As a painting contractor in Qatif and on Tarout Island, Aemar Al-Maryam General Contracting is called out here mostly for work that starts outside: the facade of an older house in a quiet lane that needs a new colour, window surrounds and plaster arches that deserve to stand out in a colour of their own, and a villa wall sprayed with granular rustic texture. Then we move into the majlis and paint it in two tones split by a crisp straight line. Indoors a metre costs from SAR 14, a smooth facade from SAR 18 and rustic from SAR 27; these are first figures that we confirm after visiting the house and agreeing. Phone or WhatsApp 0547879578.
Qatif has a varied built fabric: older quarters with narrow lanes and two-storey houses with sand-coloured facades and small mouldings around the windows, newer districts of villas with long boundary walls, and the towns and villages around them along the coast and on Tarout Island. Each type needs a different way of painting, and each has a common mistake that ruins the result. This guide explains what we do in each case, when we turn work down, and what the most requested jobs cost.
In short: painting in Qatif and Tarout
- Older facades: washing, scraping and render repair, then one colour for the wall and a separate one for window surrounds and arches.
- Rustic: sprayed with a hopper gun over a dry primer for an even grainy texture, from SAR 27 per square metre.
- Majlis rooms: two close tones and a crisp horizontal line set out with a laser and tape.
- Prices: smooth facade SAR 18 a metre, rustic 27, interiors 14 with economy paint or 7.5 for labour alone; first figures confirmed after the visit.
- Our limits: we decline listed heritage buildings and houses built of mud or old stone.
- Coverage: Qatif city and its towns, Tarout Island, Safwa and Anak.
Painting older quarters in Qatif: we start with the facade
Painting a house in Qatif’s older quarters starts with the facade: it greets every passer-by first and the part that suffers most from sun, humidity and salt. Our rule is that an older facade is never painted as it stands. It is washed first to remove dust and salts, peeling and blistered paint is scraped back to a firm edge, the render is tapped lightly to find sections that have come away from the wall, and whatever is needed is repaired before any colour goes on.
Many older facades carry years of built-up paint, some oil-based and some water-based, and that build-up is a common reason new paint peels: the top coat does not hold to what lies beneath. So we test adhesion in several places, and where the old layers are weak we remove them. Stripping old paint costs from SAR 9 a metre.
■ The main wall
Moisture-resistant exterior paint in a sand or stone tone, or rustic texture on newer facades.
■ Window surrounds
A separate colour, lighter or darker than the wall, brushed on with a slightly higher sheen.
■ Arches and mouldings
Gentle cleaning, small chips filled, and paint that keeps the detail sharp.
■ Doors and steel
Timber doors from SAR 410 and steel windows from SAR 135, each with the right primer.
Where render is damaged over large areas we deal with it through our plastering service before painting, and cracks through crack repair. If the whole house needs updating, read about a renovation contractor in Qatif.
Painting window surrounds and arches in Qatif: detail by brush
Window surrounds and arches in Qatif are painted with a small brush, not a roller, and only after the main wall colour has dried. A bright white surround around a window on a sand-coloured wall gives an older house a fresh face without changing its character. It also exposes any unsteady hand or any overlap between the two colours, so we give it its full time.
- 1Gentle cleaning: dust and salts removed with a soft brush and a little water, without hard scrubbing that could wipe out small mouldings.
- 2Limited scraping: only loose flakes are lifted with a small knife; sound, well-bonded paint is left in place.
- 3Filling chips: small chips on the edges are filled with exterior filler and shaped with a damp finger or small tool to follow the original profile.
- 4Exterior primer: a thin primer coat helps the paint grip and evens out the surface absorption.
- 5Surround colour: two coats with a small brush, cut in against the wall by a steady hand rather than tape on raised mouldings.
In deep arches we start with the soffit, then the face, then the edges, so our hands never touch what has just been painted. We choose a satin sheen for surrounds because it copes with dust and wiping better than matt and draws attention to the detail without an unpleasant shine.
Listed and mud-built houses in Qatif and Tarout: where we stop
Qatif and Tarout Island have heritage buildings overseen by specialist bodies, and old mud and stone houses that need traditional breathable materials which let moisture escape. Modern paints can trap moisture in those walls and damage them. That is why we turn down any listed heritage building and any house of mud or old stone, and point the owners to go to the bodies that specialise in built heritage. Our work is in concrete and block houses with cement render, whether old or new.
