Building maintenance in Jubail from Aemar Al-Maryam General Contracting is maintenance booked in advance rather than a 24-hour call-out line. The first step is a walk-through of your villa, flat or apartment building, after which you get a list of faults with photos, sorted from most to least urgent. Repair visits are then booked for the right crews: plumbing, electrical, leak detection, waterproofing, cracks, paint and tiles. In Jubail Industrial City villas we are most often asked to reseal windows and regrout bathrooms; in Jubail Al-Balad apartment blocks the work tends to centre on tank and pump rooms and the shared parts of the building. Diagnosing a single fault costs from SAR 90 and a whole-home inspection from SAR 230, and the cost of travelling up from Dammam is set at inspection. Call or WhatsApp 0547879578.
Anyone who lives in Jubail knows the name covers two quite different places. Jubail Industrial City is a planned set of residential districts with rows of matching villas and tidy streets, administered by the Royal Commission, with electricity, water and sewerage supplied by Marafiq. Jubail Al-Balad, the older town, is mostly apartment blocks, flats and houses that fall under the municipality and the national electricity company. That split is not just paperwork. It decides who you call when a fault is on the street side of the meter, who issues a permit if maintenance turns into restoration, and what kind of faults we expect to find before we even arrive.
In short: maintenance in Jubail with us
- Who we are: A Dammam-based general contractor doing scheduled maintenance for homes, villas and apartment buildings; we do not fix appliances and we do not run a night emergency line
- First step: An inspection visit that ends in a photographed fault list, then repairs on an agreed date at a price you approve
- Jubail Industrial City: Window resealing, epoxy regrouting of bathrooms, checks on everything after the Marafiq meter
- Jubail Al-Balad: Tank and pump rooms, valves on the main supply, stairwells, roofs and other common parts
- Prices: Diagnosis visit SAR 90 upwards, whole-home inspection SAR 230 upwards, the drive from Dammam agreed on site
- Not our work: Servicing AC units or appliances, lifts, fire alarm and sprinkler systems
Building maintenance in Jubail: why we ask where the property is first
The direct answer: because the responsible authority and the typical faults differ between Jubail Industrial City and Jubail Al-Balad. In the Industrial City, work that needs a permit falls under the Royal Commission, not Balady,, and power and water come from Marafiq. So if a leak or a power cut is on the street side of the meter, the report goes to Marafiq; everything after the meter, inside the villa, is our work. In Al-Balad the references are the municipality and the electricity company, and the buildings are mostly older, with recurring problems in ground-level tanks, pumps and drainage.
That is why we do not quote a general price before knowing three things: the district, the type of property (detached villa, flat, whole apartment building, office building), and whether you are the owner, the tenant or acting for an owners’ association. With those answers we suggest the right route: a visit for a single fault, a full inspection, or a periodic programme if you look after a building or several units.
■ Jubail Industrial City
Matching villas in planned districts. Most requested: window resealing, regrouting, sealant renewal, damp around basins and tubs, board loads once every AC is running.
■ Jubail Al-Balad
Older apartment blocks, flats and houses: tank and pump rooms, dripping valves, tired pipework, plaster cracks, stairwells and roofs that need shared maintenance.
■ Offices and admin buildings
Upkeep of finishes, plumbing and light electrical work, booked outside working hours and under each site’s access rules.
Villa maintenance in Jubail Industrial City: windows first, then bathrooms
What we see most in Industrial City villas is not one big failure but a pile of small ones, and they often start at the window frames. The sealant around an aluminium frame hardens in the sun, shrinks and pulls away from the wall. Wind-blown dust gets in, and when rain comes it runs down inside below the window, leaving a stain on the plaster or a blister in the paint under the sill. The owner sees the stain and asks for a repaint, but the real fault is the sealant line itself.
Window resealing in Jubail: how we do it
Resealing does not mean running a new bead over the old one. The right way is to cut out all of the old cracked sealant, clean dust and residue from the joint, then inject a new continuous bead of an exterior-grade sealant that copes with sun and thermal movement, tooled so it grips both the frame and the wall. Afterwards we look at the inside face below the window. If the plaster there has soaked up water, we let it dry out before treating and repainting it, never the other way round.
