Working as a painting contractor in Saihat for houses and flats, Aemar Al-Maryam General Contracting hears the same three requests from families here above all: children’s rooms painted in low-odour water-based paint with good ventilation and a cheerful feature wall, steel gates and boundary railings stripped of rust and painted over an anti-rust primer, and damp lower walls treated with a sealer before any paint. Inside, a metre costs from SAR 14; on boundary walls and facades from SAR 18. These are first figures we confirm after a home visit. Phone or WhatsApp 0547879578.
Saihat is a family town about 14 km from Dammam, and that short distance makes our visits easy: often an inspection the same day, and a daily return for the next coat without waiting. Requests here follow a clear pattern. A family is preparing a room for a new baby, or refreshing a room for two children who have grown, or wants the front gate to look new after rust has eaten into it, or has noticed that the paint blisters at the bottom of the living-room wall every year. This guide explains each case as we actually carry it out, with the approximate cost.
In short: painting in Saihat
- Children’s rooms: low-odour water-based paint, a washable finish, one to two days of airing, and a feature wall in the shape you choose.
- Steel: wire brush and sanding, then anti-rust primer, then two coats of metal paint.
- Damp: measure, scrape back to about a metre, dry, damp-proof sealer, then filler and paint.
- Starts from: SAR 14/m² interior economy, 7.5 labour only, 18 exterior, 63 decorative, 135 per steel window. Estimates until inspection and agreement.
- Districts: Al Dirah, Al Khasab, Al Naqah, Al Danah, Al Nimr, Al Fayha, Al Ghadir and the rest of Saihat.
Painting contractor in Saihat for families: what gets asked for most?
Our painting work in Saihat is mostly family work, done while the house is lived in and the children are around. So we look at every job through two questions: is this paint right for a space where a child lives, and will it still look good after years of daily use? From there, the requests fall into groups:
■ Children’s rooms
Low-odour washable paint and a feature wall shaped as an arch, a half wall or stripes.
■ Gates and railings
Rust removed, anti-rust primer, and a metal paint that copes with sun and humidity.
■ Lower walls
Damp and salts treated with a sealer before painting so the blistering does not return.
■ Flats
Two- and three-bedroom flats refreshed before moving in or after a tenant leaves.
■ Facades and boundary walls
Damp-resistant outdoor paint, or a grainy rustic texture on the boundary wall.
■ Ceilings
Ceilings peeling from leaks or condensation, treated at the cause before the colour.
As a general contractor, if the job needs render repair, waterproofing or crack treatment before painting, we carry it out in the same project through plastering, crack repair and waterproofing and insulation. If the house needs a wider update, read about a renovation contractor in Saihat.
Painting children’s rooms in Saihat: low-odour paint and ventilation
We paint children’s rooms in Saihat with low-odour water-based paint, keep the windows open during and after the work, and leave the room to air for one to two days after the last coat before the child sleeps in it. We do not use oil-based paint inside a child’s room. Even on doors and shelves we choose water-based paints made for timber, because they smell less and dry faster.
Sheen matters in a child’s room as much as colour. Matt paint looks lovely but holds on to hand and crayon marks, while eggshell or satin can be wiped with a damp cloth. So we suggest satin on the walls a child can reach and matt on the ceiling. If your child is at the drawing-on-walls stage, we suggest a mid tone rather than a bright white on the lower part of the wall.
- ●Before painting: toys and fabrics come out of the room, and any remaining furniture is wrapped in plastic.
- ●During the work: the room is closed to children, the windows are open, and no open tins are left inside.
- ●After painting: one to two days of airing, then the light furniture goes back. Avoid scrubbing the walls in the first weeks, because paint needs much longer to harden fully.
- ●Sanding: filler dust is very fine, so we keep the door shut, wear masks and vacuum after every session.
A feature wall in a child’s room: an arch, a half wall or stripes
The feature wall behind the bed is what gives a child’s room its personality: a large dusty-rose arch over a sage-green wall, a darker lower half wall, or fine horizontal stripes. We draw the shape in pencil, using a string and pin for an arch and a laser level for stripes, then mask it with tape and seal the tape edge in the background colour before the second colour goes on. Curved edges are refined with a small brush, because tape does not bend accurately round a curve. Decorative finishes start from SAR 63 per square metre.
A nursery: when should it be painted?