Before you paint an older house
If you are not sure what your walls are made of, send us a close-up photo of a peeling spot that shows what lies under the paint. Cement render is grey and hard, while traditional gypsum plaster and mud have a different colour and feel. That one photo tells us whether we are the right people before we book a visit.
Rustic spray in Qatif: the hopper gun and the grainy texture
On large facades in Qatif we spray rustic with a top-loading spray gun called a hopper. It is filled with a thick granular material and driven by compressed air, which throws the material onto the wall as closely spaced grains for an even texture. Rustic starts from SAR 27 per square metre and goes on over a primer that has fully dried.

An even texture comes down to three things: a constant distance between gun and wall, constant air pressure, and never stopping in the middle of a wall. So we divide the facade into areas that end at corners or natural breaks and spray each one completely in one go. The scaffold covers the whole facade before we start, because spraying from a ladder changes the distance and angle, and the texture changes with them.
- ●Masking before spraying: aluminium windows, doors, marble and paving are covered in plastic and tape, because the spray travels further than you would expect.
- ●Primer: a primer close in colour to the rustic, so no pale spots show between the grains.
- ●Trial: we spray a small board or a hidden area first to set the pressure, nozzle and grain size, and show it to you.
- ●Weather: no spraying in strong wind or heavy dust, or onto a wall in the harshest hours of direct sun.
- ●Drying: the surface dries within hours; full drying can take several days according to the product sheet.
Profile texture and traditional spray render
Profile gives the wall a raised relief, rolled or sprayed on, or trowelled for the heavier grades, and costs the same as rustic. The old-style spray render combines white cement and sand with an oxide colour and is thrown onto the facade, and it needs scaffolding along the whole face so no joins or tone differences show. For an older house we suggest choosing between rustic and a smooth exterior paint according to the state of the render: rustic hides small surface flaws, while a smooth finish shows off surrounds and mouldings better.
Exterior painting in Qatif: timing, weather and coats
Exterior painting in Qatif costs from SAR 18 a metre for a smooth moisture-resistant finish, but its success depends on the timing of each coat as much as on the paint. A wall wet with early-morning dew is not painted until it dries, and a wall in the fiercest sun dries the paint too fast so the joins show. So we follow the shade around the house: we start with the face that gets no morning sun and move round as the shade moves.
On a facade the order is: wash off salts, scrape and repair, an exterior primer that evens out absorption, then two finish coats. Where there are many hairline cracks an elastomeric coating is a good choice, since its thick, stretchy film covers fine cracks to around 1.6 mm and flexes as they move; wide or growing cracks are treated before any paint. The whole facade is painted from one batch in one continuous phase so the colour does not differ from one side to another.
If you have added a new section with fresh render to an older house, we do not paint it until the render has dried and hardened, which can take up to 28 days for thick render. Painting wet render early is a direct cause of blistering and salt bloom.
Painting a house exterior in Qatif: what it costs
The bill for a Qatif facade is simple arithmetic: measure the walls, subtract the openings, and multiply what remains by the price of the paint, then add render repairs and surrounds if there are any. For a two-storey house with roughly 220 square metres of wall left after openings:
| Paint type | Starts from | Approximate cost for 220 m² |
|---|---|---|
| Smooth damp-resistant paint | SAR 18 a metre | around SAR 3,960 or more |
| Sprayed rustic or profile | SAR 27 a metre | around SAR 5,940 or more |
| Sun-reflecting paint | SAR 41 a metre | around SAR 9,020 or more |
Illustrative example. Window surrounds and arches are priced by number and detail, old paint removal from SAR 9/m², and render repairs after inspection.
Older houses usually add two items: removing weak old layers and repairing render that has come away. That is why two facades of the same area can be priced very differently, and a close-up photo of the wall tells us a lot before the visit.
Majlis painting in Qatif: two tones and a crisp straight line
Painting a majlis in Qatif in two close tones is a frequent request: a slightly darker colour on the lower wall where backs and floor cushions rest, and a lighter one above to open up the room. The whole look depends on the dividing line. If it slopes, wobbles or shows bleed under the tape, the two colours lose their effect.

- 1Set the height: we agree the line height with you based on the seating and windows, and mark it with a laser level on every majlis wall at once.
- 2Light colour first: the upper part is painted, running slightly below the line, and left to dry.
- 3Tape: good-quality tape is laid exactly on the line and its edge pressed down with a plastic tool.
