Gypsum Board Installation in Hafr Al-Batin – Najdi Majlis Ceilings & Linear AC Slots

Gypsum Board in Hafr Al-Batin

Gypsum board installation in Hafr Al-Batin has to satisfy two things a majlis owner cares about. The first is a ceiling with character, such as a large recessed square panel in which triangles and squares step down in the manner of Najdi ornament and glow from their edges in the evening. The second is a ceiling that works with the air conditioning through hot summers and dusty seasons, carrying long linear diffusers inside a neat bulkhead and keeping dust from drifting down from the void above. Aemar Al-Maryam General Contracting builds both on galvanised steel framing with gypsum boards and careful joint work. Flat ceilings start at SAR 46/m² supplied and installed, multi-level ceilings and decorative panels at SAR 110/m², and ceilings fitted with lighting coves at SAR 138/m². Treat each number as a starting estimate that firms up once we have seen the room and agreed the scope. Call or WhatsApp 0547879578.

Our crews travel up from Dammam, and we arrange each project so the build happens in a single visit wherever possible. We receive your photos and measurements, draw the pattern, the bulkhead and the diffuser layout, then inspect and measure, and the crew arrives with materials and pre-cut decorative pieces ready. The road cost is set during the inspection in proportion to the work, and the share each square metre carries shrinks when you bundle the whole house into one request.

Najdi-pattern majlis ceilings in gypsum board in Hafr Al-Batin

A Najdi ceiling panel is a large square or rectangular recess at the centre of the majlis ceiling. Inside it we build up layers of gypsum board pieces cut into repeating triangles, squares and diamonds, creating a pattern of raised and sunken shapes that reads through light and shadow. When the edges of the panel are lit with warm concealed light, the pattern sharpens as the light rakes across it, and in the evening the ceiling looks like a framed artwork hanging above the seating.

Gypsum Board Features in Hafr Al-Batin
Cutting gypsum board into repeating triangles with a knife and metal straightedge, and laying them out on the work table into a Najdi-style pattern before they go up.

From Najdi jiss to gypsum board

In the traditional Najdi house, decoration was concentrated in the qahwa, the room where guests were received, and on doors and windows. Families decorated them with white gypsum plaster (jiss), carved lines, circles and geometric shapes, while small triangular crenellations on facades and rooftops gave the houses their distinctive silhouette. What we make today borrows that same geometric language, but in a modern dry material fixed to a frame, so a villa majlis can echo the taste of the region without a craftsman working wet plaster for weeks.

How we cut and fix the pattern pieces

  1. 1
Full-size drawing: we draw the pattern at the real size of the panel, set the number of layers and the depth of each, and you approve it before any cutting.
  2. 2
Templates: every repeating shape, whether triangle, square or diamond, gets its own template so the pieces come out identical.
  3. 3
Cutting: we score the board with a sharp knife along a metal straightedge, snap it on the line and dress the edge, giving straight edges without crumbling.
  4. 4
Dry layout: we lay the complete pattern out on the work table and number the pieces, catching any size difference before anything goes up to the ceiling.
  5. 5
Fixing: the pieces are bonded and screwed onto the base board already fixed to the frame, layer upon layer.
  6. 6
Finishing: a thin compound on edges and joints and careful sanding, so corners stay crisp and the pattern stays legible after painting.

For the small pieces we use thinner boards so the pattern does not get heavy, and under the base board we space the channels closer than usual, because the weight of the layers is concentrated in a limited area. The overall depth of the panel follows the majlis height: a lower room is best with a two-layer pattern, while a tall one can take three or more.

How big should the pattern panel be?

Our advice is that the panel covers only the area above the seating, with a broad plain border separating it from the walls or from the bulkhead carrying the diffusers. A panel that fills the entire ceiling loses its impact and starts to look busy. In a long rectangular majlis the pattern can be split into two or three equal panels instead of one stretched panel, each centred over part of the seating and each able to take its own chandelier. We show you the proposal on a photo of your own majlis before you approve it.