- ✓What we check: How well the sealant grips the frame, cracks at the corners of the opening, and the drainage slots in the bottom track of the window
- ✓Tell-tale signs: A dark line of dust along the inside edge, or a damp patch under the sill after the first rain
- ✓What we do not do: We do not replace aluminium sections or make windows; our work is the seal and the plaster and paint around it
- ✓Price: Set at inspection by the number of windows and their height, and usually grouped with the rest of that visit’s list
What falls on you, the Royal Commission and Marafiq
In Jubail Industrial City, water and power come from Marafiq. A leak before the meter or a problem on the external connection should be reported to Marafiq directly. Everything after the meter, from pipes, valves and mixers to the indoor distribution board, is what we inspect and repair. If the work touches the structure or the facade, or needs a permit, the authority in the Industrial City is the Royal Commission, and we sort that out before starting. If the villa is rented or provided as staff housing, check your contract first to see who is responsible for maintenance.
A quick test before you call us
Close every tap in the villa and watch the water meter for a few minutes. If it moves while everything on your side is shut, there is a leak after the meter. Tracing the leak costs from SAR 140 in one bathroom or kitchen, or from SAR 280 across a whole villa. If the leak is before the meter, report it to Marafiq.
Apartment building maintenance in Jubail Al-Balad: tank and pump rooms
In Al-Balad apartment blocks, half of a building’s problems gather in one small ground-floor room: the tank and pump room. The main valve on the supply header starts to drip, a gland wears, the pump runs more than it should because something somewhere is leaking, and residents on the upper floors complain about weak pressure. Because the room is usually locked, nobody notices until the floor is ruined or moisture reaches the pump panel.

On the inspection visit we start in that room. We follow the supply line from where it enters to the tank, then to the pump and up the riser, check each valve in turn, and note any drip, rust or scaling. We make sure the floor is dry and the pump panel is well away from water. A leaking valve or a corroded length of pipe is swapped from SAR 165 each, and weak pressure on the upper floors is traced and corrected from SAR 135. We check the pump’s operation and electrical connection; if it needs internal mechanical repair we refer you to a specialist.
■ Valves
The inlet valve, the tank valves and the pump valve; any drip here means extra running and a bigger bill.
■ Tank covers
A tight cover keeps out dust and insects; a ground tank without a sound cover is a health problem before it is a technical one.
■ Floor and drainage
A dry floor and a working drain; standing water spoils the plaster and creeps towards the electrics.
■ Pump panel
The right breaker, a dry spot and ventilation; fitting a new breaker in the board starts from SAR 90.
Common parts of Jubail apartment buildings and owners’ associations
Where the flats in a building belong to different owners, the cost of maintaining the common parts, such as the roof with its waterproofing and drains, the stairwell, entrances, tanks, pumps and the shared soil and supply stacks, is split between the owners according to how much floor area each one holds, as the real estate units ownership regulations set out. When a building reaches three owners, those regulations oblige them to form an owners’ association that runs the shared parts, overseen by the Real Estate General Authority through its “Mullak” platform. For buildings like this our contract is signed with the association, or with one owner nominated by the rest, and we send the photographed report to all of them so the decision is clear.
Each owner is also responsible for maintaining what is inside their own flat, even if nobody lives in it, so that it does not damage the common parts or the neighbours. If water from an upstairs bathroom is staining the ceiling of the flat below, fixing the source falls on the upstairs owner, and making good the ceiling below follows the cause.
Bathroom maintenance in Jubail: epoxy regrouting
Floor grout in a bathroom is the first thing to tire under daily use and strong cleaning products. It darkens, then crumbles, then becomes a path for water to run under the tiles. Many complaints of damp in the wall next to a bathroom, or in the ceiling of the ground floor, begin with eroded grout around the floor drain or in the corner of the shower.

Regrouting with epoxy follows steps we do not skip. We rake out the old grout to a proper depth with a hand tool so the tile edges are not chipped, clean the joints and let them dry, then fill them with an epoxy grout that does not absorb water or react to cleaning products the way cement grout does, wiping off the excess before it sets. The result is straight, even lines that are easy to clean. Before any of that we check the floor falls towards the drain; if water sits in a corner, new grout alone will not solve it.