- 4Seal the tape edge: a thin coat of the light colour is brushed along the tape edge, so any bleed underneath is the same colour and invisible.
- 5Second colour: two coats of the darker tone on the lower part.
- 6Remove the tape: pulled slowly at a low angle while the last coat is still slightly soft, leaving a clean, sharp line.
In a majlis we suggest a washable satin paint on the lower part, because it copes with wiping off marks from backs and hands, and a matt paint above and on the ceiling to cut glare from the lighting. A velvet or antique-effect feature wall at the head of the majlis is priced from SAR 63 a metre.
The majlis ceiling is always painted before the walls, usually in a warm matt white. If it has gypsum cornices we separate them from the wall with a clean hand-cut line or paint them in the ceiling colour. We also align the dividing line with fixed features such as window sills or wall shelves, because a line that passes just short of a sill without meeting it looks wrong even when it is perfectly level. In long majlis rooms we check that the line wraps every corner at exactly the same height, since a difference of even a centimetre shows at the corner.
Does the majlis need to be fully cleared?
We gather the floor cushions into one corner and cover them, then move them to the opposite corner when we reach it. The majlis can usually go back to light use after a day or two.
Interior painting in Qatif: rooms, halls and ceilings
Interior painting in Qatif is priced either by the metre or by the unit. By the metre: SAR 14 or more with economy paint and labour, SAR 32 or more in top-grade paint, SAR 7.5 or more for labour on its own. By the unit: a room with sound walls from SAR 320, a small flat with two bedrooms from SAR 1,650, a larger one with three from SAR 2,000, and a whole house or villa from SAR 4,600.
Inside older houses the walls usually need more filler than in new ones, because over the years they have seen alterations, new cable runs, nail holes and hung pictures. Filler and sanding start from SAR 14 per square metre, applied in two coats only where needed. Treating the cracks in a room before painting starts from SAR 140.
Repainting a peeling ceiling in Qatif
A peeling ceiling in Qatif waits for its paint until we know where the water comes from, whether the roof, an upstairs bathroom, a split-unit drain pipe or steam trapped in a closed room. Once that is fixed we scrape to sound paint, let the slab dry and then seal, fill and paint. Where rebar is exposed or the concrete is breaking up, that is not a paint problem but a renovation job, and we pass it to our renovation service. In both cases the price is set after inspection.
On ground-floor walls of older houses, white salts and blisters may appear low down. They come from rising damp carrying salts up from the ground, a known issue in the Eastern Province, and they are treated by stopping the damp first through waterproofing and then painting.
Painting doors and steelwork in Qatif homes
Doors and steelwork in older Qatif houses need more patience than walls, because timber doors and steel windows there have had many coats over the years, and rust has started to eat into some edges. A timber door starts from SAR 410, a steel window from SAR 135, while gates and railings need a look before we can price them.
- ●Timber: sanded back to a sound layer, old splits and holes filled with wood filler, then a wood primer and two coats of oil-based or water-based wood paint.
- ●Steel: a wire brush takes flaking rust back to clean metal or tight rust, followed by a rust-inhibiting primer and a double finish of metal paint.
- ●Coastal air: in houses near the sea and on Tarout Island rust returns faster, so we pay attention to corners, welds and the bottoms of bars where water collects.
- ●Timing: oil-based paint needs at least 24 hours between coats, so a painted door is not shut onto its frame until it has dried.
Many owners of older houses like to keep the traditional door colour, such as deep green, blue or brown. We match it from a sound piece of the old paint where possible, or suggest a close shade that sits well with the new facade colours.
Paint types we use in Qatif homes
We choose paint in Qatif by the surface, its age and its location, not by brand; we buy from well-known paint makers and offer an economy and a top-grade option for each job.
| Surface | Paint | Why |
|---|---|---|
| Older facade with sound render | Moisture-resistant exterior or elastomeric | Elastomeric bridges hairline cracks up to about 1.6 mm |
| Newer villa facade | Rustic or profile | A grainy texture that hides small flaws |
| Window surrounds and arches | Exterior satin | Copes with dust and wiping and brings out detail |
| Majlis rooms | Washable water-based | Takes wiping on the lower wall |
| Bedrooms and ceilings | Low-odour matt water-based | Comfortable and hides unevenness |
| Kitchen and bathrooms | Moisture-resistant | With effective ventilation |
| Timber and steel | Suitable primer, then oil-based | A harder film for surfaces that get rubbed |
| Floors | Epoxy | From SAR 55/m² for stores and parking areas |
Between coats we keep to the proper intervals: water-based paint can usually be recoated after 4 to 6 hours and oil-based after at least 24 hours, always according to the instructions on the can.