Lighting that brings the pattern out

Geometric relief does not show its beauty under light shining straight up from below. It needs light that grazes across the surface so every edge throws a shadow. So we put the LED strips in a concealed trough around the perimeter of the panel, not in its middle, and choose a calm warm tone. Routes, the driver and its access point are prepared before closing, and the strips are priced under electrical works. We recommend matt rather than glossy paint, because sheen reflects light and washes the shadows out, and a pattern colour a touch lighter than the dark seating around it.

■ Stepped triangles

Rows of raised triangles facing each other around a central square, the closest echo of Najdi crenellations.

■ Interlocking squares

Squares rotated around one another to form a geometric star at the centre.

■ Patterned frame only

A simple panel with a decorated border and a smooth centre, suited to medium-sized majlis rooms.

■ A perimeter pattern band

A decorative band running around the majlis instead of a central panel, with a flat ceiling in the middle.

Caring for a patterned ceiling

Raised patterns collect dust on their upper edges more than a smooth ceiling does, especially after sandstorm seasons. A soft long-handled brush or a vacuum with a brush head every so often is enough; avoid a wet cloth, which leaves marks on matt paint. If the colour fades over the years, the panel alone can be repainted without removing a single piece.

Gypsum board in Hafr Al-Batin: one board for the pattern and the air conditioning

Gypsum board is a factory panel with a gypsum core and heavy paper faces, screwed to metal channels with no mixing or casting. Its lightness and speed are what make multi-layer patterns practical, and the ease with which it can be cut and adjusted is what makes it right for hiding AC ducts and their openings. You will also hear it called plasterboard or drywall, or in Arabic «جبسون بورد» and «جبسن بورد»; the name changes nothing, and what matters is the board type and its thickness. It remains a board for dry interiors: it is not for facades or for permanently wet places, and it does not carry weight without reinforcement.

Gypsum board installation in Hafr Al-Batin with the AC: bulkheads and linear diffusers

A bulkhead is a dropped band of ceiling running around the room or along one side of it. It hides the concealed AC ducts inside and carries long linear diffusers in its face instead of the traditional square grilles. In Hafr Al-Batin, where air conditioning runs for long hours through the summer, this approach has become popular in living rooms and majlis rooms because it spreads air along the length of the room and leaves the centre of the ceiling free for the pattern or the lighting.

Gypsum Board AC Slots in Hafr Al-Batin
A white linear diffuser being fitted into a precisely cut slot in a gypsum board bulkhead around the ceiling, with the insulated AC duct visible behind it.

How we prepare a linear diffuser slot

  • ●Coordination first: the AC technician sets the diffuser length, the number of slots and its position according to the airflow, and we build the bulkhead to those dimensions, not the other way round.
  • ●Enough depth: behind the diffuser sits a plenum box connected to the duct by an insulated flexible hose, so the bulkhead must fit it without squeezing or sharply kinking the hose.
  • ●A channel frame: we frame the opening with channels on both sides, so the diffuser is carried by the frame rather than by the edge of the board, and the edge stays straight.
  • ●A clean cut: the slot is cut to exact size after boarding, and its edges are finished before painting so the diffuser flange sits tight with no gap.
  • ●The air path: we keep a smooth, unobstructed surface in front of the diffuser, because the air leaving it clings to the ceiling and spreads along it, and a nearby projecting edge breaks that flow.

Return air and access panels

Air that enters the room has to get back to the unit, so we leave a return grille wherever the AC technician specifies, well away from the supply so cold air does not loop straight back before it has circulated. We do not treat the whole void above the ceiling as a return path unless the system has been designed that way. At the indoor unit, valves and condensate pump we leave framed access panels with gaskets, so a technician can reach them without cutting the ceiling.

Linear diffuser or square grille?

A traditional square grille throws air from a single point in several directions and suits small rooms and flat ceilings. A linear diffuser spreads air along a whole wall, so the cooling reaches the far ends of a long majlis more evenly, and it almost disappears into the line of the bulkhead without interrupting the pattern or the levels. In return it needs a slightly deeper bulkhead for the plenum box, a more precise cut and closer coordination with the AC technician. We therefore suggest linear diffusers for large majlis and living rooms and keep square grilles for small rooms, kitchens and corridors.