If you are preparing a room for a baby on the way, it is better to paint it weeks rather than days before the due date, so the room airs well and the paint hardens before the cot and fabrics go in. We suggest painting is the last job in the room, after the curtains, lighting and any shelves are fitted, because drilling and fixing after painting leave marks and dust. We do not advise an expectant mother to stay in the room during sanding or painting; following the work through the photos we send is enough.
In a room shared by two children we sometimes suggest splitting the feature wall into two close colours, one behind each bed, with a clear dividing line between them. The hall and corridors stay in warm neutral colours that tie the whole house together, because several strong colours in shared spaces make a home feel smaller and busier.
A colour that grows with the child
We suggest keeping the other three walls in a calm neutral such as warm white, with only the feature wall carrying the cheerful colours. Years later, that one wall is all you need to repaint when the child grows up and wants a change.
Damp-proofing lower walls before painting in Saihat
Damp at the bottom of ground-floor walls in Saihat homes is treated before painting, not after. We measure it, scrape the damaged plaster and paint back to about a metre high or until the damage ends, let the wall dry, brush on a damp-proof sealer, and only then apply filler and paint. Paint on a damp wall blisters and falls off again within months, whatever the type.

The cause in the Eastern Province is well known. The water table is shallow and brackish, so moisture rises up the wall by capillary action, and as it evaporates it leaves the salts under the paint, where they crystallise and push it off. That is why the damage usually sits at the bottom of the wall and fades higher up.
- 1Measure: readings with a digital moisture meter at several points, comparing the lower wall with the sound upper part.
- 2Look for another source: we rule out leaks from plumbing, a neighbouring bathroom or irrigation water outside the wall, because those are treated differently.
- 3Scrape: damaged paint and plaster removed down to a firm surface, going slightly beyond the edge of the damage.
- 4Clean and dry: salts brushed off dry, the wall left to dry and measured again.
- 5Sealer: a coat of damp-proof sealer applied with a wide brush, and a second where the surface needs it.
- 6Filler and paint: a damp-tolerant filler, then a moisture-resistant paint carried across the whole wall so no difference shows.
When a sealer is not enough
If the damp is strong and constant, or comes from a water leak, a sealer on its own only delays the problem. We tell you so plainly after measuring, and suggest treating the source through waterproofing or a plumbing repair before painting.
The cost of this work is split into items: old paint removal from SAR 9 per square metre, filler and sanding from SAR 14, and the paint afterwards at its normal rate, while the sealer and the damp treatment itself are priced after measuring. For example, in a 5 × 4 m living room with damage one metre high, the perimeter is 18 m less a one-metre door, so the area is about 17 square metres: removal comes to about SAR 153 and filler to about SAR 238 before sealer and paint.
After painting, keep sofas and cupboards a few centimetres away from the treated wall, because furniture pressed against it traps air and keeps the bottom of the wall damp. Avoid washing floors with large amounts of water that pool at the base of walls; that water goes straight back into the wall however good the sealer is. If new salts appear in the first months, send us a photo: it may be old salt working its way out as the wall dries, which brushes off dry.
Rising damp or a leak? How we tell them apart
Rising damp from the ground usually shows as a horizontal band of fairly even height along the wall, with white salts at its upper edge, and is worse on external and ground-floor walls. A leak from a pipe or a neighbouring bathroom shows as a patch centred on one point and spreading out from it, possibly well above floor level, and gets worse after the bathroom or kitchen is used. Moisture-meter readings on a grid of points help us map the shape of the damp on the wall before deciding on the treatment.
Repainting a peeling ceiling in Saihat
A peeling ceiling in Saihat follows the same logic as a damp wall: no paint until the water is stopped. We look for a roof leak, a bathroom above, an air-conditioner drain or condensation, then scrape, dry, seal and redo the filler and paint. If reinforcing steel is showing, that is a renovation job rather than a paint job. Priced after inspection.
Painting doors and steelwork in Saihat: gates and railings
Painting steel gates and railings in Saihat starts with removing rust, not with paint: a wire brush and sanding until the flaking rust is gone, then the dust wiped off, an anti-rust primer, and two coats of gloss or satin metal paint. Steel windows are SAR 135 each and up; big gates and long railings are priced on site because their length and detailing vary so much.

- 1Protection: the entrance paving, marble and the wall around the gate are covered, and the lock is removed or masked.
- 2Rust removal: a hand wire brush for bars and sanding for wide faces, with special care at the bottom of the gate and the welds.
- 3Cleaning: dust and rust residue wiped off and the metal checked to be dry.
