We carry out gypsum board installation in Qatif and Tarout in older and newer homes, and we always start with what is above the ceiling before the ceiling itself: we check the concrete slab, find its lowest point, and then hang a perfectly level new ceiling beneath it that hides the ripples and old stains. We repair ceilings damaged by AC condensate, and we sand and finish in a way that keeps the dust inside the work room, alongside multi-level and hidden-lighting ceilings, cornices, partitions and feature walls. Plain ceilings begin at SAR 46 a square metre fitted and green bathroom board at SAR 74, while stripping an old ceiling and leak work are priced once we have seen them; all figures are estimates until inspection and agreement. Qatif has many houses that were built decades ago and renovated more than once since: a concrete ceiling that has sagged a little with time, layer upon layer of paint, and split AC units added later with drain hoses run wherever was easiest. The owner wants a clean, level ceiling, and the shortcut is to fit gypsum board over all of it and close it up. But closing up without checking means hiding the problem, not solving it. This page explains how we deal with an older house step by step, and then sets out prices, board types and what suits each room.
In short: gypsum board in Qatif homes
- First, the check: we tap the slab and look for rust, spalling and damp before fixing a single hanger.
- A level ceiling under the old one: a laser datum below the lowest point, and hangers of different lengths.
- AC leaks: we correct the drain fall first, then cut out the damaged part and fit a new board.
- Dust: sealing the work room, thin compound coats, a pole sander and daily cleaning.
- Prices from: SAR 46/m² flat, 74 moisture-resistant, 110 multi-level, 165 insulated partition.
- Areas: Qatif city, its towns and Tarout Island.
Gypsum board in Qatif’s older homes: check the concrete ceiling first
Gypsum board in an older Qatif house starts with one question: is the slab we will hang the ceiling from sound? Hangers are fixed with anchors driven into the concrete, and those anchors need solid concrete to carry the weight of the frame, the boards and the lighting. If the underside of the slab is spalling, or the reinforcement has rusted and swollen and pushed the concrete cover outwards, then hanging a ceiling from it is a risk, and hiding it behind white boards only postpones and enlarges the problem.
What we check on an old slab
- ✓Rust stains and brown streaks: usually a sign of reinforcement corroding beneath the cover.
- ✓Spalling and falling pieces: concrete that has dropped or is about to, sometimes with bare steel showing.
- ✓The tap test: we tap the surface with a light hammer; a hollow sound means a detached layer that must come off.
- ✓Damp and stains: traces of leaks from the roof or a bathroom above, old or current.
- ✓Cracks: we separate surface paint cracks from wide cracks that need a structural assessment.
- ✓Old services: exposed wires or old junction boxes that should be renewed before they disappear above the ceiling.
If the result is sound, we start installation straight away. If we find limited spalling, we remove the loose parts, treat the steel and repair the surface before hanging anything. If the damage is extensive, or comes from a roof leak that has not been fixed, we first refer you to a renovation contractor in Qatif to repair the slab and waterproofing, and then return to install gypsum board on a sound base. We tell you this clearly at inspection, even if it means our own work waits.
Do not use a suspended ceiling to cover a leak
A new ceiling stops you seeing the water, but it does not stop the water arriving. A slab that lets in rain or bathroom water from above will keep deteriorating over the gypsum, and the first thing you see months later is a yellow stain or a swollen board. Fix the source first, then close.
The check takes minutes per room and costs you nothing extra at inspection. It also gives us the information we need to price the job properly: how much of the old ceiling must come down, how far the slab is out of level, and whether any wiring needs renewing. That is why our estimates for older houses are more accurate after a visit than from photos alone.
Levelling a new gypsum ceiling under an uneven old slab in Qatif
An old slab is rarely level. Its height may vary by several centimetres from one corner to another, and beams or leftover formwork may project from it. Measuring down from it produces a new ceiling with the same slope. So we work from a horizontal laser datum on the walls, find the lowest point of the slab, and set the new ceiling line below it with enough space for the frame depth and anything that will run above.
Hangers of different lengths for one level surface
Because the distance between the slab and the ceiling line changes from place to place, the hangers in an old house come in different lengths: short where the slab dips, longer where it rises. Every hanger is adjustable, so we set them one by one until the channels touch the laser line. The result is a perfectly level ceiling under a sloping old one, without breaking out or re-plastering the slab.