Heat and dust in Hafr Al-Batin: sealing the gypsum ceiling for AC efficiency

Hafr Al-Batin has a continental desert climate: hot, dry summers, cold winters and sandstorms that become frequent in some seasons. Here a gypsum ceiling is more than décor. It is the barrier between the cooled room and the void above it, and on a top floor that void heats up under the roof slab in summer and can take in fine dust through gaps in the roof and walls. If the ceiling is full of holes and open joints, cooled air leaks upwards, dust and heat come down into the room, and the AC unit has to work harder to hold the same temperature.

  • ✓Perimeter joints: the joint between ceiling and wall is sealed with flexible sealant before painting.
  • ✓Around spotlights: we choose enclosed downlights or fit covers over them, and seal the gap around the cut-out.
  • ✓Around diffusers: the diffuser flange sits on a gasket, and the space between the plenum box and the slot is closed off.
  • ✓Cable and pipe holes: every hole through the board for a cable or pipe is sealed once the run is in.
  • ✓Access panels: a frame with a rubber gasket and a positive catch, not a loose lid resting on the board edge.

On top floors we recommend insulating the roof slab itself from above, the strongest way to cut incoming heat, which can be arranged through renovation and insulation work in Hafr Al-Batin. Where that is not possible, a layer of rock wool above the gypsum ceiling helps reduce the heat reaching the room. Bear in mind that manufacturers ask for gypsum boards not to be kept for long periods above about 52°C, so a ventilated void and an insulated roof protect both the board and the AC.

Dark streaks around the air outlets?

If dark lines appear on the ceiling around a diffuser after a few months, they are usually dust carried by the outgoing air and deposited on the surface, or air leaking from an unsealed gap around the frame. The fix is regular filter cleaning, a properly sealed frame and a wipeable paint around the outlets.

Gypsum board ceilings in Hafr Al-Batin: levels, hidden lighting and pelmets

Alongside Najdi panels and bulkheads, we build all the usual ceiling types in Hafr Al-Batin. Flat ceilings start from SAR 46/m² and suit bedrooms and corridors; stepped ceilings, from SAR 110/m², give majlis and reception rooms depth; and ceilings with hidden lighting coves start from SAR 138/m². Pelmets and curtain boxes are priced by the linear metre from SAR 37, with the track position reinforced behind them.

  • ●Ceiling drop: set by the depth of the AC ducts and plenum boxes, which we measure before designing so the majlis does not feel cramped.
  • ●Chandelier: the centre of a Najdi panel is a natural place for one, and its hanging point is tied into the concrete before the layers go on.
  • ●Spotlights: few in number and spread over the bulkhead and levels, away from the pattern so they do not cut through it.
  • ●Lay-in tile ceilings: for offices and shops we also supply the flat ceilings that open easily for maintenance.

Gypsum board fixer in Hafr Al-Batin: the precision a pattern demands

A fixer who makes Najdi patterns is a different craftsman from one who only boards flat ceilings. He needs patience in cutting, accuracy in measuring and an eye that spots a small error before it is repeated twenty times across identical pieces. We ask three things of our team: a template for every shape, a dry layout of the whole pattern before fixing, and straight edges finished with thin compound rather than thick coats that bury the corners. Under all of that sits a laser-levelled frame, channel and screw spacings that follow the approved system for the materials, and tape on every joint.

Judge the pattern from where guests sit

Do not judge the panel standing directly beneath it. Sit where a guest would, switch on the concealed lighting alone, and look: parallel lines, sharp corners and even shadows mean the work has been done properly.

Gypsum board company in Hafr Al-Batin or a piece-rate fixer?

Pattern panels and AC bulkheads are where a contracting firm and a fixer paid by the piece really part ways. A Najdi panel needs an approved design before cutting, the bulkhead needs dimensions agreed with the AC technician, and a sealed ceiling needs someone who follows every opening through to the end. A company puts all of this into written items: board type and thickness, number of pattern layers, finish level, the openings to be left, and whether paint is included. If you would rather buy boards yourself from a shop, add the channels, hangers, screws, compound, waste and cutting labour, because a pattern consumes more board than most people expect.