- ✓When regrouting is enough: The tiles are sound and firmly bedded, and the problem is only in the joints
- ✓When more is needed: Hollow or cracked tiles (repairs to a limited number of pieces start from SAR 92), or a leak under the tiles that needs detection and waterproofing
- ✓When renovation is better value: Once a bathroom keeps leaking and its tiles and membrane have both given up, rebuilding a small bathroom from scratch is from SAR 2,300
- ✓Price: Epoxy regrouting is priced at inspection by area and the state of the joints

Roofs and electrics in Jubail homes before the summer
A Jubail roof collects the sand the wind carries. It settles in the roof drains and slowly closes them, then one heavy downpour leaves water standing on the waterproofing, looking for the weakest point: the edge of the membrane at the parapet, the base of a tank, or a small crack around a pipe. So roof maintenance starts with clearing the drains and checking that water falls towards them, then going over the waterproofing edges and the tank and AC bases. If the waterproofing itself is cracked or blistered over large areas, that is a waterproofing job rather than maintenance, covered in roof waterproofing in Jubail.
Electrics come under the most strain when every air conditioner is running in summer. Before then we check the distribution board: is each AC on a circuit and breaker that suits it? Is there discolouration or scorching where cables enter the breakers? Does the earth-leakage test button actually trip? Servicing the board and rebalancing its circuits is from SAR 185 and renewing a scorched length of cable from SAR 165; modest sums compared with what a breaker running hot every day can cause when nobody is watching it.
General maintenance company in Jubail: the trades we bring under one agreement
We bring the trades a building needs under one contractor and order the work so the cause is treated before the symptom. Each trade has its own Jubail page explaining it in detail; here is a summary of what maintenance covers:
| Trade | What we fix in maintenance | More detail |
|---|---|---|
| Plumbing | Damaged pipe sections, mixers, blocked drains, water heaters and their relief valves, low pressure | Plumber in Jubail |
| Electrical | Breakers, board servicing and load balancing, damaged cable sections, AC power lines (electrical side only) | Electrician in Jubail |
| Leaks and waterproofing | Leak detection, roof drains, waterproofing edges at walls | Roof waterproofing in Jubail |
| Cracks and plaster | Wall cracks before painting, concrete crack injection, local re-plastering with mesh | Crack repair in Jubail |
| Paint | Repainting rooms, damp-resistant exterior paint | Painting in Jubail |
| Tiles and gypsum | Hollow or broken tiles, grout, gypsum ceilings damaged by a leak | Gypsum board in Jubail |
What is outside our scope
A clear scope from the start
Our crews do not repair AC units or home appliances, and they do not touch lifts or fire detection and sprinkler equipment. Where an AC is concerned we stop at the wiring and the drain: a dedicated supply on a separate breaker from SAR 120, and a condensate pipe from SAR 90. Lifts and fire equipment belong with licensed specialists, and Civil Defence rules require fire equipment to be kept in working order.
The inspection visit in Jubail: the checklist and the report
For SAR 230 upwards we go through the whole villa or house and send back a photo report in three groups: what needs fixing now, what can wait for a combined visit, and what only needs watching. Think of it as a builder’s view of the property rather than a structural survey: should a column or beam show cracking or rusting steel, we bring in an engineer before anyone picks up a tool.
| Part | What we check in a Jubail villa or building | What moves it up the list |
|---|---|---|
| Windows and facade | Sealant around frames, cracks at opening corners, the base of outside walls | Detached sealant, damp under a sill, salt at the base |
| Tank and pump room | Valves, covers, floor, pump panel | Constant dripping, standing water, a panel close to damp |
| Plumbing after the meter | Water meter watched with all taps off, water heaters and their pressure valves, mixers | Meter moving, a relief valve that does not work |
| Bathrooms and kitchen | Grout lines, silicone at basins and baths, whether floors fall to the drain | Crumbling grout, water sitting in a corner, drain smells |
| Electrical | Board and breaker labels, earth-leakage test button, AC loads | Heat marks, a breaker that trips often |
| Roof | Drains, ponding, cracks in waterproofing, tank bases | A drain blocked with sand, blistered waterproofing |
| Inside walls and ceilings | Which way cracks run, damp marks, paint lifting, gypsum boards | A diagonal crack that widens, a patch that grows |
With the list we give an estimated cost for each item from our price table, so you can decide what to do now and what to postpone. We do not start any repair until you have approved the item and its price.