Low rooms: the smallest possible drop
Some rooms in older houses have limited height, and every centimetre the ceiling drops is felt. In that case we choose a shallow frame, avoid deep levels, and suggest a flat ceiling with small downlights instead of hidden-lighting channels, which need depth. If the slab is close to level, furring channels can be fixed close to it on adjustable brackets, so the ceiling drops as little as possible while staying level.
Projecting beams and out-of-square corners
If a room has a projecting beam we choose between two options: drop the whole ceiling below it so the projection disappears, or box it in with its own gypsum board casing that becomes part of the design. The same applies to corners that are not square between old walls; we set the perimeter channel on each wall so the ceiling lines stay straight even where a wall leans slightly.
Try it yourself before you decide
Put your eye close to one wall and look along the old ceiling towards the light. You will see ripples that cannot be seen from the middle of the room. Those ripples disappear completely under a laser-set ceiling, and show clearly if the new ceiling is measured from the old one.
Gypsum ceiling repair after leaks in Qatif: AC condensate
Gypsum ceiling repair after leaks in Qatif comes to us most often from split AC units. The indoor unit produces condensate the whole time it runs, and that water leaves through a hose that needs a continuous fall to the outside. If the hose is blocked, rises along part of its route, or has a joint that has come apart inside the wall, the water backs up and runs down the wall or collects on top of the suspended ceiling until it shows as a stain or swells the board.

We fix the cause before the patch
- 1Stop the water we ask for the unit to be switched off, dry the area and find exactly where the water is coming out.
- 2Correct the drain the hose is re-run with a continuous fall to the outside inside visible trunking that is easy to check, and the unit’s drain tray is cleared if blocked.
- 3Assess the board dry, flat and tight at the seams again within a day or two means a surface repair; bulging, drooping or any mould means it comes out.
- 4Cut out the damage a regular rectangle extending beyond the damaged area so the patch has clean edges.
- 5Backing pieces metal pieces fixed behind the opening edges carry the new board where the edges do not fall on a channel.
- 6New board and finishing a board of the same thickness, then tape and compound in coats, and sanding.
- 7Painting we paint the whole ceiling face, or up to the nearest design line, not the patch alone, so no colour difference shows.
The rule we follow is that boards and materials dried within 24 to 48 hours usually do not grow mould, while anything that stayed wet longer or shows dark spots is replaced rather than painted over. Repairs are priced at inspection because they range from a small patch to a whole room ceiling; photograph the stain and the AC unit and send them on WhatsApp 0547879578 for an estimate.
How to stop the leak coming back onto the new ceiling
Ask for the AC tray and hose to be cleaned during routine servicing before summer, make sure the hose discharges into open air rather than into a blocked pipe, and watch for drips on the wall under the unit. When we fit a new ceiling in a room with an AC unit, we keep the drain route visible in trunking on the wall instead of burying it above the ceiling, so any fault shows early before water reaches the boards.
Leaks from other sources
Not every leak comes from the AC. It may come from a bathroom upstairs or from the roof waterproofing, and in that case we identify the source and coordinate its repair under our renovation service before the ceiling is reinstated.
Gypsum board fixer in Qatif: sanding, finishing and dust control
A gypsum board fixer in Qatif is judged at the last stage: joint finishing and sanding. This is where you see whether the ceiling reads as one piece or whether board lines show through the paint. We work in thin successive coats of compound over embedded tape, because thin coats dry faster and need lighter sanding, which reduces dust at the source. We then sand with a long-handled pole sander that covers a wide area with even pressure, instead of hand sanding that leaves dished patches.

Raking light shows what the eye misses
Before painting we place a low work light on the floor so its beam rakes along the ceiling. That light exaggerates any ripple or raised compound edge, so we deal with it before the paint reveals it. If the ceiling will have side-on hidden lighting or a dark or glossy paint, we skim the whole face with a full coat of compound, the highest finishing level, because the usual level is only enough under ordinary lighting and matt paint.
How we contain dust in an occupied house
- ●We close the room door and cover the opening with a plastic curtain, and seal the room’s AC grilles during sanding.
- ●We cover floors with cardboard and furniture with plastic, or move it to another room where possible.
- ●We sand at agreed times so it does not coincide with children or elderly family members being nearby.
- ●We use a vacuum cleaner for fine dust after each sanding session, not a broom that throws it back into the air.
- ●We leave the room tidy every day so gypsum particles are not carried through the house on shoes.