Gypsum board partitions in Hafr Al-Batin

Partitions here are stud walls boarded both sides and packed with rock wool, starting from SAR 165/m². In Hafr Al-Batin villas it separates the majlis from the inner living room, forms a dressing room, or divides offices and shops. The wool inside does two jobs: it cuts sound transfer, and it cuts heat transfer when one side is less air-conditioned than the other. Acoustically it performs best when it continues above the false ceiling to meet the slab, with every edge sealed; published figures for steel-stud partitions filled with wool approach 50 on the STC scale, while an empty-cavity wall drops back into the thirties.

Moisture-resistant gypsum board in Hafr Al-Batin

Dry as the climate is, bathrooms and kitchens are still humid inside, and their ceilings and dry walls get the green, moisture-resistant grade, priced from SAR 74/m². It copes with steam and passing humidity, not with standing water, and it is not for steam rooms or behind shower tiles; there, cement board or a waterproofed wall is the right choice. The fan opening is cut to the fan’s exact size and sealed with the same care we give the AC outlets.

Fire-resistant gypsum board in Hafr Al-Batin

Type X fire-resistant board, commonly about 15.9 mm thick, holds together under fire for longer than standard board thanks to the glass fibres in its core. A recognised rating such as one hour is only achieved within a complete wall or ceiling built to tested details. We use it in electrical panel rooms, shops, small stores and corridors wherever the approved drawings require it, from SAR 83/m².

Gypsum board wall décor in Hafr Al-Batin

When the ceiling is rich with pattern, the walls are best kept calm so they complement it rather than compete. In majlis rooms we usually suggest one feature wall with a simple geometric frame that repeats the spirit of the pattern, shelf niches with triangular heads, or a clean TV wall in the family room. Budget from SAR 83/m² for a TV wall or niche wall, and from SAR 46/m² to line a crooked wall.

■ A geometric frame around the entrance

A raised frame with triangular lines around the majlis door that sets up the pattern on the ceiling.

■ Niches with triangular heads

Recessed shelves that finish in a triangle at the top, recalling Najdi crenellations.

■ A smooth TV wall

In the family room, with a back-light and a linear diffuser in the bulkhead above.

■ Wall lining over services

Hiding pipes and cables on a wall inside a straight gypsum lining.

Gypsum board prices in Hafr Al-Batin, item by item

Example: what a 4×4 majlis ceiling costs in this city

Four metres square means sixteen square metres overhead. Using opening rates and leaving out paint, lights and the road, the arithmetic runs like this:

DesignSumFrom
Flat ceiling16 × 46SAR 736
Levels or a simple pattern panel16 × 110SAR 1,760
Pattern panel with edge lighting16 × 138SAR 2,208
Curtain box on one wall4 × 37SAR 148

The cost rises with the density and layers of the pattern, and AC openings are priced by number; all of this becomes clear at inspection.

Gypsum ceiling repair after leaks in Hafr Al-Batin

What most often wets gypsum ceilings in the city is not rain but air conditioning: a blocked or disconnected drain hose above the ceiling, an overflowing condensate tray, or an uninsulated duct sweating. After that come upstairs bathrooms and roof leaks. The rule is to stop the source before any repair and then dry quickly. US Environmental Protection Agency guidance allows a day or two before mould usually starts, lets you keep board that has not swollen and whose joints have not opened, and calls for removing anything else.

  1. 1
AC technician first: we check the drain, the tray and the duct insulation and fix the cause, or coordinate it with renovation work if it comes from the roof.
  2. 2
Checking the board: firm board is treated with a stain-blocking primer and painted; soft, swollen board is cut out.
  3. 3
Cutting out and replacing: we cut back to sound channels, and if the damage is inside a pattern panel we recut the affected pieces from the same templates.
  4. 4
Re-sealing: joints and holes around the repaired area are sealed again, just as in the original ceiling.
  5. 5
Painting: the whole ceiling, not just the patch, through our painting service.

Gypsum board or traditional jiss in Hafr Al-Batin?

Traditional jiss is the material that decorated Najd’s houses in the past. It is mixed and shaped on site and carved by hand, and it is still the best choice for fine carved ornament and cast cornices. Gypsum board gives you geometric patterns with crisp lines and clear layers, with speed, cleanliness and the ability to hide AC and access panels. The two can be combined: a gypsum board pattern panel with a cast jiss rose at its centre.

