who plasters by hand, and agreeing a whole house with one needs clear questions. Will every wall be on screeds? Who buys the materials? Does the price include dashing, mesh and corner beads? Who cures the plaster afterwards? If these items are not written down, you may find the low price never included them.
The plasterer number we give in Saihat is our own, 0547879578, and the crew we send works under the company’s responsibility to written items.
Plasterer by the day or per metre in Saihat?
A day-rate plasterer in Saihat suits a patch or filling chases after extra services are added. For a new house or an annex, a price per metre is clearest, because you know the total from the start and it is linked to the result. On a whole house the difference can be large if the days drag on.
Curing plaster with water in Saihat’s climate
Curing plaster with water in Saihat continues for about seven days, with a light mist morning and evening. In a new house whose windows are not yet fitted, wind and sun come straight into the rooms, so internal plaster dries faster than people expect. We cover sun-facing window openings where possible and mist internal walls just as we do facades.
Facades in summer are rendered early in the morning or after mid-afternoon, starting on the side the sun will not reach soon, and fresh work is misted when the sun is not directly on it. We also ask that the house is not painted before the cement plaster has dried properly; timing and paint details are in painting contractor in Saihat.
Re-plastering old walls in Saihat
Re-plastering old walls in Saihat costs from SAR 23 per square metre and includes stripping failed plaster and a new screeded coat. Owners need it when adding a new annex to an older house and wanting the walls to match, or when the plaster in an older room goes hollow or shows salts at its base. In the latter case we stop the source of damp first, priced on inspection. For wider refurbishment see renovation contractor in Saihat.
Plaster defects in new Saihat houses
| Defect | Why it happens in a new house | How we avoid it |
|---|---|---|
| Straight crack at a column | Mesh forgotten at the joint | Mesh at every junction before plastering |
| Hairline cracks in the hall | Sun and wind through open window openings | Regular misting and covering openings |
| Hollow ceiling plaster | Plaster on smooth concrete with no dash coat | Dash and dampen before plastering |
| Kitchen tiles out of line | Wall not plumb | Screeds set with a level in wet areas |
| Visible patches | Services added after plastering | Finish all services before starting |
| White blotches | Unwashed sand or salty water | Clean materials from the start |
If hairline cracks appear in a room after handover and you want them dealt with before painting, that is from SAR 140 per room. Wider or deeper cracking is handled by our crack specialists.
Plastering price per square metre in Saihat
For a new house in Saihat, our plastering price per square metre is SAR 13 upward for internal walls with materials, SAR 11 upward for screeded labour if you buy the materials, SAR 18 upward for kitchen and bathroom walls, and SAR 14 upward for facade labour. The price depends on the total area, storey heights, how true the blockwork is and how easily materials can be moved. All figures are estimates, settled by agreement after inspection.

Worked example: a 4 × 4 room, a kitchen and a facade in a new Saihat house
Let us take three parts of a new house in Saihat to show how each is worked out. The room is 4 × 4 m with 3 m walls: walls = 4 × 4 × 3 = 48 m²; we deduct the 1.5 × 1.5 = 2.25 m² window because it is over 2 m², leave the door, and get 45.75 m², plus a 16 m² ceiling. The kitchen is 3 × 3.5 m with 3 m walls: walls = (3 + 3.5) × 2 × 3 = 39 m², and its window is small so it is not deducted. The front facade is 120 m² net of openings.
| Part | Calculation | Estimated cost |
|---|---|---|
| Room walls with materials | 45.75 × 13 | About SAR 595 |
| Room ceiling | 16 × 14 | About SAR 224 |
| Kitchen walls in water-resistant mortar | 39 × 18 | About SAR 702 |
| Facade with materials | 120 × 18 | About SAR 2,160 |
| Total | — | About SAR 3,681 |
| The same facade, labour only | 120 × 14 | About SAR 1,680 |
Illustrative example; scaffolding, height and moving materials are priced after inspection.
The example shows that the room alone with its ceiling comes to roughly SAR 819 with materials, and that the facade is usually the biggest item. So measure the external wall area carefully before agreeing, and compare ordinary render followed by paint with coloured render that needs no paint.
How is the plastered area measured in a house?
Each wall is measured as length times height and each ceiling as length times width, and areas are totalled per item, because each item has its own rate. It is usual to deduct openings over about 2 m² and leave smaller ones. For a quick estimate before measuring properly, the internal plaster area is roughly the house floor area multiplied by 2.5 to 3, depending on the number of walls and the ceiling height.
How long does it take to plaster a new house in Saihat?
How long plastering a new house in Saihat takes depends on the area, the crew size and the method, but as a guide you can expect about a day for an average room with its walls and ceiling, and two or three days for large halls and the stair core. Facades take longer because they go on in two coats with about two days between them, and because we avoid the midday hours in summer. Add about a week of misting before paint goes on. The agreement includes a rough schedule showing when each stage finishes, so you can line up the painter, tiler and carpenter without waiting or clashing.
Can you paint a new house without plastering?
On a new house built in blockwork, we advise against it. The block joints will show through the paint, the wall will be weaker against moisture, and you will need many coats of filler that still will not give a flat surface. The only exception is concrete that came out of the formwork flat and clean, which then needs only filler and primer.

Receiving the plaster in a new house: a short checklist
- ✓In every room: a two-metre rule in several directions and a level on the corners.
- ✓In the kitchen and bathroom: plumb walls, and water outlets where they should be.
- ✓On the ceilings: light tapping to make sure nothing is hollow.
- ✓At the columns: no cracks after the curing days.
- ✓On the facade: even colour and texture, and straight edges.
- ✓On site: mortar splashes cleaned off floors and frames.
Common mistakes when plastering new houses in Saihat
- Starting before services are finished: then cutting and patching.
- Forgetting mesh at the columns: cracks appear in the first summer.
- Leaving walls without curing: especially with window openings unglazed.
- Gypsum in a bathroom or kitchen: to save time, then it fails.
- Ceilings plastered without a dash coat: they go hollow later.
- Painting too soon: leaving blotches and peeling.
- A price without listed items: only to find mesh, beads and curing were never included.