These steps matter more in Qatif’s older homes, where families often stay in the house during the work and rooms open onto a shared hall. A little planning at the start saves days of cleaning afterwards.
Gypsum board installation in Qatif: the scope in an older house
Gypsum board installation in Qatif with us covers the visit and slab check, taking down an old false ceiling where necessary and carting it away, supplying boards, channels, anchors and filler, laser levelling, framing and boarding, then jointing and sanding until the surface is ready for paint. Our painters can follow on, and we line up electricians to replace tired wiring before anything is closed, which in an older house we would push for.
The base price does not include slab repairs, light fittings or painting unless you ask for them. We list each item separately so you can see what you have chosen and what could wait.
Gypsum board prices in Qatif (starting-from table)
These are starting rates for finished work, with boards, frame, anchors and jointing in the price. They are estimates until inspection and agreement; in older homes the slope of the slab and anything that must be stripped or repaired first also count.

A 4×4 room in an older Qatif house: quick sums
A 4×4 room has sixteen square metres of ceiling. Go plain and level and you start near SAR 736 (46 a metre); add steps around the edge and it is near SAR 1,760 (110 a metre); give those steps a hidden light and it is near SAR 2,208 (138 a metre). These are first-glance figures only, before paint and fittings, and before any stripping or slab repair the house may need.
What raises the cost in older houses?
- ●Removing a heavy old ceiling or cracked cast plaster before installation.
- ●A large variation in slab level that needs longer and more numerous hangers.
- ●Projecting beams that need boxing in.
- ●Renewing old wiring before closing the ceiling.
- ●Repairing spalled areas of the slab first.
- ●Difficult delivery of boards through narrow lanes or up a narrow staircase.
Gypsum ceilings in Qatif: levels, hidden lighting, cornices and pelmets
Gypsum ceilings in Qatif are not only for older houses. In new villas we build every design; in older homes we choose what suits the room height. Common options include:
■ Flat ceiling
best for low rooms and corridors, from SAR 46/m².
■ Stepped levels
for tall majlis and living rooms, adding depth and hiding AC, from SAR 110/m².
■ Hidden lighting
a channel in the edge of a level for an LED strip, from SAR 138/m²; strips at inspection.
■ Cornices
a band at the wall-ceiling junction that hides an out-of-true old corner, from SAR 37 per linear metre.
■ Curtain pelmets
a box concealing the curtain track, with internal reinforcement at fixing points.
■ Downlights
small recessed lights for rooms that cannot spare the depth of channels.
A cornice is especially useful in an older house. The junction between wall and ceiling is often not straight, and a cornice draws a new straight line that covers it without re-plastering the wall.
Moisture-resistant gypsum board in Qatif: bathrooms and kitchens in older homes
Moisture-resistant gypsum board in Qatif goes over the bathroom, kitchen and laundry in an older house. The face is usually green and the core takes up water more slowly than white board. Ventilation still matters more: plenty of older bathrooms have no fan, or one that just stirs the air, so steam settles on the ceiling daily. We suggest a proper ducted extractor alongside the new ceiling. Green board begins at SAR 74/m².
Where it does not belong
Green board resists damp; it does not keep water out. Steam rooms, wet shower walls and anywhere that stays humid all day are off limits. Those need cement board in Qatif with a waterproof membrane.
Gypsum partitions in Qatif
Gypsum partitions in Qatif are a practical way to re-plan an older house without demolition: dividing a large hall into a majlis and a bedroom, adding a room for a newly married son inside the family home, or creating a storeroom. We fix steel studs upright between top and bottom tracks, clad each face and pack the cavity with rock wool so conversations stay private. Prices begin at SAR 165/m².
Older floors are often out of level, so the bottom track is set to the laser too. As for sound, an empty partition lets a lot through; filling it and sealing its perimeter changes that. Published tests put an unfilled timber-stud wall near STC 33 and the same wall filled near 39, while filled metal-stud walls reach the high 40s and low 50s.
Fire-resistant gypsum board in Qatif
Fire-resistant gypsum board in Qatif is requested for shops, small stores, electrical rooms or commercial kitchens where a specific resistance is required. We use Type X board, whose core carries glass fibres, generally just under 16 mm thick, from SAR 83/m². Any rating written into an approval is earned by the whole tested build-up, layers, studs and jointing together, never by a single board.