Maintenance options in Jubail: one fault, several jobs, or a periodic programme
Because our crew travels from Dammam, how the visit is arranged affects the cost more than it would in Dammam itself. There are three options, and choosing the right one saves money:
■ A visit for one fault
A clear leak or a breaker that trips; diagnosis from SAR 90 and the repair priced by item. Best when the fault is urgent and its cause obvious.
■ Several jobs in one visit
Windows, regrouting, a mixer and a breaker on the same day; the travel cost is spread across the items, so each carries less of it.
■ A periodic programme
For apartment buildings, compounds and owners of several villas: scheduled visits and a list of observations after each one; set at inspection.
A tip for Jubail in particular
Put all your notes in one list before calling: the window that lets in dust, the bathroom where water sits, the breaker that trips in summer. One organised visit costs less than three separate trips from Dammam.
Periodic home maintenance in Jubail: a year-round schedule
Jubail is a coastal city, and humidity, salt and dust work together on facades, seals and roofs. Rain is rare but can be heavy, so a single day can expose every blocked drain and every detached seal at once. We suggest a simple schedule; it is practical advice, not a regulatory requirement:
| When | Task | Who |
|---|---|---|
| Monthly | Shut every tap and watch the meter dial, try the earth-leakage breaker’s test button, look for fresh marks on ceilings | You |
| After dust storms | Clean the bottom tracks of windows and their drainage slots; glance at the roof drains | You, or the programme visit |
| Before the rains | Open roof drains, check sealant around windows, fix small cracks in the waterproofing | Our team |
| Before summer | Go over the board and the breakers feeding the ACs, looking for overheating | Our team |
| Every year | A complete walk-through, a new photo report and an updated record for the building | Our team |
The idea is to turn maintenance from a call after a failure into visits with known dates, where a small leak is found before it reaches the ceiling and a detached seal before the plaster is soaked.
Annual maintenance contract in Jubail: the clauses that prevent disputes
A good maintenance contract does not stop at the words “comprehensive maintenance”. After the first inspection we agree written terms with you, The programme cost is simply the agreed visits at the inspection rate each, and any repair is billed from the price list only after you sign it off. We will not quote a year’s fee sight unseen; many advertised packages bundle AC servicing and spare parts, and neither is something we provide.
- ✓Building and parts covered: The whole villa, the common parts of a building, or specific units
- ✓Trades: Pipework and wiring, leak tracing, roof membranes, cracks and plaster, paint, tiling, gypsum ceilings
- ✓Number of visits: Every month, every three months or twice a year, with extra calls ahead of the rainy season and the hot months
- ✓Between visits: A single WhatsApp contact for new faults and an agreed order for dealing with them
- ✓Materials: Costed on their own and fitted only once you approve them, unless the contract says otherwise
- ✓Exclusions: AC units, appliances, lifts, fire equipment, damage from misuse, and any new construction
- ✓Records: Photos after every visit and a running record of each repair and its date
Does a programme in Jubail work out cheaper than calling us job by job?
For an Al-Balad building with several flats, a pump room and a shared roof, usually yes, because recurring faults are caught early and grouped into fewer visits. For a fairly recent villa in the Industrial City, one full inspection a year followed by a combined repair visit may be enough. We decide that with you after the first inspection, not before.
Rented flat maintenance in Jubail: landlord and tenant
When a Jubail flat or villa is rented out, keeping it habitable is generally the owner’s job, covering routine upkeep and any defect that gets in the way of normal living; the tenant, for their part, lets the workers in for urgent repairs. Smaller upkeep can be shifted onto the tenant in the lease, which is why the Ejar contract is worth rereading before anyone books a visit, and if you are a tenant, get the landlord’s written approval where the cost is theirs. If you both wish, we send the photographed report to both parties so there is no doubt about what is being fixed.
Maintenance or restoration in Jubail, and who issues the permit
Routine jobs like repainting, swapping tiles, curing a leak or changing a tap or breaker usually go ahead without any permit. Re-waterproofing a roof, treating structural cracks or repairing concrete defects counts as restoration, which usually needs a restoration permit. The key difference in Jubail: inside the Industrial City permits come from the Royal Commission, while in Jubail Al-Balad an engineering office files it on Balady for you. Altering a column, beam or slab always needs a permit backed by approved drawings.