- 4Anti-rust primer: a full coat over every visible part of the metal, including inner edges.
- 5Finish: two coats of metal paint, with at least 24 hours between them if it is oil-based.
- 6Back in use: the gate is not closed onto its frame and the handles are not touched until the paint has dried.
For gates in sun all day we suggest mid or light colours, because very dark colours get so hot they become unpleasant to touch. Charcoal grey is a popular choice because it hides dust and looks smart against light boundary walls. We paint timber doors too, from SAR 410 per door.
Timber doors and indoor stair railings
In homes with children the indoor stair railing is touched every day, so we choose a hard, wipeable paint and sand lightly between coats so it stays smooth under the hand. Bedroom timber doors are repainted in a water-based paint made for wood when they are near the bedrooms, and in oil-based paint on external or service doors, after sanding, filling cracks and a wood primer.
Why does rust come back?
Rust usually returns from the places the primer did not reach: the bottom of the bars where water collects, the welds, and the inner edges of the gate. So we go over those spots with a small brush before the general coats.
Safety while painting in a house with children
Painting in a home where children live needs a plan that protects them from materials and tools before anything else. These are the rules we keep to in Saihat homes:
- ✓The room being worked on stays closed to children all day, with a simple sign on the door.
- ✓Ladders and small scaffolds are not left standing after the day’s work ends.
- ✓Paint tins and solvents are sealed and gathered out of children’s reach, away from heat and sun.
- ✓Sanding is done with a dust extractor or followed straight away by cleaning; filler dust is never left on the floor.
- ✓Oil-based paint for gates and steel is used outside and never goes into bedrooms.
- ✓Ventilation continues with open windows and running extractors, even after we leave.
These rules do not add to the cost, but they make the work a little slower in occupied homes because we do the rooms in stages rather than the whole house at once. We tell you the expected number of days on that basis in the estimate.
Painter or painting contractor in Saihat?
A painter in Saihat is enough to refresh the colour of a sound room. You need a painting contractor when the house has damp, rust or peeling ceilings, because these need diagnosis, tools and work before the paint. A good painter answers your preparation questions before talking about price.
If you prefer to buy the paint yourself, labour alone starts from SAR 7.5 per square metre, and before you buy we give you the approximate quantity of each colour and the primer needed, so you do not buy too much or too little and end up with a second batch that may differ slightly in tone.
Hiring a painter in Saihat: questions before you agree
- ●What paint will you use in the child’s room, and does it smell strongly?
- ●Will you measure the wall’s moisture before painting, and what will you do if it is high?
- ●Will you put an anti-rust primer on the gate or paint over the rust?
- ●How many coats of filler and paint will there be, and does your price cover the primer?
- ●Will you buy the paint, or should I?
Interior painting in Saihat: flats and living rooms
In Saihat flats and houses, interior work costs SAR 14 a metre and up in economy paint, SAR 32 and up in top-grade paint, or SAR 7.5 and up if we only supply labour. Whole units are priced too: SAR 1,650 and up for a two-bedroom flat, SAR 2,000 and up for three bedrooms, SAR 4,600 and up for a full house, and SAR 320 and up to refresh a single room whose walls are sound.
In flats a tenant has just left, we start by filling nail and screw holes and dealing with adhesive and tape marks, then seal yellow stains from smoke or water so they do not bleed through the new paint. In kitchens and bathrooms we use a moisture-resistant satin paint and ask you to check the extractor works. Epoxy floor coating starts from SAR 55 per square metre for stores and parking areas.
Before handing a flat to a new tenant we suggest light neutral colours with a satin sheen in halls and corridors, because they take wear and wiping and are easy to touch up later with the same paint. After handover we send you the colour code, paint type and sheen in a message so any scratch can later be repaired in exactly the same shade.
Exterior painting in Saihat: facades and boundary walls
Exterior painting in Saihat starts from SAR 18 per square metre with moisture-resistant paint, from SAR 27 for rustic and profile, and from SAR 41 for heat-reflective paint. We wash the facade and boundary wall to remove dust and salts, scrape peeling paint, fill hairline cracks, then apply an exterior primer and two coats. An elastomeric coating is a good choice for boundary walls with fine cracks because it bridges cracks up to about 1.6 mm, though it does not treat structural cracks.
The bottom of an outside boundary wall suffers the same problem as interior walls: damp and salts from the ground and from irrigation. So we treat the lower strip of the wall with a sealer before painting, and advise turning garden sprinklers away from the wall.