A gypsum board room in Hafr Al-Batin: does it work?

Not as an outdoor room on the roof or in the yard. Gypsum board is an interior board that needs to stay dry; sun on an external wall in a Hafr Al-Batin summer goes beyond the temperature limit manufacturers set, and dust and rain ruin its paper face. The right way to build light is a steel skeleton, a cement board outer skin over solid thermal insulation, and gypsum board only for the interior finish, as we explain in cement board installation in Hafr Al-Batin and building annexes and majlis rooms in Hafr Al-Batin. Even the so-called “exterior gypsum board” is a facade backing board that is always covered with another cladding.

Common gypsum board mistakes in Hafr Al-Batin

A bulkhead narrower than the plenum box

The hose is kinked hard and airflow drops, or the ceiling has to be cut open later to fix it.

A linear diffuser fixed to the board edge

The edge breaks over time and the diffuser tilts. The diffuser must be carried by channels framing the slot.

A ceiling full of unsealed holes

Cool air escapes into the void while dust and heat come down, and the AC uses more power.

A pattern cut without templates

Repeated pieces come out at slightly different sizes, the differences add up, and they show at the end of the row.

Gloss paint on a pattern

It reflects light and erases the shadows that make the ornament beautiful.

FAQ

What does gypsum board cost per m² in Hafr Al-Batin?

Flat ceilings start at SAR 46/m² with materials and installation, multi-level ceilings or a simple pattern panel at SAR 110, and with edge lighting at SAR 138. Prices are estimates, and travel is costed at inspection according to the size of the job.

What are Najdi patterns in gypsum ceilings?

A recessed panel at the centre of the majlis ceiling built from layers of pieces cut into repeating triangles and squares, inspired by the geometric ornament and triangular crenellations of Najdi houses, and lit from its edges so it reads through light and shadow.

How are the pattern pieces cut accurately?

We draw the pattern full size, make a template for each shape, cut with a knife and metal straightedge, then lay out and number the pieces on the table before fixing them layer by layer.

Can linear AC diffusers be fitted in a gypsum ceiling?

Yes, inside a bulkhead deep enough for the plenum box, with a channel frame around the slot carrying the diffuser. We agree the dimensions with the AC technician before building the bulkhead.

Why seal a gypsum ceiling in Hafr Al-Batin?

Because holes and open joints let cool air leak into the void above and let dust and heat into the room, so the AC works harder. We seal the joints, the spotlights, the diffusers and the access panels.

What causes dark streaks around air outlets?

Usually dust carried by the air and deposited on the ceiling, or leakage from a gap around the frame. Regular filter cleaning, a sealed frame and wipeable paint help.

Does insulating above a top-floor gypsum ceiling help?

Yes. Rock wool above the ceiling reduces the heat reaching the room, but the strongest solution is insulating the roof slab from above, which can be arranged with renovation and insulation work.

How much is a 4×4 majlis ceiling with a Najdi pattern?

The area is 16 m², so a simple pattern panel starts from about SAR 1,760 and from about SAR 2,208 with edge lighting, rising with pattern density, before paint and lighting.

Can a chandelier hang at the centre of a Najdi panel?

Yes, it is the natural spot, provided a hanging point tied into the concrete is prepared before the layers are fixed.

My AC has leaked onto the gypsum ceiling. What should I do?

Switch the unit off and have the drain, tray and duct insulation checked, then dry the area quickly. Firm board is treated and painted; swollen board is cut out and replaced.

Is gypsum board suitable for bathrooms in Hafr Al-Batin homes?

Yes for the ceiling and areas that spray does not reach, using green board and good ventilation. The shower zone needs cement board or waterproofing.

Is gypsum board suitable for a rooftop room?

No. Outside walls take heat, dust and rain beyond what gypsum board tolerates. Frame the room in steel, clad it in cement board over insulation, and keep the gypsum for the inside faces.

How long does a Najdi-pattern majlis ceiling take?

Longer than a plain ceiling because of the cutting, the layers and the fine finishing, typically a few working days to a week depending on pattern density. We set the duration once the drawing is approved.