If the inspection shows that what you need is restoration rather than maintenance, we tell you plainly and point you to renovation contractor in Jubail instead of patching a defect that needs deeper treatment.
Building maintenance prices in Jubail
Jubail is charged from the same starting list as Dammam, and the figures cover workmanship unless a line says otherwise. The drive up from Dammam is agreed at the inspection; bundle several jobs together and each one carries a thinner slice of it.

|---|---|---|
| Finding the cause of a wiring or plumbing fault | 90 | Per call |
| Whole villa or house walk-through with photo report | 230 | Per call |
| Building or compound inspection / periodic programme | At inspection | — |
| Swapping a corroded pipe length or a valve | 165 | Each |
| Weak water pressure traced and put right | 135 | Per call |
| New or replacement mixer | 75 | Each |
| Leak tracing: bathroom or kitchen / apartment / villa | 140 / 200 / 280 | Per call |
| Extra breaker / full board service | 90 / 185 | Each |
| Lifting and relaying a few loose or cracked tiles | 92 | Per job |
| Wall cracks in one room, treated before painting | 140 | Room |
| Repainting a room (labour) | 320 | Room |
| Damp-resistant exterior paint | 18 | m² |
| Window resealing / epoxy regrouting | At inspection | — |
| Complete small bathroom | 2,300 | Bathroom |
| Travel from Dammam to Jubail | At inspection | Visit |
Every number above is provisional until we have been on site and you have agreed what is to be done; parts and materials are chosen by you and fitted once approved, and the condition of the building, the floor and the access all move the final number. The full table for all our services is on the prices page.
Illustrative cost: a villa in Jubail Industrial City after inspection
An illustration only: a two-storey villa whose owner asked for a full inspection because a stain had appeared under a bedroom window and water was sitting in the guest bathroom. The fault list came back with these items:
| Line on the list | Working | Total (SAR) |
|---|---|---|
| Walk-through of the villa | 1 × 230 | 230 |
| Tracing the guest bathroom leak | 1 × 140 | 140 |
| Pipe section under the basin replaced | 1 × 165 | 165 |
| Bathroom mixer replaced | 1 × 75 | 75 |
| Hollow tiles by the drain repaired | 1 × 92 | 92 |
| Approximate total of priced items | 230 + 140 + 165 + 75 + 92 | 702 |
On top come the lines we only price on site, namely the window resealing, the epoxy regrout and the drive from Dammam, together with the owner’s choice of materials. Treat the total as a guide rather than an offer.
Mistakes that raise maintenance costs in Jubail homes
- ✓Painting over the stain: Painting the damp patch under a window before fixing the seal means it comes back after the first rain
- ✓Sealant on top of sealant: A new bead over old cracked sealant never grips the frame and soon pulls away
- ✓Leaving the pump room locked and forgotten: A valve dripping for months ruins the floor and the panel and wears out the pump
- ✓Cement grout in a heavily used bathroom: It crumbles under cleaning products and water finds its way under the tiles again
- ✓Separate call-outs from Dammam: Three trips for three small faults cost more than one organised visit

Why Aemar Al-Maryam for your building in Jubail?
Because we tell you our scope and its limits from the first message, price item by item from a published table, and arrange Jubail visits so you do not pay for the road more than once. We understand the difference between the Industrial City and Al-Balad: when to deal with the Royal Commission, when a report belongs with Marafiq, and when it is a matter for the owners’ association. And we have a page for each trade in the city itself, so if an item needs more than maintenance, the details are in the right place. Completed jobs are shown on the projects page.
Where we work in Jubail
Our crews cover Al Fanateer and the neighbouring housing districts of the Industrial City, as well as offices and admin buildings there under their access rules, and in Jubail Al-Balad we cover Ad Dabab, Ghirnatah, Al Hamra and the areas around them. We sometimes combine visits with our work on building maintenance in Ras Tanura to cut the travel cost, and follow the same approach for building maintenance in Abqaiq. Our complete method is set out in building maintenance in Dammam, and each local service has its place on the Jubail page.