We paint the boundary wall and the gate on the same visit so their colours work together, starting with the wall and leaving the gate for the last day so wall dust does not land on its fresh paint. Outside work is done in the morning and late afternoon, avoiding walls in the fiercest direct sun, where paint dries too fast and the joins show.
Repainting a Saihat house exterior: the cost
Painting a house exterior in Saihat costs the net area of the facades and boundary wall multiplied by the rate for the paint. Take a house with about 250 square metres of net facade and boundary wall:
| Paint type | Starts from | Approximate cost for 250 m² |
|---|---|---|
| Moisture-resistant exterior | SAR 18/m² | from SAR 4,500 |
| Rustic or profile | SAR 27/m² | from SAR 6,750 |
| Heat-reflective | SAR 41/m² | from SAR 10,250 |
Illustrative example; gates, railings and damp treatment at the base of the wall are priced separately after inspection.
Rustic texture on boundary walls in Saihat
Rustic gives a boundary wall a grainy texture that hides small flaws and stains, sprayed or trowelled on over a dry primer. Prices begin at SAR 27 a metre, and it needs several days to dry fully according to the product sheet, so it should not be washed or caught by sprinklers in the first days.
Paint types for Saihat homes: which paint goes where?
We choose paint in Saihat by the space and who uses it: low-odour water-based paint for children’s rooms, washable paint for living rooms and corridors, moisture-resistant paint over a sealer for lower walls, kitchens and bathrooms, anti-rust primer and metal paint for gates, and a flexible exterior paint for boundary walls. The table below sums it up:
| Space | Paint | Sheen |
|---|---|---|
| Child’s room | Low-odour washable water-based | Satin on walls, matt on ceiling |
| Living room and corridors | Washable water-based | Satin |
| Damp lower wall | Damp-proof sealer, then moisture-resistant paint | Satin |
| Kitchen and bathrooms | Moisture-resistant | Satin |
| Gates and railings | Anti-rust primer, then metal paint | Gloss or satin |
| Timber doors | Water-based or oil-based for wood (water-based in children’s rooms) | Satin |
| Boundary walls and facades | Damp-resistant outdoor paint, elastomeric for fine cracks, or rustic | Matt |
Every job gets a choice of an economy or a top-grade paint from well-known makers. Between coats we wait 4 to 6 hours on water-based paint and a full day or more on oil-based, or whatever the can says.

Saihat 4×4 m room painting cost: a plain room and a child’s room
Painting a 4×4 m room in Saihat with a 3 m ceiling starts from about SAR 450 in labour and about SAR 840 with economy paint. For a child’s room with a decorative feature wall, the sum changes like this:
| Item | Plain room | Child’s room with feature wall |
|---|---|---|
| Net walls | 48 − 3.5 = 44.5 m² | 44.5 m² |
| Ceiling | 16 m² | 16 m² |
| Total | ≈ 60 m² | ≈ 60 m² |
| Feature wall (4 × 3) | — | 12 m² × 63 = SAR 756 |
| Other surfaces | 60 × 14 = SAR 840 | 48 m² × 14 = SAR 672 |
| Approximate total | from about SAR 840 | from about SAR 1,428 |
Illustrative examples with economy paint; with premium paint the plain room starts from about SAR 1,920, and filler is added only where needed.
A plain room in two coats needs about ten litres of paint, because a litre covers roughly 10 to 14 square metres per coat indoors.
Choosing colours for children’s rooms and the home in Saihat
Choosing colours in a home with children balances cheer and calm. Soft, slightly greyed colours such as sage green, dusty rose and pale blue give a room life without tiring the eye, while loud colours on every wall look good in photos and wearing in real life. We paint a sample of each colour on the wall itself and ask you to look at it in the morning and evening under the room’s own lighting.
Ceilings and doors
A matt white ceiling makes a room feel taller, and doors and frames in warm white tie the rooms together however different their wall colours are.

Common painting mistakes in Saihat homes
- ●Painting a child’s room in oil-based paint, or sleeping in it on the day it is painted.
- ●Choosing a plain matt paint for walls a child can reach, so marks will not wipe off.
- ●Painting over rust without a wire brush and anti-rust primer.
- ●Neglecting the bottom of the gate and the welds, where rust returns first.
- ●Painting a damp wall without measuring, scraping or sealing.
- ●Relying on a sealer alone while a water leak continues unrepaired.
- ●Leaving sprinklers aimed at the boundary wall after it is painted.