Gypsum wall décor in Qatif: lining old walls
Gypsum wall décor in older Qatif homes usually starts with a practical need: a wall with wavy or heavily patched plaster that the owner wants to repaint on a fresh surface. We line it with boards on laser-set channels so it becomes level without hacking off the plaster. Then comes the decoration: a TV wall that hides cables, shelf niches, or a frame around the majlis door. Wall lining starts from SAR 46/m² and decorative walls from SAR 83/m².
A structural crack is not covered up
If a wall has a wide or diagonal crack that grows over time, we do not cover it with gypsum before it is assessed; it may be a sign of settlement or movement that needs renovation first.
Gypsum board company in Qatif: why it matters who does the work
A gypsum board company in Qatif differs from a fixer who only puts boards up in that it takes responsibility for what comes before and after: checking the slab, coordinating AC drain corrections, renewing wiring and painting. In older houses especially, many problems with new ceilings come not from the gypsum itself but from what was closed in beneath it without checking. That is why our agreement records what we checked and what we fixed before closing.
| Before you agree, ask | The answer you want to hear |
|---|---|
| Will you check the slab before hanging? | Yes, by tapping and inspection, and you will be told the result |
| How will you set the level? | From a laser datum, not by measuring from the old ceiling |
| What about the AC drains? | Checked and corrected before closing |
| How will you handle dust? | Sealing the room, covering furniture and daily cleaning |
| What does the price exclude? | A clear written list |
Gypsum board or traditional plaster in Qatif?
Gypsum board or traditional plaster in Qatif? In older houses we often find cornices or ornaments in cast plaster. If they are sound, well fixed and the family likes them, they can stay, with gypsum board in the centre of the ceiling. If they are cracked or coming away from the ceiling, removing them before installation is safer. Gypsum board is lighter, faster and cleaner and can be opened for maintenance; traditional plaster suits carved ornaments but is heavier and brings more water and drying time into the house.
| Comparison | Gypsum board | Traditional plaster |
|---|---|---|
| Method | Dry boards on a frame | Mixed and cast on site |
| In an occupied house | Cleaner and faster | Water, humidity and drying time |
| Under an uneven slab | Levelled with hangers | Needs thick build-ups |
| Repair after a leak | Cut out and replace a section | Re-shaping by hand |
Heritage houses in Qatif and Tarout: when we do not work
Qatif and Tarout Island have an old urban fabric, including heritage buildings overseen by the competent authorities. That is why we do not offer gypsum board or any alteration on registered heritage buildings or old mud and stone houses; these need heritage-authority approval and specialists in heritage restoration. Our work is in older and newer concrete homes, and if we notice at inspection that a house may have heritage value, we ask you to confirm with the competent authority before any work.
A gypsum board room in Qatif: the honest answer
A rooftop or courtyard room in Qatif cannot be made of gypsum board alone. Gypsum is meant to line dry interiors, and manufacturers cap its continuous exposure at roughly 52 °C, which an exposed roof can approach in summer. The shell is cement board on a frame or blockwork, and in an older house the roof is checked first to confirm it can carry the room. The gypsum lining comes after. See annex and majlis building in Qatif and cement board installation in Qatif.
How long does gypsum board take in an older Qatif house?
An older house takes a little longer than a new one, not because of the gypsum but because of what comes first. Checking the slab, removing an old ceiling and clearing the debris can take a full day in a large room, and if the slab needs local repair it must dry before we hang anything. After that it runs like any ceiling: a day for frame and boards in a medium room, then about two days for compound coats and sanding, since each coat must dry before the next. So a single room usually takes two to four days, and a whole house is scheduled room by room so part of it stays habitable throughout.
In newer Qatif villas, where the slab is level and services are new, work is quicker and a whole floor can run in one sequence. Whichever it is, the timetable is written down after the visit, with sanding days flagged in advance so you can plan the household around them.

Common gypsum board mistakes in older Qatif houses
■ Anchoring into spalled concrete
anchors do not hold; the loose layer is removed and treated first.
■ Measuring from the old ceiling
copies the slope into the new ceiling; the reference is a laser line.
■ Closing over a leak
the gypsum rots from above; fix the source before closing.
■ Leaving the AC hose as it was
the leak returns onto the new ceiling; correct the fall first.
■ Patching without painting the whole face
a colour difference shows; paint the whole ceiling.
■ Sanding without protection
dust through the whole house; seal the room and clean daily.