Painting contractor or painter in Qatif?
You need a painting contractor in Qatif when the facade is old, the walls have damp and cracks, or the job needs scaffolding, render repair and rustic spraying. An independent painter in Qatif is enough to refresh sound rooms. The difference is not the brush; it is who takes responsibility for what lies under the paint.
■ Painting contractor
An inspection and a written scope, scaffolding and spray guns, render repair, and a single firm answerable for how it turns out.
■ Independent painter
Fine for sound rooms and ceilings, but you will need to watch the preparation.
■ Labour-only painting in Qatif
You buy the paint yourself and the work starts from SAR 7.5 per square metre.
Hiring a painter in Qatif: four questions worth asking
- ●Will you wash the facade and scrape weak paint before painting?
- ●How will you make the dividing line between the two majlis colours?
- ●Do you have a hopper spray gun and scaffolding that covers the whole facade?
- ●What will you do if loose render or damp shows up during the work?

What a 4×4 m room costs to paint in Qatif, with a majlis example
Painting a 4×4 m room in Qatif is worked out from its area, not its count: 3 m walls plus the ceiling make about 60 square metres, roughly SAR 450 of labour. We have set a larger two-tone majlis beside it for comparison:
| Item | 4 × 4 m room (3 m high) | 4 × 6 m majlis (3 m high) |
|---|---|---|
| Walls | (4+4)×2×3 = 48 m² | (4+6)×2×3 = 60 m² |
| Less openings | door and window ≈ 3.5 m² | door and two windows ≈ 5 m² |
| Ceiling | 16 m² | 24 m² |
| Total | ≈ 60 m² | ≈ 79 m² |
| Labour (7.5) | ≈ SAR 450 | ≈ SAR 593 |
| Economy paint (14) | ≈ SAR 840 | ≈ SAR 1,106 |
| Premium paint (32) | ≈ SAR 1,920 | ≈ SAR 2,528 |
Illustrative examples; filler is added only where needed, and the second majlis colour does not change the area.
For paint quantity, reckon on each litre covering 10 to 14 square metres per indoor coat: the 4 × 4 m room takes close to ten litres for both coats, and the majlis around thirteen shared between its two colours.
House colours in Qatif: sand, white and calm majlis tones
Facade colours in Qatif lean towards sand and light stone with white surrounds, a choice that is practical before it is aesthetic: light colours absorb less heat, and sand hides dust better than pure white. In majlis rooms we suggest two close tones from the same family, such as a warm greige with a warm white, because a sharp contrast between two distant colours splits the wall visually and makes the room feel smaller.
Try before you decide
We paint a sample of both colours together on part of the majlis wall, with the dividing line itself, so you can see how they work at their real height and under the majlis lighting.
Wallpaper or paint in Qatif homes?
Wallpaper suits a flat, completely dry interior wall and gives a quick decorative change in a bedroom or behind the television. Where a wall shows any sign of damp, common on ground-floor walls of older houses, moisture-resistant paint is safer, because wallpaper traps moisture behind it so it bubbles and grows mould. Wallpaper hanging is priced after inspection.
Living in the house while we paint
You can usually stay in the house while we paint, since we finish one room before starting the next, using low-odour water-based paint with the windows open. Spraying the facade does not stop you living there, but we ask that windows facing the spray area stay shut while we work, and we cover them from outside. Children and older family members stay clear of anything freshly coated in oil-based paint until the odour has gone, and open tins are kept together in one place away from heat.
Common painting mistakes in Qatif houses
- ●Painting over weak old layers on a facade without testing adhesion.
- ●Painting window surrounds with a roller, so the mouldings disappear and the colours overlap.
- ●Spraying rustic from a ladder or in broken phases, so the texture varies from one area to the next.
- ●Forgetting to mask aluminium and marble before spraying.
- ●Setting the majlis line by eye instead of a laser, so it drifts along a long wall.
- ●Pulling tape after the paint has fully hardened, so the line cracks and lifts a flake with it.
- ●Painting an old mud or stone wall with modern paint, which traps moisture inside it.
